W

elcome to the 2023 edition of our magazine, celebrating Regional Excellence in Building and Construction across New South Wales. This publication shines a spotlight on the remarkable contributions made by the building and construction industry throughout Regional NSW.

It is worth noting that the building and construction sector stands as a key driver of business growth, offering more opportunities than any other industry in Australia. Furthermore, we are the largest employer of full-time workers and play a crucial role in training apprentices, surpassing all other sectors in this regard.

This year our industry gathered in Albury, Ballina, Orange and Ulladulla to celebrate the 2023 Regional Excellence in Building Awards, bringing together over 1000 guests, turning each evening into the regional industry nights of nights.

I extend my heartfelt gratitude to our dedicated panel of judges who voluntarily donate their time and expertise to meticulously assess, evaluate, and make tough decisions when considering all the entries received.

In 2023 the Master Builders Association received project entries to sum of $900 million. Our industry delivered projects of exceptional quality and demonstrated the highest levels of craftmanship. Our esteemed panel of judges undertook a month of volunteered inspections of all projects across these regions, working under tight timeframes, challenging weather conditions, and still post-industry lockdown challenges. Their unanimous verdict was a testament to the remarkable skills and professionalism exhibited by our industry.

The 2023 Riverina Murray Excellence in Building Awards pay homage to a broad array of construction businesses within the towns of Wagga Wagga, Albury, South Albury, Wodonga, Tocumwal, Griffith, Thurgoona and surroundings. Riverina Judges

We are one of Australia’s largest natural gas distribution companies, with over 25,000 kilometres of distribution networks and 1,000 kilometres of transmission pipelines. AGN receives a portion of the Energy Retailer natural gas invoices to consumers, which covers the costs of transporting natural gas from the high pressure transmission pipelines to your street and home.

Bruno Musitano Bruno has been teaching Carpentry and Joinery apprentice builders at TAFENSW’s Griffith Campus for the past 30 years. He is a carpenter and builder by trade, with extensive experience working on numerous residential and commercial buildings across the state. Additionally, he spent three years in a joinery workshop, specialising in cabinet making, shopfitting, and joinery. Bruno also owned a roof tiling company and continues to work as a consultant for a local firm. Bruno has had the opportunity to serve as a judge for the Master Builders Association on two occasions, this year and prior to the Covid pandemic. He expresses great satisfaction in the role, as it allows him to assess grand designs, witness innovative concepts, and appreciate skilled workmanship in the Riverina and North Eastern Victorian regions. It has been a rewarding experience for him.

Andrew Nichols Andrew has been employed as a construction teacher for TAFE NSW for the past 20 years. Currently, he is the Head Teacher of Building and Construction at the Albury and Griffith Campuses. Andrew holds a Graduate Diploma of Vocational Education and Training and a current NSW Builders’ license, as well as several high-risk licenses. He is also listed as a qualified supervisor on the TAFE NSW Builder’s License. Andrew gained his building experience in Sydney and Northern NSW before relocating to the south in 2003. His association with the Master Builders building awards in the Riverina and surrounding areas of North-East Victoria dates back to 2007/2008. Over the past 14 years, several winners from the Riverina have successfully competed at the NSW State Awards. In 2023, there are high expectations for even greater achievements, with dynamic young builders emerging in the market. The Women in Building Award has gained significant interest and has become a highly sought-after accolade.

So many great features have been included and put together with well thought and laid out designs to cater for their clients’ various needs, family wants and price affordability. COMMERCIAL BUILDER OF THE YEAR

COLIN JOSS & CO PTY LTD T/AS JOSS CONSTRUCTION The judges were in agreement with Joss as the overall winner with two great builds that needed lots of consultation and many stake-holders’ approvals to get the projects completed — the Xavier High School gymnasium redevelopment and the Wagga Wagga MultiSport Cycling Complex. The latter included the storage, relocating and reusage of soils and materials to design a world-class multi-purpose facility that was blended into the natural colours, landscapes and waterways, and included important cultural items and training in cultural awareness to understand key elements as it is built on 22 hectares of land that is recognised by the First Nations Wiradjuri as a sacred woman’s site.

MATT GILCHRIST Gilchrist Homes

This young builder is at the forefront of Gilchrist Homes and continues to produce award-winning projects. Now a year older after winning this same award last year, Matt is truly excelling with every build. This family-orientated building company is using new, innovative office systems to offer better assistance to their clients’ choices of products, materials and fittings. They have grown from building award-winning designed homes to venturing into the commercial sector — exemplified most recently by the very impressive new sporting complex at the Holbrooke football and netball club.

WOMEN IN BUILDING

KIAH BEAUMONT Our winner this year, Kiah Beaumont started her career locally while studying and then spent several years delivering projects interstate. She is currently working as the Construction Manager for Gilchrist Property Group managing their construction portfolio. She is actively involved in developing employment opportunities for women in the Riverina area and mentors’ women in both formal and informal programs. Kiah is involved in working with women in STEM and other volunteer groups to share the positive opportunities available to them in construction.

JOSHUA SMITH With a positive, hard working attitude and a determination to succeed, Josh has consistently demonstrated his value as an apprentice. Whether he’s enthusiastically tackling tasks or eagerly taking on new challenges, Josh always puts in 110%. His dedication to his craft has earned him high praise from his TAFE teachers, who marvel at his diligence and his ability to finish tasks early. It’s clear that Josh is extremely deserving of this award, and his commitment to both his work and his studies make him a true standout in his field.

In every way, the house is contemporary, roomy, and efficient.

Complete with a spacious timber grain and stone kitchen, a walk-in pantry with open and closed shelving from floor to ceiling has made for a striking feature. Built-in window seats feature in the second living room with views onto the enclosed front yard area. Two large luxurious bathrooms and an extra powder room to service the outdoor pool area and guests. A very impressive home.

HADAR HOMES Foster Court Phone: 02 6055 7900 Design: Hayden Moon This spectacular build is Hadar’s own design and is a testament of a good client relationship. It consists of a two-storey Hampton style home with additional storage and garage space for water sport equipment. The lake side of the property consists of a large pool, excellent entertaining areas and impressive landscaping. This build has outstanding features and quality finishes too numerous to mention, such as the high raked ceilings, large double-sided stone fireplace, the grand staircase from the entry foyer, large glass openings which allow the use of natural lighting. HADAR HOMES The Manhattan Phone: 02 6055 7900 Design: Hayden Moon This outstanding new home has been thoughtfully designed for family living including multiple living zones and luxurious features throughout, the open plan allows for natural cross flow ventilation. This build uses a range of building materials most noticeable when entering the homes unique tall façade which flows in with high ceilings from the entry. The clever landscaping on a sloping site also allowed the natural elements to assist with the energy rating.

HOUSE ADDITIONS, ALTERATIONS AND RENOVATIONS UNDER $1 MILLION

STOCKLEY CONSTRUCTIONS Blamey Street Renovation Phone: 0437 186 528 Design: James McRorie — Fine eye designs A very impressive transformation from an existing asbestos clad home to a beautiful Hampton style dwelling. The project was very challenging. Things such as rear yard access and a very sloping site made for a lot of forward planning. The whole building was re-cladded and re-roofed, and the interior ornate cornices and ceiling rosettes were charmingly repurposed. Panelled walls with dado rails are a feature in the hallways leading into a beautiful well-lit kitchen and dining area. A very impressive outdoor timber decked area overlooks the pool. A great outcome.

HOUSE ADDITIONS, ALTERATIONS AND RENOVATIONS $1 MILLION - $2 MILLION

TRETHOWAN BUILDING Lilydale Phone: 02 6054 1888 Trethowan Building has brought the ‘Classic Revival’ homestead back to life with their expert touch. Their clever design seamlessly blended new alterations and additions with the original structure, resulting in a homestead that looks as good as new. The restoration process included preserving the ornate open fireplaces, original timber flooring, high ceilings, and rectifying some of the old works. The success of the project was due in large part to the excellent communication and strong client relationships that Trethowan Building maintained throughout the process. Speaking with the owner, it’s clear that their attention to detail and commitment to quality workmanship have resulted in a truly stunning homestead.

HOUSE ADDITIONS, ALTERATIONS AND RENOVATIONS $4 MILLION - $5 MILLION

STEPHEN LAWRENCE CONSTRUCTIONS PTY LTD Adelong Carriagehouse, Guest Building & Stables Design: GPG Architecture Located on a rural property, this heritage project incorporates three existing buildings dating back to the early 1900s. Steven’s clever design allowed him to seamlessly integrate new structures with the heritage buildings. During a brief interview with the client’s representative, Steven’s attention to detail in finishes was noted, and some design issues were quickly resolved. One issue in particular was the underground water storage. Overall, these projects blend in perfectly with the nearby homestead and surrounding property, creating a cohesive and beautiful space.

The property ticks all of the boxes regarding central living with its low maintenance design. The building frontage has a two-storey façade which flows though the entry of the build complimented by skylights giving natural lighting to the hall area. The dwellings are located adjacent a council storm waterway, Hadar were able to gain consent to build a double garage access over the drain which reinforces Hadar’s ability to consult and maintain good communication with both clients and stakeholders.

TRETHOWAN BUILDING Borella Road Phone: 02 6054 1888 Design: Stephen Richmond Building Design & Consultancy Beautifully built bed and breakfast units with many features and comforts for guests to enjoy as a home away from home. Well-designed with large living areas and bedrooms that can accommodate sizeable families. Spacious balconies on the two-storey units provide terrific views over Albury. Liam had to communicate with neighbours about their concern with privacy, so he chose to position the windows overlooking their properties at a height that was to their satisfaction. This property will prove to be very popular.

EXTENSIONS, RENOVATIONS & REFURBISHMENTS

ZAUNER CONSTRUCTIONS PTY LTD Murrumbidgee Regional High School Phone: 0417 411 162 These works were a culmination of five years of planning to bring the project to fruition. The two high schools were combined to form Murrumbidgee High School meaning construction was carried out across both sites. There was a complete replacement of roof tiles on some of the buildings, a new central administration block, canteen, library, new lift and stairwell and extensive refurbishments to the property as a whole. It was required that sections be relocated in order to carry out the build, resulting in a great deal of consultation and planning. An impressive outcome.

ENERGY EFFICIENCY AND ENVIRONMENTAL SUSTAINABILITY

COLIN JOSS & CO PTY LTD T/AS JOSS CONSTRUCTION Wagga Wagga Multi-Sport Cycling Complex Phone: 02 6051 1900 A world-class complex including a Velodrome, Criterion Track, BMX Track, MTB Trails, Children’s “Learn to Ride”, Kiosk, and design for future provision of an indigenous Cultural Garden to name just some of the project works. The site is on a reserve which is recognised by the First Nations Wiradjuri as a sacred Women’s Site. They, along with the Tolland Cycling Group and local Wagga Wagga clubs including the Cycling, Mountain Bike, Triathlon, City Golf Club and the City Council were all major stakeholders in this project. Many hours were spent in meetings such as with the First nations Wiradjuri Women’s Group to carefully consider the impacts of the works on their country wanting the facility to blend in with the natural environment. The outcome is a firstclass facility able to conduct world championship competitions.

COMMERCIAL PROJECTS UNDER $3 MILLION

SOUTHERN VALE HOMES Eden Academy Phone: 260515000 Design: Point Architects Despite facing a range of challenges along the way, including wet weather, material shortages, and delays, the final outcome of the project is truly impressive. To make up for lost time, changes were made to the building’s construction, such as using steel frames and trusses in place of timber and brickwork, as well as alternative claddings. The building boasts a range of attractive features, including various roof pitches, parapet walls, and fantastic play areas, making it a true paradise for children. Despite the difficulties faced during the project, the final result is a testament to the dedication and hard work of all involved.

COMMERCIAL PROJECTS $4 MILLION - $8 MILLION

COLIN JOSS & CO PTY LTD T/AS JOSS CONSTRUCTION Xavier High School Gymnasium Redevelopment

Phone: 02 6051 1900 This project was the renovation of three buildings on the school campus, while the school remained operational. The centrepiece was the construction of a Multi-Purpose Gymnasium to accommodate sporting events and school productions. The exceptional quality of the workmanship and subcontractor relations was evident in the stunning finishes, including the glass handrails. The project also required some design changes to allow the building to be used for multiple purposes, and split screens and lighting were incorporated to meet these requirements. The contract included the refurbishment of two other areas on the campus: Block B (Existing Classrooms) and Block J (Existing Music Centre). Despite the challenges of working while the school was still in operation, the project was completed to a high standard, a testament to Joss’ expertise in managing complex projects. ZAUNER CONSTRUCTION PTY LTD Hyphen – Wodonga Library Gallery Phone: 0417 411 162 Hyphen is a multifaceted fully designed project with a 2660m2 building footprint with a wow factor the 15m x15m cantilever gallery over the front entry is pretty amazing and upon entering the building you are immediately confronted with the huge impressive spiral stair-case locally designed and built from formed steel that had been constructed on site. Throughout this build, Zauner have demonstrated economical sustainability incorporating raw products into the finishes and emphasising the use of natural light along with a careful selection of materials. Budget constraints, along with Covid border controls, were just some of the issues Zauner Constructions overcame and were able to set forth some cost savings along the way, demonstrating a strong client relationship.

COMMERCIAL PROJECTS OVER $15 MILLION

LIPMAN PTY LTD PCYC Wagga Wagga Phone: 02 9955 7000 Design: Allen Jack+Cottier Architects An overall remarkable project that experienced some obstacles, including the need to clear contaminated dirt, roll the curved cladding on site to match the straight lines, and powder coat the 40-metre span trusses before lifting them into place. All of these difficulties were overcome to produce a magnificent, contemporary-looking facility for numerous sports, youth programs, a top-notch gymnasium, and boxing and gymnastics facilities. An exceptional storage of harvested water is also accommodated for. This truly is a first-class facility.

Northern Judges

Active Pest Management (APM) was established in 2010 as a family-owned and operated business. Awarded the MBA Subcontractor of the year in 2022, along with the NSW Northern Rivers Chamber of Commerce for Excellence in Business. Ian Anderson Ian has more than 50 years of experience in the building and construction industry. He completed his indentured Carpentry & Joinery apprenticeship in 1967. Ian then completed his Building Foreman & Clerk of Works Certificate, Building Certificate, and has worked in many facets of the construction industry. In 1973, Ian became a full-time TAFE Teacher (Building & Construction) where he taught most subjects in the curriculum for both Trade and Post-Trade courses. He completed his Diploma of Teaching (Technical) in 1981. After serving 30 years in the teaching profession, Ian retired and became an Accredited Building Consultant with the MBA. He continues to engage in that capacity today. Ian has been a Judge for the MBA Northern Regions Excellence in Building Awards since 2013 and has been a member of Council Management since 2014.. Warren Porter Warren has now been retired for 8 years after a career as a carpenter, foreman, and supervisor in domestic, residential unit, health, and educational construction projects before joining TAFE NSW as a full-time building teacher. His qualifications include Carpentry Trade, Building Foreman Clerk of Works, Building Certificate, and Diploma of Teaching Technical. He also held a builder’s license (restricted due to employment with TAFE) until retirement. Warren taught trade and post-trade builders’ licensing courses and on-site Pre-Apprenticeship programs, along with numerous other short courses. He has a passion for quality and detail across all trade areas. He is the North Coast Regional coordinator and National Judge for Skills Olympics in Carpentry and is responsible for assessing foreign applicants with overseas qualifications to gain recognition for NSW licensing. This is his fourth year judging all categories for the MBA Northern Regions Excellence in Building Awards. Warren says it has been rewarding to see apprentices with whom he had an active involvement now entering and, in some instances, winning MBA awards alongside more experienced builders.

Michael has received numerous awards tonight, as he entered various categories. FM GLENN CONSTRUCTIONS PTY LTD The award goes to FM Glenn Constructions Pty Ltd. The judges were impressed with the quality of work across various types of buildings where Robert Norton and his employees work in the Mid North Coast area. The work undertaken includes the $85 Million Shoreline over 55’s Aged Care/Lifestyle, additions and alterations to the Links Coffs Harbour, renovations to the Sawtell RSL Club, and the Coffs Harbour Golf Club.

2023 APPRENTICE OF THE YEAR

KRISTOPHER NEALE Having judged projects and conducted telephone interviews with the nominees, the Apprentice of the Year is Kristopher Neale. Kristopher started his employment with Joel Jensen as a labourer, but quickly proved himself to be worthy of an apprenticeship. Kris would work as much overtime as possible to earn the money to purchase tools, and he now has a tool trailer fully stocked with the tools a carpenter would require. Kris is a mature aged apprentice who has completed a Fitter and Turner/Welder apprenticeship. Despite any hurdles he may be facing in his personal life with two young children with special needs, he never lets that affect his job or his attitude at work, according to Joel Jensen. Kris is involved with the Scouts movement, soccer, and is a regular blood donor.

BRYSON KING Bryson King Building Pty Ltd Having judged projects in the categories of New Residential, Extensions, Renovations, and Commercial work, the award goes to Bryson King of Bryson King Building Pty Ltd. The quality of the submitted projects is first class, and the judges received many accolades from Bryson’s clients. He is always looking for ways to incorporate new materials and building techniques into his projects.

SUBCONTRACTOR OF THE YEAR

FINE FORM PRE-CAST The judges have viewed many projects over the last couple of years where contractors have been engaged by builders to deliver their product and trade skills. This year’s award goes to Steven Russo (Fine Form Precast Woolgoolga). Fine Form Precast has worked collaboratively with Lipman to achieve some outstanding buildings. Projects include the Coffs Harbour Stadium, South West Rocks Stadium, and Mission Australia Coffs Harbour, where modular panels have individually laid bricks cast into the panels, giving the impression of solid brick infill panels. Fine Form is a family-owned company that employs upwards of 20 staff working from a wellorganized factory conveniently located on the Mid North Coast and fully erect their panels from Sydney in the South to Brunswick Heads in the North and West to Tamworth.

BYRON BAY BUILDING CO Parkway Drive Phone: 0405 619 948 Design: Steve Lampe This low-set dwelling is clad with Colorbond and solid Blackbutt and has a Colorbond roof. As the owner is a retired plumber, stainless steel shower trays were used in the bathroom and ensuite to ensure waterproof compartments. Solid Black Butt flooring is supported on yellow tongue sheet flooring, and battens are fixed to the concrete slab. The judges were impressed with the smooth transition from wet areas to the main living rooms. The builder utilized double-glazed windows and doors throughout the project. The building includes a 9.6kW solar system, Tesla battery, and car charger. The cabinetry was manufactured by Wood Rabbit.

GJ GARDNER HOMES TWEED HEADS & BALLINA Avalon Avenue, Wollongbar Phone: 07 5523 0988 Design: GJ Gardner Homes Constructed on bearers and joists with 3.15m raked ceilings, the heart of this home is the spacious open-plan kitchen, living, and dining area, complete with a generously sized butler’s pantry. Wet areas were complemented with floorto-ceiling wall tiles. The judges highly praised the finish of the Vee Jointed Coffer ceiling in the living area. The fitout and painting were excellent throughout, with a well-presented entry that is worthy of the award.

COAKERS BUILDING House 4 Phone: 0421 716 569 Design: Jardine Design Space Constructed on a meager 250sqm parcel of land, this three-level dwelling presented enormous site difficulties for the builder, including site storage and access. A 38-tonne excavator was employed to erect the sheet piling. Like most builders during the construction, they had to contend with border closures. The building has a total floor area of 315sqm, with a lift to all levels. A feature of this entry was the large acrylic bath positioned on the mid-level deck, overlooking Cudgen Creek and the Pacific Ocean. The judges were impressed with the level of finish and the fact that the dwelling was constructed in just 12 months.

CONTRACT HOMES $900,000 - $1.1 MILLION

COAKERS BUILDING House 3 Wilson Phone: 0421 716 569 Design: create architecture This entry is situated next to the previous awardwinning project and was constructed in just nine months. Again, a 38-tonne excavator was used to install the sheet piling on a very difficult site. The building is constructed over three levels, with an internal lift and is complemented by Black Butt flooring and ducted air conditioning through the bulkheads. The oak benchtops are highlighted by generously sized skylights. The judges made a special comment on the high level of finish.

JOSH FISHER BUILDING CONTRACTOR Vulcan Street Phone: 0422 605 497 Design: Tweed Coast Design Drafting This is the first entry for Josh Fisher Building, using a fixed-price contract. The stone entry greeted the judges to this two-level Axion-clad dwelling with high raked ceilings. A lift is located next to the 18-riser polished timber stairs. The judges were impressed with the overall finish by this young builder, including the powder-coated screens on the balcony. Louvred windows provide excellent cross-flow ventilation. A large marble benchtop completes the generously sized kitchen with views of Cudgen Creek.

JOEL JENSEN CONSTRUCTIONS Fernleigh House Construction Phone: 0431 637 343 Design: Richard Chapman Building Designs and Emily Foran Designs This entry was constructed in 12 months in a Flame Zone bushland setting. The judges were impressed with the level of finish, including the mitred corners of the linear-clad building, the scribed soffit lining to the verandas around the building, and the stone fireplace. Four kiln-dried Blackbutt King Post trusses fit beautifully into the high raked ceilings. Deep skirting boards complemented the overall finish of the building.

BELCON CONSTRUCTIONS Pelicano House Phone: 0478 511 671 This two-storey building with spotted gum cladding fixed with mini screws was constructed over a 12-month period. The judges made a special comment on the use of Micro-Cement finish to the internal surfaces, which has eliminated the need for skirting boards without compromising the durability of the walls. The kitchen was complemented with four separate gas burners set into the benchtop.

BELCON CONSTRUCTIONS Binna Burra House Phone: 0478 511 671 Design: Davis Architects This entry was constructed within two years on a large rural parcel of land. Cor-ten edging around the sleeper steps greeted the judges to the hempcrete rendered building, which has vertical shading window panels. The owners spoke highly of the builder, David Smith, regarding the time of completion and excellent working relationship. Double-glazed windows and doors open onto the decks with sliding timber screens. Belcon Constructions made good use of the Micro-Cement finish internally, including in the wet areas. A 15kW solar system provides ample feedback into the grid.

MCDONALD JONES HOMES PTY LTD Ibiza Two Sovereign Hills Phone: 0427 150 638 This low-set building incorporates Weathertex cladding above the rendered walls, neatly finished throughout. Utilizing floating timber floors with a raked ceiling in the living room, it is complemented with brass kitchen fittings. The judges commented on the white finish of this display home, with a large covered outdoor living area.

MCDONALD JONES HOMES PTY LTD Massena 30 Two Sovereign Hills Phone: 0427 150 638 This generously sized, rendered two-storey building with some raked ceilings fits well into this category. The judges were impressed with the tile layout and fittings in the bathroom and ensuite. Bi-fold doors open onto the timber-panelled ceiling entertaining area. The butler’s pantry is well-appointed with storage shelves and a gun slot window over the benchtop.

The Judges made a special comment on the finish of the pool coping/edge integrated pool tiles. The two-storey units are constructed using composite cladding and their own carpenters. The exposed aggregate driveways have two motorised car turntables to assist owners with their garage parking in tight areas. The townhouses have BAL ratings ranging from 29, 17 and 12.5 depending on their proximity to bushland. The judges were impressed with the variety of designs and external materials used to enhance the overall aesthetics of the complex.

HUTCHINSON BUILDERS Cabarita Beachside Apartments Phone: 07 5506 1500 Design: CCN These one- and two-bedroom units were constructed over the existing Woolworths complex during the devastating Northern Rivers flood in February 2022. Construction issues arose during the build, including limited tower crane usage. The lower-level car park was fully inundated due to the flooding, where a lot of materials and fittings were lost, including a forklift. An estimated 15 million litres of flood water filled the car park, which couldn’t be pumped out until flood levels receded. Two concrete pump units took five days, 24 hours a day, to empty the car park. Stone kitchen bench tops with timber floors and tiled balconies are features of the units.

HUTCHINSON BUILDERS Jonson Lane Phone: 07 5506 1500 Design: Myers Ellyett This complex was also built during the COVID-19 period when trades and materials were severely impacted due to border closures. The masonry complex was constructed with commercial premises on the ground floor, residential units, and a rooftop pool for guests. The two-level basement carpark provides free parking for the first two hours for public use as well as for patrons to the businesses and residents. This was a challenging site constructed on a corner block where traffic management was an ongoing issue with the removal of excess spoil. The judges commented that the project was constructed to Hutchinson’s standards.

Polished floors downstairs, along with polished timber winder stairs and ducted air conditioning, add to its appeal. The judges made a special comment on the overall finish of the project.

BERECON PTY LTD Pandanus Place Phone: 0416 855 556 Constructed in 14 months, this four-bedroom duplex features Cypress Pine battens on the balcony, vertical louvred breeze blocks at the entry, and Hardie Easy Lap cladding. The folded steel internal stairs, weighing 1.2 tonnes, were installed late in the build using a spider crane that just fit through the doorway from the garage. The stairs are complemented with steel balusters. A cast-in-situ benchtop and seat in the living area added to the overall finish. The judges were impressed with the detail and layout of the tiles in the wet areas.

ULTRA BUILDe Mojave House Phone: 0433 124 895 The 1950’s charm of this building made it easy for builder Nick Pace to become fully engrossed in the renovations. The wainscoting decorative trim needed solid fixing along the lower part of the internal walls, so a plywood lining was installed to chair rail height first, followed by the plasterboard lining. To match the two lining layers below the chair rail, the upper plasterboard was increased to 16mm, allowing the joint to be set flush. The judges were impressed with the return mitres between the architraves. Other issues confronting the builder included the step in the floors and matching the tongue and groove flooring.

BYRON BAY BUILDING CO Jubilee Renovation Mullumbimby Phone: 0405 619 948 Byron Bay Building Co was engaged to renovate this older style heritage listed two-storey building with a timber frame after the floods of February/ March 2022. The makeover included a new kitchen, laundry and toilet. The building, which is over 100 years old, presented challenges for the builders as it was difficult to find straight or level lines to work from. Wet area floors were recessed to finish flush with the herringbone floor tiles and tongue & groove Blackbutt floors. Large H3 primed skirtings enhanced the overall finish. The project was finished within the owner’s budget and the insurance payout for flood damage.

White linear cladding has enhanced the overall external appearance, with aluminium louvre blades eliminating the need for curtains yet maintaining privacy. The large open living area is ideal for the owners who entertain frequently, with a large awning window operating as a servery to the covered balcony. The butler’s pantry features a generously sized sink, and American White Oak is used as a feature on the face of the vanity. The judges made a special comment on the overall finish, including the installation of a 6.5kw solar unit.

The main entry was designed to allow a path to fit neatly between existing palm trees. The super-sized bedroom with polished Blackbutt flooring complemented the raked ceilings, while the Moroccan-style rendered plasterboard enhanced the functionality of the extension. The butler’s pantry was also intended to fit beautifully within the overall design and excellent finish. The judges were impressed with the large floor and wall tiles, cut on the rake and returned at window reveals.

Webber Build was tasked with creating a carbon-neutral living environment. The external walls were clad with charred recycled Eco Timber sourced from Melbourne, while the addition involved levelling existing floors covered with plantation timber. The judges were impressed with the Blackbutt kitchen cupboards and the 10mm stainless steel benchtop, weighing 450kg. Webber Build was also conscious of the waste generated from the project and ensured that items were categorised and recycled where possible to reduce landfill. Well done, Webber Build.

The massive stacking doors to the patio span 17 and 13 metres, with a 610 Universal Beam supporting the exposed rafters in the kitchen and lounge room. A glass panelled wall connects the original dwelling to the addition. The judges were impressed with the curtain pockets that conceal the curtains when opened. Excellent work by MRH Build!

Webber Build rose to the challenge and delivered a stunning project that was fully off the grid and powered by Gamcorp’s 90kW Clenergy Solar System with three Tesla storage batteries and charging station. The exterior of the house was covered with charred timber Eco cladding, spanning 388sqm, while the floors and ceilings were insulated to minimize energy use. The walls were lined with low-vac paint to enhance the air quality within the home. Overall, the Burbi project is a remarkable example of sustainable and eco-friendly building practices.

BESIX WATPAC The Banksia Apartments Phone: 07 3251 6300 The existing cavity brick building was demolished in order to construct a new 35-apartment complex. The apartments have been designed and built with future-proof features to ensure a flexible offering to residents. All apartments can be converted from low-level care to all abilities as the residents’ needs change. Extra timber noggings have been fixed into the walls so railings can be installed, doors are larger, and bathrooms are built specifically for all uses. The building is constructed from post-tensioned concrete for each floor on 20-metre-deep piles. A 100kW solar system with 300kW batteries provides for EV charging stations in the garages.

FM GLENN CONSTRUCTIONS PTY LTD The Shoreline Phone: 02 6652 2966 Design: Reddog Architects Pty Ltd The Shoreline is a luxury retirement and residential aged care facility comprising three buildings utilizing Ry-Tec panels for Stages 1 and 2. The three-storey residential care facility consists of 120 rooms, four of which are premium double rooms with twin beds. The ground floor includes a dementia wing that opens out to a memory assist garden, a separate dining area, lounge areas, and nursing stations on each level. The administrative services, main reception, commercial kitchen, activity room, day spa, gym, and physio are also located on the ground floor. The complex features a 25-metre pool, outdoor BBQ, and other facilities. The other building is six storeys and has 72 independent living units with engineered timber floors, a stone feature curved wall with LED lighting, and other additional features.

The walls of the shop were decorated with Tabulam bridge timbers from Richmond Sand & Gravel, which were coated with road bitumen to give the shop an aged appearance. Customers are welcomed by a heavy metal sliding door that leads them into the reception area, where they can sit on beautifully upholstered red seats. The renovation project was completed in just five weeks by Joel and his crew.

FM GLENN CONSTRUCTIONS Coffs Harbour Golf Club Renovations Phone: 02 6652 2966 The original Club House, built in the 1940s, was overdue for a makeover, and the project was undertaken over a period of 18 months. Renovations have been ongoing for several years, with the latest stage including the men’s change room, which required the removal of several load-bearing walls and the installation of large steel beams inserted through purposemade wall penetrations to support the floor above. The ladies’ toilets were completely stripped out and remodelled with contemporary decor. The auditorium was refurbished, featuring architectural timber battening and a new bar service area. All waste from the project was recycled.

FM GLENN CONSTRUCTIONS Sawtell RSL Club Phone: 02 6652 2966 Design: EJE Architecture The Sawtell RSL is a two-level multifunctional space for all occasions. The renovation work had to be performed between 5am and 10am to allow the club to operate. Works included a new bar/gaming area/sports bar, replacement of carpets on the ground floor, installation of new bifold windows and louvres to open out onto the main street to give street presence, and new wall coverings and stone cladding. The dining area and bars were refurbished with $60,000 spent on suspended ceiling features. The project involved extended lead times for materials due to delays with transport, and a blocked sewer line added to the unforeseen cutting up of the concrete floor to allow repairs to be carried out.

FM GLENN CONSTRUCTIONS The Link Phone: 02 6652 2966 Design: Casa Koala The project included a recycled timber-clad function centre with on-site fabricated exposed roof trusses. The refurbishment of the existing buildings with connecting timber walkways was also included in the project. Recycled timbers from the Coffs Harbour wharf were used, giving the complex a heritage feel. Engineered sitefabricated bolted open beams were added to the character of the build, as well as garden arbours, where large beams were not available. The build was completed in 12 months.

BELCON CONSTRUCTIONS Aesthetica Phone: 0478 511 671 Aesthetica is a beauty and skin care clinic located in the Byron Habitat Commercial Hub. The fit-out includes a micro-cement finish on the curved plasterboard walls, along with curved aluminium doors that create a spacious impression from the reception area to the treatment rooms. Belcon used 90mm plasterboard cornices as wall light covers on the curved walls. The project was completed in just under 10 weeks.

The hospital has two operating theatres for eye surgery, recovery areas, and the judges were required to wear surgical gowns for entry into the theatres and recovery areas. Lipman’s had to deal with the narrow frontage, making site access difficult. The complex is solar powered with Tesla battery backup.

BRYSON KING BUILDING PTY LTD Absolutely Wholesale Phone: 0407 033 464 Design: Barker Architects 9.5-metre-high, 28-tonne concrete tilt panels were used for the exterior of this Wholesale/ Retail business, which also features a twobedroom manager’s residence on the first floor. High energy efficiency was achieved through the installation of 100kW solar panels and insulated wall panelling in the cool room, which included 30mm foam insulation on all concrete tilt panels. The manager’s residence boasts a polished American Oak ceiling and Blackbutt flooring and is discreetly concealed from the street by metal shutters providing additional security. The kitchen features a 5.1 x 1.2 metre x 940mm thick concrete benchtop with oak cabinetry. The project was completed in 12 months

BENNETT CONSTRUCTIONS PTY LTD Emmanuel Anglican College Multi-Purpose Hall Phone: 0436 022 501 Construction of the new portal frame multipurpose hall, complete with two dual sports courts with sprung floors, a performance stage, feature worship area, dance studio, strength and conditioning centre, storage areas, reception, and kitchenette, took nine months to complete. The battened ceiling in the reception area welcomes students and guests to the centre.

LIPMAN PTY LTD TAFE Connected Learning Points Program Phone: 02 9955 7000 Lipman’s visited TAFE Colleges to collate relevant data and install necessary audio-visual equipment for over 200 locations of these centres in NSW. Teachers interact with students via iPads, and instruction is presented in purposebuilt Teacher Delivery rooms in various TAFE Colleges with acoustic treatment, excellent sound capture and reproduction, and adaptable furniture where students log in for individual training. Some of the Colleges where this learning concept is operating include Kurri Kurri for Heavy Machinery and Viticulture, Ryde for Le Cordon Bleu, Muswellbrook for Welding, Randwick for Fire Protection, and Lidcombe for Fashion and Upholstery. Layout approval of acoustic panels and joinery was required for 161 sites. Both judges are retired TAFE Teachers and were impressed with the training initiatives. This marks a new era in Technical Education.

The landscaping was done mostly with plants native to the Northern Rivers’ region, giving the development a rainforest atmosphere.

LAHEY CONSTRUCTIONS Charles Sturt University Port Macquarie Stages 2A / 2B Phone: 0439 812 879 Design: BVN Funded by the State Government and Charles Sturt University, the $58.9 million project was completed in two stages, delivering 6,300sqm of state-of-the-art facilities. Stage 2 involved the construction of a two-storey building, 90-metres long, which houses learning and teaching spaces, tiered lecture theatres, engineering and science labs, breakout and event spaces, a gymnasium, a grade-level car park with 98 spaces, and a link from the existing Stage 1 campus across the adjacent koala reserve. In cases where large section size beams were not available, FM Glenn, in consultation with the architect and engineers, fabricated deep open bolted beams to support the roof loads. The project also featured extensive use of the recycled timbers in garden arbours and connecting link ways.

The bricks were also mitre cut to the full height of the walls. The roofing system is supported by large steel panels and multiple columns along the open veranda.

LIPMAN PTY LTD Flood Recovery Villages Phone: 02 9955 7000 Design: Lipman employed architect / design manager North Coast Following the devastating floods in February and March 2022, the Northern Rivers region was severely impacted, necessitating the quick construction of emergency accommodation. Lipman was engaged by the Crown in the right of NSW, acting through Regional NSW, to construct these villages. The project was completed in an amazing short time of five months, and the Lismore project included 52 dwellings and 100 modules providing 200 beds for displaced persons. During the construction, trades shared machinery in a collaborative fashion to complete the project and get tenants into their accommodation. The project also included outdoor living areas with gas BBQs, emergency lighting, and security. Lipman not only built the villages, but they also sourced bedding, microwaves, air conditioning units, hot water systems, gas supplies, and more. I would like to formally acknowledge by acclamation the efforts of Lipman and their teams. A well-deserved recipient.

Introduction The 2023 Southern Regions Excellence in Building Awards have covered an extraordinary amount of distance from Wollongong, Bega, Tahmoor, Peakhurst, Bowral, Nowra, Goulburn, Unanderra, Bangalee, Berry, Kangaroo Valley, Ulladulla and surroundings. Each entrant delivered phenomenal projects in every single location. Southern NSW is famous for its striking greenery, rolling coast lines and an assured feeling of leisure from the moment you arrive. All areas, coastal and regional, offer some of the best locations for construction within Australia. All entries this year excelled in their builds and have presented the region with remarkable additions that truly have enhanced the community.

Southern Judges Anthony Martin Anthony began his apprenticeship at the age of 15, working alongside his father in 1961. Together, they crafted windows and kitchen cupboards in a shed at home. He vividly recalls cutting hardwood frames on-site using a petrol Sawmaster, a tool he still possesses to this day. In the early days, footings were dug by hand until the late 60s when the introduction of backhoes made the process more efficient. Upon completing his apprenticeship, Anthony dedicated three nights a week for three years to the Clerk of Works program. In 1968, he became a partner in the family business, specializing in renovations and home construction. This venture spanned many years, providing services to numerous clients. In 1971, Anthony joined the MBA and has maintained his membership ever since. He is highly regarded within the building industry, recognised for his extensive knowledge and expertise. Stephen Chapman Stephen is a builder with over 49 years of experience in residential building, as well as commercial fit outs and repairs. His true passion lies in passive solar design for the domestic market in Australia, aiming to improve living standards for all at a reasonable cost. He constructed his first passive solar house 23 years ago, which was built under the CSIRO Five Star Rating Scheme of that time. Stephen is a qualified carpenter and licensed builder, having held a builder’s license for 49 years. He was among the first NatHers assessors, now known as the Basix Scheme, and is also a GreenSmart builder. He has served as a Mentor for the MBA CAMS scheme and currently holds the position of President of the MBA Hume Division, a role he has fulfilled for the past three years. Outside of his professional endeavours, Stephen enjoys hobbies such as scouting, bush care, land regeneration, and volunteer work with the Australian Red Cross. He takes pride in being part of the judging panel for the MBA Southern Regions Excellence in Building Awards.

This project was a large contract home which was built near a railway tunnel which created a lot of restrictions and challenges during the build which included diverting the water away from the rail and tunnel as well as many trees were under Council protection. The project entered was a new hospital at Tumut which included Nursing Quarters, a Helipad and Ambulance Station. The workmanship and finish to this project was excellent and the judges agree that they are worthy winners of this award.

BESPOKE FAMILY HOMES The Studio The pottery studio, strategically built on the side of a mountain, was designed to fully capitalise on the breathtaking view. The construction process on the steep block demonstrated a high level of quality in both the work and workmanship involved. In terms of energy efficiency, the building relied on passive heating and cooling techniques. By incorporating a lengthened north-facing eave and high-performance, double-glazed aluminium windows, the studio effectively harnessed the surrounding natural landscapes while optimising energy efficiency and ensuring a comfortable working environment.

Western Judges Barry Grainger, A.I.C.D Barry is a fully qualified, licensed builder and has spent more than 45 years working in all aspects of commercial, residential, and industrial construction. His qualifications include Advanced Diploma of Building and Construction Management, a Civil Engineering Certificate and Local Government Inspection Certificate. Barry has served in many important positions within the Master Builders Association ranging from president of Newcastle MBA, Chairman/Director of MBA Group Training, Committee member/Treasurer NSW MBA Hunter Division and is a Life Member of the Association. Barry was a Jury Member of the Lower Hunter Urban Design Awards and a Member of the Australian Institute of Company Directors. He is currently the Executive Director of Newcastle Master Builders Association.

Greg started his apprenticeship in 1971 in the Hawkesbury area and studied at Penrith Technical College. In 1977, he started working as a subcontractor and then eventually obtaining his builders licence in 1978. Trusses and frames had only just begun to be manufactured offsite so most of Greg’s experience as a young carpenter was with conventional rooves and framing. Greg worked constantly as a master builder except for three years when he farmed exclusively. Greg had apprentices all through his working life including teaching indigenous youth at TAFE, where he enjoyed passing on his skills. Greg was in partnership with his brother for a short time after farming then worked as a sole trader until forming BLD Constructions with two former apprentices. In 2009, he was awarded Carpenter of the Year for NSW by Wood, Naturally Better. Greg enjoys all aspects of building and working with timber.

MARK DONNELLY DONNELLY CONSTRUCTIONS Mark has worked in the construction industry for over 15 years with experience in both the Commercial and Residential fields. Starting his journey at Hines Construction Group, Mark lead and completed many multi-million-dollar projects as Senior Project Manager, including Wolgan Valley Retreat. In 2019 Mark made the move to develop and build his own business, ‘Mark Donnelly Building’ before expanding it into a company ‘Donnelly Construction Group’ in 2021. Within the last two years Mark has completed a number of high-end residential home builds, and also expanded his business in the Pool and Spa sector installing 13 pools in the last financial years. Mark has a team of nine and provides regular training to all employees throughout each year to better skill and equip his staff to provide high levels of craftsmanship and ensure accountability in safety. The materiality of the room complements the picturesque rural surroundings, as can be seen from the exposed timber beams to the natural stone fireplace and recycled brick chimney. A project that encompassed all elements of carpentry; from the timber bearers and joists, cut-roof, to the on-site installation of the cypress pine staircase. Ascending the stairs creates a real sense of grandeur as you journey through to the formal library. The granny flat’s frames and roof are all hand-built with a raked ceiling starting at 2.4m and reaching 3.9m. There are highlight windows above the French doors which enable the property to get the northern sun — creating the open plan feel. One of the difficulties of the job was installing a firewall on the existing garage against the neighbour’s boundary as there was only 300mm of space to work with. Braithwaite Builders have skilfully implemented a unique design that includes many appealing finishes and features throughout.

HAYES CONSTRUCTION COMPANY Gables on Lawson Phone: 02 6372 0201 Gables on Lawson is a boutique development by Hayes Construction Company, of four bespoke, grand residences offering a refined and relaxed lifestyle. Each of the four properties have their own identity that references their heritage of the site which was previously occupied by a brewery from around 1896 to approximately 1956. When the client acquired the site, part of the original brewery remained as well as underground cellars and tunnels which needed to be filled in to stabilise the ground for the new homes. The builder, Hayes Construction Company, has successfully delivered a practical, spacious and modern multi-dwelling development with a high level of finishes throughout.

The task was to convert one huge open space into a boardroom to fit their growing team of 26 people, have an eight-open-desk workstation, three enclosed office rooms and three breakout rooms, also to install a new kitchen and upgrade the kitchenette, new WC and some storage cupboard space. All the workstations, storage and barn doors have been crafted and custom-made by Natural Build. Award-winning Mudgee based firm, Cameron Anderson Architects, was invited to design a series of luxury accommodation ‘Studios’ set high on the incline of Mount Canobolas with views extending over the Rollin Cherry Orchard. BLD Constructions successfully constructed three independent studios, receiving rave reviews from Luxury Travel and Delicious Magazine stating “Basalt’s attention to detail is impeccable”. BLD client’s commented “The professionalism, dedication and passion which was invested into our development was evident even before construction began. It continued throughout the duration of the build with an impressive eye for detail and a willingness to get it right despite a range of architectural complexities and supply constraints.

Clearly, the builder’s management and coordination were outstanding to overcome the latent conditions of the site and provided the client with a high quality project throughout.

It can be used for a variety of functions and events, subject to capacity requirements and suitability. The facility incorporates a flexible design to enable stage performances (theatre, music concerts, dance performances etc) as well as a range of other local and regional events. Internal finishes consisted of polished concrete, acoustic ceilings and tiled amenities for the facility users. External landscaping included recycled hardwood structures, stainless lattice, shade sails, off form concrete, paving streetscaping, irrigation and plantings. Major service upgrades were included within the scope of works. The finished project, with its signature fascia cladding and custom flashings, is a great example of careful and creative workmanship. The eastern extension saw new facilities in place including bathroom and kitchen amenities, student breakout spaces, services storage areas, staff supervision spaces and staff accommodation. Once the eastern extension was commissioned, students decanted from the western accommodation into the eastern side and works were continued to complete the project. ZAUNER CONSTRUCTION PTY LTD Orange Private Hospital Phone: 02 6025 1988 Orange Private Hospital is a boutique, short-stay private hospital located in Orange, NSW, within the Bloomfield Medical Centre Building. The hospital was a 4,500sqm design and construct fitout project over two full floors providing specialised surgical services and excellent facilities, including five state-of-the-art operating theatres with space for two more future fitout theatres, Day Surgery recovery rooms, 16 private ensuite rooms for longer post-operative stays, and a six-bed Close Observation Unit and dedicated Paediatric Ward. The project required close interaction and coordination with hospital-supplied specialised contractors and supplies. Significant efforts by the project delivery team allowed the project to achieve the very tight timeline, with a defect-free handover being achieved on time for the client, enabling them to obtain their hospital licence less than one week after completion and handover. A major challenge to the builder culminating in a quality finished, attractive and innovative hospital building.

HINES CONSTRUCTIONS PTY LTD Griffith Regional Sports Centre Phone: 02 6332 1222 Design: Group GSA Pty Ltd This multi-use stadium features five multi-use courts for basketball, netball, volleyball and hockey, with a 530 seat retractable grandstand provided for spectators. The stadium also contains netball and basketball control offices, public toilet facilities, reception, canteen, and storerooms. The existing stadium was refurbished. The grandstand includes a four-tier undercover seating/viewing platform for the netball area to the east, and the track and hockey field to the west. The seven netball courts include quarter size warm up court and half size warm up outdoor basketball court. The centre also features a world athletics class 2 running track and a 52 space carpark with accessible parking, landscaping and perimeter footpaths completing the external works. Hines Constructions once again have added a great deal of expertise and planning to the finishes and attention to detail to achieve a high standard of workmanship on this project. The project included the construction of a four-bedroom accessible home with modern kitchen, office space, multiple living areas, accessible bathrooms, tiled deck areas, carport, giant chessboard and associated external works. The second dwelling is a separate one-bedroom unit with similar modern internal features. The houses are to be used for NDIS specialist accommodation. The attention to detail throughout, and high standard of finishes makes this project a worthy winner.

ROSS CLARK CONSTRUCTIONS The 1880 Hotel Phone: 0412 358 087 Design: Calare Civil Pty Ltd The old hotel was basically derelict and could not be opened for health and safety reasons. Ross Clark Constructions has undertaken a major restoration and renovation project of the building’s ground floor that encompasses around 961sqm. The 1880 offers a bistro with seating for up to 100 people, a secluded whisky bar, a sports lounge with TAB, public bar and an undercover alfresco area which provides a large new area for meals and live entertainment for over 200 people. The building was first built in 1857 and first licensed in 1880, hence, the name of the Hotel. Materials complementing the heritage character of the building were incorporated in the project.
