Dickson Realty’s December 2016 Newsletter Rates Rise after Election Results Rates have risen well over ½ point since the election on conforming loans. Many are asking us why and if we see this continuing? Most mortgage professionals see rates continuing to rise. Rates post election are back in the low 4’s. Not horrible by any means but our biggest concern for the future home buyers and people looking to refinance is affordability. A healthy economy without government stimulation would probably see rates where they were post 2008 at 6 to 6.5%, so this type of rate change can have a significant impact on a person’s monthly payment. The three main items that cause rate instability are economic uncertainty, government borrowing and inflation. Trump victory means many bets were off on what would happen in those three areas. Republicans having retained their majorities in the Senate and House and the Trump election allows a much greater probability of new legislation moving forward. This uncertainty is compounded because in the next two months President Elect is able to appoint over 300 senior positions in the U.S. Government without Senate confirmation. The market will be evaluating each new person’s expected views on key policies and how the economy may be impacted. Will the promises of government tax decreases and increasing spending on infrastructure cause increase in borrowing by our government? The questions go on along with the uncertainty, so expect the market to be volatile and unpredictable for a while.

Dickson Realty’s December 2016 Newsletter What does that mean for you? Always focus on the now rates may go up more if you wait thinking rates will go down...what happens if they do not? Buy or refinance now while rates are still low. At Guild we monitor your loans and if there is an opportunity to save you money in the future we will certainly do so, however if they continue to go up, you could be too late and home ownership or lowering payments may not happen for you.
