Its juice and cracker products are now the second best sellers in their market segments. Operational efficiency is a guiding principle at Tingyi. Tingyi’s business success is characterized by extensive sales and distribution networks, consisting of over 490 sales offices, 79 warehouses, and 72,000 direct retailers. The company’s business performance is very strong – in 2009, Master Kong reported five consecutive years of double-digit growth. Master Kong is one of the best recognized consumer brands in the PRC and has consistently registered among the best known and liked brands within its market segments. Master Kong is also known for continual evolution and innovation. The core values of the company have been described as Integrity, Practicality, and Innovation, which are seen as inter-related elements that lead to long-term success. With this remarkable success, Tingyi Holding Corporation will create a new headquarters in the greater Tianjin area, locating key staff and functions on a new corporate campus. This document represents conceptual programing, land use planning and design considerations for a new consolidated corporate campus dedicated to the Master Kong brand. 成功的商业离不开卓有远见的未来规划、预测以及符合时代趋势,并 随之蓬勃发展。这些业务的建筑解决办法遵循同样的原则:任何业务 都不可能在建筑的整个使用寿命过程中维持不变的。因此,负责的建 筑必须能够预期未来人们工作的发展趋势(独立的,或者团队合作) ,在这里工作的是哪种人群(年轻和年老的,男性和女性),甚至是未 来二十年企业的经营类型!关于这个有很多种策略可采用,有些非常 简单。例如,为了创建“通用”的空间(相同的结构间隙、同等尺寸和 同样的支撑核心),这些建筑可以根据不同的变化需求简单而不断地 进行调整变动。同时,如果一种功能需求增长,而另一功能相应缩减, 这些建筑可以灵活变动,满足其他建筑功能。这些不仅考虑实际可行 性,同时也考虑美学效果。

Successful businesses survive and flourish by predicting the future. Architectural solutions for these businesses follow the same rule: no business stays the same for the whole life of a building. Therefore responsible architecture must anticipate future trends in how people work (individually, or in teams), who will work here (young and old, male and female), and even what business a company will be in twenty years! There are many useful strategies for this and several are very simple. As an example, for buildings to be built with ‘universal’ spaces (similar structural clearance, similar dimensions, similar support cores). These buildings can most easily be modified repeatedly to respond to change. Also, these buildings can flex to accept another building’s function should one use grow and another contract. These are practical considerations that can be aesthetic considerations as well.

Much like ‘ forward looking’, scientific means that there is real intelligence in decision making about campus, buildings and spaces. These decisions effect efficiency and productivity, but also innovation and even an employee’s satisfaction with their job. Scientific also suggests an esthetic look and feel that is minimal, rational, and thoughtful, like the great modern architect Ludwig Mies Van der Rohe, who famously said “less is more” to describe scientific elegance in architecture.

绩效就是“科学”的兄弟,因为两者都拥有共同的价值观:一切皆不 可浪费,一切的存在都有其正确道理。绩效也意味着自始至终关注 唯一目标且不受其他目标的影响(这是成功实现这一目标最明智的办 法)。注重绩效并不意味着摒除诗意设计。诗歌,尤其在亚洲地区是 最能体现用最优美简短的语言描绘巨幅画卷。注重绩效联系诗意的设 计手法描绘恒久而充满成熟魅力的建筑:无任何浪费,非常的清晰和 唯一的焦点。

Pragmatism is the brother of ‘scientific’ as each term speaks about value: nothing is wasteful, nothing is included without just cause. Pragmatic also means single focus without distraction from a stated goal (what is the most prudent way to achieve this goal). Being pragmatic does not preclude the poetic. Poetry, particularly in Asian societies finds the most elegant and minimal way to convey great meaning with few words. This blending of pragmatism with poetry is a good way to describe mature and timeless architecture: nothing wasteful, great clarity, and singular focus.

Following ‘ forward looking’, ‘scientific’, and ‘pragmatic’, harmonious creates a wonderful balance, with no contradiction. When these qualities are achieved there is clarity, richness and simplicity which prepare the way for harmony. The yin – yang philosophy of Taoism perfectly describes the way that harmony is not sameness, but balance. These four qualities brought into balance is the goal of the design team for the Master Kong campus.

The types of function to be located within the new Master Kong Campus are uniquely rich and comprehensive. Work, research & development, education & training, exposition, performance and conferencing are joined with residential and hospitality to form a large campus that will accommodate up to 5000 people when fully realized. 1.

Headquarters Building The 2014 headcount projection is 850. The current floor area is 14sqm/head. The 2014 floor area requirement is projected at 20,000 sqm. The projected growth ratio from 2014 to 2050 is 3.

Research Centre The 2014 headcount projection is 230. The 2014 floor area requirement is projected at 7000 sqm. The projected growth ratio from 2014 to 2050 is 3.

Green Park Short Stay and Dormitory This facility will serve as: Dormitory for headquarters overseas managers. Hotel for corporate guest or visiting employees. 80 units of 50 sqm (one bay) and 15-20 units of 100 sqm (two bay suite) for hotel tower. 30 units of 100 sqm, 10 units of 150 sqm and 6 units of 200 sqm for senior managers' tower. Housing Complex This facility is for the employees working and living in the campus with their family. The units are to lease or for sell. To be designed as typical housing units of 100 sqm, 150 sqm and 200 sqm. Unit mix ratio, no in put from the client yet, please suggest. Site Configuration The campus is planned as North (residential) and South (Corporate) with a central concept that links them together - but they function equally well apart. To accommodate anticipated growth between 2012 and 2050, the corporate campus zone should be approximately 25 hectares. The residential and parkland zone should be approximately 25 hectares. This design anticipates both public and private transportation modes to the South. The corporate campus zone should be adjacent to primary transportation routes, while the residential parkland zone should ideally be a distance from primary transportation.

For a Campus Square to fulfill its role in campus making, it must be properly scaled to the size of the population who will use it, and it must be properly activated by a variety of uses across different hours of the day. The Campus Square must provide places for gathering, eating, recreating, and there should be sun, shade and protection from prevailing winds.

This central space should be divided into sub-zones of varying scales to accommodate different interactions. If the campus square is not designed to serve varying uses, it will be perceived as strictly formal and not well used. Like fine university campuses and important urban centers, secondary gathering spaces activate and organize smaller groups and functions such as a single department within the larger corporate community.

The campus design is carefully master-planned to be built and occupied in multiple phases. Phase 1 performs with efficiency and clarity, while anticipating future growth and change. Future phases have been planned to not disrupt existing operations and access during construction. Successful phasing requires that clear identification of routes and entrances established in phase 1 remain intact and that the visual logic of campus organization is strengthened, not compromised by subsequent phases.

The inspiration of food and water has led to clarity of thinking about land use, landscape design and architecture. Food and water can be thought of as solid and liquid, or land and water which are the basic elements of the landscape. There are four elements used together in all traditional garden design to create harmony:

Bamboo: this most traditional of all Chinese plants finds a home surrounding the Campus Square. Movement, dappled light and rustling sounds are qualities all associate with bamboo. Gingko: tall and proud, this tree is originally from China and is used to mark the main path to the Campus Square. Golden Tree: has a pleasing shape and has been used in courtyard design for centuries. The Golden Tree will be the centerpiece of the Square Sakura: in the spring, this tree becomes an event of color. It grows fast in this climate. White birch: good shape and color to stand out against the building of the Campus Square. Though beautiful, this tree is plentiful and inexpensive to plant. Locust: when the Locust flowers in the spring, the magnificent blossoms are edible and have been used as food in ancient times. Paulownia: in the spring the Paulownia bursts with color to contrast all other trees. The leaves were used in traditional Chinese medicine and to make traditional dies for clothing. Elm: the elm is hearty and local, it is a large tree and grows fast. The elm is very economical to plant and the seeds were traditionally eaten for their nutritional value. Fraxious: to contrast other trees in the autumn, the Fraxious turns a deep golden color with good shape and size. This tree is native to Tianjin.

Building performance – what strategies lower annual operating cost with reasonable return on investment? Sustainability and land-stewardship – what are the most appropriate and inelegant sustainability strategies for this specific local environment, climate and functional uses? Where these two lines of investigation intersect, the design team begins to develop a strategy. Illustrated on the following pages, one sees a matrix of many potential strategies to be considered. Through various highly technical and accurate tools the larger list is focused down to only high performing strategies. As an example of this approach, the design team has selected thermal water and water management in its many forms to illustrate in greater detail. Along with specific performance and high-tech sustainability strategies, the design team observes universal principles fundamental to building performance such as proper building orientation and solar protection.

Energy savings by using water to convey the earth’s heating and cooling reserves. Improvements in the ease and budget of the development’s site approval, both lowering the cost of water to the site as well as reducing demand on the local utility to supply water to the site.

Much of the art of architecture is not the shapes of buildings, but the texture of buildings. Does the building look expensive, or poorly made, does the building look practical or flamboyant? These are the questions that a building’s appearance convey upon each viewing. Well crafted architectural tectonics and detailing of building construction conveys a subtle and rich attitude that says:

The Workplace The characteristics of office workplace environments greatly influence the quality of corporate culture, collaboration and employee performance. Examples of four workplace planning strategies and two different types of office building floor plans show contemporary class-A office configuration and future trends that focus on private as well as team working environments with emphasis on energy reducing natural daylight. In further steps of the design process for the Master Kong campus, these options can be explored in greater detail.

经过与康师傅领导层三次直接的讨论沟通,NBBJ设计团 队慎重审查各种考虑到的解决措施,最终完成这份令人 满意的总部园区总评规划建议。

The Journey design is a process of evolution from inspiration to realization from generality to specific from iteration to clarity. Through a series of three direct interactions with key Tingyi leadership, the NBBJ design team vetted a number of carefully considered solutions, leading finally to a preferred campus master-plan recommendation.

低维护、合理分期、现场走线、第一印象、园区体验和形 象标识 NBBJ提供以下评估报告。 前瞻:设计旨在每栋办公楼打造未来特色的办公点设 计,并能满足未来不断的扩大和变化 科学:建筑设计和选址严格按照地形和组织线条布置。 中心园区广场最佳尺寸是115米宽,而建筑围绕其四条边 而分别设置。每栋办公楼核心筒至室外的理想距离为12 米。每个部门紧密联系并组成统一的有机整体。 绩效:简洁、精确和限定的设计突出各栋建筑的实用性。 建筑平面设计预计实现最大的开放空间,以便迅速的重 新组织利用。规则的空间区域和重复的设计模式可以随 156

Conclusion How well does this design respond to the Chairman’s success criteria of:forward looking, scientific, pragmatic and harmonious? In addition, how well does this design respond to evaluation criteria: low maintenance, phasing logic, site circulation, first impression, campus experience, and iconic. The NBBJ design team offers this evaluation. Forward looking: the design anticipates the future of work-place design within each office building, and the design anticipates future growth and change over time. Scientific: the design of buildings and the placement of buildings is informed by strict geometry and lines of organization. The central Campus Square is a perfect 115 meter square with buildings placed precisely at its edges. Each office building achieves an ideal core to exterior dimension of 12 meters. The relationships of each part to the whole is organized to feel and function scientifically. Pragmatic: the usefulness of each building is informed by simplicity, rigor and restraint. Building plans achieve maximum open floor area for quick reorganization of uses. Regular spaces and repeated modules ensure maximum flexibility over time. Harmonious: centering, balance and procession carefully unite in the campus design to create the feeling of natural correctness. Land and water interact to create activation at one time and serenity at another which together manifest as harmony. Low Maintenance: this is achieved through the use of a limited number of durable building materials: glass, metal, stone and brick or terra cotta. These

simple materials are carefully detailed. Unpretentious simplicity, quality, and craftsmanship insure long building life and low maintenance. Phasing logic: the arrangement of buildings on the Master Kong campus allows for future construction without compromising campus circulation, access and use. Good phasing logic also means that the design can accommodate some change to the master-plan over time without loosing the design’s overall effect.

合理分期:康师傅总部园区的建筑布局应能满足未来施

Site Circulation: public accessibility and restricted accessibility are separated. Careful attention is paid to convenient but controlled access to each campus asset. First Impression: clarity and order forms the first impression of the Master Kong Campus. Each of three departmental headquarters is clearly identified along with many other campus assets, most notably the prominent Exhibition Center. In the architecture, Master Kong as a pragmatic and well-functioning company is communicated. Campus Experience: the most important aspect of this design for Master Kong is buildings and places between buildings, shared functions and intersections, all working together to promote interaction, unity and strong corporate identity. Iconic: timeless self-confidence and disciplined architectural style represents Master Kong to the community of Tianjin and China as a lasting and substantial corporate presence.
