Akwasi Duodu: The Forest Hill Office
I began my career as an independent financial adviser with Sterling & Law since it’s very beginning, in 1997. Working from the Forest Hill office with clients from the surrounding areas; Dulwich, Sydenham, Brockley, Catford and further afield, I genuinely enjoy helping my clients on a personal, one to one basis. For me, building long-term relationships through repeatable, high quality advice and great service is an absolute priority. I provide a free, no obligation initial review, and whilst you’re welcome to visit me at my home-office here in Forest Hill, I’m also happy to visit you during daytimes or evenings in the comfort of your own home. If you are seeking innovative, bespoke financial solutions from a personable and professional adviser, then I would be delighted to assist you in achieving your goals. Here are my top 5 tips: 1) 2) 3) 4)
You don’t have to be rich to see a financial adviser. Get out of debt before you start saving. Never underestimate the value of insurance. The best time to have started planning was long ago. The second-best time is today. 5) Get paid what you are worth and spend less than you earn.
What we aim to offer you
• An efficient, first-class, professional service while retaining the personal touch. • The benefit of our years of experience and in-depth knowledge. • A plan tailored to your specific requirements, reviewed and adjusted over time. • Research and administration backed up by the latest technology. • The assurance of our confidentiality and trustworthiness. • The option to engage in a proactive system of regular reviews. Our reputation as valued financial advisers is built on our focus and commitment to our clients, resulting in long-term professional relationships. We provide holistic financial planning advice to private individuals and companies. Sterling & Law’s relationship with you is built on understanding your needs, goals and aspirations and what really matters to you. We will work with you to prioritise your financial objectives, with an agreed plan to help you reach your goals.
At Sterling & Law, we believe you should not have to spend your valuable time sifting through complex financial markets to ensure your financial arrangements meet their objectives. We will do that for you. We understand that your financial circumstances are unique and therefore start with a completely open mind, paying careful attention to your goals and aspirations. We will provide advice regarding your existing financial arrangements and point out areas that are adequate and those that may be inadequate or not covered at all. In most cases, we are able to effect transactions and arrangements that might be difficult for you to undertake yourself. We will also help you decide how much provision you need to make and an order of priority for dealing with your financial requirements. Of course, it will all be sensibly balanced in relation to your current income, expenditure and prospects.

hen I think of my dining room it brings to mind many happy memories of family get-togethers, celebrations, Christmas festivities, dinner parties with close friends, lively conversation, lots of laughter, mingled with lavish amounts of food and copious bottles of alcohol. In other words... Good times! Yet for many days of the year the dining area can be the most underused and abandoned place in the home. With today’s hectic lifestyle many meals are snatched occasions, with members of the family eating at separate times, often consuming different meals, taken on the run, or augmented with orderedin take-aways, consumed whilst relaxing or catching up on favourite TV programmes. The days when the whole family would sit around a table together for a weekday evening meal have long since vanished. So, if and when time permits, and the opportunity occurs to gather together family and friends to share a meal, it is important to create the right social ambiance, to appreciate the occasion and take the opportunity to express oneself and impress others. I believe there are some basic rules you can follow to create the perfect entertainment space. If you think about how any good restaurateur takes the time to create a memorable experience for their diners, I think we can learn a few important lessons from them that can be adapted to your home entertaining. No matter what style of dining area you have – a kitchen diner or distinct dining room, the important thing is to create an inviting, warm and welcoming ambiance, somewhere you immediately feel relaxed and happy to spend time in. Cold, bland, sterile or intimidating restaurants don’t stay in business for long. This can be achieved using colour, mood lighting and a coordinated design scheme. The use of lighting is of major importance. I suggest a mix of lighting options: occasional lamps, ceiling lights or hidden defused lighting. Adding a dimmer switch also allows you to subtly change the mood, silently indicating different moods to trigger response from guests.Candles are also a must; they create intimacy, which encourages people to chat.
12 | SE23 -Impressions November 2017London
I always try to create some visually impactful feature within the room: artworks, photographs, table decorations or objet d’art, something that is unique, a little quirky or is memorable, and which attracts attention and becomes a talking point. It is not necessary to spend a fortune; in fact having miscellaneous pieces, used in combination can add extra character and uniqueness. Simplicity of style can be visually effective so don’t worry if all you own is a motley collection of items - used properly they can be made to look amazing. Beautiful table décor is vital in creating that wow factor. This can be themed or adapted to suit various occasions. To add that touch of opulence, a stunning floral / foliage arrangement can create effect. Spend time planning the table setting, handwritten, personalized seating cards allow you to retain control over who sits where, yet make guests feel that bit more special. As autumn approaches, and the hazy days of summer barbeques draw to a close, creating that perfect indoor entertainment area will be repaid with everlasting memories of good times. Cheers!

Food & Drink with Suzanne James
Butternut Squash & Onion Bhajis Ingredients for the Madras Spice Mix Makes 14-16 Bhajis • 2 tablespoons coriander seeds • 1 tablespoon each of cumin seeds, fenugreek seeds, yellow mustard seeds & ground turmeric • 5 whole dried Kashmir chillies • 6 whole green cardamom pods • 1 teaspoon medium curry powder
Ingredients for the Pumpkin Bhajis • 1 large egg • 25ml milk • 1 teaspoon vegetable oil, + extra for deep-frying • 100g (prepared weight) butternut, peeled, deseeded & coarsely grated • 50g (peeled) onion, finely sliced • 1 teaspoon Madras Spice Mix • 50g Garam flour • Sea salt & freshly cracked black pepper • 2 Spring Onions – chopped • Teaspoon Chopped Coriander
Method First, prepare the madras spice mix. Heat a nonstick frying pan over a medium heat, add the mixed seeds, turmeric, dried chillies and cardamom pods and dry-toast for 1-2 minutes or until the spices are lightly toasted and their aroma wafts up from the pan, shaking the pan regularly to ensure that they do not catch and burn. Let the toasted spices cool and then grind them all together to a fine powder using a spice grinder. Add the curry powder and mix well. Keep the ground toasted spice mix in an airtight container or jar in a cool, dry cupboard for up to 1 month. The leftover spice mix can be used for homemade Madras curries and soups. Prepare the Butternut bhajis mixture. Whisk the egg, milk and 1-teaspoon oil together in a mixing bowl. Add the squash, onion, spice mix, coriander, spring onions and salt and pepper and mix lightly to combine, then add the flour and stir to mix. Heat some vegetable oil in an electric deep fat frying or in a deep frying pan to a temperature of 1600C (or until a small piece of bread browns within 20 seconds in the hot oil). Once the oil is hot 14 | SE23 - November Email Suzanne2017 with
enough, place teaspoonful’s of the bhajis mixture into the hot oil and deep-fry for 4-6 minutes or until cooked, crisp and golden brown. You will need to deep-fry the bhajis in two or three batches. Using a slotted spoon, remove and drain the cooked bhajis on kitchen paper, season with salt, then keep warm while you cook the remainder. Serve the hot or warm bhajis as a starter with mango chutney and minted yoghurt, or serve as a fun accompaniment with pumpkin soup. As a snack, they are great for a drinks party – simply pile them into a bowl and serve warm. Enjoy!

Fitness tips with Leanne Spencer
Energise your day....... ...by changing how you start it
A
few times a week I’ll walk into work, taking the quieter roads and as much green space as I can. This is a wonderful way to start the day, and I find I have a better day when it begins peacefully like this rather than rushed or sitting in traffic. My commute is 50 minutes on foot, and by the time I arrive in the office, I’m feeling really energised. This is due to a few things, and in sharing them, I’m hoping you’ll review how you start your day and see if you can set yourself up for a great day with a few tweaks to your morning routine.
Make exercise part of your commute If you can’t walk all the way to work, consider getting on the train a stop later or earlier, or even getting up early enough to have a quick walk round the park on your way to the station. A study found that a brisk 10-minute walk increases energy, plus the effect lasts for up to 2 hours! In addition, if the 10-minute walk is maintained daily for 3 weeks, overall energy and mood is lifted.
Get natural daylight as soon as possible As soon as you wake, throw open the blinds or curtains and get natural light into the room and onto the retinas. This will trigger your circadian rhythm and if you concentrate, you should feel a shot of energy. Try it! Having a 10-minute or more dose of natural light at the start of the day (in conjunction with your commute) is great for energy levels, and may even provide you with some vitamin D3 depending on the time of year. It will also make being indoors for much of the rest of the day more bearable if you’re an office worker.
Consider buying some headphones I’ve talked before about intersections, and what 20 | SE23 - November 2017 Leanne
I’m about to say is a perfect example of this: I love listening to podcasts so I intersect my daily commute with content by plugging into iTunes as I walk. Alternatively, you might intersect your commute with music, which in itself can be highly energising. Headphones are a great way to fill your head with something motivating, inspiring or calming – all whilst you’re on the move.
Start the day with compound movements Move every part of your body – perform compound movements that mobilise all the joints such as squatting, getting up and down from the floor and climbing. This can be done as part of your commute and your work day: getting up from your chair is a squat; climbing stairs is a compound movement, and many of us have to stand on the train – consider this is an excellent balancing exercise!
Think about ancestral movement Our ancestors were on the move all day – from the moment they woke to nightfall they would be on the move whether that was foraging, cleaning, washing, hunting or defending themselves against a threat. Our movement levels are a stark contrast to this, but we need to get back to more daily life movement. Stand often, walk a lot, and sit infrequently. Consider standing meetings and walking meetings, and observe how much more productive they are.
Use a foam roller The foam roller is one of my favourite pieces of kit and definitely the best fitness purchase you can make for under £15. It’s a cylindrical-shaped roller that you use to roll your body over (your body weight provides the pressure) and it’s a bit like having a massage. I start my day with this sometimes and it’s very energising. It can be painful if your muscles are tight, but persevere. You’ll get an endorphin kick as well as a surge of fresh blood to that area, innervating the muscles.

Financial Matters with Akwasi Duodu
What would an interest rate hike mean to you?
T
he Bank of England has been hinting that interest rates would rise for several years now, but has held them at 0.25%. It now looks increasingly likely, with the first hike expected in November 2017. Rates could double from 0.25% to 0.5%.
What does this mean to you? If you’re a homeowner
You’ll likely see an increase in your monthly mortgage repayments if you are on a variable rate or tracker mortgage. If you have a fixed rate mortgage, you would be protected from any increase, but only until the end of your deal’s fixed term. The average UK standard rate mortgage is 4.6%. According to Moneyfacts, someone on that rate with a repayment mortgage outstanding of £200,000 and 25 years remaining would pay £28.72 per month extra if the rate went up by 0.25%. If rate rises continued and went up by say 1%, that same mortgage would cost £117.10 per month more. What you should do: If you have a shortterm fixed rate, tracker or variable mortgage, you may be vulnerable so it would be important to have a buffer in place. Your best move would be to speak to a mortgage adviser to work out how you may be affected if interest rates were to rise. Longer term fixed rate mortgages are quickly becoming popular and it’s easy to see why. With interest rates as low as they have ever been, now may be the best time to secure a low long-term fixed rate mortgage deal.
If you’re a tenant You may be under the misguided illusion that you won’t be affected by interest rates rises. Think again. Any increase in mortgage cost would most likely be passed onto you if your landlord’s mortgage repayments were to increase. Just hope your wealthy landlord doesn’t have a mortgage and doesn’t read the papers! What you should do: Whilst it would be sensible to have a financial buffer in place, never underestimate your negotiating powers as 24 | SE23 - NovemberAkwasi 2017
Photo: @rawpixel
a tenant. Your landlord relies on your rent and many landlords would consider fixing your rent for a fixed term – typically 2 years at a time, to prevent the upheaval and cost of finding a new tenant. Ask the question. You may be surprised by the answer.
If you’re a saver Then this should be good news, right? Not necessarily, because whereas Banks are triggerhappy in passing on interest rate hikes to borrowers, the same Banks are infuriatingly slow in passing on interest rises to savers. This time around however, things may be a little different. With savers outnumbering borrows by around seven to one, many Banks have pledged to give a better deal to savers as soon as interest rates rise. We shall see. What you should do: You may want to hold off before deciding on any long term fixed rate savings deal. These deals should get better as rates rise. The average easy access savings account now pays just 0.4%. Two years ago, it was 0.66%. Five years ago, it was 1%. Even if savings rates were to rise to 1% again, that would still be a poor deal for those saving over the long term. With inflation currently running at 2.8%, a 1% savings rate would still lead to capital depreciation. My advice would be to speak to your independent financial adviser now, especially if you want your longer-term savings to keep up with the rise in the cost of living.

The Best Evergreen Climbers
E
vergreen climbers are one of the most useful plants in city gardens. Covering fences in green foliage, they blur boundaries and create a lush backdrop for planting throughout the year. There are lots to choose from, all offering something different: foliage, flowers, berries, colour and scent. Here are my favourites.
Luscious leaves Trachelospermum jasminoides With neat glossy foliage and sweet smelling flowers, this tops the list. It copes with shade but in sun will reward you with a mass of tiny white summer flowers that smell of the Mediterranean. I also like the ‘Variegatum’ variety with white splashed leaves, or for something different try the yellow flowered ‘Star of Toscana’. Trachelospermum takes a while to establish but will eventually coat your fence in dense foliage, which just needs a light prune after flowering to keep in check.
shorten branches after flowering to expose the berries. Happy in sun or shade.
Fab flowers Lonicera japonica ‘Halliana’
Evergreen, self-clinging and shade tolerant, this is a useful new find of mine. It has long glossy green leaves and sprays of white flowers in late summer, early autumn. It’s slow growing but is a stunning sight once established. Happy in sun or shade in fertile soil. Shorten stems after flowering.
There’s nothing quite like the sweet smell of honeysuckle and there are various evergreen varieties. This one has white fragrant flowers in spring turning yellow into summer. For more dramatic colour try Lonicera henryi with dark green leaves and purplish-red summer flowers, or L.henryi ‘Copper Beauty’ has bronze leaves and beautifully contrasting yellow flowers. Great for an English country garden feel, honkeysuckles are vigorous and can get woody so cut back by up to two thirds in spring. They like sun or part-shade.
Hydrangea seemannii
Passiflora caerulea
Pileostegia viburnoides
This is another useful self-clinging evergreen with handsome mid green leaves and large greenish cream flower heads from early summer. It will climb high, so useful if you need to cover a tall shady or north- facing wall. Keep moist while establishing.
Brilliant berries Pyracantha ‘Orange Glow’ Although strictly speaking a shrub, pyracantha can be trained to cover a wall and is often supplied on a frame ready-trained. It’s thorny and needs careful pruning to keep flat against the fence but the stunning autumn berries, dark evergreen leaves and lovely white May blossom are worth the effort. Also available in yellow ‘Saphyr Jaune’ or red ‘Saphyr Rouge’. Tie in shoots to extend the framework and 28 | SE23 - November Janine2017 Winlaw
A seriously exotic climber with evergreen leaves and large blue highly ornate flowers from July to September, followed by orange fruit from late autumn. P. caerulea ‘Constance Eliot’ is a lovely white form. Great for a cottage garden or tropical look, it’s another vigorous climber that needs cutting back after flowering to keep in shape. Prefers sun but will tolerate shade.
Akebia quinata This is a very pretty climber often known as chocolate vine probably because of its clusters of spicy-smelling maroon-chocolate flowers in March to May. They contrast well with the lovely bright semievergreen foliage. Likes full sun but tolerates shade. Prune back after flowering.

Pets Corner with Leonie St Clair
Why is my cat weeing around the house?
C
at wee around the home has to be one of the most maddening issues a pet owner faces, not least because it stinks, but also because it can present a seemingly intractable issue that crops up for no apparent reason. Obviously the stakes are higher if you own an indoor cat, but even outdoor cats can start urinating in the home. In such a short article it is impossible to cover all the bases, but here is a brief guide signposting potential reasons and solutions. Adopt the mind-set of a detective and systematically exclude each possibility and solution before moving on to the next. If in doubt, speak to your vet and a feline behaviourist. Spraying or puddles. Identifying which your cat is doing can help point to the root cause. Some cats do both. Spray is generally found on vertical surfaces. Close monitoring of your cat’s behaviour may also reveal what is going on. Paw kneading and treading, vibrating an upright tail while backing up to vertical surfaces, usually occur just before spraying. Neuter status. Cats have a highly developed sense of smell and use scent to signal to other cats. Intact cats are more likely to spray to mark territory and signal mating status. My advice, unless you are a breeder neuter your cat. Illness. Get a vet check. A range of medical conditions, being in pain and feeling unwell, can all cause a cat to start urinating in new places. Exclude, UTI’s, cystitis, kidney stones, diabetes and age associated problems. Stress. Any changes to the home, either inside or outside, may trigger urination or spraying as a nonspecific sign of social disruption or stress. Cats are highly territorial and even seemingly insignificant changes to their environment or routine can be triggers. New cats whether in the home or outside can be another. Mild anti-anxiety agents, like Feliway, may help calm your cat. If simple and obvious adjustments do not help, consider seeking expert advice on altering the indoor or outdoor environment to one that better suits your pet. Litter Box. Any cat can develop or have an existing dislike of its litter box. The box may be
30 | SE23 - November 2017
in the wrong location, perhaps next to a noisy household appliance, or it is in a cold or damp area or they dislike the surface next to the litter box. Cats spook easily and it is instinctive to want to be safe while in the vulnerable position of urinating. Many cats hate enclosed litter boxes (they are smelly and cats are fastidious) and prefer large litter trays. Others will not share litter trays with other cats or close to another cat’s toileting area. The type and depth of litter can also be a major issue and sometimes changing the substrate helps. Old litter trays may have deep scratches that hold elimination smells. Litter trays must be cleaned out daily and thoroughly washed weekly. Like us, cats do not want to use toilets that are dirty and smell. Remember, used litter holds odours. Experiment with tray locations or even buying a new tray. Try a range of different litters and always have one more tray than there are cats. Cleaning. Thorough cleaning of wherever the cat has formerly sprayed or urinated is vital. It is also important to daily remove any residual elimination odours the cat may detect. Multiple washes followed up with an enzymatic cleaner are a must for each and every accident. Getting the house completely odour- free to start with is a necessary, albeit onerous undertaking. As discussed in an earlier article, outdoor cats also need a clean patch of raked soil in their garden or locale. Praise. We should never punish the cat for inappropriate elimination but some experts do suggest praising the cat for eliminating in the right place. However, cats are private creatures and it is probably less stressful to simply give them space to do what is natural.

any readers may be aware of proposals to redevelop Champion Hill including a new football stadium and residential development. The existing stadium struggles to cope with the large crowds we now see at matches and quite simply it would require a huge amount of work to get it in a position which would help sustain the Club financially and offer improved facilities for supporters and the local community. The Supporters’ Trust supports the redevelopment and believes this is currently the best way to secure a sustainable future for the Club in East Dulwich. As part of the development the Club would be transferred to its fans free of any debts and with a secure lease. This is one of our key objectives and ensures that the Club is put into the hands of the people who care about it most – the fans. We’re getting closer to knowing the outcome of the planning application with an appeal hearing set to take place in in December. If you’re not a member of the Supporters’ Trust yet then please consider joining. You can join online or pick up a form from the DHFC shop near the main entrance on home match days. It costs just £10 a year for adults and £5 for concessions. Visit our website at: http://dhst.org.uk/ and follow us on Twitter @dhstorg Saturday 7 October was a big day for non league clubs as this was the date for this years nonleague day (NLD) and, having played away on last season NLD, Dulwich hosted Needham Market at Champion Hill in front of 2,417 spectators. NLD first started in 2010 and has now grown to become an annual part of the football calendar and gives clubs like Dulwich the opportunity to promote themsleves to new fans and the local community. The game was desinated as a 'Pay-What-YouLike' match with all profits from the game being donated to charity. The two main beneficiaries for the afternoon where the club's official 2017/18 charity partner 'The Copleston Centre' and the Brixton-based mental health support group charity 'Lambeth & Southwark MIND'. A staggering £9,100 was raised on the day thanks to the amazing generosity of all those in attendance.

The Last Word – Robyn Perkins Your favourite place for a night out? Attending one of my comedy nights, every Tuesday at The Honor Oak!
What is your favourite place to eat? Jerk Garden by Crofton Park Station. Mixed box of jerk chicken and pork… mmm…
The best meal you’ve ever had.. See Jerk above. Outside the area, my (much more successful) sister took me to a Michelin star restaurant in Stockholm. EVERYTHING was AMAZING. Oh and if you are in San Sebastian, get the tasting menu at Bar Zeruko.
Your favourite place to go for a drink? I’ve gotten to know the Honor Oak from running our night there and I love it. They always have great beer (and great food), 2 beer gardens and always something on. But most of all, as a former landscape architect, the green wall inside is amazing.
Best bargain you’ve ever landed..
A
fter a number of creative professions (potter, marine biology, furniture design & landscape architecture), I have settled into stand-up comedy. I also started Laugh Train Home in 2013, a comic run comedy night who (since September) have their second club night in SE23. On a day to day basis, I am an upbeat, chatty American who plays water polo, is a massive foodie, decent cook and is often seen riding a bright pink Brompton.
How long have you lived in the area? I moved to London from Boston in 2008 and into SE London in 2014.
I bought my current flatlette on an ebay-like housing site, right before everything became unattainable. Yes, it was as weird as it sounds. And it's about the size of a washing machine, so I’ve had to design & built all the furniture to have multiple functions (get in touch if you are in the same boat). But I love this area and you are now all stuck with me forever.
If money was no object.. To be honest, I think I would just write and perform comedy. I love making people laugh. But I would also travel a lot. I LOVE seeing the world.
My secret ambition.. I have ALWAYS wanted to be a rapper or a hip-hop dancer. There is still time…
Do you know your neighbours? Oh yes. Probably too well. While at the Fringe, I had one enter my flat and search for a photo I needed for my show. I was about to ask him to go through my hard-drive when someone informed me ‘British people don’t ask that of their neighbours’. Whoops!
The most famous person you’ve met? I feel like naming comedians is cheating a bit, especially as they come to play my club. www.LaughTrainHome.com / www.robynperkins.com

London Christmas trees that keep on giving
ondon’s favourite and most ethical treetailer The Christmas Forest has ten pop-up festive, farm-like stores across London. From the end of November they will be selling a fabulous selection of sustainably grown, freshly cut Christmas trees that don’t drop their needles and that will look beautiful throughout the season. There will be different varieties including potted living trees and a huge range of sizes all displayed in a forest-like setting. All their trees are sustainably grown and mainly from the UK to save on ‘tree miles’ and their shops are set up in a way to give customers and families a wonderful Christmas experience. Holly, wreaths, mistletoe and treats for the kids too! For every tree sold, The Christmas Forest donates to plant a tree in the African drylands through Tree Aid. 205,206 trees planted to date, changing lives for thousands of some of the most deprived and families in the world. Come and wander through and pick your perfect Christmas tree and enjoy an extra festive glow knowing your trees means life, not just Christmas or log on and have a beautiful tree delivered right to your door, with another planted in the African drylands.
The Christmas Forest Dulwich will be open from 25th November - 24th December. 8am - 10pm Monday to Sunday. Prices start at £18. Free Parking. Delivery available. You can buy online as well.
