Fake News: Reading about the death of President George H.W. Bush reminded me of my big magazine scoop. Way back in 1991 I revealed the remarkable secret that the President had a team of secret service agents who were wait for it - invisible. In case you think I’ve lost my marbles, read the title of this column. Fake News. I worked for this crazy magazine called The Sun. The Sun quite happily made up most of their stories. You’ve probably seen the headlines: ELVIS WAS A SPACE ALIEN TITANIC SURVIVORS FOUND ON BOARD. CHIMP’S HEAD PUT ON HUMAN’S BODY. HALF MAN HALF DOG BAFFLES SCIENTISTS. HUBBY’S BAD BREATH KILLS HIS WIFE. Then one day I saw a genuine photo of President George H.W. Bush fishing off the coast of Florida. He had two secret service agents with him who were also fishing. Hey, I thought, wouldn’t it be fun to

paint out the G-men and just leave two fishing poles floating in mid-air. So it looked like the agents were invisible. The headline was: PRESIDENT BUSH GUARDED BY INVISIBLE SECRET AGENTS. Then I put the magazine cover on a bunch of T-shirts. My hope was that the president would give the shirts to his secret service detail before he went out for his morning run. Well, unfortunately, that never happened. However, I did get a very nice letter on White House stationery from the President thanking me for my generosity. So I forgot about this for many years. I gave up Fake News and went back to the real world. However the other day I decided to Google the story of the invisible secret service agents. And much to my surprise - and amusement - I discovered that there are conspiracy theorists out there who really believe the story was true.

Gary Parahus, the owner of Gary’s Gutter Services presented Rivertown’s Candice Boyle with the January 2019 “Hero of the Month” Award for her long involvement in improving the quality of life for soldiers who sacrifice and protect us. She asked the public to help our local enlisted men and women celebrate the Holidays by thanking them with the Holiday Share Program. She raised thousands of dollars. “There are over 80 military families with 3 or more dependents per family who cannot afford a Holiday Meal due to lack of funds,” Candice said. “Our local Purple Heart Chapter 120 is working along with the Army Community Service to collect funds for our soldiers. All money is used for food only for the Holiday meals. Our soldiers and their families deserve and need our donations,” said Candice. New pass-through tax rules benefit small business This year most small business owners can look forward to the possibility of enjoying a substantial tax savings on their 2018 tax returns. Such businesses will be able to take advantage of the new 20% tax deduction for “qualified business income” (QBI). A new line has been added to federal form 1040 just for this deduction. That’s a big deal! Generally, a 20% deduction = and 20% reduction of related income taxes. Example: In 2018, Carol earned $100,000 QBI from her qualified business. Carol’s Qualified Business Income Deduction (QBID) for 2018 is $20,000. Carol will take this deduction on her 2018 personal tax return. Tax will be due on the remaining $80,000. This deduction will likely save Carol anywhere from $200 - $7,400 in taxes depending upon her tax bracket. The deduction applies to owners of so-called “pass-through” businesses such as sole proprietorships, limited liability companies, and S corporations. The great majority of small businesses are pass-through businesses that should qualify for this deduction. Qualified business income is the net amount of qualified items of income, gain, deduction, and loss from most any U.S. business. Only items that are included in taxable income are counted in qualified business income. A qualified business is any business

except for certain professional service businesses. Excluded professional service businesses include the fields of health, law, accounting, actuaries, performing arts, consulting, athletics, financial services, brokerage services, and investing services. However, individual taxpayers who make less than $157,000 ($315,000 for married couples) are not subject to these exceptions. Most of you are likely wondering if this benefit is just another IRS bait and switch that will evaporate as soon as your income exceeds some ridiculously low threshold, or will be lost due to alternative minimum tax (AMT). Well, good news, for most taxpayers this is not the case. Income phase out thresholds are quite high and these thresholds do not even apply to many small businesses. Also, the qualified business income deduction is allowed for AMT. With some careful planning most small business owners will be able to benefit. Lets take a look at the restrictions: • This deduction does not apply to wages or partnership guaranteed payments. Planning to minimize this type of compensation will likely maximize your QBID. • This deduction is subject to a phase out for most professional service businesses like Doctors, Lawyers, and Accountants. These phase outs do not start to kick in until taxable income exceeds $157,500 for singles and $315,000 for married filers. With proper planning taxable income can be reduced so to possibly fall under these thresholds.

• The QBID for other small business owners who have taxable income in excess of the above thresholds is limited to the greater of 50% of wages or 25% of wages plus 2.5% of qualified property. This is a tricky one. Advance planning is needed so to maximize your allowable QBID. • The QBID is limited to 20% of the business owner’s total taxable income (from all sources) if that amount is less than the QBID. Low taxable income may result in a lost QBID. Planning is needed. • This deduction is not available for rental income that does not rise to the level of a trade or business. Confirming that your rental property does rise to the level of a trade or business is crucial. • Your choice of business entity (sole proprietor, partnership, corporation) will impact the amount of QBI available for the deduction. A change of business entity should be considered. • Entities with losses must be offset against entities with income before a QBID is calculated. Net losses must be carried forward to future years and applied against future QBI. Planning for business losses is a must. • Most states have not committed to following the new federal tax rules. State tax planning must be coordinated with federal tax planning. Small business owners should ask their CPA whether they will qualify for the new QBID and how they can maximize it. Your CPA can assist you to navigate the law and implement a strategy that will help you to maximize the tax savings from your 2018 Qualified Business Income Deduction. Joseph A. A story book Tudor in Hillsdale, New Jersey The Storybook Tudor is named as you may have already guessed, for it resembles those in Fairytales. Rockland YMCA holds spectacular Night of Magic to honor local heroes The Rockland County YMCA hosted a Night of MAGIC at the Nyack Seaport to recognize community leaders and raise funds for its YMCA youth programs. Kim Coons, Chairperson of the YMCA Board of Directors commented that “We had a great turnout with over 160 members and guests to honor an outstanding group of community leaders including Hon. Ken Zebrowski , Distinguished Service Award; Kim Cross, Service to Youth Award; and Sgt. Rony Charles Community Service Award.” The YMCA recognized the Honorable Kenneth P. Zebrowski with the Distinguished Service Award for his service as Assemblyman of the 96th District and his support to organizations such as the YMCA. He currently serves as Chairman of the Banks Committee and as a member of the following committees: Codes, Judiciary, Labor, Government Employees and Labor. Assemblyman Zebrowski has sponsored New York State Legislative Grants for the YMCA’s summer day camp and youth & government program in the North Rockland Community. Kim Cross was the recipient of the Service to Youth Award for her dedicated leadership as Executive Director of the Nyack Center and leadership of youth serving organizations. She served as President of the Nyack Rotary Club, taught Junior Achievement at Nyack Middle School and organized the Nyack Youth Collaborative. She has collaborated with the YMCA’s Safety Around Water for children of the Nyack Center to participate in swim lessons at the YMCA in Nyack. Sergeant Rony Charles was selected to receive the Community Service Award. While serving on the Spring Valley Police Force for the past 15 years, he has also been instrumental in leading youth groups as a volunteer.

Hudson 303 Sport Cafe introduces wood-fired brick oven pizza Hudson 303 Sport Cafe inside the Tappan Golf Center has recently introduced a delicious wood fired brick oven NY Neapolitan pizza to their menu. A passion project for owner William Cho, who trained under world champion pizzaiolo Roberto Caporuscio (Kesté, Don Antonio), the addition of Neapolitan pizza is the culmination of a five year journey to bring the best pies to Rockland County. It all begins with a great oven and the best ingredients — in both cases Hudson 303 makes no sacrifices. Starting with a Forza Forni rotating deck oven imported from Italy, wood is the main source of fuel with a cooking temp of approximately 825-850 degrees. Bake times are around 90 to 100 seconds per pie, which gives them a nice crispy char and texture. Dough is crafted with a double fermented 48 hour New York Neapolitan “hybrid blend”, a mix of Italian 00 and other Italian flours. Imported San Marzano tomatoes are used for the red sauce and mozzarella is made fresh in house. We labeled our pizza as a “hybrid blend” between New York thin crust and traditional Neapolitan pizza from Naples said owner, William Cho. Traditional Neapolitan pizza has a unique soft delicate texture that not everyone might be accustomed to. As a result, we wanted to add just a little bit of extra crispiness to an already soft and airy crust. We experimented for several months to get the proper ratio of salt, yeast, flour and water (the only ingredients in our dough) to obtain what we feel and validated by our customers as the best of both worlds. We currently offer nine 13” pies in regular rotation — from the traditional Margherita to others like the Philly Cheese Steak (sliced top round, shredded mozzarella, monterey cheddar jack cheese, peppers, onions, cheese sauce drizzle) and Korean Bulgogi & Kimchi (grilled sliced steak with a Korean marinade, kimchi, shredded mozzarella, crushed Italian tomato sauce, fresh scallions). Special pies are planned regularly based on seasonal flavors and the fun, eclectic nature fans have grown to expect from the culinary team at Hudson 303. Kids & adults have fun at crafts extravaganza By Joanna Dickey Strawtown Studio hosted its 2nd Annual “Illuminations” community nature-crafting extravaganza at its new home at Marydell Faith & Life Center. The event brought together community members of all ages in the old-time spirit of the holiday with gift-making, candle decorating, and fanciful seasonal creations. The crafting tables were decked out with fine art and craft materials, and headed by Strawtown artists who, along with volunteers, were there to help guide visitors on what to make. “This is a special time of year where we open up our studio to the public and offer the ultimate creative space for people to explore and play. When you combine nature with fine art and craft materials, the possibilities are endless!” said Grace Kocubinski, Strawtown Educator. The weekend-long crafting event featured an impressive collection of locally harvested natural materials: evergreens, winter berry, pinecones, driftwood, sea glass, vines, stones, dried plants and more. Some collections had been donated by community members, and others were foraged locally. Among the playful materials were mirrors, gold and silver leaf, colored bees wax, wires and strings, and a whole lot more. An embellishments table provided shimmering bits of this and that for anyone who desired some glitz. While making a beeswax scene on a candle, one spirited crafter said, “I could do this at home, but it is so nice to come and craft in a space where I have no distractions, all the materials are set out, there is no cleaning to do, and it’s so easy to focus on what I am making”. The real fun of this event is seeing what everyone creates. The “Finished Artworks” table was a sight to behold, and also a prime place where new arrivals had fun picking up ideas for what to make. For finished gifts, there was a gift-wrapping table and a volunteer to help artfully wrap and protect the work to take home. The young ones were wildly delighted with this event. A Tarrytown mother shared that her children, after attending the first day, wanted to return for the second day. To convince her they banged on the garbage can lids that morning begging her to take them back! And she did! A Marydell Sister, upon seeing the room filled with families and community creating

together said, “We need more of this here at Marydell.” The Marydell sisters are known for their love of children and family. For over 60 years they ran a summer camp for children at this location. “Illuminations” was also a chance for Strawtown to honor key community members and supporters with its Bright Lights Awards. “Strawtown is a values-based organization, and the Bright Lights Awards honor folks around us who inspire us in our work and lives,” said Strawtown Founding Director, Laurie Seeman, who presented the awards. The honorees were: Sandy Page-Cook & Rich Fuller, who received the Earth Family Values Award Sandy and Rich are long-standing Strawtown parents who have seen the importance of assuring Strawtown’s nature and art connection experiences for their daughter. They are also world-renowned environmentalists who work to protect and support families and communities around the globe. Nicole Laible received the Next Generation Leadership Award Nicole Laible is a dynamic municipal leader and environmental educator who serves as the Assistant to the Rockland County Manager of Water Resources. Ni-

cole was recognized for both her excellence in organizing successful environmental efforts, and her commitment to engaging government and community partnerships in pursuing best practices in the management of our built environments in relationship with the natural world. Steve DiRocco received the Pathmaker Award Rockland County’s green arborist and business owner of Timberline Tree & Landscape has been providing environmental service to the community for over 30 years. Steve educates people on best care and management practices for trees and landscapes. Joanna Dickey is Lead Artist/Educator at Strawtown Studio. Strawtown has recently been called the “Lower Hudson Valley’s Premier Arts-based Environmental Education Organization”, by the Rockland County Legislature. Happy New Year from the Nyack Chamber Building commerce through collaboration By Roger S. Cohen, President Nyack Chamber of Commerce As 2018 draws to a close, the Nyack Chamber looks back on important new accomplishments, and looks forward to keeping the momentum going in 2019. For Nyack merchants, restaurants, bars and professional organizations, the past year was one of good commerce and increased collaboration. We began early in 2018 with two town hall meetings. Our goal was to gather ideas about new ways to showcase and support the local business community. Participation in the meetings was strong — and the results were impressive. New in 2018, Chamber members and local businesses produced two sidewalk sales in collaboration with the Art, Craft & Antique Dealers Association (ACADA) and the Village of Nyack. We’re planning to continue the sidewalk sales in 2019 to promote our many unique shops, restaurants, entertainment venues and cultural institutions. At our SeptemberFest street fair, the Chamber worked with Montefiore Nyack Hospital to produce a special breast health awareness fashion show. More than 25 village retailers and stylists donated time, resources, and products to dress and accessorize the brave women who took the runway that afternoon — all of whom are breast cancer survivors. It was a great collaboration between the business community and a key institution that supports the health of our community in so many ways…a powerful event that delivered a powerful, positive, productive message. Adding to our famous Halloween celebrations in October (our parade is ranked near the top in the nation by travelchannelcom), we mounted our first-ever “Halloweek” home and lawn decoration competition. And as a sweet preview to the big parade, our second annual “trick-or-treat trail” — complete with maps and special treat bags — led more than 800 costumed kids through the village to more than 50 participating businesses. We did the math… we figure village businesses dispensed about 400 pounds of

Our 2019 roster of more than 20 events will build on our 2018 track record — including Earth Day, Classic Car Night, our year-round Farmers Market, spring and fall street fairs, Halloween Parade and Halloweek festivities, Indoor Holiday Street Fair/Gift Gallery, and Holiday Lights celebration. We’re also considering some creative new activities geared to bringing more visitors and customers to our very special village. Collaboration will continue as a key theme. We’ll continue to strengthen our joint efforts with the Village of Nyack and other local organizations. With ACADA, Rockland County and the State of New York, the Chamber will continue to support the work of Visit Nyack, Inc. — our award-winning marketing program that promotes Nyack as a top tourist destination and attracts increasing commercial traffic to our village. Collaboration really pays off. Chamber events draw tens of thousands of visitors to Nyack each year for shopping, dining and recreation. We couldn’t achieve this amazing result without the generous support provided by our local businesses. We invite all local businesses and community organizations to join the Chamber or renew membership this season. And as the New Year opens, it’s a great time to

consider sponsoring one of our highly successful events. Cheer up the New Year with good food

I’ve never quite understood plunging from the excesses of the Holiday Season into chilling deprivation and severe calorie restriction during one of the most inhospitable months of the year. It really doesn’t seem like a winning or long term strategy. In my view it’s best to ease into the New Year with warming soups, nourishing casseroles and comforting cold weather dishes. CHICKEN STEW WITH GARLIC AND MUSHROOMS 1, 3-4 lb Chicken (cut up, skin on, bones in) 1 tbsp olive oil 1 ounce unsalted butter Sea salt Freshly ground black pepper 2 teaspoons Herbs de Provence (optional) 1 large onion (peeled and finely chopped) 3 sticks celery (chopped) 3 carrots (peeled and cut into chunks) 1 large head of garlic (separated into cloves and peeled) 1 tbsp fresh herbs, chopped (parsley, thyme and rosemary are all wonderful) 1 cup dry white wine (optional) 2 cups good quality chicken broth 1 tbsp tomato paste 1 tbsp Dijon mustard 1 tbsp olive oil 1 box cremini mushrooms 1 tbsp cornstarch (heaped) 1 ounce unsalted butter (room temperature) 1 tbsp fresh herbs, chopped (for garnish)

Pre heat the oven to 375F. Pat the chicken pieces dry with a paper towel. Season liberally with salt, pepper and Herbs de Provence if using. In a non stick pan heat a tablespoon of olive oil and 1 ounce of unsalted butter. Heat until the butter starts to foam. Place the chicken pieces in the pan and cook (on a moderate heat) for approximately 3-4 minutes per side or until the skin is a lovely deep golden brown. Depending on the size of the pan you may need to do this in batches. Remove the chicken from the pan to a platter and cover with aluminum foil. In a Dutch oven OR an oven proof dish, heat a further tablespoon of olive oil. Add the onions and saute. Sprinkle a little salt over

the onions which helps to prevent them burning. Saute until they’re just turning golden (approximately 10 – 15 minutes). Add the celery, carrots, garlic and herbs. Mix well and cook for a further 3 – 4 minutes. Add the white wine, allow to bubble away and the alcohol to cook off, about 2-3 minutes. Add the stock, mustard and tomato paste, stir well to combine. Add the chicken pieces (with any accumulated juices) to the pan, place them skin side UP in the broth. Transfer the pan to the oven and allow to cook for approximately 50 minutes or until the juices run absolutely clear from the chicken. Towards the end of the cooking time for the chicken, heat a further tablespoon of olive oil in a saute pan and add the mushrooms.


3/4 cups milk. Add 1 cup grated cheddar cheese, 1/2 cup of Gruyere (reserving the other half for topping) and 1/2 cup of Parmesan cheese. Stir well and you should have a lovely cheesy, smooth sauce. Transfer the cauliflower to a gratin or ovenproof dish. Have most of the florets facing upwards. Spoon over the cheese sauce, thickly coating the cauliflower. Sprinkle over the reserved 1/2 cup Gruyere cheese, add a grinding of black pepper. Place the gratin dish on a lined baking sheet and put in the oven to bake for approximately 30 – 35 minutes or until the sauce is a glorious golden bubbly color and the cauliflower is cooked through. If the cheese is browning too quickly and you’re worried it’s going to burn before the cauliflower is fully cooked, lightly tent the gratin dish with aluminum foil. When cooked remove from heat and allow to “set up” for about 10 minutes before serving.

Allow them to cook undisturbed until they release their juices, then move them around to ensure even cooking. Remove from heat. Add the mushrooms to the chicken stew. Remove the chicken pieces from the pan, place them on a platter and cover with aluminum foil. In a small dish mix the cornstarch and butter together until you have a paste. Spoon a tablespoon of the sauce into the cornstarch mixture and combine well. Then pour the cornstarch mixture back into the sauce. Stir well. Allow the stew to come to a simmer and stir, the cornstarch will thicken the sauce. Cook for about 3-4 minutes then remove from the heat. Return the chicken pieces to the pot. Cover and allow to rest for 10 minutes. Just before serving sprinkle some fresh herbs and a pinch of sea salt over the top. CAULIFLOWER CHEESE 1 cauliflower, core removed and cut into florets, try to have them similar in size for uniform cooking. 4 tablespoons unsalted butter 4 tablespoons all purpose flour 1 1/2 – 1 3/4 cups whole milk 1 teaspoon freshly ground black pepper 1/2 teaspoon kosher salt

Pinch of nutmeg Zest of half a lemon 1 teaspoon Dijon mustard 1 cup cheddar cheese, grated 1 cup Gruyere cheese, grated 1/2 cup Parmesan cheese, grated 1 teaspoon of freshly ground black pepper Pre heat the oven to 400F. Grease a gratin dish, I used a 20 ounce dish. If you don’t have a gratin dish, just use any shallow oven proof dish. Place the cauliflower florets in a steamer basket and steam for 5-7 minutes while you’re making the roux sauce. The idea is to partially cook the cauliflower, it will cook through completely in the oven, but this just starts the process. Measure the whole milk, black pepper, lemon zest, Dijon mustard and nutmeg into a measuring jug. Have on hand. To make the roux sauce, melt 4 tablespoons unsalted butter in a pan, when melted add 4 tablespoons all purpose flour, stir very well. Gradually add the milk mixture about 2 tablespoons at a time, mixing well to incorporate. Keep adding the milk until it’s finished. If the sauce is looking thin stop at 1 1/2 cups if it’s thick keep going to the full 1

WINTER WARMING MEATBALL SOUPY STEW (Carnivore or Vegan) Despite its name this soupy stew can be a delicious vegan option by leaving out the meatballs and using vegetable stock instead of beef. There’s plenty of protein provided by the lentils so if you’re going for a slightly lighter vibe (or you’re vegan) by all means leave out the meatballs. Olive oil (as directed) 1 lb ground beef, grass fed 1 onion, peeled and diced 2 carrots, peeled and diced 2 sticks celery, diced 1 butternut squash, peeled and cut up into small chunks 1 1/2 teaspoons kosher salt 1 teaspoon freshly ground black pepper 1 teaspoon red pepper flakes 2 teaspoons ground cumin 1 1/2 teaspoons ground harissa spice (optional) 1 teaspoon turmeric 1 cup red lentils 1 tablespoon tomato paste 1, 28 ounce can of peeled tomatoes 3 - 4 cups beef stock or vegetable stock 1, 14oz can chickpeas 1 bag of pre washed spinach Juice of a lemon Fresh herbs for serving, parsley, thyme or basil (or your favorite) If using the meatballs, season the meat with a teaspoon of kosher salt and freshly ground black pepper and roll the beef into small meatballs. Cheer up the New Year with good food drops of olive on your hands to prevent the meat sticking to your fingers. Heat 2-3 tablespoons of olive oil in a Dutch oven and brown the meatballs. They don’t have to be cooked all the way through as they will continue to cook in the soup. Set aside and cover with aluminum foil. Wipe out the pan then heat another 2 tablespoons or so of olive oil. On medium/low heat cook the onions, sprinkle over a little kosher salt which prevents burning. Allow to cook for about 15 - 20 minutes or until the onions are turning golden. It takes a little

time but it’s worth it, once the onions have caramelized they’re so much sweeter and richer in taste. Add the carrots, celery and butternut squash, combine well and cook for a further 5-7 minutes. Add the red pepper flakes, cumin, harissa spice (if using), turmeric and lentils and stir well. Add the tomato paste and can of tomatoes. Stir well. Add 3 cups of the stock and the chickpeas. Bring to the boil then turn down to a simmer. If using the meatballs add them back in the pan now. Allow the soup to simmer away for about

20 minutes or until the butternut squash is tender and the meatballs are cooked through. Check after about 10 minutes and if the soup is getting too thick add another cup of stock. Add the spinach which will cook quickly in the heat of the soup. When the veggies are cooked through, remove from heat. Add the juice of a lemon, stir well. Sprinkle over a little fresh parsley, thyme or basil before serving. The soup keeps well in the fridge for 3 days.

Geography...the balance sheet of life

As you all know, I spend parts of the year at my homes in Tennessee and Arizona. Having built homes in both places, I’ve spent a fair amount of time comparing the different building styles from Northeast to Southern and Southwest. Rounded corners vs. sharp corners, window sills vs. no window sills, textured walls vs. flat, tile roofs vs. shingles…you get the idea. Some of the differences are cosmetic: it is interesting though how a little thing like rounded corners on sheetrock vs. sharp corners make so much of a difference. Some of the things make a real difference in cost: if you’ve never been out of our Rockland area, you have no idea the difference between the cost of living here and, well… mostly everywhere else! As I sit here writing in early December, I have CNBC in the TV, as usual. While the housing issue may be very different, along with different clothes, food and mostly everything else, the one thing that does stay the same is the stock market, wherever in the country you are. If it’s down on the East coast, it’s down in the West coast.

So, regardless of where in the world you are, your investments will be affected by the gyrations of the market regardless. For those who are growing wealth as well as those who depend on their investments for income in the “golden years” (where did that expression come from?) location does not shelter you from the ups and downs of the volatility of the markets. Most of us live our life on a balance sheet, so for the most part if you have investments, you are affected. A balance sheet is a simple equation we all have to adhere to every month: basically, it’s income vs. expenses. Here’s what comes in, and here’s what goes out. Simple? Sure…if there’s enough coming in to cover that which is going out. The unfortunate part of this equation, is sometimes the amount coming in doesn’t cover the amount go-

ing out. Higher cost of living, added healthcare expenses, tuition payments…you get the idea- it seems the bills never stop or even slow down. For those who are living in Rockland County and paying the high taxes levied upon you as an example of the “joy of living in Rockland” it’s a reminder of the high cost of living. So, we try to cut expenses, usually with great difficulty. Without working 24/7, additional income is very hard to come by, so we continue on this treadmill: working very hard with very little to show for it. So I ask you- have you ever considered relocating? You’d be amazed at the difference in cost of living once you get out of the metropolitan area. Housing, food, gas, property taxes…pretty much everything. You can be living monthto-month here, and living high on the hog elsewhere. It’s a huge difference, and until you do your homework to find out just how much you can make a difference in your own balance sheet, you won’t know. My suggestion is to take some small vacations to the areas of the country that you may think you like, and take a look…you just may be amazed. I am aware that most of us have anchors: aging parents, kids, grandkids, friends… things that keep you anchored here. I agree that all the above are all very good reasons not to move- it’s a very personal decision, and a major change for you. The thing is, you won’t know what difference it may make for your balance sheet until you do your homework. Relocating is a major change for all of us, and it’s not for everyone. But, if the situation is right for you and you can handle it you may just find that starting a new life elsewhere may be just the thing for the next chapter in your life. Do a mock balance sheet on the new, proposed expenses and see how it will affect your cash flow. You won’t know until you try it- in the interim, enjoy the little research trips and seeing the good Ole’ USA! Neal A. It’s that time of year so another morning of tasting wines, oh my! This event featured unique wines of Portugal and was hosted by Master Sommelier Alexander LaPratt along with the Wines of Portugal US Ambassador Eugénio Jardim, a sommelier who is on the faculty of the CIA wine and beverage studies. These two people are passionate about what they do and intensely interested in the promotion of wines of Portugal. We have sold Portuguese wines for many years primarily because they consistently over deliver quality to price. Portugal is quite small, about one-seventh the size of Texas. It has the largest number of micro-climates per square mile in the world. Portugal has long been famous for its fortified wine, Port. The same grapes used to make port are also used for table wines. Portugal has over 250 native varietals not traceable to any other countries. Some of those varietals that you may notice listed on the wine bottle are; Touriga Nacional, Touriga Franca, Encruzado, Alvarinho,Tinta Roriz and Tinta Barroca. Of course the “international” varieties such as Cabernet Sauvignon and Chardonnay exist but they are not common in Portugal. Why look elsewhere for raw material when you’re surrounded by a wealth of indigenous varietals? The wines of Portugal are almost always blended wines. You will rarely find single variety wines as you would in Burgundy France where Chardonnay and Pinot Noir are synonymous with white and red Burgundy wines. The art of blending is of primary importance to Portuguese winemaking. Techniques have continued to improve since the 1990’s with the infusion of EU funds to support the Portuguese wine industry. The focus for the younger generation of wine makers is education and modernizing the family vineyards. We were very happy to hear that 60% of the new winemakers are female. There are 14 wine regions in Portugal encompassing 31 DOC/ DOP’s. What previously was designated VR, or Vinho Regional, are now designated IG and/or IGP due to EU organization. These wines choose to not meet requirements but still must use 85% grapes from their particular region. The highest level of quality is ranked DOC and/or DOP. Highly regulated, these wines have stringent rules they must adhere to such as a maximum grape yield per hectare, designated varietals and each of the wines must be officially tasted and approved by a committee, the CVR ( Comissão Vitivinicola Regional ). This protects each region. A seal is put on every bottle with this designation. The funding for this committee comes from payment for the seals. If you examine the labels on bottles of Portuguese wine that have attained this level they will clearly state CVR Lisboa, CVR Bairrada, CVR Tejo etc. About half of all Portuguese wine is of this very high quality. We have sold over the years a Portuguese sparkling wine with a great price point. It is expressive and captivating with a persistent finish. It also has ties to South Nyack. What’s in store for the real estate market for 2019? Lack of supply has been driving prices up. As inventory remains constrained, homes have been commanding higher prices. It appears fewer buyers are willing (or able) to pay the higher prices, resulting in prices going up but the number of sales going down. This trajectory is not sustainable and I expect the market will begin to find its equilibrium. I expect we will see an increase in the number of homes coming on the market as many homeowners now have enough equity in their homes to be in a position to sell and that homes prices may begin to level off. I anticipate mortgage rates will inch up to above 5% by the end of the year. The real estate tax laws that were implemented this year limiting property tax deductions to $10,000 and reducing the mortgage interest deduction from $1M to $500,000 is still working itself out. It didn’t appear to have a big impact on the 2018 real estate market but could in 2019 and beyond. The FHA increased its conforming loan limit in our area to $726,525 up from $679,650 so many buyers in the higher price brackets will be able to qualify for lower interest conventional mortgages. I have confidence that 2019 will be a strong and exciting year in the Rockland County real estate market. With that, here are the homes in the Rivertowns that sold in November. How is the Rivertown Real Estate Market? November 2018 YTD vs. November 2017 YTD - Single Family Homes New Inventory (the number of homes coming on the market) decreased 1.7% (234 YTD 2018 vs. 238 YTD 2017). There was a 9.5% decrease in the number of sales (124 YTD 2018 vs. 137 YTD 2017). The average sales price for homes that have sold increased 21.3% to $791,651. The median sales price increased 19.3% to $631,250. Overall, the average sales price for homes that have sold in Rockland County (inclusive of the rivertowns) was $496,979, up 5.6% over the same period last year. The median sales price in Rockland County (inclusive of the rivertowns) was $460,000, up 4.6% over the same period last year. November 2018 YTD vs. November 2017 YTD - Condos/Co-ops New inventory (the number of condos coming on the market) increased 2.6% (78 YTD 2018 vs. 76 YTD 2017). There was a 2.3% decrease in the number of sales (43 YTD 2018 vs. 44 YTD 2017). The average sales price of condos that have sold decreased 6.0% to $404,779. The median sales price decreased 33.7% to $270,000. Overall, the average sales price for condos that have sold in Rockland County (inclusive of the rivertowns) was $243,621, up 4.0% over the same period last year. The median sales price for condos and co-ops in Rockland County (inclusive of the rivertowns) was $212,000 up 6.0% over the same period last year.
