he Master Builders Association of NSW Excellence in Construction Awards is recognised throughout the industry as the hallmark annual event for the commercial, industrial and civil engineering sectors. The Awards celebrates outstanding achievements by companies and individuals in the New South Wales building and construction industry. For over three decades, hundreds of NSW’s best builders have won recognition for their construction excellence and the contribution they make to the built environment. This year the MBA has again produced a special Master Builder Excellence in Construction Awards publication. This publication showcases the best that the New South Wales industry has to offer in construction, project management, building materials, mechanical services and planning in the commercial sector of our industry. This special Master Builder edition publication not only celebrates success, but also provides a useful catalogue of

construction industry professionals and suppliers who can help future projects achieve similar standards of excellence. This high quality publication can connect you with a readership that values and strives for excellence. Judges Kevin Cohen Kevin commenced his carpentry and joinery apprenticeship in 1972. He completed his trade qualifications and Clerk of Works. Kevin is a company director of a successful family business, Co-Wyn Building Contractors Pty Ltd. During that time working in the building industry, Kevin was involved as a site foreman, project manager and he coordinated apprenticeship training. Kevin has been involved in a number of varied projects which include churches, schools, industrial buildings and aged care complexes. He now acts as a judge for the Master Builders Association of NSW Excellence in Construction Awards.

Peter Deane Peter has a Civil Engineering Honours Degree from UNSW, and is a Fellow of the Institution of Engineers Australia. With 40 years’ experience in the construction industry in Australia and overseas, Peter’s input has ranged from the role of General Manager running state operations for major companies such as Lend Lease and Abigroup, to that of Project Director for major projects (acting for both owner/developer and contractors), and to the managing of Build-Own-OperateTransfer (BOOT) schemes and Alliances involving government and non-government partners. Projects and input have been geographically spread across Australia (including remote Northern Territory), the United Kingdom and Singapore, with significant projects including the first major modern designed shopping centre in Singapore (Centrepoint), the Galleria Morley Shopping Centre in Perth, and the Sydney Superdome (All phones Arena) and P1 Car Cark for 2000 Sydney Olympics.

Stephen Edwards Stephen Edwards completed a Civil Engineering Honours degree at UNSW in 1967. In 1968 he was called up for National Service and after graduating as a Second Lieutenant spent the remainder of his two years as an instructor at the School of Military Engineering, mostly teaching Demolitions and Mine Warfare. Following his discharge from the Army, Stephen completed a Master of Engineering Science Degree (Construction) and then headed to London where he worked for a large commercial builder. After gaining further project management experience back in Sydney, Stephen and his wife Jenny established Stephen Edwards Constructions Pty Ltd in 1980.This family company has grown to have 85 employees and an annual turnover approaching $100 million. ‘SEC’ specialises in Government, Commercial and Aged Care projects and is now largely run by two of Stephen’s sons. Stephen has been an active member of the MBA for nearly 40 years.

John Elder AM John Elder AM worked for the MBA for 25 years. In 1982 he served on the Tripartite Working Party to review the Building and Construction Industry Long Service Payments Act, 1974 and the Tripartite Advisory Committee on Occupational Health and Safety. In 1986 he served on the Ministerial Working Party Reviewing the NSW Apprenticeship System. He served on the

1996-1997 review into the workers compensation system in NSW. John was a member of the Occupational Health, Safety and Rehabilitation Council of NSW from 1983 until 1997, at which time he was appointed a commissioner of the Industrial Relations Commission of NSW. In 2005 he was made a Member of the Order of Australia (AM) and in 2007 he received a PhD from the University of Sydney for a thesis on the first 100 years of the MBA. In 2017 he was made a Fellow of the Royal Society of NSW.

Colin Ging AM Colin Ging AM is one of the most respected project management consultants in the Australian property industry and has more than 50 years’ experience in building and civil engineering. He has worked on a number of landmark projects, including Australia Square, Governor Phillip Tower and Sydney Opera House. From 1994 to 2001 he was the Olympic Co-ordination Authority’s Project Director for the procurement of the Olympic Stadium. Colin holds a Bachelor of Civil Engineering and was chairman of Colin Ging & Partners Pty Limited for 21 years. Colin retired in December 2016.

John Humphreys John was responsible for managing the design and construction of the Gore Hill Project for Lindsay Bennelong Development. John has a wealth of experience acquired throughout a career in property development spanning the residential, commercial, industrial, retail, and transportation sectors. John’s involvement on scores of major mixed-use developments with similar opportunities and constraints to the Gore Hill project enables him to provide valuable insight to the development team. Significant projects which John has influenced include the commercial office buildings at Sydney Airport Centre, and the $500 million City Quarter re-development of Camperdown Children’s Hospital. He was part of the CPG Developments team that designed and constructed the $350 million Kooindah Waters Residential Golf Resort and the Rushcutters Bay development, now known as ADVANX. Recent projects include the Masters Hardware Store at Northmead, the new Ronald McDonald House at Westmead and the new residential estate High Grove at Box Hill, NSW. John has a Diploma in Quantity Surveying and numerous Certificates in Management. He is a Fellow of the Australian Institute of Quantity Surveyors.

Stephen Kwok Stephen has worked in the Building & Construction industry in a variety of different roles for over 30 years. Commencing as a tradesman before becoming a licenced builder, Stephen has conducted and managed construction work in most areas with a focus on residential and commercial projects. In 2005, he completed training in adult education and spent 2 years training and mentoring construction apprentices. In late 2007, Stephen commenced with WorkCover/Safework NSW as a construction Inspector, after previously completing the Advanced Diploma in OHS. With SafeWork NSW, Stephen completed an Advanced Diploma of Government (Workplace

Inspection), Diploma of Government (Investigations) and in 2016 achieved the position of Assistant State Inspector. This role involved him collaborating with Fair Trading and various employer groups such as the MBA on numerous state wide initiatives to improve workplace safety. In 2017, Stephen successfully applied for a manager position within SafeWork NSW and is currently Manager, Construction South. Stephen has a hands-on approach and leads by example in driving safety awareness throughout the construction industry where he has spent all his working life.

Richard McEwen Richard is a retired architect with extensive experience in the management, design, documentation and construction of architectural high-rise office buildings, commercial, industrial, residential, hotel, leisure and refurbishment projects. For 23 years Richard was a Director and later Managing Director of Travis McEwen Group/Architectus, a large Sydney based architectural, urban design and interior architecture practice. He was responsible for all corporate compliance, financial accounts and management, human resource management, marketing and project implementation. After selling his shares in the Practice he joined Lipman Pty Ltd for 11 years as the Business Development Manager. As a unit holder in the ownership of the building at 41 McLaren Street, North Sydney, Richard is on the Management Committee setting directions for tenancy and rental reviews, building upgrades and maintenance as well as planning for a major residential development on the site.

John McKellar John commenced his construction career with Mainline Constructions in 1971. Since that time he spent 42 years in varying rolls of site management, project management and senior management roles. After working for several major companies he spent the most recent 25 years with A W Edwards Pty Limited as a Senior Project Manager and then the Companies Commercial Manager for the last 12 years up to retirement in 2013. Over this period he has been responsible for many key projects including Sports facilities, hospitals, commercial developments, research facilities and university education facilities. John holds a Bachelor of Applied Science (Building) from the UTS.

Max Mosher Max Mosher is an energy consultant and has worked in the energy industry for more than 40 years. He has a wealth of knowledge and experience in relation to solar and energyefficient house design, including energy utilisation in the domestic sector and thermal performance assessments. Max has been a committee member on a Standards Australia Review Committee BD/058 titled “Materials for the Thermal Insulation of Buildings”. He has been on the judging panels for the Building Designers Association Annual Design Awards, the Master Builders Association Excellence in Housing and Construction Awards, the Master Builders Australia National Excellence in Building and Construction Awards, and the


Judges Local Government Association Environment Awards. Max is a founding member and former director of the Association of Building Sustainability Assessors (ABSA).

Daniel Brian Murphy Daniel Brian Murphy has spent a lifetime in the construction industry starting from a trade back ground to Building Foreman Clerk of Works , moving onto university study, quantity surveying, project management, post graduate studies in construction management, in Australia and overseas and now in retirement, whilst still active within the industry and a current MBA member.

Pat Murphy Patrick Murphy commenced in the Building Industry in 1969 and shortly after received his Certificate of Competency in Carpentry and Bachelor Applied Science (Building) from the Institute of Technology. A director of A W Edwards Pty Limited until he retired six years ago, he worked for the company for 43 years. He was the Project Manager for numerous major projects throughout Sydney including many fitouts

encompassing, the retail, banking, schools, shopping centres and scientific sectors.

Donna Seidler Donna Seidler has been an MBA Awards apprentice judge since 2001 and formerly, a manager of an apprentice group training scheme, where she oversaw the establishment of a pilot program for indigenous apprentices.

David Solomon David has worked in the Building & Construction Industry for over 30 years. David is a “Fellow” and dual international ISQEM Safety Award winner 2015 & 2016, for his commitment and involvement in developing a positive safety culture in the Building and Construction Industry. David is recognised as a “Standards Expert”. David is Standards Australia Chairman of Occupational Health and Safety Management Committee, Standards Australia 45001 International Head of Delegation and the ASIA/Oceania representative for Australia. David is an Exemplar Global Certified Management Systems Specialist (Lead) and a Master OH&S Auditor. David is their 45001 exam

David regularly reviews documentation for Australian State and National Government departments including the following subject matter, Auditing, Safety and Transport for relevance, corporate governance and compliance. David leads by example, driving safety awareness never losing sight of our grass roots.

John Spierewka John Spierewka has over 30 years’ of experience with apprenticeships and traineeships in NSW. Starting his career as an apprentice and latter moving to vocational training, with roles as a: trainer; training program administrator and manager; training provider auditor; apprenticeship and traineeship policy maker; and conciliation and/or determination apprenticeship and traineeship matters on behalf of the Commissioner for Vocational Training. John is a Senior Operations Officer in the Apprenticeships and Traineeship Unit of the NSW Department of Education. This role has John involved in the implementation of NSW government policy for apprenticeships and traineeship and the provision of operational support to Training Services NSW staff across NSW who support the day-to-day operation of the apprenticeship system in NSW.

2019 OUTSTANDING CONSTRUCTION AWARD BUILT Anzac Memorial Centenary Project The alterations, additions and refurbishment works to the existing Anzac War Memorial in Hyde Park Sydney were initiated as part of the 100th anniversary of the First World War to fulfil two main objectives – completing the original architect’s vision, including a vast cascading water feature, as well as adding new underground education and interpretation facilities. The judging panel were unanimous in their decision that the builder in completing the original architect’s vision has delivered a first class building in matching the original first stage of this heritage building in all aspects of materials selection, attention to detail, and construction techniques.

The builder demonstrated to the judging panel that the successful completion of the project was achieved by the Client and Builder working together in selecting and engaging the best possible team of consultants, specialist contractors, suppliers and specialist trades people, to work with the Built site team to be innovative in overcoming design problems and site constraints and completing this unique project within the very critical time frame.

Winner HAYDEN MAHALM 1ST YEAR APPRENTICE OF THE YEAR AWARD CARPENTRY Broadbent Builders Hayden’s work ethic, willingness to learn and dedication to his job during his time completing work experience earnt him his apprenticeship with Broadbent Builders. His professionalism and rapport with all of our clients has been an asset, not only to our company but to himself.

Winner JONATHON BELL 2ND YEAR APPRENTICE OF THE YEAR AWARD CARPENTRY/JOINERY Franton Building Jon is mature for his age, which is demonstrated through the high level of teamwork and forward thinking he applies to his work, allowing him to plan ahead accordingly. Jon is always willing to assist in all parts of the trade whether it be fitout, painting, concreting, framing, roofing or formwork.

Winner ZACHARY BOLLINGER 3RD YEAR APPRENTICE OF THE YEAR AWARD CARPENTRY MDB Building Zac often goes above and beyond what is required. He is always polite and respectful, and this is acknowledged and appreciated by our clients. Zac is able to work with many different materials such as timber, concrete, stone/masonry, plasterboard and roofing materials which has allowed him to understand the process of building and construction. He demonstrates this with his forward thinking and planning on how each individual part of the build will affect the next. Zac’s eagerness to learn is shown in his TAFE results by reaching top in his class in 2017 and 2018 and is well underway to top his class in 2019.

Winner BRADY CASEY 4TH YEAR APPRENTICE OF THE YEAR AWARD CARPENTRY North Construction & Building Brady has been a dedicated, proactive and conscientious apprentice. He is always looking to add value to any team he is involved in and has quickly developed into a leader amongst his fellow apprentices. Brady is a highly motivated individual who is well organised, and has a strong desire to succeed. Brady is the most diligent, loyal and hard-working apprentice I have ever worked with. He is meticulous and has an exceptional attention to detail. It is a pleasure working with Brady.

Winner CALIDA PROJECTS RESTORATION/ADAPTIVE RE-USE OF AN HISTORIC BUILDING — UP TO $5,000,000 80 Albion Street Stage 1, Surry Hills The existing building at 80 Albion Street, Surry Hills was a Victorian, Gothic-style church that had been de-consecrated and was in a shabby condition. The building has been stripped out, the asbestos linings have been removed, the rising damp has been addressed and it has been completely refurbished as offices for an architectural company on the upper floor and as general open-plan offices on the lower floor. The building has a heritage listing and the exterior has been carefully restored. The biggest surprise though is the light and airy interior that provides excellent working conditions for around 30 architects and support staff while preserving the original character of the church. Calida Projects has achieved an excellent restoration and adaptive re-use of a heritage building.

Winner MPA RESTORATION/ADAPTIVE RE-USE OF AN HISTORIC BUILDING — $5,000,001 - $10,000,000 Havas Heritage Fitout, Sydney 121 Harrington Street, The Rocks was originally a Bushells Tea factory. It dates from the colonial era and is a heritage-listed building. MPA’s contract consisted of a five-level refurbishment of the building with emphasis placed on maintaining its heritage characteristics such as tea extractors, slides and exposed timber columns and beams. One special heritage requirement was that no new work was to be constructed on the old ceilings or walls and that only existing holes could be utilised for fixings. Hence the new partition walls and ceilings are independent of the original structure. The project was completed over a hectic 15 weeks and included continuous work over the Christmas period. MPA has successfully created a distinctive and modern open-plan set of offices for its client, Havas Advertising and Communications Group, while maintaining the heritage character of the historic building.

Winner SHAPE AUSTRALIA PTY LTD RESTORATION/ADAPTIVE RE-USE OF AN HISTORIC BUILDING — $10,000,001 - $25,000,000 The State Library of NSW — Mitchell Building Redevelopment The State Library of NSW is Australia’s oldest and foremost library and houses a collection of more than six million items. For some time, however, a third of the building has been closed to the public and has been generally underutilised. Shape won the contract to restore the defunct areas so as to provide modern and flexible exhibition spaces while allowing the remainder of the library to function normally, meaning undisturbed by noise, dust and vibration. The work involved the demolition of two-and-a-half redundant mezzanine floors and the creation of new floors to match the adjacent parts of the building. The new floors were supported on a new structural-steel framework and new lifts were incorporated. Much night work was involved. The finished building features a gleaming monumental terrazzo staircase that matches the pouredin situ terrazzo finished flooring used throughout. Overall, the standard of finishes is exceptional and the museum executive is delighted with the enhanced building. Great work by Shape Australia Pty Ltd and a worthy award winner.

Winner BUILDCORP INTERIORS RESTORATION/ADAPTIVE RE-USE OF AN HISTORIC BUILDING — $25,000,001 & OVER Campbell’s Stores Redevelopment, The Rocks Campbell’s Stores at The Rocks date back to Australia 1839 and has state and national historic significance. When passengers arrive at the Overseas Passenger Terminal, ‘the stores’ highlight Sydney’s colonial origins to them. Recently, the stores have been used as restaurants, but the fabric of the whole building was in much need of restoration. Over 14 months, Buildcorp carefully restored and modernised the full building to create new tenancies for fine dining restaurants. These will have improved accessibility and amenities, with an enhanced forecourt better connected to The Rocks precinct via a sweeping concrete stairway. The project consisted of three floors of restoration along 11 bays and the building is now restored to its former glory. Buildcorp can be rightly proud of its contribution towards saving and reinvigorating an icon of Sydney’s colonial era.

Winner PROFILE PROPERTY GROUP PTY LTD ADAPTIVE RE-USE UP TO $10,000,000 Myrtle Street, Chippendale The brief on this project was to create an amazing personal office for one of Australia’s best-known arts benefactors and philanthropists. The builders have succeeded in this task and during the process have overcome many technical challenges, including replacing the rotten bottoms of many aged timber columns and re-levelling the whole first floor. The internal office finishing could be described as ‘modern industrial’ and features a burnished concrete ground floor and a recycled French oak first floor. There is a ‘bespoke’ steel staircase and a full-length glazed atrium that fills the whole office space with light. At the rear of the building, internal columns have been removed by the use of clever ‘reverse trusses’ and this creates a very functional carpark area. A well-executed project for a demanding client.

Winner TAYLOR ADAPTIVE RE-USE $10,000,001 - $60,000,000 Stage 1 Lindfield Learning Village Lindfield Learning Village has had several iterations as an educational facility. Originally it was known as the Ku Ring Gai College of Advanced Education and then became a campus of UTS. It was built during the State Government’s ‘Brutalist Architecture’ period and one positive of this was that it was built to last. Taylor’s task was to upgrade the old buildings into a modern school, initially to cater for a student population of 350 but progressing to 2000. Its greatest challenge was the very tight timeframe. Taylor met its deadlines by working 24/7, utilising multiple shifts. The school opened on time on 30 January 2019. The completed work is very extensive and includes a large amount of concrete restoration. There are great communal spaces, many classrooms and a magnificent auditorium. The finished project is all of high quality and reflects the passion of the team from Taylor.

Winner PROBUILD CONSTRUCTIONS ADAPTIVE RE-USE $60,000,001 & OVER Omnia, Potts Point The Omnia project at Potts Point consisted of the partial demolition of the old 16-storey Mercure (formerly the Crest) Hotel and then its reconstruction four storeys higher as a mixed-use building, with a Woolworths supermarket at ground level and 132 luxury apartments above. The signature feature of the new building is its hourglass shape. This has been achieved by progressively reducing each floor slab’s length by 180mm over the first 10 levels and then reversing the process from levels 11 to 20. The building is now a landmark in Kings Cross. The apartments all have full-height glazing, with half of them having superb views towards the city and the remainder having Sydney Harbour/Eastern Suburbs views. The builder has achieved a striking, well-finished outcome at a difficult site in the middle of King’s Cross, opposite the busy railway station.

Winner BELMADAR PTY LTD REFURBISHMENT/RENOVATION/EXTENSION UP TO $10,000,000 Sisters of Charity Heritage & Archive Centre, Potts Point The Sisters of Charity Heritage & Archive Centre was formally St Vincent’s Convent, a 12-bedroom convent for the Sisters of Charity. Demand for the convent accommodation declined and the building was modified and extended to accommodate the Sisters of Charity Heritage & Archive Centre. The project included the complete strip-out and partial demolition of the existing twostorey building, and the construction of a new three-storey concrete structure to the rear of the existing remaining building. The works also included the detailed fit-out of all floors encompassing meeting rooms, repository storage areas, a large-scale state-of-the-art exhibition museum including intricate joinery and glass showcases, central theatre, interactive media display and external courtyard and landscaping works. The tower to the north-east corner was remodeled to provide a new identity and a new terracotta façade installed. The methodology had to account for the difficult inner-city location, along with the issues resulting from partial demolition, while retaining the existing fabric. The works included significant structural underpinning and temporary bracing. Materials handling was difficult due to the narrow cul-de-sac street, restricting all vehicles visiting the site to 8m. This meant that demolition, excavation and concrete structural work required detailed planning. The project had a degree of difficulty far in excess of what its contract sum would indicate. The works were professionally executed and resulted in a high-quality project.

Winner PATTERSON BUILDING GROUP PTY LTD REFURBISHMENT/RENOVATION/EXTENSION $10,000,001 - $20,000,000 Sydney Opera House, Yallamundi Rooms Patterson Building Group was appointed by the Sydney Opera House to construct its redesigned function and events centre, Yallamundi Rooms. The project involved the removal of the external marque and the relocation of the ballet rehearsal rooms. As well as the removal of the existing mezzanine concrete and existing strengthening works to the curved, load-bearing walls and the creation of openings in the existing structural walls that support the northern arch. Concrete jacket walls, which provided the structural integrity of the Sydney Opera House openings were demolished. Once the jacket walls were poured and cured the final recorded movement on completion was only 1mm. The large curved doors designed during the project were to provide a feature to the function rooms and multiple room change options based on function requirements. The weight of the curved doors was more than 400kg on a pivot system. They were made from curved steel framing and plywood bracing boards. The finishes comprised half round fabric strips installed between brass angles, with brass framing the door perimeter for a finished look. The construction tolerances for these doors were extremely small to ensure acoustic performance and smooth operation. Due to the heritage nature of Sydney Opera House, there were a number of details that were required to duplicate the original opera house detailing. The works had to be carried out while Sydney Opera House remained in full operation. This meant all noisy work was confined to the hours of 11.30pm to 10am. Further acoustic panels were installed to abate this noise.This project was completed under an extremely difficult environment. Patterson Building Group has achieved a high-quality project.

Winner FDC CONSTRUCTION & FITOUT REFURBISHMENT/RENOVATION/EXTENSION $20,000,001 - $100,000,000 George Place, Sydney This project involved the redevelopment of three adjoining commercial office towers to create a new precinct that would be known as ‘George Place’. This unique project united three separate building lobbies with one central atrium space. The difficulties in this project included three office towers remaining fully occupied, together with existing retailers at the ground floor level. The atrium roof structure and 3D stonewall with seamlessly integrated feature lighting are elements which have not previously been completed to this scale. The project had some heritage aspects to sections of the foyer, which challenged compliance with current regulations. Works also included the refurbishment of three existing tower lobbies as well as new entries to 363 George and 345 George including repositioning the façade line. A new main switchboard and generator to 345 George Street as well as removing the existing cooling tower to 345 George and installing a new cooling tower to 363 George. Additionally works included a new fire control room, fire hydrant/sprinkler system to 345 George including new booster facility, new plant rooms throughout housing new AHUs, public domain works including new paving. Construction took 14 months following a five-month early establishment and site investigation period. George Street was closed during the construction period due to the light rail works. Loading materials from George Street was not an option so the final solution included utilising an existing loading dock and the establishment of a compound in Barrack Street adjacent to 345 George. A tower crane was erected on the roof of 345 George and materials from the compound were fed into the atrium by the tower crane. The standard of finish was high. FDC has achieved an outstanding result.

Winner MULTIPLEX REFURBISHMENT/RENOVATION/EXTENSION $100,000,001 & OVER Biological Sciences North, University of New South Wales, Kensington Campus Multiplex, together with its design team, was commissioned as head contractor for the Stage 2 Biological Sciences North Building. Following an intensive workshop process, the option study was submitted to the University of New South Wales, with the refurbishment of the D26 building chosen as the preferred option. Following and extensive ECI and ongoing design development, Multiplex delivered for UNSW the refurbishment and modernisation of the existing D26 Biological Science Building, seamlessly linking new and existing buildings within the broader Biosciences Precinct. The works entailed demolition and hazardous material removal and the establishment of temporary connections and diversions, the structural demolition and strip-out to an entire building, new structure and strengthening works, new services and fit-out of laboratory spaces and a new façade. The project, combined with Stage 1, enhances the Biomedical Research Precinct on the upper campus, complementing The Lowy Cancer Research Centre and the Wallace Wurth School of Medicine. The works included adding two levels to the existing building, together with various infill works within the existing structure and included a temporary fire stair to the adjoining Wallace Wurth Building. User access had to be maintained between the completed stage 1 Biological Science Building (E26) and the Biolink Building throughout the duration of construction works. The only connection for this link was through the D26 Building construction site. A complex way-finding and access solution was thus established to facilitate this requirement. Winner EVOLVE BUILDING GROUP PROJECTS PTY LTD HOSPITALITY BUILDINGS — NEW UP TO $10,000,000 Bangalay Luxury Villas, Shoalhaven Heads Set amid the natural coastal Bangalay Sand Forest distinctive to the Shoalhaven region, the villas are perfectly located adjacent to the Shoalhaven Heads Golf Course and Seven Mile Beach. The villas are connected by a meandering timber boardwalk that appears to float over the surrounding sand. The villas have been set out to ensure maximum privacy and comfort. Each villa has been thoughtfully appointed to mirror the beauty and tone of the surrounding natural elements. Great attention has been paid to sustainable design and construction, and the property resonates an earthy coastal atmosphere, relating well to the surroundings. Each of the 16 luxury villas has been thoughtfully set out to provide full privacy while allowing the flow of the fresh ocean breeze during summer. All villas feature golf or garden views, as well as a fireplace and sun-filled north-facing deck. During construction, complex negotiations were necessary to ensure the required power supply was achieved for the scheduled opening. The villas feature durable folded metal cladding to external wall, timber decking specially finished to ensure non-slip finish, pre-built timber frames to ensure construction was completed on time and concrete slabs utilising foam baffles to raise the height of slab edges to give the appearance of floating across the sand. The building also includes an In-ground swimming pool and spa, with timber deck surround and an on-site restaurant for dining. The high standard of finish and workmanship delivered a first-class project on time and on budget, while also having regard for the sensitive coastal environment.

Winner FDC CONSTRUCTION & FITOUT HOSPITALITY BUILDINGS — NEW $10,000,001 - $50,000,000 The Marsden Brewhouse, Marsden Park The client, Arthur Laundy, a publican with more than 60 years’ experience, gave FDC the brief to build a high-end hotel in Marsden Park, the highest growth area in NSW. The aim was to build the “perfect pub” from scratch, with every element of the design ensuring maximum efficiency, flexibility to respond to changing market tastes and maximise future capacity for the next 100 years of operation. Arthur believed that western Sydney patrons were under-served for high-quality hospitality establishments and deserved a high-quality regional venue. The final project resulted in one of the largest hotels in Sydney, designed and licensed to be occupied by 2000 patrons concurrently and to hold 400-person events in the upstairs function rooms. Further, the brief called for a 25-beer-barrel Brewhouse brewery to be the centrepiece of the venue. The aim of the brewery was to produce high-quality craft beers at affordable prices for patrons. The Brewhouse needed to be exposed and celebrated as an item of visual interest throughout the pub, while at the same time maintaining operational efficiency and safety. The pub is divided into several zones, giving each demographic an area to call their own. The spaces are the Family Pavilion, Tonda Pizzeria, Kids’ Playground, Samuel Marsden Room, the Brewhouse, the Public House Sports Bar, The Parlour, Whiskey Bar, Gaming Room and Outdoor Terrace. This bespoke pub was delivered on time and on budget. The high standard of finish and attention to detail has resulted in a complex building that has responded well to community requirements.

Winner INFINITY CONSTRUCTIONS GROUP HOSPITALITY BUILDINGS — NEW $50,000,001 - $100,000,000 Bankstown RSL Club The Bankstown RSL Club involved the construction of a substantial, multi-faceted club venue and facilities for the local Bankstown community. Construction comprised a significant bulk earthworks package including excavation and piling of a vacant site, basement car parking, two club levels and two levels of car parking as well as public domain and services infrastructure upgrades. The club facilities include an extensive 300-machine gaming room, conference and meeting room facilities, multiple food offerings, a renowned buffet and live entertainment venues. The judges considered that the project was difficult but well resolved despite issues of land acquisition, financial strain on the construction budget, re-engineering and re-documentation for a revised scheme, then asbestos removal and deadline restraints. However, the project was delivered in 14 months for $62 million.

Winner MULTIPLEX HOSPITALITY BUILDINGS — NEW $100,000,001 & OVER Four Points by Sheraton Sydney, Central Park This 4.5-star Four Points by Sheraton Hotel Sydney comprises 297 hotel rooms, conference rooms, restaurants and bars, a gym and secure basement car parking. Multiplex has demonstrated a very practical, methodical and clear process of construction from site establishment, accommodation, cranage and material handling, waste management, structure, façade design and delivery through to services procurement and construction. The building is an excellent example of the high standards required to satisfy the expectations of international brands operating in the Australian market and it is why the judges have given the award to this project.

Winner SHAPE AUSTRALIA PTY LTD HOSPITALITY BUILDINGS — REFURBISHMENT UP TO $10,000,000 Flying Fish, Pyrmont The Flying Fish restaurant project involved the refurbishment of three main areas. The new bar was built in a different location to the previous bar with new beer and post-mix lines. Bottle and glass displays hanging from the concrete soffit above required structural steel traversing existing services. The bar and kitchen were built on new concrete plinths and the concrete had to be mixed on site due to its location in The Star. The fresh fish display is an extension of the kitchen preparation area and the focus point of the restaurant. The display area is lower than the kitchen to enable guest interaction with the display. The benchtops and face of the display are made from natural stone over under-bench climatecontrolled refrigeration. A heated low-height glass viewing panel has been seamlessly incorporated in the front of the display. The dining areas and private dining room are separated by operable walls. Issues that were encountered and overcome include sharing the site with the main building contractor, installation of new services that had to come from floors below and the underslung works and core holes through to the bus driveway below. Shape was able to deliver a smooth, defect-free project 37 days early and on budget.

Winner MPA HOSPITALITY BUILDINGS — REFURBISHMENT $10,000,001 - $30,000,000 Canterbury League Club, Gaming Area Fitout, Belmore The refurbished gaming floor contains a new cocktail bar, VIP high rollers’ area, alfresco gaming space, back-of-house staff area, new indoor gaming area and a new six-level lift. The finished space incorporates numerous features including a custom joinery dome ceiling with crystal balls, a sandstone circular floor and a cocktail bar fully wrapped in stone with a timber-slat symmetrical ceiling. The VIP high rollers’ area incorporates several standout elements including the infinity entry wall wrapped in handmade tiles, a custom water feature with vertical copper and timber structure with integrated waterspouts and the amenities which have a full-height stone wall lit from behind. Working in a live environment that is open 24/7 required restricted noise and minimal disruption. The project is award winning due to the complex programming of the construction sequence in a live environment and the high calibre of detail in many different materials used throughout the project.

Winner SHAPE AUSTRALIA PTY LTD HOSPITALITY BUILDINGS — REFURBISHMENT $30,000,001 - $50,000,000 The Star — Astral Lobby, Grand Foyer and Porte Cochere, Pyrmont The brief was to create a world-class experience when first entering the property. The nature of the live environment involved dividing the works into 22 staged areas (plus micro stages), each with the ability to operate independently and seamlessly integrate into an operational space at every staged handover. The client had multiple requirements to ensure business could operate as intended with minimal disruption to their daily operation. Some of the most notable upgrades include the design and delivery of an AV system and water display package that is unique to The Star and a first in Australia. The key elements of the AV system include a 25m-long, motion-sensitive 8K-resolution screen which features more than 9000 hours of locally created content. This system integrates with more than 1700 lineal metres of pixel addressable LED lighting to the ceilings and walls and high-powered projectors, programmable laser lighting and infrastructure for live performances. A fully programmable Aquatique water feature has the ability to interact with the other AV elements. All of these components come together to create an immersive, sensory experience. The project is award winning due to the design elements that are highly detailed using high-end finishes, creating a bespoke world-class entertainment precinct. The refurbishment included heavy demolition and was delivered in a 90 per cent hotel occupancy environment.

Winner FDC CONSTRUCTION & FITOUT HOSPITALITY BUILDINGS — REFURBISHMENT $50,000,001 & OVER Northpoint Redevelopment, North Sydney The Northpoint Redevelopment was a two-and-half-year project that involved major demolition and removal of existing retail sections of the Northpoint site including strip out of the lower levels of the existing commercial tower and Level 6 basement. The design of the new elements were: • A new retail offering to the south of the existing tower over Levels 7 and 8, one hotel level at Level 9 and a rooftop bar and pool at Level 10 • A new 187-room hotel to the north of the existing tower • A new Woolworths Metro store and 26 specialty shops • A refurbished commercial lobby Construction was divided into three main zones to program the logical sequence and work areas. The judges were impressed with the resolution of stiffening the existing six-storey carpark structure to support the new hotel and the finish and efficiency of the prefabricated bathroom pods. Northpoint was a complex, demanding and challenging project that employed a number of innovative construction techniques and required working in an uninterrupted live environment, with more than 4000 staff daily occupying the existing commercial tower.

Winner HANSEN YUNCKEN PTY LTD COMMERCIAL BUILDINGS UP TO $50,000,000 Fire & Rescue NSW Training Academy, Orchard Hills The project includes the construction of a two-storey training academy building of 2400m2, a combined heavy-duty truck wash and parking structure and a residual hardstand of 3500m2. The integrated design-and-construct fit-out for Fire & Rescue was completed during the construction period. Located in the foyer is the vintage fire engine and memorabilia. The project was constructed concurrently with the whole estate infrastructure works required for subdivision. The estate infrastructure involved the conversion of a former rural-zoned site into a commercial and industrial site by the importation of 500,000m3 of fill. The delivery of all building materials was highly co-ordinated due to the high volume of trucks filling the overall site, alongside earthworks machinery undertaking civil and services works. This involved establishing and decommissioning five different site access points over the 11-month period. While the building is a relatively straightforward structure, it contains many unusual spaces and uses. The judges have given the award due to the clear and precise methodology and construction undertaken to deliver the purpose-built project effectively.

Winner PAYNTER DIXON CONSTRUCTIONS PTY LTD COMMERCIAL BUILDINGS $50,000,001 - $100,000,000 Flinders Centre Bankstown Flinders Centre Bankstown is a nine-storey commercial office tower located above the existing five-storey Bankstown Sports Club carpark. This new 10,525m² net lettable area building brings commerce and community together to offer contemporary, efficient and sustainable A-grade suburban office space. Flinders Centre is the only commercial building in Bankstown with a 5-Star Green Star rating and targeting a 5-Star NABERS rating. The sustainable design, fitout, construction and operations are state of the art, and the energy-efficient technology is available to all building tenants. The construction and delivery of the building was undertaken while maintaining full operations of Bankstown Sports Club. Throughout the entire construction process, the club maintained full services to more than 50,000 visitors per week with no disruption. A major feature of the building is the steel and glass lift shaft containing four high-speed glass lifts. The judges were impressed with the way all construction challenges were planned and successfully implemented. The building is finished to a high standard of workmanship.

Winner BUILT COMMERCIAL BUILDINGS $100,000,001 - $150,000,000 105 Phillip Street, Parramatta 105 Phillip Street is an innovative custom-designed workspace that sets a new benchmark for Parramatta as the first 6-Star Green Star office building. The project includes an impressive double-height ground floor lobby with stunning stone tile wall and floor finishes, and timber stairs providing access to the first floor and customer reception area. It also includes an integrated fit-out across nine floors that creates a vertical village with workstations, custom joinery, open team areas, feature ceilings and multi-level atriums with sweeping stairs that provide natural light and alternative access between floors. Level 12 consists of an open rooftop recreation area with a sports court and barbecue area, planter boxes, a glazed pergola and outdoor furniture. The ground floor colonnade features well-finished off-form concrete columns, a green wall to the west and public access between George and Phillip Streets, highlighted by a glass enclosure, providing a viewing platform for the heritage oviform stormwater drain. The judges have awarded this project as an outstanding example of innovative design and construction principles on a constrained site achieving a 6-Star Green Star building for the tenant, the Department of Education.

Winner MIRVAC CONSTRUCTIONS PTY LTD COMMERCIAL BUILDINGS $150,000,001 & OVER Axle, South Eveleigh Building 1 (Axle) South Eveleigh is a new landmark 10-level purpose-designed-and constructed building incorporating the integrated fitout of 42,500m2 of premium commercial space, an 80-child childcare centre and ancillary retail spaces. The building was built on an existing car park, with no demolition required, only removal of existing asphalt and vegetation, before excavation and piling. The structure comprised four jump forms systems for concrete lift cores and fire stairs, posttensioned slabs, structural steel, prefabricated construction systems, off-form concrete, internal connecting bridges over a large structural-steel atrium with external glass facades, 10 passenger lifts, a car park lift, a goods lift, disability lift and all the associated services and safety requirements of an A-class commercial building. The integrated open fitout on each floor level consisted of approximately 575 workstations, 35 meeting rooms, four hub kitchenette spaces, a large commercial kitchen and cafĂŠ spaces. The entire project team is to be congratulated on delivering such a large, complex building of the highest quality in materials, finishes and workmanship, together with state-of-the-art services and technology, within the contract program time of 27 months and on budget.

Winner HINES CONSTRUCTIONS PTY LTD INDUSTRIAL BUILDINGS UP TO $10,000,000 RAIR Bathurst Ambulance Station Health Infrastructure provided concept plans for a design-and-construct ambulance station near Bathurst Hospital. Hines Constructions won the design-and-construct tender and has produced a building that is considered to be the best overall design and build quality of all the ambulance stations rolled out throughout the NSW rural program. The new building houses Regional Zone management, ambulance facilities for active calls and support for paramedic fleet servicing facilities, staff training offices and conference rooms in a floor area of 1600m2. The judges were very impressed with the standard of finishes, both internal and external, and the ‘ambos’ all love it.

Merit STEPHEN EDWARDS CONSTRUCTIONS PTY LTD INDUSTRIAL BUILDINGS $10,000,001 - $25,000,000 Technical Warehouse Facility, Building 20B, Lucas Heights This Lucas Heights Technical Warehouse was completed to a very high standard on a restricted site, both in terms of available physical working space, and security controlled access. Designs were thought through together with the client, and amended where necessary, to facilitate integration with an existing building, and to coordinate overlapping heavy lift overhead gantry cranes. Security access for workers was extremely difficult with the entire pre-site clearance process being managed by the AFP, directly with subcontractor’s workers without reference to, or coordination by SEC. The relationship between the Client and SEC Project Manager was excellent with the Clients representative confirming that ANSTO would be keen to deal again with SEC on future projects.

Winner VAUGHAN CONSTRUCTIONS INDUSTRIAL BUILDINGS $10,000,001 - $25,000,000 Fujitsu General Australia National Head Office and Distribution Centre, Eastern Creek Vaughan Constructions has delivered a fabulous new national headquarters for Fujitsu Australia at Eastern Creek. The 2400sqm, two-storey office building features an attractive boomerang shape with a Japanese touch and it is linked to an 8500sqm warehouse. The new headquarters include a showroom, auditorium, on-site gymnasium, outdoor staff areas and a covered carpark. The facility is a 5-Star Green Star design and NABERS energy-rated building and incorporates sustainable initiatives to reduce its environmental footprint. This award category included a large field of worthy contenders but this project stood out for its unusual and pleasing appearance, its environmental features and for the overall excellent build quality. Well done Vaughan!

Joint Winner TAYLOR INDUSTRIAL BUILDINGS $25,000,001 & OVER BMW & Mini Sydney, Darlinghurst The new BMW & Mini showrooms and service centre building is located on a very prominent position adjacent to New South Head Road at Rushcutters Bay. The construction involved the demolition of an old showroom/workshops on the site and then a complete new build over six levels. As well as showing off the new and used cars to best effect, the new facility can service up to 150 cars daily. Some impressive project features include: • 11,000m3 of concrete poured • A ‘bespoke’ structural-steel staircase spanning three levels • 500 lineal metres of 6m-high double glazing combined with sliding auto doors and swing doors • 3400m2 of floor tiling and 870m2 of paving. The site was very tight and awkward, right next to the eastern entrance to the Cross City Tunnel. Taylor overcame this challenge and has produced a very high-quality building which is now a landmark of the area.

Joint Winner INFINITY CONSTRUCTIONS GROUP INDUSTRIAL BUILDINGS $25,000,001 & OVER Dangrove Art Storage Facility, Alexandria Dangrove at Alexandria is a private art storage facility and operations centre owned by one of Australia’s foremost art collectors and benefactors. The facility comprises 10,000m2 over two levels and includes specialist storage rooms, mock gallery spaces, art restoration workshops and a great hall for private display as well as offices and amenities. The brief for the project was very demanding and required the storage facilities to safely house a major art collection for at least 100 years. Durability, longevity, fire, smoke protection, security and waterproofness have all been addressed to an exacting degree. The form of the building is certainly unique and features a vast, light-filled exhibition hall that rises in a triangular shape nearly 30 metres high. The building features an off white precast panelling façade and substantial glazing along the street frontage with twin-wall polycarbonate façades to the sides of the Great Hall, a ‘belt and braces’ solution to the potential for water leaks. Everything about the building is unusual and Infinity is to be congratulated for completing this exacting project to an exceptional standard.

Merit BUILDSTER PTY LTD TERTIARY BUILDINGS UP TO $10,000,000 Jannawi Pavilion, Macquarie University, Ryde The Jannawi Pavilion in the Macquarie University, is an attractive and functional gathering place for Aboriginal and Torres Strait Islander students, staff and visitors. The 32m-diameter structural-steel ring, supported on 23 steel columns and concrete pavilion, sits atop an existing embankment. The roof structure consists of 13m clear-span Glulam beams covered with trafficable fire-resistant polycarbonate roof panels. The structure was infilled with detailed laser-cut screening, seating and joinery items. The landscaping to the embankments comprises of massed native plants, sandstone log terraces and informal seating areas. The Buildster team has delivered a state-of-the-art facility, complemented by the high-quality standard of finishes.

Winner GROWTHBUILT PTY LTD TERTIARY BUILDINGS UP TO $10,000,000 UNSW Level 11 F21 ‘The Lounge’, Kensington Campus Growthbuilt as a collaborative team has created a new hospitality lounge for the staff and highprofile guests of the university. ‘The Lounge’ is a highly detailed project utilising natural products throughout in particular the Glulam structure for the protected outdoor, landscaped, entertaining cabana area. The facility comprises of internal and external cafes; lounge and dining spaces; meeting rooms; a retreat kitchen, new male, female and accessible toilets. Growthbuilt has successfully completed and delivered a complex refurbishment project with an unprecedented level of quality.

Winner HANSEN YUNCKEN PTY LTD TERTIARY BUILDINGS $10,000,001 - $25,000,000 Australian Catholic University Strathfield Campus Underground Carpark The ACU project was undertaken in response to the requirements in providing off street parking for the staff and student population. The design was to reuse the area taken up by an existing football field and concurrently redevelop and upgrade sporting facilities, whilst creating a 304-space basement car park underneath the playing surface. Complexities in the design proved challenging for the HY collaborative team. The roof of the car park was constructed as a FIFA rated synthetic football field and a new hydraulically operated cricket pitch, which meant the field can be switched between cricket and football without compromising the safety and standard of play either sport. The Hansen Yuncken team has delivered a quality world class sporting venue with modern facilities.

Winner FDC CONSTRUCTION & FITOUT TERTIARY BUILDINGS $25,000,001 - $75,000,000 The University of Sydney, Faculty of Arts and Social Sciences, Camperdown The University of Sydney project included the construction of a new 9000m2 (FASS) Faculty of Arts and Social Sciences building accommodating multiple teaching spaces, lecture theatres, staff offices, amenities and dedicated student/staff meeting areas, plus the 1000m2 heritage refurbishment of the 101-year-old RD Watt building. Key design features in the FASS building are the impressive internal atrium staircase over six floors and the building faรงade. This facade is predominantly curtain wall with bronze Sefar interstitial mesh laminated glass that creates a shimmering bronze effect that changes appearance under different light conditions throughout the day. The FASS building and the RD Watt refurbishment presented a wide range of challenges ranging from difficult site conditions to the complex design components and unique faรงade. The innovations developed through the course of the project allowed FDC to deliver the project to a high-quality standard while exceeding the long-term environmental sustainability of the building.

Winner A W EDWARDS PTY LIMITED TERTIARY BUILDINGS $75,000,001 - $100,000,000 UNSW Electrical Engineering Building Capital Renewal and Modernisation Project, Kensington The extensive refurbishment of the 50-year-old plus engineering and telecommunications building was technically challenging and complex due to its prominent location on campus. The 14,000m2 refurbishment over the six-storey south block and five-storey north block generally consists of teaching laboratories, technician offices, workshops, computer rooms, lecture theatres, amenities and research laboratories. A new plant room, hot and chilled water plant and cooling towers, water storage and back-up generators were provided along with specialised equipment such as a fibre-optic draw tower, lasers and two anechoic chambers. The building incorporates many environmentally sustainable design features such as that of a 5-star green facility. A W Edwards adopted a collaborative and proactive approach to management in all aspects of the project with the client, the design team, building users and other stakeholders. The project was successfully delivered on time and finished with an outstanding level of quality.

Winner MULTIPLEX TERTIARY BUILDINGS $100,000,001 & OVER Science and Engineering Building, University of New South Wales, Kensington Campus The (SEB) Science and Engineering building compromises the construction of a new 10-level building and provides 25,000 square metres of state-of-the-art teaching and research facilities. The design has the flexibility to be adapted for future technical research. The ground floor and basement levels accommodate store rooms, a loading dock, some plant rooms and other back-of-house functions. Levels 1 to 7 accommodate highly serviced teaching and research laboratory spaces and associated office/work station hubs. Level 8 houses the central equipment. Working in a live environment proved challenging during the construction of bridge links on every floor connecting the SEB building to the adjoining building. Designed to encourage innovation and collaboration, this high-quality and attractive building delivers a world-class research and learning facility for students, researchers, industry and international partners. Multiplex successfully completed an outstanding facility, defect free and finished with exceptional quality.

Winner PATTERSON BUILDING GROUP PTY LTD PUBLIC SCHOOLS UP TO $20,000,000 Randwick Public School, Upgrade Patterson Building Group was appointed to construct a new three-level teaching facility linking two existing buildings. This group demolished an existing 2000m2 building and completed the refurbishment and structural upgrade to the heritage building. External works included the construction of an undercover basketball court, two soccer sports fields, and playground areas including new hard and soft landscaped surfaces. The complex project had limited access. Traffic control measures were implemented to monitor deliveries, passenger vehicles and student movement throughout the construction phase. PBG has delivered a quality project on time and has met all the design requirements of the stakeholders to a high standard.

Winner LIPMAN PTY LTD PUBLIC SCHOOLS $20,000,001 & OVER Bella Vista Public School, Kellyville This outstanding Hills Shire public school is designed to facilitate 1000 students and incorporates modern spaces such as presentation rooms, practical activity areas, music/art rooms and an innovative approach to incorporate technology into teaching. Through the landscape, the design has been able to facilitate outdoor learning spaces and interactive equipment for the development of students. In collaboration with the council, the project also includes the construction of a FIFA-certified sports field and an impressive sports hall for shared use with the school and local council. The feature 4.4m-high brick retaining wall running the full length of the sports field complements the outstanding school facility. The Lipman team has delivered a state-of-the-art school facility, all completed to an exceptionally high standard.

Winner REITSMA CONSTRUCTIONS PRIVATE SCHOOLS UP TO $5,000,000 Covenant Christian School, Belrose Major milestones were achieved with the construction of the new building in the centre of the live school environment. The connection and accessibility were greatly increased with a series of new walkways connecting all previous project stages as part of the master plan. The two-storey building houses the office areas and reception with the administration team on the first floor and open-plan classrooms with break-out areas on the lower level. Externally, a series of façade elements including articulate glazing, Innowood screening and a detailed awning representing a sail were used to create an inviting atmosphere to the school. This project was executed to a high level of architectural detail and complemented by the quality standard of finishes throughout.

Winner COWYN BUILDING GROUP PRIVATE SCHOOLS $5,000,001 - $10,000,000 De La Salle College, Revesby Heights De La Salle College is a large, established Catholic school at Revesby. The existing school hall was built around 1950 and had outlived its usefulness. COWYN’s brief was to refurbish the old hall into flexible learning spaces and to concurrently build a new state-of-the-art hall, all with minimal disruption to the school’s functioning. COWYN has achieved this and the new multi-purpose hall should accommodate the school’s needs for the next 70 years. The new hall looks magnificent and features white Mudgee stone precast panels and twin wall polycarbonate sheeting. Internally, a flexible sports area, learning spaces, a food servery, and gymnasium and change room are provided for the students. The building is very well finished and was completed with no ‘lost time injuries’. Well done, COWYN.

Externally, the hall stands as a bold pre-cast concrete triangular structure with two wings and a 300-seat covered tiered amphitheatre branching off each of its three sides. Hugh outdoor learning and congregation spaces, snaking walkways, seating and landscaping complements the building design. Overhead airport doors from the amphitheatre showcase the main performance hall interior, with sprung timber flooring, mezzanine-level control rooms, high acoustic ceilings, the latest audiovisual technology, music pods, music classrooms and a recording studio. Reitsma has successfully completed this exceptional facility with a high standard of quality finishes and cutting-edge technology for the school.

Winner STEPHEN EDWARDS CONSTRUCTIONS PTY LTD PRIVATE SCHOOLS $15,000,001 - $25,000,000 Our Lady of The Assumption School Redevelopment, North Strathfield This truly unique project involved the redevelopment of the primary school via the re-use of the existing building. The additions to this building were solid timber construction and included Glulam, cross-laminated timber (CLT) walls and an acoustic ceiling flooring system. In total, 1550m3 of engineered timber and 1800m2 of acoustic timber ceilings were used to complete the project. The exterior of the building and new structure were clad with highly insulated, custom perforated zinc cladding. Features of the completed four-storey building include a range of learning spaces, classroom break-out areas, hall, art spaces, rooftop playgrounds and the latest high-tech audio-visual system. Project constraints were procuring the engineered timber from overseas, the live Optus Tower and rail and overhead powerlines while working in a live environment. For this project, the first major timber-constructed school building, Stephen Edwards Constructions overcome the project challenges and delivered a vibrant and modern learning facility with state-ofthe-art teaching spaces and technology which were all carefully finished with meticulous detail.

Winner LIPMAN PTY LTD PRIVATE SCHOOLS $25,000,001 - $50,000,000 MLC Senior School Project, Burwood The five-storey structure consists of more than 4000m3 of off-form class 2 concrete to all elements including columns, feature walls, slab soffits and polished floors throughout all common trafficable spaces. The external part of the building showcases a 3D concrete off-form multi-storey hood along with the feature of folded, suspended aluminium panels wrapping the glazed facade. This creates both privacy, sun shading and enhances the thermal properties of the building. Internally, the building boasts bright teaching spaces, Science labs, break-out rooms, offices, dance studios, an amphitheatre and a genius bar. These are all wrapped around the impressive staircase. Service coordination proved extremely challenging. There were no ceilings throughout the whole project which meant that all the services were exposed and had to be carefully coordinated so that there were no clashes. This project is a state-of-the-art building that has truly set the bar for all private school developments in the future as it has created a collaborative and interactive learning space for all. Lipman has delivered a quality building.

Winner TAYLOR PRIVATE SCHOOLS $50,000,001 & OVER The Knox Junior Academy and Performing Arts Centre, Wahroonga This highly unique state-of-the-art performing arts centre boasts endless superior features over the five levels. The lower ground and Level 1 comprise of a 5000m2 car park and a specialised acoustic recording studio, music rooms and recreational spaces. Level 2 showcases a 750-seat tiered lyric theatre and multi-purpose auditorium (including a large stage and an adjustable orchestra pit), multi-purpose dance and drama rooms, sound equipment control room, a commercial-grade kitchen and a 165-seat minor performance space. Levels 3, 4 and 5 house rehearsal areas, interview rooms, an outside terrace with seating and gardens plus roof and plant equipment. The external brick and glass façade of the new building flawlessly complements its established surroundings. The design, documentation and procurement process on this project was highly complex. Taylor has achieved an outcome that has demonstrated excellence in the overall construction process.

Winner COWYN BUILDING GROUP PUBLIC BUILDINGS UP TO $10,000,000 Woronora Cremator Facility, Sutherland Woronora is one of Sydney’s first cemeteries, is a heritage-listed property and required archaeologist attendance on site during the excavation process. Being an active cemetery, constant precessions and services were run over the course of the project. The cremator co-ordination was difficult as no information was provided by the manufacturer. This involved scheduling works once the cremator landed on site. Due to the size and weight of the cremators coming from Melbourne, it required a large plantmoving contractor to lift the cremators and skate them into final position. The judges wish to award this project due to its fine detailing and execution of the construction process, which included a very precise Terracade XP façade, specially designed downpipes and highly co-ordinated services.

Winner MIRVAC CONSTRUCTIONS PTY LTD PUBLIC BUILDINGS $10,000,001 - $30,000,000 Yerrabingin House, South Eveleigh Yerrabingin House is a four-storey, 4000m2 mixed-use community building, completed in March 2019. The structural-steel-framed building features a continuous roof structure stretching into a large solar photovoltaic array, providing a distinct focal point at South Eveleigh’s Gateway and merging the space with the adjacent parkland. Internally, the building is home to a variety of tenants including Australia’s first indigenous rooftop urban food production farm. Other tenants included an integrated fit-out for Top End Education Institute, a 1000m2 childcare facility, a flexible community space for CBA, cold shell retail handovers for gym, yoga and cafés and an outdoor public domain. Procurement and pre-fabrication methods were adopted to minimise time and works on site including pre-assembly of solar panel cassettes, pre-cast cores and simple steel frame design. The judges awarded this building due to the well-executed construction using some unusual materials such as gabion stone baskets as a wall finish to the foyer and entry, the variation in tenancy requirements and the 87KW solar system.

Winner BUILT PUBLIC BUILDINGS $30,000,001 - $50,000,000 Anzac Memorial Centenary Project The Anzac Memorial Centenary project has been one of Australia’s most complex and challenging heritage public building construction projects. Located in the south-west corner of Hyde Park within the Sydney CBD, construction was highly constrained, with limited access to the site off Liverpool Street (a high-density traffic street), restricted working hours and a small work zone. The buildability of the project was challenging, requiring the existing heritage building facades to be enclosed with scaffolding. This was followed by the excavation and underpinning of the existing heritage structure. The technically difficult construction and installation of additional structures required the creation of a new underground space and relocation of an 80-year-old Hill’s Weeping fig tree to allow for the construction of a stepped water fountain. The restoration and refurbishment works, together with the additions, have been carried out using the highest quality of materials and construction techniques, with great attention to detail. The completed project could not have been achieved to such a high standard without a truly collaborative approach by the builder, client, consultants, specialist contractors and suppliers.

Winner RICHARD CROOKES CONSTRUCTIONS PUBLIC BUILDINGS $50,000,001 & OVER Shortland Correctional Centre, Cessnock The Shortland Correctional Centre, in Cessnock, provides new accommodation for 330 maximumsecurity inmates, and includes 486 surge beds across three buildings. Supporting facilities include exercise yards, movement control and health buildings, an industries and programs building, general stores building, associated offices and surveillance posts, and recreational facilities. These new additions give inmates full access to a range of rehabilitative jobs and programs which aid in prisoner rehabilitation by addressing offending behaviour and equipping inmates with the knowledge, skills and training they need to gain employment post-release. Additional works included an upgrade and expansion of the existing 250-bed security prison in which the existing gatehouse was refurbished to enable the old and new facilities to operate from a single hub. Connecting the facilities while maintaining security at all times in a live prison precinct was imperative and joining the new security system required significant interface planning and careful execution. The work involved the full upgrade of the electronic security system, introduction of innovative modular cell accommodation blocks with fully automated water management systems throughout, new secure perimeter and integration to the existing sterile zone, and upgrade of High Voltage Infrastructure to accommodate the new works. Judges were impressed with the detailed planning that ensured that Shortland Correctional Centre, the first new prison to be finished under the Prison Bed Capacity Program, was completed ahead of an accelerated completion program within a live maximum security prison precinct, on budget and to the required high standards. 46 MASTER BUILDERS ASSOCIATION OF NSW EXCELLENCE IN CONSTRUCTION AWARDS 2019

Winner ADCO CONSTRUCTIONS PTY LTD SPORTING FACILITIES OPEN PRICE CATEGORY NSW Rugby League Centre of Excellence, Sydney Olympic Park The New South Wales Rugby League Centre of Excellence comprises a huge open-plan gymnasium with direct access to an external training field and a tunnel that links the facility directly with ANZ Stadium and incorporates premium change rooms, continuous flowing river hydrotherapy pool and rehabilitation rooms, lower street frontage café, sports science laboratories for university studies, executive players’ kitchen and function area, press conference auditorium rooms, media editing suite and administration offices. Walk-in access from Dawn Fraser Avenue into the main reception allows visitors to become part of the experience, with a huge LED television screen suspended on structural beams streaming live games and highlights. A key aspect of this project was to manage construction activities in a busy environment and particularly when major sporting events were held at ANZ Stadium or adjoining facilities. The local event calendar had to be incorporated into the construction program from the outset of the works. Value engineering was carried out on the façade, resulting in a lightweight solution that reduced costs in line with the clients’ budget. This was achieved while keeping the original design intent and façade appearance in accordance with the DA designs. The resulting product used was Inex 16mm CFC sheet with lightweight framing to support the Inex, with the exposed raw board on the façade satisfying the building requirements. The detailed works were carried out to a high standard of finish and create a robust environment in this facility. Overall, the construction quality was of a high standard. Management of the various stakeholders and working within a busy precinct were all dealt with to achieve a successful outcome.

Winner EXCEL TRADEWORKS PTY LTD INTERIOR FITOUTS UP TO $500,000 FID & Co (The Fiddler Cafe), Rouse Hill The Fiddler was designed as an entertaining venue but lacked a modern café to capture the growing customer base. Excel Tradeworks was given initial design drawings for a café containing many faults that were overcome by detailed investigation and consultation. Issues confronted and overcome were an upstand beam requiring a complete redesign of cabinetry to cater for fridges and custom-built milk taps. The specified signage material was not suitable for a public space and had to be re-evaluated and altered. The tight timeframe was only achieved by detailed planning, co-ordination and alternative equipment and materials selections. Much of the design and execution was achieved due to the dedicated involvement and application of Excel Tradeworks. The workmanship in this fitout is of a high standard, with Excel Tradeworks achieving the desired effect by utilising its expertise in detailed planning, alternative design, materials and equipment selection.

Winner CODE GREEN PTY LTD INTERIOR FITOUTS $500,001 - $1,000,000 Turner Studio, Darlinghurst This fitout covered 1000m2 for 133 staff. It included reception, double foyer area, two boardrooms, three meeting rooms, library, print and modelling area, staff locker area and comms room. The main feature of this unusual fitout was the extensive slat wall featured throughout the entire space. The slats were a challenge to align on an uneven floor plate with detailed research and planning required for material selection. In total, there is more than seven kilometres of slats. There was a high degree of collaboration between the designers and craftsmen in realising an aesthetic vision. The finishes were well executed and of a high standard, demonstrating a high level of skill to achieve the desired result.

Winner CARFAX COMMERCIAL CONSTRUCTIONS PTY LTD INTERIOR FITOUTS $1,000,001 - $2,000,000 Bangarra Dance Studio, Barangaroo The project required the conversion of a future diesel generator plant room in Basement 2 of the Barangaroo complex into a multi-storey dance theatre for the Bangarra Dance Theatre. The visual highlight is the “pleated� ceiling. The level of detail and setout required to achieve the desired result is commendable. To achieve the desired result, a great deal of planning and co-ordination was essential. The way the team solved the problems of access, acoustic, structural, existing services relocation and modification and restricted headroom on the mezzanine level is a testament to their initiative and energy. Overall, the works were well executed to a high standard under difficult conditions. A high level of skill and co-ordination has been demonstrated to achieve the final result.

Winner FDC CONSTRUCTION & FITOUT INTERIOR FITOUTS $2,000,001 - $4,000,000 Endeavour Energy, Huntingwood The Endeavour Energy project is located in the basement of a multi-storey building. The basement had an enclosed glass partition garden surrounded by offices on a raised access floor. This area was open on all floors, presenting issues of noise and dust during the works. The alterations were for the removal of the glass-enclosed atrium and plants and constructing new meeting rooms being denoted as brainstorming, quiet, informal and others, and a new boardroom. With a theme of the sea being prominent, FDC used its expertise to construct the booths representing an underwater cave. The site was challenging with the building being fully occupied throughout, where noise and dust could have been a major issue. The fitout has been finished to a high standard which reflects the future of further fitouts in the building.

Merit SHAPE AUSTRALIA PTY LTD INTERIOR FITOUTS $4,000,001 - $6,000,000 EY Wavespace, Sydney This fitout refurbished the existing space for Ernst & Young on the 11th floor to provide a digital innovation hub for its clients and staff. The floor also provides for a cafĂŠ and terrace. Being undertaken in an existing occupied building required detailed planning and co-ordination of services and finishes. The blade wall upon entry consists of 142 individually laser-cut pieces of acrylic to give the effect of a wave. The pivoting screen is impressive in its operation and quality of finish. It is 6.2m long and 2.5m tall and rotates around a square column. The intent is to size the rooms to the audience and the varying functions undertaken in the space. The materials used and finishes achieved are to be commended.

Winner GRAPHITE PROJECTS PTY LTD INTERIOR FITOUTS $4,000,001 - $6,000,000 1 Martin Place Mezzanine, Sydney This striking fitout was undertaken within the confines of an operational office tower, adjoining retail tenancies and the neighbouring Westin Hotel. Liaison and co-ordination was undertaken with 18 stakeholders. The works consisted of a cafĂŠ, presentation zone with projector and servery, flexible meeting pods and live 7.5m-high digital display. The ground floor and mezzanine are connected by a steel-andtimber spiral staircase, with a reflection pool at its base. Included in the contract was also the concierge desk and waiting area with its bespoke seating and joinery. The impressive feature ceiling comprised some 18,000 suspended dowels of 59 different lengths in an undulating pattern that required a high level of detail to achieve the homogenous curved forms. The standard of finish was impressively high and demonstrates a professional level of planning, co-ordination and skill.

Winner FDC CONSTRUCTION & FITOUT INTERIOR FITOUTS $6,000,001 - $10,000,000 Clemenger, Project Ark, Walsh Bay The Clemenger fitout of 4000m2 was undertaken in a 109-year-old building, with all of its many restrictions associated with a building of heritage significance. The project involved demolition and stripout of the existing office fitout, refurbishment of amenities and fitout of new workspaces. The new fitout included new mechanical, lighting and data throughout and a new floating floor system. FDC also constructed a recording studio, edit suites and large presentation spaces. Central to the new fitout is a large bleacher, which is used for company ‘town hall’ addresses and client presentations. The bleacher also doubles as a meeting room below and a supplementary access to the upper floors. Building services and built elements throughout have been installed to assimilate within the heritage pier. The high-end finishes were well executed, with the featured bleacher area achieving a highimpact, impressive area demonstrating skilled workmanship.

Winner SHAPE AUSTRALIA PTY LTD INTERIOR FITOUTS $10,000,001 - $15,000,000 WeWork, 161 Castlereagh Street, Sydney This impressive fitout encompassed levels 26, 27 and 28 of the premium-grade ANZ Tower with a total working area of 4433m2. The demolition comprised of an existing three-floor legal fitout and reconfiguration of the base building services. Shape then undertook a full custom-built fitout including kitchen spaces, new bathrooms on each level and upgraded services provisions. Retention of the existing ceiling grid in some areas was utilised with the staircase upgraded with cosmetic and security changes to meet the new design requirements. Timber flooring was laid over the existing access floor to good effect. A quirky inclusion was the utilisation of the space within the lift shaft by a new commercial golf simulator. Shape carried out the works with the high standard expectations of the client being met.

Winner BUILDCORP INTERIORS INTERIOR FITOUTS $15,000,001 - $20,000,000 Carpe Diem, Barangaroo Carpe Diem Community Workspace provides a commercial environment for small-scale tenancies. Buildcorp constructed its suite of activity spaces, communal amenities, indoor and outdoor event places over two levels at Barangaroo Towers. The fitout was undertaken over four stages being early occupation for the Green Building Council of Australia, along with lift lobby and central core; meeting rooms and breakout spaces; tenancy fitouts; and stair, platforms and community spaces. Building issues that added to the complexity of the fitout were the automatic pivot doors, the Level 32 Stressbar installation and the combined effect of an occupied building while undertaking structural demolition. The highlight was the interconnecting stairs that were hung from the beam above. The stairs appeared to float, independent of the main structure. The steel and the timber work to the stairs was of a very high standard of craftsmanship. The two-floor fitout has been carried out in difficult circumstances, fulfilling the client’s expectations.

Winner BUILDCORP INTERIORS INTERIOR FITOUTS $20,000,001 & OVER Tech Company, Barangaroo This outstanding fitout was constructed over four floors — levels 38 to 41 at Barangaroo. The fitout has a 500m2 commercial kitchen, TV studio supported by a dedicated AV room and green room, games room and interconnecting stairs to all levels. Level 42 provides the plant room for the exhaust to the commercial kitchen on Level 41, heating through the boiler room and humidity make-up. The demolition package consisted of removing all carpet, ceiling tiles and associated services back to a cold shell. As well, there was concrete slab removal for the interconnecting stairs, propped over four floors, existing walls and slab penetrations. The standard of planning, co-ordination and finish is a credit to the fitout team. The fitout is impressive for the finishes that are of a high standard and how Buildcorp has delivered a facility that fulfils the client’s needs.

Winner EVOLVE CONSTRUCTIONS SHOP FITOUTS OPEN PRICE CATEGORY Culture Kings Sydney CBD This high-impact, visual fitout consisted of the demolition and refit of the Culture Kings CBD store. It provides a retail experience of music, sport and exclusive streetwear featuring a DJ booth, basketball ring and barber shop, all with extensive LED lights, multimedia screens and reflective panels. Difficulties faced the team at Evolve, who was working to a very tight five-week program. Lengthy lead times on some overseas products forced the selection changes that were researched and sourced by Evolve. Changes made involved alternatives to the nominated 50mm laminated glass floor, changes to the LED lights, feature ceiling, wall linings, shelving units and hard floor finishes. The design and size of the fitout was carried out to a high standard. Attention to the small details is evident.

Winner RICHARD CROOKES CONSTRUCTIONS STUDENT ACCOMMODATION UP TO $100,000,000 Regiment Student Accommodation, Darlington The design and construction consists of a new eight-storey, 15,000m2, 620-room student accommodation and educational facility. Typically, around 10m2 in size, rooms are fully furnished with shelving, a bar fridge, and a wall-mounted fan. The floors house unisex and accessible amenities as well as flexible break-out study and relaxation areas. Level 1 is the common floor featuring a large modern communal kitchen, a TV and games room, incubator spaces, outdoor barbecue courtyard, learning hubs, teaching spaces and an administration centre. The basement contains the central laundry, three music rooms and a bike storage area. Quality features in the Regiment accommodation building are the Wingara Mura wrapped façade screen design, the reconstruction of the existing 150-year-old heritage wall and the University of Sydney sustainability silver design rating. Richard Crookes’ collaborative partnership with the university and Nettletontribe architects, consultants and sub-contractors fostered the design and delivery of a defect-free, high-quality building, and is of a high standard.

Winner BUILDCORP STUDENT ACCOMMODATION $100,000,001 & OVER Urbanest Darling Square Towers, Haymarket The Urbanest Darling Square student accommodation building is the first to provide a fully catered offering for its residents, while also integrating large communal and social spaces, a central landscaped courtyard, movie screen, dedicated study spaces and secure bicycle parking. Several construction difficulties proved challenging for the construction team. Extensive front-end planning with multiple stakeholders helped manage relationships and ensure open and honest communication throughout the project. The Urbanest demonstrates the power of a proactive, united project team, facing untested legislative changes, a site that adjoins the light rail corridor, challenging materials handling requirements and innovative design. The Buildcorp team found solutions together and delivered Australia’s largest student accommodation project ahead of program and defect free.

Winner MAINBRACE CONSTRUCTIONS PTY LTD RETAIL BUILDINGS - NEW BUILDING OPEN PRICE CATEGORY Gregory Hills Town Centre Gregory Hills Town Centre is a new shopping centre located in the new suburb of Gregory Hills in south-west Sydney. The new 7500m² centre features a Woolworths supermarket, BWS, medical centre, 19 specialty tenancies, one kiosk, and 450 car park spaces. Separate loading docks service Woolworths and the speciality tenancies. Both the car park and loading docks feature charging points for electric vehicles. Gregory Hills Shopping Centre provides a point of difference in what is a very competitive retail area. The centre has created a sense of opulence by upscaling mall finishes with high-level raking battened ceilings that are illuminated with natural light through the clerestory windows. Above-target trading since opening appears to support the decisions made during design and construction. The high ceilings created many challenges with the reticulation of services. The immovable opening date, the mixture of finishes throughout the various zones and last-minute tenant changes all presented Mainbrace with many challenges. The judges were impressed with how the project was delivered on time, on budget and to a high standard.

Winner REITSMA CONSTRUCTIONS RETAIL BUILDINGS — REFURBISHMENT / RENOVATION / EXTENSION UP TO $15,000,000 Ferrari North Shore, Artarmon The project involved the refurbishment of the top floor of an existing three-storey commercial facility and the extension of the building façade line to match the bottom two floors. The level three commercial space was completely demolished and incorporated into the existing building as a Ferrari Maserati flagship sales location. It required the extension of the installed car lift and construction of indoor terraces among the office spaces and showroom floor. The crowning glory of the showroom is the glazed showcase, which highlights a La Ferrari suspended mid-air and visible on five sides including from Pacific Highway. The building is awarded due to the quality of minimalist detailing of simple but high-quality finishes, very well executed, that make the space act as a gallery for the cars.

Winner BUILT RETAIL BUILDINGS — REFURBISHMENT / RENOVATION / EXTENSION $15,000,001 & OVER Tiffany & Co. Sydney Flagship The new Tiffany & Co store is spread across two levels consisting of 1400m2, fronted by a threesided façade of carved limestone panels fashioned in the company’s signature wheat leaf pattern. The store features white marble walls with amazonite accents and a feature interconnecting main stair. The entry atrium has 10m-high ceilings with a two-storey digital wall that leads up to the upper salon. There are seven private sales rooms and a large permanent assortment of Tiffany & Co jewellery. The project is awarded for the precision of construction undertaken to produce an extremely accurate template of the fit-out so that the finishes, cabinet displays, furniture and lighting could be prefabricated in the USA and brought to site for installation. A shell or white box was signed off and fully surveyed to achieve the accuracy required. The finished product is meticulous in its quality of detail and finish.

Winner FUGEN CONSTRUCTIONS PTY LTD HEALTH BUILDINGS UP TO $10,000,000 St Vincent’s Hospital HOBMT Ward, Darlinghurst St Vincent’s Hospital had a need for a new Haematology, Blood and Marrow Transplant Unit with 20 single rooms. Fugen was engaged by the hospital to strip out the existing L9 Southern Ward and reconfigure the floor layout on the western face to accommodate 12 pressurised patient rooms (10 positive pressure and two negative pressure). In addition to these, administration, medication and utility rooms were included in the scope. Extensive design coordination and problem solving was required in order to deliver a successful project with minimal disturbance to the existing hospital operations. The nature of the contract meant that Fugen was responsible for the design finalisation. Key issues included finalisation of the mechanical design to achieve the differential room pressures, sealing of rooms to achieve airtight conditions and coordination of the new services in an existing hospital environment. The work posed many challenges due to working within a live operational hospital environment. There were a number of major services affected that were impacted, with unplanned interruption to the existing hospital facilities considered unacceptable. Careful planning of site access was required to ensure this was coordinated with the hospital operations. The site appears to have been well managed and the project completed to a high standard of finish within a tight program time under conditions of restricted access.

Winner ERILYAN PTY LTD HEALTH BUILDINGS $10,000,001 - $30,000,000 Westmead Private Hospital Maternity Ward Extension This project consisted of the design and construction of an extension to the Maternity Ward at Westmead Private Hospital. The works comprised a new two-storey building suspended over an existing carpark and loading dock including; • 34 new maternity ward rooms with ensuites • Refurbishment of 15 maternity ward rooms • Eight new parenting ward rooms with ensuites • A new 14-bay special care nursery • New education bathing and feeding rooms • A new birthing suite and refurbishment of existing six • New staff stations, offices, utilities and support rooms and breakout spaces The extension was integrated into the existing operational hospital at 15 separate locations as well as connecting to the existing hospital infrastructure. Works included the removal of the roof over the existing maternity ward and provision for a new lift shaft was cut into the existing slab, with the existing maternity ward only shutting down for two weeks. Prefabricated wall frames and new ensuite units were installed, followed by the roof cladding and service trades. The refurbishment of the existing ward rooms was carried out after handover of the new facilities to ensure hospital capacity was maintained. The level of specified finishes was high as required by the client to provide a less clinical environment. This facility now has set a new standard for Ramsay private health care and offers a unique, homely experience. The site was well managed and the project completed to a high standard of finish, delivered under budget, ahead of time and with minimal impact to the ongoing operation of the existing facility.

Winner FDC CONSTRUCTION & FITOUT HEALTH BUILDINGS $30,000,001 - $50,000,000 Royal Far West, Centre for Country Kids, Manly The Royal Far West, Centre for Country Kids (CCK) is a compact, six-storey building located in Manly, NSW. The CCK provides a fully-integrated model of education and healthcare for more than 15,000 children and families annually from rural and remote areas of all states and territories of Australia. During the day, the children traverse to the new facility from the existing accommodation to attend scheduled appointments with dentists, GPs, occupational and speech pathologists and psychologists as well as for educational classes. The CCK is a functional school and also a multidisciplinary healthcare facility. The facility was a challenge to design and deliver, as there was a need to integrate both Department of Education and the Australian Council Health Care Standards (ACHS) requirements. The Royal Far West is a registered healthcare provider accredited with the ACHS. As a healthcare facility, the CCK includes a dedicated oral health department with two full dental suites and dental x-ray facilities staffed by dental nurses, technicians and two dentists. The building also houses a dedicated Occupational Therapy (OT) space and also houses 24 consultation rooms for face-to-face treatments. The works included the demolition of an existing building. An interlocked secant wall containing approximately 240 piles was then constructed. The structure was a conventionally formed posttensioned reinforced concrete structure. The façade was a traditional curtain wall structure with a mixture of clear, translucent and translucent colourback, engineered to ensure compliance with section J, together with ensuring visual amenity is maintained. The building had many challenges including access, foundation issues, adjoining neighbours and a busy Manly environment, together with very specific requirements from a multi-headed client. The quality of the finishes was high and the overall project was of a high standard in both specified finishes and level of execution. 58 MASTER BUILDERS ASSOCIATION OF NSW EXCELLENCE IN CONSTRUCTION AWARDS 2019


Winner WATPAC HEALTH BUILDINGS $50,000,001 - $100,000,000 Forensic Medicine & Coroners Court, Lidcombe The largest coroners’ court and forensic medicine facility in Australia was relocated to Lidcombe to create Australia’s leading forensic and coronial precinct. Watpac completed the facility for NSW Health Pathology and the Department of Justice. Advanced technologies, increased capacity and new ways of working assist forensic medicine, coronial staff and police solve complex coronial investigations. Filled with natural light, the facility features artwork that is incorporated within the building finishes, both externally and internally, which presented challenges for the construction team. One performance requirement was airtight, watertight and crack-free slabs to ensure odours and liquids were contained in the mortuary. To reduce the risk of large cracks occurring over time, the team designed a joint-free slab, with a plastic grid system placed to induce hairline cracking over a one-week period. A topping screed was applied when the moisture content was optimum. Construction difficulties included items such as the mortuary table design, strip drains throughout the mortuary floor, waterproofing and vinyl detailing and the integration of conflicting falls, which all added to the detailing difficulties. The mechanical system included negative pressure cascade for odour and infections isolation. Permeability testing was carried out to ensure each of the rooms met the strict performance criteria. The AV solutions were complex. Specialist systems included a body capture system for the mortuary, admissions, and integrated video conferencing for homicide, pathology and teaching suites. Watpac successfully integrated the requirements of pathology services, NSW Justice and NSW Health infrastructure requirements in completing this project to a high standard.

Winner CPB CONTRACTORS PTY LIMITED HEALTH BUILDINGS $100,000,001 & OVER Northern Beaches Hospital, Frenchs Forest The Northern Beaches Hospital (NBH) is a level 5 facility, with 488 beds including a 61-bed mental health unit and a wide range of medical services. The construction scope included delivery of a 70,000m2 hospital with a 40,000m2 carpark providing 1250 spaces. The hospital includes 14 operating theatres, 50 emergency department spaces, two cardiac catheter labs, four procedure rooms, a state-of-the-art intensive care department, six surgical suites and commissioning and training facilities. The precinct-wide development included landscaping; services augmentation; and new off-site mains electrical, sewer, communications and water to the greenfield site. This was a highly complex design and construction project that delivered NSW’s first operator-led healthcare Public–Private Partnership (PPP). The first hospital built on a greenfield site in Sydney in 20 years, the NBH is also the first 4-Star Green Star hospital in NSW, and the second constructed in Australia. Being fully responsible for design, CPB Contractors led the concept and design development process, ensuring Healthscope had full visibility of each stage of the process and that the final draft met the requirement of the operators’ brief. This was a complex, large-scale greenfield project delivered across a 6.5-hectare site with no road infrastructure in place. It was surrounded by road construction on three quarters of the site, with boundaries to the north, east and south and a large high school to the west. Existing roads carried 130,000 vehicles per day. These conditions placed difficult limitations on truck movements with only ‘left in’ and ‘left out’ allowed to service the site. Considering the restricted site access, full design brief responsibility, first NSW PPP requirements and the need to satisfy the hospital operators’ requirements, together with NSW Health’s requirements, CPB has provided quality design and high-standard finishes. The project was delivered six weeks ahead of schedule. CPB Contractors has dealt with many complexities on this project in order to produce a well-finished hospital.

Winner J. HUTCHINSON PTY LTD – BUILDER CROWN GROUP – DEVELOPER RESIDENTIAL & MIXED-USE DEVELOPMENT BUILDINGS — UP TO $150,000,000 Arc by Crown Group, Sydney CBD The location of the site of this unique building, in the heart of the Sydney CBD, with boundaries fronting two one-way streets; underground railway lines below and adjacent to the site; relocated Sydney bus interchanges; restricted construction parking for deliveries; undocumented locations of power, water and stormwater mains; existing heritage elements; civic authorities requirements; public safety and traffic management around the site presented acute challenges to the builder to address even before taking possession of the site. The project involved the construction of two 29-storey high-rise towers standing 88m tall and multiple levels of basement car parking, excavated out of Sydney sandstone. The buildings contain 135 residential apartments and 85 serviced apartments and retail to lower floors. Three separate podiums feature a masonry façade and provide cross ventilation through the building. The podiums are linked at Level 9 by the tower that features vertical fins throughout the curtain wall and curves over the roof structure. The project team is to be congratulated for addressing the difficulties of location and materials handling at street level and vertically. It has delivered a landmark building of the highest quality, with attention to detail in structure, façades and internal finishes.

Winner BILLBERGIA RESIDENTIAL & MIXED-USE DEVELOPMENT BUILDINGS — $150,000,001 & OVER Marina Square, Wentworth Point This project has been built on 2.28 hectares of land, formerly an industrial site, on Homebush Bay Foreshore and has quickly established itself as the Wentworth Point Town Centre. Marina Square consists of:• 765 residential apartments in seven individual buildings ranging from seven to 28 storeys • A 12,000sqm shopping centre with 45 retail tenancies including a major supermarket and a range of convenience retail outlets, together with 16 cafés and restaurants • A 1360sqm medical centre with consulting rooms • 1770 parking spaces (1220 residential and 570 retail) with separate street access. The project has been built to a very high standard and was completed in 31 months – five months ahead of program. Marina Square has been completed to a high quality of workmanship and is a credit to the whole dedicated design and construction team.

Winner PAYNTER DIXON CONSTRUCTIONS PTY LTD AGED CARE BUILDINGS UP TO $5,000,000 St Luke’s Care, Level 3 Hospital Wing, Potts Point The project involved the adaptive re-use/refurbishment of Level 3 of an existing hospital into a 19-bed aged care facility. The hospital staff are delighted with the outcome, which was amazingly achieved with minimal disruption to a sleep clinic on the floor above and to the operating theatres on the floors below. St Luke’s Private Hospital is a heritage conservation site with difficult access and the Paynter Dixon team worked closely with the hospital staff to ensure the continuity of their business. The new bedrooms, ensuites, dining room and nurses’ station are all well finished and provide a pleasant and comfortable home for the residents.

Winner FUGEN CONSTRUCTIONS PTY LTD AGED CARE BUILDINGS $5,000,001 - $25,000,000 Minchinbury Manor, Rooty Hill The project consisted of two separable portions to amplify an existing aged care facility at Rooty Hill. The first stage was to modernise the facility’s kitchen which was located in an awkward location in the basement of the building. Access, movement of materials and the work in general must have been extremely difficult, however, the finished kitchen is bright and very functional. The second stage of the works involved the demolition of four houses and the construction of a new two-storey, 38-room aged care wing. The finished facility is very well finished, is bright and cheery and blends seamlessly into the existing building.

Winner INFINITY CONSTRUCTIONS GROUP AGED CARE BUILDINGS $25,000,001 - $50,000,000 Parkside at IRT Pioneer Place, Wollongong Illawarra Retirement Trust commissioned Infinity Constructions Group to deliver its new luxury seniors living building adjacent to its existing aged care facility in central Wollongong. The new eight-storey building incorporates feature brick façades using 600mm-long x 40mmhigh Danish Peterson bricks that have been laid to an excellent standard. Luxury appliances and fitments have been used throughout and there are internal-style winter gardens and an on-site restaurant. Several innovations were incorporated into the building including the use of modular bathroom pods and prefabrication techniques wherever possible. The finished building is a credit to the builders and represents state-of-the-art modern retirement living.

Merit MULTIPLEX AGED CARE BUILDINGS $50,000,001 & OVER The Terraces, Paddington “The Terraces” at Paddington involved the re-development of an existing ‘Scottish Hospital’ site owned by the Presbyterian Church of NSW. The site was challenging in that it was located on a steep hill in one of Sydney’s most built up areas. The works consisted of taking an old residential aged care facility and replacing it with a new, 100 bed facility which included a 23 bed dementia unit. In addition 70 new, luxurious independent living units were created and the old ‘Scottish Hospital’ was adaptively converted to 9 seniors apartments. The project featured extensive landscaping and a parcel of land was generously donated back to Woollahra Council to double the size of the adjacent Dillon Street reserve. Well done to the team at Multiplex.

Winner ADCO CONSTRUCTIONS PTY LTD AGED CARE BUILDINGS $50,000,001 & OVER Cranbrook Care RACF and ILUs, Kellyville The Cranbrook Care project at Bella Vista Gardens included the construction of a new Residential Aged Care facility and five, three storey blocks of Independent Living Units which supplement the existing units on the site. The facility is situated next to Castle Hill Country Club and it provides top end luxury living in a beautiful rural atmosphere for all the residents. A ‘state of the art’ wellness centre is incorporated into the facility and it includes a salon, treatment rooms and a hydropool. All the buildings are surrounded by landscaped gardens and have easy access to the golf course. ADCO are to be commended for all aspects of their work. A local stream was reconfigured to provide a landscaped pond, the local community was sensitively considered and excellent Safety, Environmental and Quality standards were maintained throughout. The internal and external finishes are outstanding. Truly the ‘Bella Vista Gardens’ is a place that any senior would be proud to call home.

Winner HANSEN YUNCKEN PTY LTD INNOVATION CONSTRUCTION TECHNIQUE / EQUIPMENT Australian Catholic University Strathfield Campus Underground Carpark The project provides an innovative and unique hydraulically operated cricket pitch accessible from the carpark below, with a transformable sports field surface adding year-round versatility to the existing space. The cricket pitch was designed and developed as a bespoke element of the project and has never been undertaken before in this configuration. The HY team reviewed the way in which the pitch was to be installed, operated and maintained to give end-users the safest way to use. A decision was made to provide access to the pitch from the underside and utilise the workable space within the carpark for its hydraulic operation. The ACU, the adjacent St Patrick’s College and council are all beneficiaries of this unique innovation.

Winner MIRVAC CONSTRUCTIONS PTY LTD EXCELLENCE IN ENERGY EFFICIENCY Axle, South Eveleigh The Axle building at South Eveleigh Building is a project by Mirvac Constructions Pty Ltd. Mirvac believes that our future depends on us all acting in a sustainable way and thinking creatively about how we impact our environment and our communities. This ethos has been lived out through every aspect of Building 1’s design, construction and delivery. As a result of this commitment and the ingenuity of Arup, who Mirvac entrusted with the ESD strategy for the base building, the building is one of Australia’s most environmentally advanced and sustainable. The project has achieved a 6-Star As Built Green Star rating and is targeting a 5-Star NABERS Energy rating and 4-Star NABERS Water rating. Building 1 is a fully LED-lit building. Other features include water recycling, electric car-charging provision, latest water- and energy-efficient designs, intelligent monitoring of all services through the integrated building platform and integrated communication network along with top-class endof-trip facilities including 256 bicycle spaces, 350 lockers and 30 showers. The Integrated Building Platform control and system monitoring is available for HVAC, lighting, security, CCTV, blinds, solar and lift systems through one central platform, allowing for efficient building management through real-time monitoring and control of all major systems. Control is granted through the integration platform down to the level of single light control, temperature set point override, real-time security camera views, blind motor override and smoke detection alarm status. Mechanical systems have been selected with performance in mind to ensure sustainability targets are met and exceeded. Two large load chillers and two low load chillers serve the outside and centre air zones with variable air volume (VAV) systems, along with perimeter active chilled beams to effectively deal with façade loads and the building’s cooling demand. Its innovative design and technology actively promotes the health and wellbeing of its occupants and contributes to the enrichment of the wider Sydney community.

Winner BUILT EXCELLENCE IN ENVIRONMENT 105 Phillip Street, Parramatta 105 Phillip Street shows world leadership in green building practices with its 6-Star Green Star Office v3 As Built Rating, which had the distinction of being the 2000th certified project in Australia and the first 6-Star outcome in Parramatta. 105 Phillip Street is a world-class, innovative, custom-designed workspace, an integrated fitout across nine floors that creates a vertical village with workstations, extensive use of timber throughout, custom joinery, open tea point areas, feature ceilings and multi-level atriums with sweeping stairs that provide natural light and alternative access between floors. 105 Phillip Street is the largest commercial office use of an Ultrafloor system replacing conventional two-way post-tensioned slabs, which contributed to a 33 per cent reduction of overall mass without loss of amenity. This also provided a 25 per cent reduction in the floor slab weight, further reducing column loads and consequently pile and pile cap requirements. The site’s riverside location required a flood management strategy to mitigate flood risk, including requiring the installation of automated and manual flood protection barriers and gates, providing protection to basement levels and raising the lobby levels above flood planning levels. The design called for an onsite detention tank hanging from the underside of the ground floor podium slab, allowing for car spaces to be allocated underneath. To reduce the building’s potable water consumption, rainwater collected is diverted for use in the cooling towers. As cooling towers typically consume significantly more water than toilets, urinals, and irrigation combined, this was seen as an appropriate design solution to the problem at hand. Key environmental design and construction elements include reducing the energy consumption by more than 60 per cent on the standard practice equivalent, LED lighting, extensive use of timber throughout and the use of low-VOC and low-formaldehyde products. 105 Phillip Street is an outstanding example of innovative design and environmental considerations. Winner MULTIPLEX SITE SAFETY — COMMERCIAL PROJECTS UP TO $10,000,000 Patient Linkway Corridor, Westmead Hospital Redevelopment, Hawkesbury Road As part of the Westmead Redevelopment project, Multiplex was required to provide safe, uninterrupted public access through the existing Temporary Linkway which bisects the site. In addition to providing a public thoroughfare, this Temporary Linkway facilitates patient transfers between the existing Westmead Hospital and the Children’s Hospital at Westmead, and is critical to stakeholder operations. It was therefore imperative to ensure all risks and impacts to this access were adequately considered and mitigated. Given that the Temporary Linkway was in-situ from the start of the project, the staging of the works needed to consider all phases of construction activities, from planning of excavation and in-ground works, tower crane erections, forming and pouring of structure, fitout, and through to the demolition phase of the temporary containers. There was a high degree of inherent risk in maintaining critical patient transfers through the site footprint during construction. In order to effectively address these risks, Multiplex adopted a multifaceted approach to risk reduction. The three main pillars on which this approach was founded, Construction Planning, Awareness through High Risk Workshops, and stakeholder consultation, resulting delivering the end result safely.

Winner FDC CONSTRUCTION & FITOUT SITE SAFETY — COMMERCIAL PROJECTS $10,000,001 - $50,000,000 Phoenix Central Park, Chippendale FDC took on the Phoenix project because the previous builder couldn’t tackle the magnitude of work faces let alone adhere to today’s safety requirements. The Phoenix is a private art gallery and performance space for philanthropist and art collector, Judith Neilson. With over 96 individual work faces incomplete including an array of materials, angles exposing hazard and risk to the extreme, the FDC team had to take stock of what they’d taken on and apply a whole new systematic approach to safety. The building covers a 700m2 floor plate comprising 6 storeys, from Basement 3 up to Level 2 above ground. Characterised by off-form concrete walls and soffits, a curved “dimple” façade of handmade bricks and timber flooring and balustrades internally. The gallery features a roof comprised of 33 rhomboid “hoods” with a feature sawtooth ceiling beneath each hood. There is a 25m high void through this building. Building this safely without incident while appeasing the client, two architects and inheriting the previous builder’s sub-contractors is no mean feat. Which is why planning, adopting new construction methodologies, consultation and cooperation at every step of the way won FDC the category in 2019.

Merit LENDLEASE BUILDING PTY LTD SITE SAFETY — COMMERCIAL PROJECTS $50,000,001 & OVER Crown Sydney Hotel Resort — Façade Installation The Crown Sydney Hotel Resort project is a new 275m tall (72 storey) waterfront development currently under construction in the Barangaroo South precinct, Sydney. Lendlease Building Pty Ltd is managing the construction of the project, on behalf of Crown Resorts. The twisting sculptural form of the building design has resulted in a fully glazed building envelope which comprises up to 7,000 irregular modular panels, 90% of which are uniquely shaped to follow the organic form of the tower. The geometry of the building presented challenges for the safe installation of the façade, particularly with regard to minimising the risk of a person falling from height (considered High Risk Construction Work). The project team had to address these challenges, including the safety aspects associated with the delivery and loading of materials, access for personnel, and co-ordination of other work groups on the project. The3 solution cam in the form of a custom designed, selfdependent, access platform and screen system. The access platform is built progressively, section by section, to provide both safe access and a permanent structure that supports the facade. All sections have edge protection handrails pre-installed, prior to launch. The façade support system was engineered to take the additional loading to be an integrated access platform, thus not requiring any additional ties / rework, and in turn removing unnecessary re-work. As the gap between the shear wall and façade support system progressively narrows, an exterior screen system is installed to provide access. The screen is accessed using a custom made ‘drawbridge’ deck integrated with the external screen system. This combination of unique access systems allows bracket and panel installation in front of the void area at the start of each level. Prior to mobilising to site, a full-size prototype was constructed off site in a factory in North West Sydney, which allowed inspections, testing, and fine tuning of the system ahead of the installation, resulting in safe installation of the façade through sound safety design planning and consultation principals.

Winner HANSEN YUNCKEN PTY LTD SITE SAFETY — COMMERCIAL PROJECTS $50,000,001 & OVER Sydney Coliseum Theatre, Rooty Hill The Sydney Coliseum Theatre is a new multi-purpose entertainment complex located in the heart of Western Sydney. This unique and exciting venue will create a hub for the arts, culture and entertainment, bringing new flavour to the region. This new entertainment hub of Western Sydney is an unprecedented project, set to change the face of the theatrical landscape in NSW and nationally. The use of drones, 3D BIM and clash detection, 4D sequencing and programming allowed the team to simulate the planned sequencing of works. The team could collectively assess any safety-related risk and proactively identify temporary works, exclusion zones and protection systems that may be required. Safety in design principals featured heavily at every stage of this project. The stand out being one that saw a mobile crane being elevated over a structure that was not capable of holding its weight, supported by cleverly engineered stilts enabling the movement of material without compromising the structural integrity of the structure beneath it, which is why this entry is a winning formula.

Merit BUILDCORP SAFETY INNOVATION Safety Innovation across all Buildcorp Sites Buildcorp are constantly striving for continual improvement. This year the safety team developed a method for measuring safety lead indicators, named the “Safety Index”. Their ‘proactive’ safety data includes; safely managing all our high-risk construction work, conducting daily pre-start talks with every worker every morning on every site, 100% of weekly reports complete accurately, identifying & sharing our safety initiatives from our sites, each Senior Manager conducts at least 24 site safety inspections per year, good incident investigations which fix the process (not blame the person), findings from monthly external site safety audits, findings from internal system audits, good PPE compliance, good housekeeping. We calculate all this data each month to determine a ‘Safety Index’. The Safety Index will show a result of either Proactive, Active, Reactive or Inactive. Our safety management is then determined by our weakest link across all the proactive data, so we need to be doing everything right to score in the ‘Proactive’ range.

Winner BUILT SAFETY INNOVATION Simply SWMS Built IT Development team (Built Labs) recognised a shortfall in the Building and Construction Industry, whereby the legal requirement to provide Safe Work Method Statements (SWMS) to comply with the 18 categories of High Risk Construction Work (HRCW) had become distorted, burdensome, more often than not a tick and flick exercise. Built sought advice/feedback/ experience and direction from some of the most experienced and influential minds, representing a broad cross section the Building and Construction Industry. In an attempt to design and deliver a platform for the wider construction industry mainstream population to access and understand at every level. Cradling the end users ability to use the SWMS platform, correctly was the challenge. All too often the WHS legal requirements for SWMS are misinterpreted by Clients, the Office of Federal Safety Commissioner Auditors, Principal Contractors and Sub-Contractors alike. On this occasion Built got it right.

Winner J. HUTCHINSON PTY LTD – BUILDER CROWN GROUP – DEVELOPER EXCELLENCE IN BEST USE OF STEEL Arc by Crown Group, Sydney CBD A key feature of this unique building is the intricate heritage-inspired, street-level brick arches from ground level to Level 9, seamlessly transitioning to a glass and steel tower. Curved steel fins rise from the building’s rooftop, forming an architectural structural-steel roof feature that is an iconic and recognisable addition to the Sydney skyline. The roof of each of the two towers are formed by a series of 23 arched steel fabricated sections that increase in length towards the centre, cantilever and curve over roof lounge areas. They are joined together with high-grade stainless-steel tension bracing rods shaping the skyline with a gentle and organic form to create two very large vaulted rooftop spaces. Precision-engineered detailed shop drawings were produced and the steel arches were fabricated in South Australia, delivered to site prefinished with a high-grade paint finish and craned and stored on the building at roof level. The fixing of each steel arch required precision set-out and erection procedures (not damaging the paint finish); skating each steel arch across the roof slab with expert riggers, padded slings, temporary bracing and connecting to the final base plate location; surveyed for verticality and locked into final position with less than one millimetre of tolerance. The finished two steel rooftop structures represent the highest quality of teamwork, engineering professionalism, steel work fabrication and installation skills in bringing the architect’s design to realisation.

Winner STEPHEN EDWARDS CONSTRUCTIONS PTY LTD EXCELLENCE IN BEST USE OF TIMBER Our Lady of The Assumption School Redevelopment, North Strathfield This impressive building is the first mass timber school constructed in Australia and used the latest European timber technology from Germany, Switzerland and Austria. It involved the design, fabrication and importing of 40 shipping containers of timber from the overseas suppliers. In total, 1550m3 of engineered timber was used on this project – 240m3 of cross-laminated timber (CLT) wall panels, 1100m3 of Lignotrend slabs/roof, and 210m3 of Glulam beams/columns. In addition to this, 1800m2 of acoustic timber ceiling linings were imported. The Stephen Edwards team demonstrates the patience, skill and outstanding workmanship that is required to complete this unique project. The extensive use of timber throughout creates an appealing ambience and warmth to the school environment. It is a benchmark project that will stand the test of time.

Winner FDC CONSTRUCTION & FITOUT EXCELLENCE IN BEST USE OF GLASS The University of Sydney, Faculty of Arts and Social Sciences, Camperdown The Faculty of Arts and Social Sciences building has nine different faรงade types. The point of difference in the faรงade is the extensive use of Sefar glass within the curtain walls. This unique glass is in its pioneering stage, with nothing of this scale and complexity ever being completed in Australia. The Sefar glass consists of an interstitial coated fabric mesh that is laminated in between two sheets of SGP interlayer and glass to form laminated glass panels which can be used in a doubleglazed unit. The type of fabric selected for this project was a luminance bronze that provided the main architectural feature of the faรงade, while also providing better shading co-efficient which allowed for the removal of any shading elements. The Sefar fabric is coated in a special paint in Switzerland and supplied to the fabricators of the glass in rolls ready for lamination under strict guidelines. Sefar glass has a consistently un-uniform finish that appears as tinted glass under indirect light, but with direct sunlight it morphs with movement, creating a lively effect.

Winner BUILT EXCELLENCE IN BEST USE OF CONCRETE Anzac Memorial Centenary Project The construction and refurbishing of the Anzac Memorial Centenary Project was a complex and challenging building project situated on a constrained site with limited access. The original architectural design and specification for the structural elements were to be off-form, in-situ concrete Class 1. The project team, in consultation with the architects, engineers and precast subcontractor, came up with an innovative solution to achieve the required design finishes to change to precast concrete elements. This ensured that the builder could maintain the specified high level of quality. The concrete technology utilised new-generation polycarboxylic plasticisers in combination with off-white cement to produce a consistent concrete mix with a spread of 700mm. Paramount to this project was the combination of the smart finish in off-white coloured concrete with the structural requirements for prestressing. Colour matching concretes with completely different slump characteristics and strength grades was made possible with numerous samples and casting trials before manufacture commenced. Advancements in concrete technology, attention to detail in the moulds and a high level of quality assurance throughout the manufacture process have enabled the striking finished product, which excels equally from an aesthetic and a structural perspective. Adopting the precast solution ensured that the builder could maintain a high level of quality demanded for a civic monument and using off-site precast concrete also saved five weeks from the contract program. The entire project team on and off the site are to be congratulated for working together and achieving the original design expectations of expressing off-form Class 1 concrete structural elements in this unique public building. 70 MASTER BUILDERS ASSOCIATION OF NSW EXCELLENCE IN CONSTRUCTION AWARDS 2019


Winner J. HUTCHINSON PTY LTD – BUILDER CROWN GROUP – DEVELOPER EXCELLENCE IN BEST USE OF BRICKS Arc by Crown Group, Sydney CBD A key feature of the finished building is the intricate heritage-inspired, street-level brick arches from ground level to Level 9, using more than 300,000 handmade bricks that seamlessly transition to a glass and steel tower. During the early construction stages, the builder proposed to the client an alternative to the original façade design of precast hybrid solution to using a full brickwork façade. The complexity of the change in façade materials required the builder to source industry-best specialist contractors, along with supervision and consultation with the consultant engineer, sub-contractor and tradesmen to ensure the required result was achieved. Once a shortlist was selected, the tendering bricklaying contractors constructed prototypes off site. The builder, architect and client were all involved in inspecting and evaluating all prototypes before engaging the most capable bricklaying contractor to undertake the showcase brickwork façades and, in turn, taking the brick façades off the critical path of the construction program. The result is a credit to the builder and his team, the dedicated and highly skilled bricklayers, engineers and brick manufacturers who have all helped to produce such detailed understated and stylish brickwork not seen in Sydney for many years.
