DREAM HOMES

Perfect marriage of old and new 277 MACKIE ROAD, ROSEBANK Agent: GNF Bangalow Price: $2.385 million OFFERING a superb lifestyle on the beautiful Northern Rivers, this special property at Rosebank has much to offer the discerning buyer. The magnificent 112 acres has been cleared and divided into seven internal paddocks with access to 3/4km of permanent creek water with swimming holes, an irrigation licence plus well and stockyards. The balance of land is undulating flats to frost-free hills and there is an abundance of native wildlife and birdlife to enjoy. A picturesque driveway leads you to the magnificent 1930s home, which retains many of its beautiful character features, but with modern updates as well.

There are three spacious bedrooms, plus a study overlooking a tranquil rural view. The formal lounge with fireplace is ideal for those cooler nights and there’s an additional sitting room. Cooks will be dishing up gastronomic delights in the new modern kitchen which features stone benchtops, a Miele dishwasher, huge ceramic sink, butler’s pantry and the piece de resistance - a magnificent Falcon six-burner gas stove. With stained glass windows, wide floorboards, high restored plaster ceilings and wood panelling, the house has all the flair of yesteryear, while still enjoying today’s modern comforts.

bangalow

Entertaining will be a breeze on the wide, open verandas and deck which features an indulgent spa bath. Fringed by established gardens and a circular driveway which surrounds a landscaped fig tree, the property also features historic dry-stone walls which truly reflect the era of this breathtaking holding. Outbuildings include an original dairy that could easily be converted to studio living, a four-car garage with additional storage, plus a three-bay machinery shed. Selling agent Chris Hayward from GNF Bangalow said the house had had only three owners since it was built in the mid-1930s. “The vendor has done a magnificent job,

restoring parts of the original house as well as adding a new kitchen and other renovations,” he said. “The old and the new sections seamlessly blend together to create a wonderful and inviting family home.” Chris said the acreage was most suited to run cattle and horses, providing an income as well as a spectacular place to live. He said the vendor, who was downsizing, had loved living at the Mackie Road property. “With Clunes only a five-minute drive and just 15 minutes to Bangalow, this lifestyle property will make a fabulous treechange for someone wanting to enjoy everything this superb area has to offer,” Chris said.

Curves back so are cool WORDS SAMANTHA HEALY

THE formal study is in, the home theatre out. Curves are back in fashion, portable gardens will be big and two kitchens will be better than one. We spoke to three interior designers, Christopher Gyzemyter, Claire Stevens and Leigh Boswell, and two new house designers, John Eckert and Janelle Miles, to get the low-down on what’s in, and out, in terms of local trends this year. “We’re going to be embracing the curves in 2019, with arches being a strong trend for architecture and retail spaces, and we are now beginning to see it feature in residential design,” Christopher Gyzemyter of CG Design Studio said. “Synonymous with both the 70s and iconic Italian design, the arch is now a contemporary detail fit for a chic urban-scape.” He said the trend was showing up in both architecture and furniture, describing it as a “welcomed change from the linear and angular forms associated with contemporary design”. All three interior designers predicted Pantone’s colour of the year “Living Coral” would be a big influencer, and would continue the resurgence of warmer palettes. But each one believed that cool blues and soothing greens would also feature strongly.

Claire Stevens of Claire Stevens Interior Design said rich and bold colours like deep teal, burgundy and charcoal would continue to be popular, with natural and earthy tones also “having a moment in the spotlight”. “These colours — think rust, ochre, light browns and greys, soft and deep greens and blues — give a relaxed, familiar and understated feel to a space, which will be forever timeless in Queensland given our affinity for the outdoors,” she said. Highgate House director Leigh Boswell said she expected to see the warmer tones “coming in as accents”, with Queensland’s climate ensuring cool blues and greens would remain popular. “Last year saw us steering away from the cool greys and using warmer whites with accents of colour,” Ms Boswell said. “I generally think we will see more colour and patterns this year. “Floral and whimsical prints are becoming increasingly popular (and) don’t be afraid to mix colours, patterns and textures. “Classic stripes and bold checks sit well with the florals... passementeries are making a resurgence into the market with big beautiful braids, trims and tassels.” As for the outdoors, Ms Stevens said the trend towards apartment-style living would see the rise of the “portable” garden. “Gardens are becoming portable landscapes

in vogue and blues, greens on patios and balconies (and) this provides a great opportunity for having some fun with plants and pots,” she said. “I think we will increasingly see pot plants with interesting shapes, over-scaled sizes and in a larger range of exciting colours this year, especially in rich colours like teal and burgundy, as well in the soft earthy tones like sage and sand.” In terms of outdoor furniture, Mr Gyzemyter said wicker and cane “flourished” in 2018 but would be a must-have this year. “From baskets, to armchairs, cabinets to pendants, this is a casual luxe trend that is here to stay,” he said. In terms of new house design, Rivergum Homes design director John Eckert said two kitchens were now better than one. “Starting at the heart of the home, the kitchen, we are expecting to see a conscious move towards two kitchens — an entertaining kitchen for show and a working kitchen for go,” he said. “The entertaining kitchen will wow guests with touches of luxury and elements of integrated technology, while the kitchen for go will be hidden and reserved for the majority of utility. “We’re also seeing a rise in the use of bi-fold doors to create a seamless link between the outdoors and the indoors even when the doors are closed, adding another dimension to the

entertaining kitchen.” Elsewhere in the house, the design focus would be decadent. “While the bathroom is seeing a clear shift towards fashioning a decadent atmosphere with free standing baths, luxurious materials and elegant hardware …” Mr Eckert said. “The master bedroom is following this trend, with an emphasis on this room embodying a luxe haven and some are even reducing the floor size of other bedrooms in order to maximise space in the master.” Mr Eckert predicted that formal studies would make a comeback this year as flexible working arrangements became more common, with the home theatre on the way out. Porter Davis World of Style lead interior designer for Queensland Janelle Miles predicts that kitchens will become even more streamlined with cleverly integrated technology, appliances and furnishings. “Smart fridges and voice controlled appliances will no longer be aspirational, but standard, and we can expect to see less fixtures and fittings as kitchens evolve as handleless spaces, including practical touch control cabinets,” Ms Miles said. As for bathrooms, she said they would become more like “luxury day spas”, while family bathrooms would become more cutting edge with automated innovations and more hygienic offerings.

How to do an inspection IT CAN be easy to be seduced by slick decor, soft lighting and the smell of a designer candle when house hunting. Unfortunately these tricks of the trade, can blind you to a property’s faults, which ultimately, could see you saddled with a lemon that could end up costing thousands of extra dollars. According to Archicentre Australia director Peter Georgiev potential buyers should be looking for tell tale signs to make sure they don’t come unstuck and it should start from the outside. “Look at the condition of the gates, the fences, the outbuildings and the weatherboards. Are there any cracks in the brickwork? In an ideal world you’d also look at the condition of the roof,” he said. If a house is on stumps, check whether they are timber, which could need replacing in the future. And when inside, jump up and down to see if there is any movement. Advantage Property Consulting director Frank Valentic said potential buyers shouldn’t be afraid to open and close doors and windows, turn on taps and look under the kitchen sink. Also check the floorboards for disintegration or tiny holes which could suggest termite damage.

“It’s very important to look beyond the nice furniture, wall prints and designer rugs which can make a property look more renovated than it is,” he said. He said an open inspection was an opportunity to find out as much information as possible about the property, so ask a lot of questions and even eavesdrop on the other attendees’ conversations – they might ask a question you hadn’t even thought of. Both advised on also having a professional assessment done after you’ve done your own first inspection. An independent building inspection should be done by a qualified builder, surveyor or architect. A timber pest inspection can also be done separately or combined with a building assessment. Mr Valentic said it was also a good idea to take someone not so emotionally invested to an inspection with you. “Often you can make the mistake of falling in love with a property. You get all warm and fuzzy and forget that it is next door to a petrol station or on a main road so having someone else there as a voice of reason is a good move,” he said. Also make sure you inspect the property more than once.

5 property list items to check off MARRIAGE is one of the biggest triggers for buying a home, and everyone knows (from the movies, of course) planning a wedding can be stressful. If you are diving into a mortgage and wedlock, here are the items that should definitely make it on to your to-do list. Research from a realestate.com.au Consumer Intentions Study shows 30 per cent of people who are engaged or planning to get married are also in the market to buy a home, but it can be easy to forget the important stuff that goes with the home buying process. 1. MAKE SURE YOU HAVE LIFE INSURANCE “Life insurance protects dependents and loved ones,” says NobleOak CEO Anthony Brown. “When people get married for the first time it’s a very exciting time. The focus is on planning their special day and starting a new life together. It can be all-consuming to the exclusion of other important things you should think about, such as life insurance,” he said.

“If the newlyweds are young – in their 20s or early 30s – they may think they’re ‘bullet-proof’ – young, fit and healthy. The reality is anyone can get sick or have an accident irrespective of age or health. “Newly married couples need to be able to ensure that if anything happens to either one of them, they will be able to meet their mortgage, rent or other financial commitments.” 2. ENSURE BOTH INCOMES ARE PROTECTED Reality check: Anyone can suffer an unexpected illness or injury and be unable to work. “Some people think they can rely on workers compensation insurance or private health cover. But these types of insurance cover provide only limited protection and the financial benefit is used for a specific purpose. With cover such as income protection, you can get a monthly benefit up to 75 per cent of your salary and use it however you want.”

3. ALREADY OWN? UPDATE THE TITLE If you already own a property, and you wish to share the title with your new husband or wife, you can apply for joint tenancy to hold the title. This is probably the most popular way to hold title for married couples, as it means the property automatically passes to the surviving partner upon the other partner’s death. Certainly, one person can hold the title alone, but this just means that one person owns it, and the other is merely paying rent and is not responsible for any home repairs or taxes. 4. LOOKING TO BUY? MAKE A PROPERTY FIVE-YEAR PLAN Sure, you just got married, and might not be thinking about kids right this second. But with those expecting a child three times more likely to be looking to buy a home larger than their current one in the next 12 months, according to the realestate.com.au survey, it could pay to think ahead. Nerida Conisbee, REA Group Chief

Economist, says “if this is your first property purchase, it probably won’t be your forever home, don’t get caught up in getting exactly what you want. You may have to move further afield to get a larger home, or may have to tighten your budget.” 5. IF ACCEPTING A GIFT, GET IT IN WRITING Many married couples accept a gift from a parent or in-law to help bump up their home deposit, but this can be a slippery slope. You could accept what you thought was a gift, but was actually a loan. This could cause financial stress later on if you’ve been spending money you need to pay back. “If you do get a gift from a parent or an inlaw, make sure you understand if it’s a gift or a loan. If you’re not sure, ask and get something in writing. You can always see a lawyer to discuss your options,” Nerida says. — realestate.com.au

The 20-acre creek-frontage property enjoys stunning northerly views over the Nightcap National Park, yet is within the village footprint. an equally enormous north-facing veranda. Both of these rooms take in the simply stunning views over the water to Blue Knob Mountain. Also taking in the best of the views, is the sizeable, one bedroom and one-bathroom studio which is attached to a double garage/workshop. You could even build a second dwelling and use the existing spaces as one large family home. The sky’s the limit with this dream property.

The vendor said he had loved living at the property and there were many wonderful features and highlights.

“These include the fireflies in spring, the mist rolling off the Border Ranges, living close to nature and watching all her interactions,” he said. “Drinking and bathing in water direct from Mount Warning. The beautiful and mild climate that only comes from altitude and the northerly aspect. The inviting space we call home with the natural earth walls, timber tones and towering ceilings.” The vendor said he also loved the passive solar design which meant the house was warm in winter and cool in summer and was a great party house. Present your home to its full potential

WITH property more competitive than it has been in years, home styling is increasingly popular in helping people to sell or lease their homes. Home-staging professionals can present your home in a way prospective homebuyers will visually and emotionally connect to. Homeowners selling family homes, apartments and townhouses make up the majority of those hiring home stagers. However, those leasing their homes as holiday lettings, as well as property developers and savvy real estate agents, also value and employ stylists to maximise their return on investment. The reality is the majority of homebuyers can’t easily look past what’s in front of them to appreciate a home’s potential. This is where a professional can help to eliminate the guesswork. Even if you were to style your home yourself, there are some basics any home

stylist will tell you. Number one, not surprisingly, is to ensure the property is cleaned. The next step is to clear any clutter and personal items, as these items can distract buyers and make your space look too busy. Then, when you have finished clearing clutter, have another discerning look around your home and clear some more. Next is to furnish the space with the best quality furniture you can access and then add some fresh, fragrant flowers. Finally, the master bedroom should appeal to both sexes, so you will need to store any decor that is either too feminine or too masculine.

The reality is the majority of homebuyers can’t easily look past what’s in front of them to appreciate a home’s potential.

AFTER

Renovate your way to a dream home BEFORE

turning it into your dream home.” Lois said extensive renovations gave homeowners a chance to stamp their own style on the property they purchased and also presented them with a rare opportunity to explore multiple living options and opportunities. “In our experience we have found that people are spending anywhere from $200,000 to $900,000 on revamping these blank canvases,” she said. “While there are many new land releases in the area, many of our buyers are looking to purchase in older, more well-established areas where they are close to amenities and services and without any delays.

“The ability to move into a home straight away allows families to add value in sweat equity over time. “They are looking to value-add and in doing so end up with a property specifically designed to meet their needs.” Lois said while the Sydney and Melbourne real estate markets had cooled in recent months, it was business as usual on the North Coast. She said many people still dreamt of making a sea or tree change to the magnificent Ballina or Byron shires. “A consistent trend we see is buyers securing a property in an ideal location, then renting it out as an investment property for many years until they are ready to move to

the area and renovate the home to their desire.” This is just one aspect that Lois Buckett and fellow agent Angela Proudman are experienced in. If you are thinking of renovating to sell it is crucial to speak to Lois and Angela before doing extensive and expensive renovations. IT’S all about location, location, location! The popular real estate catchcry is certainly ringing true for buyers looking to purchase a home on the beautiful North Coast. “We have sold many properties in the past 12 months to buyers who are seeking an outstanding, established or family-friendly location. “These buyers are then happy to spend hundreds of thousands of dollars on remodelling and renovation,” real estate agent Lois Buckett from Lois Buckett Real Estate said. “It’s all about buying location – a well-built home that may have become dated and then
