“The Chair Sanctuary has been advertising in SE Magazines for over a decade and it’s proved to be such a good decision for us as the magazines are so widely read and trusted by our clients. Angela is a great advocate for local businesses and her advice has helped us expand the reach of our upholstery and furniture renovation services. It’s great to feel so linked into the local community which Angela really helps drive. We can’t recommend Angela and SE Magazines highly enough!” Karen Wood and Kathy Daniel, www.thechairsanctuary.co.uk “I have advertised with SE magazines for several years now, previously to promote my former business which grew and became very successful in the local area and also now to launch my new business. These great local magazines are the best for attracting new business and also act as a gentle reminder to existing clients. I would highly recommend advertising in them!” Becca Teers, Author, Therapist, Trainer, Speaker www.healthy-habits.me www.unlimited-book.com

Welcome to SE23 As is becoming the norm now, lots of things have changed since the July issue. I am pleased to say I have now had my hair and nails done! Gyms are reopening, more beauty treatments are allowed and you can even go for an outdoor swim! It is great to see more and more businesses reopening. Our events pages start on page 6 this month with five full pages of online and actual events you can go to. Please do check them out. Remember to our visit our website www.arounddulwich.co.uk as events are updated daily. I know I go on about how important it is to shop local. But it has never been more important to do so, than now. Our local shopkeepers, cafes, bars , gyms and restaurants need our support. So I am pleased to see the Government are launching the Eat Out to Help Out scheme this month. I was hoping to list all participating bars, cafes and restaurants in the magazine but there are too many! A full list is available on our website. See page 11 for more details. The Dulwich Picture Gallery and Horniman Museum and Gardens have both now reopened. Find out more on pages 24, 25 & 28. The Last Word goes to Raj Tanna. Raj is a local estate agents and have lived in Forest Hill for 30 years, see page 32. Until next time, take good care.

What's On - August Monday 3 – Friday 7 August: The House That Slipped
7.30pm with a LIVE socially distanced finale on the 8 August. Teatro Vivo presents an online immersive show. Directed by Mark Stevenson. When the UK went into lockdown the residents of 12 Laburnum Drive, Brockley took the government advice very seriously. One month on they opened their front door to find themselves in unfamiliar surroundings. Their little house had floated away and come to rest in the year 2070. Although the future seems to be almost Utopian, they have started to think about how they could get home. They have discovered that Zoom still works on their laptops, and by a strange setting in the latest upgrade they seem to be able to contact people from 2020. That's where you come in. For five nights only, a very limited audience will be enlisted to help them find their way back (if they want to), and maybe even to meet them in person a special socially distanced celebration. The House That Slipped is funded by Arts Council England through the Emergency fund. It’s Teatro Vivo’s response to the current situation for our industry: creating theatre that still feels connected to communities and employing arts freelancers in this time of theatre’s fight for survival. We are excited to be able to bring our signature brand of interactive immersive theatre to a digital stage – taking our audiences on a journey from the comfort of their living rooms. The show itself will take place on Zoom in the future, the present and the slip stream of time in-between. https://www.teatrovivo.co.uk/ Event/house-that-slipped.

As with the Feast programmes that you all know and love, we’ll be bringing you information about our favourite Traders – including exclusive special offers – along with a jam packed entertainment schedule and activities for kids. West Norwood’s community spirit shines through on these days and we’re proud that we’re still bringing Feast to West Norwood (albeit virtually). Many of our Feast visitors are keen to understand our plans for the rest of the year now that the government has started lifting restrictions. We are as keen as everyone to get back to our usual West Norwood Feast on the high street; now more than ever our local high streets and small traders need our support. We are working closely with Lambeth and other local community groups to ensure that our future plans are appropriate, well thought out and workable. Our visitor, trader and volunteer safety is our primary concern, and until we are absolutely happy that all safely aspects are covered, we’ll continue to run our virtual Feasts. Things are moving quickly, guidance is still emerging so we’re working hard behind the scenes to plan. Stay tuned! https://westnorwoodfeast.com.

Plants Adapted To Climate Change Garden Talk with Janine Winlaw | Instagram @janinewinlaw
W
ith summers generally getting hotter, it makes sense to use plants in the garden that once established won’t need regular watering. Beth Chatto’s gravel garden and the RHS Hyde Hall’s dry garden, both in Essex, are fantastic examples of drought-tolerant planting. This kind of planting is especially useful in front gardens that get watered less, or south facing gardens. Drought-tolerant plants often originate from hot, dry environments and have adapted in different ways to cope with the conditions. They also tend to like well-drained soil, so add grit or sand to clay soils. Grey or silver-leaved plants conserve water by reflecting the sun. Stachys byzantina (Lamb’s ears) with its woolly silvery low growing leaves is a lovely example of this

(S. ‘Silver Carpet’ has smaller neater leaves than S. ‘Big Ears’). Convolvulus cneorum is a fab small evergreen sub shrub with shiny silvery leaves and masses of white flowers throughout the summer, and Ballota pseudodictamnus is a more unusual evergreen sub-shrub with rounded furry greywhite leaves. Sun-loving cistus varieties with grey green leaves and masses of short-lived flowers are also good for dry conditions. Some of my favourites include pretty pale pink C. argentus ‘Silver Pink’, C. x pulverulentus ‘Sunset’ with vibrant magenta flowers and C. x purpureus ‘Alan Fradd’ with large white flowers. Taller herbaceious perennials that cope with dry conditions include Perovskia ‘Blue Spire’ with silvery foliage and tall spires of violet blue flowers in late summer. Phlomis tuberosa ‘Amazone’ with 12 | SE23 - August 2020

grey-green hairy foliage and whorls of lilac flowers also copes well without much water. Sedum store water in their succulent leaves and most love hot dry conditions. Tall upright varieties are a great addition to the border with their large flat flower heads turning glorious shades of pink in late summer/autumn. Sedum ‘Autumn Bliss’ is a vigorous variety with flowers that gradually turn from pale green to deep red while S. Matrona has striking purple stems and pale pink flowers and Sedum ‘Purple Emperor’ is a dusky purple sedum with pink-red flowers. Carpet forming sedum varieties such as S. tetractinum are great for containers and also produce attractive flowers. Some plants, often those originating from dry rocky Mediterranean conditions such as lavender and rosemary have tiny aromatic leaves for reduced evaporation, and keep cool by releasing essential oils. Lavender varieties such as the popular compact L. angustifolia ‘Hidcote’ with dark purple flowers is a good drought tolerant choice. Other herbs such as thyme and rosemary also cope with dry conditions. Other means of adaptation include bearded Iris which store moisture in their rhizomes making them fairly drought tolerant once established. Make sure the rhizomes are on the soil surface in full sun. I. ‘Black Swan’ is a sumptuous dark purple variety and I. ‘Jane Phillips’ is a pretty pale blue variety. Finally plants such as Gaura lindheimeri cope with dry conditions by having long taproot. The airy spires of flowers on this perennial go on into autumn. Another example of a plant with long tap roots is Euphorbia. E. characias, which originates from the Mediterranean and once established copes well with drought.

Peaches & Brioche Recipes from Suzanne James | www.suzannejames.co.uk Ingredients (serves 4) • 2 peaches or nectarines • 4 brioche slices • 150g Mascarpone • 1 vanilla pod, seeds scraped out, pod reserved • 150g caster sugar, plus extra to taste • pinch Cinnamon • 50g Butter • 50ml double cream
Method 1) Bring a pan of water to the boil. Make a cross in the bottom of the peaches with the tip of a sharp knife, then place the peaches in the water and leave for 30 seconds. Drain, peel away the skin of the peaches and set aside. 2) Cut the fingers of brioche in half and toast them on a griddle pan until golden-brown. Remove from the heat and set to one side. 3) Mix together the mascarpone and vanilla seeds in a bowl, adding sugar, to taste. Set aside. 4) Heat a frying pan over a medium heat. Sprinkle the caster sugar over the base of the pan and allow it to melt and caramelise – do not stir the sugar, just shake the pan. Once the sugar has turned golden-brown and caramelised, carefully add the butter (the sugar may spit) and vanilla pod to the pan, stirring well. 5) Add the peaches to the pan, basting them with the caramel for a few seconds. Remove the peaches from the pan and set aside, then stir the cream into the remaining caramel in the pan. 6) To serve, place the brioche slices on a plate then top each with a peach, drizzle over the sauce and serve with a spoonful of vanilla mascarpone.

Exercise Snacking
Fitness tips with Leanne Spencer | www.bodyshotperformance.com
R
ecently, I have been talking to lots and lots of different people at an organisation where I am the head of wellbeing. And almost every single one of them have reported this mid-afternoon slump in energy. Does this sound familiar to you? And if so, have you ever wondered how to stay energised after lunch? The main thing I am discovering is that people just are not physically moving enough. Given the current circumstances I know that is a bit obvious. We are working from home in the main, people are not necessarily going out and about. You may even skip or have skipped exercise all together. And there is, of course, a lot of staring at screens. But there are ways that you can move within the confines of a building if you really cannot get out for a five- or ten-minute walk or a quick jog.
Movement Snacking This is where the concept of movement snacking comes is. Think of exercise as movement snacking. In the same way that you might go over to the fridge and pick up a snack from the fridge, you are going to snack on movement. There are lots of different ways you can do this. You could use your staircase, for example, to run up and down five times. You could have a heavy object near your desk, like a kettlebell, a dumbbell, a sack of spuds, books in a rucksack, anything like that will do, and you can squat with that. You can push it overhead. You can do body-weight 16 | SE23 - August 2020
exercises like squats and press-ups, and you can even get out and just stand outside your front door or in the communal garden or in your own garden and do 10 jumping jacks or skip for two minutes.
Exercise Doesn’t Have To Be One Big Block So, for two to five minutes of every hour, I want you to be thinking about what you can snack on in terms of movement, because exercise does not have to be one big block. It certainly does not need to be an hour done at some point during the day. Exercise is most effective when it is blended with other types of movement, and it is most effective when you have lots of little spikes of daily life movement throughout the day.
Little And Often So, snack on daily physical movement little and often. What are your exercise snacks? What are your go-tos? Have you got your environment set up so all of that is ready? So there is minimal decisions that you have to make to make it happen. The other great thing about exercise snacking is that it requires no to little equipment. And remember exercise does not have to be one big block! Try exercise snacking, see if it makes a difference to how you feel and let me know how you get on or your thoughts. That’s it from me. Stay healthy and all the best for now.

But it will be back in 2021 with renewed vigour and all the familiar traditional attractions: the always popular dog show, children's fancy dress competition, Punch and Judy, coconut shies and sack races, lots of stalls including the Friends-run ones selling books and plants., together with the Friends-run Pimms, wine and beer marquee and tea and cakes tent, and various other food stands.

Financial Matters
With Akwasi Duodu | akwasi@sterlingandlaw.com | www.sterlingandlaw.com
Q&A with Akwasi Q:
I have a fair bit of savings but I’m getting no interest on my money. I am nervous about the volatile stock market. How do I get a return on my money without the risk of losing it all?
A: With interest rates at historic lows, things are great for borrowers but terrible for savers. One strategy may be to decide how much money you can set aside for the long term. Some of that could be invested in a risk investment such as a stocks and shares ISA. There is a wide choice out there and it may be worth engaging with a financial adviser to help you assess your risk appetite and match you to a suitable investment. It is however very difficult to get decent a return these days without risk. Other options may include National Savings and Investments (NS&I) and longterm fixed rate bonds. None of these are likely to give you a return greater than inflation.
The drawback here is that the refund may be taxable and only your own personal contributions will be returned. Either way, the choice is clear. Join the pension scheme. You have nothing to lose. ......................................................................................................................
Q:
I have an interest only mortgage with no repayment vehicle and only ten years left until retirement. What should I do?
A: Many borrowers set up interest only mortgages as a temporary measure to reduce their outgoings in the early years intending to convert to capital repayment at some stage in the in future; typically, realising they had a problem when it was too late! Speak to your lender and establish what options you have. They may be able to extend your mortgage term into retirement which would allow you to convert it to a longer term, affordable, capital repayment mortgage. If not, there may be other lenders out there who would consider it, so perhaps a o speak to a mortgage broker. Many people in this situation are forced to downsize, a strategy worth considering where appropriate.
......................................................................................................................
Q:
My new employer operates a group pension scheme and I am eligible to join it straight away. They will match my contribution of 5% of my salary. I don’t intend to stay there very long – should I join the scheme or not bother?
A: Join the pension scheme. Many people envisage
that they will not stay with an employer very long only to end up being there for 10 years! If that happened in your case, you would be very pleased to have made the decision to join. If indeed you do leave your employer say within two years of service, you will have the option of transferring the value of your pension fund to a new pension plan of your choosing, such as your own personal pension plan or to a new employer’s pension scheme. You also have the choice of a refund of your contributions if you stay for a very short period.

Q: I have recently left my job and set up my own
business. What should I do to ensure my financial security?
A: A typical employed role would include the security of sick pay, death in service and a workplace pension as a minimum. You’ll lose all of that when you go self employed so you must replace those benefits. Sick pay can be replaced with an income protection insurance policy, death in service may be replaced with life insurance policy and your workplace pension replaced with a personal pension. Setting up some of these may be tax deductible as business expenses but choosing the right amount of cover isn’t an easy task. I would recommend speaking to an independent financial adviser who would be able to recommend the right amounts of cover for you based on your personal circumstances.

Cure Procrastination! A Great Technique Using Swiss Cheese! Procrastination is the habit of putting off what should be done today until tomorrow, or the next day, or week, or month... and so on. This affects us all from time to time. There are a few reasons why we procrastinate but the main one is fear: Fear of rejection, fear of change, fear of failure, and also perfectionism can cause procrastination. These are natural fears but the idea is to acknowledge them, but act in spite of them! Sometimes procrastination is the result of feeling that something is just too big and scary to even begin! The thing is that once you have begun, the task is probably a lot more enjoyable & doable than you thought. Here is a great technique that you can use to overcome procrastination & get into action!
The Swiss Cheese Method Alan Lakein, author of an amazing little book: “How to Get Control of Your Time & Your Life” advises that if a task is overwhelming you, poke holes in it like Swiss cheese. The holes represent small parts of this task that take small chunks of time. Once you have made a few holes, the overall task will seem less scary and looming. You will already be involved, gaining momentum and confidence and it will be much easier to continue. You’ll be surprised how much you can do in small chunks of time. Even if you only have a few minutes to spare in between other stuff, still attempt the Swiss cheese method. “The secret to getting ahead is getting started.” —Mark Twain
How to do the Swiss Cheese! • Identify a large or overwhelming task. • To start thinking positively and get yourself in the right frame of mind, take a few minutes 22 | SE23 - August 2020

to close your eyes and imagine how you will feel once this task is complete. • Now brainstorm and create a list of short or instant actions to complete this task. You may need to break down larger steps into smaller chunks to come up with your list of small items. • Put these tasks in order of priority. • Start on the first one now! • As you work through your list and make more holes in the cheese, notice how much better and more confident you feel as you are now involved, and how less scary the job is now. The thought of a large or complex action is always worse than actually doing it. Once you have started and are involved, you will be surprised at how much easier the task is than you initially thought. You will power forward and find it so much simpler to complete it! Remember that the only cure to procrastination is action and if you wait until you ’feel’ like doing something you may never begin! So try the Swiss Cheese Method!

Exhibitions & Displays Permian Monsters: Life Before the Dinosaurs Extended to 3 January 2021 252 million years ago, in a period called the Permian, life on Earth was dominated by extraordinary creatures. It was a time of fearsome sabre-toothed predators, giant insects and bizarre-looking sharks. The Permian ended with a mass extinction that destroyed 90% of all life, paving the way for the Earth's next great rulers… the dinosaurs. In this fascinating, family-friendly exhibition, which is travelling to the UK for the first time, you can discover more about this mysterious time period. On display will be fossil skeletons as well as full-size models and animatronics that bring the Permian back to life. Tickets*: Child £5, Adult £9, Family (up to two adults and two children) £20. Horniman Members and Benefactors enjoy free, unlimited entry. *Prices include a voluntary Gift Aid donation which helps support the work of the Horniman. Lockdown & Separation Pets Corner with Leonie St Clair | www.londondogstraining.co.uk
S
ince the end of lockdown we are seeing a rise in owners reporting that their pets are more clingy. For this article I will focus on dogs and separation but would ask cat and even parrot owners to be mindful that their pet may also have become used to having you around all the time and may have to be eased into coping with separation as more usual work patterns resume. For the last three months your dog has been by your side practically every minute of the day, but what is going to happen when life gets back to normal and you go back to work or even just go shopping?
Is It Separation Anxiety? • Setup a filming device using an app like Zoom, with a wide picture of where you leave your dog. • Leave the house for half an hour and watch what your dog does. If your dog soon goes to her resting area and settles and snoozes you can assume all is well. • However, if you notice subtle or more obvious signs of anxiety take action. Red flags include, pacing, barking, whining, howling, toileting, salivating, destroying things, looking generally distressed.
Changes In Behaviour • Sudden changes in behaviour can be an indication that something is awry. • First see your vet to exclude medical issues. • If your dog gets the medical all clear consider whether your pet is bored and frustrated. Lockdown has meant some dogs have not has as much mental stimulation as before. • Get some puzzle toys, teach ‘find it’, do some training and when you are out leave appropriate things to do – a cardboard box stuffed with paper and treats to rip up or hide food around the home to be searched out.
What Next? You have done all of the above but your dog gets distressed when you leave. First, do not stop being affectionate with your dog, stop talking to her, playing with her, snuggling up on the sofa or 26 | SE23 - August 2020

your bed, if this has been the norm. There is no evidence this causes separation issues. However, clingy behaviour may be a by-product of lockdown as your dog is now more used to you being around. • Start teaching your dog to be alone again in very, very tiny steps – just a few seconds at a time. • Go into another room and close the door. • Keep the absence short at first – use your camera/device to watch your dog and build up the time they are alone, slowly. • If your dog is relaxed behind a closed door inside the house then the next step is to leave the house. • Make a note of how long you were out before the dog gets slightly worried and use that as your baseline for next time. • Increase the time you are out gradually and chop and change durations – try not to increase time in a straight line. • For dogs that are relaxed for short absences when you are out, go out for half an hour and build from there. • Watch and listen to your dog. Work at their pace. Trying to force them to ‘get over it’ will likely make them worse.
Get Help If your dog is not doing well alone you need professional help. Go to www.abtcouncil.org.uk. Some behaviourists specialise in separation issues.

The Last Word – Raj Tanna What do you most value about the area/street you live in? I used to live in Forestholme Close, it was a wonderful cul-de-sac and there were lots of kids my age that lived there at the time, it was great fun and we used to play in the close all the time. I met some of my best friends there and one of them still lives in the Close.
What one thing would you change? I’d love to see parking made easier, I really think it would help the local shops and has held back Forest Hill for many years.
The one thing you couldn’t do without? I do love music and football; I’m an R & B fan and a massive Arsenal fan, I couldn’t do without either.
The most famous person you’ve met? I met Al Pacino while on holiday in Venice, that day was amazing, it was my wife’s birthday (she was pregnant with our daughter at the time) and I’d just met my idol.
Your favourite place for a night out? I am Raj Tanna, I am an Estate Agent who has worked in and around SE23 for almost 30 years. During this time, I’ve been involved in property sales in almost every road in SE23 and I still have the same passion for property as I did when I first started.
I must say it was Forest Hill when I was a young man, I’d go to the Malt and Shovel (formally the Forest Hill Barn), its now called the Hill (pubs shut at 11pm back in the day) then a large group of us would go to the Pakeezah on London Road for the best chicken tikka masala in the world. Sadly, this has now gone but will never be forgotten.
How long have you lived in the area?
Where are you to be found on Saturday?
I lived in Forest Hill for 28 years, went to school in the area and my daughter spent the first few years of her life here.
The best kept secret...
Now, I would be at home with my family relaxing.
What brought you here?
The view of London from the bandstand in Horniman’s Park, it amazing
My father moved to Forest Hill in the later 70’s as he worked locally and before moving to Forest Hill, he had an exceptionally long commute.
If money was no object..
What has changed most during that time? Where do I start… It’s become more multi-cultural. More younger people have moved into the area. The high street has also developed a lot since the late 80’s (it was very rundown then). The opening of the Overground has also bought more people into the area that perhaps would not have moved to Forest Hill before. 32 | SE23 - August 2020
I would do a course to teach Yoga and Meditation, I have real interest in Buddhism, and I want to be able to teach Yoga/Meditation in the coming years.
