TRANSFORMATION OF PERTH’S INDUSTRIAL REAL ESTATE LANDSCAPE Perth’s industrial real estate landscape is undergoing a significant transformation as speculative building programs gain momentum in response to a limited existing supply pipeline and record low vacancy rates.

speculative program, which will comprise of a multi-unit facility located on Bannister Road in Canning Vale with a combined GLA of some 12,300m2. Right behind them, Dexus is targeting a December 2023 practical completion date for two projects at Jandakot Airport, one being the largest ever speculative build at 8 Centurion Place of 26,000m2 and another multi-unit estate at Spartan Road offering smaller facilities in the 3,000m2 – 4,000m2 range.

According to Nick Goodridge, Head of Cushman & Wakefield Industrial & Logistics in WA, major developers are stepping up to meet the sustained and pent-up demand for industrial property, as the surge in speculative building programs continues. “Institutional developers are seizing their opportunity to meet the burgeoning demand for logistics accommodation in WA, and as major speculative projects near completion, the supply side of the equation is starting to look a lot more opportunistic for occupiers:” Mr Goodridge said. According to Cushman & Wakefield, Perth’s geographical land constraints has resulted in limited land availability for new developments in core locations. As a result, developers with land are exploring innovative solutions to maximise the use of their land holdings, and in turn driving the growth of speculative building programs. “A thriving local economy and remarkably low vacancy rates has led to increased competition among prospective tenants, making it an attractive market for developers to invest in speculative building programs,” Mr Goodridge said.

Leading institutional and major locally based WA developers have recognised the potential of the Perth market and are actively participating in these speculative programs. Hazelmere will see two major facilities coming out of the ground with Hesperia developing a 10,000m2 logistics facility on Stirling Crescent, and Altis Property recently turning dirt on a proposed 15,000m2 facility on Bushmead Road. Perth Airport will join local groups Realside Ovest and Westbridge Funds in delivering much needed space in the inner core precincts of Kewdale and Welshpool in the delivery of facilities in the order of 10,000m2, 12,000m2 and 3,200m2 respectively. Heading south, Centuria will be the first institutional developer to complete a major

INDUSTRY COMMENT SETTING A NEW INDUSTRY BENCHMARK: NEW PRACTICE STANDARD FOR PROFESSIONAL ENGINEERS In July 2023, the NSW Government published a draft Engineering Practice Standard (EPS), designed to accompany the Design Building Practitioners Act. The proposed Practice Standard provides a clear and enforceable standard of what is expected and required of Professional Engineers under the DBPA. As a member of the EPS group, I would like to share key changes that the comprehensive framework introduces, such as ‘fit-for-purpose’ designs and third-party reviews. This approach ensures a balance between stakeholders’ expectations, professional responsibilities and legal complexities. The significance of ‘fit-for-purpose’ designs cannot be overstated. Designs that don't meet this criterion pose substantial risks to build integrity and often lead to poor outcomes. Surveys have consistently ranked 'fit-for-purpose' as the most crucial attribute impacting design quality. For years, engineers, architects and insurers have been reluctant

about contractual clauses related to ‘fit-forpurpose’. The EPS proposes an expanded obligation for Professional Engineers, focusing on “addressing the suitability of a design and not the suitability of the built product”. Defining ‘Fit for Purpose’ and incorporating a Statement of Purpose in contracts appears both logical and reasonable. Independent third-party reviews play a crucial role in enhancing quality assurance. The EPS mandates that reviewers, who must be registered Professional Engineers, follow a defined framework for their work. It also reinforces the certifier’s authority to request reviews as deemed appropriate, however I believe a framework should be in place to specify when third party reviews should be mandatory. In this evolving landscape, the new Proposed Practice Standard guides us toward strategic interventions that embody excellence and

accountability. By embracing these changes, engineers position themselves to elevate the practice of engineering, combining creativity, safety, and legal compliance in every project we undertake.

BUILDING PATHWAYS: BMD SUPPORTS WOMEN ATHLETES IN THE CONSTRUCTION INDUSTRY Australia’s largest privately owned and operated civil engineering, design, construction and land development contractor, BMD, welcomes newest recruit, Brisbane Lions AFLW player Lily Postlethwaite.

INDUSTRY COMMENT STAYING AHEAD OF THE CURVE WITH DIGITISED INSTITUTIONAL MEMORY Budget, schedule and risk are always under intense scrutiny in capital projects. Few projects are the same, with different timelines, locations, regulations, supply chains and materials. With the high rate of talent turnover, growth in infrastructure demand, changing standards to comply to, and disruptions in the supply chain, construction companies today have to compete, innovate and deliver high quality projects under extreme pressure. A big part of the solution is in formalising a company’s Institutional Memory –its tangible (project data) and intangible (skills and special techniques) knowledge. Yet, the industry is ‘among the slowest to digitise and innovate.’ Teams are busy creating outputs and deliverables every day. The working documents and final versions of estimates, schedules, 10

plans and contracts are often forgotten about. That vast wealth of knowledge deserves to be captured and applied to future work for the organisation. Institutional memory combines risk learnings and strategies from past project delivery and the outcomes of applying them. AI can be applied to streamline proccesses, automate scheduling, allocate resources, and inform procurement, to help avoid delays, mistakes and cost overruns. AUSTRALIA’S BIGGEST EVER URBAN RENEWAL PROJECT The Andrews Labor Government will launch Australia’s biggest ever urban renewal project: retiring and redeveloping all of Melbourne’s 44 ageing high-rise public housing estates to provide the thriving communities. Melbourne’s high-rise public housing towers were constructed after World War II, between the 1950s and 1970s, the toweres are reaching the end of their useful lives, and no longer fit for modern living – particularly for young families and Victorians with disability. Starting with two towers in Flemington, one in North Melbourne and the two old Carlton red brick public housing towers, the program of works will progressively retire each tower and redevelop each site.

Across Flemington and North Melbourne, 503 dwellings will be replaced with 1,800 new homes, while in Calton the works will replace 196 uninhabitable dwellings with 231 homes. The works will boost the overall number of social homes across these sites by at least 10%. ANCR CONSTRUCTION NEWS

REACHING NEW HEIGHTS – STAGE 3 LUMIA TOPS OUT AT THE ORCHARDS The Orchards by Sekisui House Australia in Norwest, the premier masterplanned community setting a new benchmark for modern luxury living has celebrated a significant milestone with a topping out ceremony for Stage 3 – Lumia.

Four teams of architects and landscape architects have been shortlisted to design and revitalise the community space in Bankstown’s CBD, in City of Canterbury Bankstown’s firstever architectural design competition.

Sekisui House Australia appointed Growthbuilt to build Lumia, designed by award winning architectural practice Turner, comprising 330 nature inspired apartments, centrally positioned in the heart of Norwest. The event took place at the rooftop of Lumia and featured a traditional topping out ritual, symbolising the culmination of the structural phase of this ambitious project. The Griffith Park Precinct Design competition will challenge the four teams to come up with innovative plans and proposals to maximise the potential of Griffith Park – presenting an optimistic vision and a “talking point” destination in the heart of Bankstown. The candidates that were shortlisted out of more than a hundred expressions of interest from across Australia are: • Tonkin Zulaikha Greer and TCL; • ARM Architecture and JMD Design; • Sibling Architecture and ASPECT Studios; and • Collins and Turner and Jane Irwin Landscape Architecture. Their designs will go before the jury and on public exhibition later this year. A final design is expected to be announced in early 2024.

TRANSFORMATION OF MELBOURNE OFFICE TOWER TO AGED CARE RESIDENCE HERALDS NEW ERA OF MELBOURNE ADAPTIVE REUSE International design firm Fender Katsalidis (FK) has announced the official completion of The Alba, a state-of-the-art development that saw the successful adaptive reuse of an ageing 1970s South Melbourne office building into luxury aged care.

Situated next door to the luxury independent living residence The Grace, also designed by FK, The Alba is the latest offering within Australian Unity’s Albert Retirement Living Community Precinct. Extending access to a continuum of care, The Alba provides 14 floors of assisted living apartments and residential aged care, enhanced by communal and private dining spaces on Level 15, and a ground floor café and reception. Executive General Manager of Social Infrastructure at Australian Unity, Ryan Banting, says The Alba demonstrates how ageing building stock can be transformed for meaningful new use. “At the Alba, Fender Katsalidis has proven that there is great opportunity, and considerable commercial viability, in converting ageing and unused buildings into meaningful vertical communities,” he says.

Previously serving as Australian Unity’s corporate headquarters, FK was challenged to upgrade the 1970s office structure and transform it into a completely new typology. With the building only partially documented, FK worked with engineers to ensure its structural standards were up to contemporary building code, while responding to the major design considerations needed to convert the dated office into an appealing residential offering.

Reflecting upon the completion, Fender Katsalidis principal Jessica Lee says the transformative project was a careful and scientific balancing act of addition and subtraction. “Adapted on the merits of its existing bank of materials, the majority retention of The Alba is a huge celebration from an environmental perspective, but it was not a project without its own unique challenges,” she says.

The time for ‘re-lifing’ our structures is now. Instead of asking, “Why should we retain this building?”, we should shift our focus from demolition to adaption, and ask, “What are the reasons for knocking it down?”. that understanding existing conditions and carefully analysing a building's suitability for adaptive reuse are critical starting points. The revitalisation of our structures should also be driven by purpose, not merely aesthetics. Some buildings are inherently more adaptable than others, making it possible to alter typologies and imbue them with meaningful use. A future-proofing solution is to design for adaptive reuse from the start. Rather than locking a building into a specific use forever, we should adopt a plugand-play approach that allows for flexibility and change. Owned and managed by the renowned and respected CPSM group, who currently manage five other care homes in Queensland, the new Camp Hill development offers all the features and benefits that residents and families would expect in a world class, purpose designed care home. The development includes 141 modern rooms, each with its own private balcony; something that CPSM believes sets it apart from other care homes, as well as a gym, salon, private dining, and bar area. The complex also includes a number of large lounge and recreation areas, beautiful courtyards and stunning views out across the adjoining suburbs and right out to the city and Morton Bay itself.

Brisbane, which can often see sustained temperatures of above 30ºC during summer, the solution would need to be reliable, even in the harsh Queensland summers and take into consideration the varying heat loads received throughout the day. To ensure the comfort of every resident, every system would need to be easily and individually controlled by occupants while also allow for central control and monitoring by facility management. Any proposed system would also need to be quiet to ensure guests were uninterrupted. Timing of the project deliveries was critical to ensure the construction site was not congested and the material flow was not disrupted.

As well as world class amenities, Camp Hill also offers 24/7 specialist care with professional nursing staff available 24hrs a day, seven days a week, ensuring all residents needs are catered for. Their on-site physiotherapists provide individual programs, tailored to residents requirements while their local GP’s also offer excellent on-site medical services.

After discussions between Mitsubushi Heavy Industries Air-Conditioning Australia and trusted contractors Hinterland Air-Conditioning, a selection of ducted, under ceiling and wall mounted systems were ultimately chosen for the project.

The project required a reliable climate solution for all 141 of the individual rooms, as well as the gym, salon and several other common areas within the complex. Given the facility’s location in sunny

Notably, this installation marks the debut of this turf system and the organic infill in Australia, setting a new benchmark for excellence. “That’s when the exciting stuff happens. INNOVATIVE STRUCTURES FOR FOR UNIQUE ENVIRONMENTS The Newcastle West Public Domain Stage 1 project situated in Newcastle West, NSW, involved the design and installation of a shade sail structure based on a sailing ship concept design by Terras Landscape Architects. The scope extended to structural design, certification, fabrication and installation. Sydney Shade Sails selected Mehler Fr 700 PVC membrane in white for the sail material, structurally supported by galvanized structural steel painted white, for the structure. The design incorporated nearhorizontal waterproof membranes with corner plates and individual tension cables, ensuring both functionality and aesthetics.

The site location, being only 4m from the Hunter River, presented inherent challenges, including sea-level elevation and tidal fluctuations. The original engineering design for the structure required review due to the high water table saturating the site. The engineer had to revise the footings, designing them wider and shallower to address the groundwater issue.

The Western Sydney Conference Centre and Pullman Sydney Penrith is a state-of-the-art facility located in Penrith – in fact, it’s the city’s first international five-star hotel. Comprising a premiere 1,250m2 multi-purpose conference centre which can cater to 1,000 seated guests, as well as 153 guest rooms and suites and associated facilities, this amazing destination brings a new sense of wonder to the world of conferences and events in Western Sydney. Richard Crookes Constructions (RCC) was engaged by Penrith Rugby League Club (PRLC) to design and construct the Western Sydney Conference Centre and Pullman Sydney Penrith, in partnership with Turner Studios, Census Advisory, Accor and PLRC. The collaborative efforts were second-to-none, with an array of stakeholders working together to deliver this future-focused social infrastructure. Situated less than an hour from Sydney, at the foothills of the World Heritage-listed Blue Mountains, the Western Sydney Conference Centre and Pullman Sydney Penrith has evolved the local region into an aspirational business and lifestyle destination – offering a wide and dynamic range of services and spaces for meetings, events, and functions. Guests of the Hotel will have access to some of the best the region has to offer, with associated facilities including a café, restaurant and 24

bar, an elite fitness centre and sauna. The 1,250m2 Conference and Exhibition Centre is equally as spectacular, featuring a state-of-the-art bar, pre-function area and commercial kitchen designed to combine business and leisure. “The Western Sydney Conference Centre and Pullman Sydney Penrith is the largest facility of its kind west of Parramatta. In my eyes, this is a huge drawcard for the local community,” said RCC’s Project Manager, Joe Amodeo. “Roughly 2.2 million residents live in the Penrith area – we’re proud to have worked closely with the Panthers Group to deliver facilities that will improve the service offering for the local community and its guests.” The Western Sydney Conference Centre and Pullman Sydney Penrith project commenced in December 2019 and was placed on hold during COVID-19. Works re-commenced onsite in February 2022, with final works completed in August 2023.

An impressive 2,591 employees were inducted onto the project, with an average of 200 workers, contractors and staff attending the site daily. This glimmering architectural community precinct features 420t of structural steel, 6,000m3 concrete and more than 200lm of operable walls to the Conference Centre, which also features 8.5m high ceilings. RCC’s project team worked closely with subcontractors on the structural steel components of the project, devising a strategy to ensure the complex truss installations could be completely assembled on the ground before being lifted into place as complete units. This collaborative approach ensured the assembly quality of these critical elements was correct, while also increasing the safety of

workers by keeping construction on the ground rather than at 16m in the air. A project of this scale and finish required agility and a solutionsfocused approach to ensure it was completed within budget. Navigating material lead times and escalation throughout COVID-19 proved a unique challenge. To mitigate potential challenges, the RCC team prioritised the procurement of materials earlier than usual, while concurrently managing industry-wide labour shortages. Below REILLYS manufactured over 4,000m of fabric to complete the 160 hotel rooms’ curtains, all whilst custom curving double curtain tracks onsite to suit the curved detail of the façade.

World-class projects like the Western Sydney Conference Centre and Pullman Sydney Penrith require world-class window furnishings. REILLYS, a family-owned and operated business specialising in window and soft furnishings, were contracted to complete all the window coverings throughout the conference centre and hotel. They even installed traditional window coverings in non-traditional ways, to divide space. “This project was architecturally unique, and our window coverings had to compliment the architects’ designs. We went as far as manufacturing every hotel room curtain with a custom off-centre split to ensure the curtains met on the timber panelling. This was extremely intricate but was essential to control the amount of light leaking through the centre when the curtains were closed or in use” - REILLYS’ Senior Project Manager, Krystie Lewis. “Additionally, there was a requirement to custom curve each track to suit the distinct boomerang-shaped design of the façade. Most companies would have needed to outsource this, which we knew would be timely and costly. Instead we worked on resolving a way to custom-curve in-house, eliminating lead times to ensure we worked efficiently and in-line with the builder’s programme.” Over 4,000m of fabric was required to complete the 160 hotel room curtain’s alone, “With that much fabric required, we needed to have the fabric milled, which takes months to complete. So, we had to be one step ahead and remain proactive throughout the entire duration of the project to not impact the programme,” said Krystie.

In the café lounge, REILLYS installed the incredibly impressive 7m high sheer curtains that surround the space, creating a lush, warm and cosy place to relax. This space alone required over 34m of fabric, which as you can imagine is extremely heavy to handle and required precise installation methods to have it fitted with custom curved motorised tracks at that grand height.

Another concern that was raised during the construction phase was a need to create a private dining area for VIP guests in the restaurant. REILLYS designed in conjunction with architect a custom suspended semi-circle curtain and track that was fit in the middle of the room, this track was constructed by our installation team onsite to suit the desired layout.

“There was an extremely high level of detail that went into the manufacture of these curtains, as well as high volumes of fabric that needed to be handled, which of course takes extra time. We cannot commence manufacture until we have exact measurements, to obtain these measurements site needs to be at a specific stage with pelmets completed, flooring laid and walls sheeted” said Krystie. “As this site was moving so quickly, we had to work in close with the builder and site managers to ensure we were coming in at the minute we were required to deliver milometer perfect curtains on time.”

When it came to the management of this high-detail project, REILLYS assigned an experienced team to oversee the daily operations involved, which included a senior project manager, a site manager and two senior installation specialists. “This project pushed us out of our comfort zone, which is really where we thrive. We pride ourselves on our innovative perspective and no job is ever to challenging. WSCCC specifically led us to source and work with new products and introduce new economical methods of execution at a really high level”, said Krystie.

Due to the curvature of the building, the meeting rooms are situated in the centre of the building. To ensure there was natural light in the spaces, skylights were built into the ceiling. Of course, where people are meeting for business, there is the requirement to blockout light during presentations. REILLYS worked with the builder and architect to design a treatment method that would be both aesthetically pleasing yet functional but could also be serviced at a 4m ceiling height in the future. The solution was a fully enclosed skylight motorised roller blind system.

Work on site began in July 2022 and was completed in mid-2023. REILLYS began collaborating with the builder and architect advising on window furnishing provisions and designs in the very early stages back in 2018. REILLYS founded in 2003, have been prominent in the industry for over 20 years, with their experience spanning over 4 decades. REILLYS are leaders in the Healthcare and Aged Care sectors, as well as working in commercial, education education and in recent years launching a residential department. REILLYS not only specialise in window furnishings but also custom soft furnishings such as bed furnishings and cushions. Quikdeck Roofing to install quality and innovative roofing systems, suitable for the unique, state-of-the-art Western Sydney Conference Centre and Pullman Sydney Penrith Based in Sydney, the Quikdeck team installed the project’s metal roof, associated plumbing, wall cladding system as well as Quikdeck’s new product offering, the Durra Panel acoustic system. Durra Panel is made from reclaimed wheat straw constructed into large acoustic panels with Durra steel sections. The Quikdeck team travelled interstate to the manufacturing plant for product and installation training and connection with the metal roof system. “This proved invaluable for the set-out, coordination, and multiple crane lift sequencing on site,” said Quikdeck Managing Director, Brett Culey. “Large modules of Durra Panel and Durra steel sections were assembled on the ground and then craned onto the steel structure, with the Durra steel sections forming an I-beam purlin system under the metal roof system.” Despite La Nina wet weather events and COVID-19 impacts affecting the industry, the Quikdeck team successfully delivered within the 28

project and public opening timeframes with a specialist installation team of 10. “Our team began on site in October 2022 to install 3,500m2 of roofing and 1,600m2 of Durra acoustic panelling under the roofing. The design, development and construction of the Kurraba Residences was undertaken by Richard Crookes Constructions (RCC), an Australian family-owned construction company with a legacy of delivering social infrastructure since 1976. Designed by the renowned architects SJB Architects and Mathieson Architects, the building pays homage to the classic 1920s apartment

Its unique features, such as outdoor balconies, semi-circular windows, and curved brickwork, add to its distinctive character and timeless charm. “The project is a truly beautiful building from any angle inside and out,” said Project Manager, Josh Sanderson. “It was a pleasure dealing with a client and design team that were so passionate about the project.” The building incorporates a number of curved projections to not only create a unique aesthetic, but also maximises the view. “The large curved windows presented a number of challenges as there was no curved sliding door system that met the water penetration requirements for the building, as well as the client’s brief for a slimline design to maximise the apartments views,” explained Josh. “We partnered early with Bonacci Meinhardt, our façade engineer, and Micos Group, our façade contractor, to develop and test the design. Local fabrication and assembly gave us closer control over the quality.” “We built full size prototypes offsite to test the design before installation,” said Josh. “This included several curved brick interfaces before settling on a brick slip cladding.”

The development’s shared podium level sits 4m below the street which required careful management of logistics at every stage of the project. The narrow road limited truck sizes, as well as plant and equipment selection, and all material were carefully programmed for ‘just-in-time deliveries’. Being a C4 corrosion zone, the entire design and material selection also needed to have robust controls around corrosion protection. While the ‘sunken’ site and terraces, which included 50 mature exotic plants that were craned into site, required careful consideration in managing stormwater and overland flow across the site. The crown of Kurraba Residences is the 430m2, 2-storey penthouse. Serviced by private lift, the interiors echo the themes of other residences while limestone floors, coffered ceilings and skylights lighten the second story that’s accessed via a bespoke, stonework staircase. The penthouse also boasts a custom wine cellar, expansive garden terrace – the outdoor area measuring 250m2 – and private infinity pool framed by spectacular city and harbour views. The Dickson Village project is the biggest single project HiQuality Concrete has undertaken to date, with over 18,000m3 of concrete delivered to site. Using a modern fleet of Kenworth T360 trucks combined with experienced staff Hi-Quality Concrete got the job done – despite the odd challenge or two. “Access to the site and the overall size of some of the pours provided some challenges,” said General Manager, Mark Dawes. “Added to that was the variety of mixes typically required by large commercial projects like Dickson – in the end we supplied over 40 unique mixes.”

The process takes captured CO2 emitted from other industries, and injects it into fresh concrete to reduce its carbon footprint without compromising performance. The use of the sensors can reduce cycle time between concrete pours by days, leading to weeks saved over the total project,” said Mark. Commence Communications were contracted to locate services prior to excavation works at Dickson Village. This involved a process of identifying and marking the underground utility lines and services present in a specific area before any excavation or digging took place, to prevent accidental damage to essential infrastructure such as water pipes, gas lines, electrical cables, or telecommunication networks. “We were able to use the latest radiodetection gear for this job,” said Director, Jeff Wullaert. “The RD8200 locators are ideal for congested underground infrastructures.” When a transmitter can’t be connected, tracing individual power lines through dense networks can be a real challenge. Conflicting or powerful signals confuse or combine to create a wash of signal. A single key press enables the use of the harmonic properties of power signals to establish if a signal comes from one source, or from multiple cables which you can then trace and mark. “We also used Ground Penetrating Radar (GPR) Utility Scan DF which incorporates an innovative dual-frequency digital antenna (300 and 800 MHz) and an easy-to-use touchscreen interface to view shallow and deep targets simultaneously in a single scan,” said Jeff. Below Airmaster delivered a comprehensive exposed HVAC & R package for the extensive and varied needs of the project.

Airmaster is an award-winning building services company, providing HVAC&R management, smart building solutions and fire services across Australia, New Zealand and South-East Asia. As the mechanical contractor for the Dickson Village Project, Airmaster delivered the ductwork manufacture, installation, BMS installation, mechanical plumbing, refrigerated AC installation, pipe lagging/ insulation as well as the procurement of all mechanical equipment. “These trades were subcontracted to Airmaster to carry out the works in their field,” said Project Manager, Stewart Wardrop. “Airmaster staff carried out the project management, engineering and site management.”

The building also required all services to be seismically braced, this was particularly difficult in congested areas where there are several services. Airmaster worked through these challenges with a seismic engineer to overcome the issues and meet the certification requirements. “The majority of the air handling equipment on the project utilised high efficiency EC fans. During COVID, any HVAC equipment that included an EC fan was very hard to get due to the PCB shortage,” said Stewart. “All of the equipment for this project was ordered well in advance as we anticipated the long lead times, the equipment was all delivered on time and there have been no delays related to procurement from Airmaster.”

In the majority of HVAC projects the services are installed above the ceiling and are not visible. That was not the case for this project.

Funded by Frankston City Council in partnership with the Australian and Victorian Governments, Cricket Australia, Cricket Victoria and Frankston and District Netball Association (FDNA), Jubilee Park Stadium is set to become a central hub for regional and women’s sport. “This new stadium will offer extraordinary opportunities for numerous grassroots sports in southeast Melbourne while creating an integral training ground and pathway for the elite athletes of our future,” said Angela Hughes, Director of Communities for Frankston City Council. Increasing car park spaces was essential to combat parking challenges while considering the community’s concerns about vegetation removal. The result is a greener, more environmentally sensitive car park for the entire park precinct with large clusters of trees and planter boxes incorporated into the design. Additional rehabilitation and enhancement of existing native vegetation, planting, and creation of habitat structures like nesting boxes made from removed trees was completed as part of the Stadium project to support and sustain local biodiversity. Cam said that like all construction projects, this one faced some challenges – but that staff had demonstrated continued commitment and dedication at all times. “The collapse of our original builder when we were close to completion was one of the greatest challenges that a project could face, and we were able to rise to the occasion and secure a new construction management company to help us deliver this fantastic community facility,” he said. “I am very proud of the work that has gone into the stadium and the many people who have brought the project vision to life.” WWW.ANCR.COM.AU

The stadium screen is of special cultural significance, with the façade design based on artwork by Bunurong man John Winch. It depicts the changing waterways within Bunurong Country, both by nature and humans. Castle Carpentry and Cladding were commissioned to deliver the striking organic exterior aluminium cladding and perforated screens for the façade at Jubilee Park Stadium. Castle Carpentry and Cladding had a team of seven trained staff onsite for over 10 months installing ALFREX solid Aluminium non-combustible cladding panels. Their team of inhouse drafters and designers then fabricated 167 panels at the Castle Carpentry and Cladding factory in Mordialloc, Victoria. “We had to fabricate two curved panels, which needed to be installed on a curved section of the building. So, we fabricated a template of the curved section onsite and used this to cut and roll the aluminium. We then assembled the panels in the factory before we installed them onsite,” said Director, Kevin Maher.

Castle Carpentry and Cladding directors, Graham and Kevin both live in the Frankston area. “It’s exciting to be a part of the community and to be working on a project so close to home that I’ll get to enjoy with my children as they get older,” said Kevin. Castle Carpentry and Cladding recently partnered with an Australian supplier to offer their Victorian clients the complete cladding, balustrade, and screen solution. Below CR Electrical installed a new substation onsite, approximately 800 light fittings and 700m of in-ground services to Jubilee Park Stadium.

CR Electrical is a family-owned and operated electrical contracting company that have been providing high-quality electrical solutions for over 15 years. The independent company was contracted to complete all the electrical work on the Jubilee Park Stadium project. “This project is amongst the largest projects we’ve worked on in recent years. It’s great to be involved with such a world-class facility sporting facility and to deliver the full electrical job,” said CR Electrical Director, Chris Richardson. The team worked across the stadium grounds to install all electrical work, including a new substation onsite, a new main switchboard, LED lighting throughout, approximately 800 light fittings and 700m of in-ground services. They also installed a fully LED-lit carpark with motion sensors and a Dynalite light control system that controls the lighting for the entire site. Work onsite for CR Electrical started in late 2021 and was completed late March, 2023. Below LTE Construction Group completed bulk excavation, retention and foundation works for the Gadsden West Melbourne development.

LTE Construction Group specialises in piling and earthworks, particularly basement retention systems, making them the obvious choice for the Gadsden West Melbourne project. LTE’s scope of works included the design and construction of the basement retention system which involved the bulk excavation, retention and foundation piling, capping beams, temporary anchoring and shotcrete walls to the basement structure. In addition, LTE completed the detailed excavation of the foundations in the basement. “The basement was over 4,500m2 in area with an average depth of over 7m so we had to move more than 30,000m3 of material to construct the basement,” said General Manager, Ben Patrick. “That accounts to approximately 2,500 truck and trailer movements which was at times logistically challenging, particularly due to the short time frame to complete the works.” There were approximately 154No. retention piles with an average depth of 11m to be drilled and poured. There were also 21No. foundation piles up to 1.5m dia and drilled to depths in excess of 20m, that were drilled from bulk excavation level within the eastern side of the basement, due to variable rock depths across the site. “There was an existing façade in the northeastern corner of the site where we had to pile and complete our bulk excavation in very close proximity to the façade,” said Ben. “As the façade structure is very sensitive to movement, we had to take this into account within our design to limit lateral deflection and complete the piling and excavation with the utmost care to ensure the integrity of the façade was not compromised.”

A key feature of the build are the acoustic airlock entries to the theatres specifically designed to minimise the level of sound that can escape from the space. These play a vital role in the acoustics of the space, which in a theatre setting is invaluable to the performance space quality and usability,” said Art. “However, the most complex element of this project is the roof. The design of the roof is scallop shaped and presents a challenge structurally and architecturally and has a flow-on effect to the likes of the external façades and internal air tightness.” Celebrating local designers and locally sourced products was a focus for Kane on this project, as was environmental sustainability. “This state-of-the-art project presented some design challenges. Firstly, our retractable system needed to interface and integrate with two rows of fixed seating that create a balcony,” said National Sales Manager for Maxwood Technology, Declan Brennan. “The retractable system was also required to sit under the balcony recess to create a seamless wall effect once retracted. A CURTAIN RAISING PERFORMANCE Theatre specialists Installation Theatre Engineering (ITE) were contracted to deliver a state-of-the-art theatre engineering installation including curtains, counterweight system and an orchestra lift on the Whitehorse Performing Arts Centre project. “Amongst other things, we have installed 47 lines within the counterweight system, all with a 500kg capacity, four motorised lighting bars each with a speed of 0.5 meters per second and a motorised house curtain with a variable speed up to 1.2 meters per second. All motorised systems are powered by Zero Fleet Angle hoists,” said ITE Director, Jon Agosta. ITE spent six months manufacturing the various required components for the system, with another 3-4 months onsite completing the stage works, hoist and orchestra pit installations. “We ensured that all drawings and designs were accurate, technically sound, met all specification requirements, and achieved a technically impressive yet aesthetically pleasing result,” said Jon. “The greatest design challenge we’ve faced has been the orchestra lift. To maximise the usage of the 33m2 platform, it needs to be multi-functional in both the raised and lowered positions by serving as an extension of the stage, as an extension of the audience floorspace, and of course, as a designated orchestra space,” said Jon. The M1 (Pacific Motorway) – Varsity Lakes to Burleigh project was the first of three projects to commence in mid-2020, as part of the 10-kilometre Transport and Main Roads (TMR) M1 Varsity Lakes to Tugun upgrade. The Varsity Lakes to Burleigh (VL2B) section included the widening of the M1 to three lanes in both directions, introducing a fourth northbound lane between Burleigh and Reedy Creek, and the construction of a new diverging diamond interchange. The innovative use of smart technologies has been implemented across the project to reduce ‘stop – start’ travel, and the existing concrete road surface was replaced for quieter travel and easier maintenance. Seymour Whyte was contracted by the Queensland Government to deliver the Pacific Motorway (M1) VL2B upgrade. The brief involved the widening of a 2km section of the motorway from two to three lanes in both directions, replacing the existing concrete road surface with stone mastic asphalt, extending and relocating the Exit 85 northbound off-ramp by 250m, adding a fourth northbound lane between Reedy Creek (Exit 85) and Burleigh (Exit 87), installing a new shared bike and pedestrian path on the western side of the motorway and installing smart motorway technologies. Works also included the construction of the Gold Coast’s first Diverging Diamond Interchange at Burleigh (Exit 87). The interchange boasts several benefits, including synchronised signals to manage traffic movements from one side of the interchange to the other, a reduction in the number of traffic signals that would normally be required at such a busy interchange, a much safer and more efficient interchange arrangement compared to the previous roundabout, improved active transport connections to and from Bermuda Street (Southport-Burleigh Road) and a compact design that uses a smaller footprint than traditional interchange designs. “The biggest challenge we faced on this project was the traffic itself and the complexity of the Southport-Burleigh Road interchange,” said Seymour Whyte Project

Manager, David Bicknell. “There are 80,000+ vehicles a day travelling in this section of the motorway and we had to keep traffic flowing during construction which meant designing a temporary process that didn’t impact traffic.” Seymour Whyte delivered a similar upgrade project in Caloundra on Queensland’s Sunshine Coast and brought a wealth of lessons learned to this project to minimise impacts for motorists. “The complexity of the project required over 80 traffic staging sequences to manage the 80,000+ vehicles per day. This provided us with a lot of data and information to productively plan for the VL2B project,” said David. “We developed a new initiative enabling the upgraded interchange to open to traffic at one time, rather than over five staged switches with traffic in various temporary configurations.”

The result is a smoother pavement surface than would be obtained if a layer of asphalt were to be applied to the unbroken concrete surface. “Rubbilisation is new to Australia,” said David. “It’s a simple concept with a lot of technical elements. A temporary lighting plan works in partnership with the temporary traffic management plan (which was developed by Roadnet) to provide seamless and integrated visual guidance. “Imagine you are driving through roadworks at night,” said Craig. “The temporary lighting identifies changes in the road for drivers to navigate their way through. The best lighting scheme is one the driver never notices.” Quality temporary lighting design ensures there is limited glare in drivers’ eyes and that code requirements are met. Other variables to consider include: Can existing lighting be used? Where is the power source? Is solar an option? “Last minute alterations to a traffic switch means we have to scramble 82

McGuire Air and Refrigeration was awarded the contract for mechanical services to Harrup Park Great Barrier Reef Arena, including the supply and installation of Daikin VRV Air Conditioning Equipment. A range of systems were utilised across the project including Ducted and Cassette systems, as well as Wall Hung Split systems. The scope of works also included the installation of mechanical supply and exhaust ventilation, a mechanical services switchboard, and kitchen canopy, ductwork and associated fans.
