About the care provider The care provider for these developments was carefully chosen and appointed in conjunction with Oxfordshire County Council through a rigorous selection process. We are delighted that The Orders of St John Care Trust will provide the care services at Fernleigh. The Orders of St John Care Trust specialise in providing high-quality, person-centred care for older people. They have a great deal of experience in extra care and pride themselves on helping their clients remain as independent as possible for as long as possible. Clients have the choice of when to use the care services, knowing that professional, well-trained and friendly staff are on hand to assist as and when they are needed. As a not-for-profit charity, they invest any surpluses they make back into the organisation for the benefit of their clients, ensuring that high-quality care is the focus of their operation.
What care is available? Care support packages can be tailored to your individual needs. This means that you maintain a high degree of independence. Examples of care and other services available on site include: therapeutic activity; chiropody; laundry; bathing; provision of quality cooked meals; hairdressing; and help around the home. While most of the services are available during the daytime, there will be facilities for short periods of overnight or respite care, to enable you to get back to normal after a period in hospital or after an illness. Because the care provider is on site, the cost of care is both reasonable and flexible. All residents pay a core care charge, which covers the presence of the care team on site, and then specific care tasks can be purchased in segments, allowing you to increase or decrease help as you wish. A breakdown of charges is available on request.

Facilities & apartments
Our extra care developments are essentially luxurious apartment complexes – and the environment inside and out is designed to provide a grand and fulfilling lifestyle. This is your home to enjoy as you wish and you have the added benefit of an on-site management and care team. The ground floor is where you and your neighbours can enjoy the spacious residents’ facilities, some of which, such as the restaurant, are open to the public. There is a main foyer, a comfortable lounge, a fully-equipped restaurant facility, craft room and hairdressers, as well as staff and consultation facilities. Organised activities will take place on the ground floor – perhaps a social get together or a light exercise class, depending on the wishes of the residents. There are secure doors covering access to the lifts and stairways to the apartments, where you decide which visitors you wish to admit. Outside are beautiful gardens, accessed by level pathways, and the mobility scooter recharging room, where you can store a scooter if you wish.

Alongside the accommodation, on the upper floors, are a private bathroom and an assisted bathroom with hoist. These bathrooms can be booked for your own use, or as part of a care requirement package. The apartments are spacious and well appointed, offering warm, secure, and beautiful living spaces. Available with one or two bedrooms and in a range of designs, each home has a fitted kitchen with oven hob and extractor, and a shower room. Some apartments have double opening doors to a Juliet balcony. Every apartment has a wall-mounted intercom connected to the reception or duty manager and each resident will have a personal call alarm fob that can be worn on the wrist or around the neck. Further fobs can be purchased on request.

COST & How to buy There are three elements to the cost of living in an extra care scheme: • The cost of buying or renting your own home. • The service charges and sinking fund associated with any communal facilities. • Care and support costs, including a core care charge of £25 per week plus the charge for any additional care you receive. (The amount you pay will vary depending on your individual situation and your income. You may have to pay for all the costs, or you may be entitled to benefits to meet some or all of them.)
Shared ownership Shared ownership is normally thought of as the chosen route for first time buyers, but in the case of extra care it has been designed to give access to this special type of property. Shared ownership opens the development to a wider range of people. If you can’t otherwise afford to buy outright, you may be able to buy a 50% share of the property and GreenSquare will retain the other half. You will pay rent on the equity that you don’t own. As a mortgage is unlikely to be an option, you would use the profits from your own property sale to finance your equity share and to pay your ongoing care, management and service charge costs. Your care needs will need to be assessed to ensure that you can afford the longer-term costs and your buying eligibility will be based on your current income and assets.
Private ownership As the name suggests, this type of purchase is an outright ownership and although your care needs will be assessed to check that your requirements can be met, buyers over the age of 55 will be welcome to come and choose any available apartment. In some cases, care may not currently be required, but this may not necessarily stop you from buying now – and you will have the peace of mind that assistance is there if you need it. You will pay the purchase price, a monthly management and service charge, and a core care charge. All of these costs have been broken down to make them clear and are available on request.
Selling your apartment in the future We believe that you and your family should be able to sell your apartment at the full market value, so we only charge a selling fee. It is likely that we will have a waiting list of potential purchasers, so an estate agent should not be required when selling an apartment; you are free to select one if you choose, but will still be required to pay our fees. We will charge a selling commission based on the full market value and you will pay for an independent valuation from a RICS qualified panel. We will carry out the same assessments and provide the same support as in the initial sale to ensure that the sale proceeds as smoothly as possible.

FERNLEIGH, IN THE HISTORIC MARKET TOWN OF
Witney
The town of Witney dates back to Saxon times, where a settlement developed around an important crossing point over the river Windrush. In the Middle Ages a weekly dairy market was held at the town’s crossroads under a small roofed market building which became known as the Buttercross. Today the Buttercross still stands and is the most recognisable landmark in the town. For hundreds of years Witney was defined by the wool industry and, in particular, for the manufacture of distinctive striped Witney blankets. Exported all over the world, the blankets became synonymous with native Indians in North America and adorned their wigwams and horses.
