Master Builder of the Year, Chateau Architects + Builders.

celebrating NSW’s most prestigious housing & pool awards 2023 The Master Builders Association of NSW Excellence in Housing and Pool Awards are the state’s most prestigious residential building awards

T

he Housing Awards salute the achievements of the construction industry in NSW – an industry that employs more full-time people, engages the largest number of small businesses and trains more apprentices than any other sector across the nation. The calibre of construction this year was simply extraordinary. It is so encouraging to see that there are new builders and younger builders contributing to our built environment in such a fantastic way. The construction outcomes achieved this year were so outstanding that the judges had serious difficulty arriving at their decisions.

58 MBA NSW | Issue Three | July-September 2023

BEAUTY AND SIMPLICITY

R

JUDGES’ COMMENTS: Chateau Architects + Builders has consistently submitted exceptional projects every year. The projects they submitted this year have all been of an outstanding quality. Seaforth Home was a testament to the skill, quality and diversity that the company can deliver. The use of multiple materials all blended with seamless accuracy and was outstanding.

eminiscent of Japanese architect Tadao Ando’s pure architecture, this home has a “haiku” effect that emphasises the interplayfulness of void, volume and space, representing beauty and simplicity using the finest materials in the most pure form. The owners of this home approached Chateau with an approved development application in hand. Chateau was engaged to produce full design development and documentation; a complete set of construction drawings; obtain council approval; and engage the site interior designer for full documentation to enable the construction of this exquisite home. The interior design and attention to detail, expertly executed by the Chateau team, breathes life and vibrancy into this majestic home. A pure architectural pursuit, the Seaforth residence has exposed structural components that adorn the form and express space. An interplay of formed concrete, glass and steel expresses the architecture at every turn and complements the spatial qualities of this unique build. Extensive use of timber cladding in walls and ceilings brings warmth and earthy tones to complement the contrasting concrete and steel. A long, steep driveway leads onto the main entrance, with double garage and storage on the side. The entry statement is bold and visually strong, a series of black steel posts and beams softened by timber soffits frame the water views as they frame the pool cabana beyond. The oversized custom pivot door leads onto a spacious lobby where a full-length bridge along the glass curtain wall leads onto a spacious gallery/tearoom. The tearoom has an internal curved glazed wall with timber slats introduced to express form and offer some privacy. Alongside the bridge, a double volume of space is experienced by looking below to the main living and lounge area while gazing directly onto the stunning water views beyond. The bedrooms are located on the top level with access from the main entrance. The circulation space with a continued custom glass skylight wraps around the main void area, leading onto the master suite. The master suite and main ensuite enjoy stunning water views while all other

bedrooms are angled to also benefit from views. The custom joinery, veneer coverings and sliding timber slat screens are of the highest quality, and all bedrooms have private ensuites. Floor tiles in the powder room and ensuites have been cut in one sheet to achieve a grout-free, lowmaintenance and minimal look. The interplay of timber, concrete and glass is poetic, a joy to behold. A lift along the main steel and timber staircase leads onto the main living areas below. The oversized living and dining spaces have direct access to the backyard and pool terrace. The kitchen is an entertainer’s dream, with two oversized island benches situated parallel to the dining table and views. A spacious scullery behind the kitchen has access to the laundry and the extensive subfloor area that can be used for wine storage. The double-sized living and lounge spaces are visually separated from the dining space via a shallow internal pond and green garden. The custom steel staircase separates the lounge space from an oversized library and study area. An additional guest suite is situated at this level near the living zone. Outside, a wide terrace wraps around the living, dining and guest suite with several steps leading to the landscaped garden area. The pool terrace and cabana are beautifully detailed, and a fully equipped outdoor kitchen, day beds and seating areas along the oversized pool and spa create an entertainer’s delight. A multitude of challenges faced construction of this magnitude. Stabilising the hillside, extensive retaining walls to address the terrain, access and handling of materials via a narrow and steep driveway were the first stages of difficulty. Formwork for exposed concrete walls had to be perfect as the exposed concrete walls and the modern minimal nature of the build left no room for errors. The glazed roof and curtain walls had to be carefully engineered and detailed. As the site is near bushland within the flame zone, glazing and construction also needed to fully comply with bushfire requirements. YOUNG BUILDER OF THE YEAR Robert Stratti: Stratti Building

70 MBA NSW | Issue Three | July-September 2023

housing & Pool awards 2023

THINKING OUTSIDE THE BOX

S JUDGES COMMENTS: This project was a significant undertaking for a young builder. It involved extensive refurbishment and structural renovations of a heritage home, including adding a new level beneath it. Preserving the 100-year-old home’s integrity while implementing changes required careful planning. Construction of a tunnel and a lift added further complexity. The project also included a new pool/spa and landscaping. Managing multiple stakeholders presented challenges, but the young builder demonstrated remarkable competence, skill and professionalism. This project showcases their capabilities and dedication to outstanding outcomes.

tratti Building Group’s founder and director, Robbie Stratti, discovered his passion for innovative construction in 2008, while spending eight months building a community village in East Africa with his father. As he honed his carpentry skills, he also developed an innate ability to “think outside the box”, finding quick and effective solutions when conventional modern building techniques were unavailable. This invaluable experience sparked Robbie’s passion for building, and Stratti Building Group was born in 2012. Inspired by his time in Africa, Robbie set out with a strong desire to provide clients throughout Sydney with homes characterised by unrivalled creativity and craftsmanship. The aim has always been to push the limits of what a bespoke builder can offer by choosing a forward-thinking, solution-based and “zero-limits” creative approach. By combining highly personalised service with technical skills and a uniquely open-minded approach, Stratti Building Group has earned a reputation as the perfect partner for clients and architects who desire quality without compromise. From its inception in 2012, Stratti has grown into a 17-strong team that’s continuously expanding and evolving. Robbie’s creative innovation and unique eye for detail has built a fantastic reputation and strong relationships with clients and architects alike, something he will always credit to that lifechanging visit to Africa. FreeStyle Pools had understandable difficulty with suitable pool foundations, needing a 6m depth and with excessive rain having led to a large-scale collapse of the balance tank. Despite this, the pool features impressive elements such as being fully tiled with deep turquoise tiles, which complement the abundance of flora, and the heat pumps, which run from a solar farm.

Crafted to navigate restricted access, rock excavation, council setbacks and dense vegetation, this pool cleverly perches atop the block’s rear corner, affording street vistas. Features include a spacious acrylic window, glass fencing, in-house touchscreen automation, in-floor cleaning system and a swimjet. Enhanced by glass bead media, the filter ensures superb filtration and minimal backwashing.
