The Arts Society Dulwich

T

he Arts Society Dulwich is an affiliate of The Arts Society, a national organisation which encourages arts education and heritage conservation. Formed in 1973 under its previous banner as the Dulwich Decorative and Fine Arts Society (DDFAS), the Society has over 100 members. New members will be most welcome. The main attraction of membership is the series of ten illustrated lectures held in the sixth form lecture theatre at James Allen’s Girls’ School (JAGS) on the second Thursday of each month from October to July. Lectures start at 8pm with light refreshments available beforehand. Lectures are usually followed by a lively question and answer session as time allows. Parking is available at the School. The number 37 and 42 buses pass close by. The 2017-18 season provides a customary wide ranging programme of illustrated lectures. These include: the origins and uses of amber including how fakes may be recognised; the contribution of women artists of the Second World War in documenting a remarkable record of English provincial life in anticipation of possible destruction through enemy bombing; a rare insider’s view of Habitat’s clarion call to colour and design, changing the way we lived then and the way we live now; the truly outstanding examples of Byzantine art as represented in the mosaics in the 5th and 6th century churches of Ravenna; the history of the Royal Academy of Arts including a behind the scenes look at the famous Summer Exhibition which has run since 1769; a juxtaposition of JMW Turner’s paintings with the masterpieces that inspired him, by artists including Claude, Poussin, Rubens, Titian and Van de Velde and his sense of rivalry with his contemporaries, notably John Constable and David Wilkie. In addition to the annual lecture series, members have access to a range of interesting and rewarding visits and other events. These are often organised on a ‘private visit’ basis outside of normal gallery or other venue opening hours. The first visit for 2017-18 is to the new Postal Museum

planned to take place in November. In February there will be a private tour to Somerset House and a trip round the Courtauld. Other visits are being planned to take place later in the year. Members also have access to the study days, courses and events provided by the Arts Society Greater London. These are usually held in central London and offer an equally broad range of topics. The Arts Society Dulwich members’ Christmas Dinner will be held on the evening of 15th December 2017. Guests will be welcome. Individual membership costs £49 per year (just under £5 per lecture!); joint membership is £95 per year. Temporary ‘taster’ memberships are available for a donation of £9 which will be deducted from the cost of subsequent full membership. No need to book, just turn up on the night! Discounts are available for students and members joining during the year. Membership can also be purchased for friends and family as a gift. 1) Paint your hollowed pumpkins in pretty pastels and create a flower arrangement using an oasis floral foam bowl that fits. A great centrepiece for a grown up dinner party or a more refined Halloween window display! 2) Use inexpensive upholstery studs to create a design by simply sticking them into the pumpkin. You could also add self-adhesive crystals or bits of mirror for that added opulence. It will create that WOW factor. 12 | SE21 - October 2017 Impressions

3) Create a decorative ‘Chinoiserie’ inspired pumpkin, by a simple bit of decoupage using printed paper napkins and PVA glue. 4) Make use of Grandma’s old lace doilies! Add different sizes to create a layered look using a selfadhesive aerosol spray and/or PVA glue. 5) For that extra bit of fun why not turn a large pumpkin into an amazing drinks cooler! Simply cut the top off and scrape out the insides, place a bowl that fits the cavity, fill with ice… VOILA!!!!

For the Chermoula • 3 Garlic Cloves, roughly chopped • 2 Tablespoon each Ground Cumin & Coriander • 1 ∞ Tablespoon Paprika • 1 Tablespoon Harissa Paste • Good pinch Saffron Strands • 2 Tablespoons Lemon Juice • 20g each Fresh Coriander & Mint Leaves • 4 Tablespoons Olive Oil • ∞ Teaspoon Salt

For the Buttered Couscous • 360g Couscous • ∞ Teaspoon Salt • 450ml Boiling Water • 25g Butter • Finely Grated Zest of 1 Small Lemon 14 | SE21 - October 2017with Email Suzanne

Method 1) To make the chermoula, blend all the ingredients to a smooth paste in a food processor. 2) Heat 1∞ tablespoons of the oil in a large flameproof casserole. Fry the lamb in 2 batches until browned all over, then lift onto a plate. Add the rest of the oil and onions to the pan and fry over a medium heat until soft and browned. Add the grated ginger, cook for 1 minute, then add the tomatoes, cinnamon, ground ginger, 2 tablespoons honey and 2 tablespoons chermoula. Simmer for 2-3 minutes, then return the lamb to the casserole and add the preserved lemon/lemon zest, stock, ∞ teaspoon salt and the pepper. Part-cover, then simmer for 1 hour. Stir in the chickpeas and simmer, uncovered, for 30 minutes more until the lamb is tender and the sauce has reduced a little more. 3) Put 1 litre cold water and the lemon zest and juice in a saucepan. Peel, quarter and core the quinces, putting them in the pan as you go to stop them browning. Bring to a simmer over a medium heat and cook for 10-15 minutes until just tender when pierced with the tip of a knife. Drain well and transfer to a deep frying pan or sauté pan. Add the butter, the remaining 2 tablespoons honey, the sugar, cinnamon, 3 tablespoons of the lamb cooking liquid and the remaining ¼ teaspoon salt, then cook gently, turning now and then, until the juices are sticky and reduced and the quinces are tender. 4) Shortly before the lamb is ready, put the couscous and salt in a large heatproof bowl, then stir in the hot water. Cover with a clean tea towel and leave for 5 minutes. Uncover, then fluff up with a fork. Melt the 400g butter in a large pan, add the couscous and stir over a low heat for 2 minutes until heated through, then fork through the lemon zest. Melt the knob of butter in a pan and fry the almonds in it for 1 minute. 5) Stir the remaining chermoula into the lamb and adjust the seasoning to taste. Arrange the quince over the top, scatter with the almonds, and then serve with the buttered couscous.

Garden Talk with Janine Winlaw

Get ahead with spring bulbs

I

t may seem a way off, but autumn is the time to plant your spring bulbs - you’ll really appreciate those splashes of colour after the grey winter months. Bulbs look great in drifts under deciduous trees and bushes or at the front of borders, but work well in containers too. Here are a few to try.

Crocuses One of the first flowers to emerge in February, they create a pretty wash of purple or yellow naturalised in the lawn and are lovely clustered under magnolia trees or crammed into pots. Soft purple C. tommasinianus ‘Barr’s Purple’ with its golden orange stamens is a winner while C. vernus ‘Pickwick’ is more robust and bigger (12-15cm), so good for impact on a dull winter’s day. Sarah Raven’s favourite C.minimus ‘Spring Beauty’ is a stunner and great in pots on the windowsill where you can admire the striking dark purple stripe on the outer petal. Most need well drained soil and sun.

Narcissi

Muscari Flowering from around April these pretty spires of tiny grape-like flowers in blues and whites are easy to grow and look great lining pathways as well as in pots mingled with narcissus or hyacinths. M. armeniacum with its brilliant blue flowers is a classic (though it can colonise a bit) while M. azureum is a less vigorous early flowerer (March) with paler blue heads. They like sun but will tolerate shade.

Tulips

Daffodils are a must for cheerful spring colour and lovely scent, and there’s a variety for every taste. N. ‘Carlton’ (45cm) is for fans of bold bright yellow daffs, they flower early (March) and make great cut flowers. For a subtler look, N. ‘Thalia’ has elegant off white sweetly scented flowers (35cm). Even more dainty is ‘White Lady’, and ‘Tete-a-tete’ is a cute dwarf daffodil with golden petals, perfect for pots. Full sun to part shade.

Stunning and stylish, a big block of tulips will brighten up your garden from April/ May and give you weeks and weeks of enjoyment. They come in a mouthwatering array of colours from the stylish dark varieties such as ‘Queen of Night’ and the more beetroot purple ‘Negrita’ to the pastel ‘China Pink’. Pure white ‘Catherina’ is gorgeous, ‘Spring Green’ is pretty and fresh, while ‘Ballerina’ is for those who love hot orange and red. Most like sun and well drained soil.

Hyacinths

Planting

These are showy highly scented bulbs that flower in April and May and look lovely in pots with tulips as well as in the border. Along with white and bright pink there’s a huge range of purples and blues. One of the most stunning is H. orientalis ‘Woodstock’– a deep plum that looks fab with tulips of the same shade. H. orientalis ‘Peter Stuyvesant’ is a dramatic dark violet colour and ‘Blue Pearl’ is a classic with violet blue flowers and dark green leaves. They like full sun or part shade

Plant the smaller early flowerers such as crocuses in late September, daffodils in October and tulips in November when the soil is cold. The rule of thumb is to plant them between twice and three times the depth of the bulb, around 10cm apart depending on the size of the bulb. A bulb planter is helpful to gauge depth. Bulbs tend to need well-drained soil so add a handful of sharp sand to into the hole before planting to minimise rotting. (Snowdrops are best planted in the green in the winter months.)

Pets Corner with Leonie St Clair

Can you speak dog?

M

ore than ever before dogs and owners are being forced to live in very close proximity. Some dogs, just like humans, are a little more precious about personal space and problems can arise when both owners and other dogs fail to recognise signs of anxiety, frustration or irritation in another dog. This month I want to focus on some aspects of dog communication and how taking the time to learn a little more about this can help us all get along a bit better. Dogs are uniquely equipped to read the human face and they are exquisitely attuned to our body language and spent much of their time watching us, perhaps owners should return the compliment and take time to learn a bit more about what our dogs might be trying to tell us. Below are three common scenarios where canine signalling is frequently misinterpreted by humans. 1) You, or someone else, try to cuddle your dog. As you move in for contact your dog slightly turns his face away from you and yawns. What you might think: Poor thing he must be tired and you lean in for a comforting embrace. What your dog is actually saying: Please back off, you are invading my personal space in a way I find uncomfortable. Moving the head or even the whole body away from something is the dog’s way to try to avoid or break contact. Yawning is just one way a dog expresses unease (of course the dog may also be tired, examination of the context usually tells us what is going on). Other things the dog might do are shaking off even though his fur is dry, or he might suddenly start scratching or suddenly sniffing the ground in a focussed way. 2) You are out walking with your dog and are keen to meet other dogs and their owners. You see a beautiful dog walking with her owner on a lead. You rush towards them to say hello. The dog goes very still, fixes her eyes on you and begins to raise her tail. As you get closer she starts to wag the tip of her tail briskly, still holding it high. You think: she’s wagging her tail, she must be friendly, and you continue to walk forward to

20 | SE21 - October 2017

say hello. What the dog is actually saying: I’m not sure about you and your dog, I cannot move away because I am on a lead, but I am ready and confident to take action. A wagging tail is not necessarily friendly at all, and can signal quite the opposite. Wagging tails simply indicate some kind of emotional arousal. Dogs wag tails to greet people or dogs in a friendly way but they also wag their tail when they are angry, frustrated or even when they are excited, focussing on a task they enjoy. In general, a tail held level to the body and wagged in wide sweeps is friendly. A very high or low tail, with very fast or very slow movements, indicates fear, anger or high alert. New studies show that a tendency to wag the tail more to the right or the left indicates if your dog is more negative or positive about a situation. Remember, different breeds and types of dog have a different baseline tail height, get to know your dog’s tail patterns. 3) You walk down the street with your dog on the lead and another dog is also approaching on the lead, head on to you. Your dog starts to lick his lips repeatedly and seems reluctant to move forward. You think: come on, I’m in a hurry, stop messing around. Your dog is thinking: Help, help I’m being forced forward into a confrontation with a big, scary dog I don’t know and I feel anxious. It is not clear that dogs consciously signal anxiety to other animals, but repeated lip licking is a sign of anxiety in dogs and many other dogs seem to recognise that signal and respond to it. However, remember some dogs are much more skilled at reading dog body language than others. For more information see the work of canine body language expert Turid Rugaas at: www.dogwise.com/ItemDetails.cfm?ID=DTB527EBK

Arts News

Around Dulwich with Sarah Pylas October News

I

t’s over a month since we returned from our Greek island holiday and I am still struggling to readjust back to our old routine. I miss the slower pace, days spent on the beach, balmy nights watching the sunset over mountains with a glass of rosé in hand and, of course, delicious food. We have often tried to capture the spirit of Greece at home by eating in the garden and drinking wine only out of a carafe, but it is hard to get a real taste of Greece when you are shivering under an umbrella. So, when Angela invited me to be her guest at the opening of The Real Greek restaurant in Dulwich Village, I accepted faster than you can say Opa! The Real Greek restaurant occupies the previous site of Café Rouge and serves dishes that are inspired by different cultures and influences of Greek cuisine. The menu was devised with Tonia Buxton, presenter of the'My Greek Kitchen' TV series and author of ‘The Real Greek’, ‘Tonia’s Greek Kitchen’ and ‘Eat Greek for a Week’ cookbooks. Tonia was also in attendance on the night so we got to chat with her about food and my crazy Greek family. Angela and I opted for a selection of cold and hot meze to share, including fava (green pea dip), Gigandes (giant beans in a tomato sauce), dolmades (vine leaves stuffed with rice), chicken skewers, lamb cutlets and grilled octopus, all washed down with an ice cold glass of wine. Ok, 3 glasses. The atmosphere was buzzy, the service was friendly and, most importantly, the food was divine! We had a fantastic night and both agree the restaurant is a brilliant new addition to the area!

It was a far cry from the barbecue sausages we dined on just a few days before. A class camping trip was the last thing I was in the mood for on the first weekend after our son went back to school, however, as the campsite at Dulwich Scout Centre is a mere 10 minutes from our house, we were to be there for less than 24-hours and rain was NOT forecast, I stuffed the contents of our house into the boot, back seat and roof of our car. Every spare inch was jammed with blow-up beds, sleeping bags, a stove, pots and pans, water bottles, table and chairs, fleeces, cool boxes, waterproofs, wellies and enough food for a week. Obviously, as soon as we started to put the tent up the heavens opened. Fortunately, the kids were having too much fun to notice or care. There is a lot to look forward to around Dulwich in October. The Herne Hill Music Festival runs from 6-15th and offers the usual range of music from jazz, folk and blues to family and children’s concerts and classical music.

House of Colour is hosting an Autumn Style reboot at EDT on Saturday 14th October, while the streets of Dulwich will get a spooky makeover when October draws to a close and a sea of ghouls, ghosts and green-faced witches will trick & treat their way from door to door. As always, details of all local news, events and ticket information can be found on our website arounddulwich.co.uk. You can also find us on Facebook, and follow @arounddulwich on Instagram and Twitter. See you next month! Sarah Pylas GrenglishBlog

Fitness tips with Leanne Spencer

Less Is More Five Ways To Exercise Effectively In Just 30 Minutes Or Less One of the most common mistakes people make with fitness is thinking they need an hour or more to exercise effectively. I want to introduce you to five ways you can exercise effectively without spending more than 30 minutes on a session – sometimes it could be as little as 15-20 minutes.

Tabata or HIIT Sessions Tabata is a high intensity type of interval workout based on 4 minutes in total – 20 seconds of high intensity exercise and 10 seconds rest. The idea is that you work very hard for 20 seconds and recover, except that the recovery periods feel less and less as the time goes on! With each tabata only lasting 4 minutes, you could do 3 of these in a workout with great effects.

Interval Sessions If you already have a running or jogging routine, this will be easy to add in. If you don’t, this is a great way to maximise the efficiency of your exercise session and make good progress in terms of cardiovascular fitness and speed. After warming up for at least a mile, identify a tree, lamp post or similar that is approximately 100m away (start at less if you’re a beginner). Run as fast as you can towards that marker, then walk back. Repeat 10 x and then cool down with a slow lap.

Lift Something Heavy Everyone should be combining cardiovascular or aerobic exercise with strength work, but especially if you’re over 40 and even more so if you’re a post-menopausal woman. Resistance training like weight lifting, bodyweight training and kettlebells for example, helps promote bone health. This is particularly important for post-menopausal women because they produce less oestrogen, which affects bone density. But whatever your age, lift something heavy every day if you can, 32 | SE21 - October 2017

whether that’s shopping bags, a kettlebell, a set of dumbbells or pressing your own bodyweight.

Be Present And Focused If you only have a short amount of time to workout, make the most of it. Focus on what you’re going to do and why – what’s your intent? By just being present for the exercise you’re doing, you can get more from it. Focus on the muscles you’re working, and maintain that focus for the duration of the exercise. It’s much better to be fully engaged for a short period of time than half-engaged but you’ve ticked the box of ‘onehour workout done’.

Intersections Maximise the time you’re spending on exercise by combining it with something else you love. For example, I now walk a lot more than I used to because I love listening to podcasts. I’ve intersected listening to great content with exercise by buying a pair of noise-cancelling headphones for when I’m walking. If you struggle to get into your workouts, try intersecting exercise with something else – maybe it’s finding a training buddy who you don’t get to see much, or listening to music.

October 6th - 15th

Herne Hill Music Festival

S

outh London’s multi-genre music festival returns this October from Friday 6th to Sunday 15th. The annual festival is becoming an established fixture in the capital’s musical calendar and will this year present its largest and most varied programme ever. In total, there will be a record 19 individual events across various venues around the SE24 postcode. As always, Herne Hill Music Festival tickets are extremely attractively priced (from £5) and are further complimented by a variety of free entry performances. The aim is to maximise musical engagement across the community over the 10 days and to act as a platform for musicians and groups from many musical styles. All events are listed on the festival website www.hernehillfestival.org There really is something for everyone in this year’s lively and inventive programme including Classical, Jazz, Blues, Folk and Musicals as well as Choral music of various styles. This is paired with a strong community strand of events reflecting the wide range of local talent across South London. This year dance is also included for the first time. In another significant development, the festival has even commissioned a musical which debuts rather spookily on Friday 13th October. The Frankenstein Teacher is a musical for primary schools performed by the pupils of St Jude’s C of E School alongside professional soloists. Mr. Frankenstein wants to be a teacher but the pupils are scared of him. He wins them over with the help of the class hamster. Young people also perform

the next day with ensembles from St Saviour’s and Bessemer Grange schools. On the opening Saturday afternoon (October 7th) the festival brings together 5 choirs across the boroughs of Lambeth, Southwark and Lewisham for the first time with a major new event at St Faith’s Church entitled “Herne Hill Sings On”. This family friendly afternoon features The Cambria Choir (based in Loughbourough Junction) , Lambeth Ladies Choir, The Nunhead Community Choir, Vocallective from Forest Hill and Crystal Palace's B&G Cafe Choir. The repertoire will feature a wide range of material covering pop, jazz, folk and rock classics as well as show tunes from the musicals, and songs from opera and operetta. With additional family concerts, swing band, music hall, klezmer, several classical and jazz concerts alongside cabaret, a musical coffee morning, silent film screening with music, a celebration of the guitar and festival chorus evensong SE24 will be ringing out with music over the 10 days ! The festival is staffed entirely by volunteers and is supported by the main festival sponsor Herne Hill School as well as the generous contributions of City & Country Markets, Olley's Fish Experience, Petermans Estates and Fourway Pharmacy. Specific thanks are also due to The Arts Council of England and The Herne Hill Society for their support for The Frankenstein Teacher. The Festival takes place between October 6th & 15th at various venues around Herne Hill. Full details at: www.hernehillfestival.org Tickets from: www.wegottickets.com/hernehillfestival, or on the door unless sold out.

Tuesday 24 October: Laugh Train Home Director: Jacques Demy France 1968 125 minutes Cert U Bar and food at 7pm Film starts at 8pm Delphine and Solange are two sisters living in Rochefort. In this musical, Delphine is a dancing teacher and Solange composes and teaches the piano. Maxence is a poet and a painter. He is doing his military service. Simon, who owns a music shop, left Paris one month ago to come back to the place where he fell in love 10 years ago. They are looking for love, looking for each other, without being aware that their ideal partner is very close. They sing and dance in the streets, a euphoria intended by the director. We say: Cited as one of the inspirations for La La Land with its primary coloured costumes and dancing in the streets, this musical is unapologetically feelgood. A summer confection as light and brightly coloured as tissue paper, with Catherine Deneuve and Gene Kelly and music by Michel Legrand. What’s not to love? www.thebiggerpic.co.uk. Education News from Alleyns

Yoga for Children

S

arah Thomas, Junior School teacher at Alleyn’s, and qualified Hatha yoga practitioner, on the benefits of Hatha Yoga for children and adolescents. As the inimitable ‘Mr Magorium’ in the film bearing the same name, Dustin Hoffmann says: “Your life is an occasion - rise to it!” In other words, live life well and as fully as possible. In order to ‘rise to the occasion’ however we need to be physically, mentally and emotionally well so we have the resilience to deal with all that life throws at us.

Childhood Stress It is well-documented that our busy lives leave us stressed and children too are party to this. Busy home lives, school lives, homework deadlines, and revising for exams all contribute. Add the intrusion of social media, peer pressure and messages from society as a whole into the mix, and children can be bombarded from all sides at a vulnerable stage in their lives.

How Can Yoga Help? As a ‘mindful’ practice, Yoga belongs in the ‘wellbeing toolkit’, providing practical exercises to strengthen the body, calm the mind and soothe the emotions. It is a mood booster, a stress alleviator, and an uplifting ‘feel-good’ endorphin releaser! Hatha Yoga is made up of three main elements - postures, breathing exercises and relaxation. Children pick up the postures and different techniques with ease, with a growing awareness that these will have a positive effect on their minds and bodies and restore a sense of wellbeing.

Starting Out • Try yoga yourself – your child will learn the movements of yoga from watching and imitating you • Start early with parent and child classes • For toddlers and up get a child-sized yoga mat and allow them to follow your practice whenever and however they please • Try some of the great, free children’s yoga videos that are available online 42 | SE21 - October 2017

• Sign them up for one of the many children’s yoga classes available • Introduce them to simple breathing exercises • Invest in fun yoga games like The Kids Yoga Deck to teach them different poses • Most important, keep it fun and light-hearted – yoga is about relaxing after all!

Relaxation Yoga classes close with a relaxation session. Learning to relax fully and completely does not come naturally to everyone, but it is a vital process to help lower stress, turn off the ‘fight/flight’ response and switch from the ‘alarm brain’ to the ‘thinking brain’. Children are taught to practise simple breath awareness in yoga classes. Focusing the attention on the breath slows the traffic of the mind and induces a sense of peacefulness. Once children have these yoga ‘tools’ at their fingertips it becomes second nature, and they can practise on their own, at a time that suits them. Not only is yoga simple, free and accessible to all, it leaves both children and adults feeling joyful, energised and relaxed, and, to paraphrase the words of Mr Magorium himself, better able to rise to the occasion that is life!

Dulwich Hamlet FC - News

A Mixed Start To The Season

T

he start of the season has seen a mixed bag of results for the team in the league and they currently sit mid-table. However at this stage of the season a few wins in a row would see them hit the play-off places, a position we hope to be in (at the very least) at the end of the season. At the time of writing Dulwich are due to play Slough away in the 2nd Round Qualifying of this seasons FA Cup. The club has not appeared in the 1st Round of this completion since 1998-99 when the team lost out to Southport 1-0, let’s hope that this is the year we reach the 1st Round for the first time in 19 years!

We need your help

Non League Day 2017

Over the summer the Trust merchandise team have been working hard to improve our range of merchandise. New items in stock include badges, scarves, mugs, card holders, t-shirts and of course the current replica shirts which are proving very popular. We also launched our new online shop recently which has the majority of our stock including some items no longer available in the shop at the ground so please do check it out www.dhfcshop.co.uk.

This year the fixture computer has been kind to us and gifted us a home fixture on Non League Day which this year is taking place on Saturday 7th October. We will be playing Needham Market and once again the Club is operating a ‘pay what you like’ policy at the turnstiles. Non League Day has traditionally seen some of the largest gates at Champion Hill in recent history and we hope this will be the case again. As has happened previously, the Club’s charity partner for the season, the Coplestone Centre and, the Lambeth and Southwark MIND charity will benefit from the profits. Please do spread the word amongst friends, colleagues and your family.

Poster Partners Many of you may have seen DHFC fixture posters at matches or in the local area. These are commissioned and disseminated by a group of volunteers on behalf of DHST. For a couple of years we have been doing this informally to assist the club in raising its profile locally. We hope this has contributed to the club becoming the best supported in the league. DHST has been approaching businesses in the local area to become ‘poster partners’. This entails them agreeing to place a fixture poster on their premises each month. This serves a dual purpose, it keeps our fans informed and creates even greater awareness of the club in South London. It also involves local businesses with the club which we hope will stimulate important investment in the club through sponsorship. 44 | SE21 - October 2017 Dulwich

1) We need volunteers to help put up posters in the local area. 2) We need introductions to local businesses, societies, employers who might get involved with the scheme If you think you might be able to assist us in this endeavour please contact us: info@dhst.org.uk. Any level of help would be appreciated, posters can be printed out by following this link or a supply will be available at the club on match days.

Upcoming home fixtures • Tuesday 3 October – v Harlow Town 19:45 KO • Saturday 7 October – v Needham Market 15:00 KO • Saturday 21 October – v Burgess Hill Town 13:00 KO Visit the Club’s website for all the up to date news: www.dulwichhamletfc.london and follow them on Twitter@DulwichHamletFC DHFC are more than happy to issue complimentary tickets at a future league home match, which can be used by adults or children. Financial Matters with David Frederick

Where to Buy-To-Let?

F

ollowing a recent discussion at a networking session it became abundantly clear that some buy-to-let landlords had been living in the clouds or not engaging with any professional advisers. They seemed to be oblivious to recent tax changes. In short, whether a landlord owns one or dozens of let properties, they should be aware of the recent tax changes. Moreover, these changes will be taking greater effect over the subsequent tax years. For those landlords who missed the headlines earlier, the deduction of interest and finance charges from the rental income relating to funding for a residential property business has ceased. Complete new rules were born on 6th April 2017. The financial costs which may be deducted from residential property income by individual landlords are now restricted. These restrictions continue over the next three tax years and from 2020/21 the finance costs permitted will be nil, see table below. Tax Year

Finance Costs Permitted

2017/18

75%

2018/19

50%

2019/20

25%

2020/21

0%

Under the new rules landlords receive a tax credit equivalent to 20% of the lower of: • finance costs not deducted from income • income from the property business before interest • total income exceeding allowances. This tax credit will be set against the income tax liability for the year. Any unused tax credit will be carried forward to be relieved against the tax payable on the property income in a future tax year. This restriction on finance charges will have the greatest impact on landlords who pay significant amounts of interest or other finance charges, and who may be pushed into the higher tax rates due to their increased taxable income. The new restriction for deduction of finance charges 46 | SE21 -David October 2017 Frederick

only applies to landlords who let residential property and pay income tax on those profits. It does not apply if the property is commercially let as furnished holiday accommodation (FHL), or the landlord is a company. As a consequence some landlords have been rushing to transfer their portfolio into a limited company structure. For most landlords, this may prove to be a leap from the frying pan into the fire. Any sale and repurchase of properties, or a transfer into a company, is likely to generate a capital gain as the transfer is deemed to occur at market value. The gain on disposal will be taxed at 18% or 28% depending on the level of the landlord’s other income. Where an actively-managed property business is incorporated, the gain can be rolled into the value of the company’s shares. However, this incorporation relief doesn’t apply in all circumstances. Any loans attached to the property business must be transferred into the company as leaving the borrowing in the individual’s name would defeat the purpose of the restructuring. When the company acquires the properties, stamp duty land tax (SDLT) or for Scottish properties land and buildings transaction tax will be due, including the 3% supplement. When a property is let through a limited company, the company profits will be subject to corporation tax at 19%. Furthermore, the extractions of funds by a landlord from a company to remunerate themselves as a salary, or as a dividend, may well give rise to additional tax liabilities and possibly national insurance contributions (NICs). The first £5,000 of dividends received in the tax year will be taxed at 0%. This allowance is in addition to the personal allowance of £11,500. The exact amount of tax payable on funds extracted by a landlord from a company that they control, will depend upon the level of other income they receive in the same tax year. Landlords jumping from property ownership as an individual to a company structure may not provide the tax solution they crave. Landlords should ensure they seek advice before making that leap.

Paxton Green Time Bank

Time Banking in Dulwich

P

axton Green Time Bank (PGTB, a registered charity) is now nine years old and recognised as one of the best time banks in the country, but still there are many local people who don’t know about it - or even what time banking is and the benefits it can bring to individuals and the community. To explain briefly, time banking believes everyone has something to offer, whether a skill or just time to be with someone. Members offer to help other members on a one-to one basis or volunteer in a local charity and “bank” the hours they gave. They can then “spend” those hours on help for themselves, or on training opportunities, workshops, social events, or special outings. Among the three hundred members of PGTB there are over 150 different skills on offer, for example: learning Arabic or chess, dog walking, computer support, gardening, befriending, shopping, decluttering. All skills are valued equally: an hour is an hour is an hour. A personal example: I helped one member whose first language was not English fill in an on-line job application, helped another with poor eyesight to sort her paperwork, and taught a third how to make chutney. I have spent some of my hours on having my car cleaned (a job I hate!) and another having a delicious Lebanese lunch cooked for me. Essentially, therefore, time banking is a cashless economy which enables even those who have few monetary resources to partake more fully in society and enjoy what many of us take for granted. Need your windows cleaned? Need some decorating done? Brush up your German? Get your computer fixed? None of these comes free in everyday society. By taking part in time banking, people get to know their neighbours and make friends in a way which has become rarer in today’s frenetic society, and which helps build a stronger, safer community. It goes further: it is based on coproduction which means that members do much of the organising themselves, setting up and

48 | SE21 - October 2017

running group activities. This builds confidence and skills which can be preparation for returning to work. The small staff at the one-room office in Kingswood House on the Kingswood Estate support the members with modest help as needed. Time banking has a side benefit for the NHS: many people who might be lonely, impoverished, or depressed may feel useless and unvalued. Being able to contribute, even in small ways, does wonders for well-being and improves health, both mental and physical. In fact, PGTB was set up by GPs at the Paxton Green practice who realised that many patients were looking for social contact as much as a repeat prescription. Recently published research found that around 20% of visits come in this category, a sad reflection on our society, and one which PGTB is addressing in a practical, low cost way. Our membership now extends beyond Dulwich into disadvantaged areas of Southwark and Lambeth where we have set up hubs - mini time banks – again helping individuals and strengthening local communities.
