Lake Hills Mixed Use consists of residential, retail, office, and parking on a 5-acre site. A&P’s scope of work required the demolition of four existing one-story buildings. New construction includes an 80,000-sf, one-level concrete underground parking garage with at grade parking and an open air plaza. Also included are two individual mixed use buildings that have a combined total of 17,500-sf of retail with three levels of residential market rate apartments above. These 72 units total 88,000-sf. Also included is a separate two-story 10,000-sf retail/ office building, a two-story 18,000-sf retail space, and a stand alone elevator tower with pedestrian bridge.

This project is situated on a 1-acre site and includes a 215,000-sf apartment community. The project is centrally located within a short walking distance of city parks, recreational and educational facilities, financial and retail services. The project includes two wood-frame structures, each five stories, over a two-level concrete garage with 174 parking stalls. The apartment community features 154 one-, two- and three-bedroom units, with full kitchens and baths and extensive common amenity spaces for residents. The project’s design employs traditional building materials, vernaculars and proportions such as brick, precast concrete highlights, masonry and window detailing. These traditional features are incorporated with modern materials such as corrugated metal siding, glass railings, pre-manufactured metal balconies, concrete siding and wood outriggers and soffits.

The project includes 166,040 sf of living space with a mixture of one-, two-, and threebedroom apartments. Site amenities include a Craftsman Style club house with a pool, spa and work out room. The complex is nestled in the woods along Center Drive and is home to a new city park with play equipment, an outside sport court, open spaces and connection to the miles of walking/running paths that circulate throughout the City of DuPont.

Situated on a postage-stamped 13,000-sf mid-town site, 7stories of residential units rise above a 2-story partially below-grade, post-tensioned concrete parking garage. This apartment complex consists of 145 tastefully appointed and highly efficient rental apartments with an unusual mix of 121 studios and 24 one-bedroom units, tailored by the building’s enviable location and its anticipated tenant life style. Acoustically efficient floor, ceiling and wall assemblies assure 24/7 tenant privacy. This building was constructed using prefabricated light-gage steel-framed metal wall panels. These load-bearing panels stand up to seismic forces and wind, and resist pests, warping and rotting. The panels were shipped to the site, and each floor was installed in just one week. This allowed other trades quick access to the site, and saved A&P 12% on the construction schedule.

This project consists of a five-story wood framed structure over a two-story below grade concrete structure. It includes 60 Market Plus Apartment residential units over 3,658-sf of ground level retail space and 30 parking stalls below grade and at grade. It also includes a green roof with pavers and a dog area.

Located near downtown Redmond, Valley Furniture / Redmond Central Apartments includes 245 units of upscale urban living tailored for the Eastside market. The apartment complex includes five- and six-story residential towers that house a mix of studio, one- and twobedroom units and 4,500-sf of retail. The units surround a central courtyard that offers a secure outdoor recreation space. Also included is one level of below grade parking, and one level of parking above grade.

This project includes three levels of underground parking, one floor of live/work units at street level and six floors (102 units) of market rate housing. Major exterior materials include brick veneer, metal siding, cedar siding, fiber cement siding, aluminum framed entrances and storefront, vinyl windows and doors and membrane roofing with vegetated garden. The upper floors and shared rooftop deck have views of the cityscape and the Olympic Mountains, while the ground floor features a club room and four live/work units with private patios.

The 132-unit apartment complex, designed by WDG Architecture, was developed by Dallasbased Trammell Crow Company and its residential subsidiary, High Street Residential. The Union at Carrollton Square project, located adjacent to Dallas’ light-rail Green Line and at the heart of Carrollton’s historic town square, is the first transit-oriented, mixed-use development in the city of Carrollton.

The 36-story mixed-use high-rise located at 1369 Spruce Place includes residential apartments, retail space and on-site parking. The building contains 354 rental apartments; including studios and one-, two- and three-bedroom residences with condo quality finishes and offers captivating views of the park and city. The walk-to-work location is steps from the city’s renowned Theater District, Orchestra Hall, Walker Art Museum and Minneapolis Sculpture Garden, Minneapolis Convention Center, dining, shopping and boutiques. The property features more than 41,000 sf of world-class indoor and outdoor amenities. Interior amenities include: a state-of-the-art fitness center with lap pool, hot tub, sauna and steam rooms; media and game room; resident lounge; business center; bicycle storage; and a private in-building dog run with washing station. MacArthur Park Metro is a low income housing tax credit-funded project located in downtown Los Angeles. Phase I consists of 90-units of wood framed housing built over massive grade beams spanning a subway tunnel. It incorporates around 13,000 sf of first floor retail space adjacent to the main street, and around 3,000 sf of office space. This transit oriented development is revitalizing a blighted area of downtown Los Angeles.

Devine Legacy on Central is a new 65-unit affordable housing community for working families. The workforce housing community will be situated just north of the Native American Community Service Center. Named after long-standing Native American Connections CEO, Diana Yazzie Devine, Devine Legacy on Central is one of the first affordable housing communities along the Metro light rail route. The urban design includes a mix of studio, one-, two- and three-bedroom units (lofts, family flats and town homes) and incorporates a number of green building design features. The building replaces an existing vacant, nondescript brick building that once housed a charter school and offices. Leed Platunum Charles L. The Domain at Tempe (formerly named Campus Suites on the Rail) is a new 731,400-sf fivestory private student housing development situated along the new light rail line near Arizona State University. The transit-orientated development comprises 7 acres and has 299 student residential units and a total of 964 bedrooms. The project required demolition of existing buildings at the tight urban site prior to construction. In addition to the housing units, The Domain at Tempe includes a 10,000-sf clubhouse; more than 14,000-sf of ground floor retail; and a five-story, 1,000-car, precast concrete parking structure on site.
