ore and more locally owned and operated businesses find it difficult to compete with the larger box stores in nearby cities. But, Barlow Appliances & More is celebrating eight years of making the differences between the locally owned independent appliance store and the larger brand stores more attractive. The store owner says his secret is simple. “A lot of conversation between myself and the customer is involved,” explains Jack Barlow. “I am not here to sell them something. I am here to fill a need.“

“They come in. They need a range. Okay. Now, we’ll fill that need. Let’s figure out what kind of range you need. What suits you best?” Barlow Appliances & More offers a variety of appliances for the kitchen and laundry. Its brands include Frigidaire, GE, LG, Samsung, and Speed Queen. The store also carries a selection of mattresses. After fifteen years at Lehman Electronics, Jack was looking for some other type of work. In college, he had always wanted to own a business. The appliance store located in Huntington was closing, and that left a void. Jack and his wife Samantha saw an opportunity. Others were skeptical.

“When we first opened eight years ago, the recession was in full swing,” remembers Jack. “So, we opened in the middle of a recession on April 1st, April Fools' Day. Everybody said, ‘That’s a funny joke. What are you really doing?’ “We answered ‘No. That’s what we are doing.’ And it was tough.” For a while, customers only came into Barlow Appliances & More when things broke down. They were faced with the choice of paying to have the appliance fixed or buying a new unit. Thankfully, in the last two years, the recession has lessened, and purchases have changed. With new homes being built and kitchens being remodeled, customers are looking more to package purchases. Manufacturers are responding to this trend. “The manufacturers have given rebates if you buy four pieces. That has helped spur the sales,” Jack says. Package deals allow the customer to purchase that fourth

appliance that maybe they weren’t planning on but now can afford. What determines what type of appliance a customer buys? There are three factors, the first one being the color. If it is a replacement in an existing kitchen, the color is predetermined. The second factor is the space in which the appliance is going to be put. “Size is always a problem.” warns Jack. “Older houses and newer refrigerators are a tough fit. Nobody is happy when you deliver it, and it doesn’t fit.” Measuring is important. “Measure your space,” requests Jack. “I know this sounds silly, but don’t measure the refrigerator you have. Measure the opening. “There have been so many times we have had people come in, and they say they have a refrigerator that is 66 inches tall, but the one they are looking at buying is 68 inches.” At first, the customer is disappointed. the customer remembers there is empty space above the refrigerator, so the larger model might fit. But, a visit to the home to measure is in order. The last factor that determines the purchase is the desired features. Jack recommends investigating the options before shopping to determine what features are a “musthave” and which are nice, but not required. Jack and his staff attend national informational and training seminars sponsored by the manufacturers. “We discuss what’s working and what’s not,” he says. “We get extra training that’s better than just reading a manual. “You get to talk to the engineers who designed an appliance. You spend hours with them and get to pick their brains about what they were thinking when they built something. ” Delivering the appliances to customers provides its own set of challenges. Most deliveries are straight-forward, but there are some that Jack says are especially memorable. “We had a big refrigerator we had to take the French doors off, which we normally do, but this refrigerator was so big, we took the door off the house,” he recalls. “We had to actually take off all the parts off the back of the refrigerator.

“And, it took us a good ten minutes to get it through the door. That was the only way it was going into that house. The customers were just as happy as could be.“ Jack and Samantha have plans for expanding their business. At present, Barlow Appliances & More uses local service agents, but very soon, they will offer repairs in their own service department. Jack expects to begin dealing in used appliances at that time, as well. “I see us being more and more customer friendly. So when they come in here, it’s a one-stop shop,” Jack says. “I see us as a place that will take care of your needs. You won’t have to worry about anything else.” No matter what appliance or type of bedding the customer is looking for, Jack and Samantha work as a team, each having their own niche. “Samantha keeps the place running,” Jack affirms. “I do the purchasing and most of the selling, but she runs the numbers. She has stopped me from doing some

silly things. We really balance each other out, and she does an extremely good job. “We strive very hard to make sure people are happy,” says Jack. He figures happy customers are the best way to build his business. This has proven to be a solid business philosophy, indicated by the number of return and referral customers Jack and Samantha Barlow see daily. W

hen asked how long he’s worked for Biggs, Inc. of Decatur, Indiana, present owner and CEO Kevan Biggs jokes that he’s been involved in the family business “since birth.” “Growing up, my brother and I were pretty active in the company, being exposed to the business, and in the field working at a young age,” he recalls. After receiving a degree in building and construction technology, Kevan admits that “the last thing on my mind was to work in the family business.” But after a year spent in Seattle, circumstances drew him back to his roots and to the opportunity to join the business.

Before taking over the company, the Purdue graduate worked alongside his father, Ralph E. Biggs, for thirteen years, following in the footsteps of his grandfather Clark W. Smith, who founded the company in 1959. The first entity of the now third-generation business was Ideal Suburban Homes, launched by Smith as a single-family home building company. In the 1970s, Ralph spearheaded Biggs Inc., a second division devoted to the building of multifamily apartment communities. Kevan reports, “We now build and develop communities in about twelve counties in northeast Indiana, going up almost to Michigan, then south to the Muncie/Yorktown area, over to Van Wert, Ohio, and bordered to the west by Wabash and Warsaw.”

Biggs Property Management is involved in both “market-rate” and “affordable” or subsidized apartment communities. The company typically retains ownership of the market-rate communities in a “build, buy and hold” scenario, while the affordable apartment communities are arranged in such a way as to work well with the government subsidized programs. “Many folks still believe we are only involved in affordable single family housing or only affordable apartment communities, but that makes up only a percentage of our overall portfolio. The market-rate apartment communities are just about equal in number of units to the affordable units that we manage. “A lot of exciting things are on the horizon. apartment community built in the 1960s. The interiors of the original four hundred fifty-five units will be completely gutted and reconfigured into three hundred seventy-five market-rate apartments. The first forty-eight units will be available in May or June of this year. “We’re pretty excited about this project.” Another exceptional opportunity in the Fort Wayne area is the collaboration with two other companies to redevelop the General Electric Broadway campus. “This will bring all our resources to bear,” says Kevan. “We’ve also been asked to partner with some local investors to acquire the school property at the corner of US Highway 27 and State Road 218 in Berne, to come up with the right redevelopment opportunity to make that property viable and community-driven.” This unique project is benefiting from the initial efforts of “a tremendously successful focus group.”

The company employs fifty-five, including those at the Decatur office and those who manage onsite at the various apartment communities. “One thing that I’m very, very blessed to have is great people who work for me, who are very passionate about what they do here. Many key people have been with me for multiple decades, so that kind of longevity provides great stability and focus. “The direction we’re headed is exciting, offering new challenges for the whole team. I have some very capable people to come along with me as we move into these new endeavors. It’s been a fun ride so far. She chooses to keep it for now, believing there is value in keeping the historical part of the building alive. There are likely many in the community who have fond memories of what once was, as well as those who appreciate how, over the years, the town has evolved and changed with new opportunities and growth. As a business owner, Linda wears many hats. Her duties vary each day, though a typical day starts with office work and may include phone conferences, showings, listing appointments, and meeting with clients. The real estate industry is everchanging, like many others, and has its busier seasons, along with slower ones. Winter seems to be the slowest time – who wants to move in the snowy and

cold Indiana winter weather? Linda says business usually starts picking up in mid-February to mid-March. Real estate transactions peak during the summer months. The weather cooperates with warm sunshine, buyers and sellers are upbeat, and the timing is ideal before school starts up again, if children are involved. Everyone has a chance to get settled in before another big schedule change. After school, the market dwindles briefly, then picks back up and slows down again in late November. Linda is a member of the Ossian Business and Professional Association, which meets once a month. She also sits on the UPSTAR (Upstate Alliance of REALTORS®) Board of Directors and UPSTAR Finance Committee, as well as the Indiana Real Estate Leadership Academy. Each year, real estate brokers in Indiana are required to complete 12 hours of continuing education. Linda completes this annual training for both real estate brokerage and for management of

employees. Indiana now requires that anyone taking a real estate sales class also must pass the broker requirements, as well, to ensure the most thorough education possible. HomeTowne Realty is an active participant in many community events. The ladies help with Ossian’s revitalization campaign, which involves a range of activities scheduled throughout the year. HomeTowne Realty also donates to a variety of causes, including cancer benefits and many other needs of the immediate community. Every year at Christmas time, they participate in a fun event where downtown businesses compete in decorating for the holidays and preparing the best desserts and appetizers. “Family is and has always been a huge priority,” Linda says. This profession has allowed her to be flexible for both her family and her clients during the times she is needed to be available to both. What a blessing!

Linda and her husband Nelson have been married for almost 38 years. They have raised two amazing daughters, who’ve rewarded them with five grandchildren – and another on the way! n January 2014 Adams county natives Zane and Danielle Martens returned to their roots from the Middlebury area to purchase Marquis Builders in Berne, Indiana from owner and founder Mark Wynn. “When it went up for sale, a handful of people approached me to buy it,” recalls Martens. The encouragement from family and friends spurred the couple to look into the opportunity. They saw the venture not only as a chance to move back home but also welcomed the opportunity to own a larger construction company than the one in which Zane partnered with his father in northern Indiana.

Soon, the pair were scouting out available properties for relocating their new business. When an old residence on East Main Street caught their eye, they moved quickly and were soon tearing down the existing house and barn that had once housed Blooming House Flowers. The move from the north side of Berne to the east side of town into their new 4500 square foot facility followed in April. “The number one thing Marquis Builders is known for is new home construction,” Zane says. Marquis Builders completed two new homes in 2016, and the Martens are shooting to hit four or five in 2017.


“We have a full-time designer on staff. So, we can make blueprints for anything,” confirms Zane. While some customers approach them with a complete set of blueprints, others contact a contractor at the “idea” stage. Zane welcomes the opportunity to take the customer’s ideas and, together, work to create the perfect house plan. The size of the Marquis crew (many stayed on when the business changed owners) varies throughout the year. They typically tackle the framing, siding, roofing, and trim work, while the electrical, plumbing, and drywall are generally subcontracted. As the general contractor, Zane explains, “Everything is scheduled through me.” He then directs clients to the various suppliers they need to visit to pick out cabinets, flooring, etc. “The typical home takes about four months to finish, from the time we start digging.” Customers are sometimes surprised but always pleased to hear their new home will be completed in that time frame. must maintain a tight calendar to accomplish this goal, juggling schedules between his own crew and the various subcontractors. While many people think of Marquis Builders as exclusively involved in new home construction, “There’s really no job too small,” says Zane. From hanging a handrail to remodeling a bathroom, from gutting an old farmhouse to finishing a basement or replacing a roof—and everything in between— Marquis Builders can do it all. Depending on the nature of the job, the crew is often working on up to three projects at a time. “We like those smaller jobs to plug in here and there in the schedule.” During the winter, of course, they look for interior remodels, rather than roofing jobs. “We like basement finishes this time of year.” Since Zane took over, Marquis Builders has completed 10,000 square feet of office space. Church facility centers are another type of project they’ve been happy to be take on.

These days, Zane finds himself immersed in the management side of the construction business – “Getting everyone where they need to be,” he says. “I do check job sites every day, although I do very little hammer swinging.” That’s an activity that he sometimes misses. He enjoys the occasional opportunity to fill in at the job site, should a crew member be absent.

Most of the company’s jobs are within a fifty-mile radius of the office that also contains a modified showroom. Throughout both the interior and exterior of the building, the crew purposefully used a variety of product samples. For example, various types and colors of trim can be found throughout the building, as well as a number of flooring options.

“Usually, the first nice spring day, I’ll clear my schedule and go out and work with the guys.” Warm temperatures in February had Zane and his crew itching to dig into outdoor projects. But, the unpredictability of winter weather keeps them inside often through March.

The exterior windows also showcase several of the many styles available. These “built-in” examples provide a better view for the customer than a small sample piece not yet installed. Roofing, stone, and siding samples, as well as bathroom fixtures, are also on hand to get the homeowner’s ideas flowing before they visit suppliers.


Both husband and wife bring a wealthy of knowledge and experience to the business. Zane, a South Adams graduate, and Danielle, an Adams Central grad, both attended Purdue University. Zane earned his four-year degree in construction management, and Danielle’s four-year degree is in interior design. The two are happy be closer to family and have appreciated the perks of doing business and networking in a familiar area with people they’ve known for years. “At the end of the day, we like

D

id you grow up with an extended family living nearby? As someone who did, I can say there are pluses and minuses associated with that scenario. Although you had the comfort of always having a safe home and people who knew you close by, you also couldn't get away with any less than sterling behavior in public! Now imagine that, along with the family living close by, nearly everyone in the family was involved in the same type of work. And not just the same type of work, but the same business. This is the story told by five generations of the Lehmann family in Delphos. Located on the corner of Main and 2nd Streets in downtown Delphos, Ohio, Lehmann's

Furniture occupies three floors and a basement of the former Phelan Hotel building. An elevator makes traveling from floor to floor convenient for customers. There are more than 40 rooms filled with displays of beautiful furniture and home decorative accessories. "Morris and Martha Elizabeth Lehmann purchased the building in 1956 and ran it as a hotel until 1959, when my husband Mike joined the business," recounts Marthanne Lehmann, one of the current owners. "After a few years of operating the hotel, they turned the 52 rooms into a furniture and appliance store." Morris Lehmann wasn't the first in the family to sell home appliances and furniture. His father, Fred Lehmann, had owned C.F. Lehmann's Music Store on

Main Street since 1911. He sold musical instruments and accessories, sheet music, Victrolas, and some home appliances until the great Depression of the 1930s.

In 1948, Morris and Martha Elizabeth opened the House of Music in their home on 2nd Street, selling pianos and televisions. Through several moves over the next few years, they added more appliance and furniture lines, while slowly phasing out musical instruments and accessories. In 1959, the current Lehmann's Furniture opened for business. Morris passed away in 1969, and his son Mike became president of the business. His wife, Marthanne, joined the family team in 1976. Their children, Chris, Becky, and Susan, joined the sales team one at a time between 1986 and 2000.

As the years passed and more family members joined the team, it was only a matter of time until the next generation entered the picture. A member of the fifth generation – Fred's great-great granddaughter and Susan's daughter, Rachel Miller – joined the business in 2009 and started decorating for the business in 2012. "Rachel just received her degree in marketing and management from Rhoades State in Lima last year,” explains Marthanne, “and she is our main buyer and decorator, along with her mother, Susan. Lehmann's displays are set up as rooms would be in a house – unique and comfortable, allowing customers to visualize the possibilities in their own homes. Brands include some that are recognizable to most homeowners, along with some more contemporary choices. The bulk of Lehmann's offerings are products of La-Z-Boy Comfort Studio (Lehmann's is the largest LaZ-Boy dealer in the area) and Hickorycraft Quality Upholstery. Chairs, recliners, and sofas are available in both fabric and leather upholstery, including the popular distressed leather look. Besides these companies, Lehmann's also features products from Riverside, John Thomas Furniture, and the collections of American Drew. In addition to chairs and sofas, these companies also supply tables of all sizes (from dining room sets to occasional tables), sectionals, ottomans, home office furniture, benches, and bookshelves.

Special orders are no problem – Lehmann's Furniture aims to make their customers happy with their choices. "Our goal is to help set up your room the way you would dream of having it," Rachel says. "We work with all different types of styles, from contemporary to traditional to transitional. We will even take things you already own and incorporate some new things into the design. “You can stop by the store and choose from a large selection of pictures, lamps, pillows, and other

accessories. Take them home first to see if they are the direction you'd like to go, and we'll help incorporate them into your design when we come to your home." To make things complete, Lehmann's also offers flooring for your home. "We consider our flooring department one of our specialties," remarks Marthanne. "All installation is done by our installer, Mike Berelsman. He's worked with us for over forty years." Flooring choices include tile, hardwood plank, waterproof carpet, vinyl, laminate, and even stone. They work with such companies as Armstrong Flooring, Shaw Floors, and Metroflor. Lehmann's has recently enlarged their flooring department with many new styles to choose from. Whether you're furnishing a new home from scratch or just


looking for some items to update and brighten your home for the coming warm weather, Lehmann's Furniture is ready to help you find what you're looking for. The family-friendly atmosphere is low pressure, and the sales team is very knowledgeable about their products.
