elcome to the very first edition of Highfields Style! This has been a wonderful, exciting and beautiful transformation for our much-loved Highfields’ Own. We absolutely love the new look and new name of our magazine – and I am so grateful to the wonderful people who have helped bring all our creative dreams to life! This edition has certainly been one that I’d like to dedicate to the creatives – as such, it has been moulded around them. I am so excited to introduce you to The Hobsons (p8), an absolutely fantastic local Highfields band, who are being recognised worldwide for their fantastic sound. The Hobsons grace our cover this edition, captured by Theresa Hall Photography. A massive thank-you must go to creative geniuses Tegan Radford of Tegan Radford Beauty and Lisa Ciurleo for creating hair and make-up magic for our cover models. Our pages are graced with the talents of local watercolour artist Bruce Griffiths (p18), who shares his insights on art, inspiration and our wonderful area. I would love to hear your feedback, so please send me a message on social media.

PEOPLE

Meet Brad Pike, Highfields family man and owner of Pristine Water Systems Toowoomba

40

How long have you been in Highfields for? We have lived in Highfields for the last 14 years and have been running our business since February 2016. What brought you to the Highfields region? We love the community atmosphere, that you can walk into the shop and people will smile and say hello. It is lovely to live in a community that supports each other. How have you seen the region change since you have been living and working there? The region has grown so much. There are so many conveniences in Highfields now yet it still has that real community feel. What do you love the most about the Highfields region? The people. The generosity and the kindness of the people who live here, you couldn’t ask for a better place. Where is your favourite Highfields region hotspot? There are so many! I don’t think I could choose just one, but if I had to, Peacehaven Park is a beautiful spot. Where do you like to take friends or family members when they come to the area? Well The Chocolate Cottage is

iconic, so that is a given. We always try for a late breakfast sitting on the edge of the range, taking in the views and enjoying the food. What would you like to see for the Highfields region in the future? I would like to see plenty of parks. We have such a beautiful area here in Highfields and it is growing so rapidly that we need to ensure we keep some of the wonderful land that brought so many of us to the area. How do you participate in the community? I help out with my son’s soccer team and my wife is the manager for our daughter’s netball team. Last year we donated a prize to the state school to raise money at the school fair. I am also an active member of the Perseverance ski club. We love our local community and always try to use our local businesses such as buying school books from the local newsagent, using the local hardware, eating out in the area and generally ensuring that we keep our money local. These businesses are generally owned by mums and dads just like us that keep our community going.

SERVICE Highfields Style chats with Matthew Bartkowski at Highfields Garden Centre about what makes them so loved by the community

HOW LONG HAVE YOU BEEN IN THIS INDUSTRY?

Lorelei and I purchased Highfields Garden Centre six years ago. Lorelei has always been an avid gardener. One way or another we’ve both accumulated numerous years worth of experience from several different directions.

ARE YOU A DARLING DOWNS OR HIGHFIELDS LOCAL?

Both of us were born and raised in the Toowoomba district all our lives, and we’ve been living near Gowrie Junction for over 17 years.

HOW OLD IS THE BUSINESS?

Highfields Garden Centre has been in business since 1986, but we believe it possibly existed under another name

SMALL BUSINESS OWNERS: You don’t need a bookkeeper and an Accountant. Have the expertise of your accountant all year round!

CUSTOMERS LOVE THE PERSONAL APPROACH before that.

allow us to help them with their gardening and landscaping needs.

WHAT DO YOU PRIDE YOURSELF ON?

Top-quality products, fair prices and outstanding customer service. We strive to be the kind of business you’d recommend to Mum or Grandma. We’re here to save everyone time and money.

WHAT DO YOU ATTRIBUTE YOUR SUCCESS TO?

Any business is only as good as its staff, but the quality of products is a very close second to that. At the end of the day no business can succeed without its customers. We wouldn’t be here today without the ongoing support of both our regular and occasional customers that

WHAT’S IN THE FUTURE FOR YOUR BUSINESS?

Over the past six years we have continued to expand and improve the range of products and services we offer to customers and that remains an ongoing exercise as space and time allow. I’d like to thank everyone for supporting our local family business. Every time you shop at a small business, you’re helping not only the local family that owns the business, but all their employees too. Local small business provides personalised service that big corporations haven’t even heard of.

WITH AN INTERNATIONAL AUDIENCE TUNED IN, HIGHFIELDS BAND THE HOBSONS ARE INFLUENCING MUSIC LOVERS ONE NOTE AT A TIME

T

heir album has been streamed in more than 23 countries covering iTunes and Spotify, and they’ve lived in Highfields for 15 years. With the sounds of alternative country, jazz, rock, blues and folk running beautifully through their veins, The Hobsons family band are making cohesive, breathtaking music — and the world is stepping up and taking notice. “It’s never been about fame or money for us — it’s about touching someone with music,” guitarist, vocalist and songwriter Gerard Hobson says. “People come up to us after a show and start telling us their connection from one of our songs — that’s humbling. “We could tour and drop everything, but that’s just not what is important to us. “Love each other first, then the kids, then the music.” The Hobsons are made up of father and husband Gerard Hobson, vocalist, wife and mother Judy Hobson, vocalist and daughter Georgia Hobson, bass player Mark Chalmers and drummer Harry Schneider. Judy and Gerard met in a local Toowoomba band, Common Ground, more than 20 years ago, and Gerard’s job as a high school teacher has taken them all over the state to places such as Cairns, Bamaga and Cunnamulla. Performing with their daughter Georgia and as a family has its ups and downs, but the Hobsons enjoy it. “It’s an incredible honour to do this as 8

a family, but finding the time for all three of us to be in a creative space can be tough,” Gerard says. “We each have our roles and respect each other for who we are as people and what each person brings. “We continue to grow and learn and create — family comes first.” All self-taught through life-long love affairs with music, the Hobson family collectively agrees that nothing beats practice, rehearsal, organisation and belief. “When we’re sitting around the kitchen table singing and a new song pops up, it’s a surge of adrenalin,” Gerard says. “When we all look at each other and say, ‘that sounds good’ — it’s the coolest

thing.” While The Hobsons performed covers for quite some time, the last five years has seen a large focus develop on their original music. “I guess we don’t try and write and perform songs to a formula that sells,” Gerard says. “We like to think the messages in the songs are strong and tangible and the power of the girl’s vocals deliver the songs with the meaning they deserve.” With the elements of honesty, social justice, fun and humour intertwined in their lyrics, The Hobsons like to create songs that people can relate to. “It’s absolutely inspirational to play our own songs; seeing people react and respond to our music is awesome,” Gerard says. “There’s just a special vibe in the band playing our own songs and connecting with the audience.” The Hobsons enjoy playing at both small, intimate gigs as well as for larger crowds. They played at Hampton Festival in 2016 and 2017 as well as the Carnival of Flowers in 2016, Australia Days and the Mayoral Christmas Carols in Queens

Park. “There are many amazing musicians in this area — support local bands and live music... support original music,” Gerard says. “Every artist comes from somewhere, why not Highfields, Toowoomba or the Darling Downs? “It’s such a diverse area and the more original music is promoted and supported the better.” The Hobsons recorded their first album at Highfields Sound and Productions. “It was fantastic to keep it local,” Gerard says. “We feel privileged that we have been able to showcase our music here and use it as a platform to continue doing what we love.” Listen: ‘Don’t Look Back’ album is on iTunes and Spotify See: The Hobsons on YouTube Contact: Facebook page, The Hobsons THE HOBSONS WILL BE PERFORMING AT PEACEHAVEN PARK, HIGHFIELDS ON SUNDAY, SEPTEMBER 24 FROM 1PM TO 3PM. ROLL UP, IT’S SMOKED DUCK FOR A QUICK ENTREE

C

ook Fast, Eat Well shows us that cooking dinner doesn’t have to mean long lists of ingredients and hours in the kitchen. Five ingredients cooked in 10 minutes is the aim of the game. These fresh and tasty Vietnamese duck rolls are a super quick and easy spin on an Asian classic to add a bit of variety to your weekly menu.

VIETNAMESE DUCK ROLLS

Makes 6 rolls/preparation: 10 minutes. Equipment: medium bowl, colander, large bowl filled with warm water INGREDIENTS: ◆ 1 smoked duck ◆ 40g vermicelli noodles ◆ 90ml hoisin sauce ◆ 3 spring onions (scallions) ◆ 6 Vietnamese spring roll wrappers METHOD: Boil the kettle. Meanwhile, finely slice the spring onions into 10cm lengths and cut the duck breast into thin strips. Place the noodles in the medium bowl, cover with boiling water and leave to soak for 5 minutes. Drain and rinse. To assemble, dip each spring roll wrapper in the bowl of warm water, place on a clean work surface, and place some noodles, spring onions, duck and hoisin sauce in the centre, being careful not to overfill. Fold the bottom of the wrapper over the filling, then fold in the sides and tightly roll up. Serve immediately or cover with a damp, clean tea towel until ready to serve.

HIGHFIELDS WATERCOLOUR ARTIST BRUCE GRIFFITHS CHATS ABOUT INSPIRATION, THE REGION AND THE BEAUTY OF MARRYING IT ALL TOGETHER

‘‘

“F

or most of us mere mortals, if my brush goes its own way, it is because it was always meant to be,” watercolour artist Bruce Griffiths says. “There are no mistakes in watercolour. “If you think like that, you will loosen up when you paint. “Remember, this is fun. “If you stuff it up, and I have plenty of times, it is only paper — it is not a sheep station.” It could easily be mistaken as a metaphor for life, but for Highfields artist Bruce Griffiths, his passion for watercolour painting is all too real. With 15 years experience tucked under his belt, Bruce has been largely self-taught. “I said to my wife I would like to paint and she said, ‘why don’t you!’” “I commenced my journey as someone who wanted to paint, but with no real idea how to achieve. “Since then I have attended workshops that took me to a new level each time — my influences have been Robert Wade OAM, Greg Allen, Dave Taylor and the brilliant Joseph Zbukvic, all immensely talented and challenging artists.” Bruce attends a new workshop each year, challenging himself and developing his self-taught skills. He is semi-involved in the construction industry, which is often displayed in his works, combined with the sea and country. 18

Art talks to those who listen.

PHOTOS: CONTRIBUTED

Bruce frequented the Highfields region for many years visiting family before settling here a year ago. “I love the relaxed lifestyle — half urban, half country,” Bruce says. “With its seasons, you enjoy the changing colour of our region. “It’s a perfect base for travel to all points of the compass and a home hub for my art studio.” With atmospheric tones and controlled colours throughout many of his paintings, Bruce values simplicity in art. “Our task as an artist is simply to direct the flow to where we want it [to go],” Bruce says. “Let it do its thing and then get the heck out of there — it’s as simple as that. “When it is all said and done my aim is

to create what I see and largely what I feel — the job of the artist is to deepen the mystery.” Bruce has predominantly exhibited solo across the Gold Coast, Yamba, Toowoomba and Crows Nest, as well as art demonstrations and art workshops. He also does art tuition from his studio, and now frequents art competitions and festivals in and out of the region. Bruce believes that you should learn from the best but still develop your own style, and his mentors include Robert Wade OAM and Joseph Zbukvic. “Both have forgotten more than I will ever know!” Bruce says. “Art talks to those who listen.” While there are a great many things

feature | highfields style

Bruce can display through his work, he believes that it’s the conquests of marrying all the elements of a great watercolour — tone, mood, atmosphere, light, balance, colour and shapes — that make great art. “I am trying to paint what my heart feels and usually it will contain a story,” Bruce says. “You do not need a thousand made up colours — prime colours for mixing will produce many shades and hues suitable for your paintings. “The truth is, you will never completely master everything and that is a great challenge that brings you back to the easel each time, but in art, valour is best.” Bruce finds that his favourite

paintings are the complex paintings he has completed where he has challenged himself. “If they are still with me, I pass them by and shake my head that I actually did them,” Bruce says. “But, I love the stories that do not need an explanation sheet — they reflect most often mankind in some format against the sky or the sea, against the elements. “I am trying to paint what my heart feels and usually it will contain a story.” For Bruce, the importance and reasoning behind the creation of art varies with each piece. “There is an adage, ‘don’t sing cheap songs’, and so it is with art,” Bruce says. “If you’re painting commissions, it is value for money for your client that is

important — to create something that you are proud of and is worthy of sale. “If you are hobby artist, then just have fun, loosen the bounds and enjoy — after all, it is just paper and watercolour.” Bruce currently has works displayed at the Highfields MET Gallery, Tweed Ultima at Tweed Heads, some local Gold Coast eateries and Watling Art Services, Burleigh Heads. Visit Bruce’s website, www.brucegriffithswatercolours.com.au to view some of his works. Contact Bruce on brucengriffiths@yahoo.com.au or 0403 346 229. Contact the Highfields MET Gallery on 4698 7285. TALK TO US ABOUT TRAVEL BY AINSLEY HARDIE, MANAGING DIRECTOR ITALKTRAVEL HIGHFIELDS

A

S I headed off to the USA recently, I sat on my flight to Melbourne and realised I had already travelled on trains, planes and automobiles since I’d left Toowoomba. Firstly, I drove from Toowoomba to Brisbane and parked in the long-term park at the international terminal, then took the train to the domestic terminal to catch a plane to Melbourne. Not a bad start to the day. At italktravel Highfields this is what we do every day – we talk trains, planes and automobiles, even boats. Talking travel is not just our job, it’s our passion and we love planning and researching holidays near and far every day. When thinking of your next trip, these are some of the ways we can assist:

SCRAP YOUR COLD WITH THIS HANDY INVENTION BY REGISTERED KINESIOLOGIST AMY MANZ

S

o here we are in the season of runny noses, horrible coughs and the dreaded nasal drip. Yep, this edition’s column is exploring ways to help us all get through the cold months relatively unscathed. Oh, and did I mention that hay fever season is just around the corner? Let me introduce you to the salt inhaler – and no, it’s not naughty. These little contraptions have been a godsend in our household over the past few years but not many people know about them, so here’s a run-down: Salt inhalers are just as their name suggests – a tube filled with Himalayan pink salt. While it’s relatively new in Australia, eastern Europe has been onto the benefits for more than 200 years. The salt helps remove mucus, bacteria

and toxins from your lungs as it has anti-bacterial, anti-fungal and anti-microbial properties. On breathing the salt in through the tube it cleanses the airways and brings the salt ions into your lungs to relieve asthma, allergies, colds, congestion and sinus.

HOW TO USE THEM:

All you have to do is place the inhaler mouthpiece into your mouth, breathe in normally through your mouth and either exhale through the nose or you can remove your mouth from the mouthpiece and exhale. The important thing to remember is to not breathe back into the mouth piece itself. Now if you forget and accidentally breathe back into the tube, don’t stress.

SALT INHALERS ARE GREAT FOR CLEANSING AIRWAYS You will just need to replace the Himalayan salt in the inhaler. The best news is that the inhalers are readily available from most health food shops and are relatively inexpensive (usually about $40 RRP) for something that you can use for a lifetime, and the salt is also easy to access. FINDING YOUR MUMMY FRIEND BY BINDY SCOTT, MODERNWIFELIFE31 BLOGGER

H

and values you. I am lucky enough to have a friend like this. I met her in our ante-natal class before both our daughters were born, so we’ve been friends for about four years. In the world of mummy groups and forums, it is hard to wade through the judgment and 1000 different opinions on what you should and shouldn’t be doing to find someone who gets you. But when you do – you find your motherhood soulmate – it’s good. So how do you connect with another mum? You have to put yourself out there. It is almost like dating, you have to be out there. Go to the ante-natal class, playgroups,

mothers’ groups, accept the playdate invite. Sometimes you need to try a few different places before you find one you click with, but don’t give up. Find your person. She is out there and she needs you as much as you need her. Companionship is vital for parents, especially stay-at-home mums. We can feel isolated and out of touch. I feel it is so incredibly important to have at least one person that keeps you sane with the validating “me too” response and the camaraderie we often need in parenthood. Friends enrich our lives, but having a best friend during motherhood – she can be your lifesaver.

ello friends! Motherhood – isn’t it wonderful? And exhausting, but exhaustingly wonderful! Do you know what I think makes it that little bit better? Mumma friends. Those friends who have kids but love your kids just like they love their own, who have similar parenting ideals (or maybe they don’t) but they just accept you – for you. I believe every mum needs at least one amazing best mumma friend – someone you can talk to about anything without judgment, ask advice from, laugh and cry with, feel comfortable asking for help from and just know she absolutely gets

KIDS LOVING NATURE BY ALLY MARTELL

The outdoors is calling — take the opportunity to get your kids outside and learn the importance of the natural environment

Y

oung children learn some of the most valuable lessons in life from the outdoors. Well that’s what I think, and I’m speaking as a mum and a former primary school teacher. It breaks my heart to see children endlessly cooped up in front of computer screens. I believe children should spend time interacting with nature every single day – rain, hail or shine. Even getting dressed properly for the conditions outside is an opportunity to teach your children about sun safety, warmth, rain and so on.

Here are my suggestions for helping your young children to learn from being in the outdoors: ◆ Go for a walk – around your garden or a park or in your neighbourhood – and encourage children to use their senses. Ask them to tell you about all the things they can see, hear, smell and touch. Ask them to recount these things when they get home. ◆ Spend quiet time listening to the natural world and smelling the air. ◆ Talk about bird songs and see if you can identify kookaburras and magpies.

Try and copy the sounds. ◆ Give your children their own little garden. Plant seeds and watch them grow. Take photos of them each week. ◆ Talk about different flowers and leaves; their shapes and colours. Trace around the leaves on a piece of paper. ◆ Encourage an interest in the wonder of nature, the colours and variety of flowers and insects. Try and draw them. ◆ Run on grass, kick leaves and jump in puddles as often as possible.

FURTHER EXPANSION FOR COLLEGE MANY AFTER-SCHOOL PROGRAMS OFFERED

M

ary MacKillop Catholic College is growing. Construction has started for stage two of the secondary section of the college. This stage of construction will create a permanent senior school administration building, and a technology building to initially incorporate metal technology, timber technology, and STEM (science, technology, engineering and maths). The build will introduce an additional science laboratory, graphics room, textiles technology, and four more

general learning rooms as well as spaces to accommodate music and art. Stage two creates a second auditorium space with the capacity to expand over time to accommodate up to 1500. Its initial form in 2018 will be a shelter area incorporating toilets, change rooms and store rooms. In 2018 Mary MacKillop Catholic College will extend its enrolment to offer classes from Prep to Year 10. This growth will continue until the college will present its first Year 12 group in 2020.

Cele

In the coming year, the college anticipates running three streams of classes for Year 7. This represents a positive enrolment trend as the senior section of the college continues to gain a reputation as a place of educational excellence. In such a competitive educational market it has been most important to create points of difference that would allow the college to shine when compared to other good schools. Mary MacKillop now boasts afterschool programs in drama, music, art, dance, as well as after-school homework classes four afternoons each week. The instrumental program that started 18 months ago now has an impressive 115 students taking individual instrument tuition. Once proficient with their instrument, students are invited to participate in various ensembles including guitar, wind, brass, string, drums and vocal. Community positive regard for the college has resulted in an unprecedented number of enrolment applications for Prep 2018. In order to be able to accommodate this demand, the college has sought approval from the Catholic Schools Office to operate a fourth Prep class.

THE COCONUT MILK FILLS UP HAIR STRANDS WITH PROTEINS AND ADDS MOISTURE FROM ROOTS TO ENDS

COCONUT MILK AND OLIVE OIL HAIR TREATMENT

INGREDIENTS ◆ 2–4 tablespoons coconut milk ◆ 1 teaspoon olive oil ◆ 3 drops tea tree essential oil

DIRECTIONS STEP 1 Mix the three ingredients in a small bowl. STEP 2 Apply the mixture to your scalp (using hands) and massage into hair from roots to tips. STEP 3 Let the hair sit for 15 minutes so the treatment can penetrate. STEP 4 Rinse off thoroughly using warm water. Do a final rinse in cold water to help close the hair follicles. STEP 5 Towel dry hair and leave to dry naturally. You can store excess hair mask mixture in the refrigerator for up to three days.

BY BEAUTY SPECIALIST TENNIELLE COPSON

A

s the cold weather sets in, the moisture is significantly reduced and that means your hair dries out far more easily. Add to that the stress that hair straighteners, dryers and curling wands can add to the condition of your hair, and your winter locks are crying out for a little TLC. Using a deep conditioning treatment once a week over winter is a great way to give your hair a break. This helps restore moisture taken out by indoor heating in your workplace or home, as well as the dry, cold winter air.

Our tip is a coconut milk and olive oil treatment. Au natural, this is simple to create and effective. The coconut milk fills up hair strands with proteins and adds moisture from roots to ends, making it perfect for damaged hair or split ends. The rich, fatty acids of the olive oil work to lubricate hair strands individually and helps strengthen them against breakage. It’s a very oily substance however, so remember to stick to the measurements.

REMEMBER THE WINTER COLOUR SCHEME OF WHITE, BLACK AND BLUE

This can be done easily by buying a bird shelter, feeding them or – better yet – both.

GORGEOUS WINTER GARDEN

CLEAN UP

Keeping your garden clean and beautiful during winter can be a battle, as the cold weather ruins what you worked so hard for

M

aintaining your garden during this season is not as difficult as you may think. Here are four simple steps that can help you in your battle and transform your winter garden.

WINTER FLOWERS

A good start to keeping your garden flourishing during winter is buying winter plants that can thrive during

this period. Pansies are particularly nice as they are extremely versatile and flower far longer than any other winter plant. They grow in sunny areas as well as partially shaded areas, making them easy to place.

FEEDING THE BIRDS

You can create a lively feel in your garden by attracting birds to your home.

Keeping your garden area clean is an essential part to making any garden beautiful in any season. So you need to sweep and clean your patio, decking and balcony regularly. Also, falling leaves and wet weather can easily create slippery surfaces and, if left, may start to rot. Make sure your plants are well maintained so that they always look fresh and alive.

COLOURS

Choose colours that reflect the cold weather like cool shades of white, black and blue.

COVERINGS

The work-around: They frame your view outside and can dramatically improve the feel of a room, so it’s worth taking another look at ugly window coverings. “You certainly don’t have to put up with heavy window dressings that don’t work, block light or collect dust,” says Sara. “Removing these items and storing (them) carefully, they can be re-hung when you leave.” She recommends replacing unwanted coverings with some nice sheer curtains, hung with removable brackets – or even leaving private windows without coverings.

MAKE SPACE PERSONAL

SUPERFICIAL WAYS TO REINVENT YOUR RENTAL PROPERTY A

mortgage may clamp a significant financial chain around your ankles, but with that great responsibility also comes great freedom. Namely, to do what you like to your own home (subject to council approval, of course). Rental tenants, on the other hand, have traditionally seemed stuck with whatever dodgy decor, poky layout or boring bathrooms their landlord bestows upon their digs.

“We would argue strongly that any commitment to making your space feel personal and homely is of utmost importance to your happiness, success and health,” says The Real Estate Stylist director Sara Chamberlain. Here are two of Sara’s top tips for improving your rental while treading lightly.

THE PROBLEM: HIDEOUS WINDOW

THE PROBLEM: POKEY KITCHEN/DINING SPACE

The work-around: A tiny or awkward layout may seem to dictate your dining destiny, but it doesn’t need to. “Extend the kitchen with a tall bench or a work bench,” Sara says. Everyone dreams about their ideal kitchen, but in rentals they can be either very dated or very small – this will extend your storage options and prep area”. — realestate.com.au

REVAMP YOUR HOME

BEAT THE DULL AND GREY OF WINTER

OWNER OF TARLIE B DESIGNS, NATALIE BROWNLIE

inter is upon us – a time when the trees have lost their profusion of colourful leaves and the landscape and weather is a little grey and dull. What better time to revamp your home with these quick fixes? As with any project, planning is always important, so before embarking on a shopping trip cast an objective eye around your room and work out what will enhance the space. How would you like the room to feel? What mood do you want to set? What are your lifestyle considerations? A floor rug is a great place to start. Think texture and tone, something that feels great under foot. I love some of the fabulous natural fibre rugs which provide great looks, style and colour longevity.

When shopping have a sketch of your room incorporating measurements and furniture placement, then select a rug size that will secure the area by extending beneath the major furniture pieces. Also, always insist on viewing the rug on the showroom floor before buying. Cushions and throws are a quick and relatively inexpensive way to add pops of seasonal colour and texture – think rich jewel tones in sumptuous velvets and gorgeous faux fur in neutrals – and don’t forget classic winter white. Adding some greenery can bring instant life to a room and make spring feel just that little bit closer. While I prefer to use real plants, if you

do not possess a green thumb and indoor heating is working against you, there are very impressive artificial plants. Place these in a handcrafted basket and put away your watering can! Enhance your space with ambient and practical lighting, introduce a floor lamp to highlight a furniture piece or to read by in your favourite chair. A sculptural element in the form of a suspended pendant can add interest and beauty in a functional way. A table lamp will bring warmth to a dark corner and flickering candle light is always welcoming in any space. Facebook: Tarlie B Designs Instagram: @tarliebdesigns

THIS PROPERTY IS THE BIGGEST BLOCK IN THE ESTATE WITH A LAND SIZE OF 1575SQ M

PHOTOS: CONTRIBUTED

Welcome to the first edition of Highfields Style magazine. It seems that recently Meringandan is the local area hotspot. The last couple of properties that I have taken to the market in Meringandan have attracted tremendous interest and have sold very quickly. The main reason for this is probably that you can buy a home on a large block in Meringandan for about $100,000 cheaper than a comparable property in Highfields. The fact that Meringandan is only five minutes drive from Highfields and all the amenities that Highfields has to offer make it an affordable and desirable area that I am sure will continue to grow. Stock across Highfields and surrounding areas is still at a near all-time low, especially on the larger blocks. Hopefully this will change shortly as we approach spring and the traditionally busy time of year for real estate. Buyer inquiry in the local area remains strong with most buyers complaining that there is very little to look at. Rental stock is also hard to find with our current vacancy rates right across the area half what they were in January, which seems to suggest that rents look set to be on the increase very shortly. This will please investors who have had a harder time over the past few years. Overall our prices locally have been stable for a while now and are extremely affordable when compared to areas like Melbourne and Sydney where prices have skyrocketed in the past few years. It is understandable that families moving here from those areas can’t believe what they can get for their money and a 15-minute drive to work is a dream.

SPACIOUS KLEINTON PROPERTY A ppreciate the attention to detail that this modern lifestyle contemporary home has to offer. With nine-foot ceilings throughout, a dedicated media room and a large open-plan family dining room, this home is sure to impress. The kitchen offers a butler’s pantry, loads of benchspace and 900-millimetre oven that is sure to please the master chef in any family. The four bedrooms are all double sized, with the master offering a luxurious ensuite with double shower and a massive walk-in robe, plus a separate office. The north-east facing outdoor living area is massive and private. This property is the biggest block in the estate with a land size of 1575sq m and a drive-through backyard access

ideal for a caravan. There is mature established landscaping complete with a vegetable patch and a detached 6m x 6m shed. Only a couple minutes drive to the Highfields Secondary College and Village Shopping Centre, this is a truly remarkable home that is sure to impress.

TRACKING YOUR EXPENSES IS ALWAYS AN EYE-OPENER

SAVING QUICKLY FOR A DEPOSIT ON YOUR FIRST HOME S

aving for the deposit on a first home can be exciting, but it can also end up being tedious and drawn out. You may want to speed up the process in order to save money in the long run and get into your new home quicker, says Loan Market. This does call for some sacrifices, however drastic measures won’t be sustainable. Before creating a budget, you’ll need to identify what you are currently

spending money on. You can use an app (such as Spending Tracker) or a simple notebook and pen to record purchases and income. This is often an eye-opening activity and will make it easier to decide what to cut back on. Free budget planners online (PocketBook is a great one to use) help users manage money and keep on top of personal finances. If it’s unlikely you’ll be considered for

a raise at work, you’ll need to think about other ways to increase income. Do you have items you no longer use that you can sell? Talents you can utilise, like teaching a musical instrument, tutoring or even dog walking? Airbnb is a great option if you have a spare room you can rent out in your current home. If you don’t use the car much, consider a peer-to-peer sharing scheme such as Car Next Door to make extra cash by renting out your vehicle. Speaking of vehicles, most households have more than one car, but is this vital? Selling a car will give you more money to put away, as well as saving the costs of registration and servicing. If you are planning to buy a home with someone else, you can motivate each other to save. Compare notes and have a friendly competition to see who can save more quickly. While saving for a deposit can be challenging, it doesn’t need to be stressful. The money-saving tips you learn along the way will always come in handy, even when you’re sitting comfortably in your new home.

BUSTING FOUR COMMON MORTGAGE MYTHS Take the time to understand your mortgage and work out what your best long-term options are.

M

ortgages are much maligned, often seen as burdens rather than the useful tools that they really are. But that’s just because they’re misunderstood, says Ray White.

There are several myths that tarnish the name of the humble home loan. Four of these myths have been busted to help you better understand your mortgage.

1. MYTH: YOU’LL HAVE ONE MORTGAGE TILL THE END

Busted: As of February, Australian owner occupiers held just over 55,000 home loans with an average value of $364,972, Australian Bureau of

Statistics data shows. That’s a rather large number so you’d be forgiven for thinking your current mortgage is going to be a 30-year commitment. But you’d be wrong. As market conditions shift, your income increases and your lifestyle changes, and so too should your mortgage. That means your current mortgage may only be for four or five years, and

Monthly repayments are easy and convenient, but switching to fortnightly or weekly instalments could save you thousands or more in interest and cut years off your home loan. that you should regularly review it to make sure it always suits your current situation.

2. MYTH: INTEREST RATE IS THE BE ALL AND END ALL

Busted: Selecting a particular home loan purely because it has a lower interest rate could be a serious mistake. While saving a few dollars is always great, picking a mortgage that suits you and your needs is far better.

For example a fixed loan may have a slightly lower interest rate than a variable loan. However, if you decide to sell within the fixed period you’ll most likely be charged a break fee of thousands of dollars. Lower interest rate loans may also have less useful features that make your mortgage less flexible meaning they may be more difficult to pay off in the long run. The moral of the story is, don’t be blinded by a super low rate and look at the loan as a whole before making any decisions.

3. MYTH: REPAYMENT FREQUENCY DOESN’T MAKE A DIFFERENCE

Busted: Monthly repayments are easy and convenient, but switching to fortnightly or weekly instalments could save you thousands or more in interest and cut years off your home loan. That’s due to the simple fact that there are 26 fortnights in a year. If you cut your monthly payments in half and pay that amount fortnightly you’ll effectively make an extra month’s payments every year. A July 2016 Commbank article

provides an example of how much you could save on a $400,000 loan with a loan term of 25 years and a fixed rate of 4.9 per cent per annum. By switching to more regular repayments you’d cut four years off your home loan and pay a whopping $60,000 less interest over the life of your mortgage.

4. MYTH: REFINANCING ISN’T WORTH THE TROUBLE

Busted: If you haven’t reviewed your mortgage in the last year or two, looking into refinancing is certainly worth the trouble. There may be fees involved and the process can be difficult, however, with the help of an experienced mortgage broker you can easily minimise the costs and stresses of changing home loans. Find an interest rate that’s just 0.5% lower than your current rate and you could save $43,397 in interest over the life of a 30-year, $400,000 loan. That’s nothing to scoff at. With just a little knowledge you can use your mortgage as a tool to make home ownership easy and stress free. Get in touch with a local mortgage broker to start improving your home loan and using it to your advantage.
