At all times we are mindful of the financial, and sometimes also the emotional, investment of the client. Every scheme begins with a site visit. We then work with clients to develop the brief and explore the creative and planning scope of the scheme stage by stage. We will anticipate local planning and environmental requirements, identify the necessary surveys and reports that will be required, negotiate with all interested parties, draw up plans and submit them, produce a full and accurate budget report and propose realistic time schedules to see the project to completion.

Barnsbury Place,
ISLINGTON, LONDON
This former Edwardian school has been converted into a prestigious collection of nine new houses, 15 new build and 80 refurbished apartments in one of Islington’s most desirable quarters. The sympathetic refurbishment of the three original Edwardian buildings married with the contemporary design of the new build apartments and houses creates a unique living environment within the established parish of Barnsbury. Approach The design of the scheme included bespoke courtyard gardens set within a predominantly hard landscape scheme which responded to the site’s immediate context. A contemporary water feature is located within the centre of the scheme which creates a unique pedestrian friendly core. Outcome With all of the 104 houses and apartments reserved, Barnsbury Place is now an established and highly sought after residential address in Islington. This outstanding development won the top accolade for the Best Conversion in the Evening Standard Homes & Property Awards 2011.

Jersey Apartments, JERSEY Located on a prominent headland surrounding St Aubin’s Bay this luxury development of nine apartments is designed around a central pedestrian courtyard containing bespoke artwork by the renowned international artist, Lucy Unwin. Approach The planting scheme relates to the architectural layout and is both low maintenance whilst of local provenance making this a sensitive yet contemporary scheme befitting this unique site. Landscape embankments facing the coast are planted with salt tolerant herbaceous and shrub species which give year round colour and interest. Outcome Currently at detailed tender stage, Liz Lake Associates is working closely with the client and architect to create a contextually appropriate scheme befitting this prominent position. The scheme recently gained planning permission.

Gregorys Bank, WORCESTER Situated in a prominent position on the banks of the Worcester and Birmingham Canal the site gains strategic views across Worcester. Formerly the Worcester Patent Brick works the site is to be developed into a high quality residential development. Approach By creating a series of linked open spaces utilising the existing landscape resource a masterplan evolved which unified the site and responded to its immediate context. Central spine roads are planted with native trees within wide verges under planted with spring flowering bulbs, once established these green corridors will link the scheme with surrounding planting.
Outcome The masterplan is now complete with detailed Phase 1 planting submitted for planning with construction expected to start in 2013. Subsequent phases will follow upon planning approval.

Clare Hall College,
CAMBRIDGE
Clare College is the second oldest in the University of Cambridge. Founded in 1326, it is now a college for Advanced Study. Liz Lake Associates was appointed by the client to help create a bespoke setting for a new, contemporary accommodation block designed by award-winning Cowper Griffith Architects. The existing swimming pool and grounds were to be incorporated into the overall project to ensure the new development proposals were acceptable to the council. Approach Liz Lake Associates developed a master plan which responded to the immediate context whilst ensuring the setting had a distinct character. The proposals include a new contemporary pedestrian courtyard which is overlooked from the new accommodation block and forms a new heart to the campus. Outcome The scheme was granted planning permission and we prepared production information for implementation on site.

Stradey Park, SOUTH WALES This strategic site in South Wales was once home to the Llanelli Scarlets Rugby Football Club and was where Wales famously beat the All Blacks 9-3 in October 1972. Taylor Wimpey asked Liz Lake Associates to develop a scheme which encompasses a former culverted water-course within a wildlife area which future residents could also enjoy. The site will eventually contain over 300 houses and flats many with views over open space or pocket parks making this a particularly attractive development. Approach Developing a cohesive landscape design was paramount in the design approach for the site. Working closely with the design team, a robust master plan was developed based around a framework of open spaces and green routeways. The new watercourse is of particular importance and will become a haven for wildlife. Liz Lake Associates has also developed a detailed management proposal so the scheme will continue to be used by local residents and to develop as a sustainable landscape. Outcome The landscape proposals were worked up to detailed design stage and construction began in 2010.

St Matthias, BRISTOL This historic site, built in 1852, is located in Fishponds, five miles north east of Bristol. It is the former UWE Campus and encapsulates a historic sunken garden and ornate borders. The main building and principal house are Grade II* listed with Oldbury Court Estate, located to the northern boundary which is a late 18th Century park with associated pleasure grounds.
Approach Liz Lake Associates were commissioned to produce an LVIA and accompanying masterplan. Working closely with Bristol City Council Urban Design Team and historic architects and planners, a robust yet contextually appropriate masterplan has been developed which responds to the historic park to the north and sensitively incorporates the listed building.
Outcome Liz Lake Associates are continuing to develop the scheme. A planning application is to be made in early 2013 with the aim to starting on site in the late 2013/14.

Locking Parklands, WESTON-SUPER-MARE This former RAF site is surrounded by mature woodlands and is located approximately 15 minutes from Weston-Super-Mare. Recently recognised in the What House Awards this ÂŁ400 million mixed use scheme will provide a range of community facilities including retail space, library and school all within walking distance of the new homes. Approach Working closely with the design team and client, a hierarchical approach to layout, drainage and access was developed. This long term project will bring many benefits to the local community.
Outcome Named as one of the top three developments in the UK, Liz Lake Associates are continuing to work closely with St. Modwen Homes to ensure the project maintains the high standards of the design. Phase 1 is now completed with all homes built to CfSH Level 4. The scheme has a unique character, with landscape as the unifying element. It is envisaged that the next phases will integrate with and further enhance the first phase.

The Galleries,
BRENTWOOD, ESSEX
The Galleries is a former Victorian asylum, set within extensive grounds and situated in a prominent position in Brentwood in Essex. Being Grade 2 listed, its historic buildings comprise an important part of the local urban fabric. City & Country Residential recognised its potential and is currently converting the existing buildings into a high-quality, residential development incorporating 130 apartments. Liz Lake Associates was commissioned to develop conceptual design ideas for the external landscape. Approach A detailed survey was undertaken of all existing trees within the site, noting those protected by Tree Preservation Orders which were to be retained within the development design. A design strategy was then conceived to create a sensitive yet stunning landscape to surround the historic buildings. Outcome Important trees protected by Tree Preservation Orders, have been retained within the development design to enhance external spaces. The existing core buildings, combined with the new extensions and underground parking, have created eight courtyard spaces. The design philosophy was to give each courtyard a distinct character while maintaining a harmonious feel to the overall proposals. Two courtyards have been restored close to the original historic design, while the remainder are contemporary in style.

Richard Landar School, TRURO, CORNWALL This technology college occupies a strategic site in Truro, Cornwall, and is named after Richard Lemon Lander, the site dates back to the iron age. The proposal is to build 224 homes and is to be developed using local materials reinforcing the Cornish vernacular and character. Approach By creating a scheme encapsulating existing mature trees and open space the scheme is permeable and enhances views for residents. Natural play provision has been developed with Cornwall Council further enhancing the landscape strategy. A detailed management plan has been developed which will ensure the open space continues to be maintained impetuity for the benefit of all residents.
Outcome Presently submitted for planning Liz Lake Associates is working closely with the Client and Council to ensure the scheme receives a positive outcome.

Farnborough Central, FARNBOROUGH, HAMPSHIRE Liz Lake Associates residential design team was appointed on the recommendation of the project architects to prepare public realm design for a new residential scheme (476 dwellings) on the former Royal Aircraft Establishment Factory Site. Approach Site constraints included Grade 1 listed structures and many mature trees which had to be accommodated within local areas of public open space. Following a detailed landscape analysis we prepared a landscape strategy to ensure that the local authority’s Urban Design Objectives for the Site would be met. Outcome The proposals have been granted planning permission and will create a catalyst for sustainable growth in the area.

City Vizion,
NEWPORT, WALES
Liz Lake Associates was commissioned by Taylor Wimpey during 2009 to redesign this strategic site on the banks of the River Usk for high quality apartments. The site is a landmark site in Newport which has received significant funding in the past decade with major redevelopment and improvement works. Approach A tree -lined boulevard link was created linking the site to the proposed Rodney Parade development to the rear. Adjacent to a footbridge landing, a new plaza was designed which creates an exciting urban environment with bars and restaurants and a variety of dwelling types. Outcome Working closely with the Welsh Assembly, Newport Planning Authority and Newport Regeneration Company, a scheme was designed which satisfies all stakeholders aspirations as well as achieving a landmark scheme for Newport.

Walthamstow Stadium,
WALTHAMSTOW, LONDON
Opened in 1933 by William Chandler this iconic stadium eventually closed in August 2008. Having been featured in the Blur album Parklife and in the film Snatch the site is to be transformed into a stunning development of approximately 300 flats and houses by L&Q. Set within the London Borough of Walthamstow the development is intended to be an exemplar for the Borough and a catalyst for redevelopment in the area. Approach Working closely with the client, design team and Waltham Forest Council, the scheme was developed around the retained and to be restored Tote buildings. The scheme was developed to incorporate a series of open spaces linked by a hierarchy of activity circuits and trim trials both within the site and the surrounding area. These pedestrian/ cycle friendly trails are intended to give the scheme a unique sense of place with the provision of specific leisure and play facilities. Outcome The completed design respects the character and unique heritage of the site whilst incorporating bespoke leisure facilities catering for all age groups and fitness levels. The proposed de-culverted River Ching and other ecological improvements will create important green links throughout the site and within the local area.

A multi-use scheme bringing recreational and ecological benefits
Hawkesbury Marina & Canal Village,
BEDWORTH
A Landscape Appraisal & Strategy report and Outline Landscape Proposals were prepared to support a planning application to deliver a new Canal Village (169 homes) together with a marina and a 14.5-hectare extension to the existing Miners Welfare Park to deliver key local green infrastructure benefits on this urban fringe Green Belt site adjacent to the famous Sutton Stop canal junction. Approach The new marina adjacent to Sutton Stop canal junction will be built using green construction techniques. The marina will have a green edge and be suitable for the mooring of up to 150 narrow boats. An artist-designed natural play area of sculpted landform is proposed to the north of the site, and beyond this a substantial area of managed parkland public open space. An area of community allotments was also proposed to meet a local shortfall. New structure planting is proposed along the boundary with an adjacent railway line to screen an industrial park beyond and to improve the visual amenity within the site. In addition, a new cycleway link to the Beyton Lake area of the Miners Welfare Park to the immediate north of the site was proposed, facilitating links to the railway station and Bedworth town centre beyond. Outcome The scheme was granted planning permission by Nuneaton & Bedworth Borough Council Planning Committee in October 2012.

A valuable consent in a Green Belt location

Our preparation of a Landscape Appraisal and Landscape Strategy Framework for 350 new homes and a new 55-hectare hilltop strategic open space helped our client gain a valuable consent in a Green Belt location. Approach This was a ‘landscape-led’ approach to defining the development envelope for the 350 new homes. We were engaged by Barratt Homes early on in the application process, helping to resolve landscape issues by balancing environmental concerns with developmental needs. Liz Lake Associates went on to give evidence at a Public Inquiry on the landscape and visual effects on the Green Belt and on the contribution that the proposed strategic open space made to the Greengrid. A lack of housing supply land and the provision of 35% affordable housing were both considered very special circumstances. In addition, the Secretary of State accepted that a proposed strategic open space based on a former golf course, which would help to satisfy identified green infrastructure needs by providing various routes through the strategic open space, including a bridleway, would have substantial benefits in relation to achieving/improving the Greengrid and was a significant material consideration that contributed towards very special circumstances required for new residential development in the Green Belt. Outcome This landscape-led approach led to a successful planning approval at appeal in 2011. An additional fundamental benefit of the scheme, the significance of which was recognised by Natural England and the Secretary of State, was the ability of the strategic open space to accommodate local recreational pressure and deflect prospective visitors away from the nearby Mucking Flats and Marshes, a designated site of UK and international importance for wildfowl and other wildlife.
