Perhaps I’m exaggerating, but you cannot but observe that over recent years, real estate has evolved from a local business to a global question with all interested parties in the front row. In 2013 there were 7.2 billion people on this earth. In 2025 there are forecast to be 8.1 billion, and in 2050 this will have risen to 9.6 billion. The concentration of people living in cities is expected to rise from the 30% of 1950, to 66% worldwide in 2050. In 1990 there were 10 mega-cities, in 2014 there were 28 and the forecast is for 41 in 2030… It is perfectly obvious that the real estate landscape is facing a great deal of challenges. Genuine challenges which the creative entrepreneurs of the next generation will have to take up, developing and embracing new technologies. The strength of a robust network is going to play an even more important role than ever… Do you want to be part of this evolution and this network? INTERVIEWS CITIES KORTRIJK Kortrijk, City along the water, city of the future Kortrijk is a city in Flanders that has the unique advantage of having a very visible river running through it and this provides many opportunities for development. The past 20 years have seen a lot of work along the Leie. The lowering of the Leie banks by 2018 will bring an oasis of green and quiet into the city center. Six new bridges crossing the Leie will give the river a modern touch. Many projects along the river have that modern and green touch and many sites here are now being released for development. The former boarding school of the Sint-Amandscollege, along the water will be turned into a 65 meter residential tower, called K-Tower, a development by the Koramic construction group and Van Roey. The Blekerijsite will have two residential towers of 62 meters constructed by developer Ghelamco and will give a new meaning to living in the city center.

A Rapidly Changing City On the former grounds of the national railway company, we will create a completely new city district: Campus Kortrijk Weide. Here we are to combine education, sport, entertainment and green space in one location, with an Olympic size swimming pool, an ecological city park, an event square, an incubation center for new high-tech companies, etc. Along with a complete renewal of the railway station and its surroundings, this will be the gateway to New Kortrijk. Smart Cities-projects Kortrijk is a vibrant city that has a lot to offer for young families, such as our green parks, play areas,... The neighborhoods are closely knit and have the benefit of neighborhood and street committees. These can decide for themselves on investments in their area. Since early 2015, we have invested 300,000 euros to provide free wifi everywhere in Kortrijk. We are also a ‘Mobility Smartcity, we have implemented an intelligent system above ground, short term parking that benefits retail businesses and for which we have received an award for this from Agoria and Belfius Bank and an award from Unizo. Along with this, we are creating 2,000 new parking spaces underground, to create more green spaces in the city squares. To support creative start-ups, in October 2013 we launched, the ’Kortrijk Zaait‘ initiative to transform empty, tenantless shops into spaces for them. Why Realty? REALTY has a more personal aspect than other fairs. As a city it is essential for us to see how other cities are evolving, and to get inspired…
MECHELEN Challenge of Mechelen The biggest challenge for Mechelen is dealing with the growth of the city. Today Mechelen numbers around 84,000 inhabitants, compared to 75,000 some 15 years ago. The predictions are that in 2030 we will be at more than 95,000 inhabitants. Within Flanders, Mechelen is thus one of the fastest growing cities. This is due to its central location between Brussels and Antwerp, resulting in a very good work-life balance and a high quality of life. In order to ensure that this future growth remains qualitative, Mechelen needs to think about new, livable residential areas where the living and working conditions are good, in areas that are adapted to families with children, with enough green space and leisure facilities. Areas that remain easily accessible for companies and their employees to come and work in Mechelen. Projects and future A number of excellent projects have already been completed. I am thinking, for example, of the LAMOT congress centre, the Clarenhof,’t Spijker, Sint-Janshof... These were obsolete urban areas, Bart Somers Mayor of Mechelen historic vacant buildings or complexes, which have been renewed to create pleasant places to live in. Over the coming years, Mechelen will continue to invest in urban development. There are a number of large projects set to be launched. Outside the city center there are opportunities to modernize: for example, the excellent COMET site, located on Queen Astrid Avenue. The COMET site is an old factory which is being converted into a modern residential area. Another project is the so-called Carrefour North site, close to the edge of Mechelen, where we want to achieve a combination of a residential area with shopping facilities. The area around the new railway station has to become our flagship project. Behind the station there is a very large area where companies such as the Red Cross, Wolters Kluwer and Fred & Ginger are already located. The idea is to develop this area into a qualitative 21st century living neighbourhood with a mixture of residential houses, apartments and offices.
MECHELEN IS ONE OF THE FASTEST GROWING CITIES IN FLANDERS
Mechelen a smart city? We have already won several awards as a city in that respect. One example, perhaps where Mechelen really is one of the driving forces in Flanders is the use of ANPR-cameras with automatic number plate recognition, to make the city safer. We are also a leading city in terms of ‘smart governance‘. The ‘digital city’ where citizens can very quickly consult documents online, or were citizens can obtain legal documents with a digital signature, is bringing our city administration much closer to the public with higher customer satisfaction. Finally, we find ‘Smart Environment‘ and ’Smart Mobility‘ very important. These include among others, the development of apps and new technologies to make parking areas more accessible. Our city & Realty I believe that initiatives such as Realty are very important for a region. And I think that it is important that the Realty organization is willing to invest in facilitating contacts between the public and private sector. We live today in a networking economy where it is important that all stakeholders work together to build a more prosperous society. Realty is a recognized place for people to meet and network, where we, as a city, can demonstrate our capabilities and ambitions to private investors. And vice versa, sometimes there are very interesting things that private developers are doing that may inspire us.

AALST Evolution of Aalst Aalst is looking towards a major transformation in the coming years. The city has a large number of investments planned. The residential redevelopment of the former Tupperware Site, the construction of a retail park and an events complex on the Tragel Site (via the Autonomous Municipal Company for urban development), the creation of the new Shuttle Parking for 950 cars at the rear of the station, the establishment and relocation of the city’s administration facilities to the New Administrative Centre on the renewed Werfplein and the development of the Schotte site into a multifunctional sports complex.

Two projects, the New Administrative Center and Tragel Site The New Administrative Center project will centralize all city services in one location. This will bring a multitude of urban development projects at the time of leaving the former city buildings. Aalst wants the development of this project to give the city a new, professional image and make it known abroad. The development of the Tragel Site will become the largest development area over the coming years in Aalst. With the construction of the new events center, infrastructures and associated retail, strategically located between the ring road and inner city, and within sight of the Dender, we want this project to be a major driver in terms of urban development in the northern part of the city, which in turn will positively affect future investments. Both projects will be developped by the AGSA, in close cooperation with the city administration and private partners. Smart city The long-term plan is based on a thorough analysis - a high level of preliminary work carried out with the city administration. Based on the strengths and challenges, the multi-annual policy was drawn up to be entirely tailored to the city’s needs. Aalst wishes to fully focus on sustainability and cooperation. In concrete terms we wish to establish smart city distribution in combination with transport on the Dender. And along with this, living and working areas are better inter-twined. Many businesses can thrive perfectly in the center. Working in our own region with a focus on care is important for us. The new administrative center will not only be an improvement in terms of physical services, but the technology behind it will also be innovative and entirely based around the city’s inhabitants. Why is Aalst at Realty? Your real estate fair has become a full-fledged trade fair over recent years. This has not escaped our attention in Aalst, and is the reason why AGSA has taken out a long-term contract to be present at the fair. It is our annual opportunity to establish contacts with important stakeholders and get feedback in terms of the potential that our city holds.
BRUSSELS Brussels in the future… Brussels is now a cosmopolitan European capital that is attempting to strengthen its international attractiveness while leading an active policy in the various neighborhoods. In this respect, it is a city that offers a quality of life recognized by many. But what still strikes me today is its enormous potential for development over the next ten years... It is possible to mobilize this potential to meet the needs arising from population growth and build a city of the 21st century that is at the forefront of world cities, a modern, sustainable, inclusive city with a substantial cultural offering. Today, my feeling is that communities, developers, businesses, residents and associations are aware of what Brussels is at a key moment in its history ... My ambition is to seize this opportunity and build our city of tomorrow...
THE CANAL PLAN WILL CREATE 25.000 HOMES AND 7.500 JOBS Rudi Vervoort Minister-President of the Government of the Brussels-Capital Region
The Canal Plan In terms of regional development, the Canal Plan is a top priority for the city’s governing coalition. The Canal Plan is itself a city project that is based on the key principles that should underpin the development of Brussels... By applying the principles of density, functional diversity and urban integration in a reasonable way, the Canal Plan has the potential to create at least 25,000 homes and 7,500 jobs in ten years ... The ‘Canal Plan‘ ensures the development of housing accessible to all while enabling economic activity to remain a permanent facet of the city and create more jobs for Brussels. This is above all a unifying city project which is designed to move the inhabitants of Brussels into the future, and enable them to be proud of their capital. But of course, it is my ambition to succeed with all development areas that we have identified in the governing coalition. Brussels, a smart city? As I said, Brussels, has to be a modern city in ten years, although the definition of a smart city is unclear. The STIB is today already offering an application that works well, users can easily communicate, on a website, the location of any holes in the road (fix my streets) ... Brussels is trying every day to strengthen the quality of services to its citizens by using these new technologies... This is certainly an area where Brussels can grow quite strongly, this must be our ambition... Brussels at Realty It was necessary to organize a fair like this in Brussels, and I find that since its birth, it has evolved very well. It is always a good opportunity to take stock of projects that are being developed but it also allows us to take a step back and question ourselves during debates and lectures on the meaning of our action and the future of our city in the longer term. Let us not forget that that the way we imagine tomorrow’s cities will soon concern 75% of the world population and have a decisive impact on the future of humanity... This implies our responsibility in this respect and demonstrates the importance of dialogue between all players within the city ... in this, Realty has an important role to play.

THOMAS & PIRON BÂTIMENT Non-residential project: Charleroi fire station Futuristic The construction of the new futuristic building of the Charleroi fire station started in September 2014. It can be described as a round and modern building emerging out of the low ground of the Hiercheuses’ Slag Heap, in Marcinelle. The cylindrical 90 meters diameter building extends to 5 levels. Technical rooms and the parking spaces are located in the lower levels and the more pleasant living spaces in the higher ones. The last level is set to include a restaurant, a garden, a vegetable garden and an athletic track! The roof of the restaurant is to be equipped with photovoltaic and thermal panels, providing a part of the necessary electricity and hot water required for the good functioning of the new fire station. The unique physiognomy of the building will allow firemen to avoid having to maneuver their trucks and therefore gain valuable time in their outings. This innovative structure was designed by SAMYN and Partners Architects & Engineers and is managed in a temporary association with Cit BLATON.
