Sports' fan that I am, the real revelation for me this issue is the DB Boxing Club – and the punch it packs at local white-collar boxing events. Check out the club record: 11 fights, eight wins and two Fighter of the Night awards. Boxing to give back – a big thing for our community. Talking about all things Lantau, July sees a special focus on the Auberge Discovery Bay Hong Kong. I was really impressed by the community-vibe generated at Open Day, June 2, and since then we’ve taken the opportunity to cosy up with general manager Anne Busfield to get some insider information about the hotel and find out (stable visits aside) what’s in it for us. Over the summer, many of the DB villages hold their Village Owners’ Committee elections, so what better time to focus on this? What
does your VOC do for you? Why would you want to get involved? Read on and you may find we spark your interest. This issue too, we give you the fruits of a spectacular DB home conversion, and get the realtor perspective on how recent stampduty changes are affecting the property market. Some 14 teens performed to an 80-strong audience during a fantastic three-hour gig on June 1 at Hemingway’s DB. This end-of-year celebration gave the young artists the opportunity to showcase the results of eight song-writing workshops held this year, and was also a farewell tribute to Jessica Tham and Ohad Ashkenazi, YRock favourites who are leaving Hong Kong this year. The rain didn't stop anyone from having fun at the fifth annual Action Asia TEVA JULBO Kayak & Run held in Nim Shue Wan on June 15. The race was full to capacity with 60 adult teams and 60 family teams. The adults paddled a 3-kilometre ocean kayak, ran a 5-kilometre trail mountain loop, and finished up with a 3-kilometre ocean kayak, while the families competed in a 1.4-kilometre ocean kayak and a 3-kilometre beach run. Sportsmanship Friendly Meet Photos by Tracey van Geest
The eighth Sportsmanship Friendly Meet held at Discovery College on June 2 was as successful and inspirational as ever this year, with more than HK$54,000 raised for the Harmony Home Association, Taiwan. Sportsmanship was happy to fly in two children being aided by Harmony Home in Henan Province, China to experience a little Hong Kong hospitality. Parents and gymnasts were also able to get to know Harmony Home founder Nicole Yang, visiting from Taiwan. This year, a special award was given to Shonagh Ryan, Youth Pirate of the Year, for her 10 years of dedicated service (and her superb playing record). With 59 teams and 2,000 paddlers taking part in the DB Dragon Boat Races on June 12 to celebrate the Tuen Ng Festival, it was a fantastic day on the water, and in DB Plaza as well. There are too many winners to mention here, but a special shout-out goes to the following Lantau teams: the Lantau Boat Club who placed third in the Ladies’ Final, second in the Men’s Final and third in the COC Cup Final; the South Lantau Paddle Club who took first in the Men’s Final; and the Lamma Dragons who placed first in the Ladies’ Final.

Rocky Perez
Our heartfelt condolences go out to the family and friends of Rocky Perez, who lost his two-year battle with Non-Hodgkins Lymphoma on June 18. Rocky, originally from the Philippines, had lived in Hong Kong for 11 years, two-and-a-half of those in Discovery Bay. He was a well-known musician and his band, Unstoppable, is still playing locally. Rocky leaves behind six children, twins Brix and Bea (11) and Dylan (10) in the Philippines, and Zachary (8), Rocco (6) and Jaco (3) in Hong Kong.

Co -organised by Ham Tin resident Roimata Harmon, the ANZ Bank Kiwi Ball was held at the Hong Kong Football Club on June 14. From the Kapahaka performance to the impromptu guitar jam at the end, it was a great evening. A whopping HK$100,000 was raised for nominated charity Kidscan through a prize draw and silent auction. Guests from all over Lantau Island and Hong Kong danced to the sounds of 9th State and a DJ. One Kiwi couple got engaged on the night – the crowd was thrilled and gathered for a haka to celebrate!

Pui O saw Hong Kong’s first ever human flotilla on June 22, organised by South Lantau group The Naked Islands Project to raise awareness about the proposed super-incinerator on Shek Kwu Chau Island. Over 300 people attended the event, with about 100 braving the giant swell (and winds of up to 25 knots) caused by Typhoon Bebinca to form the floating ring. For more photos, visit www.arounddb.com.

For a professional singer and actor, DB voice coach Tania Martin is surprisingly low key. Lorraine Cook sits down with the lady – and the performer

M
ost people in Discovery Bay know Tania Martin through her role as mother to daughters Ella and Freya, or as the wife of Michael Betts, a sculptor and set designer and currently the senior lecturer of scenic art at The Hong Kong Academy of Performing Arts. Or, they know her as their beloved voice coach. Though you may well have heard her sing, what you may not know is that Tania is the English-language voice for The Hong Kong Symphony of Lights, the laser show enjoyed by thousands of visitors every night on Victoria Harbour. And it’s a very rare few who know that in Australia, Tania is recognised for her TV roles on Neighbours, Home and Away and The New Adventures of Skippy. Or that she’s appeared in many more TV series such as Rafferty’s Rules and Paradise Beach, and films like Breaking Strain, Time Trax and The Flood, as well as a plethera of professional musicals and theatre shows, such as Annie, South Pacific, Fiddler on the Roof and Kids Stakes.
turned it down. For her, the idea of being limited to only one character for a year or more held little appeal and the thought of performing eight to 10 shows a week felt stifling. Tania’s career then, from the offset, has been driven by daring and bravado, rather than the need for security. At just 17, when screen testing for the iconic ‘80s Australian soap Neighbours, she was asked if she could ride a horse. She couldn’t. But she boldly answered in the affirmative and was soon appearing in the guest role of Lori, occasionally on horseback. This refusal to be daunted by new challenges shows in Tania’s resume. Her career covers acting in film and theatre, producing and writing for television and radio, doing voiceovers and jingles for commercials and documentaries, and hosting children’s programmes for ABC Radio. She has also performed solo in her own floorshows backed by big bands and orchestral ensembles for corporate events throughout Australia and Malaysia, and run her

The young performer For Tania, life is about creating her own unique mosaic of experiences and about having the freedom to explore her creative self through intriguing new artistic challenges. “As an artist, there really is nothing I would want to have done differently,” she says with a smile. “I have never had a back-up plan or a fall back. I have always loved the challenges and creative balance faced in the juggling act between performing, radio work, teaching and songwriting and now, being a mum. It’s often craziness but it’s charged with energy.”

Most recently, last November, after a 10-year sabbatical from stagework while raising her children, Tania performed a one-woman cabaret show at The Fringe Club in Central. Supported by Sony-signed Hong Kong pianist/ arranger/ composer Pong Law, Tania’s Cabaret Sauvignon showcased her talent through a dazzling combination of musical theatre, cabaret, jazz and pop.
The singing coach Looking back, Tania recalls being flown to Melbourne from her home in Perth, Western Australia, age 19, for the final round of auditions for a Cameron Macintosh Australian production of Les Misérables. She was offered the coveted role of Cosette and to a great many people’s surprise,

part, but every now and then, it’s necessary to come out into the light.” This natural reserve goes a long way to explaining why Tania loves teaching. “For me, the role of a singing tutor is not just to guide on vocal technique and the elements of singing but to act in a supportive role, as mentor – to be present,” she says. “Students can move with ease between singing in the safety of my lounge and transition into the lights on the stage with confidence. “The human voice is a discovery of one’s unique sound, of self, and I believe that, with all those wonderful vibrations we make, we heal from the inside out,” Tania adds. “It brings up and out what is hidden, locked. Vocal technique and understanding how your voice works helps the singer to express more freely without so many limitations. But the voice is one thing, the soul is another. I wonder at our human instrument! The colours we can make with sound when freed up, the stories we weave, the journey we not only go on but take others on.”
The artist As usual, Tania has several projects in the pipeline. Not least a return to Cabaret Sauvignon at The Fringe Club in September. She continues to write songs and may even include a few of them in the show this time; she is looking forward to launching them on stage and ultimately producing a CD.

One of Tania’s songs is soon to be recorded and used to benefit the Somaly Mam Foundation to help stop human trafficking in Cambodia. In its current version Tania sings lead with harmonising vocals by her nine-year-old daughter, Ella Betts. The final cut, arranged by Pong Law, will feature supporting Cambodian male vocalists. Tania’s students are learning the chorus; they will represent the thousands of traffick victims in Cambodia. And what’s on Tania’s wish list going forward? “I’d like to run a music theatre ‘triple-threat’ course here in DB for dancers, actors and singers,” she says, “and I would like to offer a scholarship for a musical-theatre singer/ actor/ dancer for me to mentor.” A Stephen Sondheim fan (she performs the American composer/ lyricist’s songs in her floorshows), Tania would also love to work on a full-scale Sondheim show in a theatre setting, as she did with Marry Me a Little at the Effie Crump Theatre, Perth in 2002. “The satisfaction of creating new work or assembling and playing with other people’s music and words in such a way that’s a bit different, that’s what music and songs and words can do. It makes us remember, think, feel,” she says. “It gives something or someone a voice.” You may have seen some of Tania’s students perform at the Auberge Discovery Bay Hong Kong’s Open Day on June 2. community spirit Ever wondered what your village is doing to serve you and your immediate neighbours? Hannah Ball talks to some DB Village Owners’ Committee members to find out
T
here’s no doubt that Discovery Bay has a tightknit community. Certainly, if you’re a mother, a banker or a pilot and you’ve lived here for long enough, there’s a very slim chance you’ll walk to the plaza on a Sunday afternoon without bumping into someone you know. But what about the people in your village, how well do we know our immediate neighbours and what exactly do Discovery Bay’s 14 villages do to enhance our community? Long-term DB resident and mother of four, Kate Wade has been right at the heart of the action for the last six years. As founder of DB Green, Kate’s initial focus when she moved to DB was to get a recycling programme started. Before long, she had run and been elected as a representative of Siena Two B’s Village Owners’ Committee (VOC). “VOC volunteers are often long-standing DB members who are passionate about making their community better,” she says. “It’s rare to live somewhere where we can be so directly involved in affecting change. I wanted to be a part of that.”
Getting things done So how exactly does it work? Midvale VOC representative, Paul Vallis explains, “Each summer, or for newer villages, every other summer, the villages hold an annual general meeting where any property owner can put himself forward as a VOC member for that village. VOC representatives are then voted in by other homeowners, to help with all things relating to the welfare of the village.” “At Siena Two B, we meet between four to six times a year. Because there are only seven members in the VOC, it is usually possible to arrange meetings so that most members can attend. Also, some VOC members often meet in subcommittees,” explains VOC chairman of Siena Two B, Francis Chiu. VOC member for over 10 years and former VOC chairlady at Peninsula Village, Deborah Wan adds, “The VOC members are the instruments provided to give the community a voice.
Through us, they are able to monitor how city funds are being spent. We are here to help improve village environments for everyone involved.” Acting chairlady for Neo Horizon since 2008, Maggie Chan says that her ultimate goal has been to build up good relationships between residents and City Management. Similarly, Francis notes that at Siena Two B, the VOC maintains a very good working relationship with the estate management team. “Our cooperation has resulted in the saving of electricity charges of over HK$100,000 per year, and the significant reduction of other operational expenses, while the quality of the village has not been compromised,” he adds. Of course a good VOC is also there to help out in small ways. For instance, Midvale’s VOC members have helped to provide residents with free newspapers and bin bags, a drycleaning service and vending machines. A resident’s corner now features on the VOC notice board. “We do these things because we want our residents to know that they are being looked after. It’s great to have opportunities to give back,” says Paul. “We work on a zero budget, but as a team, it’s amazing how resourceful we can be when we persevere.”
Fostering good relations On the social front, a VOC’s role is quite simply to help villagers get to know their neighbours, and engender a sense of community spirit by organising gatherings and events. “We live in such a unique place with so many nationalities. We hope that by organising these events people feel greater community ownership. It’s nice to know you have people watching out for you,” Kate explains. To this end, Siena Two B VOC hosts a regular barbeque and flea market where residents are given a blanket area on a Saturday afternoon for HK$20 where they can sell household items. “At our last flea market, we had over 20 stalls,” explains Francis. “We asked the Landscape Department to have a stall to sell seasonal plants, and in the past we have

also asked the police to offer information regarding crime prevention. The Fire Department has also come along to demonstrate the use of a fire extinguisher and to organise a fire drill.” Afterwards residents are invited to bring a plate and get stuck into some good, free food. Over 300 people attended the village’s last ‘sausage sizzle’. At Neo Horizon the VOC organises a twice-yearly barbeque party and gathering. “At these events, we’ve received a large amount of positive feedback and residents always give us excellent suggestions, helping us to do better for our village,” Maggie explains. And did you know that many of the DB villages also organise special events for various calendar festivals? Midvale VOC

While Midvale VOC organises a regular plant market cum flea market, with a treasure hunt for kids, several DB villages, including Siena Two B, Chianti and Neo Horizon, now have family farms, or community gardens. When Peninsula Village got on board last January, there were 130 applications for 13

hosted its first village celebration two years ago for the Queen’s Diamond Jubilee. “We had a potluck lunch and people really went all out,” remarks Paul. “Lots of people commented that it was the first time they’d ever met their neighbours, and everyone was coming to us and asking when the next event would be.” Following this, VOC members clubbed together to buy a barbeque, which comes out on special event days like Halloween, MidAutumn Festival and Xmas.
plots of land. Village residents lease a plot at a minimal cost for six months at a time, and make it their own. “The plan is to have more plots available for residents by September," Deborah says, remarking that this has been one of their most popular community ventures.
Note too that if you’re planning a gathering, several villages also provide an added-value service, whereby residents can rent a barbeque, table and chairs and host their own events. “So far this has proven to be rather popular. In Siena Two B residents hold parties at least a few times a month,” says Francis.
If you’re a property owner in Discovery Bay, why not contribute to your village? To join your VOC, simply put your name forward at the time of the election. It may also be useful to arrange a meeting with the existing committee members to understand how things are run at the village before the election.

Siena Two B VOC organises a twice-yearly furniture exchange, where people who have items of unwanted furniture can leave them at designated locations in the village and exchange them for items they do want. “Being a highly transient society, there is a high throw-out rate here, so these events are always very successful,” Kate explains. “If there is ever anything left over, then members of the Salvation Army come to collect it. It’s great to see things used again rather than thrown away.”

hild-centredness, learning through play, holistic development, multiple intelligences – these are just some of the concepts that imbue, by government regulation, the teaching of preprimary children in Hong Kong. The Hong Kong Education Bureau’s Pre-primary Curriculum Guide is the blueprint to which all such institutions (even registered playgroups) must adhere, and the framework is comprehensive: four developmental objectives (namely physical development, cognitive and language development, affective and social development, and aesthetic development) to be achieved through six learning areas (physical fitness and health, language, early mathematics, science and technology, self and society, and arts). The aim

is to help children develop basic skills, good values and positive attitudes. So, it can be said, the DB pre-schools we canvass here certainly have a row to hoe, and by extension parents may need a little help deciding which one is right for their child.
Learning through play Michele Fernandes, supervisor at Discovery Mind International Play Centre, opens the discussion by saying, “In my opinion, it isn’t fair or possible to simply say that one way is right, it depends on the child’s personality, previous education, family support, future direction, the institution and a great deal on the staff and how it’s run.”

Anna Swift takes a look at a variety of pre-primary choices available in DB, including an examination of the different types of education programmes, teaching methods and curricula on offer Koren Thomas, owner of Midget Gems Kid’s Club, has firm opinions as to what constitutes good teachers, and good education. “I believe teaching is a vocation, not simply a job,” she states. “Through exploration, sensory games and sharing of life experiences, we aim to assist our children's holistic development. It’s about learning through play. We want to encourage self-confidence and create awareness of social behaviours, and above all we want children to enjoy being in a fun learning environment that helps ready them for the next steps into schooling.” Of Discovery Mind International Play Centre, Michele says, “We use a thematic approach, and developmental objectives are reinforced through fun and engaging, ageappropriate activities conducted in English and Putonghua.
Stories, songs, movement and art allow children to build skills and confidence, while providing time for child-directed play. Our children can explore and discover at their own pace, as well as practise social skills such as cooperation and sharing.”
Instilling a love of learning Are some curricula better suited than others? Jane Hendley Head of Early Years at Discovery Bay International School (DBIS) kindergarten takes this question on. “With respect to particular methods for certain ‘types’ of learners, every child is varied and learns different things, in different ways and at different rates. Teaching methods need to be interactive so that students learn in stimulating and motivating ways,

which suit them as learners.” Jane points out the particular importance of parental involvement in the learning journey. The curriculum for nursery students at DBIS follows the UK Early Years Foundation Stage (EYFS). “There is a balance between students being taught in small groups, and students’ independent and active exploration within an enabling learning environment. This ensures that students learn to work independently to develop the characteristics of effective learning – engagement, motivation and creative critical thinking – and nurtures a love of learning,” Jane says. In terms of a successful learning approach, Jane stresses that positive relationships are key. “Students are provided with the individual attention necessary to help them achieve personal, social and academic goals. A creative and critically reflective approach to fostering 21st century skills is more important than building up a large body of knowledge.” Sunshine House International Preschools Hong Kong, now 25 years in DB, also follows the EYFS framework. Group director Karen Ferris Cole says, “Our curriculum is research based. Our learning spaces reflect the love and creativity that every child experiences; and we approach early childhood education through experimentation, exploration and experiential learning. We extend beyond the EYFS knowing that the children are having an Asian experience and becoming global citizens.” Karen advocates a “multi-intelligence approach” to learning, with a multi-faceted programme geared towards optimal brain development. “We understand the importance of nurturing and loving every child in our care in these critical formative years,” she adds. “We let children be children.”
Encouraging the natural urge to learn “Children develop optimally when they are brought up in an environment that supports their natural development, with an adult who understands how to connect them to positive activity and then allows them enough time to grow and develop according to their own pace and rhythm.” So says Ramesha Backelandt, founder of Bayview House of Children

What’s right for your child? Anne Murphy, director/ consultant at ITS School Placements, sorts through the mumbo jumbo, to help you pick the right pre-school for your child. 1. Do your own research. Maybe your friend’s daughter loves her pre-school, but that has little bearing on how your child will do there. Judge a school on how it will work for your child – not because it’s the closest one to your home or it’s the one your child’s playground friends attend. 2. Visit schools. Check the teacher-child ratios (1:8 is ideal for 2- to 3-year-olds, 1:10 is ideal for 3- to 4-year-olds, 1:15 is acceptable for 5-year-olds), and note how many children are in a classroom. Observe how the teachers interact with the kids; make sure they’re friendly, caring and encouraging and they demonstrate a passion for teaching. Also check if the kids are cheerful and having fun – this will build a strong interest in learning for future schooling. You'll want a regular, challenging curriculum; a warm, clean, safe environment; and experienced teachers. Ask about staff turnover. If the teachers change every six months, move on. 3. Go with your gut. After visiting a pre-school, if you love the idea of having your child there, it’s probably the right place for you. Pay close attention to your child’s reaction – did he/ she seem comfortable in the classroom? Did he/ she enjoy the activities? 4. Get on the waiting list. If the pre-school of your dreams has no openings, don’t despair – one may open up. If you’ve applied to more than one school, you'll likely have other options to consider. and an Association Montessori Internationale (AMI) qualified Montessori teacher. For the full-blown child-centred Montessori experience, Discovery Montessori School follows government guidelines through the AMI curriculum, developed in 1929 by the renowned Italian physician and educator Maria Montessori. Meanwhile many local pre-schools, including Playtime and Woodentots, have Montessori-trained teachers. Interestingly Ramesha believes the “strength and efficiency of this method can be implemented in any kind of early childhood education centre”. “In traditional education adults decide what children need to learn, and the ability to retain and reproduce information is used as a measure of academic success,” Ramesha notes. “I believe the teacher needs to take a different role, that is, to provide the right kind of circumstances so that children can be guided to find what they need from what is on offer. Children then become active learners and are able to reach their own unique potential because they are learning at their own pace and rhythm, focusing on their own particular developmental needs at that moment.” Summing up the vital importance of pre-primary education, Ramesha adds, “In the first six years of life the young

mind just seems to soak up everything. This means that a newborn baby can learn any language and adapt to any culture simply by living. So much so that much emphasis must be put on education in the first six years of life, while children learn with total ease!”

property update Have the latest stamp-duty adjustments achieved what they set out to achieve? Hannah Ball talks to some DB-based realtors to find out what the ongoing property-market freeze means for those of us looking to buy, sell or rent
H
ong Kong property prices have risen astronomically in the past few years, partly because of the growth in the economy, and partly due to heavy international investment particularly at the high-end of the market. Hence the recent increases in stamp duty. But have these government measures to curb overseas investors and control the market cut out even homegrown, ordinary-income players? On February 22, the Hong Kong Government adjusted the Ad Valorem (ADV) stamp duty so that any residential property acquired post February 23 was subject to new rates. The idea was to cool the heated rush for property by foreign investors, and the plan worked with sales down over 30% by March. Only Hong Kong Permanent Resident (HKPR)
buyers, who do not own any other residential property in Hong Kong at the time of acquisition, are exempt. The adjusted ADV stamp duty cramps the style of lower end non-HKPR and HKPR buyers already in possession of Hong Kong property, since the new duty for flats valued at HK$2 million or less has increased to 1.5% of the transaction value – up to 300 times the previous flat rate of HK$100. Would-be buyers of high-end properties are hit even harder, with the highest rate of stamp duty doubled from 4.25% to 8.5%. This latest stamp-duty increase follows closely on the heels of a Special Stamp Duty (SSD) – of up to 15% of the transaction value – imposed on residential property

rent out. “Over the past few years, and even more so since the rise in stamp duty, the DB property market has seen an increase in the already large number of expats renting property rather than buying,” says Roenel Turner of Lifestyle Homes. “Rental prices have been steadily increasing for a long time, and will probably continue to do so. Since more and more people come to Hong Kong for jobs, there will always be the supply and demand, keeping prices high.”
acquired after November 2010, and held for less than six months. In the last quarter of 2012, Buyer Stamp Duty (BSD) was increased up to 15%. Again, these increases were felt by HKPR buyers with existing local property portfolios, as well as non HKPRs.
Buyers in demand So what exactly has this meant for the Hong Kong property market? Owner of DB real-estate agency Headland Homes, Christine King comments, “The new rules on stamp duty have meant that whilst there are still transactions taking place at the lower end of the market, the enormous increase in tax for those buying property worth over HK$2 million has meant that higherend transactions have completely dropped off the edge of the cliff. Buyers are feeling alienated; this will only lead to more and more people being unable to sell.”
Note that, four years ago, a two-bedroom property in Brilliance Court, Discovery Bay, rented for HK$8,000 a month, now the landlord could ask for up to HK$18,000 per month. Kudos to you if you jumped on the property wagon when prices were low, and you have a portfolio of DB homes that you lease out. But what if you are stuck in the rental rut? Here Michele Cameron, owner of Hong Kong Boats and Homes, draws our attention to a (niche) loophole. She points out that since no stamp-duty charges apply to vessels, liveaboards are a viable option. “DB Marina [98% expat] has seen an increase in activity this year. What’s more, none of the vessels I've sold have depreciated based on berth, debenture or price in the last seven years,” she says.
Head of residential leasing at Savills, Edina Wong concurs that transactions have dipped, adding that the stamp-duty adjustments have particularly curbed overseas investors. “Many of the property transactions we see are people moving within Hong Kong for reasons of affordability,” she says. “Some are simply downsizing.”
Jamo Lo of Mandarin Yacht concurs, saying, “The stamp-duty changes have definitely sped up most of the pending sales. Last-minute buyers are rushing in for the few last unsold boats. I estimate a rise in sales of at least 5 to 10%”.
Interestingly Edina is quick to point out that the property market in Discovery Bay is still relatively active. “It’s a popular, more affordable area than many in Hong Kong,” she explains. “Remember too, that we are placed right next to Tung Chung, an area that is quickly developing. Living here has huge benefits.”

“The forces that push prices up will always be here because the Hong Kong dollar stays cheap. My advice is to wait until interest rates start going up. At the moment Hong Kong banks’ borrowing costs are tied to the US because of the currency peg. My prediction is that we are not far away from US recovery. When the US dollar improves, the Hong Kong dollar will also rise and there will have to be a correction; interest rates are likely to rise. That’s what potential buyers need to be on the lookout for, and I reckon this will happen by 2015 at the latest.” Indeed a US recovery may result in an outflow of investment funds from Hong Kong, with a consequent fall in property prices, which may give new buyers their in to the housing market. “Don’t write off buying! Remember that when you buy in Hong Kong, you’re buying into the Hong Kong dollar, and if the Hong Kong dollar is ever pegged to the China renminbi, you will see a big rise in your investments. It’s a gamble, but it looks likely,” Christine adds. “Also remember that you’re buying property in Asia, somewhere that has seen over 40 years of remarkable growth. Hong Kong, in particular, will always have jobs and therefore demand. It really is as good a place as any to invest.”

uberge Discovery Bay Hong Kong’s guests are being offered a taste of the life we lead year-round; the best of both worlds – a beautiful retreat, in easy reach of a gleaming metropolis. So it seems our little idyll may soon become a big hit with holidaymakers. Fair do’s but many residents have their concerns.
The ferry service too has hardly been overrun: the hotel has its own shuttle bus accessing popular destinations like Tung Chung, Causeway Bay, Wanchai, Tsim Sha Tsui and Hung Hom. All well and good, but what exactly do we residents get out of all this?
What’s in it for us? Four months after the Auberge Discovery Bay Hong Kong’s soft opening, and in anticipation of its grand opening this summer, we review the situation. Certainly the neighbourhood feel generated at the hotel’s Open Day in June was appreciated by all. Cooking and cocktail-making demonstrations, live music performances by local entertainers (and school choirs), fun for the kids in the Chapel Piazza, and even the chance to samba or do a spot of yoga! A great day out for our community. But has HKR International’s 325room hotel, and the subsequent influx of visitors, changed the existing atmosphere of our little idyll? Has DB become a bustling mini-break destination rather like Macau? How is the hotel giving back to the community? And what really is the story with the horses?
Asked if many Lantau residents are employed at the hotel, Anne replies, “As we expand, we are searching for bright candidates from the local community as well as applicants elsewhere. Our focus has always been looking for the right people to work with us, based on their talents and capability rather than any specific geographical locations.” As for the hotel’s impact on local businesses, Anne is again non-committal but says she hopes the hotel will “be able to give positive support particularly around the DB North Plaza area”. To achieve the ‘perfect bed experience’ for all guests, the Auberge team spent months researching and testing everything from mattresses and toppers to pillows. “I personally spent weeks sleeping on different brands of mattresses to try to find the perfect one!” Anne says. “The time and effort we put into creating our signature bed was totally worth it as guests are constantly commenting that they have the best night’s sleep with us!” 2. The stunning Preciosa chandeliers in the lobby were custom-made in the Czech Republic – and they were assembled on site. “The entire installation process is something that neither I, nor our team, will forget!” says Anne. “The chandeliers are made up of hand-blown crystal bubbles, each one unique in size and shape – they arrived individually wrapped and numbered. Over 340 wires attach the glass beads in the larger chandelier and 295 in the smaller one. We laid everything out on the second floor and were so nervous about breaking a bead or disturbing the order.” 3. In pre-opening simulation week, staff members pretended to be guests, so that the team could critique every single detail of the Auberge experience. “Although it was an incredible amount of hard work, it was also a lot of fun!” Anne notes. “We even mocked up a crisis situation as we wanted to see how the team dealt with it. So Derek Chu, our operations director, had a mock heart attack in a guest room. Luckily enough, our team was able to provide the help necessary to aid him back to health!”

meanwhile, with 10 private spa rooms and 50 different treatments, is also open to DBers. Our DB Passport includes discounts to these facilities through August 31, and Anne says there will be more discounts to come. “The hotel is currently putting together a very enticing loyalty programme especially for DB residents,” she says.
And what about those horses stabled in DB North Plaza? They’ll make interesting wedding props – a horse-drawn open carriage is available to transport couples to the hotel’s White Chapel – but the good news is we can ride and visit with them as well. Pre-booked stable visits are available for small groups of DB residents and school programmes. Giddy up!
One unexpected boon is that fitness classes at the hotel, including Zumba, yoga, capoeira, dance, swimming and bootcamp, are open to DB residents, as well as guests. Sports, entertainment and activities manager, Jean Philippe (JP) Nazira also plans to win over DBers with his soon-to-be opened activities centre. “This is such an ideal location, and it’s something that DB residents could really benefit from,” he says. “We hope to have water-sports lessons run by the hotel, and in the future, I’d love to host competitions too.” The Bounty Kids’ Club, for children aged four to 12 held at weekends and during school holidays, looks to be another plus for local residents. “We want this to be not only an educational place for kids, but somewhere they can go to have fun,” says JP. “We’ll teach them snorkelling and take them on nature walks around Discovery Bay.”

Chengdu Capital city and gateway to Sichuan province – and beyond, to the Himalayas and Tibet – Chengdu is all about spicy cuisine, visits to panda reserves and hikes to spectacular places of worship. Andrew Dembina has a recce

hengdu city itself, like so many in China is undergoing enormous modernisation. Half-built tower blocks and cranes dot portions of the horizon; newly completed buildings number a few handfuls. Planning is occurring with some thought, it appears. Grid-like street patterns radiate from the city centre, past concentric rivers and canals that are now more ornamental than simply a functional means of passenger and cargo transport. For the willing tourist, pedestrianisation of downtown pockets, such as the modern shopping district around Chunxi Road, and the cluster of small heritage roads and alleys around both Jinli Street and the Wenshufang area, make for happy ambling.
Sichuan treats in Jinli Street The network of lanes around Jinli Street is pleasing to the eye. And you can stop by one of the several neighbourhood teahouses; live music is played in some, and occasional strolling (licensed) ear cleaners work the tables. Sanguo Tea Garden has a laid-back vibe with indoor tables and a bamboo-skirted terrace; teas from local farms and other provinces are listed. Should you fancy a Sichuan maskchanging act with a cup of the green stuff, you can book a 30-minute show in its small auditorium. Dai Miu Huo Guo restaurant puts on opera or classic Sichuanese costumed dance from a stage that can be

viewed by all customers. The menu is exclusively hotpot, the super-spicy local version, where diners sit around a pot of broth that is built into the table centre. Into this, you drop your skewered orders of raw ingredients, including chopped meat, poultry, fish, bean curd and vegetables, until cooked. The whole experience is quite full-on! On the subject of food, fresh and dry chilli pepper, chilli oil, lip-tingling red peppercorn, star anise and other robust seasonings are ubiquitous in most Sichuanese dishes. If you’ve got kids, double-check you’ve ordered a mild dish or two, as the server’s idea of what’s not hot often still gets brought to the table with quite a kick. If you do like chilli heat, though, you’re in the right PRC province. Back to Jinli Street, it is adjacent to must-see Wuhou Temple, a favourite with locals, dedicated to a government official – Zhuge Liang, the first prime minister (in the year 212) of what is now Sichuan. His altar is housed in a string of temples in Tang-dynasty (618 to 907) style, though much restored/ rebuilt, and set in lush grounds.
Wangjianglou Park and Wenshufang A particularly appealing urban respite in the north of the city, on the banks of Jinjiang River, is Wangjianglou Park commemorating Xue Tao, a revered Tang-dynasty poetess. Breezy pavilions dot beautifully landscaped gardens featuring bamboo groves, weeping willows and a carp pool with a jagged rockery at its centre. You’ll find statues of Xue

Giant pandas and really big Buddhas My joint favourite Chengdu recommendation, along with Wangjianglou Park, is Wenshufang, a network of lowrise old streets, a little like Jinli but less overtly touristy. At the excellent Qing Shui He Huu restaurant, a modern interpretation of Chinese vegetarian food is served – not all of it spicy. And the atmospheric Buddhist Wenshu Temple, at its hub, is very well maintained. Like Jinli, Wenshufang interestingly combines preserved Qing-dynasty (1644 to 1911) structures with newly built ones that, under local zoning laws, have to fit in architecturally. The old-world dignity of small, grey roof-tiled buildings, with decoratively carved wooden and plaster eaves, is kept alive. The most striking heritage-looking site is roof-topped Anshun Bridge that spans Jinjiang. Despite its retro appearance, though, it was built around a decade ago and houses

Some 10 kilometres north of the city is Chengdu Giant Panda Breeding and Research Base – home to 50-plus giant pandas and some 80 red pandas. Its artificial incubation of giant pandas produces 95% of its yearly cub births. Red pandas have fewer problems conceiving than the notoriously non-amorous giant variety, I learnt from my guided tour of the grounds. This informative centre allows access to pens and research labs, and divulges all kinds of statistics on the animals in the wild. For instance, the giant panda eats 27 types of bamboo, can only see clearly for some 1.5 metres, and becomes naturally solitary after the age of five, consuming 34 to 40 kilos of bamboo per day but wasting a lot of it. In rare cases, giant pandas can reach 38 years of age. As the

best-known, larger reserve Wolong – a three-hour drive from Chengdu – is still off limits after earthquake damage in 2008, this research base is the best bet for the panda-curious. And yes, those willing to spend RMB2,500 can have their picture taken holding a cub. Another excellent side trip from Chengdu, Emei Shan, 150 kilometres southwest, is one of the country’s four holy mountains. It’s studded with more than 30 monasteries containing Buddhist, Taoist and Confucian temples, and excellent hiking terrain, though buses and cable cars cover quite a lot of its access. The summit, approaching 3,300 metres is snow-capped for more months of the year than not – though May till September sees little of this. Some 20 kilometres from Emei Shan’s base is Leshan, where a 71-metre carved stone Buddha – the world’s largest sculpture of the deity – rises above the banks of the Min River, carved from orange-tinged cliffs. Work that began on this piece in 713 incorporated a clever internal drainage system. Around it are a number of shrines, temples and quite recently-built grottos and outdoor carvings replicating Buddhas that grace other parts of Asia. Ideally you’ll spend at least two days at both Emei Shan and Leshan – this way you’ll really feel you’ve checked out Chengdu.

How to get there Plenty of airlines fly to and from Chengdu daily from Hong Kong. The airport is 30 to 40 minutes to the city centre by cab – hotels do not have shuttle buses but you can book their car services.
Getting around Though traffic is backed up in rush hour for much of the day, taxi is the most convenient mode of transport. An assumed ‘taxi attitude’ dictates that bus information is not readily available. The city’s underground train network is in its infancy with just a few stops following Chengdu’s main north-south city highway at present. For side trips out of Chengdu, taxis or chauffeurdriven hire cars are recommended.
Where to stay In town, among the overseas names, the Shangri-La hotel, Chengdu (www.shangri-la.com) is one of the best for concierge advice on sight-seeing, and its location is handy. For both Emei Shan and Leshan, Baguo Buyi is a good base with numerous small hotels and hostels.

et’s face it: boxing in various forms has been around as long as we have. It has evolved to become a hugely popular sport worldwide, and an Olympic sport at that. But many see it as glamorised violence, and question whether it should be banned. Not so say the folks at the DB Boxing Club.

It’s still a relaxed, non-profit social club.”
“Boxing is governed by extensive rules, standards and medical guidelines,” notes one of the club’s founding members, UK-born Neil Bullock. “It is a sport contested in a controlled environment with a referee and a number of judges. It is not about glamour; it is about testing your physical prowess, mental strength and technical skills against another individual. Boxing is not a violent sport it is a physical contest, much the same as rugby. In fact you are far more likely to get injured playing rugby than you are boxing.”
In the ring
To date, the club has had 10 members fight in local whitecollar boxing events with an astounding club record of 11 fights, eight wins, three losses and two Fighter of the Night awards. Most recently on May 30, in the seventh Xie Shares Hedge Fund Fight Night organised by Ironmonger Events, Adam ‘The Hammer’ Wallace and Dominic ‘The Daddy’ Smith walked away as champions. Devi ‘The Devastator’ Kumar and Jorge ‘El Toro’ Marrero, also of DB Boxing, narrowly missed victory at the eight-bout tournament held in the grounds of the Indian Recreation Club, Happy Valley. An estimated HK$300,000 was raised for charities Operation Smile and Operation Breakthrough.

Ring prowess aside, it’s the fitness angle that the members focus on when speaking of their enthusiasm for the sport. Darren, who started boxing age 12, says, “I have a number of family members involved in boxing who introduced me to the sport. I have never competed but have always used it as a way to try and stay fit.” Neil, who tried his first boxing workout age eight, says, “I immediately got hooked into that fix of fitness and conditioning but also the technique of learning the skill of boxing. It challenges the mind as well as the body.”
And lest you think boxing is only for the guys, think again. A couple of rising stars in the local female boxing fraternity train at the club, including Amani Gong and Claire Wallis. Watch out for Devi Kumar whose fight against Eleni Himaras at the seventh Xie Shares Hedge Fund Fight Night in May caused quite a stir, and Claire Stewart, who entered the ring for the first time at a white-collar fundraiser in March at the Intercontinental Hong Kong, Kowloon.
Training involves boxing-based fitness and conditioning, combined with technique drills and light sparring. If you are interested in joining the club, note that no prior boxing experience is needed but there is controlled contact in a number of the drills, so you need to be comfortable with that. At the moment the youngest member is 16 but classes for kids are being considered. “Kids are naturally very fit,” says Neil, “and they seem to pick up the equipment constraints and boxing skills very, very quickly.” Neil is adamant that “boxing appeals

Boxing clever It has to be said that Claire didn’t enter the ring as a novice – she runs the DB Cobras (from where she got her fighting name). “I have been doing judo since the age of five. Boxing and judo are very similar in many ways and completely different in many ways. I love them both!” The martial arts angle is one that Darren shares. “I've been into martial art since my early teens but as old age has crept in, I've had to replace flying kicks with jabs and hooks! With some martial arts, there’s a huge amount of moves to master – offensive, defensive, locks, throws. I think the difference I see with boxing is that it’s all about fine tuning a smaller set of techniques. In throwing a simple jab for example, you have to get everything right – subtle footwork, range, getting hips and shoulders to move correctly, and getting the punch to ‘snap’. It’s not as easy as it looks!”

L
et’s be honest with ourselves. If there was a single, binding Hong Kong fantasy that cut across age, sex, gender, ethnicity, education, religion and career definitions it would be the one where you get to buy the flat next to you, throw your neighbours out and create one super-flat to die for. Okay ‘turfing’ may be harsh, but certainly if said neighbours offered to sell you’d take it. That wasn’t quite the case for gregarious DB denizen Justin O’Brien but it’s close enough. A seven-year resident who’d lived in Siena One, Justin had settled into the Greens and purchased a flat in DB Plaza with typical Hong Kong intentions. “The short version is I bought [the flat in the plaza] as an investment and within a matter of weeks I realised,
‘This could be a perfectly liveable spot’. Then I ended up buying the flat next door… There was a lot of toing and froing,” he explains. The sheer volume of renovations in the SAR ironically hasn’t translated into smooth execution. Do you know anyone without a renovation horror story to share? “I always promised myself I was never going to do a renovation in Hong Kong,” scoffs Justin, who recounts the story with a perfect mixture of irreverence and honesty. “Too many friends have had too many disasters. [But] in the end I thought it could work.” Like so many non-natives, Justin and his wife Nicole relocated from Australia with a standard three-year plan.

gave me a briefing in the beginning and that was it. But he did have his way. I would say it’s 95% theirs.” The final product is approximately 1,500 smart, saleable square feet that feels like more. For the moment, two of the O’Briens’ three young daughters share a bedroom, but when the time comes there’s a storage pantry large enough to be converted into a third bedroom. Cynthia has maximised the space for the kids by tucking beds neatly by the bay windows, and building storage underneath.
Talking points Depending on your viewpoint, the flat has two standout features: the master bathroom and the kitchen. Located where a kitchen would have been, the master bath brings a bit of the spa experience home. The separate WC and shower complement a bathtub fit for a man the size of Justin – well over six feet – and inspired a change of heart. “We weren’t going to put a bath in but then we went with it because they’re not that common. I hadn’t had a bath since I was two, however, now I’m its biggest fan. It’s got internet access. I’ll put an iPad bracket up. I’m just going to live there,” he states almost breathlessly.

At the other end is the kitchen and dining room, anchored by a spectacular, natural-wood bench-type table from Germany, at which it’s easy to imagine rushed breakfasts and leisurely dinners unfolding in equal measure. Surrounded by stainless kitchen appliances and broad windows there’s no doubt this is the beating heart of the household (and a great location for The Talk). Ultimately Justin believes he and Cynthia accomplished everything they wanted to achieve, free of the cardiac arrests and bypass surgery he expected. “That doesn’t mean we didn’t go wildly over budget… The table is over budget. It was handcrafted by Brazilian virgins in the moonlight or something,” he deadpans, admitting it was cosmetic impulse purchases (stainless baseboards) that added to the tally. “I blame Cynthia,” Justin cracks. But it really is a great table.

Recently my competitors have been pushing Disability Income Insurance (DI) and now I guess it’s my turn. DI is a form of insurance that insures the beneficiary’s earned income against the risk that a disability renders him unable to complete the core functions of his work. It encompasses paid sick leave, short-term disability benefits, and long-term disability benefits. Traditional disability carriers have limitations on the monthly benefits for highincome earners. Note that premiums and available benefits for individual coverage vary considerably between companies and occupations. The salary of various occupations also determines the cost of coverage because disability insurance is based on a percentage of regular earnings. The percentage of replaced income is also a consideration. The primary benefit of DI is the knowledge that should something go radically wrong, and you find yourself unable to work, you won’t be strapped for cash, at a time when you are already stressed out.

BUSINESS OF THE MONTH This issue, we draw your attention to Chinese antiques dealer Red Hall Furniture in Mui Wo. A real hit with local expats, the classic pieces can be customised to fit the modern home. We talk to owner Ho Wai Yip about his expanding business.
When did you open Red Hall Furniture? Red Hall Furniture opened in 2005 with its first shop in Tung Chung. Three years later we moved to Mui Wo in South Lantau.
What makes the store unique? The quality of the solid-wood furniture produced in our own factory in Zhong Shan, China makes us unique. We collect different pieces in all conditions from the rural areas in China, which we call ‘farm antiques’. We then renew or reproduce, treating the wood and fixing any damage to turn the old furniture into an in-house decoration. We ensure that the wood is carefully looked after in the humid weather to prevent it from cracking, a common problem with many items of antique furniture.
What inspired you to start up the business? We were inspired by a friend in China who ran a Chinese antiques business. Knowing that every unique piece of antique Chinese furniture has its own story to tell, and admiring traditional Chinese culture, we decided that pieces should provide decorative focus as well as functional solutions. A Chinese wardrobe, for example, or even a simple camphor chest, is a thing of beauty and can be used to store almost anything. Discovering more and more about Chinese antique furniture, we see ourselves as knowledge providers – not just business people.
What do you do to attract new customers? We sell a lot of our furniture to foreign customers as antique pieces can mix and match perfectly with Western designs. For this reason, we advertise our business in Western magazines and online.
How has Red Hall Furniture expanded? We have recently renovated our shop in Mui Wo, and now sell handmade Indian furniture and carpets. We also provide a custom-made furniture service, so our customers can order a traditional Ming Dynasty-style wardrobe in a modern colour or alternate size to suit their personal needs.

burning facts Skin cancer is the most common form of cancer in humans, but what exactly is it, how can we spot the signs, and how do we prevent it? DB Medical Centre’s Dr Yau Wing Him explains What causes skin cancer? There are three different types of skin cancer: Basal Cell Carcinoma (BCC), Squamous Cell Carcinoma (SCC) and Malignant Melanoma. For BCC and SCC, risk factors are UV-radiation exposure, pale skin and ageing. With Malignant Melanoma the risk factors are UV exposure, sunburn, a fair complexion, increased number of moles, old age and family history. A variant of Malignant Melanoma occurs on the palms and soles, so not all are related to UV exposure.

Look for ABCDE changes in a mole: Asymmetry; Border irregularity; Colour irregularity; Diameter over 6 millimetres; Evolving over time. Changes in size, shape and colour are more significant signs than itching, pain, or bleeding in any mole.
BCC is the most common form of skin cancer, five times more common than SCC. Classically, BCC sees slowgrowing pearly nodules on the face of an elderly person. These rarely spread elsewhere but they erode into surrounding tissue. SCC is the second most common skin cancer after BCC. Usually an ulcerated or crusted lesion is found on a bald scalp, or on the back of the hand or ear. It grows over a few months. The spread of SCC to other organs is a definite risk but rare. Smokers can develop SCC on the lower lip. Both BCC and SCC lesions are treated by surgical excision, with a cure rate of over 90%. Small superficial BCC and SCC may be treated with curettage and liquid nitrogen, immuno-stimulant or cytotoxic creams.

How do we lower the risk of developing skin cancer?
Malignant Melanoma is the most dangerous form of skin cancer. The five-year survival rate is improving (now upwards of 80%) but since a cure for this form of cancer is still being sought, we need to concentrate on prevention and early detection. Watch for the development of a new pigmented or unusual-looking growth on your skin, or changes to the shape or colour of existing moles. If diagnosed, surgicalwide excision of the whole suspected melanoma is required and sometimes removal of local lymph nodes. Surgery may be followed by chemotherapy or radiotherapy.
People with fair complexions (especially those whose skin burns easily and never tans), anyone living under high sun exposure, outdoor workers, and those with a family history of Malignant Melanoma are most at risk. Six- to 12monthly skin examinations are advisable. Public education is essential, for instance childhood sun exposure is strongly associated with skin cancer. Wearing protective clothing and hats, and using broad-spectrum sunscreens that protect against both UVA and UVB rays is important. Stay out of the sun!

Actinic Keratoses are small, scaly red patches or yellowwhite scaly crusts on sun-exposed skin. There is a very small risk they may turn into skin cancer (1:1,000 per year per lesion) but they may naturally regress. They are frequently multiple, and extremely common with increasing age. In some countries, over half the population over 40 has one or more lesions. If an Actinic Keratosis quickly increases in size, ulcerates, bleeds, or becomes painful, it may be transforming to SCC. They are easily and effectively treated with liquid nitrogen. If there are many lesions, immunostimulant or cytotoxic creams may be used.
