Happy birthday to US - at Rivertown magazine: This year we are going to celebrate our 18th birthday. Which, though I say it myself, is an impressive landmark. We started back in 2000, me and my designer friend Kevin Corbett, working out of a basement. The first magazine was actually called NYACK Rivertown and was only available in Nyack. My whole family distributed it throughout the village. It had the diet success story of a local businessman. And lots of photos of local real estate. It was an immediate success and soon we were all over the county. I’d just like to thank everybody who’s supported us over those 18 years. We’re Number One in Rockland County. Read by more than 60,000 Rocklanders every month. One of the great pleasures of doing this is that so many of you recognize me and my wife Candice wherever we go. It’s got so that Candice says she feels she has to get her make-up just right before she goes to the supermarket in case one of her readers comes up and says: “Aren’t you the woman from Rivertown - the designer?” It’s even happened while we were on vacation in Florida. Once a guy recognized us in a bar. And a couple followed us down the street just to check that we really were Mr and Mrs. Rivertown. Yes, we are. And we’re delighted to see all of you. Without you, we wouldn’t be in business. So keep sending us your photos. We enjoy them all. Even those that are out of focus. And please, please keep stopping us in the street to say Hi! We really appreciate it. Thank you, every one of you, for supporting us. And hopefully we’ll have many more birthdays to come. Happy New Year to all of you.

A New Year’s resolution is something that goes in one year and out the other. My New Year’s resolution is to stop hanging out with people who ask me about my New Year’s resolutions. Dear God, my prayer for 2016 is a FAT bank account and a THIN body. Please don’t mix it up like you did this year. New Year’s is just a holiday created by calendar companies who don’t want you reusing last year’s calendar. My New Year’s resolution is to find out why all my clothes have shrunk. Again. And here’s a New Year prayer for those of us who are a little older: God, grant me the senility to forget the people I never liked anyway, The good fortune to run into the ones that I do, And the eyesight to tell the difference. Mother is waking her son: “Paulie, come, wake up, you have to go to school.” “Aw mom, just a bit more sleep, please.” “No, it’s really high time, now get up.” “But I don’t want to. The children annoy me and the teachers are a complete pain!” “Stop it, now. Get up and off to school with you!” “Mom, give me two good reasons why I should go to the stupid school.” “Paulie, first of all, you’re 45, and second, you’re the headmaster.”

Rivertown Magazine and Gary’s Gutter Service Inc. are proud to announce Jayne Malkin, M.Ed., COMS (Certified Orientation and Mobility Specialist) for The Association for the Visually Impaired (AVI), as the January 2018 “Hero of the Month.” Jayne has worked at AVI for almost 30 years. She enables persons of all ages who are visually impaired or blind living throughout Rockland and Orange Counties to lead as independent a life as possible within their own home and communities. She teaches safe travel skills such as using a long cane, crossing streets, accessing transportation, etc. The Association for the Visually Impaired, the only vision rehabilitation agency serving Rockland County residents, strives to improve the quality of life for each person by recognizing their individual preferences and ensuring their needs are met. And it’s free. Jayne was nominated for “Hero of the Month” by Frank Dailey, a former NYC Investigative Detective who experienced an optic neuropathy of his optic nerve in February 2017, resulting in being diagnosed legally blind with limited sight. “I feel blessed to have become involved with a program conducted by a dedicated team of caring professionals to guide and counsel me to deal with my disability. I was assigned to mobility specialist, Jayne Malkin, who arranged walked miles instructing me on the proper use of the famous “Hoover White Cane”, how to navigate, walk safely on sidewalks, stairs, busy intersections, buses and buildings etc, and be mindful not to disrupt the safe movement of pedestrians and vehicle traffic.” Jayne said: “We are with you for a long time as you go through life’s changes and new environments. Safety is a large part of our training. We assess your environment and help you adjust to your blindness. Our clients are both legally and totally blind. We also offer rehabilitation teaching that enables visually impaired individuals to learn the life skills necessary to function independently. This includes: personal management (eating, money identification, record-keeping), home management (laundry, shopping, food preparation) and communication skills (writing, use of cell phones, etc.). Individualized plans are developed for each client.” Beth A. Dear Candice, I have made a New Year’s resolution to get my living room into shape. I have put this off for too long and now I am overwhelmed and just don’t know where to begin. My living room is cluttered and everything looks dingy. The only things I want to keep are my sofa and end tables. They are simple and contemporary. The main color scheme is a dark brown leather sofa which is comfortable. We watch our flat screen TV and eat in this room and the reclining sofa works just fine. The TV can be wall-mounted but now we have it on top of an old dresser and it looks horrible. I have two chairs flanking the sofa that are uncomfortable and a nuisance as we have to turn them to watch TV. The end tables are glass with wood frames and they can stay. I want to replace the coffee table that matches the end tables. I don’t know what to select. We have wood floors. The walls are beige and need to be painted. My existing art work is just awful. I need a place to put my media stuff. I would love to add some color and like most colors, so I am open to all suggestions. Also the lighting is terrible and I don’t want to use any hi-hats. The only good thing is that the living room has 10 foot ceilings. HELP…and thank you. – Debbie in Nyack. Dear Debbie, Happy New Year and here is a plan that will make your living room a show stopper. Let’s begin with the clutter. Remove everything from the walls and clean out the clutter. Don’t keep anything unless you absolutely love it. I am suggesting you shop at West Elm as it has affordable fabulous furniture. FYI, it is owned by Restoration

Hardware. Their products will work for you. Use a new hi-low coffee table. It’s perfect for eating in front of the TV and it has storage in it as well. Select a finish in white as wwe are moving on to a new color scheme. The walls should be painted a soft silver gray. Gray is the new beige. The two new chairs can be swivel barrel style in the new lime green color and beautiful ones can be found in the Grandinroad catalog. Toss pillows for the sofa in white, greeen with soft gray in a pattern to break up the brown sofa and pull together your new look. Don’t be afraid to add a little funk, like a white fluffy texture as well. Over the sofa use a large colorful piece of artwork and bring in that new fabulous green. For the end tables, purchase a pair of lamps with matt brass metal finish and white shades with 3-way bulbs. Brass is now back in fashion. For additional lighting, use a brass contemporary chandelier in the center of the room to add to your lighting needs. With your high ceilings, it will be a great accent to the room and add a lot of light. Be sure to put it on a dimmer switch. Purchase a new media cabinet in white for all your storage needs and

place your flat screen on it or wall mount the flat screen. This will pull together with the white coffee table. Purchase more wall accessories, bringing in the new metal and color scheme. Add a throw in white or lime. Get a printed carpet with all the colors around the sofa area. I would suggest an abstract pattern or floral. Answer: The first person you should be speaking with is your accountant. When you inherited both pieces of property, there must have been an appraisal done for tax purposes. Whatever that value was at the time, is your new base value, which is stepped up from what the original cost basis was when the previous owner purchased the house. On the three-family house that you have owned for 4 years, there is a strong possibility that your accountant has been annually depreciating the house against your income, and it may affect your 1031 exchange. The four-family house that you recently inherited, might work better for the 1031-exchange. A typical 1031 exchange is usually done on multifamily homes and commercial properties, not residential. It is a relatively easy process; if you sold a building for $100,000, you must purchase your new property or properties at the same price, that being in this example, $100,000. The only exception to this rule that I am aware of is as follows; if you purchased a lesser valued piece of property that needed repair, the price that you paid plus

Stony Point Medical approved to treat PTSD with cannabis

Story/Photos: Tom Riley On Veteran’s Day 2017 Governor Andrew Cuomo signed The Compassionate Care Act and approved the use of cannabis to treat PTSD (Post Traumatic Stress Disorder). Veterans’ groups throughout the state worked hard to get the Act signed after scientific evidence showed cannabis can be helpful for PTSD symptoms. Another reason for the passage of the Act is there is scientific evidence that the use of cannabis results in a decrease in opiate addiction and overdose if it is used in conjunction with therapy. Dr. Amy Piperato, MD is the owner of Stony Point Medical located at 43 South Liberty Drive in Stony Point. She is an internal medicine physician with eight years of experience caring for patients in Rockland County. Her main focus is providing comprehensive, compassionate primary care to her patients. Her personal and professional journeys have also led her to be a strong advocate for broad, reasonable access to medical cannabis. A funny thing happened on the way through the garage door Broken springs could lead to a dangerous situation. By Nadine M. Schneider Yes, it happens. We all take our garage doors and openers for granted until one day, they no longer work. Most of the time we realize it in time, but there is always that occasional “uh oh” moment when we assume the door has opened but… well, you could imagine the rest. So, what’s a homeowner to do? Have your garage door maintained at least once every two years! It’s that simple. While I was fortunate enough not to drive through my own garage door, my story is a bit scary… It started off with a simple task…call Mike Boyer from A+ Garage Door Service & Repair for routine garage door maintenance, and I would take the photos and interview him for this article while he worked. Well, thank goodness for small favors! When Mike saw and heard my garage door open, he knew immediately that something was terribly wrong. Turns out I had an extremely dangerous situation…a broken spring. It could have been potentially disastrous. If the opener ever stopped working, or there was a power outage, the door could come slamming down like a guillotine, damaging not only the door itself, but anything…or anyone… underneath it. Also, my car could’ve been stuck in the garage with no way for me to open the

“What people also need to realize is that garage door and opener maintenance is relatively inexpensive compared to the cost of a major repair due to negligence or improper, do-it-yourself maintenance…or having to completely replace the door due to a broken spring accident or occasional drive-thru.” Mike adds: “People are surprised that it takes a long time for me to do the job the right way, even if it’s a routine maintenance call. Nyack Chamber of Commerce looks back at a year of success - and looks forward to a New Year of exciting possibilities Dear Friends: Just in time for this past Thanksgiving, Chamber of Commerce Board members and staff volunteered to help the Nyack Soup Angels prepare and serve a restaurant-style meal, complete with tablecloths and candlelight, to nearly 100 Nyack residents who are facing difficult economic times. What an amazing experience. Everyone had their story, everyone lent their flavor, everyone brought their color to the table — young, old, singles and families. All shared the meal together, all were united in dignity, and all were supported by a homegrown service organization that has served hundreds of meals to the Nyack community every week for well over a decade. That’s Nyack in a nutshell: A panoply of backgrounds, interests, and points of view — brought together by mutual respect, love for this village, and dedication to the common good. The Nyack Chamber proudly supports this community in all of its many dimensions. Our mission is to promote a strong local economy, support and represent businesses and working families, and continue to make Nyack a great place to visit, live, work, own a home and run a business. This past year brought landmarks for the Chamber. In 2017, we celebrated 60 years of service to the community with a gala anniversary gathering in early April. Nyack’s Halloween celebration is now ranked by travelchannel.com as 4th best in the nation. We wrapped up 2017 in December with the Holiday Lights tree lighting celebration and Indoor Gift Fair. Also in December, we moved our yearround Farmers’ Market indoors to the Nyack Center, where villagers and visitors can enjoy fresh locally grown produce, craft whiskey, fresh meat, poultry and eggs, artisanal coffees and teas, fresh bread and baked goods, music and fun for the kids, and much more — indoors in winter, outdoors in spring, summer and fall. Beyond our annual events and activities, the Chamber (along with the Arts, Crafts and Antiques Association of Nyack) also manages and funds a tourism organization we call Visit Nyack. Visit Nyack runs a year-long, multi -media marketing campaign, complete with radio, Internet, train signs, and social media — all designed to invite people to come of our community. This year, our joint campaigns attracted thousands of visitors to the village and garnered over 10 million impressions on our social media outlets.

Most important, 29 regional and local businesses linked their brands with ours to support Chamber events and our year-round Farmers’ Market. So if you see new faces in Nyack — it’s likely due to our ongoing promotional programs, but also to the amazing support we receive from the businesses who so generously donate time and resources to our mission. The Chamber was formed in 1955 to help businesses take advantage of the economic benefits brought by the newly built Tappan Zee Bridge. Now, 60 years later, we welcome the opening of a new bridge — and welcome the new visitors and residents who will become part of this place we call “Art and Soul on the Hudson.” This place is a special place. Our country ranks fourth in world wine production. California is the top producer in the US producing 90% of domestic volume. Wine was first established in our country by Spanish missionaries. They planted vineyards to produce wine which was needed and used in the celebration of the Christian Mass. Each mission had its own vineyards and they planted what came to be known as the Mission grape. It was cheap and produced almost non-descript wine. California wine production went through many changes during the following decades. In 1920, with the passage of the Eighteenth Amendment, Prohibition became the law of the land. Wine production was virtually non-existent for the next thirteen years until Prohibition was repealed in 1933. During that period of time it was actually easier to obtain hard alcohol! Bootlegging was huge business. Way back In 1857 Agoston Haraszthy imported hundreds of grapevine cuttings to see which varietal would work best. This was the beginning of the oldest winery in California, Buena Vista, which is still operating today. In the late 1890’s the devastating plague of phylloxera took place. This little parasite destroyed French vineyards along with those in many other countries. It was enroute for ours but grafting rootstock saved the day. By the 1960’s new winemakers were emerging with new ideas. Their main goal was improving quality. Mondavi, Weitz and Dick Graff, who started Chalone, were among these early industry game changers. The quality started to get better and the wineries more modern. Many of these people had lots of money to invest. A seismic event happened in 1976 when the British wine merchant Steven Spurrier invited a few California wineries to participate in a tasting event in Paris. It would be a blind tasting which came to be known as The Judgement of Paris. The idea of California wines competing against Old World wines, mainly French Bordeaux, was audacious to say the least. The French naturally felt it was no contest. California shocked the world when it won! California has many microclimates. From the Pacific Ocean to the mountains there is climate diversification. California could be considered way too hot to produce wine if not for the Pacific Ocean breezes traveling inland where it is hot and humid. In the North Coast there is the San Pablo Bay to funnel cool air, the Central Coast has the San Francisco Bay and the Southern Central Coast has the Santa Maria Valley which funnels in a cooling fog. Cabernet Sauvignon is the top varietal of California more often producing a very fruit forward, high alcohol wine. ‘Failure is the fog through which we glimpse success’

“You can’t always get what you want… but if you try sometime, you just might find, you get what you need.” Mick Jagger of the Rolling Stones (little known band of the 60’s!) gave us a bit of advance notice as to what our future may look like, neither positive or negative. In our minds, most of us tend to formulate a picture of how the outcome of an unfolding event will end up. The catch here however, is that the success at that time is in our minds, and the ultimate outcome is the reality- sometimes very much unlike the fantasy. Having worked with an innumerable amount of people embroiled in either a personal or business project, there is no known guaranteed outcome as far as I have been able to ascertain. Even and especially with our lifespan; unfortunately, when we are born we are not stamped on our bum with an expiration date- life is like smelling the milk before you drink it- you never know when it’s going to be bad. While the date on the label may help or give you a clue, there are so many factors that can turn the milk bad, long before the

actual projected date. I’m wondering: in both our personal and business lives, how many things can we do to thwart the natural progression of failure, and actually change the direction of our outcome? How often do you take stock of the tools readily available to you to change the outcome of an event, which may be changed with the available assistance of those tools? Most often, our inclination is to stay on the path most traveled- i.e. taking the easy, comfortable way out. I find though, the adage “if you always do what you’ve always done, you’ll always get what you’ve always gotten” hangs true for the most part. Living inside the box is comfortable, but I find that unless you peer out the window or step out the door, safety unto itself can be dangerous. While wandering around the outside may sound very James Bondish, it

certainly has its potential hazards- the potential of failure…and this is the fog through which we get a glimpse of potential success. So what does the fog represent? It could be that you’re ignoring your retirement assets and not paying attention to the changes that may be necessary to maximize your return. The media gives you a ton of information as to what’s happening in both the domestic and international markets, not to mention the impending changes in rules and laws that may or may not affect you. If you’re working with a professional (and I hope you are) is the fog keeping you from taking 15 minutes to call your CPA, attorney or Certified Financial Planner® to inquire as to how the news may affect your assets or liabilities…don’t forget those liabilities. An adjustable loan or mortgage, credit card debt, personal loans…all may be affected by changes in tax laws and regulations. The new impending tax laws as of the date of this writing are going to change each of us materially and in our pockets- can you say that you’ve put in an effort to determine how, or have consulted with your professionals to ask? Have you serviced your car lately? Done an insurance review? Tested the security system in your home? Changed the batteries in your smoke and CO2 detectors? “Not having the time” is another way of saying you’re in the fog…and navigating in fog is a dangerous thing- it certainly multiplies the chances of a negative outcome. Everything we do in life has a method to the madness, as they say. The method, as far as I can see, is the ability to avoid the mystery of wandering in the blindness and moving out into a visually far smarter, more clear and more informed place unless you consciously choose to stay in the fog. Blindness goes from a choice to a necessity if you decide to stay in the fog- and you never know what goblins may lurk in the blindness… Neal A. Twentieth annual Common Threads youth fempowerment retreat offers safe * funfilled weekend for local teens. Jan. 12-14, Stony Point. Common Threads Youth Empowerment Retreat, hosted by CANDLE’s Youth Pride Initiative, enables high school students to learn how to create a sense of

community and affect positive change in their schools and in their communities in areas such as diversity, bullying, health, personal safety and political advocacy in an effort to combat discrimination based on race, ethnicity, gender identity, sexual orientation, age and ability. On January 12-14, 2018. Common Threads will celebrate 20 years of helping teens form bonds with like-minded peers through team-building and social activities. The weekend-long event, taking place at the Stony Point Center, is an affirming, powerful and transforming experience for the nearly 100 students who attend each year. Participants attend workshops on healthy relationships, self-expression, advocacy, leadership and current adolescent issues in a safe and fun-filled atmosphere.
