The ABC’s of FHA’s Since 1934 the Federal Housing Administration (FHA) has opened doors for people to obtain loans and get into homes. Whether it be through assisting borrowers in lowering down payments or closing costs or helping those with lower credit scores, the FHA loan programs are created to help people. Did you know that FHA loan programs are viable options for both buyers, sellers and their agents? Here are the ABC’s of FHA: A - Actual People - The FHA loan was created to help actual people who are primary home borrowers. Some people who especially benefit from FHA loans are: • • • •

Borrowers with low credit scores (damaged for whatever reason, medical or loss of job collections, etc.) Those who need co-borrowers to help qualify for the loan Those who may be getting gifts family members for their entire down payment and closing costs Those folks with short sales over three years (conventional requires 4 years) Continued on the next page

Dickson Realty’s June 2016 Newsletter B - Borrower Qualifications - Our team goes the extra mile to ensure that our borrowers are qualified and can afford their loans. We meticulously evaluate borrowers income, debts, assets, etc., to make sure the borrowers meet FHA guidelines. FHA loans require meeting minimum FICO credit scores, being able to put 3.5% of the purchase price toward down payment and purchase private mortgage insurance. This vetting on the front end ensures that borrowers are qualified, and thus, backing of the FHA should not deter a seller from accepting an offer, but rather encourage it. Remember these are actual people we are helping! C - Concerns - We have heard that sellers and their agents can be a bit concerned or hesitant to get into contract with an FHA backed buyer as opposed to a conventional loan. Since the FHA loans need to have an appraisal by an FHA certified appraiser it means that there are certain criteria that must be met to be backed by the FHA. They are really looking to make sure that the home has everything in it that will last the life of the loan. This includes windows, paint, or even light switch covers. We’ve heard from many appraisers that there shouldn’t be a concern on FHA loans as most of the issues they find are small, easy to repair issues with low costs. While there may be some concerns, we believe that at face value, an FHA loan is as viable as a conventional, or even a cash offer.
