Local area The Paddocks is close to the City yet near to the country. There are some picturesque market towns and quaint villages in South Gloucestershire nearby with no shortage of beautiful churches and cosy country pubs, you can even pop across the bridge to Wales to explore Chepstow and Tintern Abbey. This is a great area if you love the outdoors –fabulous walks, bikefriendly countryside plus excellent entertainment for the family, from shopping, golf and trampolining to wildlife parks, museums and castles.

The nearest primary school is Hambrook Primary (approx. 200 pupils) but there are many more within a couple of miles, while Ridings Winterbourne International Academy (approx. 1700 pupils) is the closest secondary with plenty of other options around Bristol. The main campus for the University of the West of England is also just a few miles away with over 27,000 students and 3000 staff. For health matters, you’ll find local doctors and dentists surgeries at nearby Stoke Gifford and Frenchay but the city hospitals are within easy reach as well, including the recently opened £430M Southmead Hospital. You’ll find some local shops for essentials at Winterbourne and Stoke Gifford but there are larger supermarkets within a couple of miles, including Sainsburys at Emersons Green. In addition, the major shopping centre of Cribbs Causeway - “The Heart of Bristol Shopping” - is just 5 miles away with over 150 stores, a choice of restaurants, plus 10-pin bowling and a 12-screen multiplex cinema.

Renewable & Eco Credentials The construction, insulation and renewable technologies used have enabled the homes to reach the prestigious A rating under EPC. The practicality of an A rating is the running costs of the homes are significantly low, £237.23 per year#. Construction The homes are Timber Framed, a long established environmentally friendly form of construction with great air permeability properties, and when paired with high levels of insulation, great thermal properties as well. Scandinavian VELFAC composite windows bring together the best of both worlds; the durability and versatility of aluminium, and the beauty and warmth of natural wood. Aluminium is both highly durable and low maintenance, ensuring the windows will last 40 years or more. The wood frame contributes to great energy performance. Underfloor heating fitted to the ground floor also allows for greater comfort as well as economy.

Photovoltaic The homes are fitted with more aesthetically pleasing “in roof” south facing photovoltaic (PV) panels generating a peak output of 5kw. Smart controls also ensure the oversized hot water tank is heated during the day when the PV is at its most efficient. Not only does this significantly reduce the running costs of the home but any unused excess generation can be sold back to the grid and owners can claim the feed in tariff.

ASHP Daikin’s air source heat pumps represent a major step forward in energy efficient climate control, because they utilise free heat from the environment, rather than generating it solely from traditional fuel sources such as gas, oil, electricity or LPG.

Because they consume much less electricity than the heat they generate, heat pumps have significantly lower running costs than traditional energy sources. Air source heat pumps can extract latent heat from the outside air (even when the temperature outside is down to -20°C) and pump it inside to heat indoor spaces, making use of outside air as an infinitely renewable energy resource. Linked to PV panels the ASHP becomes a highly effective, economical and environmentally friendly way of providing hot water and heating to your home.
