Foreword The Master Builders Association of NSW Excellence in Construction Awards is recognised throughout the industry as the hallmark annual event for the commercial, industrial and civil engineering sectors. The Awards celebrates outstanding achievements by companies and individuals in the New South Wales building and construction industry. For over three decades, hundreds of NSW’s best builders have won recognition for their construction excellence and the contribution they make to the built environment. This year the MBA has again produced a special Master Builder Excellence in Construction Awards publication. Judges KEVIN COHEN

COLIN GING AM

JOHN MCKELLAR

Kevin commenced his carpentry and joinery apprenticeship in 1972. He completed his trade qualifications and Clerk of Works. Kevin is a company director of a successful family business, CoWyn Building Contractors Pty Ltd. During that time working in the building industry, Kevin was involved as a site foreman, project manager and he coordinated apprenticeship training. Kevin has been involved in a number of varied projects which include churches, schools, industrial buildings and aged care complexes. He now acts as a judge for the Master Builders Association of NSW Excellence in Construction Awards.

Colin Ging AM is one of the most respected project management consultants in the Australian property industry and has more than 50 years’ experience in building and civil engineering. He has worked on a number of landmark projects, including Australia Square, Governor Phillip Tower and Sydney Opera House. From 1994 to 2001 he was the Olympic Co-ordination Authority’s Project Director for the procurement of the Olympic Stadium. Colin holds a Bachelor of Civil Engineering and was chairman of Colin Ging & Partners Pty Limited for 21 years. Colin retired in December 2016.

John commenced his construction career with Mainline Constructions in 1971. Since that time he spent 42 years in varying rolls of site management, project management and senior management roles. After working for several major companies he spent the most recent 25 years with A W Edwards Pty Limited as a Senior Project Manager and then the Companies Commercial Manager for the last 12 years up to retirement in 2013. Over this period he has been responsible for many key projects including Sports facilities, hospitals, commercial developments, research facilities and university education facilities. John holds a Bachelor of Applied Science (Building) from the UTS.

STEPHEN EDWARDS Stephen Edwards completed a Civil Engineering Honours degree at UNSW in 1967. In 1968 he was called up for National Service and after graduating as a Second Lieutenant spent the remainder of his two years as an instructor at the School of Military Engineering, mostly teaching Demolitions and Mine Warfare. Following his discharge Stephen completed a Master of Engineering Science Degree (Construction) and then headed to London where he worked for a large commercial builder. After gaining further project management experience back in Sydney, Stephen and his wife Jenny established Stephen Edwards Constructions Pty Ltd .This family company has grown to have 75 employees and an annual turnover of around $80 million. ‘SEC’ specialises in Government, Commercial and Aged Care projects and is now largely run by two of Stephen’s sons. Stephen has been an active member of the MBA for nearly 40 years.

JOHN ELDER AM John Elder AM worked for the MBA for 25 years. In 1982 he served on the Tripartite Working Party to review the Building and Construction Industry Long Service Payments Act, 1974 and the Tripartite Advisory Committee on Occupational Health and Safety. In 1986 he served on the Ministerial Working Party Reviewing the NSW Apprenticeship System. He served on the 1996-1997 review into the workers compensation system in NSW. John was a member of the Occupational Health, Safety and Rehabilitation Council of NSW from 1983 until 1997, at which time he was appointed a commissioner of the Industrial Relations Commission of NSW. In 2005 he was made a Member of the Order of Australia (AM) and in 2007 he received a PhD from the University of Sydney for a thesis on the first 100 years of the MBA. In 2017 he was made a Fellow of the Royal Society of NSW.

JOHN HUMPHREYS John is responsible for managing the design and construction of the Gore Hill project. He brings a wealth of experience to Lindsay Bennelong, acquired throughout a career in property development spanning the residential, commercial, industrial, retail and transportation sectors. John’s involvement on scores of major mixed-use developments with similar opportunities and constraints to the Gore Hill project enables him to provide valuable insight to the development team. Significant projects which John has influenced include the commercial office buildings at Sydney Airport Centre, and the $500 million City Quarter re-development of Camperdown Children’s Hospital. He was part of the CPG Developments team that designed and constructed the $350 million Kooindah Waters Residential Golf Resort and the Rushcutters Bay development, now known as ADVANX. Recent projects include the Masters Hardware Store at Northmead, the new Ronald McDonald House at Westmead and the new residential estate High Grove at Box Hill, NSW. John has a Diploma in Quantity Surveying and numerous Certificates in Management. He is a Fellow of the Australian Institute of Quantity Surveyors.

RICHARD MCEWEN Richard is a retired architect with extensive experience in the management, design, documentation and construction of architectural high-rise office buildings, commercial, industrial, residential, hotel, leisure and refurbishment projects. For 23 years Richard was a Director and later Managing Director of Travis McEwen Group/Architectus, a large Sydney based architectural, urban design and interior architecture practice. He was responsible for all corporate compliance, financial accounts and management, human resource management, marketing and project implementation. After selling his shares in the Practice he joined Lipman Pty Ltd for 11 years as the Business Development Manager. As a unit holder in the ownership of the building at 41 McLaren Street, North Sydney, Richard is on the Management Committee setting directions for tenancy and rental reviews, building upgrades and maintenance as well as planning for a major residential development on the site.

PETER MEREDITH Peter has over 48 years’ experience in the building and construction industry involving a wide variety of construction sectors, including 29years as an employee of the Master Builders Association of NSW, with 17 years as Director of Housing. Peter represented the association on a variety of industry and government committees and Boards, including the NSW Building Professionals Board, Home Building Advisory Council and the Building Regulation Advisory Council. Peter has been at the forefront on the MBA’s consultations and lobbying efforts over Home Building Compensation Insurance, review and amendments to the Home Building Act and Home Building regulations and the review of industry’s Security of Payments legislation.

Max Mosher is an energy consultant and has worked in the energy industry for more than 40 years. He has a wealth of knowledge and experience in relation to solar and energyefficient house design, including energy utilisation in the domestic sector and thermal performance assessments. Max has been a committee member on a Standards Australia Review Committee BD/058 titled “Materials for the Thermal Insulation of Buildings”. He has been on the judging panels for the Building Designers Association Annual Design Awards, the Master Builders Association Excellence in Housing and Construction Awards, the Master Builders Australia National Excellence in Building and Construction Awards, and the Local Government Association Environment Awards. Max is a founding member and former director of the Association of Building Sustainability Assessors (ABSA).

John Patton is a carpenter and joiner by trade completing an apprenticeship with his father, Owen Patton, working on cottages and units. He was a self-employed carpenter for two years sub-contracting in the Illawarra region, then worked in the civil engineering field with Baulderstone Hornibrook for four years in Port Kembla and Sydney. As an operations supervisor for Eastern Portable Buildings in Auburn, he managed a hire fleet of sheds and modular units. After working on several bridges including Anzac Bridge, John worked as a foreman with Transfield Constructions for five in the Hunter Valley constructing a floating concrete oil rig in Port Kembla Harbour, and a tunnel on the airport link rail near the airport in Sydney. John is just shy of 20 years as an inspector with WorkCover/Safework NSW in Parramatta, Wollongong and Nowra working as a construction inspector in Sydney, Wollongong and Nowra and a generalist inspector working throughout the state. He has also worked in Queensland after cyclone Yasi, and in New Zealand as part of the Christchurch re-build program after the earthquakes that devastated the city.

David has worked in the Building & Construction Industry for over 30 years. David is a dual international ISQEM Safety Award winner 2015 & 2016, for his commitment and involvement in developing a positive safety culture in the Building and Construction Industry. David is recognised as “Fellow” of the International Safety Quality and Environment Management Association. David participates in the standards development process on both National and International levels. David is a Certified Lead Auditor in four disciplines. Currently is Chairman for Exemplar Global Exam and Scheme Committee developing the exam & scheme criteria for ISO45001 Lead Auditor Qualification. David is the Chairman of PwC External Advisory Board for their certification division. David is Standards Australia Head of International Delegation and the representative for all Asia and Oceania representing Australia in the development of ISO45001 and other related international safety standards. He is a WHS technician when it comes to prescribed legislation. David leads by example increasing safety awareness & bringing the focal point back to grass roots, with a view to making safety easy to understand & implement for everyone.

DANIEL BRIAN MURPHY Brian Murphy is managing director of DB Murphy & Sons Pty Ltd, which he formed to specialise in the management of the design and authorities approval process of major commercial projects. He has a trade background and completed a Diploma in Quantity Surveying at the University of New South Wales, as well as postgraduate studies in Construction Management also at the University of New South Wales.

PAT MURPHY Patrick Murphy commenced in the Building Industry in 1969 and shortly after received his Certificate of Competency in Carpentry and Bachelor Applied Science (Building) from the Institute of Technology. A director of A W Edwards Pty Limited until he retired six years ago, he worked for the company for 43 years. He was the project manager for numerous major projects throughout Sydney including many fitouts encompassing, the retail, banking, schools, shopping centres and scientific sectors.

FRED RYDER Fred Ryder having served his apprenticeship with D.H.Gibson has spent a lifetime in the shopfitting and associated industries involved in manufacture, sales and marketing. Starting his own business in October 1976 carried out work for many leading retailers before retiring in 2004 and the company still continues on under the guidance of his son Glenn. Fred is a former NSW state president and life member of the Australian Shop and Office Fitters Association [ASOFIA] and past national councillor. He acts as a judge for the Master Builders Association of NSW Fitout Awards.

DONNA SEIDLER Donna Seidler is a member of the Department of Education and Training Apprenticeship Tribunal and a committee member of the Long Service Payments Tribunal. An MBA apprenticeship judge since 2001 and formerly the MBA’s Group Training Manager, she oversaw the pilot program and establishment of the MBA’s indigenous program.

JOHN SPIEREWKA John Spierewka has over 30 years’ of experience with apprenticeships and traineeships in NSW. Starting his career as an apprentice and later moving to vocational training, with roles as a trainer, training program administrator and manager, training provider auditor, apprenticeship and traineeship policy maker and conciliation and/or determination apprenticeship and traineeship matters on behalf of the Commissioner for Vocational Training. Mr Spierewka is currently a Senior Operations Officer in the Apprenticeships and Traineeship Unit of the NSW Department of Industry where he is involved in the implementation of NSW government policy for apprenticeships and traineeship; and the provision of operational support to Training Services NSW staff across NSW who support the day to day operation of the apprenticeship system in NSW.

LEN TULLY Len Tully completed a Bachelor of Architecture in 1975 and has more than 35 years experience in the building and construction industry, working mainly on projects in aged care, schools and churches. He has worked with several architectural firms in Sydney, including holding directorship positions. As part of his work, he managed designs through documentation to completed built projects. In 2012, he retired from his position as director of T+E Architects but remains involved with the judging of the Masters Builders Association of NSW Excellence in Construction Awards.

2018 OUTSTANDING CONSTRUCTION AWARD LENDLEASE International House Sydney Barangaroo South The judges chose International House Sydney at Barangaroo South for this award because it is Australia’s first timber engineered office building and one of Sydney’s newest cutting-edge sustainable commercial buildings. It is an expression of innovation and sustainable design excellence and represents a new movement in commercial building design and construction.

The design of the timber beams was modified to incorporate reinforcing with a product called Laminated Veneer Lumber (LVL). Four prototypes were developed in collaboration with Stuttgart University in Germany. Today, International House showcases the world’s first LVL-reinforced glulam beams.

The use of Cross-Laminated Timber (CLT) and glulam in such a high-profile project has encouraged industry interest in timber as a building material. It offers similar structural outcomes as traditional concrete and steel, but at a fraction of the weight. It can be erected rapidly (30 per cent less time), resulting in significant savings and significant reductions in safety risks during construction.

The resolution of the construction issues including prefabrication with minimal wastage plus fire safety and the construction detailing makes Lendlease a clear winner of this award.

Winner FUGEN CONSTRUCTIONS PTY LTD RESTORATION/ADAPTIVE RE-USE OF AN HISTORIC BUILDING UP TO $5,000,000 St Joseph’s College Chapel Refurbishment Hunters Hill

The project involved the refurbishment, alterations, and services upgrade of the existing heritage listed St Joseph’s College Chapel, built in 1938. Works included:•

Demolition of the existing Apse Walls; decommissioning and removal of the existing electrical services; removal of all existing lead paint to the walls and decorative ceilings; the erection and dismantling of a large high birdcage scaffold to the main chapel floor, Apse, entry, vestibule and four stairs; and new electrical and fire services.

Render and white-set plaster to existing walls and columns; new plaster moulds for columns, arches and vaulted ceilings; new marble altar, baptismal font and flooring; new timber flooring and steps to the Apse including a new disabled timber ramp.

The 21 existing solid timber-framed doors in the chapel were restored to the original finish.

The work took eight months to complete and was carried out during the school term, with 1000plus students and staff in residence. The finished project is an outstanding restoration achievement, finished to the highest standard of workmanship and quality.

Winner LAHEY CONSTRUCTIONS RESTORATION/ADAPTIVE RE-USE OF AN HISTORIC BUILDING $5,000,001 - $30,000,000 Joynton Avenue Creative Centre Zetland

The Joynton Avenue Creative Centre and Matron Ruby Grant Park was an intricate and adaptive reuse of the nurses’ quarters and operating theatre at the former Royal South Sydney Hospital, which now includes artistic workshops, gallery spaces, community hire space, public amenities and creative offices.

The building restoration works involved all traditional building trades, with particular emphasis on exposed detailed timber works, face brickwork restoration and exposed surface-mounted services. These were difficult in many instances, requiring sensitive and imaginative techniques in matching the new with existing finishes.

The project was a lump-sum contract of 112 weeks’ duration. Because of the project being split into separate areas, with each area being designed and documented by different consultants, the building contractor had to take instructions from three architects, two landscape architects, one heritage architect, three structural engineers and three hydraulic, electrical and mechanical engineers.

All the restoration of the existing and refurbishment works and the additions have been carried out to the highest quality and workmanship. The completed project could not have been achieved to such a high standard without a truly collaborative approach by the builder, with the client, consultants, subcontractor and suppliers all working together to achieve a common goal.

The feature of this project was the timber-shaped shells of the JACC building. The builder brought together a team of seven experienced carpenters and apprentices to develop, design and construct the shells. The interior of each shell is lined with blackbutt timber battens, individually packed to create the curved shape.

Winner LIPMAN PTY LTD RESTORATION/ADAPTIVE RE-USE OF AN HISTORIC BUILDING $30,000,001 & OVER O’Connell Street Public School Parramatta

The new O’Connell Street Public School was built on the site of the old Kings School in Parramatta and involved the restoration of the existing heritage-listed buildings constructed from 1838 to 1971, together with a variety of new school buildings and extensive landscaping over a large site. It was the first of its kind incorporating state-of-the-art technology for students to engage with, while also strongly promoting the development of a strong multicultural facility. The site was of high historical significance for both Aboriginal and early European settlement, with all external works under constant supervision by archaeologists. The contract was lump sum and the school was constructed in 46 weeks in readiness to accept students on 30 January 2018. During the early stages of the project, the client increased the contract scope in value by 30 per cent without an extension of time. This required the builder to introduce working extended hours and seven days a week. The project was constructed under extremely tight timeframes, encountering major design issues and numerous unexpected historical finds. It was to the credit of the site team and all project stakeholders who worked collaboratively together to see that this project was completed on time and to such a high quality and standard of workmanship and that the heritage buildings were refurbished and restored to be part of a 21st century school.

Winner PROBUILD CONSTRUCTIONS (AUST) PTY LTD ADAPTIVE RE-USE OPEN PRICE CATEGORY 88 Alfred Street Milsons Point This adaptive re-use project involved the conversion of the existing Vibe Hotel, built in the late 1980s, located on a very steep corner site opposite Milsons Point Railway Station. The existing building consisted of a reinforced concrete structure with a conventional window wall façade spanning over 14 levels of hotel space and three levels of basement car parking. An existing chamber substation was located within the building, which also serviced numerous other buildings in the immediate surroundings. The builder was engaged on a lump-sum contract to design and construct the building, creating 123 prestige apartments. Complex demolition of the majority of the existing structure required temporary steel propping followed by seamless reconstruction and reinforcement of the existing structure, including the addition of new building elements. The new reinforced structure created four basement carpark levels, a ground floor which was split between common lobby, and two retail tenancies. The revised elevations have been enclosed in a new glass and stone façade system. The existing lift shaft was converted into bathrooms, while a new lift shaft was constructed on the rear of the existing core for two new passenger lifts. A new penetration was formed from ground floor to basement 2 so that a new lift could be installed for the transportation of bins that service the retail tenancies. The adaptive reuse of the existing building took 122 weeks to complete and resulted in 16 levels of high-quality apartments built on a prominent site overlooking Sydney Harbour. Winner PATTERSON BUILDING GROUP PTY LTD REFURBISHMENT/RENOVATION/EXTENSION UP TO $5,000,000 Eastgardens Library Refurbishment Pagewood This project comprised the major refurbishment of Eastgardens Library. The works involved the reconfiguration and refurbishment of the existing library and offices to provide a modern facility incorporating an updated library and customer services centre. The works had to be carried out within an operational shopping centre, which is managed by Westfield. The work was completed under a very tight program and included demolition and stripout, complete new services, new architectural custom curved ceilings, and all furnishings and services updates, plus the provision of IT services with multimedia outlets. Difficulties included working within the operating shopping centre involving direct interface with the public. The works were well executed and provided a high-quality finish.

Winner SHAPE AUSTRALIA PTY LIMITED REFURBISHMENT/RENOVATION/EXTENSION $5,000,001 - $10,000,000 VBI 619 Elizabeth Street Redfern

This project is a complete back-to-base building refurbishment incorporating a new front elevation facade. The works include an innovative new steel façade, shop fronts, end-of-trip facilities, new services, roofing, plant platforms and services reticulation. The new façade comprises an outside skin utilising 5mm fabricated-steel plates with welded fins to provide a unique appearance. The steel was factory painted prior to erection and involved resolution of significant detailing issues, particularly around windows to ensure both waterproofing integrity and installation practicality. Upgrade work to achieve current compliance with fire regulations included spraying slab soffits to achieve the required reinforcement cover to meet the required floor-to-floor fire rating. Asbestos was exposed and removed where appropriate. The existing substation was relocated to optimise the building space. This involved new supporting structures and redesigns to comply with blast proofing and fire-rating requirements. New amenities were completed on each floor, together with concrete polishing to provide the ‘industrial look’. The work has resulted in a modernised, compliant building, multi-tenant office and retail space that has been embraced by the local market, with positive take up of the building.

Winner LIPMAN PTY LTD REFURBISHMENT/RENOVATION/EXTENSION $10,000,001 - $25,000,000 2 Bligh Street Sydney

No 2 Bligh Street Sydney is a 14-storey office building constructed in 1957, which was in need of a full refurbishment and upgrade to enable the building to compete with nearby office space. The works included the removal and replacement of the façade and complete gutting of the interior including all services, plant and equipment (excluding lifts). The internal upgrade included all toilet areas, and base building fitout. The project targeted 5-star Green Star Design and As Built, as well as 4.5-star NABERS rating, which will be assessed once the building is 75 per cent occupied. The building contained asbestos materials within existing risers and other areas. These materials were removed prior to the commencement of the main works. The new façade was a major element of the works, which has transformed the appearance and amenity of the internal space. The work was carried out with the usual access restrictions of inner CBD construction, which included noise-sensitive neighbours (Sofitel Sydney Wentworth Hotel and The Union Club). The works were completed to a high standard of finish.

Insurance Australia Group (IAG) has leased office space in Tower 2 in the Darling Park precinct, which incorporated part of level 1 and levels 2 through 19, which were previously leased by PWC.

demolition and noisy works at night as the upper levels of the building were occupied by other tenants.

The scope of works included the complete strip-out of each floor from slab to slab back to the core; new penetrations through levels 3 to 15 for interconnecting stairs; new fit-out services including risers connecting the main Comms room; infilling all previous stair penetrations from the previous tenant, refurbishing base building amenities, cores and lift lobbies; new interconnecting stairs; fire curtains where required; raised access floors; service upgrades including air handling units and lobby works for IAG dedicated foyer.

Another challenge was the maintenance of the building’s fire protection systems and building integrity throughout the works. The works were completed to a high standard under difficult conditions and FDC clearly deserves this award.

The works were completed over an extremely tight timeframe of 12 months. To achieve this, FDC established several teams to focus on specific areas and tasks in order to break the work down into manageable components. The requirement to provide a new internal stair through levels 2 to 15 had a major impact on the works schedule, with a separate team focusing on this activity. The penetrations for the stairs were completed progressively, thereby requiring stair erection on two fronts to progress as scheduled. Acoustics was of high importance to IAG, particularly on levels 10 and 11. The partitions were full height on these floors, with prototypes provided to review details before rolling out the works. The club facilities include a multi-function room space, full-sized tennis court, swimming pool, children’s playground, picnic areas, barbecue equipment, gazebo communal seating areas, gymnasium and landscaped gardens. Dynamic Projects delivered a high-quality building with exceptional indoor and outdoor facilities. Notable design features include the feature stone façade, parquetry flooring and raked tongueand-groove ceilings with exposed roofing members throughout the entrance hall and lounge areas. The indoor space is designed with luxury finishes and looks out to an outdoor space that contains a relaxing water feature and pristine landscaped gardens. Dynamic Projects worked with all stakeholders to ensure that the design and build was of a premium quality. The company displayed every commitment to best practice and ensured that all finishes were completed to a superior standard.

Winner FDC CONSTRUCTION & FITOUT HOSPITALITY BUILDINGS - NEW UP TO $10,000,001 - $50,000,000 Ronald McDonald House Westmead

FDC was engaged by Ronald McDonald House to design and construct a new 13,000sqm facility in Westmead. The new proposed development provides a place for families to stay while their children are being treated at Westmead Children’s Hospital. This involved the design and construction of a new four-storey brick veneer building, communal areas and a basement carpark. The internal communal areas include commercial and family kitchens coupled with a large dining area, an administration office and expansive play/learning areas. There is a large external communal deck for functions and leisure activities that includes play equipment and a barbecue area. Multiple features of the project include 60 spacious rooms for accommodation with both bedroom and bathroom facilities. Fifteen rooms are fully self-contained with kitchen and laundry facilities. The stairs and corridors are tastefully finished in multiple colours. Stained glass windows feature at the end of the corridors. An outstanding fireplace is situated in one communal area. The construction difficulties that were encountered were the encapsulation of asbestoscontaminated materials and the running of in-ground services through unknown underground obstructions. The sheer significance of this project and the compelling communal spirit was epitomised by FDC through integrity and innovation. FDC’s determination to succeed ultimately contributed to the project’s successful completion under budget, ahead of schedule and with exemplary quality, complementing its bespoke and beautiful design. Winner ZAUNER CONSTRUCTION PTY LTD HOSPITALITY BUILDINGS - NEW $50,000,001 - $100,000,000 Branksome Serviced Apartments & Rex Warehouse Mascot

The new building consists of an eight-level tower with 152 serviced apartments and basement parking underneath. A reception, gym, sauna, meeting rooms, indoor swimming pool, laundry, plant rooms and commercial kitchen also feature. A restaurant, dining areas and bars are included and there is a roof garden for guests. A four-level warehouse and administration building has an overhead link to the apartments. The site is fully landscaped. This design-and-construct building included extinguishing historical title over the land, plus demolition of old warehouses and excavation to a site with a high water table. Precast panels cast into suspended post-tension slabs at opposing directions on tension were used to expedite the works. Waterproofing of the basement was detailed from the negative face. This high-quality building includes smart electric systems and high-end detailed joinery. The buildings are of a high standard and were the result of extensive collaboration between the client and builder.

Winner FDC CONSTRUCTION & FITOUT HOSPITALITY BUILDINGS - NEW $100,000,001 & OVER The William Inglis Hotel & Riverside Stables Warwick Farm

FDC was engaged by Inglis to design and construct The William Inglis Hotel and Riverside Stables over a site of approximately 10 hectares. The nine-level, 4.5-star hotel has 144 guest rooms, rooftop pool, conference facilities, day spa, gymnasium, two bars, a café and restaurant. Level 3 is Inglis’ office, tastefully completed with a rural-inspired fitout. The hotel also contains two commercial kitchens to cater for the restaurant, room service and large events of more than 500 guests.

The branches of the tree were uniquely fabricated from structural steel. This challenging project was complex in nature due to a tight deadline, extensive value engineering and required redesign, along with major latent conditions and delays to adjoining roadworks that prevented access to a large portion of the site. The FDC team delivered a showpiece project on time, within budget and ensured it met the client’s needs and functionality, aesthetics and high-end quality finishes.

The auction arena has a capacity for up to 1000 people. There are nine private viewing suites that overlook the stage and auction area from within the hotel on the mezzanine level. The Riverside equine facility features 11 stables including 823 individual horse stalls with parade areas adjacent to each stable building. The big barn is a feature of the stable precinct. This feature caters for the high-end racehorses during sales and doubles as a wedding and conference venue. This landmark facility is complemented in its design with the extensive use of new and reclaimed dressed hardwoods, metals and stone to achieve a rural setting. The external areas are completed with varying finishes of concrete, bitumen and a combination of decomposed granite, turf and artificial turf. Detailed installation of hardwood post-and-rail and metal tubular fencing is complemented by extensive landscaping involving the planting of 68,000 plants and trees. A stunning feature of the project is a large stretched-fabric shade structure to replicate a fig tree.

Winner NEW ENGLAND CONSTRUCTIONS HOSPITALITY BUILDINGS - REFURBISHMENT UP TO $5,000,000 Royal Motor Yacht Club of NSW Point Piper Photographer: Dream Designs & Photography The Royal Motor Yacht Club of NSW was a complex project undertaken in a live environment with expert precision. The temporary measures implemented by the builder to minimise disruption and optimise user experience were well received by the club. Real-time change management considered buildability and durability to achieve the architectural design intent within budget and program control. The high-end finishes achieved are exemplary, with European oak, aged brass and leather featured extensively throughout. Due to the steep terrain on the site it was important that the existing members’ corridor alignment was maintained. Incorporated into the site establishment plan was an access corridor supported by formwork above the steep terrain. The scaffolding had to bear on rock and the existing staircase. The club provided a function schedule at the date of the contract but additional functions were booked during the construction period. Accommodating numerous functions per week required all works to cease and often with little notice, the flow of trades on site was disjointed, and organising trade availability was constantly changing. The builder was able to maintain this access despite the delay for up to three or four functions per week. Issues were met with existing multiple floor level changes and limited documentation considering compliance requirements. Procurement of specified products from overseas required direct contact by the builder to achieve the programmed delivery and installation dates. Also included in the contract was concrete cancer repairs. Years of harsh harbour elements had allowed concrete cancer to flourish. Winner DEWCAPE PTY LTD HOSPITALITY BUILDINGS - REFURBISHMENT $5,000,001 - $10,000,000 Bert’s Bar & Brasserie Newport

Bert’s is a light-filled bar and brasserie reminiscent of the grand hotel dining rooms of the 1930s. It enjoys the relaxed air of Sydney’s northern beaches and overlooks Pittwater and the waterfront grounds of The Newport. From the ornate doorways to the decorative touches of hand painting, every part of this venue has been expertly designed and crafted. The Champagne Bar is decorated in green oynx, aged brass and finished with tinted Marrakesh. The combination of Salmon Pink and Verde tumbled European marble tiles is contrasted with the muted pastel colour scheme of the painted timber columns. The coffered ceilings are decorated with Marrakesh, stretched rattan and finished with painted timber profiles. The experience continues with cocktails served at the round bar, which is decorated with French oak, aged brass and Smeraldo marble. The venue is illuminated by dainty French lamp shades scattered across the restaurant. The kitchen is dressed in Carrara marble, French oak, aged brass and Marrakesh. The builder has managed the construction of this bespoke fit-out together with a demanding client and has produced a very detailed and well-constructed result worthy of an award.

Winner XENIA CONSTRUCTIONS (NSW) PTY LTD HOSPITALITY BUILDINGS - REFURBISHMENT $10,000,001 & OVER The Squire’s Landing The Rocks The project involved the fit-out of a two-level restaurant space located in Tenancy 5, at the northern end of the Overseas Passenger Terminal (OPT), The Rocks, Sydney. With a usable tenancy floor area of approximately 1800sqm, the project incorporated internal fit-out of two commercial kitchens and bars, external façade replacement, construction of suspended concrete decks to the LO2 perimeter and construction of an ancillary external microbrewery pod linked to the main restaurant via a glass floor bridge. The works required a high level of careful planning and sequencing due to the site’s location within Ports Authority New South Wales’ (PANSW) restricted shipping zone. The builder was engaged under a construction management procurement model that enabled early engagement of the construction team to reduce risks for the client and commence and complete works in the quickest possible timeframe. The construction methodology was developed to address the complex nature of the project and accelerate delivery. The existing and new exposed structural steel and cladding representing the OPT building have been well handled and blend well with the existing. The quality of the materials and detailing of timber floors and joinery is very high, as is the glass installation around the microbrewery.

Winner LENDLEASE COMMERCIAL BUILDINGS UP TO $50,000,000 International House Sydney Barangaroo South

International House Sydney at Barangaroo South is Australia’s first timber engineered office building and one of Sydney’s newest cutting-edge sustainable commercial buildings. It is an expression of innovation and sustainable design excellence and represents a new movement in commercial building design and construction.

Aesthetic Qualities – warm and attractive, users also benefit from health benefits.

Construction Process – prefabrication streamlines the build which allays costs and improves productivity. The structure was delivered in approximately 30 per cent less time than using concrete.

The use of Cross-Laminated Timber (CLT) and glulam in such a high-profile project has encouraged industry interest in timber as a building material. It offers similar structural outcomes as traditional concrete and steel, but at a fraction of the weight. It can be erected rapidly, resulting in significant savings and significant reductions in safety risks during construction.

Safety and Wellbeing.

The resolution of the construction issues including fire safety and the construction detailing makes this building a clear winner of this division.

The design of the timber beams was modified to incorporate reinforcing with a product called Laminated Veneer Lumber (LVL). Four prototypes were developed in collaboration with Stuttgart University in Germany. Today, International House showcases the world’s first LVL-reinforced glulam beams. The advantages of using engineered timber was significant, improving: •

Winner A W EDWARDS PTY LIMITED COMMERCIAL BUILDINGS $50,000,001 - $80,000,000 Sydney Trains Engineering & Maintenance Hub Clyde

The project involved the design and construction of a five-storey Administration ‘Central Hub’ Building to house 1100 Sydney Trains engineering and maintenance staff and a two-storey amenities building including a 200-seat café. The critical path of the project ran through the early works design submission to piling, to detailed excavation and FRP vertical elements to Level 1, however asbestos contamination required the existing slab on ground to be sealed prior to commencing the vertical elements. Once this delay was overcome, the superstructure was able to be completed. Early procurement was essential in delivering this project on time. Items of particular importance included: •

Detailed design submission and approval.

Lifts design, supply and installation.

Façade design supply and installation.

HV substation design, certification, supply and installation.

Structural-steel procurement and installation.

FF & E finalisation, procurement, delivery and assembly of workstations.

Construction challenges included the asbestos contamination, highly inaccurate site services locations including a large Sydney Water sewer main and additional client requests that increased the contract sum by 15 per cent, with more than 100 variations. A W Edwards has completed the project on time and to a great quality standard.

Winner LENDLEASE COMMERCIAL BUILDINGS $80,000,001 & OVER Commonwealth Bank, Darling Square Haymarket

The Commonwealth Bank at 35 Tumbalong Boulevard, Haymarket has been designed as a place that encourages better teamwork and a shift towards a more dynamic, agile workplace. The central atrium fills the space with light and warmth. The building has achieved a 6-star Green Design rating and targeting a 5-star NABERS rating. The project is located in a brownfield site and there were multiple in-ground structures and conditions to deal with, including the Great Sydney Ingenious Dyke. A solution for the foundations consisted of bored friction and end bearing, steel plunge, continuous flight auger and steel screw piles. With the southeast corner of the building cantilevering up to 10m over the existing stormwater culvert, a strut-and-tie system was developed over five levels, with the ground floor portion hung from the underside of level one. A monorail and gantry system was designed to construct the intertenancy stair from within the atrium. Stair sections were then modelled to inform the fabricator of the required geometry to suit the methodology. Sections were loaded into the building on level eight via the tower crane and loading platforms, sections were then skated to the edge of the atrium, lifted to level five and then installed into place via the gantry system. The building is highly resolved and constructed to a very high quality, made harder by the number of varying radius curves designed throughout the building.

Winner AVANT CONSTRUCTIONS PTY LTD INDUSTRIAL BUILDINGS UP TO $10,000,000 Marsden Park Zone Substation

This project is a major 132/11kv zone substation located at Marsden Park, which is required for the extensive residential development occurring in the area. The substation is sitting between multiple developments, which limit access to the works. Planning the activities was key to ensure the programme could be advanced as scheduled. This included close coordination with Government contractors, energy providers, which resulted in many design changes throughout the construction. The new substation comprised the provision of substation, new control building, 11kv switch gear, control and protection panels, battery chargers and batteries, 132/11kv transformer bund, two 132kv feeders (provision for three future capacitors), one auxiliary transformer and one isolation transformer with 132kv switchyard. Extensive footings for outdoor switchyard and associated lighting and security provisions were also part of the works together with extensive in ground conduits ready for the Energy provider to install cables. Civil and hydraulic site works were included together with driveway works incorporating a heavyduty sub grade in addition to a precast perimeter fencing system. The works were well executed with due consideration given to the access constraints and the Authorities and Energy providers demands as the project progressed.

Winner FARINDON CONSTRUCTIONS PTY LTD INDUSTRIAL BUILDINGS $10,000,001 - $20,000,000 Mitsubishi Liverpool Mitsubishi Liverpool is set on 7000m2 of land, which was the result of seven titles being amalgamated. Farindon Constructions was awarded a design and construct contract for a new Mitsubishi showroom and a service centre that would service both Mitsubishi and Subaru vehicles. An existing showroom was demolished and excavation carried out to provide a 100-car carpark under the main showroom and service areas. The 1200m2 service facility can service 120 vehicles a day. The main showroom was constructed with a structural-steel superstructure, with a brief to minimise the number of mid-span columns. The result is only one column has been installed within the 900m2 showroom area, thereby responding to the client brief. External walls are a combination of pre-cast panels, glazed walling, metal cladding and Klip-Lok roofing. Access was constrained by the Hume Highway, neighbours and high-voltage powerlines. This resulted in careful planning required for key activities. The standard of finishes throughout the building were high in all areas, ie workshop, parking area and the showroom customer areas. These areas were highly specified and well executed. The overall impression is one of quality.

Winner TAYLOR INDUSTRIAL BUILDINGS $20,000,001 - $50,000,000 LION Distribution Centre Chullora

This temperature-controlled distribution centre is home to LION Dairy and Drinks in Sydney. The warehouse is used to distribute milk, dairy products, cheese and fruit juice to the local market. A key project objective was to provide improved operational efficiency and optimal energy efficiency to reduce ongoing operating costs. The site includes a landscape entry, car parking and truck hardstands. The facility comprises a single-level temperature-controlled building (9707m2), dock office, two-level office and staff amenities. Difficulties included the client requirement for integral hobs to be incorporated into the slab design to sit the cool room panels in order to provide forklift protection to the panels. Slabs had to be insulated to meet thermal requirements and reinforced with mesh.

other, so the site has the ability to operate on any one or two packages while the third is off-line for maintenance. The compressor sets are state-of-the-art Mycom screw compressors with liquid sub-cooler economiser heat exchanges. The facility is purpose designed for LION and as such had to meet very specific requirements to ensure the operational aspects of the facility are achieved. The building has been well constructed, with a number of detailing challenges being met by Taylor. The overall facility has been built to a high standard.

The finish on the slab had to be a fine cove finish, however, too smooth was problematic due to the safety hazard if there was spilt milk. Conversely, if it was too rough, this would make cleaning difficult. The project incorporates the latest dock design, utilising inflatable dock shelters, which allow trucks to be sealed to the building on delivery. This ensures integrity of refrigerated products and prevents exposure to the outside environment. The refrigeration system employs three separate, critically charged, flooded ammonia chillers, each with its own separate refrigeration package. The three systems are independent of each

Winner WATPAC CONSTRUCTION PTY LTD INDUSTRIAL BUILDINGS $50,000,001 & OVER ANSTO Nuclear Medicine Molybdenum - 99 Production Facility Lucas Heights

ANSTO is Australia’s National Nuclear Science & Technology organisation based at Lucas Heights. The ANSTO Molybdenum-99 production facility project will secure Australia’s supply of nuclear medicine and give Australia the capacity to provide a significant proportion of the world’s demand for nuclear medicine. The facility operates to produce Molybdenum-99, which is used in Technetium-99m generators and in 90 per cent of diagnostic nuclear medicine procedures throughout the world.

The project was completed and handed over to enable ANSTO to commence its detailed commissioning, which is presently underway. All these specialist requirements had to be considered in conjunction with general Building Code compliance requirements. The design, documentation and procurement process on this project was highly complex and Watpac has achieved an outcome that has demonstrated excellence in the overall construction process.

The new facility replaces an existing facility at Lucas Heights and will have three-and-a-half times the capacity of the existing plant. The works comprised the design and construction of the facility, which required the development of a highly technical specification, resulting in specialist elements being designed and then procured from a number of places around the world. The highly technical nature of the facility meant that almost everything was ‘out of the ordinary’, requiring specialist input at both design and construction stages. Even everyday materials such as concrete had a special high-density requirement, utilising imported aggregate from Europe. Special equipment to be built into the facility was procured from the USA and Europe. Specialist cells for handling radioactive material, processing areas, waste treatment, specialist gases handling, specialist mechanical services, communications and storage facilities were all elements incorporated into the works. Winner LIPMAN PTY LTD TERTIARY BUILDINGS UP TO $10,000,000 Macquarie University Incubator

The Macquarie University Incubator is a new space for students, research staff, entrepreneurs and startups who are working on research or an idea that can be commercialised. The building is a prefabricated timber structure that was designed to enable future dismantle, relocation and reassembly. The Incubator is a pilot project in mass timber prefabrication for both Macquarie University and the delivery team. The building is naturally ventilated. Performance glazing has been utilised throughout, and rainwater runoff is collected at ground level. While the construction period was six months, the structure was erected in 37 days. This building delivered strength, functionality, beauty with speed and quality outcomes that surpass conventional construction methods.

The Langley Precinct project is located within Sydney University’s Women’s College. The works include a new multipurpose building, the Sibyl Centre that allows for social, activities, lectures, performances, conferences and general leisure. Car parking and landscaped courtyards were included in the scope of works. Works were staged and handed over progressively. Early works comprised demolition and relocation of major services and removal of hazardous materials. Adjacent buildings remained occupied during the works. Setout was challenging, with the footprint varying at each level. The services required complex integration of numerous services. All works were undertaken within a working university. There was one street frontage, with limited access for deliveries and removal of materials. Features include the face brickwork, parquetry flooring and a copper screen that is the central feature of the building and the precinct, decorated with a perforated image of a college play from 1960s. The structure behind the screen was a complex stainless-steel cable support system to ensure the structure did not interfere with the visibility of the image. This well-constructed building and associated refurbishment, colonnades and landscaped courtyards are the result of innovative thinking and an innovative approach to a complex task.

Winner RICHARD CROOKES CONSTRUCTIONS TERTIARY BUILDINGS $30,000,001 - $50,000,000 The Epicentre Baulkham Hills The building is an expansion of the existing college and includes new performing arts facilities, youth areas, children’s facilities, special needs facilities, commercial-grade television and sound recording studios, lecture rooms, music and recording studios, computer rooms and training laboratories with administration, plant, workshop and three levels of underground parking. All facilities are fully integrated and automated via an intelligent computer automation system. Sound isolation throughout the building and acoustic isolation to the TV studios was paramount in this project. Works were undertaken adjacent to a chapel and ice-skating rink. Co-ordination of these facilities activities was required for strict safety and noise controls. Access was via a private road and adjacent neighbouring residential areas were similarly addressed for sound and safety. A number of structural changes were undertaken to provide efficiencies in the program to ensure works were completed on time. This project was delivered ahead of time, with an exceptional scale of technology, achieving acoustically isolated rooms and facilities that exceed commercial standards.

Winner HANSEN YUNCKEN PTY LTD TERTIARY BUILDINGS $50,000,001 - $100,000,000 University of Newcastle - NeW Space

The building is a hub for the University of Newcastle, accommodating up to 3500 students a day and up to 100 staff. The building includes teaching, learning and office space. Facilities include business and law faculties, digital library services, collaborative learning and research spaces and services for industry and professional and community spaces. The project focused on sustainability and was awarded a 5-Star Green Star –Education Design v1 rating from the Green Council of Australia. As it’s located on the main street of Newcastle, access was severely restricted. Sub-structure allowed for the high water table, earthquake design and mine subsidence risks. Heritage was addressed. Structural works included the formation and lifting of the X columns and megatruss structure. The façade included 24 finishes. Hansen Yuncken’s enthusiastic team engaged in the detail planning of major activities during the design and construction phases. The Green Star design rating was assisted by Hansen Yuncken’s involvement in developing operational water and greenhouse gas emissions via rainwater recycling. Communication with the client, authorities and consultants was considered critical to the success of this project. Meetings at all levels were implemented and co-ordination and collaboration contributed to the successful and timely completion of this complex project.

Winner MULTIPLEX TERTIARY BUILDINGS $100,000,001 & OVER UNSW Biological Sciences Building, Stage 1 Randwick

The Biological Sciences Building (Stage 1) is a contemporary research and teaching facility for the Faculty of Science at the University of New South Wales. The nine-level building represents the third stage of the regeneration and expansion of the university’s Biomedical Precinct and addresses the long-term accommodation needs of the Biological, Earth and Environmental Sciences and Biotechnology and Biomolecular Science schools. The building includes a new atrium; contemporary research, teaching and learning spaces; wet and dry laboratories and extensive upgrading of the surrounding landscape. Works were completed on a fully operational campus and strict measures were put in place to ensure minimum disruption of staff, students, visitors and the ongoing activities of the busy university. In-ground works required the relocation of major high-risk services. The university substation required demolition. The new substations were constructed within the adjacent buildings while these buildings remained live and occupied during the works. The building required many areas to have physical containment certification (PC2). This included minimisation of gaps, access to clean surfaces and pressure boundaries. Ceiling spaces and penetrations required special attention. Multiplex engaged specialist relocation consultants to assist in the critical relocation and decanting strategy. Through an extensive ECI and ongoing design development, Multiplex delivered a project that maximised the footprint and addressed the long-term accommodation needs of the Biomedical Precinct. The Biological Sciences Project was successfully delivered on program, below budget and handed over defect free.

Winner RICHARD CROOKES CONSTRUCTIONS PUBLIC SCHOOLS OPEN PRICE CATEGORY Bellevue Hill Public School The Bellevue Hill Public School project involved the delivery of a new 21st century facility that includes the construction of a new four-storey building, a library, presentation spaces, toilet amenities, practical activity spaces, withdrawal rooms, storerooms and covered terrace areas. Key features of the project were the installation of architecturally designed precast façade, terraced seating Amphitheatre, a rock climbing wall, flexible indoor and outdoor learning spaces, spiral off-form concrete stairs, a tree-lined walkway, timber deck areas and kitchen garden planter boxes. The Richard Crookes Construction team encountered certain challenges during the construction period. The main one was the heavy council and school zone restrictions and limited access to the street frontage for the installation of 42 double-height facade panels, installed in a series of three-hour daily operations. The school’s bespoke details, high level of architectural finishes and progressive new age features reflect the trend towards flexible learning spaces and state-of-the-art technology to cater for the 21st century student requirements. The Richard Crookes Constructions team has successfully delivered the innovative project on time and completed with an exceptionally high-quality standard of finish.

Winner RBG SERVICES GROUP PTY LTD PRIVATE SCHOOLS UP TO $1,000,00 St Aloysius’ College Kirribilli

The project to upgrade two adjacent terrace houses included the partial demolition of one terrace and the conversion of this and the adjoining terrace into administration offices for the college. Demolition addressed hazardous materials. Construction of the two-level refurbishment included finishes, services, soft furnishings and external façade works. Floor levels were adjusted and heritage elements were reused where appropriate. This included ceilings, ceiling roses, fireplaces, stairs and trims. Safety of the students, staff and public was successfully addressed and managed. Stormwater retention was resolved. Consideration was given to the local business community. Materials handling, dust control and traffic management procedures implemented contributed to the success of this project. Works on this well-detailed and well-finished building project with heritage and service issues, in the middle of a densely populated residential area, were completed in 13 weeks. This project successfully has integrated the new and old of the terraces, providing an excellent addition to the college.

Winner REITSMA CONSTRUCTIONS PRIVATE SCHOOLS $1,000,001 - $5,000,000 St Andrew’s Primary School (Stage 1, Learning Centre & Canteen) Marayong

St Andrew’s Primary School provided GLAs, breakout spaces, landscaping and a canteen refurbishment. A number of existing buildings were demolished to expand the playing areas. These works included expansive synthetic grass areas. Works were completed with ongoing cooperation to ensure access routes and temporary fencing to allow safe egress for students and staff and building delivery times. The building included concrete slabs and columns, steel framing and a mix of external finishes designed to match the adjacent building. Internal spaces were open and inviting, with glazed internal walls and feature bulkheads. The works were completed on time despite the late addition of the major changes in the landscaping scope of works. The building is a fine example of successful co-ordination and co-operation of all stakeholders.

Winner REITSMA CONSTRUCTIONS PRIVATE SCHOOLS $5,000,001 - $10,000,000 St Patrick’s Catholic Primary School Mortlake

St Patrick’s Primary School is a three-storey building with a basement and two levels of teaching areas. The design included breakout spaces and administration. Mortlake is a suburb in the inner west. The area is densely populated, roads are narrow and access is severely limited. Careful negotiation with the residents was required for the duration of the project. Noise dust and traffic controls were implemented to ensure the disruption to residents was minimised and to comply with authority’s requirements. Works included demolition and major excavation. A single-storey building on the site, “The Bakery”, was retained and refurbished to accommodate GLAs and toilet facilities. The site required major infrastructure upgrade for electrical and hydraulic services. Finishes were of a high standard and required precision set out. Double-glazed windows and doors were imported from Europe and long lead times and integration with multiple finishes was a feature of this building. This complex and interesting building project with a tight construction program is a fine example of quality management and work practices.

Winner CO-WYN BUILDING CONTRACTORS PTY LTD PRIVATE SCHOOLS $10,000,001 - $15,000,000 Danebank School, Stage One Hurtsville The Junior School at Danebank Anglican School For Girls is a four-level building built on a restrictive site with an active school community. Works included a basement service area, ground floor preparatory area and breakout space, entry and staff areas including reception and administration. First and second floors include GLAs and a music room. There is a roof playground area. Extensive ground floor external landscaping and play areas complement the building works. Initial works were carefully considered to comply with authorities and the college activities on a restricted site. Excavation revealed contaminated soil. Significant amounts of soil were subsequently removed once testing was completed and approvals were given. The excavated site revealed unknown old concrete piers. These were carefully removed. Height restrictions and tight design tolerances required close co-ordination and consultation. Some services required relocation to ensure the height requirements were met. The complex faรงade was varied and wellconstructed. Structural changes to the slab design incurred potential delays that were limited by an alternate solution. Similarly a hydrant booster pump and enclosure were added. A COLA was also added late in the program. The rooftop playground waterproofing and finish was redesigned, this resulted in a more aesthetic treatment and a cost saving for the college. A Spanish screen-printed glass mosaic tile feature panel was installed in the Prep Room. This difficult project was executed with quality management and attention to detail.

Winner QUASAR CONSTRUCTIONS (COMMERCIAL) PTY LTD PRIVATE SCHOOLS $15,000,001 & OVER St Ignatius College, Riverview - The Therry Building Lane Cove St Ignatius College has a master plan to deliver a campus-style environment to the college. The Therry Building is the first step in the master plan to relocate teaching and community functions to a more central area. The Therry Building is the refurbishment of a three-storey, 1970s concrete-framed classroom block. Originally 10 classrooms, the building has been expanded to accommodate 24 learning areas plus tutorial, seminar, meeting, media and amphitheatre-style spaces. Off-form concrete, perforated metal ceiling tiles, timber paneling and glass have been combined and together with glass and perforated metal panels to the faรงade, around four diverse landscaped courtyards, provide an envelope to a remarkable educational space. This building has 16 elevations, most with narrow easements to adjoining buildings. Access, scaffold placement and changing crane locations resulted. Substantial areas of the old building required retro fitting of carbon-fibre elements to bring older sections of the building to parity that would accept the new loadings. Existing major services were resolved. Three thousand cubic metres of fill was sifted, relocated and reworked. The school remained operational and tasks were programmed to alleviate any conflicting noise from construction. This is a building of architectural merit that presented unique challenges. These challenges were met and overcome and the end result is an outstanding achievement.

Winner STEPHEN EDWARDS CONSTRUCTIONS PTY LTD PUBLIC BUILDINGS UP TO $7,000,000 Elizabeth Bay Marina

Elizabeth Bay Marina has existed for more than 100 years and was deteriorating and vulnerable to flooding. This design and construct contract involved the demolition of the existing marina structure and the construction of a new enlarged marina with enlarged and more accessible marina facilities, floating pontoons in lieu of a fixed wharf, cafĂŠ, fuel storage and bowsers, storage for canoes and skis, retail spaces, public amenities and change rooms. The builder has produced a very well-constructed facility of outstanding quality on the shores of Sydney Harbour in a densely populated residential area, while ensuring that the complexities of constructing over water and on land and the associated environmental and safety issues were addressed. The project was delivered in 41 weeks.

Winner BELMADAR PTY LTD PUBLIC BUILDINGS $7,000,001 - $10,000,000 Emanuel Synagogue Woollahra

Built adjoining the existing heritage-listed synagogue, this new, modern, 700-seat sanctuary and covered forecourt complements the older building. Lower levels include a childcare centre and open play space. The development gave consideration to the heritage requirements and created a state-of-the-art childcare and sanctuary space that allows for current demand and expected growth. The activities of the existing synagogue and childcare centre were maintained throughout the project with the successful implementation of a site-specific community liaison plan. Authorities were managed with DA-staged approvals, tree removals, road access for services, and compliance with strict acoustic requirements. Site access was restricted to a rear entry from a narrow dead-end street. A heritage-listed Moreton Bay Fig on the site further complicated deliveries and unloading. Co-operation of the neighbours was critical and this was managed by extensive consultation and notification. The neighbours were receptive and positive for the duration of the project. Architectural detailing required the steel framing, internal linings, floor tiles and the like to be carefully set out with minimum tolerances. 3D laser scanning was used to ensure accurate set out and to digitally record the results. Glazed artworks to the north wall and western screen were a feature of the design and required comprehensive involvement by the builder. Winner ADCO CONSTRUCTIONS PTY LTD PUBLIC BUILDINGS $10,000,001 - $20,000,000 Oran Park Library

Oran Park Library is the heart of the Oran Park Civic Precinct and provides a place of community development and information, education and recreation. The interior of the building has a unique theme, reflecting the area’s motor racing heritage, as well as a new high-tech, open library including sessional offices for community support and community centre to foster art, culture, community activities and the needs of the Oran Park community. This unique building of approximately 2500m2 floor area over two levels has been designed and constructed to the highest standards. All elements of off-form concrete, steel, plasterboard, concealed lighting, internal joinery and façade finishes, together with the external paving and landscaping, have all been built with skill and great attention to detail. The site team is to be congratulated on the quality achieved on the construction of this difficult building project.

Winner A W EDWARDS PTY LIMTED PUBLIC BUILDINGS $20,000,001 & OVER Australian Turf Club Multi-Deck Car Park & Facilities Buildings Randwick

The purpose of this design and construct project, which took 80 weeks to build, was to maintain and provide an upgrade to the existing Randwick Racecourse race day stalls unit. In addition, there was the design and construction of new spectator assembly areas on the ground level, with three upper levels of open-deck carpark for 580 cars and the incorporation of a pedestrian bridge link to the existing grandstand building. The builder discovered that there are no standards for the construction of an equine facility, and a thorough design was adapted to ensure the safety of walking and stabled horses while maintaining its architectural and structural integrity. The construction of the temporary day stalls was also required to maintain the ATC’s business operation during construction. All of the building works were undertaken within a seven-day-aweek live operating precinct worthy of the nation’s premier horseracing facility. The attention to detail and the quality achieved by the site team working under extreme safety and environmental conditions in this unusual project involving thoroughbred horses, spectators and cars all in the one building was outstanding.

Winner RICHARD CROOKES CONSTRUCTIONS COMMUNICATIONS BUILDINGS OPEN PRICE CATEGORY Phase 1, AirTrunk Sydney Data Centre Huntingwood The builder undertook the construction of phase 1 (of 4) of the data centre located in Western Sydney on a redeveloped site of 64,000m2. The building was built over 12,000sqm (GFA) in just 44 weeks. The two-storey data centre (phase 1) is comprised of eight data halls, boasting 20MW of capacity cooled by 20 CRAC (Computer Room Air-Conditioning) units per hall. The structural roof top plant room is designed to house approximately 20 mechanical chiller units and associated services. This technical building spans 4,800m2 over two stories and is located adjacent to the main data halls. This building facilitates the amenities and tenant areas for current and future use including Meet Me Rooms and Communication Rooms. The building houses three lifts (goods and passenger) and the external works include two mezzanine structures housing multiple power train units, transformers and diesel backup generators to power phase 1 of the facility. Due to the short timeframe for delivery, the builder implemented innovative construction techniques including precast concrete panels, factory-produced prefabricated pipework, traffic management and logistic plans for the timely delivery and installation of all plant and equipment, and a significant amount of client-supplied specialised equipment. On a fortnightly basis throughout the life of the project, the builder brought together the principals and leaders from various trades that were integral to delivering the project. During these meetings, the group problem-solved and co-ordinated the installation of complex items within a large building during construction to ensure successful completion.

Winner FDC CONSTRUCTION & FITOUT SPORTING FACILITIES UP TO $5,000,000 Virgin Active Barangaroo

Virgin Active Barangaroo is the first collection club in Australia. The club is designed around the seven dimensions of wellness and features a mix of natural and sustainable finishes to provide customers with a bespoke experience. The works included the construction of four dedicated and immersive training studios. The change rooms and toilets include individually separated showers, which provide customers with their own personal space. Built with full-height walls and a coffered ceiling, the space also includes mood lighting, a feature that has been incorporated into the facility and is designed around altering the circadian rhythm of Virgin members. Each studio has been equipped with bespoke rubber gym flooring and an AMX controller, allowing the instructor to maintain full control of their classes through light, sound and blind manipulation. The design incorporates high-level acoustic design to ensure each studio is isolated from the adjoining studios as well as the neighbours in the building, including a yoga facility beneath the Virgin Active Club. The club incorporates Ozone cleaners to clean boxing gloves and cycling shoes. All finishes are of a high-level specification and have been well executed to provide an exclusive environment. Access to the project was limited to predominantly stairs, which added to the labour-intensive nature of the work. The facility offers an impressive level of finish in this highly specified project. Winner ADCO CONSTRUCTIONS PTY LTD SPORTING FACILITIES $5,000,001 - $15,000,000 Sydney University Boatshed Linley Point

The Sydney University Boatshed is located off Burns Bay at Linley Point. The boatshed structure is bound to the north, south and east by water and to the west by Linley Lane, which forms part of the council recreational parklands. The building is a two-storey training facility, which is the home of elite university rowing students. The lower level deck mainly serves the purpose of boat storage, a maintenance area and boatlaunching facility. On the upper level, the athletes utilise the multipurpose room as the main indoor training facility. Facilities include accommodation for full-time staff, kitchen spaces and amenities block. The works comprised the removal of the existing marine structures following the previous facility being destroyed by fire. Difficulties include the inherent issues of building over the water. The structure comprises the Ultrafloor slab system with structural-steel framing for the upper area. Piling was carried out from the water together with the installation of pre-cast headstocks and pre-cast flooring system. This work was done from a barge-mounted crane. A land-based crane (150T) was used for the superstructure erection. The works also included landscaping on shore, together with access road improvements. The project was well constructed under conditions that required careful planning and execution to ensure environmental compliance and program achievement.

Winner A W EDWARDS PTY LIMITED SPORTING FACILITIES $15,000,001 & OVER Rugby Australia Building Moore Park

The Rugby Australia Building is a state-of-the-art sport and education hub that is the new headquarters for Rugby Australia. It hosts high-performance operations and also houses the new sport facilities for University of Technology Sydney (UTS).

The bespoke façade sun shading is unique to the project, utilising deep sections of anodised aluminium sections which transition from horizontal to vertical and include intersecting lattice, which was unitised to the curtain wall panels prior to installation.

The Rugby Australia component includes a high-performance training facility primarily for the Australian men’s and women’s Sevens teams and the Wallabies. The facility includes wet recovery rooms (endless river, hot and cold spas), large gymnasium, café, lounge and dining spaces, together with an internal playing field. Rugby Australia administration, coaching staff, board and meeting rooms are also in this section of the building.

The detailed works were carried out to a high standard of finish and create a quality environment for the occupants. Overall, the construction quality was of a high standard. Management of the various stakeholders and working within a busy precinct were all dealt with in order to achieve a successful outcome.

The UTS component consists of teaching spaces, laboratories and training rooms for the Sports Science facility. The basement includes parking, plant areas and specialist storage facilities. The building is founded on piles with a reinforced concrete post-tensioned structure. Steel framing forms the top level of the building, with a curtain wall detailed façade. Fitting out both sections of the building was part of the construction contract. The internal works included sports sprung flooring, recovery pools, endless river pool, sports field with synthetic grass on a sports underlay and change facilities, together with quality office space including boardrooms etc. 38 MASTER BUILDERS ASSOCIATION OF NSW EXCELLENCE IN CONSTRUCTION AWARDS 2018


Winner EVOLVE CONSTRUCTIONS INTERIOR FITOUTS UP TO $500,000 Vive Active Brookvale

Vive Active was designed as an interactive, state-of-the-art health and fitness Pilates studio. Evolve Constructions began with concept drawings and through detailed research and coordination met the client’s requirement for a flagship store that could be replicated using costeffective materials to create a dynamic experience for their clients. This was achieved through reflective surfaces and dynamic mood lighting. The tight timeframe of nine weeks fitout time was only achieved by detailed planning, coordination and alternative engineering and materials selections. Evolve worked closely with the designers to select alternative materials and a structural supporting system for the reflective ceiling. The lighting requirements were met through a number of lighting and sound consultants working closely with Evolve to achieve the desired effect. The workmanship in this fitout is of a high standard, with Evolve achieving the desired effect by utilising its expertise in alternative materials election and detailed planning.

Winner EMERATH BUILDERS INTERIOR FITOUTS $500,001 - $1,000,000 Casa Artedomus Rosebery

This showroom for Artedomus products required a high degree of coordination and discussions with the client to ensure there was flexibility in the design in order to change products as they come onto the market. Access was through a narrow door opening then via the main terrazzo entry stairs in an occupied building. A new steel entry window and door complete with a fabric canopy and planter boxes create a window to the interior. Sheet porcelain was used to line the partitions with purpose-made metalwork and joinery displays providing interchangeable settings for the displays. The finishes were well executed and the finish was of a high standard. Overall, the works were well executed and demonstrated a high level of skill to achieve the desired result.

Winner GRAPHITE PROJECTS PTY LTD INTERIOR FITOUTS $1,000,001 - $1,500,000 E11A Council Room Macquarie University

The Council Room project consisted of demolition of the existing fitout; 10 new openings to the existing perimeter; feature timber ceiling and wall panelling; acoustic wall panelling; curved faceted timber wall panelling and the mechanical, audio-visual and electrical upgrade of existing services. The visual highlight is the timber panelling to the ceiling and walls and the bow tie-shaped ceiling required to resolve the acoustic issues in the room. The level of detail and setout required to achieve the desired result is commendable. Graphite worked closely with the consultants to achieve an outstanding result. Overall, the works were well executed to a high standard under difficult conditions. A high level of skill and craftsmanship has been demonstrated to achieve the final result.

Winner RBG SERVICES GROUP PTY LTD INTERIOR FITOUTS $1,500,001 - $2,000,000 Brickworks Design Studio Sydney

This outstanding showroom for the Brickworks Design Studio was constructed in a heritage building in the Sydney CBD. It utilises Brickworks materials to great advantage which shows clients the products and what can be achieved with those products. The two main features of this project are the Poesia glass bricks and the heritage cast-iron columns. The Poesia glass bricks were the first installation in Australia which necessitated engineering for support of the 4m-high solid glass brick wall. The installation and integration of the steel supports and the final three-stage polishing and finishing required detailed supervision and attention to detail by RBG Services. The effect upon entry is striking. The eight heritage columns were initially sand blasted and then primed, then filled and sanded a number of times before the final three coats of lacquer were applied. The finish is dramatic and of a high standard. The levelling of the undulating substrate was critical before the floor could be laid with a 30mmthick limestone tile in a French pattern. The site was restricted due to its location and footprint area but RBG Services has achieved a showroom finished to a high standard, which reflects the desired effect.

Winner BERKELEY CONSTRUCTIONS PTY LTD INTERIOR FITOUTS $2,000,001 - $3,500,000 Winten Property Group Head Office North Sydney This project involved transforming a tired office fitout into an office which showcases the theme of the business. It is a workplace that reflects a homely feel with its purpose-made joinery and architectural trims and wall mouldings. There are three distinct areas which flow together seamlessly with common details throughout, which ties the three areas together as one. The existing chilled beam arrangement created a sound and noise transfer issue that was successfully overcome utilising sound-check plasterboard, extra baffles and matting above the perforated ceiling tiles to dampen the noise transfer without modifying ductwork. The raised timber floor in the library shows the way to a door built seamlessly into the joinery unit. This leads to an area of relaxation and fun surrounded by bespoke joinery. The entry foyer has a theme of walls with architectural mouldings reflecting the home unit developments for which the client is well known. The standard of finish was high and consistent with the creation of new high-quality office space in North Sydney.

Winner MPA INTERIOR FITOUTS $3,500,001 - $4,000,000 Visa Sydney Barangaroo

MPA has been able to achieve three distinct but separate areas for Visa that flow seamlessly from one to the other. Throughout these areas are high-level finishes and acoustically treated privacy areas. There is a coffee bar, sunken lounge and joinery booths, several operable walls and a dramatic reception area that features bricks laid both horizontal and vertically. This was achieved in a short eight-week delivery program that required a detailed planning and procurement strategy. The reception area required a high level of thought, due to adhering bricks to the underside of the ceiling. Installation of the structural steel was required along with gaining approval on all fixings that were proposed. MPA worked closely with the designer and structural engineer to customise a building technique and methodology, which facilitated the brick pattern feature substrate. This was suspended from the slab soffit and wrapped around the walls. High-end audio-visual technology is present throughout this fitout with architectural integration within the joinery. The VISA fitout achieved a 6-Star GreenSmart accreditation. The high-end finishes were well executed, with the featured reception area achieving a highimpact entry.

Winner BUILDCORP INTERIORS INTERIOR FITOUTS $4,000,001 - $5,000,000 65 Berry Street Lobby Refurbishment and End-Of-Trip Facility Upgrade North Sydney

The existing lobby consisted of various ground floor tenancies and a busy café. The café was to remain operational for the entire duration of the refurbishment as well as access to the five lifts. To complicate the works, there was a childcare facility directly above where the works were undertaken. The works were undertaken in two stages, and most of Stage 2 was undertaken on the weekend of the Stage 1 handover. The first stage comprised the majority of the lobby and new café. Stage 2 comprised some demolition, new floor finish, ceiling and light finishes. The lobby highlights are a featured timber ceiling, polished concrete floor, a green wall and an active store and lobby space, creating a multi-purpose working environment. The end-of-trip facility consisted of new change facilities, change lockers, bike racks and associated works. The entire works have been carried out to a high standard in difficult circumstances. The engineering and construction of the featured timber ceiling and the quality of the lobby floor finishes are to a high standard.

Winner GROWTHBUILT INTERIOR FITOUTS $5,000,001 - $6,000,000 Chin Chin Sydney Surry Hills

Chin Chin is a 400-seat restaurant over two levels with two large kitchens and two bars and is set in the heritage-listed Griffiths Tea building in Surry Hills. The building is more than 110 years old, constructed in 1915. There were many issues related to heritage and hospitality that were successfully overcome by Growthbuilt. Natural materials were used throughout and, wherever possible, existing materials were reused, including as many of the original bricks as possible. Where timber joists were removed to cater for the new fitout, those joists were milled and reused for the flooring in the restaurant. The timber columns were transformed into a restaurant table. Alternatively, new items were sourced, fitted and integrated with the original heritage fabric. The building incorporates high ceilings with exposed existing timber joists, flooring, herringbone strutting and columns. The fitout required complex and extensive planning to coordinate material deliveries while the main building above was being fitted out as residential. The restaurant area was the first area to be handed over prior to the completion of the residential areas. The two floors, home to Chin Chin, have been revitalised after years of neglect, with natural timber and stone products finished to a high standard in difficult circumstances.

Winner MAINBRACE CONSTRUCTIONS INTERIOR FITOUTS $6,000,001 - $10,000,000 Palace Central Sydney

This outstanding fitout consisted of traditional tiered seating cinemas into an existing retail space with 4.1m headroom, retail below and commercial space including a library immediately above. The fitout encompasses a platinum lounge rivalling a first-class airline lounge, three platinum cinemas with 14 to 22 seats, 10 boutique cinemas with 35 to 55 seats, a Prosecco bar with an interactive wine wall and a European-style beer hall. Three of the cinemas boast a glass-sided cinema with automated curtain. These presented particular challenges for noise from within and from the outside in. The very tight floor-to-ceiling dimensions and the acoustics achieved have been an outstanding success for both Mainbrace and its client. The fitout is impressive for the finishes which are of a high standard and how Mainbrace has delivered a facility which fulfils the client’s needs.

Winner CALIDA PROJECTS INTERIOR FITOUTS $10,000,001 - $15,000,000 Barangaroo House

Calida was responsible for the internal and external fit-out of this three-storey bar/restaurant with associated basement works. The works consisted of the early handover of some of the completed external works including the driveway. Externally, Calida constructed a new timber decking system. Curved glass sliding doors surround the venue at each level, while timber dowels have been bent to follow the circular external appearance of the building. There was 45 tonnes of soil and landscaping, large hand-made sculptures, equipment for three bars and three commercial kitchens craned to the upper levels. The timber ceilings, timber wall panelling and timber floors are a feature throughout the venue. The fitout included associated basement works consisting of a post-mix room, keg room and staff room with bathroom amenities. The dĂŠcor captures the lifestyle of today, creating a vibrant atmosphere. The quality of the finishes and level of coordination required to meet the timeframe is a credit to all involved.

Winner MPA INTERIOR FITOUTS $15,000,001 & OVER Baker McKenzie Barangaroo

The Baker McKenzie fitout was delivered in stages and extended across three levels consisting of reception and waiting areas, multi-function meeting rooms and boardrooms, a cafĂŠ and commercial kitchen facilities. It also included individual offices, open-plan workstations, collaborative areas and flexible work zones. MPA has installed curved glass panels, a floating interconnecting staircase, curved plaster walls, custom lighting with integrated planter boxes and curved glazed offices. Challenges faced were the 120 curved glass panels, large pieces of glass to the stairs weighing 240kg each and the installation of the gas supply to the kitchen, which required the purging of 48 floors of the building. Challenges were overcome with detailed planning and coordination by the team. The standard of workmanship and the finishes are credit to the diligence and excellent design, planning and execution by MPA.

Winner CONSTRUCTION BY DESIGN (COMM) PTY LTD SHOP FITOUTS UP TO $1,000,000 IKOU - QVB Sydney Construction By Design fitted out the IKOU shop within a heritage building in a little more than three weeks. This small shop fitout exudes style and quality. IKOU is a skincare product that represents a natural approach to rest, relaxation and skincare that is reflected in the colours and design. The detailed components include grade-eight polished stainless steel in a mixture of curves and straights, curved walls and tile flooring utilising water jets to cut the detailed radius curves. The back-lit shelving has been set in flush with the wall, which creates clean flush lines to the fitout. The design, appearing simple, was carried out to a high standard. Attention to the small details is evident.

Winner NEXT SHOP FITOUTS $1,000,001 - $2,000,000 Suitsupply Sydney

This challenging fitout constructed within a heritage building and a former iconic banking chamber involved challenges that were met and overcome with detailed planning and execution by the NEXT team. A floating floor was installed above the existing heritage marble floor with fixings to the structural columns, which were braced to the structural-steel beams running atop the timber-framed walls. The features of this fitout were very strict tolerances enforced; internationally pre-fabricated joinery; high-gloss finishes to the joinery; wallpaper; mirrors to doors and walls with minimum tolerances and imported timber parquetry flooring. The finishes are first rate and the team at NEXT are to be commended for their standard of workmanship and the tolerances achieved.

Winner MPA SHOP FITOUTS $2,000,001 - $5,000,000 Jardan Sydney Flagship Store Paddington

This Jardan store is located in a three-storey heritage-listed building in the heart of Paddington. The project features a high level of detail and uses marble on the staircase and walls and brass awning signage. The entire west corner of the building was demolished to cater for the installation of the new steel structure and the new aluminium windows. A new lift was excavated and installed within the existing structure. The fitout features a rounded, triangular-shaped staircase connecting the three levels. The staircase is clad in plasterboard, with timber treads and marble nosing. A large skylight is installed over the staircase, which created planning and stages issues. There is a marble entry wall, etched with the Jardan logo and has a custom-made bronze handrail. MPA has overcome a number of planning obstacles and finished the fitout to a high standard.

Winner MAINBRACE CONSTRUCTIONS PTY LTD SHOP FITOUTS $5,000,001 & OVER David Jones Food Hall Bondi Junction This project was complicated by the existing shopping facility and remainder of the store continuing to operate throughout the entire fitout. The works were extensive and featured supply and installation of various bars including juice, salad, wine and beer, sushi and an Asian bar. There was a bakery, cafĂŠ, butcher and dry meats, chocolatier, kitchen and grill and private dining. The associated services required a major upgrade, with major mechanical ducts being run through the existing store with a new mechanical plant being lifted onto the roof area. As a concept store on which others are being based, the level of coordination and detailed planning to ensure the principles can be replicated was commendable. The works were extensive and have been carried out to an impressively high standard.

Winner HINES CONSTRUCTIONS PTY LTD STUDENT ACCOMMODATION UP TO $7,500,000 Wolgan Valley Campus - Cranbrook School

The Cranbrook School Wolgan Valley Campus is located on 96 acres, approximately 40km from Lithgow. The site is nestled in the amazing surrounds of the Wolgan Valley. This stage consists of two accommodation blocks for students and staff, four camping pads, a commercial kitchen building, long dining tables and a pizza oven. The campus is connected to the main power grid and fibre for communications, services and security. Water is sourced, captured and treated on site, while waste is dealt with using an AWS system, resulting in an environmentally responsible development. The expensive use of iron, timber and blockwork with attention to detail in finishes makes this project reflective of early Australian sheds in a rural setting. Hines Construction has delivered a high-quality project for the school that will be enjoyed by staff and students.

Winner STEPHEN EDWARDS CONSTRUCTIONS PTY LTD STUDENT ACCOMMODATION $7,500,001 & OVER Bishop Barker Boarding House North Parramatta The existing King’s School 1960s building was run down and not in keeping with the school’s recently refurbished boarding houses. This building was fully gutted, leaving minimal external walls in place. The five wings of the building were extended and refurbished to provide a new contemporary boarding house for 85 students, residential accommodation for house staff, indoor and outdoor student recreation areas, and breakout spaces with staff/student amenities. The completed building, both internally and externally, demonstrates the highest quality of workmanship that has been achieved under extreme constraints and working conditions. This project is a testament to the collaborative relationship between Stephen Edwards Construction, The King’s School and the project team.

Winner MAINBRACE CONSTRUCTIONS PTY LTD RETAIL BUILDINGS OPEN PRICE CATEGORY Narellan Town Centre The Narellan Town Centre redevelopment is a major extension of the existing shopping centre, more than doubling the gross floor area to 132,810sqm. The existing centre in the south was extended north to meet the new four-storey structure to the north. A 38m-wide pedestrian link bridge spanning 48m across Camden Valley Way at the retail level was constructed to seamlessly integrate the north and south precincts. The project also included landscaping, plazas, entertainment precincts, new civic squares and fit-outs for Coles, Kmart, Kmart Auto, Target, H&M and Ultra Tune. Also included was an expansion and fit-out of Woolworths, all in 32 stages. The staging plans included traffic and pedestrian access paths for each of the stages, including building over the main entry while it remained in operation. The final completed project is massive in scale and the complexities of staging are obvious. The buildings are well finished and detailing well resolved given the fluid nature of the cost plan and programming.

Winner FUGEN CONSTRUCTIONS PTY LTD HEALTH BUILDINGS UP TO $10,000,000 Mt Druitt Hospital

The Mt Druitt Hospital project consisted of a number of stages across different areas of the hospital. The program required the Pre-Admissions Clinic, L2 MRI extension, L2 Recovery extensions and Operating Theatre 2 to be constructed concurrently. Refurbishment works to the existing Recovery 3 and EDO were undertaken upon the completion of the L2 extension and PreAdmissions Clinic. As the project was constructed within an operational hospital, noise, dust, vibration management, consideration of sterile areas and surgery timetables all had to be reviewed and managed to minimise the effect on hospital operations. Access to various areas was, in some cases, limited, and required specialist equipment, eg to construct piles and trenching in a low-height environment. The project posed many challenges due to working within a live operational hospital environment. There were a number of major service upgrades requiring cut-overs without unplanned interruption to the existing hospital facilities. Careful planning of site access was required to ensure access to the site did not interfere with hospital operations. There many finish types throughout the building relating to each area of the facility, ranging from general office areas through to recovery rooms and operating theatres. The site appears to have been well managed and the project completed to a high standard of finish within a tight program time.

Fugen would like to thank Health Infrastructure for providing us with this exciting prospect to construct the Mt Druitt Hospital extensions.

The refurbishment of this heritage-listed chapel involved working for eight months at the college during school term with 1000 plus students uninterrupted by our workers.

This project involved the construction of three structural extensions to Mt Druitt Hospital for a new 11 bed Recovery, MRI suite and Pre-admissions Clinic.

This project was to be kept in line with heritage standards and to be not only aesthetically pleasing, but gracefully harmonious and in keeping with a heritage chapel.

The works also included a complete services upgrade and refurbishment of the existing Stage 3 Recovery, Operating Theatre and Extending Day Only wards.

Winner ERILYAN PTY LTD HEALTH BUILDINGS $10,000,001 - $20,000,000 Warners Bay Private Hospital Mental Health Facility

This project comprised an extension to the existing hospital to create a new mental health wing of 52 private patient rooms (all with ensuites), staff offices and associated rooms. The new extension also contains a new commercial kitchen to service the entire facility, 62 new car park spaces, a new mental health day clinic and associated landscaping. Being a mental health facility, the requirement for anti-ligature to be incorporated into the design meant that many items and components are made to order, with resulting additional lead times. All balconies and stair handrails had to be designed as anti-jump/fall and anti-harm. This impacted on the design and coordination to ensure the program was maintained. Construction access was an issue with a ‘narrow pinch point’ in the driveway, together with a primary school on one side and medium-density residential on the other. Hence, noise and work hours were highly regulated, in addition to the implications of the existing facility’s 24/7 operation. In order to optimise the program following approval delays from authorities, Erilyan elected for a modular system for the ensuites to each room. These were manufactured off site (in Australia) and craned into position, which achieved a saving of eight weeks on the construction program. The level of specified finishes, such as tiling to wet areas, was high, as required by the client to provide a less clinical environment. The site was well managed and the project completed to a high standard of finish.

Winner RICHARD CROOKES CONSTRUCTIONS HEALTH BUILDINGS $20,000,001 - $60,000,000 Northside Clinic St Leonards The Northside Clinic in St Leonards is a private mental health facility owned by Ramsay Health Care. This state-of-the-art facility was designed and built in line with the latest thinking in hospital design, program delivery, therapy and nutrition. The facility is 13,942m2 over10 levels. The functional facility includes the latest technology and high-end finishes and fresh interiors, provide a welcoming and non-clinical feel for patients and staff. The hospital has 112 beds (all single private rooms), plus 24 specialist consulting rooms, pathology suite, electroconvulsive therapy and Transcranial Magnetic Stimulation procedure rooms, indoor and outdoor dining areas, cafÊ, private parkland and outdoor terrace as well as massage rooms, large gymnasium and two levels of parking with 139 spaces. The external façade comprised Vitracore G2 composite cladding and CSR Cemintel CFC cladding. The works included the demolition of an existing car dealership and storm water diversion. Ground contamination was discovered, resulting in the building being raised in order to leave the existing ground undisturbed. Extensive prototypes were established before fitout works commenced to ensure details were resolved and the client sign-off was achieved. Other initiatives included the use of Dincel permanent formwork for a number of walls above L5. A tower crane was used for major lifting, together with a single man and material hoist. The quality of the finishes was very high and the overall project was of a high standard in both specified finishes and level of execution.

Winner MULTIPLEX HEALTH BUILDINGS $60,000,001 & OVER St George Hospital, Acute Services Building Kogarah

The St George Hospital Stage 2 Redevelopment involved the construction of a new seven- level Acute Services building on top of an existing operational 24-hour Emergency Department. The facility includes a 52-bed intensive care unit, eight operating theatres, sterile services department, 128-bed inpatient facility and rooftop helipad. The works also included a new substation, refurbishment of nine departments within the existing building, new main entrance and carpark expansion.

The specified quality of the finishes was very high, with the overall level of finishes being raised to provide a more modern and up-to-date feel. The execution of theses finishes has been well done, with the overall feeling of this project to be of a high standard. Multiplex has dealt with many complexities on this project in order to produce a well-finished hospital for Health Infrastructure NSW.

Major challenges for the project included working on an existing hospital site and building directly over the existing Emergency Department while constructing a new multi-level building above it. Construction access had to ensure full ambulance access from Gray Street was available at all times. Materials handling was by way of tower crane, concrete boom pump and hoist. Key difficulties that were overcome include the demolition and waterproofing of the roofing to the existing emergency area. A quiet, dust-free area was critical at this time. The maintenance of existing services was also critical to the emergency area, together with the remaining hospital. Late design changes were also incorporated into the program. The degree of difficulty for this project would be high given the direct interaction with the Emergency Department initially and then at each level where a link to the existing building has been established, together with the maintenance of existing services throughout the project. Winner RICHARD CROOKES CONSTRUCTIONS RESIDENTIAL & MIXED-USE DEVELOPMENT BUILDINGS UP TO $200,000,000 Leichhardt Green

Leichhardt Green is a 10,090m2 mixed-use residential design and construct project built on an old industrial site surrounded by narrow streets. The builder undertook site remediation due to high vapour pollution and ground contamination within the soil on site using a Liquid Boot system and the testing of technology not previously used in Australia. The project comprised 287 apartments of various sizes in five residential tower buildings ranging from four to nine storeys in height, built on a podium with underground carparking, and eight lifts servicing the five buildings. The site team is to be congratulated for having achieved such a high-quality residential project, both internally and externally, with all trades demonstrating great attention to detail. The quality of the face brickwork and tiling on the external facades of the buildings are of the highest standard.

Winner LENDLEASE RESIDENTIAL & MIXED-USE DEVELOPMENT BUILDINGS $200,000,001 & OVER Darling One, Darling Square Haymarket

The 539-apartment (43,522sqm, GFA) project is located on the western side of Tumbalong Boulevard, Darling Harbour and consists of three residential towers: low-rise (nine levels), mid-rise (24 levels) and high-rise (40 levels) constructed above a five-level podium and carpark structure, complete with resort-style facilities including expansive landscape podium gardens and recreational spaces, heated pool, sun deck, outdoor gym, and residential pavilion. Three tower cranes were in operation to service the tight logistics and materials handling and three jump forms were established on the ground floor and used to construct the core of each building.

The project had a staged handover, with the first two buildings occupied for six months while the final building was completed. This presented significant challenges to the builder to ensure the residents of the occupied buildings were kept safe and not disrupted while works took place. The site team is to be congratulated for having completed such a large high-rise project safely and achieving high-quality finishes, both internally and externally, on a landlocked site with adjoining construction activities being undertaken concurrently.

Precast concrete was used extensively for the perimeter walls and blade columns within the towers. The builder adopted a full façade installation, which occurred behind the structure screens, allowing the façade works to be carried out safely. Concurrent with the structure works, prefabricated bathroom pods were lifted into place and positioned onto the floor slabs in careful sequence with high-level services works. Throughout the project, the main goal was reducing the amount of work that could not be completed until the cranes and hoists were removed. The result was that critical path areas didn’t need to be rushed, and the highest level of quality was achieved.

Nubo meaning cloud is an innovative educational play centre that connects families through purposeful design and quality leaving experiences constructed within the Chatswood Chase shopping complex. This centre features state of the art internal spaces including reception and administration facilities, a commercial kitchen, themed activity areas defined by five different floor finishes, change rooms, children’s toilets and a featured structured steel tree house climbing structure. This highly customised childcare has been created with high-quality finishes and its use of colour provides an excellent result for all stakeholders.

Winner WARD CIVIL & ENVIRONMENTAL ENGINEERING PTY LIMITED CIVIL ENGINEERING PROJECTS OPEN PRICE CATEGORY McCarrs Creek Road Upgrade Church Point This complex and technically challenging design and construct contract included the following diverse elements:•

Reclamation of land at Church Point Reserve.

Construction of a new sea wall.

Realignment of the existing McCarrs Creek Road from the Church Point Ferry Wharf to Rosstrevor Reserve.

Construction of a new multi-storey carpark for local and Scotland Island residents.

The project site was extensive and consisted of an existing busy two-lane road, an existing ferry wharf and marina, a public reserve and the open water of Pittwater. Each zone had specific requirements with respect to the materials, workmanship, logistics and safety. The protection of the local marine environment and the preservation of the aesthetics of the locale were important considerations throughout the entire project. The site team has achieved an outcome that is not only aesthetically appealing but also satisfies the requirements of the locale and greatly enhances the livability of the area.

Winner LENDLEASE INNOVATION International House Sydney Barangaroo South

The judges chose Lendlease’s International House Sydney for the Innovation Award because it challenges the status quo for the construction of new buildings in Australia. It showcases dynamic solutions to issues such as resource scarcity, climate change, health and wellbeing, increasing costs and falling productivity. Its innovative success is far-reaching, and it offers important lessons on the way the industry approaches urban renewal. The use of Cross-Laminated Timber (CLT) and glulam in such a high-profile project has encouraged industry interest in timber as a building material. It offers similar structural outcomes as traditional concrete and steel, but at a fraction of the weight. It can be erected rapidly, resulting in significant savings and significant reductions in safety risks during construction. The design of the timber beams was modified by Lendlease to incorporate reinforcing with a product called Laminated Veneer Lumber (LVL). Four prototypes were developed in collaboration with Stuttgart University in Germany. Today, International House showcases the world’s first LVLreinforced glulam beams.

International House Sydney is an engineered timber pre-fabricated six-storey building system. It has received 6 Star Green Star for Office v3 Design and targeting the same for As Built Rating. The NABERS Commitments for the Base Building are Energy 5 Stars, Water 5 Stars, Waste 5 Stars, Indoor Environment Quality 5 Stars, and the Tenancy Energy 5 Stars.

The inclusion of a fire stair that also acted as a circulation stair, using fire rated glass, reducing the use of lifts.

To control summer heat entry, external shading and high performance glazing is used to minimize additional energy use. For internal climate control Passive chilled beams are used throughout. Chilled water comes from the energy and water efficient district cooling plant using plate heat exchangers. Filtered harbour water is pumped straight into custom made chillers. This eliminates the risk of legionella or other microbial contagions being emitted into the atmosphere. This also eliminates the use of heat rejection water, whilst providing energy efficiency much higher than air cooled chillers.

A large 111kW solar photovoltaic system installed on roof, produces enough electricity to power 41% of the base building loads

Low energy LED lighting is used throughout, with programmable controls including motion sensors and daylight harvesting.

End of trip facilities and visitor bike racks are provided to encourage active commuting.

The air conditioning system is a 100% outside air system, with the minimum flow being a 40% increase on AS1668.2. The system also has CO2 monitoring for indoor air quality. Gas fired forced draught boilers are used for reheating and domestic hot water. Non-potable water supply is from the Recycled Water Treatment Plant and is used for flushing toilets.

Winner WARD CIVIL & ENVIRONMENTAL ENGINEERING PTY LIMITED EXCELLENCE IN ENVIRONMENT McCarrs Creek Road Upgrade Church Point

The McCarrs Creek Road Upgrade, Church Point project was a design and construct project, involving reclamation of land at Church Point Reserve, construction of a new sea wall, realignment of the existing McCarrs Creek Road from the Church point Ferry Wharf to Rosstrevor Reserve, and construction of a new multi-storey carpark for local and Scotland Island residents.

With the removal of the existing seawall and existing sea habitat, there was a need for a fish habitat to be reinstated on completion of the seawall. This was completed by placing sandstone rocks at the base of the sheet pile wall, to provide further habitat to the marine fauna, as well as improving visual aesthetics. Upon completion of construction works within the bay, the removal of the silt curtain was achieved by gradually pulling up the silt curtain and allowing marine fauna to gradually find their own way to the bottom of the seabed so as not to cause environmental harm and was completed in the presence of marine environment specialists who safely re-located starfish and other marine life who had inhabited the curtain.

It’s taken a while but this submission catapults Safety in Design to the forefront of Construction, exactly where it should be. Planning is what saves lives. Tracking down the original engineers that designed the building makes sense to once again engage them to design how to deconstruct it. Practical implementation was followed to a tee. Complimented with regular coordinated conversations with two other builders in the same block seems simple. Yet it is one that yields massive benefits in maximising unused road closures, one that collectively embraces all other interested parties inhabiting occupied nearing buildings in a strategic approach that alleviates any public concerns raised enabling safe efficient construction to ensue.

Winner FDC CONSTRUCTION & FITOUT SITE SAFETY - COMMERCIAL PROJECTS $50,000,001 & OVER Faculty of Arts & Social Sciences Camperdown

Prevention is better than a cure. That is definitely the case with this submission. Redesigning the designers design takes some doing, getting the clients approval is what counts. On this occasion FDC succeeded in both. By devising a ladder beam scaffold platform that fills an 18M void surrounding an oscillating staircase in orientation allowed trades access the staircase and void edges without fear of falling as working at heights had been eliminated. Not to be deterred FDC again redesigned the methodology proposed to construct a lecture theatre. By building a steel structure retrospectively within the space the theatre was built out of sequence and introduced new methodologies actually reducing costs and improved efficiency, all in a safer way.

This submission was a pleasure to judge. Ward Civils’ actions that personifies the way we would all like safety to be implemented in a contemporary way. Safety processes followed flawlessly, procedurally perfect. Watching contaminated materials being removed from beneath our CBD in such a systematic approach resembles the inner workings of a Swiss watch. Some of the most rigid personal decontamination systems seen. Removing in excess of 2000m3 of contaminated material daily by excavators delivered into a shipping container which is gantry craned into a jig that mechanically places a lid which is secured. When each container has completed the process, the crane operator is notified by a light signal system which safely allows the container to be removed without spilling a drop.

Merit A W EDWARDS PTY LIMITED SAFETY INNOVATION UNSW Electrical Engineering Building CRM Project Kensington

Refreshing to see best price doesn’t necessarily win. And that is exactly what won A W Edwards this project. By providing the client with a unique temporary engineered structural steel solution. A carefully designed steel structure provided their client with an opportunity to gain access to two buildings, over numerous levels encompassing the entire height of the building. This innovation removed the need to structurally alter the adjoining building and alleviated any subsequent re-work. This innovative safety solution allowed the relocation of existing occupants from one building to another while maintaining program on what was now a conjoined structure. An idea that the University of NSW was prepared to put safety before price for all the right reasons. It’s the simple things, like controlling student access amongst deliveries and vehicular traffic that impressed the judges.

Winner A W EDWARDS PTY LIMITED SAFETY INNOVATION Blacktown Mount Druitt Hospital - Stage 2 Acute Services Building

By sewing the safety seed absolutely everywhere possibly conceivable, in small doses, delivers a very strong message that supports safety. From the minute you arrive at this site it is obvious safety comes first. Innovative ways to get workers buy in with safety is then supported through the induction process, with each worker receiving a token gesture watch reinforcing that there is time to work safely and not to rush! Complimentary sunnies to protect workers eyes operating in the western NSW heat. Walking through this meticulously organised site is representative of the pinnacle of construction. Under this site team’s supervision, planning and actions is where you would want your children to work – safely. The site is sprinkled with small safety gestures and subtle messages in the form A4 colourful short sharp safety signs, strategically placed, in the lifts, at the top of walk ways, lunch rooms. A temporary aero bridge was specifically designed and installed to maintain program and equally to remove workers from mobile plant while the hospital remains fully operational without disruption. Last but not least let’s not forget A W Edwards take on the complimentary drink cooler that the rest of Australia calls a stubbie holder, remaining hydrated is essential, nice touch! Let’s not forget one of the few sites in Sydney with its own canteen on site. Yum! The canteen is inclusive of a revolving safety message displayed on a LCD screen that is updated in real time, remotely. Winner FDC CONSTRUCTION & FITOUT BEST USE OF STEEL The William Inglis Hotel & Riverside Stables Warwick Farm

FDC’s extensive use of steel features throughout the hotel, auction arena, 11 stables and the big barn. The semi-circular open steel trusses spanning over the auction arena with spaced metal purlins are covered with tapered metal roof sheeting. The branches of the fig tree have been meticulously shaped from structural steel and are a stunning feature that complements the project. All structural elements including the roof coverings, right down to the hinge detail on windows and barn stable doors, are outstanding. FDC’s metal workers and tradesmen installed and fabricated the steel work with exceptional detail and a high-quality finish.

International House Sydney at Barangaroo South is Australia’s first timber engineered office building and one of Sydney’s newest cutting-edge sustainable commercial buildings. It is an expression of innovation and sustainable design excellence and represents a new movement in commercial building design and construction.

Aesthetic Qualities – warm and attractive, users also benefit from health benefits.

Construction Process – prefabrication streamlines the build, which allays costs and improves productivity. The structure was delivered in approximately 30 per cent less time than using concrete.

Winner LAHEY CONSTRUCTIONS BEST USE OF TIMBER Joynton Avenue Creative Centre Zetland

The Joynton Avenue Creative Centre and Matron Ruby Grant Park project was an intricate and adaptive reuse of historical buildings and in doing so the builder was required to bring together all its experienced carpenters to develop, design and restore many timber elements of roofs, floors, doors and windows of these heritage buildings. The most outstanding feature of the restored buildings was the addition of seven timber-shaped shells of the JACC building. The interior of each shell is lined with blackbutt timber battens fixed to galvanised-steel curved sub frames, which required each batten to be packed individually to ensure a smooth transition from one batten to the next. Each batten was string lined the full length of each shell and the battens brackets spaced at 400mm centres. The arch of each internal shell required a template to ensure each shell lined up perfectly with the next. The finished shells demonstrate the patience, skill and outstanding workmanship required to work in confined and elevated workspaces to achieve such a difficult design result with the use of timber.

Winner RICHARD CROOKES CONSTRUCTIONS BEST USE OF CONCRETE Bellevue Hill Public School

This complex architecturally designed concrete building boasts circular and curved spiral shapes in off-form concrete to the four levels. The innovative-designed precast faรงade panels complement the required design finish. The quality and consistency of the finishes achieved with the off-form concrete and precast concrete elements were delivered under extreme and difficult circumstances. The delivery is a testament to the entire Richard Crookes Constructions site management team including major formwork, reinforcement, in-situ concrete subcontractors and the precast concrete manufacturers. Congratulations to all involved on this impressive project.

Ochlan was accepted as an apprentice with Master Builders Apprenticeship Services and completed his pre-apprenticeship in December 2017. He interviewed with A W Edwards in January 2018 and was accepted to start work on the Blacktown Mount Druitt Hospital Stage 2 Acute Services Building project in late January 2018. Ochlan has demonstrated diligence in his work activities and both a willingness and eagerness to learn. This places him well for a career in the Building and Construction Industry.

Community Involvement: Ochlan has maintained a connection with the Clontarf Foundation, taking on a leadership role with the younger students. He attends the year 7 camps providing the students with a positive role model and speaks about the importance of finishing school, “sticking it out”, so that they can experience the benefits of the independence, self-reliance and employment.

Since joining MudgeCorp in May 2017, Luke has demonstrated the qualities of a young leader, bringing an injection of motivation and insight into his role. Luke’s willingness to ‘have a go’ at various tasks assigned to him is indeed a valuable trait to have and is infectious to those around him.

In the last four years, Luke has dedicated his time to volunteer as a lifeguard at Lakes Beach where he acquired his Bronze Medallion in 2012. This exposure to the general public and community has been invaluable to Luke and has played a vital role in contributing to Luke’s successful career.

Luke demonstrates consistent attention to detail, initiative and commitment to the company’s vision, mission and values. The ability to naturally influence and inspire others are essential skills required to be an effective subcontractor and builder. Luke displays leadership qualities and is diligent, innovative and can apply skills and knowledge to problem solving potential issues. Not only has Luke played a core part in keeping his surrounding community safe, but he has also learned to work as part of a team and utilised his safety skills in identifying work, health and safety risks, at Lakes Beach and construction worksites. Luke takes ownership of any safety issues observed and ensures the necessary control is in place before moving on to another task. His involvement as a lifeguard enabled him to compete at a state level where he learned diligence and commitment.

In the dynamic environment of construction, the tipping point that contributed to Luke’s early completion of apprenticeship was his display of dedicated hard work and with rapid personal growth and development.
