Vegetarian Gratin

Here is a recipe for a lovely vegetarian gratin that can easily be adapted to work for meat eaters too. • 4 Tablespoons Filippo Berio Extra Virgin Olive Oil • 2 Red Onions Finely Sliced • 2 Cloves of Garlic Finely Chopped • 2 Teaspoons Oregano • 750g Aubergine cut into 1cm Cubes • 400g Tin Chopped Tomatoes • 2 Tablespoon Balsamic Vinegar • 3 Tablespoon Fresh Basil Roughly Chopped • 100g Parmesan Cheese Finely grated • 300g Courgettes cut into Ribbons • 200g Mozzarella Balls

Method 1) Prepare your ingredients preheat your oven to 180°C. 2) Heat 2 tablespoons olive oil in a large saucepan & add the onion, garlic & half of the oregano. 3) Over a medium heat, slowly sweat the onion & garlic mix for about 5 minutes or until onion is tender & translucent. 4) Turn up to a high heat, add the rest of the olive oil & aubergine & cook for a further 3-4 minutes or until aubergine is nearly cooked. 5) Add the tomatoes & vinegar & simmer for 2 minutes. 6) Stir in the basil & half the Parmesan. 7) Spread half the mix over the bottom of an over proof dish, followed by a layer of the courgette ribbons & then repeat to give layers similar to a lasagne. 8) Tear the mozzarella & evenly spread over the top of the courgette ribbons. 9) Scatter over the remaining Parmesan & then drizzle with extra virgin olive oil & pop into the oven for 15 minutes or until golden brown & bubbling. For a slight variation replace the mozzarella with Gorgonzola & sprinkle with deep fried sage leaves & toasted walnuts. For the meat eaters add some nice big pieces of an Italian spiced sausage to the mix.

The Goose Is Out! held a Concert for Refugees at The Ivy House in January. We made a total of £2794 for Help Refugees (a charitable fund under the auspices of Prism the Gift Fund). This volunteer group provides practical help such as building shelters and providing heaters for refugees in Calais and Lesvos. ove it or hate it, it is that time of year when we are encouraged to express our fondness for our loved ones, or become a part time stalker and send the bewildered unsuspecting unsolicited, anonymous mail.

If you are embracing the day and celebrating an existing relationship, or hoping to take a new one to a new level, as with anything in life you want to demonstrate a little effort had gone into the planning. Here are a couple of ideas to help the hectic, host a romantic evening with minimal fuss. With St Valentine’s Day falling on a Sunday this year this is a golden opportunity to organise something a little less rushed, but the danger is the day could easily degenerate into an episode of Come Dine with Me. Spare yourself the stress of getting hot and flustered in the kitchen whilst your guest or partner is left alone contemplating your CD collection and getting hot and flustered drinking too much wine. One thing we are not short of in this wonderful part of London is beautiful restaurants, but you had better book early, so make your lunch or supper reservation soonish. This is going to be hard but after the main course, decline the dessert and say that you have a surprise waiting at home. Who could not fail to be wooed by such a romantic suggestion and when you get home and remove your own handmade pudding and chilled bottle from the fridge, you will have melted their heart. I am not going to go into detailed recipes here, they are easily and readily available in countless books, but here is a list of fail-free ideas and some quick hacks to make them even easier. The problems with pudding is that presentation is everything, therefore you have to admire one that has mess in its name. No one can mess up an Eaton Mess, especially if you do not bother with the hardest bit, baking the meringues, but instead buy them from somewhere like the Cheese Block or Boulangerie Jade both on Lordship Lane. You can make a fool proof fool by simply stirring a tablespoon or so of fruit compote into some whipped double cream.

I cannot think of anything that might go wrong with Affogato, and the caffeine / sugar combination has obvious stamina merits on this day in particular. The key here is really good coffee, again we have no shortage of wonderful establishments offering fantastic ground beans but you also want an amazing ice cream. As an alternative to the traditional vanilla why not try the rich and tempting chocolate and hazelnut Bacio, £9 for 500 ml, from Oddono’s on Lordship Lane. Finally what to drink? You could serve a cheery Cherry Brandy by Bramley & Gage, £14.50, from Franklin’s Farm Shop or what better than the romantically named Pas de Deux organic dessert wine from Domaine Nigri, £15.99, from La Cave de Bruno on Lordship Lane. The grounds of Dulwich Picture Gallery will transform into a world of light and fire this winter to celebrate the opening of the major exhibition Nikolai Astrup: Painting Norway. A report will be issued in September and public consultation will be organised for the autumn. The Mayor of Lewisham will then consider the proposals by March 2009. Observations on our recent weather

A

utumn and especially December 2015 have been reported as the wettest in weather recording history. This was very much in evidence as we watched news reports of flooding in parts of the UK and saw some of the highway drainage in Lewisham struggle to channel the continued heavy downpours, despite regular past clearing of the gullies.

I have decided that this year is the year I plant an asparagus bed at my allotment plot. I have been told that this will be a challenge but the end result will be worth it, although I should not expect to see any full grown spears for a couple of years. If there are any readers who are able to offer constructive advice on how best to approach this venture, I would welcome it.

Accompanying the heavy rain was very mild weather, which confused flora and fauna and people alike. On the last posting day before Christmas, a friend of mine walked to his post box dressed in summer garb as it was so warm, and on Boxing Day, as it had stopped raining for five minutes, I mowed the lawn. I did this only because the grass had become too high for me to detect the bodies of mice and rats (helped on their journey to vermin heaven by my cat the assassin) as I took vegetable waste to the wormery compost at the rear of the garden. Nothing focuses the mind like stepping on an ex mouse or rat.

As the year progresses, we have many anniversaries, celebrations and sporting events to enjoy, including remembering the 1966 England world cup win and watching the 2016 Olympics in Rio, so let us hope we have good weather. I was recently reminded of where I was on the day of the 1966 England/Germany world cup final. I was living in what is now fashionable East London and I think it may well have been raining.

Although, we will soon be officially in spring, many bulbs were well on their way to flowering in January, as was the blossom on some trees. M+S had daffodils for sale as the post-Christmas sales continued. It was all very confusing. For those readers who like me are lucky enough to have an allotment, it has not been an easy time. The heavy and continued rain had made the London clay soil too heavy to manage and the mild weather enabled weeds to proliferate freely. I have yet to understand why any god would create dandelions, and we must put the blame firmly at our Victorian ancestors’ doors for importing exotic and invasive plants such as Japanese Knotweed, no matter how attractive they must have looked in their natural habitat all those years ago. Thankfully, as we moved further into January we were finally given the correct weather for the time of year and se23 was reminded that it was supposed to be winter. 22 | SE23 - February 2016

et’s be clear: buying a property to let in the UK has been a sound investment for a long time, and many landlords have had a fantastic run of things for many years. Picture this: You purchase a property, albeit with a considerable deposit (25% or more) and let it out. If your house or flat is in a popular part of London or the South East, the ratio is up to nine tenants to one property so having an empty property for long is rarely an issue, making this a low risk investment. You collect rent from your tenant and watch the value of your property rise. Running expenses such as interest payments and refurbishment due to wear and tear are tax deductible as “business expenses” making your investment tax efficient. In this low interest environment, what’s not to like?

The reasoning behind this is two-fold: 1) The Government believes that wealthy landlords are forcing first time buyers out of the market because they tend to chase the same properties, and wishes to create more of a level playing field. Landlords will be required to pay an additional 3% in stamp duty on purchases from April 2016. To put that into perspective, a £400,000 two bedroom flat in South London would cost a potential landlord £12,000 more than it would a first time buyer. 2) The Government believes that landlords have had it too good for too long and is phasing out tax relief on property expenses over the next few years. In addition, landlords are also facing a change to the way they pay tax when they sell their buy-to-let properties. At present capital gains tax isn’t due until the end of the tax year. But from April 2019 landlords will have to pay their capital gains bill within 30 days of selling a property, making the whole proposition a lot less attractive. 26 | SE23 - February 2016

What are the consequences for the property market? Antony Lopez, Senior Mortgage Consultant & Sterling & Law says, “Many landlords will decide to sell up, especially those who have been penalised by the new tax regime. Popular properties in the buy to let space could drop in price as a consequence, mainly one and two bedroom apartments. This could be good news for first time buyers, who are currently suffering from a lack of supply and choice.” So who wins and who loses? “Rightly or wrongly, I believe the reduction in tax benefits may be passed on to tenants, who could end up paying more in rent to compensate. This may drive more tenants to consider purchasing, causing a bit of a vicious circle. This move by the government would be deemed to have failed if the demand supply ratio does not improve for first time buyers.

Does buy to let still make sense as an investment? No question, being a landlord is about to become much less attractive. But the true principle remains sound: Get someone else to live in your property and pay your mortgage for you. Yes, you’ll be taxed for the privilege and have to invest more to start with once stamp duty is taken into consideration. However, take a long term view and watch the value of your property rise. If you are canny enough to have a capital repayment mortgage, eventually have your mortgage repaid in full by your tenants. What’s not to like?

Ivy, a Love and Hate Story

I

n ancient Britain, Ivy was a symbol of eternity and endurance. In the 18th century it was regarded as the classic Gothic plant, clothing buildings in melancholy fashion to remind us that nature is never far from reclaiming power. Nowadays Ivy still provokes fear and tends to get a very bad press. Not all the accusations are founded though and the benefits of ivy I find are widely underrated so I’d like to try and set the record straight.

The Positives First of all, Ivy is an invaluable source of nectar for many insects, including bees and butterflies. They also provide shelter and food for small birds (their berries are high in protein) and for hibernating animals. Researchers found that honey bees rely upon ivy for the majority of the pollen and nectar they collect during the autumn months, a crucial time when the insects are trying to build up stores for the winter and feed their young. By studying the pollen being brought back to the hives by bees they found that 89 per cent of it was being collected from ivy. “Part of the problem is that people really don’t see ivy as a flowering plant because the flowers are small, mainly green and not very exciting. But we found that the nectar produced by ivy is very high quality, so our message is for gardeners to see ivy as something positive.” says Professor Ratniek. Message received Professor. Secondly, it creates an attractive evergreen carpet or wall, perfect to cover an insightly wall, create a green backdrop or add character to a house façade. There aren’t many evergreen climbers, let alone self clinging ones so Ivy is definitely a very useful plant.

The Negatives Trees canopies can become infested with too much ivy, which often happens in open-crowned trees such as ash. Ivy can act as a sail in high winds or add weight to an old tree canopy, making it unstable. Its 30 | SE23 - February 2016

heavy dense foliage can also hide cavities or decay. In these cases, it may be necessary to thin the ivy. Mostly, however, it's not a problem; trees have been supporting ivy for far longer than we have taken issue with it. It does need to be kept in check because it can get into drains and gutters.

The Myths Myth 1: Ivy strangles trees. Ivy doesn’t strangle trees. It doesn’t live off them either since, despite what a lot of people might think, ivy is not a parasitic plant. Those aerial rootlets merely support the plant; its ground roots do the feeding and watering. If the ivy appears to be growing into the trunk, this is often because it is exploiting the rotting trunk of a dead or old tree. Myth 2: Ivy damages walls It damages walls. In fact, though ivy does cling by aerial roots, it can do little harm on a sound, wellpointed wall. The risk is that on old, soft-mortared walls ivy can open up cracks which then let in water. The Last Word – Hannah Davies

H

annah Davies is a freelance celebrity and features writer. Since 1997 she has written for magazines including Woman, Best, Good Housekeeping, What’s On TV and Psychologies, as well as various national newspapers. She’s currently in the process of writing her first children’s book.

How long have you lived in the area? 40 years! I grew up in Camberwell and then spent time in Lewisham and Ladywell before settling in Honor Oak Park with my family five years ago. It sounds sad, but even just going north of the river makes me feel out of sorts!

What has changed most during that time? So much! Gentrification is an overused word, but places like East Dulwich are unrecognisable now. South East London used to be a real backwater and people who didn’t know the area assumed it was just like Only Fools and Horses or Desmond’s, which in many ways it was!

What do you most value about the area/street you live in? The fact that I can’t walk down the street without bumping into at least one person I know – although it really annoys my children because I’m always gassing! I’m really lucky to have family nearby and good friends who live on my road.

What one thing would you change? I know we have the Overground now, but transport links into town are still woeful compared to the rest of London. People were convinced the Bakerloo Line extension was coming to Camberwell back in the 1980s – 30 odd years on and it’s still just a dream!

What’s the one thing you couldn’t do without? Our campervan, Maggie. She gives us a sense of freedom and the chance to escape to the countryside at weekends.

The most famous person you’ve met? I’ve interviewed lots of actors and soap stars over the years thanks to my work. But I still remember the butterflies I got meeting Sting backstage at a concert when I was about 11. He signed a photo that I kept under my pillow for months! 36 | SE23 - February 2016

Where are you to be found on Saturday? In Peckham Rye park. Come rain or shine, my children never seem to tire of it.

What is your favourite place to eat? Mamma Dough is a family favourite. I’m a creature of habit so I always order the Jon Bon Chovy but I’m determined to branch out and try something new one day.

Where’s your favourite place to walk? Along the Southbank or up One Tree Hill for the views of London.

When I want to relax... I open a bottle of wine and catch up on EastEnders. It’s my guilty pleasure.

My secret ambition… To finish the children’s book I started writing yonks ago. I’ve bored so many people about it, but 2016 is the year I’m going knuckle down and do it. Hopefully seeing that written in print will mean there’s no ducking out of it!
