he FBI reports that in 2017, there were nearly one and a half million burglaries in the United States, with property losses totaling $3.4 billion. Don’t become a statistic. Keep your home safe with these DIY security tips. Lock exterior doors and windows. Duh. Surprisingly,
as many as 30 percent of burglaries occur without forced entry. Leaving a door unlocked makes it simple for the most amateur thieves to walk in and help themselves to your stuff. That’s a shame, when it’s so simple to lock up. Change your locks as necessary. One of the best - and
simplest - security tips is to change locks or combinations to all entry doors as soon you move in. Ditto if you’ve recently allowed access to a crew of, say, remodelers or health care providers. If you have workers

coming and going on a regular basis, a smart lock will let you control who has access when. Secure your door with a brace. Even the best lock is use-
less if a crook successfully kicks down your door. This is a common method of forced entry, most often used on the back door since it’s less visible to neighbors passing by. Foil intruder wannabes by adding a door brace. Reinforce the door jamb and hinges, as well. The cost to purchase a do-it-yourself “door armor” type kit is usually less than $100. All you need to install one is a few basic DIY skills, a drill, and a spare half hour —a truly worthwhile investment. Don’t open up your home to just anyone. Here’s another of those oh-so-obvious security tips that many homeowners neglect. Use a good quality wide angle peephole or a digital viewer to see who’s at your door – and to check their credentials, if you don’t know them.
Monitor doors with a smart bell. A smart doorbell connects to an app for your phone or tablet. Its camera will show you who’s at your door, and you’ll be able to talk to them as if you are at home, even when you’re actually at work or on the go. (Yes, many thieves do ring the bell - not out of politeness but to check whether anyone’s at home before they attempt a hit.)

Install a security cam. While a DIY networked security camera won’t allow you to communicate with visitors, it will record footage of anyone approaching your home’s entry and let you keep tabs on your home from afar. If, despite your other precautions, you experience
a break-in, you’ll have evidence to show the police. Keep your garage doors closed. Open
garage doors are an “open” invitation to burglary. Even if you’re nearby, you may not be aware of an unauthorized someone rooting around in your garage. An automatic garage door closer with a choice of timed settings is a great home security device. Or install a pass door in your garage door for easy access, so you won’t be tempted to leave it open. Lock garage doors, too. Always lock your garage doors, as well as the linking door that leads from garage to house. PS. Take this wise advice from garage door pros: Play it safe. Never leave your garage door remote in your car. And make sure the remote is equipped with today’s rolling code technology. Clean up your yard. Trimming trees and shrubs reduces potential hiding places for someone casing your house for a robbery. Yard clean up minimizes the possibility that a thief will either make off with valuable household equipment left lying around (such as hedge clippers or a stepladder) - or use it to help break into your home. Utilize security lighting. Exterior security lighting, particularly motion sensor lights, will discourage anyone skulking around your house after dark. Don’t forget interior lighting too — not that single bulb which is a dead giveaway the house is empty —but lights you can remotely switch on and off from wherever you may be.

Unlike traditional water heaters, which use energy around the clock to keep a home’s water supply heated, tankless water heaters don’t start working until you turn on the faucet. It can also lower utility bills by using up to 50 percent less energy than a traditional water heater, while taking up less space in the home.
Over time, mineral deposits can build up on your shower head and block the nozzles. Waterpik says to clear this grimy blockage you’ll need a zipper storage bag big enough to fit around your showerhead, vinegar and a larger rubber band or twist tie. First, fill the bag with vinegar, then place it around the shower head so that it is submerged in the liquid, lastly secure it in place with the rubberband or twist tie. Let it sit overnight and in the morning run water through it.
In winter, food sources are more scarce for birds. The National Audubon Society recommends supplying a diverse mix of seeds that will attract the greatest variety of birds. To avoid waste, offer different seeds in different feeders. For example, put sunflower seeds, nyjer/thistle seeds and peanuts in separate feeders at different heights. — More Content Now

Homeowner seeks to nullify an easement

eader Question: I have a question regarding easements. I own a home built in the late 1920s. The original owner created an easement agreement with one neighbor next door. Nearly 80 years later I tried to dissolve the easement and was told I could not, that my current neighbors would need to agree to terminate it as well. There is no documentation between myself or
my neighbors stating we each agree to the easement. However, an agreement made by others decades prior holds us together. Legal options are costly, and my neighbor is unwilling to give this up. I am trying to find info on how this agreement made by others is passed down and enforced and to see if there are options. I do not get along with my neighbors, so civil discussions are not an option. I am concerned if they were to sell their house, this “agreement” would carry to the new owners, and I would be stuck honoring this. Any advice is appreciated. Monty’s Answer: Easements come in different varieties. It is very common for easements to “run with the land.” Property owners record easements at the county level in the Register of Deeds,
or Land Records office. If your easement runs with the land, without all the affected landowners in agreement, it may be unlikely to be overturned.
The definition of an easement In the context you are describing it: “Law. A right held by one property owner to make use of the land of another for a limited purpose, as a right of passage.” While it is true that you and your neighbor did not personally agree to the easement, the agreement made by former owners was in writing and recorded. By law, it “runs with the land.” When you purchased your home, the title opinion listed the easement as a restriction on the title. The option you had at that time was to walk away from the purchase, or attempt to negotiate the
removal of the easement.
An uphill battle? Removing a driveway easement that would cut off or limit ingress and egress to a neighbors property may be very difficult. Easements can occasionally be removed when the party seeking the removal compensates the other parties. Otherwise, an attorney who has read the easement and understands the reason you want it removed will be your best avenue to pursue advice. eader question: I inherited a large commercial rental property along with my three siblings. I would like it to be sold, even at a much lower price, and they do not. Is there any way for me to get out of this partnership and receive money, according to what my share is worth now? Monty’s answer: It is unclear whether you asked them to buy your interest at a lower price. If they do not want to buy your stake, even at a lower price, it may be difficult to locate an outside individual to purchase your interest. For an outside buyer, a one-fourth interest with all family members in commercial property may not be an attractive investment. Odds may improve if one or more partner has a successful real estate track record. The chances improve with steady cash flow, good location, and other qualities. You stated you would sell for a reduced price, and also wrote: “for what my share is worth now.” Which is it? Other disadvantages in selling a partial interest may include an extended market time, difficulty finding representation, creating family conflicts, and more cost for you. If your siblings do not want to buy your interest as a group, perhaps one, or two of them would buy your share as individuals. When you name your price consider approaching them with this suggestion.
Generally, in these situations, a current fair market value appraisal is sought, which can be very different than an estate appraisal. Understand the fact that every property has a “range of value” that becomes wider as good comparable sales and competing properties become scarce. Care should be taken to avoid appraisers with whom one of you may have a personal relationship. An arms-length appraisal reduces suspicion that a partner influenced the chosen appraiser. While you maintain you are willing to sell for less, the best way to sell the property is to sell together. Otherwise, at some future sale, the remaining siblings who “stay in” now will either come out on the short end or come out better financially than the early exit sibling. No one can predict the future. Lastly, there is a legal doctrine in the law called partition. Depending on state law and your circumstances you may find relief there.
