The Fourth of July—also known as Independence Day or July 4th—has been a federal holiday in the United States since 1941, but the tradition of Independence Day celebrations goes back to the 18th century and the American Revolution. On July 2nd, 1776, the Continental Congress voted in favor of independence, and two days later delegates from the 13 colonies adopted the Declaration of Independence, a historic document drafted by Thomas Jefferson. From 1776 to the present day, July 4th has been celebrated as the birth of American independence, with festivities ranging from fireworks, parades and concerts to more casual family gatherings and barbecues. The Fourth of July 2020 is on Saturday, July 4, 2020.
A History of Independence Day When the initial battles in the Revolutionary War broke out in April 1775, few colonists desired complete independence from Great Britain, and those who did were considered radical. By the middle of the following year, however, many more colonists had come to favor independence, thanks to growing hostility against Britain and the spread of revolutionary sentiments such as those expressed in the bestselling pamphlet “Common Sense,” published by Thomas Paine in early 1776. On June 7, when the Continental Congress met at the Pennsylvania State House (later Independence Hall) in Philadelphia, the Virginia delegate Richard Henry Lee introduced a motion calling for the colonies’ independence. Amid heated debate, Congress postponed the vote on Lee’s resolution, but appointed a five-man committee—including Thomas Jefferson of Virginia, John Adams of Massachusetts, Roger Sherman of Connecticut, Benjamin Franklin of Pennsylvania and Robert R. Livingston of New York—to draft a formal statement justifying the break with Great Britain. On July 2nd, the Continental Congress voted in favor of Lee’s resolution for independence in a nearunanimous vote (the New York delegation abstained, but later voted affirmatively). On that day, John Adams wrote to his wife Abigail that July 2 “will be celebrated, by succeeding Generations, as the great anniversary Festival” and that the celebration should include “Pomp and Parade…Games, Sports, Guns, Bells, Bonfires and Illuminations from one End of this Continent to the other.” On July 4th, the Continental Congress formally adopted the Declaration of Independence, which had been written largely by Jefferson. Though the vote for actual independence took place on July 2nd, from then on the 4th became the day that was celebrated as the birth of American independence.

We feel extremely blessed to be living in this Truckee-Lake Tahoe area where we are surrounded by beauty and by wonderful people with whom we share this blessing. On an incredibly positive note, we are seeing unprecedented sales occurring at this normally slow time of year. Typically, sales activity slows after the ski season ends (which of course shut down early this winter due to the pandemic) and then it doesn’t pick up again until July, when end-of-school activities, graduations, weddings, etc. have taken place. At Dickson Realty we are busier than we have ever been at this time of year. From May 1 to June 22, 516 properties went under contract as compared to the same time period last year, when that total was 254, an increase of 103.1%. Guild Mortgage Corner Is 20% Needed For a Down Payment to Purchase a Home? If you’re in the market for a home you’ve likely heard that you need to save twenty percent for a down payment before you can buy. While there are advantages to a larger down payment, it’s a myth that twenty percent is a requirement. Here’s what you need to know about the pros and cons of putting twenty percent down, as well as smart saving strategies from industry experts. Pros of a larger down payment • Lower monthly payments. One of the most significant advantages of a larger down payment is that you’ll start out with a smaller loan balance, which can contribute to making your monthly payments lower • No private mortgage insurance (PMI). If you buy a house with 20% down or more, you will likely avoid monthly PMI, which can add to your monthly housing costs. • Better interest rates. Since a larger down payment reduces risk, you might qualify for a lower interest rate. Cons of putting twenty percent or more down § More time spent waiting to buy. Is your goal to buy a home in the next few years but your biggest obstacle is a large down payment? When you weigh the costs of buying over renting, it may be financially advantageous to buy now instead of waiting until you’ve saved more for an up-front payment. § You might be left with no financial cushion. Another disadvantage of a more substantial down payment is the potential of depleting your emergency savings fund. § No cash on hand for maintenance. All homes require some level of ongoing upkeep. The larger the down payment, the fewer resources you may have available for inevitable repairs or maintenance. BIG VIEWS AND CURIOUS LAVA FORMATIONS Between Tahoe City and Brockway Summit, the Tahoe Rim Trail meanders through groves of fir, cedar and aspen and across open hillsides covered with manzanita. The trail climbs steadily from Tahoe City into a mixed forest. Side trails and open slopes offer opportunities to explore cinder cones and ancient lava flows. Midway between the trailheads the terrain flattens and a denser forest provides cool, quiet shade. The trail continues past the Lava Cliffs, a lovely overlook of Lake Tahoe and the peaks lining its north shore, before dropping down to Watson Lake. This shallow lake is thickly fringed with wildflowers in spring and early summer, and is a pleasant spot for fishing, picknicking and camping. Between Watson Lake and Brockway the trail crosses gently rolling slopes covered with a patchwork of small meadows and thick forests.

The International Day of Friendship was proclaimed in 2011 by the UN General Assembly with the idea that friendship between peoples, countries, cultures and individuals can inspire peace efforts and build bridges between communities. The resolution places particular emphasis on involving young people, as future leaders, in community activities that include different cultures and promote international understanding and respect for diversity.
On July 30, we step back and get thankful for those relationships worldwide, as they promote and encourage peace, happiness, and unity. The UN encourages governments, community groups, and other organizations to coordinate activities and events that celebrate those friendships that we keep close to us.
