New Beginnings DEAR READER: As grateful as we are to be in a
productive building market, I would venture to guess that if you asked anyone in the trades to fill in the blank in this sentence: “Building in 2022 is like _____ ,” you would get some lively answers. Some fit for print, and some not. While homebuilders may not be able to have a significant impact on the everchanging supply chain shortages, we can, and continue to, as an organization have a meaningful impact on important local issues that will shape the future of housing in our community. Our staff, board and committees are actively advocating for workforce development, continuing education and code revisions (net zero and the upcoming 10th edition of the building code). The Home Builders & Remodelers Association of Cape Cod (HB&RACC) has a few exciting initiatives on the horizon. We recently submitted the American Rescue Plan Act workforce development grant application for ARPA funds to increase outreach to vocational and high school students. This initiative will help highlight educational opportunities for a rewarding career in the trades. We are also increasing our in-person continuing education credits through the creation of the Cape Cod Construction Summit on Nov. 10, which will include conversations and courses around the upcoming building and energy code changes. Please mark your calendars for this year’s exciting roundup of HBRACC events (turn to Page 76 for more details). In addition to our regular dinner meetings, we have a variety of fundraisers planned: Nail Bangers Golf Tournament, Children’s LEGO Home-Building Competition and the Blitz Build with Habitat for Humanity Cape Cod, just to name a few. The Residential Construction Career Day, our signature workforce development program, offers more than 250 students—from on and off Cape— access to building professionals from every aspect of construction. This year’s program, on Oct. 6 at the Cape Cod Fairgrounds, promises to be our best one yet. We expect 2022 to be another year of significant growth for our organization, and as always, we appreciate your continued support. Sincerely,

Agway of Cape Cod, Mid-Cape Home Centers and Cape Associates created a luxury chicken coop and an enclosed run for the FORWARD at the Rock Hokum Hens Project. The chickens donated by Agway of Cape Cod will provide FORWARD at the Rock residents with fresh eggs.
Friendly Feathered Residents Team effort builds FORWARD’s Hokum Hens project BY CAROL K. DUMAS FORWARD AT THE ROCK, a South Dennis nonprofit organization that provides homes for eight adults with profound developmental disabilities, welcomed four new feathered residents last fall, thanks to the initiative of three HBRACC members. The new residents are Pebbles, Cinnamon, Coco and Squirt, four chickens who roam freely at FORWARD at the Rock, located on Hokum Rock Road, thanks to a team effort among Agway of Cape Cod, Mid-Cape Home Centers and Cape Associates Inc. “The Hokum Hens was the vision of a house manager who thought having chickens at the home would not only be engaging for the residents, but also ensure a good supply of eggs for their breakfasts,” says David Kaplan, executive director of FORWARD (Friends or Relatives with Autism & Related Disabilities). Kaplan approached Agway of Cape Cod for inspiration on how to proceed. Agway’s director of marketing Andrea Baerenwald was acquainted with FORWARD, as her previous employer, Cape Associates Inc., had built the homes. “As David described the project to us, we all got really interested in helping them out in a greater way,” says Baerenwald. Agway donated a luxurious chicken coop, accessories, food and four young hens. Baerenwald contacted a friend
who worked at Mid-Cape Home Centers, who enthusiastically agreed to supply the materials for a large, fully enclosed chicken run. Baerenwald also thought to ask Cape Associates to join in, given its connection to FORWARD, and the company sent its skilled carpenters to build the chicken run. “Autism awareness and support is near and dear to the Mid-Cape Home Centers team,” says Crystal Pieschel, director of marketing at Mid-Cape Home Centers. “With FORWARD being such an admirable community project right in the backyard of our South Dennis location, we jumped at the opportunity to help. I am beyond impressed with what David Kaplan and the team have done with the project.” Kaplan was in turn impressed by the businesses who made the project a reality; FORWARD awarded Hokum Hens a 2021 Rock Star Award, which recognizes individual and organization volunteers and supporters who have made outstanding contributions to FORWARD by generously giving of their time, treasure and talent. “We are so grateful for the generosity of our local home builders, landscapers and suppliers for the Hokum Hens project,” says Kaplan. “Support from Agway, Mid-Cape and Cape Associates has helped to enrich the lives of not only our residents, but also the staff from Cape Abilities who care for them around the clock.” Home Builders & Remodelers Association of Cape Cod

Also new to the Aggregate Way showroom is a unique partnership with Cape Cod Culinary Incubator, which will operate a commercial kitchen within the new building to serve startups and small, local food makers who lack commercial kitchens. Member food makers will be able to rent kitchen time to prepare and package foods. CCCI will also provide educational opportunities to support local food makers in developing their businesses. The kitchen will employ a manager to oversee the operations and provide on-site support. FOR DECADES, KAM APPLIANCES has been a familiar landmark at the busy corner of Yarmouth and Iyannough roads in Hyannis. Soon, the brick building abutting the railroad tracks will give way to a reconfigured intersection, but customers now can shop for appliances at KAM’s new location at 6 Aggregate Way. Initially, members of the Gralton family, who have owned the business since 1985, planned to stay in downtown Hyannis, but they couldn’t find existing space that would accommodate a showroom, offices and a warehouse. They ultimately decided a new build presented an opportunity for growth. “KAM is a growing company that has been a part of this community for over 40 years,” says Kevin Gralton, who owns KAM with siblings John and Kassie. “Even though we didn’t have the choice to move after the state took our building by eminent domain, we are making the best of it and cannot wait to welcome KAM customers into our new space to see all the latest appliance models.” KAM Appliances’ 28,000-square-foot building accommodates 15,000 square feet of showroom space, a warehouse and upstairs offices; it offers more parking than its previous location. hen builder Steve Good walked through a 1970s Cape in East Falmouth a couple of years ago, it was in rough shape and he wasn’t excited about its prospects. Although the previous owner added a dock, garage and third floor, most of it was unfinished. It had been neglected for years, and it needed a lot of TLC. However, when Steve stepped outside in the backyard and saw the well-built dock and spectacular water views, he was sold. The house overlooks Green Pond and features views of Vineyard Sound. Martha’s Vineyard can be seen in the distance. “I said to myself, ‘Holy mackerel,’ says Steve. ‘They aren’t making any more of these views.’” Steve owns Good Builders, whose company remodels houses in Bourne and Falmouth, so he’s seen a lot of properties over his 30 years in the business. Steve and his wife, Sandie, own a boat named Good Grief, and Steve enjoys tuna fishing, so it was the perfect setting and opportunity. The Goods purchased the home, located in a neighborhood with a mix of seasonal and year-round houses, in September of 2020. They spent the next eight months remodeling. “Everybody was all hands on deck,” says Sandie. “He has great people working for him.”

Although they kept the same footprint, they gutted the interior, ripping it down to the studs—every piece of wire, the siding, interior walls and plumbing were removed. The only thing Steve saved were wooden beams, to be installed later under the covered porch. To help transform their dated Cape into their yearround dream house, they turned to architect Denise Bonoli in East Falmouth, who has a long working relationship with Steve. After Sandie listed her preferences—a “comforting and welcoming feel,” a farmhouse sink, a covered porch out back, modern light fixtures, and touches of repurposed wood—Bonoli steered them in the direction of a modern farmhouse style. “I would describe it as a contemporary farmhouse with a beach-house flair,” says Sandie, pointing out the outside deck’s hanging lights wrapped in rope, which introduces a nautical look. But there are subtle hints of rustic decor, too, including wrought-iron stair railings and repurposed wood throughout. The built-ins in the living area were

made out of doors taken from an antique cabinet that Steve’s grandfather picked up at a yard sale 75 years ago. The mantel is made from antique chestnut planks. The color palette throughout is light, bright and airy, with light blues and beiges. White shiplap in the foyer, family room and kitchen creates a beachy feel. Since they built their first house in North Falmouth 20 years ago, Sandie knew what she liked and didn’t like. She found inspiration on Pinterest, Houzz and build.com for everything from flooring to kitchen backsplash ideas. Although the house is 6,000 square feet with six bedrooms and six bathrooms, it doesn’t feel overly large or grand. As you walk down the front path of stone pavers and step inside past the mudroom, the space opens up into inviting living areas— the family room, dining room, sitting room and kitchen. A wall of windows showcases the stunning water views. The kitchen, designed by Timeless Designs in Duxbury—a company Steve has worked with for 25 years—features quartz countertops, white Shaker cabinets, a farmhouse sink, a walkin pantry with a coffee bar, a pasta arm above the stove and a wine fridge. Steve added character in the kitchen and pantry by making shelves from antique oak planks picked up from a mill in Connecticut. It provides an eye-catching contrast of old and new, with charcoal gray subway tile as the backsplash.

For the flooring, Sandie decided on ceramic tiles since it’s a high-traffic area and they wanted radiant heat. “We found from working on other houses in my business, hardwood is not as effective with radiant heat,” says Steve. “But when it’s under the tile, it gives you that warm feeling.” To extend their living space, they built a covered porch off the kitchen with an outdoor cooking area complete with a pizza oven and commercial grill. An herb garden growing in raised beds offers parsley, chives, basil, mint and oregano. “Sandie and my mother love to cook,” says Steve. The expansive deck offers many seating options as well—relax on the sofa, take a seat at the dining table or pull up a stool at the bar, all with views of the water. A TV in the upper corner offers the perfect opportunity to watch a Red Sox game. Three steps off the Garapa hardwood deck lead to a stone patio with gas fire pit, a perfect spot for warming up on cool summer and fall nights. The couple, who have three grown children, say when the kids aren’t visiting, they spend most of their time on the first floor, since it has everything they need—a master bedroom with a walk-in closet, a laundry room, family room, kitchen

and sitting area. They also conserve energy and save on heating bills, since the other floors are on separate heating zones. On a winter night, the empty nesters enjoy creating a warm and cozy setting by burning wood in their fireplace. “We are looking forward to the storms coming through,” says Steve. Yet it’s the summertime that provides the ultimate family atmosphere, especially when their children visit with friends. The second floor turns into the main hangout space and provides plenty of entertainment: a family room with a pool table, wet bar and big-screen TV; a gym with weights, benches and workout machines; and two decks (a spacious one facing the water and a smaller one off to the side of the house). KATHY DEMEYER learned about construction from the
ground up–by digging foundations. After she and her husband sold their small grocery store, a close friend who was a contractor said he could use some help. “I really didn’t know what I was getting myself into,” says DeMeyer. “I stayed with him for five years. He taught me the business, and I loved it. Every day was different, and still is. You never know what you’re going to run into on a daily basis.” By the time her friend retired in 2003, she’d worked her way up to being a project manager. She looked around for a new employer that would be a good fit. “I wanted to make sure that wherever I ended up, I was going to stay,” she said. She answered an ad for an office manager placed by Encore Construction, a home building and remodeling company based in Dennis Port. “When
I came in for the interview, they said, ‘You are so overqualified.’ I said, ‘I know, but this is where I want to be. You’ll find something else for me to do once I start here.’ I was there a week when I became production manager. I had the experience, so I just needed a good place to call home, and Encore was it.” She was later promoted to general manager and became part owner in 2019. In 2021, DeMeyer bought the company. “It was a very seamless acquisition,” she said. “[Founder] Dale Nikula and I had been working on it for years, and finally both of us just said, ‘Okay, now’s the time. Let’s just get it done.’ “My attorney said to me, ‘One thing’s for sure. You know where all the bodies are buried.’ I had pretty much been running the business for the last three years as the general manager, so I knew all the financials of

the business. It made things a lot easier.” DeMeyer said Nikula had long taken pride in offering a high level of customer service. “I think if you talked to any of our employees, they would say nothing’s changed,” she said. “Communication breakdown is the number one cause of snafus in a project,” she said. “Our in-house designer will give clients a list of to-dos while trying not to overwhelm them. We have a lot of systems in place to catch any glitches and make sure the client’s not going to have a surprise. Nobody likes surprises.” DeMeyer holds a Construction Supervisor License, OSHA Certification and Lead Safe Certification. “I obtained my contractor license at a time when there were not many women in the construction industry.” she said. “I went

to take my license exam at UMass in Dartmouth. There were about 3,000 people, almost all guys, with a handful of women. And you could just see the guys saying, ‘What the hell are you doing here?’” It’s gotten easier over the years, she said. She was at a meeting of the Eastern Mass. National Association of Remodelers and noticed that when the past presidents lined up, they were all men. “I said, ‘Wow, something is wrong with this picture.’ Somebody overheard me and said, ‘Well, you’re on the board. You should think about becoming president.’ And a year later, I did. It was a great experience. “I’ve had a lot of those firsts, as one of the few, if not

“I obtained my contractor license at a time when there were not many women in the construction industry.” — Kathy DeMeyer the only female owner of a construction company in Massachusetts.” While construction is a male-dominated industry, DeMeyer said she sometimes has an advantage. “When I go on a sales call, the wife wants to talk to a woman. Women tend to be more organized than men. I mean, it’s just a fact. You have to use the talents that you have to help yourself in whatever you’re doing.” As the leader of her company, she’s eager to get feedback from her team. Encore’s 14 employees get together quarterly for a general meeting. “Sometimes, it becomes a little bit of a bitch session, which
I really, really like, because I like that they feel that they can bring things forward and not just stew over them,” she said. “We have fun times, too. We usually try to have a summer social. We’ll do a Christmas party.” The COVID pandemic required learning to do things with a new level of flexibility. “The dynamics are so different. In the construction field, you can’t work from home. Typically, in the construction field on a job site, it’s kind of like ants. Everybody’s there, between the framers, the electricians. You had to say, ‘Okay, the plumber’s going to be in there this week. There can’t be anybody else there. And next week, we’ll let the electricians

in.’ They would typically work in pairs, and luckily we could continue to work, mainly because about 90 percent of our business is off-season, in homes where people aren’t living.” Supply chain issues are still a problem. “With plumbing fixtures, for example, if we go to the plumbing supply store to pick out your fixtures, the first thing we say is, ‘Don’t sell me something that is going to take months to get.’ It’s the same
with appliances. You don’t have as many choices, but, honestly, we just have too many choices. If you have a choice of 20 faucets versus 150, couldn’t you find one that would work for you? I think we’ve just been spoiled by too many choices.” As for what’s ahead, DeMeyer said that most people who are doing a significant remodel are looking to include a home office. Remodels in general are getting bigger and bigger, and the open concept for kitchens, living rooms and dining rooms is very trendy. DeMeyer, who has two sons and an 11-yearold granddaughter (“the love of my life”), believes strongly in community service. She’s a volunteer with WE CAN, a board member for the Home Builders & Remodelers Association of Cape Cod and a past president of the Dennis Chamber of Commerce. Encore works through the Home Builders & Remodelers Association of Cape Cod to help with Habitat for Humanity builds and an annual Lego® Challenge for children. magine your perfect childhood Cape Cod house. What would it include? Probably lots of great spaces for adventures, kid-sized furniture, a sparkling pool and grassy lawn, and a bunk room ideal for summer sleepovers with all your siblings, cousins and friends. The team of LDa Architecture and Interiors, J. J. Delalney, Inc., Building and Remodeling, Kennerknecht Design Group and Horiuchi Solien Landscape Architects created just such an ideal home for a growing family in a stunning location on Salten Point in Barnstable. Douglas Dick, principal and cofounder of LDa, says the design grew out of envisioning how the clients would live in the home. “They had four young children and wanted a family summer house that could accommodate lots of visitors as well,” he says. His plan included a combined great room in

one contiguous space along with the ability to gather in different rooms. “The layout has large communal areas as well as a bit of separation, to allow multiple groups to live together during a busy summer.” “This is a home that was intended for a growing family,” says Jack Delaney, owner of J. J. Delaney, Inc., who credits LDa with doing an amazing job designing for the needs of the client. “The owners were wonderful to work with and so was LDa. They have a really good team.” Delaney says it was a really enjoyable project, not only for the skills and talents of everyone involved but also because of the location. “The setting is absolutely spectacular,” he says. “The views of the marsh and the harbor are incredible.” Taking advantage of the views became a priority for the architectural team, along with navigating the ecological and site regulations. There was an existing smaller house on the site that had to be taken down, and almost the entire property fell within the buffer zone for coastal wetlands. “It was a project that

required real attention be paid to a fragile natural setting,” says Dick. The house itself was within the velocity zone so the house, landscape and pool were all designed with that in mind. “The home was built and designed for both residency and protection,” he says. “At very high tides, the water is coming right up into the natural planted area, and there is a chance for a storm surge, so there is no basement in the structure. Instead, we designed a crawl space with a pitched floor to allow any stormwater to flow back out.” He worked alongside the landscape architect Kris Horiuchi to create a balance between style and environmental stewardship, inside and out. “Kris is fantastic; they have a lot of experience in sensitive areas like that, as well as having a very attractive landscape aesthetic.” There is a public marsh adjacent to the house, and the best views of the tidal areas are to the northeast, so Dick planned for a spectacular effect, even in the first approach. “When you visit the house, driving up the road you get little glimpses of the natural vegetation,” he says, “and then as you enter you can

see the entire marsh before you. It is a wonderful reveal, and something we talked about a lot with the owners.” Dick says he is always interested in the unique and special settings of the projects he works on. “This is one of those houses where the landscape reveals itself in a planned way.” He chose building materials to reflect the setting, such as classic Cape Cod white cedar shingles, painted pine shiplap inside and cypress for the gambrel-style roof. The rooms were built to focus on the wraparound views, and several spaces include windows grouped toward the northeast corner to capture the most spectacular look across Sandy Neck and Cape Cod Bay. “It’s wonderful the way that landscape changes twice a day,” says Dick. “At high tide, you see the lapping water over the green marsh grass, while at low tide you can watch people out clamming on the muddy salt flats.” The interior mirrors the sublime setting in a variety of ways, as well as suiting the reality of a lively vacation home. Interior Designer Jayme Kennerknecht, of the Kennerknecht Design Group, was delighted to do the project. “I had worked with the Even the storage areas reflect the elevated coastal design theme.

owners in the past, and as this was not their primary home, it allowed us to lean into a brighter palette and take some risks in colors and patterns,” says Kennerknecht. “It is still very coastal and Cape, but also has a very elevated design.” As she sourced furniture and fixtures, Kennerknecht kept in mind that it was a home for a young family, as well as extended family and friends coming down to visit. “This is not meant to be a museum, but rather a home to be enjoyed by everyone,” she says. “It is a very functional and beautiful space.” With the showpiece “rotunda” room, a circular family gathering area on the main floor of the house, Kennerknecht wanted to make sure it was a great spot for kids. “We wanted to help make that room feel special, and let them be unique to themselves, but still offer diversity for different age groups.” Knowing that the children would congregate in the space, she

created three different-sized movable ottomans, chose a variety of throw pillows, utilized bright patterns and overall made sure the design fit an expectation of happy upheaval. “If this room gets pulled apart a bit, it’s okay,” she says. “It is intentionally designed to draw you in for all sorts of different purposes.” Upstairs, in addition to a show-stopping primary bedroom and three sophisticated guest suites, the home features a charming bunk room that is big enough for all the children, cousins and extra friends. “We really wanted the kids to be excited about their personal space, and they want to bunk up together,” says Kennerknecht. Along with playful bedding and window treatments, she added wall letters of their initials and hung a swinging chair in the bunk room, while the nearby children’s bathroom includes an alligator-shaped wooden bench and lily pad throw mats.

“It was part of the vision,” says Dick, of the main bunk room. “It was really enjoyable to envision how the kids and their friends would live in it, and that it would be a fun, chaotic place at times.” Dick also incorporated room-specific elements, such as custom furniture and all-season spaces. Delaney admired the interior details of the LDa design, which included built-ins for the family room and six bunks plus trundles in the children’s bunk room. “That is sleepover heaven for a kid!” says Delaney. He also was especially impressed with the way the kitchen eases outward to the patio. “The kitchen is spectacular because it opens right out to the deck with that huge flip-up window and exterior seating,” he says, adding that the clients are thrilled with the way they can interact with family outside. “The owners love it. The kids can be out by the pool, and they can see them from the screen porch,” says Delaney. “They have an outdoor cooktop and plenty of space around the deck for everyone. It is everyone’s favorite spot all summer long.”
Add to that the two outdoor showers—one attached to the separate one-bedroom cottage and the other on the deck off the second floor primary bedroom—and this artful and intentional home has succeeded in providing a sensational spot for the owners and their children to enjoy. “The sign of a job well done is a house that works really well for the family who lives in it,” says Dick. “It was a truly well-thought-out house,” says Delaney. “Everyone involved was so professional and talented. Jayme is absolutely the best interior designer I’ve ever worked with, and the LDa team was spectacular,” he says. “If I ever had a question about anything during construction, they responded immediately and resolved everything perfectly.” The resulting structure remains one of the favorite projects he has ever worked on. “As soon as you walk into this house, your blood pressure goes down. A
couple looking to purchase property in Chatham but having little luck finding a home that would suit their needs, had a turn in fortune when they typed “Chatham architect” into Google. At the top of the search results was SV Design. And within hours, the couple found themselves at the architecture and interior design firm’s office, speaking with architect Leslie Schneeberger, AIA, associate principal at SV Design. “They came in as they were looking at a number of different properties,” says Schneeberger. “They were a little bit frazzled trying to find out what would work, and asked if I would look at some [properties] with them.” After viewing a variety of houses together, one stood out: Atop a bluff, overlooking Nantucket Sound, was a contemporary 1980s Deck House that had potential. Although the three-bedroom, split-level home was dark and dated, it offered stunning views of Nantucket Sound, had a sense of privacy and a late1970s contemporary design that appealed to the married couple, who grew up in that period. “I don’t think there were too many buyers attracted to it,” says Schneeberger. However, with some renovations, it would be the perfect city escape for the couple to spend time with their grown children, family and friends.

Adding dormers and large windows “made a huge difference, especially on the second-floor,” says architect Leslie Schneeberger. “I feel like I am walking on the horizon. It just feels really open.” At right, SV Design provided the landscape design, while BlueFlax Design LLC expertly executed the plans.
Spencer & Company was hired as the builder for the renovation project, which took a little over two and a half years to complete and included both interior design and landscape design plans.
SPACE AND LIGHT Because of the property’s coastal location and limited 2,400-square-foot footprint, SV Design’s biggest challenge was to maximize space within the home. To open up the floor plan and increase usable space, a centrally located fireplace chimney was removed, and steel I-beams were installed by crane to support the two loft levels of the five-level house. The exposed beams, extending from one side of the building to the other, also allowed for added square footage. Even though the original house included features such as balconies and skylights, the structure still felt dark and closed.

To lift the seaward roofline, capturing more light and water views, three shed dormers were added. “Creating the dormers really opened up the roof,” says Schneeberger, “and those huge pieces of glass made a difference, especially on the second floor: I feel like I am walking on the horizon. It just feels really open.” The fenestration of the home was quadrupled, says Matt Spencer of Spencer & Company. Since the house is situated on a bluff, a crane was needed to transport and safely install the Anderson “A” series windows throughout.
CUSTOM SOLUTIONS “We typically do Cape Cod–style homes, and this is definitely not that,” says Spencer, referring to the house’s modern design. He added the level of craftsmanship is entirely the same, but the approach to bringing everything together was different.

SV Design and the homeowners envisioned a modern design that would maximize every inch of space. The home’s open floor plan features a sunken living room and adjacent kitchen with two loft levels above that overlook the living spaces. After the heavy brick fireplace between the living room and slightly elevated kitchen was removed, Schneeberger was tasked with finding the best solution for improving the flow between the two living spaces, while maximizing seating capacity for dining. “The whole thing was kind of a game of Tetris in a way,” she says, asking rhetorically, “How do we get all these parts to work?” The solution was to design a built-in bench for the dining table that doubles as a decorative halfwall where the reverse side is used to anchor the living room sofa and built-in bar. The living room also features a Tulikivi wood-burning stove—with a built-in bench and wood storage—made of soapstone that is a modern Finnish design and an efficient

heat source. In a room filled with windows, space needed to be made for an entertainment unit. To house the only television in the home, a custom built-in shelf display made of walnut was designed to seamlessly integrate into the surrounding room elements, including the adjacent decorative half wall and bench seating in the dining area. Schneeberger says that Spencer & Company’s “custom built-ins, woodwork and cabinetry are just beautiful.”
MODERN KITCHEN Classic Kitchens & Interiors was brought in to assist with the kitchen renovation. With the goal of not competing with or obstructing the stunning waterfront views and maximizing storage, Schneeberger designed the layout. “We played with a lot of options for the kitchen island,” says Schneeberger. “Did we want a rolling island that could connect and move?” Ultimately, a low-maintenance, polished Cambria quartz island with a waterfall edge and a modern aesthetic was chosen. Storage space within the compact kitchen was also a

concern. Working with Classic Kitchens & Interiors, the team opted for customized white cabinetry with concealed grips for a streamlined, modern look.
SLEEPING QUARTERS Since the house has only three bedrooms, and hosting family and friends was important to the couple, additional sleeping accommodations were needed. Schneeberger’s solution was to create several built-in, ship-style bunks in the loft areas. Within the third-level loft area there are two built-in bunks near a cozy living space, and the upper-level loft (the topmost floor in the home), has a single bunk located next to the glass-enclosed home office. “We used a glass wall [between the bunk and office space] so there is acoustic privacy,” says Schneeberger, but the glass wall also improves the flow from one space to the other. Making use of every inch of space, the half-unfinished basement with its own side entrance was converted into a mudroom, laundry room and wine cellar with a half bath. Of all the homes Schneeberger has designed, she says this one is probably her favorite. She describes the design as simple, nonfussy and comfortable. “I think that was accomplished because the homeowners were so open to trying something different,” she says about the modern home. “They didn’t once say, ‘What’s my neighbor going to think? Owned and operated by siblings Joshua Wile and Jessica Thomas, Agway of Cape Cod is a third-generation company and has three retail locations— Orleans, South Dennis and Chatham. The company employs more than 120 residents during peak season and upwards of 85 yearround. “We are committed to the principles of providing meaningful employment to Cape Codders, investing in employee growth and cultivating a positive workplace culture,” says Joshua Wile.
