MAGNOLIA TERRACE ACQUISITION
On August 29, we announced the acquisition of Magnolia Terrace in Charlotte, NC. This property marks our tenth acquisition within our third private equity fund, Blue Atlantic Partners Fund III. With this purchase, we expand our North Carolina portfolio to four properties, totaling over 1,000 units.
The 264-unit, garden-style residential property o ers amenities that include a luxury pool, fitness center, and resident clubhouse. The property is strategically located in University City, a sought-after area in northeast of downtown Charlotte. The area is also an employment, entertainment, and education hub, that includes University Research Park, access to the Lynx Blue Line light rail, and UNC Charlotte, with a 30,000+ total enrollment.

RIVER’S EDGE ACQUISITION
On September 7, Atlantic & Pacific Management, A|P’s sister company on the West Coast, announced the acquisition of River’s Edge Apartment Homes in Lake Elsinore, CA. This nine-building multifamily apartment property consists of 184 units in a gar den-style community with convenient access to two major freeways.
The community is a mix of 97 onebedrooms and 87 two-bedrooms
that includes spacious walk-in closets, central heat and AC, and oval garden-style tubs. Amenities include a swimming pool and jacuzzi, state of the art fitness center, resident lounge with fireplace, and technology center. Also conveniently located in Lake Elsinore, the area enables residents to take advantage of the accessibility to all of Southern California’s employment hubs and growing local healthcare industry.

Everybody knows that October brings tricks and treats. But did you know that is also internationally recognized as Breast Cancer Awareness Month?
In hopes to support survivors and their families and raise awareness about the disease, to promote early detection, treatment, and palliative care of this disease, people find all sorts of ways to get involved. If you want to join in on supporting this great cause, get creative!
You can easily be a part of it all! Read on to learn 10 creative ways to get involved with this charitable cause.
1. Sport a Ribbon
The small gesture of wearing a breast cancer ribbon carries power. Advertising research reveals that even toddlers recognize logos and are influenced by branding. Use this for good by getting people thinking about breast cancer and how they can help.
2. Wear Breast Cancer Shirts
Buying T-shirts to wear throughout the month is a sure way to grab
people’s attention. You can choose from simple shirts with the pink ribbon to clever clothing with fun and/or powerful sayings.
3. Get Screened for Breast Cancer
This year, National Mammogram Day falls on October 21st, to kick o Breast Cancer Prevention Week. Practice prevention yourself by scheduling your screening for that day or during the week.
4. Talk About it at Home
Use this month to talk with your family about breast cancer. Discuss concerns, risk factors, prevention, and ways to raise awareness. Involve your children and let them innovate their own ideas about how they can get involved during Breast Cancer Awareness Month.
5. Raise Awareness Through Education
Educating people on all aspects of the disease and how they can help can potentially save lives! Reach out to local colleges and even high schools to go in and teach the students about breast cancer

6. Share Your Skills
Do you possess any specialized skills? If you feel that one of your talents or expertise can help breast cancer survivors move forward and gain back physical or mental health, you may find somebody willing to donate a space for your cause and you can make a di erence.
7. Volunteer
If you do not feel like your skillset can benefit survivors, but still want to help, find an organization, and donate money or volunteer your time. Some great organizations you can get involved with include National Breast Cancer Foundation, INC., Breast Cancer Alliance, and National Breast Cancer Coalition.
8. Purchase Goods From Companies that Participate Companies all over plaster our country pink to raise money and awareness for breast cancer research and support. Switch it up a little and purchase from the brands that care (ex: Ulta, Pet Smart)!
9. Walk Toward Awareness
Join a local breast cancer walk! These walks raise awareness and money to go towards things like research, advocacy, and support. They are fun and family friendly. Make a day of giving back while reducing your risk for cancer through exercise.
10. Become an Advocate
Are you a breast cancer survivor? If so, take control of your future care by becoming an advocate. You can help push for more research and change the legislation for the benefit of those battling and surviving the disease.
Don’t spend the entire month only focusing on Halloween. The real scare comes when breast cancer goes undetected, so spend Breast Cancer Awareness Month helping to raise money, awareness, and support for the cause. Give what you can, because every bit of e ort makes a di erence.

TRACKING PIXELS

What is a Tracking Pixel?
Tracking Pixels, also referred to as Marketing Pixels, are small bits of code designed to gather information about a user the moment they are seen. They can gather where a user has browsed, what they’ve clicked on, their general location in the world and much more depending on the pixel encountered.
Much like the name implies, a tracking pixel is exceptionally small, about the size of the tip of a needle, and once it is viewed it can see everything it wants.
As it interfaces directly with the web browser and the system, most VPN’s cannot confound it. You’ve more than likely been on countless webpages with them enabled and never seen it, even though technically they are not hidden.
How is it used?
In most cases, it is used to figure out online habits, specifically when it comes to sales and marketing. It is trying to find out what you are buying and searching for to build a profile and report back to the owner of the pixel.
Whoa! It can do ALL of that?
Yes! Tracking pixels have become a bit of a hot debate in cybersecurity because of how both accessible and e ective they are at their job. Although targeted ads have their uses, they are setting a precedent to rapidly gather detailed information about the end user without their knowledge or consent. With morality in question, some have advocated for making opt-ins mandatory when using the software or banning it altogether as the tool is not exclusive to advertisers. There are instances where this technology is used for more nefarious purposes by hackers, spammers, and other cybercriminals.
What can I do about it?
Regrettably, not much. This is an instance where technology is advancing faster than the rules that govern it. But at least now you know that you are not crazy when you ask about or google something once and advertisements for it show up everywhere.

Double Layer Pumpkin Cheesecake
Ingredients:
Cheesecake Layer
• 2 (8 ounce) packages cream cheese, softened
• ½ cup white sugar
• ½ teaspoon vanilla extract
• 2 large eggs
• 1 (9-inch) prepared graham cracker crust
Pumpkin Layer
• ½ cup pumpkin puree
Looking to switch things up this holiday season?
Instead of a traditional pie, trade for a pumpkin cheesecake. This decadent treat, with two layers of creamy goodness, will be the star of your fall dessert table.
• ½ teaspoon ground cinnamon
• 1 pinch ground cloves
• 1 pinch ground nutmeg
Directions:
1. Preheat the oven to 325°F (165°C).
2. Make cheesecake layer: Beat cream cheese, sugar, and vanilla in a large bowl with an electric mixer until smooth. Add eggs, one at a time, blending well after each addition. Spread 1 cup batter in the graham cracker crust.
3. Make pumpkin layer: Add pumpkin puree, cinnamon, cloves, and nutmeg to the remaining batter; stir gently until well blended. Carefully spread on top of plain cheesecake batter in the crust.
4. Bake in preheated oven until the edges are pu ed and the surface is firm except for a small spot in the center that jiggled when the pan is gently shaken, 35 to 40 minutes.
5. Remove from the oven, set on a wire rack, and cool to room temperature for 1 to 2 hours.
6. Refrigerate for at least 3 hours before serving, preferably overnight.
