ZLIčíN
Neighborhood of new generation LOCATION
GENERAL INFORMATION
The project site is located in Zlicin, a district in the western outskirts of Prague. Zlicin consisted mainly of residential developments which gradually extended from small villages at the end of the 19th century to becoming part of Prague with its communist complexes by the 20th century. From the early 90s, several hypermarkets and big commercial enterprises opened up in the Zlicin district along the highway E50, thereby creating two polarities, a residential pole concentrated near the original village of Zlicin and a commercial pole concentrated along the highway. Though the site is on the periphery of Prague, it is well connected to the city center by metro line B, in addition to several bus links to the inner districts of Prague, airport, and surrounding villages and towns. Today, Zličín is known as a shopping and entertainment center.

STAKEHOLDERS CURRENT SITUATION
Due to the absence of a clear development plan for Zlicin, the district expanded randomly causing the area to become very segregated. The lack of connectivity between residential developments and between the commercial node and residential node is a clear repercussion of the absence of a plan. The site proposed for this project suffers from very problematic entry access as well as many barriers as fences, staircase, and rails within itself. Furthermore, the district has a lot of greenery and vegetation of which only 0.2% of it is public parks in addition to a few small playgrounds, which is quite unfortunate considering that there are kindergartens and primary schools in the area. Our aim is to attempt to solve as many of these issues as possible while planning in the hope to avoid any unforeseen mishaps. Moreover, the presence of commercial enterprises almost solely allows for the introduction of new fields in the district as the non-existent competition leaves a margin for them to grow.
USERS ANALYSES
The population of Zlicin district consists of 6064 residents based on the 2015 survey, with a population density of 8.5 inhabitants/ha and age index of 69 indicating that Zlicin’s population is younger in comparison to Prague’s 123.8 age index. Zlicin covers an area of 717 ha, 1.4% of Prague’s area. With respect to amenities, there are no cultural centers, hospitals, higher education facilities, retirement homes, and co-working centers. Yet, Zlicicn is experiencing a construction boom. The increase in residential units, in the absence of the aforementioned amenities and other job opportunities, increases the percentage of residents commuting from Zlicin on a daily basis (38.5% in 2011); thus, more load is added on the infrastructure and more traffic. This reflects on the street life in Zlicin, which is already suffering as there is almost no ground floor life( shops, cafes or public facilities) in the area; thus, the district does not function properly throughout the day.
VISION
As we are becoming more aware of the environment we live in and the consequences of our predecessor’s self-centered approach to life, it is our responsibility to adjust and open our minds towards new perspectives to life. Letting go of our consumerist behavior and our prioritization of convenience towards a balanced lifestyle aiming for sustainable living is our goal. Having a fresh look, rethinking the existing situation, moving towards recycling, reusing, repairing, reducing, and refusing to consume harmful materials or to participate in wasteful activities is the way to go. On a larger scale, a sustainable neighboorhood directs its occupants towards sustainable living. The aim is to provide a district like Zlicin with the economic profile it lacks. A development that will provide job opportunities, contribute to the economy on a larger scale and provide a strategic role. One that lessens the need to commute while increasing the demand for various amenities in the area. Residential extension in line with the sustainable development mode of thought will take place where the majority of the housing is communal (cohousing/ co-living) and students housing. The site’s close proximity to the airport and good connection to the center via metro line B makes it a desirable area for many.
