Our award-winning property management teams can assist you with everything from repairs and maintenance through to developmental improvements, and provide you with a wealth of knowledge and advice to support you in managing your assets effectively. We manage stock throughout England, Northern Ireland, Wales, the Isles of Scilly and the Isle of Wight, from repossessions and retail units through to purpose built student accommodation.
Tenancy renewals and rent reviews We’ll begin reviewing each of your properties two months before the end of the initial term to reduce void times and secure another tenancy quickly.
We believe communication is key to a smooth working relationship. This is why we ensure every development under our management has a dedicated property professional at the helm. They can take the hassle out of the day-to-day management, and provide a consistent platform for communication.
Voids and coordination We aim to ensure that void periods are as brief as possible, and use an approved sub-agent to market your properties and organise viewings.
However, one point of contact doesn’t mean that you will have less expertise available to you. A multi-unit site If you have been working with our Land & New homes team, and you need a buyer for a large urban site, your contact would liaise with our Corporate Client services team to see if they have a ‘Build to Rent’ applicant or construction contact who would be interested.
This would not change if you required access to support from the wider Andrews group. On the contrary. Andrews will collaborate internally, and rather that you having to liaise with multiple different companies and spending your valuable time passing messages between them, you will get one update on everything you need to know. It goes without saying that you would be under no pressure to use the Andrews group. You will be free to go elsewhere and Andrews will work with whatever company you choose to use to support you.
Managing communal spaces This is often overseen by a management company, but once your site is finished, you could access the expertise from our Leasehold Management to look after this aspect of your development for you. New built homes for rent Build to rent is becoming more common, so if your block of flats is built, then it can pass seamlessly into the hands of our Corporate Client Services team, providing a streamlined, communicative approach and ensuring a smooth process from start to finish.

Redhill, development of 8 flats above commercial in town centre The challenge
The outcome
A quaint development of 8 flats located next to Redhill station. With no parking included in the property spec, we felt the location coupled with the flats’ design would make them perfect candidates for the rental market.
A quick sale was secured with a single buyer at a good price. On completion, the flats will be held under the management of ACCS to be rented out accordingly. The entire process was dealt with under one roof, reinforcing our already streamlined communicative approach and ensuring a smooth process from start to finish, and a happy outcome for the seller.
The method After liaising with the developer − who himself runs a property investment company specialising in crowd funding for the rental market − we approached Andrews Corporate Client Services (ACCS) to enquire with them about a potential buyer.
The entire process was dealt with under one roof, reinforcing our already streamlined communicative approach and ensuring a smooth process from start to finish, and a happy outcome for the seller.”

The Old Library, Autograph Homes The challenge
The outcome
The Old Library consisted of 36 one and two bedroom apartments, set over four floors, split between two blocks. Various layouts were available meaning thoughtful and meticulous planning was required enabling us to ensure continued interest and reservations.
Off-Plan sales were successful with 47% of apartments reserved prior to show home launch, exceeding expectations. Ultimately thirty two of the apartments were reserved prior to build completion. We surpassed expectations for values achieved: our pre-bid pricing assumed a GDV of £10,479,000; our initial asking prices were £10,572,000 and in fact we managed to achieve £24,750 above these prices. Importantly this final figure was £1.6m higher than the valuation included with the bid pack.
The method An extensive marketing plan was put in place to ensure we were achieving our objectives and delivering a first class service to both the developer and buyers at The Old Library. We were on hand to advise at each stage, offering support to the developer with pricing, design, marketing and selling. Detailed preparation was carried out in readiness for the launch of the development, we decided to release plots in staggered phases allowing for a variation in the apartments available, offering a selection of plots based on size, number of bedrooms, floor level and pricing. The sales journey began with ‘Off-Plan’ meetings at our Head Office, once a show apartment launch date had been agreed the team worked hard to continue to build interest levels and a successful launch event was organised, planned and delivered.

They were all interested, and asked plenty of questions to ensure they were best placed to inform purchasers at every stage of the buying process. Gloucester, Bellway Homes The challenge
The outcome
Bellway had a unique difficulty with access to their site at Hardwick Grange, so they reached out to see if we could accommodate them from our Quedgeley branch in Gloucestershire.
The relationship worked extraordinarily well and was beneficial to both parties. Over 20 reservations were taken before the showhome and sales office were even opened. Due to our organisation and willingness to help, they have asked if they can do the same again.
The method After liaising with the branch, we were able to organise a corner of the office – including a wall and window displays – allowing them to create a ‘pop up’ style marketing suite within our branch. They stayed with us for approximately six months before going on site.
We liaised with the client to sort out some build issues, and had to adapt our strategy when it was revealed that the complexity of these issues would make the assets hard to sell on to an individual.”

Case study
Managing a leasehold development in receivership The challenge
The outcome
The condition of properties on a neglected site in South Wales breached safety regulations and were not suitable to be sold or let. Our client knew they needed a quick solution to recoup the debt and avoid potentially falling foul of legal regulations. Following a recommendation from another of our clients, they contacted us.
Within two weeks, all repairs to the intercom, smoke vents and fire alarms were completed, as was organisation of landscaping, cleaning contracts and full health and safety and fire risk assessments. Attention has since turned to longer-term projects, with a focus on adding capital value to the development, increasing the resale value.
The method To ensure the client’s needs were met, we set up all services within the development to make the assets legally habitable. Our range of services meant we could offer management and the ability to let the properties. A detailed project plan was provided that took into account the financial constraints of the client.

Case study
Managing a Right to Manage leasehold development The challenge
The outcome
Leaseholders took over management from the freeholder of a Grade II listed property which had been converted into flats. The property suffered from pre-existing damp issues, and the priority was to make the building water tight to prevent further damage to the property, and rectify the existing damage.
Issues arose between the client and the project surveyor due to a lack of progress, and we intervened to help provide dispute resolution and avoid legal battles, taking control of the works henceforth. We negotiated a suitable conclusion, making sure that the work was completed to the client’s expectations and, crucially, remained within budget.
The method Reassurance that there would be a stable point of contact throughout the process was critical. A project surveyor was hired directly by the client to write the specification of works. The cost was higher than anticipated, and we handled this process sensitively and smoothly, collecting all funds with no disputes.

Case study
Reducing rent arrears and empty properties The challenge
The outcome
A corporate portfolio previously managed by 7-8 agents faced difficulty producing accurate and reliable management information and reports. From authorising maintenance to agreeing tenancy renewals and rent increases, the management was very intensive.
There were over 120 monthly cases of rent arrears and 100 empty properties. With a proactive property management team, the current figure of rent arrears stands at 13 (over 21 days) and 3 empty properties. Renewal rates have increased, and with happy tenant reviews, rent has increased above the national rate.
The method A service level agreement was created to determine key performance indicators and produce process flow charts. Weekly and monthly management information templates were agreed and the performance began to improve very quickly. The department stripped out two key functions – rent collection/debt recovery and void management, to introduce specialist resource.

The outcome
We were instructed on a small number of properties for a crowdfunding platform, which has since increased to 240 with monthly instructions up. By understanding our client’s needs, from introducing property stock, remapping process flows in line with SLA, block management and on boarding, we ensure there is clarity on our specific role.
Prior to our management, there were many agents dotted across England. Our introduction means a more streamlined management process for everything, from authorising maintenance to management information. Due to our flexible approach, our client can now implement a portfolio change with one instruction, rather than dealing with several agents.
The method
Across the business we have specialists in a variety of areas, so we began by breaking the process down and allocated to our team based on their specialisms. We had a very hands on approach, and regularly attended various sites upon instruction to familiarise ourselves with the properties and to ensure understanding of ongoing issues that arise over the course of a long standing relationship.

Our Founder Our founder, Cecil Jackson Cole, not only set up globally renowned charities such as Age UK and Oxfam, but also transformed the way that business and charity are able to work together in harmony. For Jackson Cole, the purpose of his business was to make money to fund his charitable initiatives, which aimed to tackle poverty and housing issues on both a national and global scale. Before he died, he transferred the ownership of Andrews Property Group over to two charitable Trusts, The Christian Book Promotion Trust, known as Speaking Volumes and, our main shareholder, Andrews Charitable Trust.
The Trusts Andrews Property Group continues to pay an annual dividend of up to 35% of our annual, pre-tax profits to the trusts, totalling over £3.5 million in the decade between 2001 and 2010. To this day, the strategy remains focused on supporting a number of imaginative, smaller projects that have potential to, given the right guidance, funding and support, become long term substantial organisations. Not allowing for inflation, ACT has provided over £8 million to over 180 charities.
A living legacy To celebrate turning 70, we wanted to combine forces − both business and charity − to come up with an enduring social project that would honour not only Cecil Jackson Cole’s legacy, but cement our own. 50 houses, over 50 years. Purchased, renovated and managed using our property expertise, and leased to local charities.
