Market Update The following 2 charts depict average sales prices and number of single family homes sold from January 1 thru August 31 of each year for the Truckee-Lake Tahoe area, as reported by the Tahoe Sierra Multiple Listing Service (TSMLS) for those areas served by the TSMLS. These figures speak for themselves. Average price has now topped the $1MM mark, and the number of homes sold (for the 1/1-8/31 period) has more than doubled since 2005. Total sales volume for 2005 for the 8 months was $265,868,594 and for 2016 was $714,111,752. 2015 recorded total sales volume, 1/1-8/31, of $520,260,597; 2016 has truly set a new bar in all categories.

What does the presidential election mean for your rates? The presidential election is drawing close. Some people get scared rates will change dramatically during an election year. Some companies actually try to use it as a tactic to scare borrowers into moving forward. However a lot of research would show that there is no evidence to support that a presidential election year will have an effect on rates. We live in a global economy and there are lots of influences on rates rather than just one items such as the election. Some of the big items that we think will keep mortgage rates low for the foreseeable future include: 1)

Foreign Economic News - Prior to Brexit rates were in the mid 4’s for 30 year loans (best case scenarios) rates have dropped dramatically on this foreign economic news. Many investors started investing in US Mortgage Backed Bonds on this news. So, the global uncertainty had an effect more than any other news. More uncertainty world-wide will most likely continue to make the US a safe haven and keep rates low. Please see next page

2) Poor Employment rates: We are having low growth rate in employment. This will likely continue to weaken consumer confidence thus continuing to most likely spur investors to invest in US Mortgage Backed Bonds once again keeping rates low. The one reason to refinance and/or purchase, is to make the decision based on your present situation. We always hear that we should all “ live in the present”, we agree and we recommend taking advantage of the great rates now if it makes sense for your personal situation.
