Home Expensive Home: So I have just finished reading this issue - filled with gorgeous homes around the county. And I thought: How many homes have I lived in over the past 70 plus years? I started counting. By the time I’d finished, I’d reached 22 - and then I fell asleep. Believe me: Counting homes works better than counting sheep. The worst home I ever lived in was a tiny hole in the wall in London. It was what the Brits call a bedsitter because the only place you can sit is on your bed. This place was tiny. But at least it had a shower. Unfortunately the shower was in the kitchen and had windows that opened out to the back yard. All my neighbors could see my flabby bits whenever I got out of the shower. When you first leave home you don’t really care where you live. Any place that your annoying little brother can’t find you. My first home away from home was a YMCA hostel in the very frozen North of Scotland. This place had less heat than an eskimo’s igloo. But I was single at last. I could go out and chase girls - though I very rarely caught them. From there I upgraded to a home full of students all studying to be lawyers. Believe me, I never wanted to see another lawyer again. These guys were terminally boring. The trouble with these first few homes were that they were the best that I could afford. I was earning less than $20 a week at the time. And I needed to save some beer money. But as we get older - and more affluent - we find we want something bigger. When I first came to New York in the seventies I found my dream home, a studio on Third Avenue within walking distance of work. This place was fantastic. There were hundreds of bars and restaurants within walking distance. And - much to my

amazement - I could actually afford to eat and drink there. And the shower wasn’t in the kitchen! For the next few years I lived in cool apartments all over the city. New York in the seventies was a great place to be. Finally that came to an end, my company moved to Westchester. And I found the house of my dreams. It was a mansion in South Nyack. I couldn’t afford it, but I fell in love with it the moment I walked in the door. I turned to my realtor and said: “Don’t tell me the price, but I love this place.” It was half English, but all American. That’s when I fell in love with Rockland County. I’m no longer in the same house, but I fell in love with the gorgeous Candice and moved to the waterfront in Haverstraw. After 22 homes, I’d at last found paradise! Finally a couple of jokes from my jokester buddy Jack Sherry: There was a very gracious lady who was mailing an old family Bible to her brother in another part of the country. “Is there anything breakable in here?” asked the postal clerk. “Only the Ten Commandments.” answered the lady. Somebody has said there are only two kinds of people in the world. There are those who wake up in the morning and say, “Good morning, Lord,” and there are those who wake up in the morning and say, “Good Lord, it’s morning.”

Forty years ago, in 1978, a tragedy struck the tight knit Village of Piermont - a house fire killed three children of a young family. A statue commemorating the sad event was unveiled in March 2018; many Village residents and especially members of the Fire Department, which installed (and paid for) the memorial, vividly recall that tragic night. A week later, with the daffodils from the dedication event still in bloom, a Nor’easter packing snow hit the area, allowing photographer and local resident Daniel Spitzer MD to capture the three children shedding tears of ice while covered in snow.

Frame all the photos in the same style and size frames to keep your contemporary look..They have frames that you can use for small photos that have large mats. This creates a dramatic artistic look or

In all other rooms used framed photos in various sizes and cluster them together on your tabletops throughout your house. Continue adding photos in your bookcases and on shelving as well. Looking back in the April 15th rear view mirror we may need to tie up a couple loose ends before last year’s tax return can be checked off as done on our to-do list. Still waiting for your refund? Need to file a late return? Lets take a look at our options: Looking for Your Tax Refund? You can go online to check the status of your refund 72 hours after the IRS acknowledges receipt of your e-filed return, or 3 to 4 weeks after you mail a paper return. Be sure to have a copy of your tax return available because you will need to know your filing status, the first Social Security number shown on the return, and the exact whole-dollar amount of the refund. You have three options for checking on your refund: • Go to IRS.gov, and click on “Where’s My Refund” • Call 1-800-829-4477 24 hours a day, seven days a week for automated refund information • Call 1-800-829-1954 during business hours for live refund status information Haven’t Filed an Income Tax Return? What to Do Filing a past due return may not be as difficult as you think. Taxpayers should file all tax returns that are due, regardless of whether full payment can be made with the return. Depending on an individual’s circumstances, a taxpay-

er filing late may qualify for a payment plan. It is important, however, to know that full payment of taxes upfront saves you money. Here’s What to Do When Your Return Is Late Gather Past Due Return Information: Gather return information and come see us. You should bring any and all information related to income and deductions for the tax years for which a return is required to be filed. Payment Options - Ways to Make a Payment: There are several different ways to make a payment on your taxes. Payments can be made by credit card, electronic funds transfer, check, money order, cashier’s check, or cash. Payment Options - For Those Who Can’t Pay in Full: Taxpayers unable to pay all taxes due on the bill are encouraged to pay as much as possible. By paying as much as possible now, the amount of interest and penalties owed will be lessened. Based on the circumstances, a taxpayer could qualify for an extension of time to pay, an installment agreement, a temporary delay, or an offer in compromise. Taxpayers who need more time to pay can set up either a short-term payment extension or a monthly payment plan. • A short-term extension gives a taxpayer up to 120 days to pay. No fee is charged, but the late-payment penalty plus interest will apply. • A monthly payment plan or installment agreement gives a taxpayer more

time to pay. However, penalties and interest will continue to be charged on the unpaid portion of the debt throughout the duration of the installment agreement/payment plan. In terms of how to pay your tax bill, it is important to review all your options; the interest rate on a loan or credit card may be lower than the combination of penalties and interest imposed by the Internal Revenue Code. You should pay as much as possible before entering into an installment agreement. • A user fee will also be charged if the installment agreement is approved. The fee can be as high as $225. It will be reduced to as low as $31 if the application is filed on-line and one agrees to make his monthly payments electronically through electronic funds withdrawal. Lower fees are also available for eligible low-and-moderate-income taxpayers. • IRS late payment penalties are very steep. Be prepared to pay as much as 5% per month, plus interest, during the first five months. Alternative financing is generally recommended. Similar penalties apply for late state tax payments. The new tax code for New York only allows up to $10,00 to be deducted. This is a big hit for the highly taxed properties. Jerry created The Vietnam Veterans of America Chapter 333. County Executive Ed Day had this to say: “Jerry Donnellan was a hero, a three time Purple Heart recipient and Vietnam War veteran who served as a positive example to returning service members that they could lead productive lives; even if they suffered devastating injuries as he did. Jerry gave tirelessly to his county and this country. “As Director he started the annual Watch fires every Memorial Day, oversaw the creation of the country’s first satellite Veteran’s Administration health clinic located in New City near the Post Office, and worked to educate veteran’s and their families about post-traumatic stress disorder. “His loss is is not only grievous loss for me, but for the entire community of Rockland. Our deepest condolences and unwavering support to his wife Mariellyn and his entire family. He will be sorely missed.” He revitalized the county’s Vietnam veterans community in the 1980s and made people like this reporter and thousands of others proud of their service in our country’s time of need. Many people went off to college and contributed to America, some disparaged Vietnam veterans. We’ve learned from our mistakes and most people now thank veterans for their service serving on the frontlines all over

Penguin Rep Theatre, under the leadership of founding artistic director Joe Brancato and executive director Andrew M. Horn, will stage four productions in its 2018 season. The Stony Point-based professional Equity theatre announced that it will open its 41st season in May with “Relativity,” by Mark St. Germain, author of “Dancing Lessons” and “Becoming Dr. Ruth,” about Albert Einstein. Brancato will direct the New York premiere. “Clever Little Lies,” a comedy by Tony Award-winner Joe DiPietro (“Memphis” and “I Love You, You’re Perfect, Now Change”), directed by Thomas Caruso, and starring Richard Kline (“Three’s Company”), will follow in June and July. For the season’s third production in August, Penguin will present the New York premiere of “The Complete History of

Comedy (Abridged)” by Reed Martin and Austin Tichenor. Ryan Kasprzak will stage this rollicking review of comedy through

A close look at a legendary Nyack mansion The Ross-Hand Mansion is one of the most admired homes in the Hudson River Valley. This Gothic Revival mansion was built for famed architect Azariah Ross, who designed the stone bridges throughout Central Park and the stone walls surrounding the U S Military Academy at West Point. In 1883, the property was acquired by Mary and William Hand. Much of the detailed woodwork in the home was added by Mr. Hand, known for his intricate woodwork in the mansions in Newport, RI. He was also a philanthropist, entrepreneur and master builder, building many of the grand homes along Park Avenue in NYC. Their grandson was Thomas Edison’s assistant and worked alongside Edison at the home. Originally built as a summer home, the front-to-back living room features two of the original fireplaces, which allowed the Hands to enjoy the home well into the colder months. Over the years, five more fireplaces were added and the home become their primary residence. Of special note is the Carrera marble Italian fireplace that is the focal point of the library. According to William Hand’s grandson, Hand purchased the fireplace from the estate of A.T. Stewart, who was the founder of the first department store in the country and lived in a white marble mansion on Fifth Avenue in New York. Installed in 1890, it was one of the few Italian fireplace designs in the country and its uniqueness was noted by The Metropolitan Museum of Art. What’s in your glass?? Do you really know? Let’s start with bubbly. If you’re drinking a Blanc de Blanc you are drinking Chardonnay! Your sparkling blanc de noir or sparkling rosé is really made with black grapes; Pinot noir and Pinot Meunier are the most commonly used. You say you don’t like Cabernet Franc, well, have you had a glass of Chinon lately? Do you love Vouvray but hate Chenin Blanc? Think again. While the sweetness level of Vouvray varies from dry to sweet it is always made of Chenin Blanc. Love Sancerre? It must be that aristocratic Sauvignon Blanc you adore. Burgundy is much easier to decipher as to which grapes are used. Chardonnay and Pinot Noir are the main grapes. You say you don’t like Chardonnay, eh? Have you had any Chablis, Montrachet, Saint Véran or Pouilly-Fuissé lately?? Oh, pretty in Pinot most all the red Burgundians are made with that thinskinned hard to ripen grape. So that Gevrey-Chambertin, Chambolle Musigny, Vougeot and let’s not forget Vosne Romanée all have something in common and it’s not terroir. Aloxe-Corton and Pommard are just Pinot Noir with another pretty name. Have any Northern Rhone wines lately?? Well Syrah is the only allowable red grape from this area. If it is blended it has Viognier(a white grape) in it. Drink a Condrieu? That is 100% Viognier. Is that glass of wine from the Southern Rhone? Chances are it is a blend of any of these varietals; Syrah, Grenache, Cinsault, Mourvédre or Carignan. That would mean a Côte du Rhône (CDR). On the other hand, Cháteauneuf-du-Pape (CDP) could be a blend of 13 allowable varieties. Gigondas and Vacqueyras fall into the same varietal blends. Moving down to the southwest of France, Bordeaux has more international grapes to blend with; Cabernet Sauvignon, Cab Franc, Merlot, Malbec and Petite Verdot for reds. If that is a St. Emilion or Pomerol in your glass chances are you enjoy Merlot. Bordeaux is divided into the Left Bank and Right Bank by the Gironde Estuary. Right Bank wines are predominately Merlot based. Italy could be an article itself on varietals in your glass. Start with 21 wine regions that are then split into sub-regions all with their own varietals. Do you enjoy Valpolicella? That would be Corvina, Rondinella and Molinara grapes. By the way Amarone is the same blend of grapes just a different, unique winemaking method. Let’s not forget our own country. This is how we first thought of this article. Many people ask for Caberernet Sauvignon. Well our country also has specific wine laws. If a varietal is stated on a bottle it must contain 75% of that varietal. If it is AVA specific it must have 85% of that varietal from that AVA. If it is a California wine, and states that on the bottle, all varietals in that bottle must be from the state of California. Oregon requires that 90% must be that varietal unless it is a Cabernet and then only 75% is necessary.

Limited inventory continues to be a huge issue affecting the real estate market in the Rivertowns. There are just not enough homes on the market to keep up with buyer demand. As a result, sales were down almost 14% compared to Q1-2017. The average sales price was up 30% and the median sales price increased almost 15%. Homes sold about 22% more quickly and, on average, sold for approximately 98.3% of their list price – up about 2.4% over the first quarter of last year. The Q1-2018 condo market (including townhomes and co-ops) in the Rivertowns was not quite as robust. There were significantly fewer condos coming on the market and the number of sales remained steady, yet the average sales price decreased 20% and the median sales price decreased almost 50%. In the first quarter of this year, most of the condo sales were below $240,000 as compared to the first quarter of last year where most of the sales were above $450,000. Many buyers for our mid- to high-end condos are empty nesters downsizing from single-family homes. As the price of their home increases, these homeowners may opt to sell and that in turn could bolster our condo market. One thing is for sure, the spring market will certainly be active and exciting. The median sales price in Rockland County (inclusive of the rivertowns) was $435,000, up 2.4% over the same period last year. Q1 2018 vs. Q1 2017 - Condos/Co-ops New inventory (the number of condos coming on the market) decreased 36% (16 YTD 2018 vs. 25 YTD 2017). There was an 9.1% increase in the number of sales (12 YTD 2018 vs. 11 YTD 2017). The average sales price of condos that have sold decreased 20.1% to $339,542. The median sales price decreased 49.3% to $232,500.
