Butt Dialing: I hate taking selfies. I know all of you out there love them. But basically there’s something wrong with my body. My arms are too short and my face is too fat. So I end up only with a closeup of my nose. So if I want a photo of myself eating crab cakes at a local restaurant I get the waiter to take it. But my friend Charlie had a recent selfie emergency that turned crazy. He woke up one morning and discovered there was something wrong with his rear-end. I’ll spare you the details. Anyway, he called his doctor and described the problem. The doctor listened patiently and said: Why don’t you just send me a photo of it. So he did. Of course he had to lie on the floor and try to stick his head between his legs. Finally he sent it off to the doc, who said everything looked OK. That should have been the end of it. But no, it wasn’t. Over the next week, Charlie accidentally sent copies of the photo to more than a dozen friends and acquaintances. His boss got a tush shot over breakfast one morning. The next door neighbor got one. And even his bank manager got one. And of course he sent one to me. It was one of the most horrible things I’ve seen in my life. I tell you if my doctor wants a photo of my rear end.... I’ll get the waiter to take it. A grade school teacher in Kentucky asked her students to use the word “fascinate” in a sentence. Molly put up her hand and said, “My family went to my granddad’s farm, and we all saw his pet sheep. It was fascinating.” The teacher said, “That was good, but I wanted you to use the word “fascinate, not fascinating”. Sally raised her hand. She said, “My family went to see Rock City and I was fascinated.” The teacher said, “Well,

that was good Sally, but I wanted you to use the word “fascinate, not fascinated.” Little Johnny raised his hand. The teacher hesitated because she had been burned by Little Johnny before. She finally decided there was no way he could damage the word “fascinate”, so she called on him. Johnny said, “My Aunt Gina has a sweater with ten buttons, but her boobs are so big she can only fasten eight.” Special Delivery: I published the first Rivertown way back in September 2000. My best friend Kevin and I worked on it for about two months in my attic. Next month will be the eighteenth anniversary. A lot has changed. The first issue was only about Nyack. Now it covers the whole county. I couldn’t afford anyone to deliver the magazines, so I did it myself. It took me all day. But I had something to look forward to. I made sure that my delivery run always ended up at a local bar, where I’d stop and have two or four refreshers. Now I have a professional delivery service. They deliver more than 17,000 copies every month. So far as I know they don’t stop for drinks. Because they had no reservations at a busy restaurant, my elderly neighbor and his wife were told there would be a 45 minute wait for a table. “Young man, we’re both 90 years old,” the husband said. “We may not have 45 minutes.” They were seated immediately.

Frank is the owner of Frank Fuchs Construction, the County’s foremost renovation and remodeling company. “I remember all my coaches and mentors and I feel I have an obligation to give back to future generations my love of the game of soccer,” said Frank. Franks love of the game extended to his building The BuildOut at the 1994 FIFA Games in Los Angeles. After completing his college career Frank signed a professional contract with the Detroit Express. One of the highlights of his career was being voted Team Player of the Year by the Detroit Express fans. He played in many high level international games. Frank holds a United States Soccer Federation Coaching “A” License and has coached at both the collegiate and youth level. Frank currently offers private and group training to youth players and teams looking to enhance their technical, tactical, psychological & physical skills. Dear Candice I have two grandchildren who are 6 and 8 years old. They visit once a month and sleep over. The problem is I have only one guest room that I also use as an office as well as well as for adult guests. I need to have two twin beds that are comfortable. I need storage space of some type for clothes. Also, a desk would be helpful. Right now I have an old sofa bed and other odd pieces of furniture I want to replace everything. So I need suggestions for the window covering. The only thing that has to stay is the carpet which is about two years old and is a a neutral beige, The room is a good size about 11’ x 10” I like a clean contemporary look and want some pretty blue accents. I have a very limited budget, is any of this possible? Thank you and I appreciate any advice you can give me. Here we go. As you said you are replacing everything but the carpet. When working on a budget remember it is not about the price of the furniture or accessories but how you put it together, First purchase two comfortable twin beds. Place them on your largest wall and separate them with a white dresser about 36” wide from IKEA. Leave the top drawer empty for overnight guests IKEA.s furniture is affordable, attractive serviceable, simple and I suggest their products often. Add photos of your grandchildren framed in chrome on top of the dresser. Add a a

Instead of headboards use white shams to match quilt. Place your sleeping pillow behind the white shams. To bring in your blue add two toss pillows to each bed. They can be any print you like or one with sayings. Something fun for your grandchildren. These can be purchased anywhere. Home Goods, Bed Bath and Beyond offer affordable great looks. Above each bed hang artwork bringing in your colors. . The size should be about 24 inches wide x 36 inches high. This look creates a headboard look without the expense and adds color and interest to the room. Purchase a desk to coordinate with

dresser and place it flat against the wall. This desk can be up to 36” wide, add a lamp in white. Purchase a lucite chair on casters. Above the desk add a mirror so it can be used for guests for their overnight use. The mirror frame should have a chrome finish to coordinate with casters of the chair. Add a white waste basket. Also on top of the desk have an attractive basket to hold your personal items that can be easily be put away when company comes. Paint the walls Benjamin Moore flat Decorator White 01. Maximize your qualified business income deduction Here we are in August already! Small business owners should already have a plan in place to maximize their 2018 Qualified Business Income (QBI) and, more importantly, their 2018 Qualified Business Income Deduction (QBID). When I discussed this new tax benefit in my column back in March many of us were still preoccupied with 2017 taxes and likely not thinking much about this new 2018 “huge” tax benefit for small business owners. Well, there are still 4 – 5 months left in 2018. It certainly is not too late to consider how to maximize your tax savings. Let’s take another look at this new tax deduction for business owners. Individuals who are sole proprietors, partners, members in LLCs, or shareholders of S corporations, may be eligible to claim a QBID beginning with the 2018 tax year. This includes owners of rental real estate. The amount of the deduction is generally 20 percent of the taxpayer’s qualifying business income from a qualified trade or business. Example: In 2018, Joe’s has earned $100,000 QBI from his business. Joe’s QBI deduction for 2018 is $20,000. Joe will take this deduction on his 2018 personal tax return. Tax will be due on the remaining $80,000. This deduction will likely save Joe anywhere from $200 $7,400 depending upon his tax bracket. Most of us are now thinking that this

benefit, like most sneaky IRS tax benefits, will not be available if their income exceeds some ridiculously low threshold, or will be lost due to alternative minimum tax (AMT). Well, for most taxpayers this is not the case. Income phase out thresholds are quite high and do not even apply to many small businesses. Also, the QBID is allowed for AMT. With some careful planning most small business owners will be able to benefit. Lets take a look at the restrictions: • This deduction does not apply to wages or partnership guaranteed payments. Planning to minimize this type of compensation will likely maximize your QBID. • This deduction is subject to a phase out for most professional service businesses like Doctors, Lawyers, and Accountants. These phase outs do not start to kick in until taxable income exceeds $157,500 for singles and $315,000 for married filers. With proper planning taxable income can be reduced so to possibly fall under these thresholds. • The QBID for other small business owners who have taxable income in excess of the above thresholds is limited to the greater of 50% of wages or 25% of wages plus 2.5% of qualified property. This is a tricky one. Advance planning is needed so to maximize your allowable QBID. • The QBID is limited to 20% of the business owner’s total taxable income (from all sources) if that amount is less than the QBID. Low taxable income may result in a lost QBID. Planning is

needed. • This deduction is not available for rental income that does not rise to the level of a trade or business. Confirming that your rental property does rise to the level of a trade or business is crucial. • Your choice of business entity (sole proprietor, partnership, corporation) will impact the amount of QBI available for the deduction. A change of business entity should be considered. • Entities with losses must be offset against entities with income before a QBID is calculated. Net losses must be carried forward to future years and applied against future QBI. Planning for business losses is a must. • Most states have not committed to following the new federal tax rules. State tax planning must be coordinated with federal tax planning. Small business owners should ask their CPA to review their 2018 and future year tax status now so to be sure to maximize each owner’s QBID and overall tax savings. Your CPA can assist you to navigate the law and to implement a strategy that will help you to get a full 20% reduction of your business income tax bill. This brief summary of the tax reform act is provided for your information. Any major financial decisions or tax-planning activities in light of this new legislation should be considered with the advice of your CPA. He can help you determine how the new law affects you. Question #1: We are not familiar with much of Rockland County and having been searching the websites and have seen a few houses we like - but are totally confused that when we click on a house we see different agent names. We would like to work with the agent listing the house because we feel they know the home and area the best but after pulling up the listing, we are not getting the actual listing agent, how can we be sure who is who? Answer: When you inquire through the internet or have a one on one conversation with an agent the first question you should ask is “Are you the listing agent?” It is your choice who you would like to work with. I don’t agree 100% with just working with the listing agent. What I think I would do,

if I was you, is work with an agent that is familiar with the towns you are interested in. My Tip For August: to both buy-

ers and sellers is don’t take time off because it is summer and you want to go to the beach. This is The Ideal Time to list or buy a house.

Suffern Rotary celebration

Chartered in 1927, Suffern Rotary Club has a history of 91 years of continuous service to the community. Whether it be building bus shelters along Route 59, supplying lounges at Good Samaritan Hospital, or providing food for a local soup kitchen, Suffern Rotarians are always willing to step-up and help. Arborist John Wickes, a third-generation Rotarian, served as Club President in the year designated by Rotary International as The Year of the Tree. He credited his father, Ira Wickes Jr., for introducing him to Rotary and setting an example how “running a business and volunteering for the good of the community are intimately intertwined,” like a tree in an ecosystem. He thanked his family, Board Directors and club members for their contribution and participation in accomplishing no less than 15 service projects this Rotary year, all members involved in Making a Difference. Forward-looking Suffern Rotarians continue to fund youth and education programs, distributing dictionaries to third graders, coats to keep boys and girls warm and healthy, nutritious weekend snacks to school children at a local church, and scholarships totaling $18,000 to 10 college-bound high school graduates. Suffern Rotary sponsors a high school Interact Club, and encourages attendance at Rotary Youth Leadership Awards workshop to develop personal integrity, communication and leadership skills. Advocating tree planting to improve the environment and air purification, over 2,500 saplings were given to Suffern elementary school students on Arbor Day. Suffern Rotary networks and interconnects with other service organizations, delivering food to the homebound for Meals on Wheels, volunteering to ring Salvation Army bells at Christmas time, and partnering with Keep Rockland Beautiful in Adopt-a-Road clean-up. Suffern Rotarians donate to helping cancer patients and building a park for school children in Mexico. They fully support Rotary’s global polio eradication initiative to end the crippling disease affecting children, and collaborate with Shelter Box to provide disaster relief worldwide. Rockland YMCA honors members The Rockland County YMCA held its Annual Meeting at the Nyack Seaport to honor and recognize many outstanding volunteers and elect new members. Josephine “Jo” Lore received the George M. Schofield Distinguished Service Award for her dedicated service to the YMCA and community for over a decade. She has served in several leadership roles including Treasurer of the YMCA and Chair of the Budget and Finance Committee. In addition, she served as President of the Nyack Rotary Club and became an Assistant Governor. In her remarks, Jo expressed her appreciation for the positive influence that her mother and friends like Bunny Webb had on her life. Currently, Jo is the Manager of the Meals on Wheels/Nyack Senior Center which collaborates with the YMCA to offer Enhanced Fitness Classes and participates in a Holiday Luncheon provided by the Rotary Club and the Nyack Center. The Service to Youth Award was presented to Tony Dinkins for his exemplary service as a YMCA Board Member and Co-Chair of the YMCA Youth Development Committee. He is also a mentor to young men in the YMCA Youth Leadership Program, also known as S.U.I.T.S. As President of Unlimited Events and Marketing, a successful national marketing company, he gives back to the youth of the community by sponsoring trips to athletic events, cultural activities and educational institutions . Hon. Paul Piperato received the Community Service Award for his outstanding service to the YMCA and the communities throughout Rockland County. He serves as County Clerk for the County of Rockland and is as a volunteer leader for not for profit organizations including the Rotary Club of North Rockland, One to One Learning and the Rockland County YMCA. Youth Leadership Awards were also presented to Conor Burke, Sterling Grube, and Bryan Moise. Conor Burke was a leader in YMCA Youth & Government where he served as Principal Justice and President of his Club at Pearl River HS. There was an 17.9% decrease in the number of sales (23 YTD 2018 vs. 28 YTD 2017). The average sales price of condos that have sold decreased 15.5% to $401,826. The median sales price decreased 41.7% to $275,000. Overall, the average sales price for condos that have sold in Rockland County (inclusive of the rivertowns) was $244,393, up 1.7% over the same period last year. The median sales price for condos and co-ops in Rockland County (inclusive of the rivertowns) was $210,000 up 7.7% over the same period last year.

The Rotary Club of Nyack held its Installation and Recognition Dinner at the Nyack Library to install new officers and directors and to recognize many Rotary volunteers during its 95th year of service to the Nyack community. The summer months present us with wonderful aromatic herbs and a plethora of fresh fruit to use in our food and cooking. I love to incorporate fresh herbs wherever I can, for instance in the turkey burgers there’s sage, rosemary and oregano. The Green Goddess Dressing is full of parsley and basil, not to mention lemon, olive oil and garlic, all the flavors of the sun! The coulis is literally bursting with fresh berries. The Green Goddess Dressing is divine. I use it on just about everything, spread it on grilled or roasted meats and fish, use as a dip for raw vegetables or add as a topping to the turkey burgers. The turkey burgers are so easy to make and can be assembled a day ahead of time, the flavors will just get better. Turkey, as we know can be just a tiny bit bland, it needs some delicious strong flavors to perk it up and make it interesting. These fully loaded burgers are literally stuffed with delicious flavors, like balsamic onions, apple, celery and handfuls of fresh herbs. Then for good measure melt some sharp cheddar cheese over the top and add a dollop of Green Goddess Dressing. The coulis is so easy and very delicious, everyone loves this! Don’t feel constricted by the recipe, use any fruit you love, apricots, apples, or any type of berries. It keeps in the fridge for over a week and you can pour it over yogurt for breakfast or creme fraiche for dessert. Strawberry Coulis 1 lb fresh strawberries, hulled and quartered 1 tablespoon water 1 teaspoon vanilla 1 heaping teaspoon maple syrup - more

if you like a little more sweetness Squeeze of lemon juice Place everything in a saucepan. Heat to a boil then turn down to a low simmer. Cover. Simmer for about 10 minutes, keeping an eye on everything making sure it doesn’t boil dry!

When the fruit is soft and mushy, remove from heat and transfer to a blender. Blitz until smooth. Store in the fridge for up to a week. Fully Loaded Turkey Burgers For the Balsamic Onions:


Fully loaded Turkey Burger. Opposite - Strawberry Coulis (top) and Green Goddess Dressing. 1 large white or yellow onion, peeled and finely chopped 2 tablespoons or so of olive oil 1 tablespoon grass fed unsalted butter Sprinkle of sea salt 1 tablespoon good quality balsamic vinegar For the Burgers: 1 lb organic free range ground turkey, dark or white meat 1 egg 1/2 – 3/4 cup finely chopped fresh herbs (rosemary, thyme, oregano, sage, parsley are all good options, choose your favorite combination) 1 apple grated (skin on) 1 stick celery, finely diced Pinch of sea salt and grinding of black pepper For the toppings: Green Goddess Dressing Raw Sharp Cheddar Cheese

Cranberry Relish Tomatoes, lettuce, onion, pickles First prepare the balsamic onions. Place the onions, olive oil and butter in a saute pan and cook on a medium to low heat. Sprinkle over a little salt to prevent burning. Be patient and allow the onions to cook down and caramelize, this could take up to 20 minutes. Add a tablespoon spoon of balsamic vinegar, stir well and let bubble for a moment or two. Remove from heat and allow to cool thoroughly. This can be done up to 4 days ahead of time, they will happily sit in the fridge. In a large bowl combine all the ingredients for the burgers. Add the cooled balsamic onions to the mix. Combine well. Shape into patties and place on a sheet pan lined with parchment paper, place in the fridge for about an hour (they can absolutely be left overnight). When ready to cook or grill gently brush the patties with olive oil, heat the pan or

grill and lay the patties down. Cook for a couple of minutes each side until just cooked through. Best enjoyed immediately. Green Goddess Dressing 1 avocado Juice and zest of a lemon Pinch of sea salt and a grounding of black pepper 2 tablespoons apple cider vinegar 4 tablespoons olive oil 2-4 tablespoon water 1 clove of garlic 1 cup fresh basil 1/2 cup fresh flat leaf parsley So simple - just place everything in a high powered blender and BLITZ! Do you remember this?

Like the rest of the world, I’m on Facebook. I don’t send out many messages, I admit: mostly I use it to follow the travels and travails of my friends and clients, to lands afar and keeping up on births, deaths, birthdays and the like. I follow one person who feels it necessary to tell the world every place they go. Another is infatuated with food: at least post it when it’s served before it’s a half-eaten plate of food! I think though, the most personally offensive things I read posted is the “Do you remember this” postings…I’m not senile yet. I’m not experiencing any sort of dementia currently. Why would I not remember something like a TV commercial or song of the 50’s? Need I be reminded that I am indeed (and I admit) getting older? Are these postings a test to see if I am of sound mind…from my friends! We all have a treasure trove of memories in our brain of a hard drive, waiting to be retrieved at any time we need. Certainly, as we age it takes a little longer to bring up certain information, but it’s all there. So, my grey-haired friends, I ask you…what are you doing to service your hard drive? I hear more and more excuses about not remembering- “are you a member of the CRS club?” (if you don’t know what this is, call meI can’t put it in the article!) “Oh, I hate this get-

ting older thing- I can’t remember what I came into the room for”, and all those excuses for not recalling something. I agree it’s frustrating and somewhat maddening at times, but what do you do to combat this stage in your life, and keep up on it? If you have a flip phone, it’s time to go. Yes, I know all you need to use it for is to make an occasional call, and you don’t want to learn how to use those new-fangled phones. Newsflash: there’s a reason it’s called a Smart-Phone… it’s smart! It’s much easier to use than the old flip phone and most importantly it can help you when you find yourself in a situation where your memory used to get you out of. My phone is called the Samsung Note- note being the operative word here. It has a small pen ready to pop out at any time to make a note for me to remember later. I use it to make my list before I go shopping, mark down someone’s phone number, directions, or a reminder for a good article in the future. Most importantly, it has GPS built in it. You always have your phone

with you, so you will always have your personal GPS with you. We all seem to find ourselves turned about in a place we’ve been a thousand times- all you have to do is preset it in the comfort of your home for when you need it, take out and set it for home, and it will magically tell you how and where to turn and get you right to your front door- without even having to engage or talk to a stranger. If a client comes in and plops a flip phone on my table, I make it a must for them to get rid of it and upgrade to a Smart-Phone… it’s not even up for debate…it’s a must. Go to the medicine cabinet and line up all your meds, label facing you. Take out your new Smart-Phone (see…you’re using it already!) and take a picture. Now when you go to the doctor and have to list your meds, all you have to do is bring up the picture, and voila! There it is with the names, dates, dosages, etc. Try THAT with your flip-phone! Are you a grandparent? Love your flower garden? Trying to re-live that vacation where you saw that unbelievable site? Back to the Smart-Phone…it’s getting better and better- take all the pictures you want and have them available to you at any time…even send them out to a friend! Now, let’s talk Amazon…the 9th wonder of the world! Amazon is an amazing business concept from where I sit…which is why Jeff Bezos, the founder, is the richest individual in the world! With just a push of a few buttons, you can save that trip to the market or Home-Depot, and in most cases have what you need in less than 24 hours, delivered right to your door. (as an investment advisor, I must disclose that I hold no positions in Amazon stock nor plan to acquire any in the next few weeks and am not recommending the purchase of their stock). You may have heard the expression “download the app:” app is short for application. Again, at no cost for most, you can download to your Smart-Phone all kinds of applications we grey-hairs can use to keep our minds sharp…crosswords, scrabble, and a thousand things we can use to help us remember- I haven’t forgotten where I was going with thisapps to help with day to day tasks. Do yourself a favor- don’t give in to the theory as we age it’s an excuse to forget things- fight it with all you’ve got, use every tool available to you and don’t give up no matter what…and for heaven’s sake, get rid of that old flip phone! We recently attended a Masterclass on aged Alsatian wines led by Thierry Fritsch of Alsace and Josh Nadel, an American Master Sommelier. Only white wines were tasted including Riesling, Pinot Gris and Gewürtraminer. The individual bottles represented the best vintages from 1967 through 2009, including some great years in the Alsace region. The tasting ended with a 1989 Riesling Vendange Tardive that Thierry Fritsch had packed in his suitcase. Thierry is head oenologist and chief wine educator of the Conseil Interprofessionnel des Vins d’Alsace(CIVA). The wine route in this northeastern region of France was started in 1953. It is 105 miles long with 47 trails; you can walk or bike through the vineyards and the villages some of which date back to the 1600-1800’s. This area has bounced back and forth between German and French rule. It was under German rule in 1871 before becoming French again and then back to Germany. Thierry said his great-grandfather had to change his nationality five separate times! In 1962 Alsace joined the French AOC. The terroir here is ever changing from one plot to another, even meter to meter. There is granite, Shist, limestone, clay, sand, stone with calcerous bedrock, volcanic rock and more. Most vines are planted between 650 to 1300 feet altitude. There is a tremendous emphasis on the relationship between the soil composition and the resulting wine. This is after all the most geologically diverse area of the world and Thierry insists each vineyard plot will produce individual expressions of the same grape variety. There is also great emphasis placed on respecting the environment through the use of organic and biodynamic farming principles.The wine bottle used in this region is a tall flute, one without a shoulder, generally green in color; Vin da Rhin. Alsace AOP must list the name of varietal on the bottle which then means it is 100 percent of that varietal. If it is not listed the bottle might be labeled “Edelzwicker” or “Gentil” which are both names used to bypass the AOC regulations. There are 13 AOP geographical communes which are more restrictive than the general Alsace AOC designation. If a wine comes with Lieu-dit on the label it has even stricter qualifications; small plots, vine density, harvest dates and yields are all controlled. There are also Grand Crus but a very small percentage of Alsatian wine carries this label. The AOP laws apply plus there are only 4 grapes allowed: Riesling, Muscat, Gewürtraminer and Pinot Gris. The other varietals are not allowed to be used in this category, Seyval Blanc, Savagnin Rose, Chasselas, Auxxerois and Silvaner to name a few. Many of you must have had a crémant d’Alsace. Approximately 24% of Alsatian wine is sparkling. There were more than two dozen Rosé and Blanc crémants for us to try at the general tasting. The crémant Rosé is made with Pinot Noir. The Blanc may use a variety of white grapes mainly Chardonnay, Pinot Blanc, Auxerrois and less frequently Riesling. Alsatian wines are definitely worth exploring!
