BOARD PRESIDENT LE T TER
Onward and Upward DEAR READER: Wishing you a very happy New Year. Last year was a year of change and adapting for both homeowners and the building industry. We found ourselves needing to change how we work, where we work, and our living environments. Member companies of the Home Builders & Remodelers Association of Cape Cod were there for many of you to help you adapt to these changes and to transform your living and working spaces. This edition of At Home Cape Cod is dedicated to that transformation — not only focused on how your home or remodel is constructed, but how the interior of your home is constructed to meet your needs. If you own a home on Cape Cod that needs reimagining, or you are looking to buy, our 300+ member companies can help you in that pursuit — from the ground up, from start to finish. All of their contact information can be found in our membership directory. Our membership is made up of businesses wanting to give back to the community. We are so grateful for the generosity of our member companies that donated to reach our goal of $100,000 for the Workforce Housing Relief Fund during COVID-19. Although last year was unlike any other, the building industry has not skipped a beat, with safety being our top priority. We will be launching a virtual parade of homes, where you will be able to experience the quality of work, craft, and skill of our member companies from your couch. While the Association was unable to have events last year, we look forward to circumstances changing for us all in 2021. Wishing all prosperity for 2021,

early every village in New England has at least a few Greek Revival-era homes, including most of the towns on Cape Cod. The architectural style, which features columned or pilastered facades and pointed gables, with the exteriors commonly painted white, was extremely popular here during the early to mid-1800s. Finding one in updated condition, however, is not an easy task. For Pat and Kevin Ryan, who after many years living in the Hudson Valley of New York, planned their retirement move to Cape Cod a couple of years ago, the style proved to be very appealing. “We’ve been coming to Cape since I was young child,” says Kevin. “Pat and I had a small summer place in East Falmouth that we enjoyed with our kids over the years. We both decided we wanted to return here when the time for retiring came.” Originally the couple thought they wanted an antique home. “We thought we wanted something old, from the 1700s or 1800s.” says Kevin, “And we came really close to purchasing an historic home in Sandwich, but fortunately that didn’t go through.” He and Pat realized that, with both of them already in their sixties, aging in a vintage house, with all the issues that old homes have, wasn’t very practical.
Beautifully crafted built-ins allow for a little asymmetry around the fireplace.

Instead, they opted to find land and have a new home built, but still designed to reflect the historical style they found attractive. “We really love the lines and details of Greek Revival,” says Pat, “and we have friends in Falmouth with a Greek Revival home that we love. Plus, we know someone who has written a book about the style, so we got really interested in those homes.” “Our home back in New York State was more Georgian Colonial in style, which felt too grand and big for what we wanted here on the Cape,” says Kevin. “We were definitely looking to live in something more cozy and charming.” Both of them also fell in love with the town of Sandwich, which has its share of original Greek Revival homes. “I think the village itself is a really quaint place to walk through with lots of interesting architecture,” says Kevin, “and we were lucky enough to find a last parcel in a development that overlooks Cape Cod Bay.” To bring their vision to life, the Ryans turned to the Valle Group, a family-owned design and construction company in East Falmouth. “They came highly recommended from a smaller, local contractor we had used in the past when we retooled our home in East Falmouth,” says Kevin. “He had retired as a home builder but told us about Joe Valle and his team, and we can’t say enough good things about the whole group.” “They were all lovely and accommodating, but also were confident about their own design ideas, which was really helpful,” says Pat. The couple was teamed with Architect Adam Moring and Project Supervisor Andrew Sagan, with Joan Valle, the Director of Design, Christian Valle, President and Joe Valle, CEO, all participating directly in the project.

The plan was not to furnish the entire home with antiques, but several places (above) honor old Cape Cod.
“Greek Revival is somewhat unusual for a new build,” says Joe Valle, “but they really loved the design and detailing of those emblematic homes.” The Ryans came supplied with plenty of ideas and images, and the Valle Group also had good references locally. “There are a cluster of Greek Revival homes in East Falmouth, as someone built a spate of them here about 60 or 70 years ago,” says Joe Valle. “So we had a good idea of what the Ryans were looking for.” The design process, which lasted approximately seven months, included discussions about both exterior and interior details. “We suggested ways to incorporate the Greek Revival vernacular,” says Joe Valle, “with rooflines, dormers, the window styles, and trim details. The house essentially jogs back and forth via the rooflines, and we recommended the placement for the front door, and that the garage be cantered to the side.” Following tradition, the home is white with built out black trim, which helps to accentuate the historic architectural underpinning. The design also incorporated large windows and a screened porch, to take good advantage of beautiful views to adjacent marshland. The walkout position at the rear of the home also allows for easy access to nature and is a more contemporary structural twist.

The interiors, while clearly using Greek Revival as a starting off point, veered away from the historically small rooms of that time frame. “The inside is much more modern, with an open plan and vaulted ceiling master suite,” says Joan Valle. “The interior trim and molding are emblematic of Greek Revival, as is the fireplace mantle detail, but the Ryans wanted a modern living space, so we blended the two concepts.” “We definitely wanted simple lines but also have the inside feel open,” says Pat. Our previous home had darker interiors, and so we really were looking for a big space with light colors, that gave off a happy uplifting feel.” Working with the architecture team was a good partnership, says Kevin. “Adam is from Sandwich, so he understood the area and why we found Greek Revival details so appealing.” The Valle group also kept the whole project on schedule adds Pat, even though she and Kevin often took a long time to make decisions. “Kevin has a good aesthetic eye and so we wanted to make sure the home fit what we had imagined,” she says. “We would think we wanted something and then rethink it, but the Valle Group was really responsive
and flexible, which we appreciated.” One of the challenges they encountered was how to hide a central beam in the living area. “It really was in a prominent spot and once I saw it, it dawned on me that it would be a distraction,” says Moring, who went back and solved the problem by boxing it in and turning it into a column and then adding a matching column across the room. “It really turned out beautifully and created a distinction between the living area and the dining area. It was a fantastic solution,” says Kevin. For his part, Kevin says he really enjoyed the construction process, which took about ten months overall. “It was challenging being 250 miles away, but we used any excuse to take the four-hour drive and come to the work site,” says Kevin. “I ran a local insurance company back in New York named the Valley Group.” While obviously not the reason why they chose their construction company here on the Cape, they do see it as a funny coincidence. “We went from one Valley Group to another Valle Group, and it couldn’t have worked out better!” he says. Donna Elle | Donna Elle Design Donna Elle has been working with this particular client for 25 years on multiple properties. For this one, she was brought in to do an update 13 years later now that the clients have grandchildren. “Before it was ‘more formal, more rigid, less upholstery,’” she says. “It is now more about gathering, cozying up, and centering, but also being joyful and expressive.” Donna explains that you can’t rush through the process. A designer has to use emotional intelligence to understand the family unit and all of its moving parts. In order for one to feel like they belong in the house, Donna uses a subtle repeating pattern as one moves through the open spaces as well as the niches that have been carved out for intimate experiences. Kert incorporated various shades of blues to give the house a “beach style.” Wicker elements and lush throws soften the room.
Cathy Kert | Cathy Kert Interiors Kert worked with Andrew Borgese of Integrata Architecture + Construction on this new construction in North Falmouth. “My clients wanted to build a home for three generations,” says Kert. They wanted open living space and a few quiet, intimate spaces: the den and second story deck. She got to know the clients over a year and a half, understanding their taste and their lifestyle. She wanted to help them find a Cape Cod “beach style” without being kitschy, so they incorporated a lot of soft greens and blues and new textures. “The home is well-sited on the lot, next to conservation land,” she says. “When you’re upstairs, it feels like you are in a tree house in the canopy.” PHOTOGRAPHY BY MICHAEL J. Melinda Headrick Chatham Interiors, Inc. Headrick was brought on to help the homeowners update a Brewster home built by McPhee Associates in 2005. Originally, it incorporated a trend of formal Tuscan design, that had used a lot of lavish golds, browns, burgundy, and mustard. They became unhappy with this original style, wanting instead to pull the outside into the house, including calming light blues and creams, and avoid prominent patterning to take the focus away from the natural settings. “Interior design should speak to the style of the house and tell the story of who lives within,” she says. “The stone fireplace wall felt very dated and overbearing. Rather than bearing the expense of a full tear down, I elected to add a driftwood chandelier and V-groove board on the ceiling. This would allow the eye to be drawn away from the heaving stone, balancing the room more.”
Wall coverings create a memorable retreat pulling the trees outside the window in. (Below) Tilda McGee of Stillwater Garden was selected for the art in the dining room.

Holly Hudson | Holly Hudson Designs Hudson has worked with the homeowners on multiple projects. The husband sought her out because his wife, an accomplished executive on Fortune magazine’s 2020’s Most Powerful Women list, loved what she did on a home the couple had seen on a progressive dinner a few years ago. The wife loved the custom paneling in the friend’s home and wanted such a feature incorporated into her East Falmouth residence. Hudson also used layering and texture to make a cavernous living room with columns and a stone fireplace much cozier. Hudson also served as an artwork consultant. She remembers leaving the house just 20 minutes before her client arrived to see the finished project. She was a little nervous when she received a phone call from the woman, but she called to say simply: “I love it.” PHOTOGRAPHY BY JOHN MOORE

INTERIOR DESIGNERS’ PERSPEC TIVES
What is the biggest challenge facing the home industry here on Cape Cod—from your perspective?
DONNA ELLE: The housing industry is in a
seeming boom. This is applying a heavy demand on contractors’ resources. It seems the busier we are, the less attention is given to ‘smaller’ sized projects. The pipeline for retaining a builder or subcontractors is clogged. The challenges ensue when it comes to constructing a well-run, efficient, design program. Building relationships with reputable contractors puts the designer in the driver seat to orchestrate a team that reports directly to the client and removes the leg work for the client to find these people blindly on their own or simply not at all.
CATHY KERT:
Affordable housing is the biggest challenge by far. It is exciting to see our home values go up, but I worry that my own grown children can’t afford to buy a modest home on the Cape. This impacts our life in so many facets: the aging population, the need for younger people in the workforce and community, how this impacts the future of our schools? Diversity is such a beautiful part of life and I wish the Cape to be an inclusive, diverse community, not a land of the “haves and have nots.” The availability for tradespeople, builders, interior designers, and architects seems to be behind in respect to the demand by today’s homeowners. With delays in shipments and supplies due to the COVID situation and the shortage of able bodies, both may contribute to delay completion dates soon. We try to set realistic expectations with our clients, so their frustration is limited with expected delays.
MELINDA HEADRICK:
Tradespeople are being stretched too thin. It seems like everyone is relying on each other. It can be a domino effect when trying to complete a project if one link in the chain becomes bent. I am always cognizant about maintaining a perfect balance of keeping my company moving forward while not compromising quality by being over extended.
48
HOLLY HUDSON:
Supply and demand. The challenge of finding a Contractor that is not already committed through next spring. Cost of materials. Lumber is up 16%-17% plus getting construction materials are on a fourmonth lead time.
AT HOME ON CAPE COD • WINTER 2021 • SPECIAL EDITION
How is technology affecting what you do? DONNA ELLE:
Technology is a two-sided coin, wherein it helps as much as it can harm. The digital age has ushered in this sense of instant gratification and granted us the access to consume goods in a way we’ve never before experienced. Platforms like Pinterest and Instagram are the gateways to this accessibility in the design industry and are often the entry point to new client inquiries in need of my design services. Conversely, this ease of access can lead consumers down a rabbit hole, creating mistakes and stalled projects due to the lack of knowledge of critical design elements like scale, material finishes, and overall design composition. It is critical to stay relevant to the consumer today who looks to technology as a way of life. Our firm has adapted to these demands in a myriad of ways, including an enhanced, user-friendly website, an offering of new and instantly gratifying design services and a strategic social media presence.
CATHY KERT:
Technology has forced me to grow professionally in a way I once did not feel I was capable of. I have enjoyed becoming much more proficient with my computer skills (including Chief Architect) and I try to continue to improve with each project. My technology growth offers my builders, architects, and clients a better, more organized contribution to the project. It is exciting to be able to work with my clients in Boston via emails and images and get so much accomplished. I am currently working with a client in Houston. Plus, who doesn’t love working in their yoga pants and slippers?!
MELINDA HEADRICK:
In 2020 I committed to going paperless in my company. Except for marketing material, we are holding strong to this idea. I no longer even carry a business card. What I am most excited this year is introducing 3-D rendering in my design. We are working to streamline the process between design and production, but this is an invaluable way for clients to see directly what I envision for a space. Lastly, we work from a cloudbased design program so my clients can be anywhere in the world and still feel in control of their project. Technology is one of the biggest driving elements in the world today, so I am always asking how can we be a bigger part in it.
HOLLY HUDSON:
Technology is a Ying and Yang situation. For example: during COVID it was the only vehicle to keep projects moving forward. On the other hand, we’ve lost the personal contact with our clients and vendors. Having a Zoom meeting is not quite the same as having a project meeting or a one on one with your client. The arms- length communications hinder the emotional investment of all parties.

INTERIOR DESIGNERS’ PERSPEC TIVES
What is it that is most misunderstood about what you do as an interior designer and/or how can builders market you better to their clients? HOLLY HUDSON:
Interior design and interior decorating are often mistaken as the same thing. There are more than a few differences between the professions—some subtle, some significant. Some of these differences include schooling, credentialing, and services. Interior designers work closely with architects and contractors helping to achieve the aesthetic the client desires and has significant experience within the construction field. The optimum time for an architect and builder to introduce a qualified designer to their client is during one of the initial meetings.
CATHY KERT
That we are too expensive. I take great pride in helping my clients from making expensive mistakes: the wrong sizes of furniture, inferior materials, offering other options that they did not know were even available. We are experts in our field and can offer huge time savings for our busy clients, moving our projects ahead quickly. I consider myself a partner with my builders, architects, and clients. I work with my team; as a professional, I don’t come into a project to change the scope and plan randomly. I am always a team player. We can all depend on each other to make selections, confirm measurements and placement of lighting, plumbing fixtures, window placement to accommodate bed and furniture sizes in rooms. More eyes on a project ends in a better result and there is no substitute for collaboration.
DONNA ELLE:
The true and respected relationship between builder and designer forges with skilled camaraderie and a readiness to provide design solutions that carry the construction process in a fluid manner. It is a genuine team effort where both parties engage in solution-driven results seeing the whole versus the sum of its parts. This relationship leads the team to a robustly coordinated timeline that meets client deadlines and design goals.
MELINDA HEADRICK: If you are building or remodeling, I would argue that hiring an interior
designer is equally as important as an architect and a builder. The first goal is to create a design concept for each room, and make sure there is a solid rhythm as you move within. If you start in the beginning to develop a holistic plan, room by room, item by item, the project is like a welltuned symphony. Each decision is well executed, planned, budgeted, and installed. The result is an exquisite home that lasts the test of time. A good quality builder understands the benefit of having a professional interior designer a part of the team from the beginning of a project. Unless the homeowner has vast experience and time in building houses, they should not be making design decisions. Sure, it seems possible to make one choice, but then to make sure the choices are all made and flow together well, with no mistakes, is simply taxing to the layperson. INTERIOR DESIGNERS’ PERSPEC TIVES
How can builders and general contractors better work with interior designers? CATHY KERT:
I support my builders and general contractors by helping their clients make selection decisions in a timely manner. I am part of their team, whether in jeans and boots on the construction site or at a showroom with the client. Plumbing fixtures, cabinetry, lighting, cabinet hardware, doors styles, etc. have a wide range of price points and quality. I can be an advocate for the client in considering different materials that support their lifestyle and budget. Construction can be overwhelming for the general consumer. I can guide people to certain brands of products, showrooms, websites, etc. and help them to quickly narrow down their options. I have current knowledge as to the best places to purchase certain types of tile, furniture, lighting, etc. according to style, price, availability and help to reduce frustration. I also help to project manage, tracking orders, arranging delivery and set up, all of which can be helpful.
HOLLY HUDSON:
Inclusion is the magical word. A project would be better served if a designer were included in construction meetings where concerns and issues are discussed, and solutions determined. Waiting to react, on site, to a problem that could have been avoided is all about communication.
52
MELINDA HEADRICK:
I would say be interested in the whole project and have a clear idea of the concept the designer sees. Gain an understanding of the furniture, art, and accessories in each space. From there, the style of the fixed selections such as lighting, tile, hardware, and plumbing fixtures become clear to the team.
DONNA ELLE:
Integrating information and demonstrating a team player environment from both sides is a generative building process of high respect. From the contract stage with the client, it must reinforced that this integration is paramount to the success of the overall program.

INTERIOR DESIGNERS’ PERSPEC TIVES
Where do you see your profession in 5 or so years, notably here in the Cape Cod market? CATHY KERT:
I see my role as an interior designer growing on the Cape, as I continue to build strong relationships with builders, architects, and clients. I enjoy having long term relationships with my clients, as the years pass and their needs change. Since I am certified in aging in place and have a degree in physical therapy, I love making people’s homes beautiful, safe, and functional. With a shortage in the workforce, I can help shoulder the workload with our team and save them precious time!
HOLLY HUDSON:
Folks are fleeting the city to reside in their “summer cottages” and this transcends into renovations and additions to what were once small homes. Home office construction has also seen an uptick as more and more employers have staff working from home. Additionally, the construction of new homes has grown and shows no signs of slowing down.
DONNA ELLE:
I believe the spectrum of interior design will continue to weed out those firms or individuals who aren’t realizing a profit share sustainable to survive. Downturns or the likes of a disruptive economic cycle does that inherently. I have endured 3 recessions throughout my career and continue to move in an upward, often uncharted trajectory. I continue to adjust to the demands of an ever-changing world and watch as our business changes alongside it. Cape Cod has always been a place of refuge for many, and that demand seems to only be growing stronger with new capabilities to work from home, a newfound sense of “home” and an appreciation for the walls that surround us.
MELINDA HEADRICK:
Interior design will have a very prominent role on Cape Cod over the next five years and beyond as people seek a new definition of peace after this pandemic. My goal is to empower homeowners, either through my design services, my design center, or my two retail stores to strive for a more unique design that describes who they are. I want to see a break from cookie cutter, box home decor retailers and teach and empower homeowners the art of custom design. Home Builders & Remodelers Association of Cape Cod
