Dickson Realty’s February 2016 Newsletter HOME IS WHERE THE HEART (and Mom) IS Typical American lives only 18 miles from Mom
Over the last few decades, Americans have become less mobile, and most adults – especially those with less education or lower incomes — do not venture far from their hometowns, according to analysis from the New York Times. In fact, the typical adult lives only 18 miles from his or her mother. •The data reveal a country of close-knit families, with members of multiple generations leaning on one another for financial and practical support. •Over all, the median distance Americans live from their mother is 18 miles, and only 20 percent live more than a couple hours’ drive from their parents. •The biggest determinants of how far people venture from home are education and income. Those with college and professional degrees are much more likely to live farther from their parents than those with a high school education. •Wealthier people can afford to pay for services like child and elder care, while low-income families are more likely to rely on nearby relatives. It seems likely that the more education someone has, the farther from home they go. •Families live closest in the Northeast and the South, and farthest apart on the West Coast and in the Mountain States. Part of the reason is probably cultural — Western families have historically been the least rooted. •Married people live farther from their parents than singles, and women are slightly likelier than men to leave their hometowns. •With the exception of college or military service, 37 percent of Americans had never lived outside their hometown, and 57 percent had never lived outside their home state. The foreclosure inventory represents the number of homes at some stage of the foreclosure process and completed foreclosures reflect the total number of homes lost to foreclosure. As of November, the national foreclosure inventory included approximately 448,000, or 1.2 percent, of all homes with a mortgage compared with 573,000 homes, or 1.5 percent, in November 2014. The November 2015 foreclosure inventory rate is the lowest for any month since November 2007. California ranked fourth with 24,000 in a list of states with the highest number of completed foreclosures for the 12 months ending in November 2015. Dickson Realty’s February 2016 Newsletter But why? It is human nature to go with what you know, and who you know. But there are perks to working with local lenders, and agents. It is very common for you to ask your agents, ‘why’ when they refer you to a local lender. Well, we would like to answer those for you! If I already have a relationship with Wells Fargo, Chase, Bank of America, or any other out of area banks then why would I use a local lender recommended by my agent? Your agent has referred you to us because they have worked side by side with us already. They know we will move mountains to provide their clients with ‘wow’ service and competitive rates! Common banks such as Wells Fargo do not specialize in only lending. Guild Mortgage is a specialized mortgage bank and broker, and has been in business for 55 years! I just did a refinance in my home town and it went great! Why would I not use them again for my next purchase? Doing a purchase is a different experience than just a refinance. Our agents like to know that the purchase is being handled by someone they know and trust. Unfortunately the out of town lenders do not have the same loyalty to the agent, because to them it is just another transaction. But we are 150% committed to satisfying you as a client, and a smooth transaction the entire way through! I want the best rate, and I do not care who I work with! We have very competitive rates, and will take the time to really structure the loan to best fit your scenario. We want to offer you and your family the best options while purchasing a home in our community. Sometimes one program is not the right answer and by tweaking the loan just right, it can save you thousands over the life of the loan.
