Purpose + Program The overall urban environment of the Suzhou Industrial Park region is well planned and executed at a high level. The CBD with signature office buildings, shopping centers, and hotels is in significant need of a ‘connector’ project that will enhance the 24/7 life of this portion of the city and connect its residents to the magnificent JinJi Lake. The programming and planning of the Suzhou Mixeduse Development offers a compliment of programs that will create a vibrant and enduring experience for the citizens and businesses of Suzhou. The pedestrian nature of Suzhou, particularly in this part of the city, will be significantly enhanced by this project creating a place to Live, Work, and Play of high quality and appropriate urban scale. The project will become a fascinating urban destination to explore at many levels. The project image is dynamic and draws its inspiration from the flow of water and lush gardens that Suzhou is famous for. This will make the project connect to its environment and culture in a new and contemporary way. 此园区由两区域勾画出来:西区由一商业裙房和面湖的 公寓塔楼组成,东区则是预备给办公楼、城市北边的五 星级酒店、和朝南向可看到湖景的酒店式公寓。两区之 间的空间由户外行人广场、花园和运河构成。
The campus is delineated in two zones: the west zone comprises of a commercial podium and apartment towers facing the lake, while the east zone is reserved for office and five–star hotel tower at the northern city side and service apartments with lake views to the south. The space in–between the two zones is comprised of an outdoor pedestrian plaza with gardens and canals.

Site + Context Suzhou is one of the oldest towns located on the Yangtze basin adjacent to lake Tai – the third largest lake in China. It is a city carved by canals and is famous for it's classical gardens. The development site is located in the new JinJi Lake CBD within the Suzhou industrial park with prominent views of lake JinJi. NBBJ's design takes full advantage of this proximity to the lake and it's prestigous location in the CBD. The placement and configuration of each building is analyzed based on this proximity. While each building is free to express an architectural design aesthetic individually, the whole campus is drawn into focus to benefit the larger campus and it's iconic stature within Suzhou.

Gardens + Canals Suzhou lies in perfect harmony with nature, where on one hand the canals and lakes create dynamic flows and movement, and on the other, the gardens provide a sense of beauty and introspection. The Grand canal put Suzhou on the route for trade and commerce. The strategic location of the city has contributed towards its immense growth. Of the 200 classical gardens, 69 have been preserved to document the rich tradition towards landscape design. Inspiration and Conceptual Drivers The city of Suzhou is famous for its classical gardens. These gardens are a lingering reminder of the characteristic Chinese reverence for nature. While they provide a place for reflection – they instill a sense of profound beauty. The canals that weave through Suzhou leave traces of a flourishing civilization – a vision that thrives through the present and into the future. The canals are a symbol of dynamism and movement in the daily life of a energetic city that looks to the future.

Akin to the classical Chinese gardens, the retail podium provides human scale spaces for reflection and beauty, while accentuating the flow and vitality of vibrant urban living.
[Vibrant] The 4 towers orient themselves to the lake and the old city of Suzhou – an ode to the past, while soaring into the sky seeking a new future. They are shaped by the flow of water around land and its major facades are inspired by the shimmering reflections of light on the lake surface.

The water from Jinji Lake flows into the site carving canals that weave through the retail plaza. This creates paths that influence the flow of people and activity into the retail spaces.

The tower facade is inspired by the ethereal quality of light shimmering across Jinji Lake. The projecting glass balconies are carefully offset across the height of the apartment tower and in addition to the gently curved facades, they accentuate the reflective quality of light as one looks up at the towers.

Campus Identities A campus is not a building, nor simply a number of buildings. It is a carefully orchestrated interrelationship of buildings. A mixed–use campus brings different programs types, like apartment, hotel, office and commercial, together. This creates a collective experience that is richer than the sum of its parts. While there is a strong desire to create unique campus experience there is also a need to create individual urban identities for each building program. This relationship between the individual and collective is what makes a campus vibrant and iconic.

Residential Identity The two apartment towers derive their identity from their proximity to Lake JinJi. Their strategic orientation on the site maximizes the views of the lake. Inspired by light dancing across the surface of Lake JinJi, the south (lake) facing facades of the two towers feature a seemingly random pattern of balconies that are further enhanced by a hint of color. The towers are accessed through the western edge of the property and sit atop a very vibrant commercial base that provides immediate access to fine dining, retail shopping and a variety of entertainment amenities.

Hospitality Identity The hotel and service apartment buildings are located along the east side of the property. These two programs combine to form the hospitality identity and address for the project. Linked across two towers by an sky bridge, the hotel reaches out towards the lake and rests atop the service apartments creating a very distinct icon for Suzhou.

They share a single drop-off location through the eastern edge of the site. The sky lobby at the top of the hotel affords a panoramic view of both the lake and the city thus providing a unique way to be a part of the urban fabric. A ballroom sits between them at the top of a retail base, and together they create the hospitality face for the development.

Commercial Identity Suzhou is a place where land is both separated and formed by the flow of water. This becomes the inspiration for the commercial podium – carved into micro blocks that are carefully stiched together to create a vibrant and activated experience through the site.

Suzhou Mixed-Use Development
These corridors are created and influenced by the green space to the north and Lake JinJi to the south, and work symbiotically with the prescribed urban corridor found in the city’s zoning. This urban space reconnects the commercial district on the north to JinJi Lake on the south. This central spine is intertwined with moments of respite and relaxation that culminates in a sunken garden – a central amphitheater. This energy also emanates into smaller dynamic paths of connectivity that criss–cross through the entire site. The commercial elements are carefully zoned to coexist alongside the apartments and office components and are broken down to prevent the formation of a super block and create an identity of a vibrant urban community.

Corporate Identity Holding the north–eastern corner of the site, is the office program that combines with the hotel program to create a new 150m tall iconic tower for the mixed– use development. The careful zoning of the site allows the office tower to enjoy beautiful views of the lake, while creating a strong urban identity for the entire development. Architecture NBBJ's proposal for the Suzhou mixed–use development fulfills our conceptual basis of design intent. This intent is to create a vibrant campus that looks to the future. The disparate programs are brought into focus as a collective whole - while maintaining their individual identities to create a stronger iconic campus.
"...the placement of the four towers maximizes the lake views and provides an iconic skyline..." We have distinguished the materials used into natural and high–tech. The landscape uses natural materials like stone. The podium base and towers use perforated metal, metal panel and glass curtain wall.

Architecture As with any mixed use development, there is a diversity of programs that are in close proximity. NBBJ's design for the Suzhou Mixed Use Development takes what could be percieved as conflicting adjacencies of retail, residential, corporate and hospitality, and intertwines them completely and seemlessly; all while maintaining a balanced public to private relationship. This creates an immediately accessible and vibrant urban atmosphere in the development and also allows for seemless peace living with views to Lake Jinji.

Landscape Design The place of nature in traditional Chinese architecuture is one of harmony. The presence of water has a profound meaning in the city of Suzhou – one of reverence and delight. The gardens of Suzhou are the epitomy of landscape art – one that forms the divine connection between the man and nature. NBBJ's philosophy for landscape design builds on this intimate connection between the gardens of Suzhou and presence of water in the region. While the gardens create spaces for reflection, water becomes a source of energy that creates a vibrant urban community.

Landscape Design The landscape design for the Suzhou mixed–use development is conceived as being in three distinct layers – the retail level, the podium garden and the vertical apartment towers. The retail level conveys the dynamic flow of movement with waterways that converge around the pedestrian spine to create the sunken amphitheater. The water is contrasted by greenscape that acts as places for respite and introspection.

The podium garden reverses this relationship. The podium roof slopes up and away from the apartment towers creating dynamic movement along the central retail spine. This results in an animated roof garden that becomes a visual amenity for the entire campus. The role of water in this garden is one of reflection and solitude. The tower facades are inspired by the ethereal quality of light shimmering across Jinji Lake. The projecting glass balconies are carefully offset across the height of the apartment tower and in addition to the gently curved faces, these accentuate the reflective quality of light as one looks up at the towers. The north face of the apartment towers is planted with a 'green–wall'. The combination of the two facades creates a visual amenity for the city at large.

Retail Level Landscape The flow of water and lush gardens of Suzhou inspired the landscape design to create a vibrant urban community. The meandering waterways weave through the central spine and amplify the retail experience. This interaction between the waterways and gardens creates pathways for pedestrian access and amenities. The retail level is designed to address the individual needs of the mixed – use campus. The campus is zoned in two distinct parts namely west campus and east campus. The west campus is more private and consists of the two apartment towers. The landscape is more seasonal and small scale and serves as a buffer from the adjacent urban environment. The east campus landscape is formal as it contains the more public functions of the office, five–star hotel and the service apartments.

Greenscape / Gardens The energetic flow of water is balanced by the introspective nature of greenscape. This creates spaces for respite, beauty and contemplation much akin to the classical Chinese gardens in Suzhou.
Sunken Garden The landscape design draws inspiration from the presence of water and gardens in Suzhou. We have imagined the central spine as a connector between the park (and commerical district) to the north and JinJi Lake (and lakeside amenities) to the south. These two influences culminate in an exciting event space – one that becomes a central featue of the retail plaza. The amphitheatre also functions as passage for people and natural daylight light into the sunken food court below at B2.

Podium Roof Landscape The roof garden covers the entire retail podium as it slopes up and away from the apartment towers. The roof garden is animated by the pattern of seasonal landscape that transforms the central space through time.

Environmental Strategy NBBJ's approach and vision on sustainability operates at multiple scales, and this vision drives us to develop a comprehensive strategy for our projects that tends to inform not only the building form, but also applies to the larger urban scale. Climate analyses models generated using 3D climate modeling software that accurately predicts wind flow, solar shading and optimal solar orientation. We then ask two questions – Building performance – what strategies lower annual operating cost with reasonable return on investment? Sustainability and land-stewardship – what are the most appropriate and elegant sustainability strategies for this specific local environment, climate and functional uses? These questions inform decision making specific to project location and use towards optimizing renewable resources and reducing energy use, thus resulting in lower life–cycle operating costs.

The building envelope will be designed to have a low ettv, saving this way energy required to cool the building. The energy consumption of the buildings will be controlled and measured to enhance its performance.
Building facade are oriented to reduce cooling loads maximizing surface area with windows facing northsouth while minimizing the surface areas and windows on east & west.
Sun-shading is intelligently designed for thermal comfort, retaining its aesthetic value while allowing enough daylight to the rooms.
Building Integrated Photovoltaics (BIPV)

Building Orientation
BIPV is a system where photovoltaic panels are integrated into the design of a building so that the solar components also serve as structural or design elements.
External cladding such as ceramic with hydrotect coating or chemically-treated glass will provide self cleaning properties. The effect of hydrotect is based on the principle of the photocatalysis.
The buildings are positioned in such a way to take full advantage of sunlight and views.

Natural ventilation is designed in areas such as lobbies, covered link bridges. Due to the high humidity levels hybrid ventilation is used throughout the project.
Low-pressure, under-floor displacement air delivery allows for individual environmental control at each work station.
Titanium dioxide (tio2) is a type of photocatalyst which will eliminate odours in the air, kill bacteria and decompose organic matter when exposed to light. it can be applied in interior and facade.
