Out in front since way back when Purposeful. Personal. Proper. The more years you spend in property, the more you learn about what people really want. Now we’re into our eighth decade – with over 50 branches and 700 staff throughout the south of England – we’ve certainly learnt a great deal. The services you appreciate most? We’ve perfected them. At Andrews Leasehold Management, we make sure that every development has a dedicated personal property manager. That way you can build a solid relationship – and have peace of mind that only one person is liaising with you, the directors and leaseholders.

This person will take care of everything – from site inspections to dealing with repair and maintenance issues. Then, if anything crops up outside of working hours, you’ll get emergency support from our successful partnership with Aviva.

We offer two levels of service to fit your needs. Dive in for Full Management – or choose Accounts Only and tag on the extras. 1

Full Management

When it comes to the sharp end of leasehold and facilities management, we take the hassle out of your hands. Naturally, we’ll fully review your future maintenance requirements, collect service charges effectively, handle service level agreements with contractors, take care of all your administrative and legislative obligations – and keep you fully up to speed with the accounts.

Accounts Only

Got a smaller development? You might not need ‘the works’ but you’ll no doubt want some support – and peace of mind that we’re there in the background. Accounts Only packages up all the services we think you’ll need. That’s everything from collecting service charges and paying contractors, to making sure the admin is up to date and dealt with.

And we’ll go a step further too – with hands-on things, like carrying out regular site inspections and holding meetings with the management company directors or freeholders. That’s because we believe there’s nothing better than the human touch to keep things ticking along nicely.

Full Management

Accounts Only

Optional extras (Accounts Only)

Create quarterly management accounts in an easy to understand format. Create and manage service level agreements with on-site contractors. Hold service charge budget meetings with qualified property managers, including 10-year income/expenditure plans. Invoice service charge and ground rent. Collect service charge, ground rent and follow up debtors. Pay contractor invoices, which are counter-signed by the property manager. Prepare the financial year-end accounts for external accountants. Register a copy of the signed year-end accounts with Companies House. Organise buildings insurance and insure the development annually. Carry out formal site inspections and send a copy to the directors for feedback. Re-tender all contracted services on a regular basis. Organise AGM – includes booking the venue and sending out all the appropriate paperwork. Chair the AGM (if required) and/or facilitate the running of the AGM.

Handle all breaches of lease covenants with residents.

It’s handy for leaseholders, as they know exactly what’s going on in their block – and who to contact in an emergency.

Update all directors on legislative changes affecting their development. Make sure the building is fully compliant with health and safety legislation. Offer advice and assistance as required.
