Needing a Knee: For the last ten years I’ve suffered increasing pain in my right knee. I hobbled around various doctors and got X-rays. Heck, my knee’s had more pictures than the Khardashians have! I tried all sorts of cures. Over-the -counter rip-offs. Even that injection that’s made from some fluid that’s hidden in a rooster’s comb. Well, I tried it, but I think I just got injected with Kentucky Fried Chicken. Nothing worked. So last month, I limped into the Hospital for Special Surgery in Manhattan and told them I needed a new knee. If you’ve never been to the Hospital for Special Surgery, prepare to be surprised. Checking in here is like checking into the Waldorf Astoria. You get VIP treatment from the very start. Every one is expecting you and they already know your complete medical history. I’ve been in hospitals a few times but this was very special. Take the anesthesiologist who put me to sleep for the surgery. When he learned that I was Scottish he told me that he was a direct descendant of Braveheart, the Scottish king played by Mel Gibson. Then he asked me what sort of music I liked. I told him anything by the Stones. So all through my surgery I apparently kept singing “You Can’t Always Get What You Want” and other Stones hits. He’d plugged me into a special Stones Surgery Tape. I’m so glad he didn’t play “Let it Bleed”. Instead of putting staples into my knee to heal the wound, they used some kind of Crazy Glue which dissolves in a few weeks. So two days after my surgerey I was transferred to another wonderful hospital - our own Helen Hayes - for rehab. As someone who doesn’t know what exercise means, having not done any for the last 40 years, they made me work

20

hard. But man it was worth it. Candice’s grandson Liam says he’s never seen me walking straight before. I was always leaning over to one side to compensate for my crippled knee. So thank you to everyone who worked to fix that knee. First to my amazing surgeon, Dr. Bostrom. And then to the wonderful team at Helen Hayes, who turned this couch potato into a fitness buff. Well, at least made me more energetic than I’ve been for years. And thanks to my lovely wife Candice who encouraged me every step of the way. And my knee is doing just fantastic thanks. So, as a former couch potato, here are some couch potato jokes for you. • How do you describe an angry potato? Boiling Mad. • What do you call a baby potato? A small fry! • What do you say to an angry 300-pound baked potato? Anything, just butter him up. • What does a British potato say when it thinks something is wonderful? It’s mashing! • Why did the potato cross the road? He saw a fork up ahead. • Why didn’t the mother potato want her daughter to marry the famous newscaster? Because he was a commen-tater. • Why wouldn’t the reporter leave the mashed potatoes alone? He desperately wanted a scoop. Please, don’t send me any more potato jokes. I’m totally fried.

Rivertown Magazine and Gary’s Gutter Services is proud to announce that Marta Rodriguez is Rivertown Magazine’s “Hero of the Month”. Marta is an extraordinary woman. She was an NYPD officer from 1993-1998 and after moving to Rockland County she became a Spring Valley Police Officer until she retired in 2013. She has a B.A. in Theatre from Brooklyn College. After retirement she joined the Spring Valley Rotary Club and found it extremely rewarding. She became involved with S.T.E.P. (Schools to End Poverty), which provides children around the world with an opportunity to obtain an education. They assist in building schools, and offer grants and scholarships to orphans, street kids, and the less fortunate, thus enabling each child to become a productive member of society. “S.T.E.P. is an all-volunteer organization where 100% of all donations are given directly to fund our humanitarian projects. I traveled with them to Vietnam in 2015, and am returning there with them in April. In addition to the above, we distribute bicycles to at-risk children in danger of being taken into the sex trafficking trade. These children have to walk 7 miles to reach their school. While walking to school sex traffickers try to lure them into the sex trade. You can get more information on them on www.schoolstoendpoverty.org,” said Marta. “I currently work per diem for the New York Blood Center, where I am an avid platelets donor. Blood donations and organ donations are very important to me, as I experienced the loss of my brother in 2004. He was 32 years old, and #1 on the Liver List. I have chaired several blood drives in the last several years, and am in the process of attempting to donate a kidney. I’m also a member of The Rockland County Hispanic Society and we coordinate road-side clean-ups for Keep Rockland Beautiful 4 times a year,” said Marta. Marta is involved with many other charitable organizations and we salute her for all she has done for the community and the world. She was presented with a plaque by Gary Parahus, owner of Gary’s Gutter Services as Rivertown Magazine’s March 2018 “Hero of the Month” at Posa Posa Restaurant in Nanuet.

Music legend comes to Rockland County The Borderline Folk Music Club has been the home of folk and roots music in Rockland County for more than 10 years. The Club has presented affordable concerts with some of the biggest folk music performers including Red Molly, Brother Sun, David Massengill, Toby Walker, John Flynn and many more. We also include lesser known touring musicians and are especially glad to provide opportunities for the great musical talent that lives in the Rockland County area. Borderline has offered small house concerts as well as larger events at the Nanuet Library. We have produced free outdoor events at Germonds Park in West Nyack that have drawn hundreds of people. In 2015, we honored the legendary Tom Paxton with a full day of his music played by over 15 performers. Tom attended the event and played a set of his music to the enthusiastic crowd. Last year we did a tribute to the late Leonard Cohen with a similar

24

full day of his music. On Sunday, March 25, Borderline will be offering a very special event at the Nanuet Library. The fabulous finger style guitarist and folk music icon Happy Traum will be performing a concert followed by his multi-media presentation “Coming of

Age in the Greenwich Village Folk Revival”. Happy began playing guitar and 5-string banjo as a teenager. He studied with the famed blues master Brownie McGhee and was a part of the Washington Square / Greenwich Village folk scene in the 1950’s and 60’s. Over the past five decades, he has toured extensively throughout the US and internationally as a soloist, member of various groups and with his late brother Artie Traum. Happy has appeared and recorded with a long list of legends that include Bob Dylan, Levon Helm, John Sebastian, Eric Andersen and many other major figures in the folk world. His 2015 recording, “Just For the Love of It” received rave reviews, including four stars in Rolling Stone Magazine. In his multi-media presentation, “Coming of Age in the Greenwich Village Folk Revival”, Happy will present an insider’s view of that vibrant era in the history of American music. Using colorful anecdotes, incisive memories and with the aid of vintage photos and music clips, he will relate some of his adventures as an active participant when folk music exploded back into the musical world. He shares tales of music and friendship with such icons as Bob Dylan, Pete Seeger, Brownie McGhee, Dave Van Ronk, George Harrison and many other notables. He punctuates his remembrances with powerful renditions of songs from the folk era and beyond. The Borderline Folk Music Club is proud and excited to be presenting this event. It is a “not to be missed” opportunity to see the legendary Happy Traum and experience his first person presentation of the Greenwich Village Folk Revival Era. The show is Sunday, March 25 at 1:30 PM at the Nanuet Library, 149 Church Street, Nanuet. Ticket prices are $25 ( $20 for Borderline Members ) with advance reservation discounts available on our website: borderlinefolkmusicclub.org. Borderline is a 501 (c)(3) non-profit organization and is grateful to The Friends of the Nanuet Library for hosting our events.

The small business tax reduction that no one seems to know about! Most owners of pass-through entities such as S corporations, partnerships and sole proprietorships will see their income tax lowered with a new 20 percent income reduction calculation. With the announcement of the 2017 Tax Cut & Jobs Act (TCJA) in late December a panic quickly set in regarding the loss of some traditional personal tax deductions. What most taxpayers failed to notice were the tax changes that were enacted to help small businesses so to encourage the growth of jobs and wages. In particular, the new “Deduction for Qualified Business Income”. A 20% tax reduction for most small businesses. Yes, 20% off! A big tax break! Why isn’t anybody talking about his? Lets take a look. Individuals who are sole proprietors, partners in partnerships, members in LLCs, or shareholders in S corporations, may be eligible to claim a deduction for qualified business income (QBI) beginning with the 2018 tax year. This includes owners of rental real estate. The amount of the deduction (QBI deduction) is generally 20 percent of the taxpayer’s qualifying business income from a qualified trade or business. Example: In 2018, Joe receives $100,000 in salary from his job at XYZ Corporation and $50,000 of qualified business income from a side business that he runs as a sole proprietorship. Joe’s QBI deduction for 2018 is $10,000 (20% of $50,000). The QBI deduction is claimed by individual taxpayers on their personal tax returns. The deduction reduces taxable income. One of the most important things to understand about the QBI deduction is that the rules that apply to individuals with taxable income (income after deductions) below certain thresholds in a given tax year are simpler and more permissive than the ones that apply to individuals with income above those thresholds. For 2018, the threshold amount is $315,000 for married taxpayers filing a joint return, and $157,000 for all others. Most small business owners with taxable incomes below these thresholds will receive this

26

deduction in full. There are actually only two rules that are waived for taxpayers with income below the threshold, but the impact can be profound. These are: (1) a rule that disqualifies income from a broad range of service businesses from the QBI deduction; and (2) a rule that limits the QBI deduction to a percentage of W-2 wages paid by a business. Small business owners with taxable incomes in excess of the above thresholds may not qualify, or are subject to limitations. (Item (2) above is beyond the scope of this writing and will be discussed in later columns) The QBI deduction can only be claimed for income from a qualified trade or business. A qualified trade or business means any trade or business other than: (1) A specified service trade or business; or (2) The trade or business of being an employee. Specified service trade or business: A “specified service trade or business” is defined as any trade or business involving the performance of services in the fields of health, law, accounting, actuarial science, performing arts, consulting, athletics, financial services, brokerage services, including investing and investment management, trading, or dealing in securities, partnership interests, or commodities, and any trade or business where the principal asset of such trade or business is the reputation or skill of one or more of its

employees. Engineering and architecture services are specifically excluded from the definition of a specified service trade or business. Special rule where taxpayer’s income is below a specified threshold: Again, the rule disqualifying specified service trades or businesses from being considered a qualified trade or business does not apply to individuals with taxable income of less than $157,500 ($315,000 for joint filers). Qualified Business Income: The net amount of qualified items of income, gain, deduction, and loss with respect to the qualified trade or business of the taxpayer. The more complicated aspects of this new tax deduction are beyond the scope of this column. However, it is important to know that taxpayers with taxable income below $157,500 ($315,000 married) will get a full 20% QBI deduction each year if they have profits from any small business or rental property. The more complicated restrictions and calculations do not apply. The QBI deduction will be revisited in future columns. In the meantime, small business owners should ask their CPA to explain how this new tax benefit will reduce their tax bill in 2018. Your CPA can assist you to navigate the law and to implement a strategy that will help you to get a full 20% reduction of your business income tax bill. Joseph A. Lux, CPA has been providing tax and accounting services to individuals and small businesses in our community for over twenty years. Joe can be reached at 845-358-1929 or by e-mail at joe@joelux.com. Question: We think we made a big mistake, we listed our home with one of the larger franchise offices, my husband thought that this was the way to go. A larger agency would bring more buyers, exposure and more advertising. I didn’t like the agent from the day she came, but we listed with her. After 2 months of being on the market, we have not had any showings from this office or any of their other offices. The agent that has shown it the most is from, (what my husband would call) a small “mom and pop” office. This agent has been in business for many years and is always polite when he shows the house. Can we get out of this contract? Answer: Bigger is not always better, names are just names, sometimes it works out better with the “mom and pop” office. The agents that are in your immediate area are more familiar with the homes and usually buyers gravitate to these agents. Can you get out of your contract? I can’t give you that answer, my suggestion is you call the owner/manager of the office you are listed with and explain how you feel; there is a possibility that the manager can step up and figure out ways to give your house more exposure. Remember that price is always the biggest obstacle; buyers are very savvy today and are the ones who actually determine the price of a home. Good Luck. Question: We had our house on the market and the listing has expired. We are not going to relist with the same agent. We have made a decision on who we are going to list with, but are not ready to put it back on the market until mid-spring. The agent that had the listing just called us and said they have a buyer for our house. We think that the agent is just trying to get the listing back, what should we do? Answer: When listings expire you will find that you will get a lot of phone calls from different agents/offices all telling you that they have buyers for your house. If your house was on the market where were these buyers then? If

you want to see if this agent is real tell them you will allow your house to she shown and offer them the previous compensation but that you will not sign a listing for more than 3 days. If they truly have

someone they will bring them. Don’t get trapped into giving that person more than a 3-day listing, make sure they understand that your obligation to pay them is over after the 3 days.

Diligence, ethics and a stellar reputation are the secrets to realtor Bonnie Kelly’s success Story/Photos: Tom Riley “So many of my friends, clients, and family members ask me where my business comes from, and I must say that 90% of my production comes from referrals - from past satisfied clients. It is so gratifying, really! “ A Rockland county native and local Realtor since 1991, Bonnie Kelly has gained the confidence of not only past clients, but other colleagues in her office and in the field in general. In an industry where top - producer status is highly competitive and rarely achieved, Bonnie’s success can be measured by her list of satisfied clients. They now entrust their real estate business to her, from listing their home which she might have sold them 25 years ago, to asking her to assist their children with their first home purchase. One of Bonnie’s remarkable traits as a broker is never to take these referrals lightly, nor have a sense of entitlement to repeat business. “Quite the contrary”, asserts Kelly. ”I need to continue to offer the best possible service in the real estate industry, and to stay relevant with the services that are needed to close a successful transaction” . Kelly goes on to reflect on the situation of the current and local housing markets in Orangetown and Clarkstown, “I’m very optimistic about 2018. There

38

are lots of buyers and a low inventory. This means that opportunities presently abound for sellers, and buyers should jump in before prices escalate much further.” “To be an effective Realtor today, one must stay current with industry changes, the buying patterns of buyers, and how to attract and retain them. “Clearly employing real estate specific technology platforms and buyer portals such as Zillow must be part of every Realtor’s daily routine. Facebook and other social media platforms are no longer just for socialization. They are for business and socialization. “I believe in blending the two, as buyers and sellers are keenly interested in whom they are working with. A glimpse into the personal side is critical for business engagement as well.” Kelly added: “Russ Woolley, The President and Broker-Owner of Wright Bros. is continually looking forward. We are positioned to properly and aggressively generate many internet leads on our listings through Zillow, Realtor. com, Trulia and our own proprietary lead generation systems. “Russ is also in the process of doing some major re-branding to keep the company relevant and to better convey to the public just who we are. Our

membership in the global organization, LEADING REAL ESTATE COMPANIES OF THE WORLD, and the Luxury marketing arm for properties priced $1,000,000 and above, called LUXURY PORTFOLIO, help our growth as well. “A brokerage must be fully vetted, examined and judged against a strict criteria to be admitted for membership. We are very proud to have been accepted. Hard work does pay off.” During our interview, Bonnie went on to talk about her personal career and gratifying moments. “I’m expert at connecting buyers with properties. I’ve lived in Rockland all my life, and it is wonderful to walk down the street and have people greet you, telling their friends ‘She sold me my first house!’ I’ve sold so many people their first starter home. We often become friends for life.” Bonnie added: “To this day, I love my job and get excited when I find the perfect home for my clients, and when I can assist my sellers through a smooth sale of their property. “Whether it’s a property selling for $170,000 or in the millions, you can be assured that I will always fully dedicate my negotiating skills, experience, professionalism and advocacy to you.” My consistent record as a top producer here at Wright Bros. means I make

good things happen. I often deal with young couples from New York City and nothing makes me happier than finding their perfect starter home” said Bonnie. Bonnie takes her position as top producing Realtor at Wright Bros. very seriously. “I’m thrilled to be the number one agent in my firm and I thank all of my clients, past and present, who helped me achieve this position. It comes with great responsibility. “ must also acknowledge that I work with the best colleagues in the industry.

Skin Center Dermatology uses advanced body scanner for early detection of skin cancers

Story/Photos: Tom Riley Did you know that 3.5 million people will be diagnosed with skin cancer this year in the U.S.? Approximately 178,000 of those cases will involve melanomas and 9,400 people will die this year of skin cancer. It is the most prevalent cancer diagnosed in the U.S. The Skin Center Dermatology Center located at 200 East Eckerson Road in New City is laser focused on early detection. If the lesion is detected early it can be excised. If ignored the cancer can become very serious. It can become a melanoma which is aggressive and life threatening. Dr. Peter C. Friedman, MD, told us: “Here at the Dermatology Center we do a lot of skin checks. We always ask the patient what’s new, what’s changing on their skin. When you are dealing with melanomas (serious skin cancer) you have to look for the ABCD&E of skin cancer detection to determine if it’s a melanoma, asymetry, border, color, diameter and evolution.

“If it is changing and evolving you can make a determination. Now with 21st Century technology our Body Scanner can take a full body scan and we can magnify lesions that we suspect may be melanomas.” Dr. Friedman added: “With the Body Scan we can do a full body time lapsed photography and produce a mole map. We can reduce biopsies and scarring and compare any changes that have taken place since your last scan. “We have paper albums of electronic images that we can analyze. With the older system you had to make separate appointments, now everything can be done in one appointment. With the new Body Scan and Digital Dermascopy we can perform harmless and easy checks for everybody. “These 21st Century tools have increase the efficacy of detecting harmful lesions and reduced the number of biopsies and scarring.” Dr. Friedman continued: “By using the Body Scan and Digital Dermascopy we

Bon Giovanni in Nanuet is rated one of the best local restaurants

Story/Photos: Tom Riley Here’s what a local food fan told us about the wonderful Bon Giovanni Restaurant in Nanuet. “Sam Mussa is back at this casual, delicious Italian restaurant. I loved this place when it was in Ramsey, NJ. and we were sad when it left. “But it is even better now. There is plenty of parking, outdoor eating in the spring and summer and a full bar. “It has the same good pricing with a nice salad on the house and it only gets better from there. Our meal started with great hot bread. “Our swordfish was cooked blackened and still juicy. The broccoli and mashed potatoes were tasty. The chicken parm was tender and served with a side of pasta. Service was perfect, a pace you can enjoy and not feel rushed. There was no room for dessert this time. “A good strong Espresso finished off the meal. We’ll be back even though Nanuet is not around the corner.” Customers Sean and Susan gave Bon Giovanni five stars on Yelp. Trip Advisor was even more effusive in its praise of Bon Giovanni. They gave them their highest rating. Here is what Mariana C. said about Bon Giovanni. “This is the best restaurant. A really delicious meal. I recommend the calamari sweet spice and avocado. The Tuna Tartare and the Fettuccine was amazing. I love this place and Sam Mussa. He is a lovely person and I’ll be back soon.” Ever since Sam and Luigi, his partner/ owner tweaked the menu, Chef George, Sam’s longtime culinary genius has earned praise from every corner. Ask Adam & Associates - a new breed in real estate

Story by Tom Riley Photos by Andy Sprauer It was February 2nd, 12:30pm, a frigid Friday afternoon. We all departed the Nyack office of William Raveis Baer & McIntosh at 11:30am, following the “A-Team.” I had the privilege of getting a ride from their associate agent/insurance broker/photographer, Andy Sprauer, and we all were headed to Greenwood Lake. Adam and Sid said we were driving to an unusual destination on the lake, soon to my discovery that this will be the team’s most unique listing to date. Never could I imagine such a breathtaking stone property, surrounded by cottages, with the largest amount of lake frontage (260 feet) on the entire lake – only equal to Derek Jeter’s property. The compound was commissioned by JP Morgan in the early 1900s, built by the finest stone masons from Italy, as a gift for his organist. We parked and out of 3 cars, 6 brilliant young minds, with beautiful smiles, briskly walked to the door to be greeted by the owner, John. Directing us to the great room with a massive fire we learned that John spent the last decade painstakingly restoring this astounding residence. As we warmed up by the fire, peering over the iced Greenwood Lake, I took out my notepad and started interviewing the

team. Not just any team, but a group that is clearly determined to become the next generation masters of their market. Rivertown Magazine has seen revolutionary changes since it began covering Adam Blankfort’s crusade to disrupt the real estate industry, which recently led to the formation of a new band of brothers, “Ask Adam & Associates.” I am always excited when Adam invites me to take a look at a hot new listing. They are always unique and many times upon arrival, I learn they have been sold in a number of days, most of

the time to their own clients! Adam is proud that his team’s average days on market during the past year has been only 36 days. With the team recently selling a house in a matter of hours and another in less than a week, this statistic is expected to drop even lower. The last million dollar home we featured in our February issue in Palisades, sat on the market for almost a year when listed with another agency, this team sold it in less than a day for almost full asking price! Nearly 75% of the team’s unique homes I covered have been sold before the issue of Rivertown hit the stands. How is this possible? I decided to find out first hand by interviewing the entire squadron, who complement one another like a perfect puzzle. In the past year alone, the “Ask Adam” Team has sold more than 50 properties, many of them luxury properties fetching premium prices. For example, one of their recent unique properties in Stony Point, “The Vogue Mansion,” broke national real estate records with 150 showings in the first two weeks and received over 20 offers well over the asking price. The team represented both the buyer and seller, which is very typical for this group, since they market properties in a way that others can’t replicate. It’s not

just the way the group utilizes the technology they patented, its the way they can connect with buyers and sellers and market a real story behind any house. One of the most impressive things about this team is the way they conduct their interactive listing presentation. Prospective sellers are shown in real time, how many “Best Fit Buyers” they have, using a patented algorithm that ranks buyers on a score from 1-100, based on the criteria of the prospective house . The team’s current database consists of 53,000+ buyers searching for Rockland, Orange & Bergen County homes, and they consistently land an impressive additional 600 buyers per month on just one of their websites, www.baerhomes. com.

Their other popular site, www.raveis. com, gets over 12,000,000 unique buyers each year searching for homes in the Northeast exclusively. These young marketing masters are highly tech savvy and use live video technology such as Facebook Live to reach a new audience of buyers, leveraging the power of William Raveis’ 4,000+ agents, including their Manhattan brokers, by inviting them to tune in during the team’s broker open house tours. In an industry comprised of thousands of agents servicing the river towns alone, a majority of brokers continue to utilize stale methods that no longer reach the masses. Adam told us: “Old traditional methods of real estate don’t work anymore. Thanks to our hyper targeted patented marketing, we are able to take over list-

ings that have been with other brokerages for a year, sometimes two, and literally sell them within a day. “The aforementioned Palisades listing in the February issue is just one of these examples. We told the owner that we would utilize the dozen William Raveis offices in Westchester and initially target potential buyers across the river. After creating buzz and shooting a live video, we had an appointment from a Westchester buyer the next day. “Within a few hours, the same house that sat on the market for a year with another agency, was sold at a premium.” Adam added: “My background in technology and digital marketing started when I was 10 years old. Building websites, fixing computers, and resolving other technical challenges led to the creation of the “Ask Adam” name. “Everyone I knew, from students, teachers, parents, to co-workers, would call on me to fix whatever technological issues they were having. I still get calls from former employers asking how to solve these dilemmas. My experience with technology comes from a myriad of start up companies and other work in the entertainment industry. “One of my music friends invented and patented a wearable pin music player, called Playbutton. Intrigued, I suggested we reposition the product by having a well known artist like Justin Bieber wear the thing. Shortly thereafter I setup a meeting with Scooter Braun, Justin’s manager, who ended up buying the company. “Fast forward years later, now supporting the family business, I bring that

same out-of-the-box marketing to our listings. Another one of our recent marketing successes came about after selling “The Vogue Mansion.” Having built a relationship with the sellers, they entrusted us to organize an estate sale of family heirlooms that any estate company would dream of selling. Taking this on ourselves, our viral marketing brought over 1,500 people to the sale which gave the owners additional funds and helped clear out the property in just two weekends” said Adam. So how has this team evolved? Adam has assembled a dynamic team of marketing and technology gurus who are passionate and want to do things that no other agents are doing. As you may know from past issues, Adam Blankfort’s family owns four real estate offices throughout Rockland, Orange and Bergen Counties, but the team covers all of New York and New Jersey and are expanding into new territories such as Westchester, NYC, and even Greenwich, CT. Adam added: “One of our buyer leads from NYC is looking for a home in Piermont. The buyer is a business partner of Tommy Hilfiger and has been searching for homes in the area for three years (viewed 582 homes online & logged into baerhomes.com 801 times). He first heard the name ‘William Raveis’ after our luxury properties division sold Tommy Hilfiger’s Connecticut estate. “After meeting with the team on numerous occasions, it was time to get his three story NYC penthouse ready to sell and he is enlisting our team along with

our NYC Raveis associates.” Adam continued: “Our team’s dynamic background and interests complement each other so well, each personality we have caters to different types of clientele and I help orchestrate who is best served where. Most importantly, we are having fun doing what we do best.” One of the first like-minded people Adam met in the real estate space is now his best friend, Sid Goto. Sid started the team with Adam a year ago. “People weren’t prepared to see how we were going to change the real estate industry, offering a new level of service for both buyers and sellers alike. “They were used to conventional realtors who would do many open houses and seemed content when they had a house shown 20 times a year. Our goal is to get at least 20 showings during the first week of a listing. “I was amazed at Adam’s ability to capture highly-qualified buyer and seller leads and we’ve been averaging about 550-600 buyers per month, without having to do an open house. We knew we needed to expand by finding like-minded individuals who exert the same passion and care we have for our clients. “I love hearing the initial reaction from our seller clients as we conclude a listing presentation, they generally have the same message, ‘I met with a few realtors and haven’t seen anything like this before. You guys have a completely different strategy.’” Sid added: “We concentrate on the buyers we already have within our team’s network and the family of Wil-

liam Raveis, which has 130 offices in the Northeast and over 4,000 agents, including an office in Naples, FL. “William Raveis is #1 in sales in the Northeast and #9 in the US, but more importantly, we are not a franchise, we are a family owned company supporting one another. We assist many of our agents outside the team marketing their unique properties. “When we show our sellers how we have sold homes through unique programs like ‘Raveis Escapes,’ which is a Friday mailing that goes out on behalf of our NYC office to 55,000 prospective buyers who are looking for an “Escape” worthy house less than 1 hour from NYC, they start to see how we are different. “Instead of talking about marketing and leads and why we are the best, like every agent does, we actually show them everything ‘under the hood’ in real time, during our interactive presentation. “If you study our list to sale price over the past year, you will see a majority of our listings sell at or above list price. I especially enjoy abstract and unusual homes and we segment our buyer database accordingly to creatively market these homes. “In fact, where we are sitting now is a perfect example of our marketing reach. The owner discovered the team after hearing about ‘The Vogue Mansion,’ which was hard to miss given the fact that it was the highest trafficked home in the country on Realtor.com during the first week of its debut. “We had it featured on every historic home blog in the nation, and it made

the front page of the newspaper twice. Even HGTV contacted us to film a pilot series. We can’t wait to bring that same excitement to this lakefront masterpiece, and all the other unusual homes we have coming out in the pipeline, from River Road, to Cortland Manor.” Ryan Paige, Adam’s childhood friend, was the next to come aboard with sales and marketing skills that stemmed from the fashion industry. Ryan decided to make a career change and got his NY real estate license about a year ago. Ryan was a logical fit to expand the team. Ryan told us: “No one is like Adam. He’s so creative and hardworking. I’ll get calls from him at 11pm asking if I followed up with leads X, Y & Z and he really taught me a lot in such a short period of time. “One of the things that distinguishes our team from the rest is our response time. Every client who shows interest in buying, selling or renting will get a response from us in less than 5 minutes, guaranteed. These days, clients demand instant gratification and our team excels at just that. “Growing up in Montebello, I was happy to assist Adam on numerous properties we listed and sold throughout that area, including the sale of 519 Haverstraw Road, which was listed and sold by our team for full price, after it was on the market with two other agencies for nearly two years. “ Our most recent listing in Montebello went back and forth in negotiations with several offers and the property is closing this month for $25,000 over ask.

Upper Nyack, NY.

“The luxury of getting our listings shown a lot by our fellow Raveis Westchester & NYC agents is invaluable. In fact, over 50% of our showings come from across the river and NYC. “Adam is truly a marketing and technology innovator and I am very fortunate to be an integral part of this team.” Frank Petruccelli was next to join the team, tasked to head special ops and digital marketing, and is now a licensed NJ real estate agent. Adam interviewed over 30 candidates that didn’t impress him enough until he met Frank. Frank had 6 years with Apple in sales, then became an engineer for Apple working in Silicon Valley. Frank worked in other industries developing cutting edge tech projects including camera automated car wash programs and other revolutionary products in the fitness industry. “I joined the team because I was intrigued by a job post I saw looking for an expert tech who wants to change the real estate industry. You don’t normally see real estate job posts ranting about tech. I was planning on eventually getting my NJ real estate license since I have a large family throughout NJ, so, I responded. During the first meeting with Adam, we had instant chemistry and spoke the same language. I knew exactly what he was looking to do and I wanted to help build the new future in real estate. I joined the team the following day. After un-

derstanding the process and developing more efficient ways to market listings, I felt there was one missing component: live video. As the ‘Ask Adam’ team developed, so did the content. “We are the first in our area to reinvent the way agents conduct broker open houses. Many agents operate in their own bubble and don’t always care to travel to see the new inventory. It made total sense to start broadcasting our broker open houses live, inviting all Raveis agents and the entire broker community to tune in to these real life 10 minute video glimpses of our new listings. “Right away, we started to get traction, in fact, most of our videos get over 3,000 views in the first week. After we shoot the live video for the broker community, we share the content using our patented algorithm of ‘Best Fit Leads,’ blasting the video to our targeted buyers who feel like they are getting the first peak of the house ‘before’ it hits the market. “We saw it working when we got a full price offer on a $1.65M house as a result. Sometimes we invite local celebrity guests to join us during the video tours. We can’t wait for everyone to see what we are doing next in terms of video, it’s going to completely change the face of real estate toursv- be sure to follow us on facebook.com/baerhomes to find out” said Frank. One of the most interesting stories

65

Ask Adam - and get the right answers I heard during our interview was how 10-year consistent top producer Brett Thompson, formerly of Sotheby’s, decided to join the team, after being with the same firm for six years. It was the team’s technology that brought these guys together. Brett is a very experienced realtor selling luxury properties in New York and New Jersey, including large scale bi-coastal transactions, both residential and commercial. “I first had a chance to talk to Adam when we met on an inspection on River Road, he had a buyer who had an accepted offer on my $1.1M listing. I was shocked to hear that the buyer has been an online lead for four years. Adam showed me exactly how he captured him and how he was intelligently incubated for years, looking at 500+ homes, until he found the ideal waterfront location. “After the house went under contract, I decided to reach back out to Adam as I wanted to hear more about what he was doing. He told me he sold nearly 20 homes this past year to online leads and at first I didn’t believe him. “I sat down with Adam and he first told me, ‘We don’t operate like your typical real estate team, this is more like joining a think tank.’ This became clear when he demonstrated how he helped co-develop a lot of the technology. I was sold. Shortly thereafter, he introduced me to this evolving team of young minds who were totally on track to change the course of standard real estate practices. “I wanted to be a part of it. My wife, Marie, who is also an agent, is naturally joining the team as well. I wanted to learn more and joined them on numerous listing presentations, always amazed by the client’s reaction. During my first week with the team, I was given a NJ buyer referral from a Raveis Connecticut office. “The client and I instantly connected and we put in an offer on a $1.2M house in Ramsey, NJ. After we met a few times, and I was getting very comfortable explaining our way of operating, the buyers asked if I would mind coming to

66

their house in White Plains with Adam to discuss selling it. “Fast forward to our listing presentation, the client was sold on working with us and begged us to meet with his father, who is also a Connecticut agent with William Raveis, to teach some of our strategies. We created an impressive marketing campaign for their house, which they were hoping to sell quickly. “We put the listing live within a week on a Tuesday afternoon. By the following Sunday, we had over 43 showings and 11 offers on the house. Three of the offers were our own clients and we anticipated a bidding war to unfold. Sure enough, at the eleventh hour, we accepted an offer for nearly $50,000 over the asking price. “This wasn’t by chance, but the way we promoted this house in such a short amount of time. It was an amazing thing to witness and that transaction alone has already led to two more listings. “There are a lot of exciting things in store for this team and I am proud to be tasked with the mission of growing the teams’ presence throughout New Jersey.” Reed Tighe is the latest member of “The Ask Adam” team, again, meeting the team through technology. Reed was actually chatting with the baerhomes. com concierge, which is staffed by real people, 24 hours a day, 7 days a week – to converse with prospective clients and pass along pertinent info directly to agents. New to the real estate industry, Reed was looking to join a local firm as he grew up in Blauvelt, but has been working in NYC this past year. Thanks to the chat agent putting Reed in touch with Adam in a matter of minutes, the two met the following day. Reed shares the same passion for real estate and recently obtained his license. “I was looking for a like-minded group to get involved with and after meeting Adam, Ryan, Brett and Sid, I found just what I needed. I am ecstatic to learn and grow with the team, with a focus to expand our commercial presence, alongside Brett, who is a seasoned mentor in the commercial space. I am also look-

ing to establish our roots in property management and also corner the foreclosure market. I have a great network within Rockland County and NYC and I am looking to further expand my connections via William Raveis’ NYC presence.” Clearly, the varied backgrounds and talents of this team are starting to dominate the real estate scene. The record breaking results speak for themselves and it is easy to understand where the success comes from. I frequently cover real estate for Rivertown Magazine and it’s clear to me that the “Ask Adam & Associates” team is unparalleled, they are like the perfect storm of talent. Through the use of patented technology and a great understanding of buyers and sellers alike, the team is proving itself to be the future of real estate in the Hudson Valley and beyond. Stay tuned to see where the team’s ventures take them next as more and more impressive listings come their way. You can contact the “A-Team” at their Nyack office at 97 South Broadway, Nyack, 845-358-9440, or their New Jersey office at 171 Paris Ave, Northvale, NJ, 201-750-1100. Buy...sell...hold...sell...buy...sell! I’m so confused

I’m remined of the role of John Travolta that made him a household name- Vinny Barbarino on “Welcome Back Kotter!” Vinny played a C minus student in a NYC high school who spent more time confused than enthused. His tag line, when in over his head was “I’m so confused!” Have you been of the same feeling when watching the markets look like the escalators in the Palisades Mall - some go up, some go down, and more often than they should, some don’t go anywhere - they just sit dormant as if they were waiting for the almighty to give them their instructions for direction for the day. Clearly, the markets lately have been mind-numbingly crazy. I remember the days when a 20-point swing in any direction was a big day - now we see 20-point swings inside of a 5 second timeframe. For those of you who are busy during the day, doing things like working for a living, it’s not until you see the evening news do you find out how the market did for the day. For those of you enrolled in a 401(k) or other retirement or investment plan, if you dare to check the balances at the end of the day you are ripping your hair out either try-

ing to figure out the market (don’t bother… you can’t) or frantically making changes to your allocation. And then there’s the third choice- reflect back on your original goals and objectives of the investment, and then make your changes accordingly, of you see it necessary. From my experience of close to 35 years in the investment business, smart, calculated thing sometimes gives way to emotional, irrational decisions- far from the original goals of the investment. Do you find yourself second-guessing yourself based on the evening news? While investing includes research, analysis, projections and anything else you want to throw into the equation, it also includes memory. Not the memory of how a certain investment had done in the past (past performance is no indication of future performancefuture performance can never be guaranteed) but the memory of why

70

you originally made your investment, and the parameters included in the decisions. Sure, there are some instances in life where you must turn to another direction, but is your investment philosophy based on solid, concrete rules you set up for yourself, or is a walk in a Jell-O mold? There are provisions and criteria that usually are utilized for a long term or short-term investment- are you confusing the two? Are you making short term decisions to affect a long-term goal? I’m not saying that market decisions or conditions should be ignored while you pop another Tums in your mouth, but I am saying it’s important to review your original thought process for the portfolio make-up you made at the inception of the account-opening, and review it each time you have second thoughts. I often ask clients to rate their financial risk tolerance from 1 to 10…1 being the least conservative, and 10 being the most. Try it. Where are you on the risk scale? Be honest, and then look at your account statementare they parallel or are they distant? There is no right or wrong when it comes to risk tolerance- it’s different for everybody, and you have the right to yours. I often liken it to a “sleep at night scale.” How much risk are you willing to take on before it causes you to lose sleep at night, waking you up at 2 A.M. in a cold sweat. Perhaps this is a way to equate risk with your level of comfort… are your investments waking you up or night, or keeping you up? If so, a re-evaluation of your risk tolerance may be in your very near future. There are many criteria to include when working on your risk tolerance: the time you have until you need to take withdrawals, tax ramifications, liquidity needs, diversification…and many others that are particular to each and every one of you. The big secret is not to panic. Review your original goals, consult your advisor, and remember…the elevator runs in both directions. Neal A. A couple of years ago we were invited by our friend Bob to join a small group making a red meritage at California Wine Works in Ramsey NJ. That wine turned out to be quite enjoyable and as we open bottles periodically to check in on its development and progress over the years, we continue to be impressed by how well it is ageing. Well, we were invited back for another round of winemaking. Our first experience turned out so well we didn’t hesitate to sign on. This time around we are making a Cabernet Franc Ice Wine (Eiswein in German). This wine sounds lots harder to make than it is for us. Basically, we get the easy part. We start with cold grape juice that just needs a little extra help to develop into that luscious end product. All that hard work has already been done on a night when the temperature has dropped and the grapes have frozen on the vines. The grapes are hand harvested and brought into the winery where they get pressed on the spot. The small amount of very concentrated juice that is extracted becomes the icewine and the frozen water content is tossed along with the skins. Icewine is a dessert wine which was first made in Germany in the early 1800’s.The highly regarded Canadian producer Inniskillin started to make it in 1984. It is luscious with tropical fruit flavors yet has a balance of refreshing acidity.. This wine is sweet but yet not cloying. Ice wine can be enjoyed with dessert or simply become your dessert in a glass. Inniskillin in Canada is a leader in Icewine production. We know from experience they have many acres as we have biked through the vineyards – certainly not in winter but when we could enjoy the warmth of the summer sun! Their main grapes are: Vidal Blanc, Riesling and Cabernet Franc but others are also used such as Ugni Blanc and Seibel. Some Ice wines are just stored in stainless steel tanks while others may have some age in wood barrels for added complexity. So called “Ice Box” wines have been manipulated by the winemaker who has simply harvested ripe grapes and frozen them cryogenically. To make true Icewine the vineyard manager and the winemaker keep a close watch on the temperature. When they know it will drop below twenty degrees, ensuring the grapes will be frozen, they plan on a harvest. Usually this takes place sometime between mid-December and February. Once the harvest begins the grapes are put in insulated containers until they arrive at the winery for the pressing of the frozen grapes. Harvesting by hand and pressing in that cold weather is tough, labor intensive work. The end result is a very small amount of a super concentrated juice, hence the high price tag. For Cabernet Franc icewine the color is generally darker when harvested earlier even though there is no skin contact during fermentation. True icewine, while expensive, is really a treat to be savored in tiny doses!

If you are thinking of selling your home and want to obtain the best price (and really, who doesn’t?!) focus on presentation, pricing, promotion and property accessibility. Successful sellers invest in preparing and sprucing their home up before putting it on the market. This extra effort helps present your home in its best light and differentiates it from many other homes on the market. When it comes to pricing, sellers are often surprised to learn that approximately 34% of the homes sold in the past year sold at or above their asking price. These homes are thoughtfully priced right from the start. When buyers see your well-presented, well-priced home come on the market they get excited and hurry to see it. More buyers seeing your home can result in multiple offers, driving your selling price up. An aggressive marketing campaign to promote your home is also key. It’s not just being on every website buyers utilize, it is how your home is showcased on these sites – inviting descriptions and enticing pictures go a long way toward capturing buyer interest. And finally, the ability for buyers to see your home easily is important. Homes that are easy to show to potential buyers are often the ones that sell for the best price. So, if you’d like to obtain the best price for your home, remember the 4Ps. With that, here are the homes that sold in the Rivertowns in January.
