Happy Birthday to Rivertown: The Rivertown adventure started just over 18 years ago. Almost literally I woke up one morning and said to myself: “I’m going to start my own magazine.” I knew it would be called Rivertown, because I lived in one of the most beautiful Rivertowns. The first issue was known simply as NYACK Rivertown. After a few months, we knew we had a hit on our hands. My best friend Kevin and I did the editorial work and the family sold advertising. Soon the magazine was known simply as Rivertown. Not only did I do most of the editorial, but I also delivered the magazines all over the county from the back of my car - making sure I ended my deliveries at a welcoming waterhole. For thirty years I’d been the editor of celebrity magazines and scandal sheets both in England and America. In fact I came to America because a young magazine owner called Rupert Murdoch heard about me and said: “Do you want to work in Amereica?” The answer of course was YES YES YES. At the Star magazine, I got the first tipoff about President Clinton’s affair with a young intern called Monica Lewinsky. During the OJ Simpson trial, OJ’s legal team phoned me up several times a week trying to persuade me that OJ was innocent. Among the many celebrity callers Barbara Walters, Liz Taylor, and even Bill Cosby. (begging me not to run a story about his love life). And a personal letter from President George Bush because he’d loved a story we did about him. At the National Enquirer, I’d really written a story that invisible space aliens are living amongst us. (OK, that wasn’t quite true). So old friends like Nyack Mayor Terrry Hekker were worried that I’d have stories about Big Foot stalking Rockland Lake. I thought about it, but I couldn’t find a trace

of Bigfoot anywhere. Of course there were lots of celebrities in the county, but I treated them very kindly. Looking back at that first issue I’m pleasantly surprised by what was in it: • Why the beautiful people love Nyack • Sinfully delicious desserts from Nyack’s top restaurants. Among the great restaurants that are still around - Temptations and Hudson House.. • Mr Pickwick’s diet: Lose 40 lbs. (Mr Pickwick owns the legendary book store in Nyack. • And Whassup - 12 page guide to everything in Nyack. A lot has happened in those 18 years. But it always amazes me how many people know the magazine - and me and my wife Candice. We were on vacation in Florida. Candice said; “Well, at least nobody here know who we are.” At that moment, a total stranger came up to us and said: “I know you - you’re Rivertown”. I went into a Spanish school and the teacher said: “I know you - you’re El Loco.” And it still happens. In Walgreens, the sales clerk who was in his twenties said: “I love your column. When I read about you and Candice getting married in a kilt, I laughed my socks off.” Yes, that was a wonderful memorable day. But I didn’t think my kilt was THAT funny. Candice jokes that she can’t even go to the local supermarket without making sure she has her hair and makeup just right. And the Rivertown adventure isn’t over. Rockland County resident Randi Colton was honored as Gary’s Gutter Services and Rivertown Magazine’s December 2018 Hero of the Month as the founder of FitChick CPR. She was presented with a plaque in her honor by Gary Parahus, the owner of Gary’s Gutter Services at The Black Bull Italian Steakhouse & Seafood in New City. She has almost 30 years experience in teaching CPR and has been teaching First Aid for almost 15 years. She took an interest in CPR when she was a Junior in High School. Since then many of her students have saved countless lives in the performance of their duties and while off-duty. Randi has personally rendered CPR in lifesaving incidents in her own life. She recently used her lifesaving skills to save a 69 year old man who had gone into cardiac arrest. Randi is a Certified CPR Instructor. She offers a wide variety of custom classes for the community in CPR/AED and First Aid. She is affiliated with The Valley Hospital Emergency Life Support Training Center in Ridgewood, NJ. Randi is also certified through many national health and fitness organizations, including the National Academy of Sports Medicine (NASM), American Council of Exercise (ACE). and the Aerobics & Fitness Association of America (AFAA). She also is a graduate of Hilton Johnson Productions, Inc. Health Coaching Training Program and many other associations and organizations. Randi lives in Sloatsburg with her husband Brian and their two sons, Jacob and Sam, and their dog, Chappy. As a family they are all involved in scouting, Randi is currently the Adult Training Coordinator for Boy Scout Troop 97 based in New City. When Randi is not teaching people how to save lives, she sits on several volunteer boards, for both Leadership Rockland and Keep Rockland Beautiful (KRB). She also volunteers at the Sloatsburg Food Pantry. In her free time, Randi enjoys spending time with her family camping and hiking. She enjoys the martial arts where she is currently preparing to earn her Black Belt in Karate within the next few months. I want to share with you a commercial space I am involved with. My client, Tanya, who is my fabulous hair designer and owns Toria Hair Salon in Blauvelt had me in for a consult for her new hair salon lighting situation. It’s her second hair salon and she has done an incredibly great job creating a contemporary look. However she had questions about the lighting. She renovated her salon but kept the fluorescent ceiling fixtures. The lighting is good but is not attractive. I suggested she use the same size fixtures that give off the cool that she needs for hair coloring. She should purchase egg crate covered fixtures. They come in a variety of different finishes and styles. They are very affordable and attractive. It will improve the salon’s look by 100 percent. Keep these lighting fixtures in mind for your own use especially for the kitchen and basements. Now for her next important issue. Her front glass door flanked with two

We are adding signage to the front door. The Toria logo and phone number so passersby know how to contact her. Now on to the next important issue. Her front glass door flanked by two large windows? Presently there are curtains that that just hang there. Tanya likes lights so I suggested we use tiny white lights pulled tautly which will create a curtain of twinkling light

which will bring attention to her window. It is a simple and clean look. Inexpensive, no heat to the lights and are energy efficient You can use this concept for your holiday windows. Use a staple gun or self adhesive hooks. All can be removed easily after the holidays. As I always remind my clients LIGHTING is the most important detail of all my designs. The home business tax deduction Entrepreneurs and seasoned business owners have discovered that setting up shop in their home can be a cost-efficient, flexible way run an existing business or get a new one off the ground. A growing number of businesses are staying put in the owner’s home rather than moving into a separate location. Even the many professional, reputable, and aggressively growth-minded companies are joining the ranks of home-based businesses. Several years ago the IRS loosened its position on home office tax deductions. Up until that time it was believed among tax professionals that it would be best to avoid home office tax deductions so not to raise a red flag on a tax return and likely invite IRS scrutiny. This is no longer the case. The IRS changed its position and has given a green light to qualifying home offices. Lets take a look. If your office is located in your home, you may be able to claim a portion of your home expenses such as rent, depreciation, property taxes, utilities, mortgage interest, repairs & maintenance, and insurance as a special deduction when reporting your income taxes. Portions of all of these costs are associated with your business and therefore may be tax deductible. Your business may occupy space in your home for operations, to maintain an administrative office, store inventory, supplies, or records, or to park and maintain vehicles or other equipment. The IRS’s general rule is that if your business qualifies (discussed below), you can deduct a pro rata share of

home business expenses. “Pro rata” simply means a share that’s proportional to the percentage of home space that you use for your business. There are four basic requirements must be met for your home to qualify for a tax deduction: 1. Exclusive Use. You must regularly use part of your home exclusively for conducting business. For example, if you use an extra room to run your business, you can take a home office deduction for that extra room. However, mixed use areas generally do not qualify for a deduction. 2. Regular Use. A specific area of the home must be used for business on a regular basis. Incidental or occasional business use is not regular use. 3. Business Use. The qualifying area must be used for business, not just to “hopefully “make some money. 4. Principal Place of Business. You

must show that you use your home as your principal place of business. If you conduct business at a location outside of your home, but also use your home substantially and regularly to conduct business, you may still qualify for a home office deduction. For example, the space in your home will qualify if it is used for administrative activities and there is no other fixed location where substantial administrative activities are conducted. Homeowners with home businesses face a couple of tax issues if they end up selling their home. However, these rules are relatively easy to understand and generally quite favorable to home business owners. Do not make the mistake of forgoing home office tax deductions due to your fear of tax implications. Ask your CPA whether you qualify for a home office tax deduction. He can help you to maximize this deduction and keep more money in your pocket after taxes. Question: We think we made a big mistake… we listed our home with one of the larger franchise offices. My spouse thought this was the way to go. Thinking a larger agency would bring more buyers, exposure and advertising. After two months on the market we have not had any showings from this office. The agent that has shown it the most is from a smaller “mom and pop” office. This agent is always polite when showing the house. Can we get out of this contract? Answer: Bigger is not always better, names are just names, sometimes it works out better with a “mom and pop” office. The agents that are in your immediate area are more familiar with the homes and usually buyers gravitate to these agents. Can you get out of your contract? I can’t give you that answer, my suggestion is you call the owner/manager of the office you are listed with and explain how you feel, there is a possibility that the manager can step up and figure out ways to give your house more exposure. Remember that price is always the biggest obstacle. Buyers are very savvy today and are the ones who actually determine the price of a home. Good luck!

I am sure the letter mentioned a nominal fee. Don’t fall for any of this. If you are having difficulties with your mortgage payment, I recommend you do the following - Call your bank directly and try

For 51 years A & N Rappaport Lock & Alarm has been an anchor in Haverstraw’s business district. For years Noel has been attending village and town board meetings. During that time Noel has been an advocate for business development along New Main Street. Noel’s love of the people and passionate involvement in the Village of Haverstraw has resulted in numerous donations and charitable support for many projects that enhance the quality of life in Haverstraw. When people asked “Who is going to do it?” Noel stepped up to the plate and did it. No questions asked. Let’s take a look at some of the things he has accomplished over the last 51 years. He has been President of the Ambulance Corps three times. As a Line Officer he was responsible for selling the old building and putting up a new building. He has served as President of the Chamber of Commerce 13 years and often backed it with his own money. Blank-Fest back for its 22nd year

Annual benefit for homeless founded in Nyack, lives on in multiple locations

This December 16 marks yet another installment of Blank-Fest, an annual Holiday-scheduled tradition that raises blankets and public awareness for the homeless. The price of admission, as always, is one blanket, any condition, which is hand-delivered to New York City’s less fortunate on Christmas Eve. Foregoing any formal organization, the Benefit depends on volunteers – sometimes numbering into the dozens – who fan out across the City after sundown, to literally hand people in the street a little practical comfort. Founded by Nyack-born indie rocker Kenn Rowell, who heads the NYC-based alternative group The Baghdaddios, the roots of this offering can be found as early as 1996, when Rowell gathered a car-trunk full of blankets that were donated by friends in Rockland, dispensing them with the help of one volunteer. Organizing the first BlankFest the following year, the show raised 40 blankets, resulting from the 3 ½ hour show which featured various Hudson Valley acts. “We put the show on 10 days after deciding to do it” recalls Rowell. “We barely had a one paragraph mention in the local paper and there are no pics or video from it that I’m aware of. In fact, it wasn’t until the closing minutes of the show when I looked out at the few people left in the club and blurted out ‘We’ll see you next year’ that I decided it would be more than a one-time thing”. Since that night in 1997 the event has gone from being a spur-of-the-moment happening to a planned yearly ritual – spreading to different locations in the U.S., Canada and the UK. All told, total donations for the homeless since it’s inception have topped over 15,000 with no indication of slowing down. This year’s show will be at The Hudson House (134 Main Street, Nyack) beginning at Noon on the 16th (Sunday) and will continue until midnight – or even beyond if there’s still a demand. “We’ve had people stop by at 1:30 in the morning with blankets and if we were playing we’d keep on going, so long as people were into it”, remembers Kenn. “As long as there’s a crowd and they’re helping the homeless, we’re down!” So far the show has several of last year’s

acts returning plus a few surprises in store for this year’s edition. Bobby Steele, formerly of the Misfits will be back for two sets: a solo set of old time standards, followed by a set with his band, The Undead. Patti Rothberg, who has been with the Series since it’s second year brings her stellar singer-songwriter talents which have graced the stages of The Tonight Show, The Late Show with David Letterman, MTV and rock arenas around the world! Regional faves ReW Starr, Kama Linden and Count of Nine will be returning as well as Rockland-based recording artists Tim O’Donohue, Cult Classic and Festival of Friends. The Baghdaddios, who have played every Blank-Fest show since inception are still trying to work out logistics but even if the full group can’t make it, Rowell – who released his first solo album last year - is unfazed. “A couple of the guys may be out of town, but if they can’t make it we just might go for a scaled-down, unplugged kind of thing – or maybe even bring back an old friend or two to help out. If all else fails I can always do an acoustic solo set. Rowell’s wife, celebrated Lower East Side bilingual

Of special note: anti-folk recording artist Michelle Shocked will also be returning. “At first we didn’t think she would be able to make it, because of touring”, explained Rowell, “but after a little tour-scheduling magic, we worked it out. I was just watching one of her several David Letterman appearances on YouTube last night and I kept thinking ‘somebody pinch me’ because I still can’t believe we have the amazing artists with world-wide exposure that we get - Bobby, Patti, Michelle.........it’s just amazingly unreal!”. Past Blank-Fest acts have included legendary New York (WNEW-FM) DJ Meg Griffin (featuring New Riders Of The Purple Sage pedal steel guitarist Buddy Cage), Blues Hall of Fame guitarist Beki Brindle, Woodstock-based singer-songwriter Victoria Levy and Soulfly lead guitarist Marc Rizzo. Bake up these Holiday delights

Seeing as it’s the Holidays we may as well take full advantage and jump whole heartedly into baking. There’s something for everyone here. The Chocolate, Chocolate Bundt Cake will make everyone happy. It’s rich with a deep chocolatey flavor and an extra serving of chocolate from the chocolate chips. If you’re looking for a little extra booze and creamy deliciousness in your confection then the Panettone Trifle is for you. It’s outrageously easy to make, looks spectacular and tastes divine with its fruity panettone sponge, mascarpone cream and a very generous serving of Frangelico coffee liquor. Maybe not a children’s dessert but the adults are going to have a great time. 000The Holiday Chocolate Rocky Road is perhaps my favorite but be warmed, it’s almost impossible to stop eating it. Make plenty, it’s easy to do and get the kids involved with this one, they’ll have a grand old time smashing the cookies up before mixing everything in with the melted chocolate. Holiday Rocky Road Crunch Ingredients: 6 oz unsalted butter 12 oz your favorite chocolate 4 tablespoons light corn syrup 1 cup peanuts 8 oz amaretti cookies (or Rich Tea Biscuits) 4 oz mini marshmallows

1 teaspoon vanilla extract Line an 8 x 8 inch baking pan with wax paper. Place the amaretti cookies (or Rich Tea Biscuits if you’re using them) in a large zip lock bag and bash them around on the countertop. You want them in chunks, not crumbs. Set aside. In a large bowl melt the butter and the chocolate in the microwave, very carefully at about 20 second blasts, stirring well after each blast. Be careful not to burn the chocolate. When the butter and chocolate is smooth add all the other ingredients. Stir very well to combine, Pour into the lined baking pan, smooth out the top and then place in the refrigerator overnight to set. Just before serving, turn out the slab of rocky road, dust with confectioner’s sugar and cut into squares. Panettone Trifle For the trifle: 1 store bought Panettone, cut into cubes 2 packets of fresh raspberries 4 oz toasted hazelnuts, 4 oz of Frangelico coffee liquor Dark chocolate shavings. For the mascarpone cream: 2 cups or 16 oz mascarpone cheese 1 1/4 cups heavy cream

1/4 cup confectioner’s sugar 1 teaspoon vanilla extract Cut the Panettone into cubes. In the bowl of a electric mixer beat the heavy cream until stiff peaks form. Set aside. In a clean bowl whisk together mascarpone cheese, powdered sugar, and vanilla until just blended. Fold whipped cream into mascarpone mixture. Line the bottom of your individual glasses or one big bowl with panettone cubes. Sprinkle over some berries, hazelnuts and pour over about a tablespoon or two or Franglico. Top with the mascarpone cream. Continue to layer like this until the glass or bowl is full. Top with a layer of the mascarpone cream and decorate with a few more berries and hazelnuts and dark chocolate shavings,. Refrigerate until ready to serve. Chocolate, Chocolate Bundt Cake 2 sticks unsalted butter, room temperature 1 1/2 cups cane sugar 4 eggs, room temperature 2 1/2 cups all purpose flour 1/2 cup cocoa powder (Hershey’s is great) 1 teaspoon baking powder 1 teaspoon baking soda 1 1/2 teaspoons vanilla extract


1 teaspoon kosher salt 1/4 cup brewed coffee 3/4 cup sour cream, room temperature 1 cup chocolate chips plus 1 tablespoon cocoa powder For the syrup: 3 tablespoons cane sugar 1/4 cup water 1 teaspoon vanilla extract For the frosting: 16 oz cream cheese, room temperature 1 stick unsalted butter, room temperature 3 cups confectioner’s sugar 1 teaspoon vanilla extract Pinch of salt Pre heat the oven to 350F. Lightly grease the bundt pan. Cream together the butter and sugar until very light and fluffy. Add the eggs, one at a time and beat well until incorporated. The mixture may look a little wet. In a separate bowl mix together the flour, baking powder, soda, salt. In a measuring jug add the coffee, sour cream and vanilla extract. Add the flour and sour cream mixtures to the creamed butter mixture, in thirds alternatively, beginning and ending with the flour. Don’t over mix. Add the chocolate chips in the cocoa powder and fold in. Pour the batter into the prepared bundt pan, place the pan in the middle rack of the preheated oven. Bake for approximately 45 – 50 minutes or until a cake tester comes out clean. Remove from the oven, allow to sit for 5 minutes then turn out onto a bakers rack to cool. While the cake is cooking make the syrup and the frosting. For the syrup combine the water, vanilla and sugar in a small pan and heat over medium heat until the sugar has dissolved. When the cake comes out of the pan and begins to cool on the rack spoon the syrup over the top of the cake (making sure you have a plate under the rack to catch the overflow). For the frosting cream together the butter and cream cheese – gently, don’t over mix, then add the confectioner’s sugar, salt and vanilla and beat until creamy. If the frosting is too thin add a little more confectioner’s sugar, if it’s too thick add a tablespoon of milk. Frost the cake when it’s thoroughly cooled.

The Twelve Months of Christmas

Merry Christmas! Happy Chanukah! Happy Quanzaa! If I have neglected to name your specific holiday…Happy Holidays to you! May you all celebrate the holiday season surrounded with all of those you love and connect with someone you haven’t spoken to in some time! December is a wonderful time of the year, filed with holiday mirth…and obligations…and stress…and debt. It’s a time to go shopping, spend like you won the lottery on gifts you wouldn’t ordinarily give or consider spending money on. The joy of giving turns into the nightmare of paying…usually just long enough after the party to forget why you were so indulgent. Yes, ultimately the bills will arrive and the stress sets in. If you are in the minority, you pay off your balance monthly, saving having to pay the credit card company what should be an unlawful interest rate, and realize much of your payment goes to interest, barely touching the principal. If you’re in the majority though, the above nightmare begins- welcome to Groundhog Day or Ground Hog month- the bill keeps com-

ing, you pay, the balance doesn’t seem to go down, next month repeat and get stressed all over again. If you find yourself in this vicious cycle, there is a way out… Americans have a love affair with plastic. But the recyclable kind…the addictive kind. Living on credit has become a way of life for many, to some a drug of choice. Something happens at the time of purchase that blocks out the obligation of paying the debt when seeing something you want. Want vs. need are two very different thing: want is usually an impulsive emotion: need is, well, you need it. You need food, housing, clothing, a roof over your head. You want a bigger TV, a newer car, that fancy Saturday night outfit. Just looking at the difference between want and need may save you from falling into the black hole of debt. Just ask yourself if this purchase is a

want or a need…and be honest with yourself. Think about what it will feel like when the twinkling lights are gone, and you’re left holding the bill. Think about it before you whip out the card- we all know what it feels like to feel helpless when our budget is too tight to pay a bill. It’s not a particular warm and fuzzy… If you do find yourself in the black hole of debt, there is a way out- if you are serious enough and have the fortitude to do the work. It takes a plan, not unlike any other task. Just discriminately throwing minimum payments at the companies won’t make them go away- you have to have a plan. The US Government reported that in the first quarter of 2018, consumer debt was at an all-time high of $13.2 trillion (yes, with a “T”!). It appears that the past has not been a lesson for many of the future: living on plastic is here to stay, unless you choose to send it away. A Federal Reserve survey reported last year that 35% of adults admitted they could not pay all of their bills if faced with an emergency. Likewise, over extension of debt cuts into the ability to save. Most charges went to restaurant bill (18%, grocery expenses (10%), followed by entertainment (7%). The rest was spread out amongst 10 other expenses, with the remaining 27% going to miscellaneous-meaning…who knows? Do yourself a favor: before you whip out the card, ask yourself 2 questions: the first…is this a need or a want? The second…can I pay this balance off in full at the end of the month? You have the power to keep yourself out of the great hole of debtdon’t stress for the next year on things you bought in December- you’ll have a much happier holiday season. Neal A. It’s that time of year again! ‘tis the Season for celebrations and presents. How will you decide on the perfect gifts for the wine lovers in your life? There are so many different choices and here are some of our favorites. Magazine subscriptions are the gift that keeps coming for the entire year. Wine Enthusiast, Wine Spectator and Decanter are just a few to consider. Decanter Magazine is a British export so they have a different viewpoint from the American publications. All of them focus on wine but also include articles on traveling to wine areas. Wine books are also a good choice. Depending on the recipient’s level of wine knowledge we recommend Kevin Zraly’s Windows on the World as a great overview. Karen McNeil’s Wine Bible is informative, extensive and entertaining as well. Anything written by Jancis Robinson, Hugh Johnson, Oz Clarke or Serena Sutcliffe will be jam packed with information. We do highly recommend drinking the subject matter! You could always choose a wine gadget like a Coravin system invented by a doctor whose wife didn’t drink. This is a perfect gift for a single person who loves a great bottle of wine but only wants a glass or two. Also works when one half of a couple doesn’t drink wine and the other loves wine. The system incorporates a fine needle to draw wine through the cork of an unopened bottle without exposing the remaining wine to air. It’s not inexpensive but will be appreciated by someone who loves expensive wines. A special corkscrew from the famous Laguiole Company would be a treasured gift. The handle is available in many exotic woods. Beautiful glassware by Reidel or Schott Zweisel is also a great gift. There are many styles for every type of wine to enhance the bouquet. Stemless is very popular now but we’re old-fashioned and prefer stemmed wineglasses. Decanters certainly add elegance to a beautiful table setting. Of course, wine for the wine lover is always appreciated. Before you select the perfect bottle try to gain some knowledge of the recipient’s likes and dislikes. You could choose a single “trophy” bottle or make a selection of everyday wines. Vintage Port from a meaningful year –such as a birth date or anniversary- is also a thoughtful gift. If your wine lover also enjoys home entertaining, a fine wine in a larger format such as magnum or jeroboam is fun. There are so many types of dessert wines that are great to give: Vin Santo, Eiswein, Tokay or maybe a trockenbeerenauslese from Austria. There is also the wonderful world of bubbly to give. Nothing says festive like a sparkler. You don’t have to break the piggy bank for these either. There are many styles: cava, prosecco, a great New Mexico bubbly Gruet, maybe a franciacorta, or a great Portuguese sparkler made by Vértice that has ties to S. Nyack. There was a 7.3% decrease in the number of sales (115 YTD 2018 vs. 124 YTD 2017). The average sales price for homes that have sold increased 20.1% to $799,663. The median sales price increased 19.5% to $630,000. Overall, the average sales price for homes that have sold in Rockland County (inclusive of the rivertowns) was $489,668, up 6.4% over the same period last year. The median sales price in Rockland County (inclusive of the rivertowns) was $460,000, up 5.0% over the same period last year. October 2018 YTD vs. October 2017 YTD - Condos/Co-ops New inventory (the number of condos coming on the market) increased 2.9% (72 YTD 2018 vs. 70 YTD 2017). There was a 2.5% increase in the number of sales (41 YTD 2018 vs. 40 YTD 2017). The average sales price of condos that have sold decreased 2.5% to $415,500. The median sales price decreased 32.5% to $275,000.
