REJECT BUTTON: People keep saying to me things like: “It must be great to edit Rivertown magazine. Free meals at Rockland County’s finest restaurants. Being treated like a king everywhere you go.” Well, folks, the truth is nothing like that. When I started the magazine 18 years ago I promised myself that I would never go looking for free dinners. And I’ve kept that promise. OK, I haven’t got any thinner either, but that’s life. Being an editor isn’t always fun, though. I came across the following letter in my scrapbook. It was sent to me by a writer who’d had his story rejected. Here it is in full: “Dear Stupid, Your appetite for sensationalistic filth sickens all good people. How you ever made it beyond a paper delivery boy must have been the work of Satan. I think you are a fool of fools! PS – I hope you choke on your turkey this Thanksgiving. You certainly deserve it. Evil bastard!” I guess some people just can’t take rejection. Thumbs Down: A few years back I got an angry phone call from a Rivertown reader: “How dare you print such filth in your magazine.” She screamed about a disgusting photo - and hung up. My wife and I searched the magazine from page to page trying to spot the offensive photo. Eventually we found it - it was a photo of a man’s thumb!!! Senior jokes: A distraught senior citizen phoned her doctor’s office. “Is it true,” she wanted to know, “that the medication you prescribed has to be taken for the rest of my life?” “’Yes, I’m afraid so,”’ the doctor told her. There was a moment of silence before the senior lady replied, “I’m wondering, then, just how serious is my condition because this prescription is marked ‘NO

REFILLS’..” An older gentleman was on the operating table awaiting surgery and he insisted that his son, a renowned surgeon, perform the operation. As he was about to get the anesthesia, he asked to speak to his son. “Yes, Dad, what is it?” “Don’t be nervous, son; do your best, and just remember, if it doesn’t go well, if something happens to me, your mother is going to come and live with you and your wife....” Aging: Eventually you will reach a point when you stop lying about your age and start bragging about it. This is so true. I love to hear them say “you don’t look that old.” The older we get, the fewer things seem worth waiting in line for. (Mostly because we forgot why we were waiting in line in the first place!!) Some people try to turn back their odometers. Not me! I want people to know why I look this way. I’ve traveled a long way and some of the roads weren’t paved. When you are dissatisfied and would like to go back to your youth, think of Algebra. First you forget names, then you forget faces. Then you forget to pull up your zipper... it’s worse when you forget to pull it down.

For many years Gary Wollman has been keeping Rockland safe as the owner of Bullet Security Inc. the Premier Security Company in the Hudson Valley. He has aided residents, businesses and law enforcement agencies with his video surveillance cameras, state-of-the-art security systems and cell phone technology. Little do they know about Gary and his family’s charitable endeavors in the community. For this reason, Gary’s Gutter Service and Rivertown Magazine have selected Gary Wollman as its “October Hero of the Month.” When Gary learned that the Animal Shelter in Pomona had no Fire Alarm System he had his workers come over and install one. Over the years his quiet donations on behalf of his wife, Julie, daughter, Natasha and sons, Chad and Cody and daughter-in-law, Christina, part of the 3rd generation of his family to work for Bullet Security, have kept many organizations and foundations afloat. Many senior citizens were donated Medical Alert Systems and not a few have saved lives. One gift to the community Gary takes special pride in is his Zoo. Hundreds of children on their way to Day Camps have their bus stop at the Zoo to hear the raucous sounds of animals as they approach the Zoo. Many have never seen life size replicas of lions and tigers, dinosaurs and bears, eagles and giant turtles. These life size recreations were built to test security systems but have taken on a life of its own as a zoological amusement park. Gary was away on business so Chad Wollman accepted a Plaque at the Black Bull Restaurant in New City on Gary Wollman’s behalf. So many of my clients are moving down south to year-round sunny skies and no ice to contend with. Frankly I don’t blame them. What could be better than a beach in the winter and being able to be outdoors for walking and dining and so many activities. I love it down there and can’t wait to get back to Singer Island. Here are the questions that my clients call me with. Candice, they ask, should I bring all my furniture, accessories, housewares and other possessions they accumulated over the years? The answer is NO NO and NO Why, because every one of my clients who did said it was a mistake. The cost of trucking, packing and storage is very expensive and they all commented that nothing from their New York residences looked good in their new tropical environment. So, I pass on their” pearls of wisdom” to you and recommend taking only things you love - artwork some accessories. Look through photos and make albums of your favorite photos or put them on DVDs. None of us looks through the boxes we have stored in the closets or expensive storage units. All of my clients share that the storage rooms they have, and have to pay for monthly to keep their “treasures” are rarely looked at. They say “it is a waste of money”. So, keep only what fits into your new life. Less is better.

This will take all stress off yourself and you will wind up having money to put towards new southern lifestyle. The tag sale companies take a percentage but it’s worth it for us seniors. But if you are ambitious and have a family who will help it can be fun and you might make more money.
My advice is use the professionals. I always say “life is a daring adventure or nothing”. It is my favorite quote written by Helen Keller. If you are moving down South to Florida please know that my services are available to you. The IRS wants to know - is it a business or a hobby? As a follow up to my last column, Small Business Startups & Taxes, here we will visit an important issue that needs to be addressed by all small businesses if they expect to take deductions for expenses that they incur in an activity that they call a business on their tax returns. That is the issue of “Hobby Businesses”. For many small business owners, their “business” is more a labor of love than a reliable source of income. This is most often the case when an owner has other means of financial support such as a regular job or a spouse who brings home income that allows your “business” to continue even though it makes little or no money. These types of businesses are usually operated from home and are often based on activities near and dear to the owner, which has earned them the nickname, “hobby businesses.” There is no one type of hobby business. Examples might include a jewelry or pottery making, a jazz band for hire, antique refinishing, photography, picture painting, etc. The owner would likely continue doing these things even if they never make a penny or turn a profit. For most regular businesses, spending more than a year or so of losing money is a cue to close up shop. But if you love what you’re doing, it might make sense for you to stick with your losing business rather than fold it up.

This is true because you have another source of income and the losses from the hobby business can be used to offset that income on your tax return. Deducting business losses, including everyday expenses such as computer equipment, not only lowers the amount of income on which taxes are calculated, but it also may drop you into a lower tax bracket. Sounds like a great plan to have Uncle Sam supplement the cost of your hobby. On the down side, if you consistently use your unprofitable business to save taxes, deducting your losses from your other income year after year, you’ll probably attract the attention of the IRS. An issue that often arises with hobby businesses is whether the venture is really a business at all. To deduct expenses from your taxable income, those expenses must have been incurred by a legitimate profit-motivated business, not merely a personal hobby. As you might expect, not every hobby counts as a business. If you claim a loss form your hobby business and you’re audited, you’ll have to prove to the IRS that your hobby is in fact a legitimate business. Before you start claiming tax deductions for the costs of your favorite art projects or toy car collections, make sure your venture will pass IRS scrutiny and qualify as a real business. Thankfully the IRS’s definition is broad. Basically, any activity that you undertake to make a profit counts as a business. You need only to prove to the IRS that you’re trying, not necessarily succeeding, to make a profit with your venture. The IRS uses a few different criteria to decide whether
your business truly has a profit motive. The main test for profit motive is called the “3 of 5” test. If your business makes a profit in three out of five consecutive years, it is legally presumed to have a profit motive. While the IRS gives a lot of weight to this test, it is not conclusive. In other words, if you flunk the 3 of 5 test, you still may be able to prove that your business is motivated by profit. You can use virtually any kind of evidence to prove this. Business cards and stationary, a well maintained set of books, a separate business bank account, current business licenses and permits, and proof of advertising will all help to persuade an IRS auditor that your activity really is a business. I always recommend that questionable businesses be sure to “conduct themselves as a business”. Do the things a business would do to be profitable. Ask your CPA to help you to determine if your business is a real business or a hobby business. His extensive experience in dealing with many small businesses and the IRS can prove to be invaluable to make this determination and to be sure you are on the right side of the IRS. Joseph A. Great program at Helen Hayes Hospital helps beat osteoporosis Salute to Health & Medicine in Rockland County Osteoporosis will lead to a fracture in one in two women and one in four men. It is important to make changes to help prevent a fracture, which include lifestyle considerations (diet and exeercise) along with conventional treatments. Nyack Rotary is 95 years young and doing great work in the community As the oldest Rotary Club in Rockland County, the Nyack Rotary naturally has a long and storied history. Over their 95 years serving the community, they have sponsored several clubs in the county, have had four District Governors, and have consistently partnered on projects in both Rotary District 7210 and Rotary International. Coinciding with the club’s 95th anniversary is the graduation of the first class associated with one of the club’s most successful endeavors, the “Cover to Cover” Education Program. The Nyack Rotary’s “Cover to Cover” program began in the 1970s, when Rotarian Richard Stearns bequeathed his New York Giants season tickets to the club. It was agreed upon that the tickets would be used as a fundraiser for college scholarships for Nyack High School seniors. The tradition is continued to this day. Annually, the entire club participates in a fundraisers that culminate with a raffle drawing in August. All the proceeds of this fundraiser go to college scholarships for students. In 2005, the program was expanded by then Rotary president Christopher Haera. With a stated goal to “stay involved with the education of the children in the community from Pre-K to graduation”, the club decided to make a dedicated attempt to remain visible in the district’s public schools. The program begins each August with “Back to School With Dignity”, in which

This is followed by participation in the “Great Nyack Get Together”. Here, the Rotary collaborates with members of Nyack High School’s Interact Club to provide free books to children. Perhaps the most recognizable aspect of the education program is its Literacy Program. Beginning in 2005 and continuing into the present, the Nyack Rotary reads to hundreds of students in the district. Rotarians read to the children before handing out free books to all the students. These reading events occur throughout the year, beginning in October and culminating in January. In an attempt to bridge the literacy events with previously established education programs, such as RYLA, the Interact Club, and the college scholarships, the Rotary club partnered with Junior Achievement of the Hudson Valley.
The result was a new presence at the Nyack Middle School. Rotarians serve as teachers in 7th grade “Family and Consumer Science” classes, running on a trimester schedule that guarantees they meet and teach every 7th grade student. The Junior Achievement program educates students about workforce readiness, entrepreneurship, and financial literacy. The teachers include both Nyack Rotarians and parents of 7th graders in the school. Through its effective and engaging hands-on lessons, the program continues to show students how to plan for a career, as well as generate and manage wealth. The Nyack Rotary’s interactions with the students continue into the high school. The Nyack High School’s Interact Club, dubbed “Rotary Jr.”, always has at least two Nyack Rotarians in attendance. The clubs support each other not just financially, but personally too. Over the years, the Interact Club has participated in the Great Nyack Get Together, Baking 4

Memories, Rotary family adoptions, “sock drives”, and “Pennies for Patients”, among other great causes. The Nyack Rotary also sends a group of Nyack High School sophomores to the Rotary Youth Leadership Awards annually. The “Cover to Cover” program ultimately culminates with the granting of college scholarships to six Nyack High School seniors by the Nyack Rotary. Over the years, the “Cover to Cover” program has emerged as the Nyack Rotary’s single most significant program. In June, CCI, along with Hi Tor volunteers, undertook a massive weeklong effort to trap ferals and neuter them at TARA (The Animal Rights Alliance). More than 60 cats and kittens were fixed. TNR works because it stops the tragic cycle of kitten births. What we all know is that it takes a village. Let’s be that village for community cats.

Sports Hall of Fame honors transplant youngster Bella Munoz
It took more than three months for members of the Rockland County Sports Hall of Fame Committee to keep a date with 12-year-old Bella Muñoz of Stony Point, but the reason for the delay was a lifesaver. When the Sports Hall of Fame celebrated its class of 2018 at a banquet in April, the induction dinner also served as a fundraiser for Bella, who at the time was waiting for a desperately needed heart transplant. Bella’s situation came to the attention of the Sports Hall of Fame Committee in part because her dad, Marcos, now a corrections officer with the Rockland County Sheriff’s Department, was remembered for his days starring for the baseball team at North Rockland High School, the OTB Pirates American Legion team and a stint in the New York Yankees organization. Bella played softball herself until her heart started to fail in 2015. Committee members had planned to present a check for $2,750 to Bella’s parents, Marcos and Kristen Muñoz, on May 10, but fate intervened – in the best possible way. Just a day before that meeting, the Muñoz family got word their prayers had been answered. Doctors at New York Presbyterian had found a new heart for the vibrant preteen, who already had several procedures to install devices to assist her disease-weakened heart. Of course, that delayed the check presentation until Bella had recovered from the transplant and doctors were convinced that she was progressing as intended. Finally on Aug. 16, Sports Hall of

Avoid medical intervention with injury prevention
By Dr. Tracy Urvater It can be quite devastating for the professional, recreational, or weekend warrior athlete to sustain an unforeseen injury while doing what they love to do best. Why not put the cart before the horse and ensure that your body can meet the demands of the activity you plan to perform? Most people take the time to visit their primary care physician for an annual exam. They undergo a full physical including a blood work up, blood pressure check, EKG, and complete system check to ensure your body stays at optimal health. Medication reconciliation and/or recommendations are made by your physician to potentially avoid any medical conditions that may put your body at risk. Although a primary care physician may do a gross musculoskeletal exam, they are not especially trained to identify areas of deficiency as well as a physical therapist who specializes in movement assessment and orthopedic/musculoskeletal conditions. Your body is meant to move in many different planes of motion. Are your muscles, joints, ligaments and other structures ready to perform these activities without the risk of injury? From the sedentary elderly person with balance deficits to the middle-aged active person who wants to hike, walk or bike to the younger athlete who wishes to compete at all levels of competition, physical exams are required to identify risk factors that may potentially cause injury. A physical therapist is the medical provider of choice to perform examination procedures and provide recommendations on ways to avoid injury or possibly even surgery. The aging person who finds they are not steady on their feet, perhaps has even fall-

en a few times – an extensive evaluation including medical history screening (including assessment of current medications which could cause unsteadiness), strength testing, flexibility testing, neurological screening, and comprehensive balance and movement tests will be performed to determine where the deficits are and how to improve them. The middle-aged active person who still wishes to perform as they did when they were 25 years old (no guarantees to bringing back those years!) – having a full
comprehensive musculoskeletal exam to identify areas of the body that may hinder them from performing certain movements for the activity is crucial. Assessing muscle tightness and strength deficits that may cause muscle strains/tears, tenderness related to tendonitis or muscle spasm, endurance testing and joint motion testing are some of the standard evaluation procedures. Strength must be assessed not only in the generic standard way, but in functional positions for which the activity mimics.
Let’s not forget the valuable strength of the core muscles (abdominal, back and pelvis) which are needed for all activities and a base for which the rest of our body is required to function properly. Ligaments are structures that provide stability to our joints. If ligaments are too lax, there is a risk of injury to the joint and associated structures. Yes, there is such a thing as being “too flexible”. There needs to be the proper balance between too loose and too tight for the body to function properly during an activity. The young athlete at all levels of competition is not spared from injury because
they are young. In this day and age where many youths participate in a high level of competitive sports, more injuries than ever are occurring. There are many reasons for this that an entire article devoted to this topic alone could address. The incidence of ACL injury is on the rise. In addition, shoulder and elbow injuries in baseball players, hip and thigh injuries in hockey players and a vast amount of other types of injuries in athletes playing a wide variety of sports have resulted in the need for medical/PT intervention and loss of time on the field. Many of these injuries could potentially have been avoided with a full
comprehensive musculoskeletal evaluation including all of the above-mentioned tests. Youths are classically weak in their core and this is a contributing factor leading to injury. Do your child/adolescent athlete a favor and don’t neglect the importance of this exam. It’s as important as their annual pediatrician visit. Some key points to take away should an injury occur: • PRICE – Protection, Rest, Ice, Compression, Elevation • Seek medical attention early so injury does not linger or reoccur – you might not know that you can see your doctor of physical therapy without the need for a physician prescription. If your injury requires further medical attention beyond the scope of a PT’s practice, they will refer you to the proper healthcare provider. • AVOID the use of opioid medications – ensure your physician prescribes NON-opioid medication for pain and swelling (anti-inflammatories) if appropriate so you are not subjected to the adverse effects associated with these pain medications. Optimal home cooking should be big on flavor and easy on the cook. The following recipes will deliver exactly that. The soup couldn’t be easier to whip up, it’s really delicious and extremely good for you. Make a double batch and put a tub in the freezer for a night when there’s no time to cook but you need some nourishment. Pasta Puttanesca will transform your everyday boring pasta dish into a treat with just a few simple tricks, such as caramelized onions with balsamic vinegar and plenty of extra flavor. It will become a new family favorite in no time. Everyone needs a sweet treat and the orange, rosemary and cinnamon cake is divine with all the flavors of fall. Perfect with a cup of tea or a memorable dessert. Happy Home Cooking! Pasta Puttanesca 1 large onion, peeled and diced 2 tablespoons olive oil Pinch of salt 2 teaspoons balsamic vinegar 3 teaspoons capers 4 cloves garlic, minced 1/2 teaspoon red pepper flakes 8 - 10 black olives, pitted and roughly chopped 1, 24oz good quality can tomatoes OR your favorite tomato sauce (Rao’s is fantastic) Black pepper Fresh basil or oregano or both Box of your favorite pasta Heat the olive oil and add the onion, sprinkle over a pinch of salt and cook on a low heat until caramelized, this can take about 20 minutes. When the onions are just

turning color add the balsamic vinegar and stir well. Allow to bubble away for a few minutes. (If you’re in a tearing rush leave out the onions and balsamic vinegar, the sauce will still be delicious without them!) Add the capers and allow to bubble away for a minute or two, then add the garlic, olives and red pepper flakes. Stir well. Add the tomatoes and stir well, break up the tomatoes with your wooden spoon. Allow the mixture to simmer for about 10 - 15
minutes. In the meantime heat the water for the pasta and cook according to the package directions. When ready drain the pasta, place in a large serving dish and pour the puttanesca sauce on top. Toss well, add a little fresh oregano or basil and a sprinkling of parmesan cheese. Orange, Rosemary and Cinnamon Loaf 4 oz (1 stick) of unsalted butter
Pour the batter into the prepared loaf pan, place the fresh rosemary sprig on top of the batter if using then place in the oven for approximately 40-45 minutes or until risen and golden. While the cake is baking make the syrup by combining the sugar and orange juice together in a pan over low heat. Stir and allow the sugar to dissolve. Remove from the heat. When the cake is ready, remove from oven. Allow to cool for 5-10 minutes then turn out onto a baking rack. Place a large plate below the cake and rack and spoon the syrup over the top of the cake. Allow to cool completely. To make the glaze place the confectioners sugar into a bowl, slowly add enough orange juice until you have a consistency that coats the back of a spoon. Pour the glaze over the top of the cake. Serve and enjoy. Roasted Butternut Squash Soup 1 large or 2 small butternut squash, cut in half length wise 3 onions, quartered 2-4 cloves garlic (skins on) 1 tablespoon olive oil salt and pepper 24 oz broth of your choice, vegetable, chicken or bone broth Swirl of cream or coconut cream 1 1/4 cups sugar 2 eggs Zest of 2 large oranges 1 1/2 cups all purpose flour 1 teaspoon very finely chopped fresh rosemary 1/4 teaspoon baking soda 1/4 teaspoon baking powder 1 teaspoon cinnamon Pinch of salt 1/4 cup fresh orange juice 6 tablespoons buttermilk 1 fresh sprig of rosemary (the length of the loaf pan) nice but optional For the syrup 1/4 cup sugar 1/4 cup fresh orange juice For the glaze
1 cup confectioners sugar 1 tablespoon fresh orange juice Pre heat the oven to 350 F. Butter and flour an 9 x 5 x 2 1/2 inch loaf pan. Cream the butter and sugar together until very light and fluffy. Add the eggs, one at a time until fully incorporated Add the zest of the orange. Measure the flour, cinnamon, finely chopped rosemary, baking soda, baking powder and salt into a bowl. Measure the buttermilk and orange juice into a separate measuring jug, Add the dry and wet ingredients alternatively, starting with the dry, adding the wet and finishing with the dry. Beat on low until just combined. Do not over beat.
Pre heat the oven to 400 F Slice the butternut squash in half length wise. Scoop the seeds out but leave the skin on. Quarter the onions, leave the skins on. Place the squash, onions and garlic cloves on a sheet pan. Rub with the olive oil and sprinkle with salt and pepper. Roast for about an hour or until tender. Remove from the oven. Allow the vegetables to cool enough so that you can handle them. Scoop out the flesh of the butternut squash, onions and garlic (do not use the skins!) and place in a blender. Add the broth and blitz. Pour into a pan and warm through. Add a swirl of cream or coconut cream if you prefer. Taste to check for seasoning and serve.

Estate planning - the Match Game or Family Feud?
Those of us who are TV junkies and are old enough remember the above game shows remember the premise behind them. While all were friendly and meant to put a smile on your face by a half hour of mindless entertainment, estate planning for you and your family is far more serious and can take many twists and turns depending on how you do your planning. Wealth management is more than just managing your investments: the responsibility of the planning and ultimate disbursement of your assets is a large part of the puzzle. Not only does it entail who gets your money and belongings, but also entails tax planning and strategies far beyond the “here it is” strategy. I’ve always taught my clients that the four most important people in their life (aside from family) are their CPA, Lawyer, Doctors and Certified Financial Planner™. In the investment industry, there is a loophole that has not yet been filled: anyone call call themselves a financial advisor- there is no rule yet to date that stops a person with no experience from calling themselves as such. Therefore, the person you may utilize to help with your investments may or may not be licensed to handle investments, but just because they call themselves an Investment Advisor, Financial Planner and the like. It does not mean a
thing- if they don’t have the applicable designations to prove their education as a Certified Financial Planner™ or other certified professional practitioner, they have no proof of expertise in the planning arena. The management of your money extends far beyond just buying mutual funds, stock, bonds or other investments or placing your funds- it involves your family, goals, objectives, and ultimately taking care of your surviving spouse or partner and the disbursement to the next generation or whoever you choose to leave your estate to. This takes education, experience, tenure and the ability to ask you the right questions to devise the right plan. Just investing your money isn’t enoughit’s only a small piece of the puzzle. From my vast experience in the investment and estate planning business as a Certified Financial Planner™ practitioner (close to 35 years) most people focus almost solely on re-

turn, and either avoid or are not approached to deal with the future of your fortune as well as the well-being of the folks left behind. Judging your “investment guy” (or woman) by performance alone can severely hurt you if you don’t do your overall planning, which is far more than just chasing performance. The taxability of your investments will determine not how much you earn, but how much you keep during your lifetime. Generational planning is the key to the success to the transfer of wealth. Taking it too lightly or not at all can mean the loss of much of your lifetime of earnings, or dramatically reduce the amount of inheritance you leave to the next generation. All families are different and must be treated as such. The relationship you have with your investment person is crucial to the smooth transfer of wealth upon your demise, and for the heirs that receive it. The saying “it takes a village” is not far off…it takes a well tenured team. Proper provisions must be made for those who need it, and only you and those close to you can proficiently advise you as to how to do it. Don’t wait: there are laws that dictate how and when planning must be done to maximize the effectiveness of efficient planning. Drafting your legal documents does not mean you’re going to die tomorrow. It means you are giving serious thought as to how, why and to whom you plan to take care of when you are gone with the assets you worked a lifetime to accumulate. The last thing you want is to leave behind a “Family Feud” and to be remembered negatively by those you dedicated your life to. Most planning strategies can be adjusted or changed if necessary- never wait for the “right time”: do what’s right, and only you can know what is right. Help those in need, and be remembered for the loving, caring person you are- I can’t think of a better way to plan your legacy…plan…that’s the operative word. Neal A. Vintage - you’ve all heard this word used in describing everything from furniture to linens. It normally indicates an era or range of years. In the wine world it has a much more specific meaning. Vintage denotes the grape harvest of one particular year. Non-vintage is a wine term used to describe wines blended from several different years. Champagnes are a prime example of non-vintage wines as they are always a blend of different years, the exception being Vintage Champagne. So, why should you care about vintage and is it really that important? The effect of the weather on the growing season can be enormous. The grape vines go through many different stages of growth and development during a given year so temperature extremes, rainfall or lack of, and storm activity can dramatically affect quality and yield. If there is frost in springtime the buds can be damaged. If there is a lack of rain in the summer the fruit and vine will suffer. Early fall frost can ruin the grapes or heavy fall rain can swell the grapes and dilute the flavor intensity. When we were at Quinta de la Rosa in Pinhāo, Portugal they had just completed their harvest. That night it rained so hard there were mudslides throughout the vineyards. At that point any vintner who had not picked their grapes was faced with swollen and diluted grapes. Take into consideration the strict laws governing wine production in many countries such as France where irrigation of vines is prohibited, and you begin to see how challenging viticulture can be. The range between 30 and 50 degrees latitude is where grapes thrive. At the upper end the growing conditions can be quite cool. If it has been unseasonably cool the grapes will not fully ripen and the resulting wine will be lacking in fruit character. If it is unseasonably warm the grapes will over ripen and the resulting wine will be lacking in acidity. The countries with the strictest laws governing wine production will be the most dependent on weather conditions being favorable. They have to take what Mother Nature gives and make the most of it. There is no room for manipulation. When you hear about great vintages it basically means the growing season was ideal or near perfect with just the right conditions for perfect grapes. Truly great vintages are rare but when they occur it means a buying opportunity for the customer. Of course the highly regarded producers will be charging top dollar but the less regarded producers will have had the same growing conditions but without the “name” to command high prices. If you can’t make at least a good wine from an outstanding vintage you should change careers! A lot of times if you are looking for fabulous yet inexpensive Bordeaux to drink try great Chateaux on an off year or smaller Chateaux in a fabulous year. Burgundy (red) is very vintage sensitive because it is a single varietal (Pinot Noir) and a sensitive one at that. Bordeaux has more ability to withstand imperfect conditions because it is a blended wine and the blend may be changed year to year. Unless you’re a collector don’t become obsessed with vintage. Children are back in school, summer vacations are over and serious buyers can now focus on buying a home. If you are a seller looking to take advantage of the strong fall market, here are a few tips to help your home show like a dream and capture that perfect buyer’s heart. First, focus on curb appeal – make sure leaves are raked, gutters are free of debris and summer lawn furniture is put away. Install motion-sensor lighting to illuminate your walkway and front porch. Hang a nice autumn wreath on the door and put mums on the porch. As the days get shorter, lighting becomes extra important. Clean the windows, raise shades and blinds and remove heavy draperies. There was a 1.1% increase in the number of sales (94 YTD 2018 vs. 93 YTD 2017). The average sales price for homes that have sold increased 24.6% to $814,707. The median sales price increased 20.8% to $654,550. Overall, the average sales price for homes that have sold in Rockland County (inclusive of the rivertowns) was $500,730, up 6.3% over the same period last year. The median sales price in Rockland County (inclusive of the rivertowns) was $462,000, up 5.0% over the same period last year. August 2018 YTD vs. August 2017 YTD - Condos/Co-ops New inventory (the number of condos coming on the market) decreased 3.4% (57 YTD 2018 vs. 59 YTD 2017). There was a 5.9% decrease in the number of sales (32 YTD 2018 vs. 34 YTD 2017). The average sales price of condos that have sold decreased 13.1% to $386,988. The median sales price decreased 33.1% to $272,500. Overall, the average sales price for condos that have sold in Rockland County (inclusive of the rivertowns) was $241,394, up 2.3% over the same period last year.
