Downs Designer Homes’ takes out CASA dei Sogni means house of dreams, and that is what has been achieved. The brief for this home was to create an Italian villa overlooking the picturesque Middle Ridge golf course. The exterior of the home is dominated by the half pipe roof tiles imported from Europe. Multiple columns, wrought iron balustrade, copper guttering, an intricate chimney and subtle trim give the house the unmistakeable feel of continental Europe.
Marble stairs lead you to the impressible double wrought iron entrance doors. The doors lead into the 6.5-metre entrance tower with an arched window, giving visitors just a glimpse of what awaits in the alfresco and courtyard beyond. The floors are large marble tiles that feature throughout. The entrance is flanked by two home offices, with the large having four metres coffered ceilings and an external feature fish pond. From this point you enter

the impressive living area again with decorative four metre ceilings. Handmade wrought iron chandeliers along with moulded archway columns add to the authenticity of the home’s style. Celerstory windows naturally light and ventilate. The living opens onto a spacious covered alfresco via enormous eight metre wide cavity stacker doors. The alfresco has detailed skylights, heaters and a built-in barbecue.
This in turn overlooks the mosaic tiled pool and spa, all to be enjoyed from the separate pool hut with its own chandelier and decorative ceiling. Back inside the living area has many features including a built-in fireplace with timber mantle and stone hearth. A beautifully proportioned mirror resides above and the detailed kitchen has the best of European appliances fully integrated. A large island bench is dominant in a kitchen with
stone tops, stained Tasmanian oak finishes and all modern conveniences. A large butler’s pantry compliments this. This really is the definition of indoor/outdoor living, as you seamlessly pass from one to the other. The triple garage, golf buggy space with storage areas, powder room, laundry, bar, wine cellar and state-of-the-art home theatre complete the ground floor. A grand, sweeping staircase in matching
Tasmanian oak and handmade balustrade leads to the home’s upper floors. Skylights with LED lighting and translucent glass add ambience and natural lights as you ascend. The main bathroom is fully tiled floor-to-ceiling with a curved feature wall, freestanding bath and unique nickel-plated tapware. A well-appointed gymnasium is adjacent and another small flight of stairs leads to the bedroom wing. Here there are three

The main bedroom has coffered ceilings again with metallic paint and decorative wallpaper to the bedhead. Two ample balconies give views over the gardens, pool and golf course. In keeping with Italian theme, many different wall and ceiling colours have been implemented with great effect throughout the home. Other special features such as LED strip lighting with different colour options,
under floor hydronic heating, full air-conditiong, extensive sound system, security system and camera surveillance, large underground tanks, watering system and concealed down pipes along with many others make this home a luxurious mansion. Authentic tile capped privacy fencing coupled with the perfect orientation for the north and eastern sunlight along with maximising the beautiful escarpment breezes on offer make this a true Italian villa — a true Casa dei Sogni.

Q & A with owner of Downs Designer Homes, Jeff Bubeck Where did the idea for Casa di Sogni come from and how did the project progress? My good friend and international architect John Simpson designed the home, and he was a great source of knowledge throughout the whole project. Overall it took about two years of planning, and one year of building.

How long have you been building in Toowoomba? I’ve been building in Toowoomba for 25 years — I started my apprenticeship in Toowoomba in 1977. I’m a born and bred Toowoomba boy and really love the area. What direction are you taking your business in? I’m taking Downs Designer Homes in the direction to fit all budgets, terrains and styles — I make sure that all the clients deal directly with me and that I am very related with that area of the business.

What are the principles within your business? Every home is treated as if it’s my home. High standards are adhered to, no matter what. My client is highly involved from the beginning to the very end, and they are never left in the dark.

Were there any particular additions to your project that were significantly different to others? Our project was unique in that it had a touch of everything, from modern hydronic underfloor heating, home theatre and a cutting edge sound system to things
that haven’t dated in centuries such as terracotta tiles, wrought iron and marble.

Hutchinson Builders win eight awards HUTCHINSON Builders go above and beyond in the building area, achieving heights that others merely admire, and it showed when they won eight awards on the Master Builders awards night for the Downs and Western region area. The Hutchinson Builders team won Project of the Year, Apprentice of Year in Russell Gillam, Sporting Facilities up to $5 million, Community Service Facilities up to $5 million, Commuity Service Facilities over $5 million, Industrial Building, Excellence in Energy Efficiency & Environmental Management, and Excellence in Workplace Healthy and Safety. However, it was the Project of the Year — the Toowoomba Regional Council Library — that stole the show for Hutchinson Builders. The new library has been the talk of the town, setting a unique and edgy look to Toowoomba. Hutchinson Builders constructed the new 7463sq m library as part of the inner city development strategy for Toowoomba.
It is constructed of slab on ground and post tensioned suspended concrete slabs, concrete and steel columns with a structural steel roof frame. There are several different internal and external finishes including copper, spotted gum, acoustic walls and ceilings, Equitilt cladding and an intricate external tiling pattern incorporating three different colours, six different tile sizes per colour and three different laying patterns. Level one consists of 95 basement carparks, an enclosed bike store, end of trip facilities including showers, a volunteers lounge and numerous store rooms. Level two is the library level incorporating the main collection areas, reading lounge, youth area with indoor pergola, staff work stations and lunchroom, public internet, print stations and self-serve checkouts. There is also a children’s precinct area with raised ceilings and the Hutchie’s Story Time Tree kindly donated by Hutchinson Builders. The tree provides an excellent atmosphere for the
library staff to engage with children during their story time. The local history room has a controlled environment maintaining the temperate at 19 degrees and the humidity at 55 per cent. This is to ensure the historical books and artwork the council has in its possession are kept in mint condition. There are an abundance of areas to read a book including bench spaces in the Southern Collection Area, couches in the Northern Collection area adjacent to a large, glazed curtain wall and the reading lounge with acoustic walls and ambient lighting. The top level, level three, is mainly for community facilities. It incorporates six meeting rooms, a training/multi-purpose room and a large seminar room with operable walls, giving the room flexibility to be divided into two or three separate rooms. All these rooms have state-of-the-art whiteboards, drop down screens with interactive projectors creating
a facility for not-for-profit and profitable organisations to hire from the council. The spacious plant rooms are also located on level three along with the main building reception and immunisation clinic.
The services for this building are the latest technology with Dynalite lighting control, remotely accessed Nexus exit lighting and a full Building management system controlling mechanical plant,
security system, irrigation and other services. There is an 80kW solar PV array along with a solar hot water system. An extensive lightning protection system is also installed to protect the

including coveted Project of the Year building and its services in the event of a storm. There is a syphonic downpipe system installed due to site fall constraints. This system feeds the 50,000-litre rainwater storage which is utilised for on-site irrigation and completes the rainwater harvesting system. The two bio-retention basins treat all roof water quality prior to discharging into the council infrastructure. This building has been designed to engage the public and bring the community to the city centre. The well landscaped Civic
Square is a community area to meet friends for lunch, watch an outdoor movie or visit the regular markets. The Toowoomba City Library’s energy efficiency designs were significant. From a design perspective the councils desire for artwork and design not only encapsulated the region well but it added to an iconic outcome of the Toowoomba City Library. Hutchinson Builders have been building in Toowoomba for 25 years. They have made significant direction in multi-residential
construction outside of Toowoomba and recently have commenced a 30 storey high-rise in Surfers Paradise managed from Toowoomba. In addition to this, Hutchinson Builders are focused on their civil subdivision capability that has been growing for the last four years with the aim to further develop their civil team to perform government funded civil projects. The facility is a credit to all consultants, designers and trades people who worked on the project, as it is an iconic addition to Toowoomba.

Angle House makes a statement like no other THEIR extensive folio of award winning contemporary homes across Highfields, Toowoomba and South East Queensland has seen Swish Design Construct established as one of the region’s finest and most sought after design and construction practices. Their expertise was acknowledged at this year’s Master Builders Queensland Awards, with Swish taking out the Individual home $251,000-$350,000 Award and the Major President’s Award for Design, Innovation and Affordability. A four-bedroom family home claimed both awards,
with a sophisticated composition of rendered brick, timber and concrete features. The design brief from the client was to connect the indoors and outdoors from all aspects of the house, and this was achieved with a central garden that is visible from all areas of the home. It is a ground-breaking design for the region, and instantly caught the attention of the judges. Swish Design and Construct has been operating in the region for six years and specialises in creating custom designed
and built homes. Director Jonny Wells said his focus was to work with his customers to achieve a design and specification which meets their lifestyle and budget. “Creating relationships not transactions is the principle of our business,” Mr Wells said. “Quality and a point of difference at an affordable price — it’s why we have repeat customers on their fourth build in three years.” The Swish team is excited about Toowoomba’s current construction climate, believing people are
generally starting to think outside the square in regards to housing. “This is what we enjoy and specialise in; you don’t need to look the same as every other house in the street.” “Our passion for architecture and design is what helps us create homes with a point of difference.” In judging the winning entries the Queensland Master Builders Awards panel described Swish as having “remarkable ability to create exceptional homes with an affordable price tag.” The designs speak for themselves.

The Burke conquers building challenges in breathtaking modern style and class WHEN this prize-winning design was shown to Lamble Building’s client, they loved it so much their only request was to make the deck larger. Lamble Building won the $651,000 to $750,000 category in the Master Builders Queensland Association awards for ‘The Burke’ at Panorama Crescent. Will Lamble said the project was a new build. “We put [it] together as a house and land package designed by our clever architect,” Mr Lamble said. “The build posed many challenges due to the block having a vertical height difference of 10m from one corner of the block to the other.” This height difference made the footings very challenging. “We did them ourselves as our concreter wasn’t available at the time,” Mr Lamble said. “We enjoy the challenge and excitement of building designer homes. “However, we do

Their individual home is located at 12 Thorley Court, and is a triumphant salute to mid-century modernism. Nicole and Mark Winter are very happy with their project. “Thorley Court was a special project for us as it is our own family home and we use this as our showpiece for potential clients to see what exciting and new innovation is available with design and advancements in residential construction,” Nicole said. With a design and presence imagined in the Hollywood Hills or Malibu, the home sits upon a generous corner block overlooking bushland in a secluded Middle Ridge enclave. Extensive use of western red cedar is in perfect symphony when juxtaposed with white render and black external cladding. The dramatic exterior hints to the luxurious interiors that await discovery beyond the
gatehouse. Entry is via a three metre pivoting glass door cradled on one side by one of several natural stone feature walls found throughout the home. Janke Constructions masters sustainable living THIS sustainable home has brought style to the genre and won Janke Constructions the Excellence in Sustainable Living award at Master Builders Queensland awards. Builder/Director Nelson Janke explained the sustainability of the house. “There is optimal orientation of the house such that living areas and majority of the house are north-facing,” Mr Janke said. “Sunlight into the lower storey is maximised by the utilisation of a vergola roof system,” he said. “In winter, this system allows sunlight to bathe the living area and terrace area. “Furthermore, in summer this roof system can be opened in afternoons and nights to allow maximum ventilation.” The external walls of the house are constructed from

NRG insulated cladding which has significant thermal advantage over a rendered-brick system, and
all the windows are glazed with energy efficient glazing. “A 5kW solar electricity system has been installed for
the house to reduce the reliance on grid-supplied electricity,” Mr Janke said. “This is particularly
important for this house to run the pool equipment, which can have a high electricity demand. “The pool has been fitted with a thermal blanket built into a timber deck to minimize heat loss from the pool and therefore reduce the need for artificial heating.” There is also a 52,000L underground rainwater tank. Janke Constructions has found that in Toowoomba there is an increasing interest in new houses that offer sustainable living. “Overall this is a good outcome for our community,” Mr Janke said. “Toowoomba has had a great stable building environment where there generally is enough work to go around for most builders.” The business also sources most, if not all, of the materials used from the local region.

Northbuild has schooling success NORTHBUILD Construction are proud to have won the 2016 Downs & Western Region award for Education Facilities up to $5 million. This award follows on from previous award-winning projects over the last few years after Northbuild opened the Toowoomba office in 2011. Northbuild have now completed two projects for The Glennie School with
architects Burling Brown, and continue focussing on excelling in education facilities across Toowoomba after projects completed at St Mary’s College, St Joseph’s College and Fairholme College. The new three-storey structure completed in January 2016 totalling 3438sq m is seamlessly connected to the existing building via the two upper
floor verandas. These upper floors contain six science laboratories, two preparation rooms, storage, two staff rooms and amenities. The basement level consists of multi-purpose storage areas, lunchroom, archive and biology store rooms. Each of the science laboratories are provided with a teacher wet bench and
student wet benches that have sinks, gas turrets and power/data. A dry bench has also been integrated for the teacher, with the interactive white board at the front of each room. The floor finishes are vinyl and the walls are a combination of impact resistant plasterboard and Autex acoustic pinboards. Not to be forgotten about,

the ceilings feature Knauf Acoustishield perforated plasterboard panels with black backing paper. The lighting is a mix of surface LED and recessed down lights and the laboratories are all air-conditioned by a combination of wall and ceiling split-systems. With Northbuild having regional employment at the forefront, the project was
completed using local sub-contractors and suppliers, except a few specialist trades from Brisbane. The team included local consultants Ashburner Francis and Kehoe Myers. Glennie now arguably has the best designed and highest quality science facilities in the region contained within this modern yet tasteful building.

Award-winner commands attention Schriek Building Group clinches commercial building honour with contemporary CBD office building WHEN the Schriek Building Group Pty Ltd won the Commercial Building up to $5 million section in the Master Builders Awards, the reasons being were very obvious. Their structure at 102 Herries St is a stunning piece of modern architectural aesthetic fused commercial premise located in the CBD fringe, combining expert building with impeccable style to create the award-winning building. The building has what can only be described as a sense of authority both inside and out, demanding the attention
of passers-by. The building achieved all aspects of the clients’ brief, bringing with it a standard of expertise of style for others in the area to admire. The site was to be utilised to give maximum return on the client investment, and historical touches were added to compliment the surrounding streetscape. The site underwent removal of a pre-existing residential building and a proposal for new two-storey professional offices of approximately 700sq m for multiple tenants came to the
forefront. The building was designed as a two-storey to capture the views from the directors’ offices. Large windows were placed in the offices to reflect this view. While noise from the adjoining property and traffic on Herries Street was a concern of the clients, this was resolved by utilising laminated glass and acoustic insulation to the eastern and northern boundary. The client required a minimal, low-maintenance building with an understated
elegance and, as such, the building was designed to be light and airy. As a result, it had a very contemporary, stylish feel. The building was to be intertwined within existing landscaping on-site to create a private yet sophisticated entry into the precinct. A timeless yet simple palette of building materials such as weatherboard, colourbond steel, glass and stone were used to create and attract corporate tenants who require a premium level of finish. The interior was fit out
specifically to include salvaged materials from the demolished building, yet create a striking modern appearance to reflect the corporate image of the anchor tenant as a leading finance industry practice. Restoring and reinstating the original fireplaces to the reception and meeting room was a nod to the grand old building, combining the best of the old with the new. The original heritage double-hung windows were also restored and reinstated along with the skirting board. Staff expansion was to also

be included in the design, creating an easier flow of movement to the offices. The carpark to the rear of the building that fits approximately 20 cars maintained its exposure to the Herries and Phillip Sts frontage throughout the infrastructure. All aspects of room size, orientation, serenity, security, and accessibility were achieved on this project as per the owners brief. Driven approach earns Russell apprentice award RUSSELL Gilliam began his school based apprenticeship with Hutchinson Builders in 2011 and has certainly impressed, winning him the Master Builders 2016 Apprentice of the Year. His energetic and smart nature has led him to receive glowing testimonials from his superiors, and project manager for Hutchinson Builders Craig Gooderham is no exception. “Russell has always put himself forward and finishes the tasks at hand with no worries, and he always puts in to attain the best result,” Craig said. “He shows virtuous organisation, communication
and trade skills and this is why he is well valued with his peers, and I have no problem in placing him on any of our sites and he is in demand.” Russell is renowned across Hutchinson’s for his excellent communication and skills on the sites. Hutchinson Builders site foreman Lachlan Bloomfield also holds Russell in high regard from working with him at Downlands College and Ergon Energy Toowoomba. “During his time with me I have given him challenges of running little sections of the project with full control of the sub-contractors and materials he requires,” Lachlan said.
“Russell has presented great strengths to achieve the task at hand in a timely manner while still keeping the quality of work at a high level. “I believe Russell will have the skills, knowledge and motivation to run a complete project of his own.” Russell’s reputation excels both on and off the jobsite — he is also held in very high regard by Andrew Becconsall, the apprentice development coordinator for Hutchinson Builders. Women hitting new heights WHEN someone excels in an area of their life, it’s an achievement that they should be very proud of. Ellie Farrington, however, has excelled in more than one area — not only has she attained a Bachelor of Mathematics with distinctions from the Queensland University of Technology and a Certificate I in Construction, but she is now the 2016 winner of Women in Building award. “In 2010 I completed the first year of a Bachelor of Design majoring in architectural studies, [but] I felt at the time that I would like to gain my Certificate III in Carpentry and gain more experience in the building and construction industry before completing this degree,” Ellie said. “I endeavour to return to
these studies once I feel competent within my trade.” Ellie then went on to do a mathematics degree that she completed in 2013 with distinctions, however she could not deny her interest in the building industry. “In 2014 I decided that I needed to pursue this interest in a more direct sense, [and] it was then that I began to seek a carpentry apprenticeship,” Ellie said. “I wasn’t successful until towards the end of the year when I spoke to Stuart Valdal, my current employer.” Ellie began her apprenticeship with Stuart Valdal of Valdal Projects in May 2015, and is amazed at how much she is learning each and every day. Her reputation is second-to-none, receiving praise from director and
builder of Valdal Projects, Stuart Valdal. “The fact that Ellie is a woman has never affected her performance onsite or her ability to carry out tasks,” Stuart said. “Myself and the other apprentices and tradesmen all respect her, she’s a valuable asset to our team and we’re excited to see where Ellie’s future leads. “I think Ellie is a fantastic role model for women in the industry and she’s very deserving of the award.” In March this year Ellie was asked to speak at the senior leader induction of her high school, Fairholme College. “I took up this opportunity eagerly as I feel it is important for young women to see that there are no limitations [on] the path ahead of them.”
IN 2007 Stuart Valdal began his carpentry apprenticeship with Col Kronk Constructions. Nine years later, he is the builder and director of Valdal Projects, and the 2016 winner of Master Builders Rising Star award. Over nine years Stuart has worked as an apprentice and a sub-contractor, now directing his own company at the age of 27. Stuart completed his builders’ licence at the beginning of 2013 through the Bremer Institute of TAFE when he was 24 years old, and immediately began his own company, Valdal Projects with himself and one first year apprentice. They were in Brisbane for seven months with constant work when he won a small commercial office job in Toowoomba. From there, Valdal Projects won quote after quote in Toowoomba, purely through word of mouth. Stuart moved to Toowoomba permantly after that, and he now has three full-time sub-contracted carpenters, four full-time apprentices, a full-time sub-contracted machine operator, and one full-time and one part-time administration staff. “I love working with new, interesting ideas and concepts for a design,” Stuart said. “I also love working with new compliant materials that are sustainable for the home and low maintenance. “It’s important for a home to be minimal maintenance without affecting the design and end result — I have a young but driven and hardworking team, and I enjoy working with all the different clients.”
