THE MIDDLESEX STREET ESTATE
MAPPING OF SITE DEMOGRAPHICS
The Middlesex Street Estate was built between 1965 & 1970 for the Corporation of London and comprises the 23-storey Petticoat Tower and low-rise buildings around Petticoat Square. The Middlesex Street Estate is located in the Portsoken ward of on the east edge of the City of London.
The Site: Middlesex Street Estate built between 1965 & 1970 The ancient Ward of Portsoken that Middlesex Street Estate located outside of the city walls. Mixed use property residential and commercial. Buildings occupied previously by The French Huguenots & The Ashkenazi Jews between the 1680’s & 1850’s Bangladeshi community that predominately occupied the Brick Lane community from 1680’s - present day.

PETTICOAT LANE MARKET
The name Petticoat Lane came from an old saying states that you can expect someone to steal your petticoat at one end of the market and then sell it back to you at the other end.
EAST END HISTORY
Petticoat Lane is actually split into two markets in two locations – the market on Wentworth Street runs six days a week and the Middlesex Street market is only open on Sundays.
A historic and modern reflection of the Wash Houses on Gaulston Street.
It was changed in the 1800s to Middlesex Street. It is said that this change was made to spare the blushes of Victorians who didn’t like to have a street name that referred to underwear
Petticoat Lane is known for its vibrant atmosphere. Historically there was frequent visitors and a varied array of stalls selling a range of things and experiences.
The Image below is a comparison of the market in 1980 and 2020. There has been a significant t decline in footfall.
The Middlesex Street Estate is located a 5 Min walk from the financial district in the East Central part of London. The Middlesex Street is the perfect residential location for professionals working in the London’s square mile.

88 Residential Units on the ground floor of the building and residential Studio, 1, 2 & 3 bedroom flats and maisonettes. Retail unit approximately 4.3 square metres located on Middlesex Street Estate adjacent to Petticoat Lane Market. Existing Podium accessible by residents and closed off from the public. This is an open green space that prides itself on community co-operation in nature and a play area for children Petticoat Lane Tower comprising of 23 floors of 1 bedroom flats built in 1972 and is built in a brutalist architecture style. The tower is accessed through the podium. Petticoat Lane Market is a historical Market that runs along Middlesex Street, & Wentworth Street. The market has a rich history and has gained notoriety through its exciting and unique produce and atmosphere.

THE RETAIL UNIT
THE RETAIL UNIT + THE FLAT
The existing Retail unit is tucked away behind a concrete staircase in the Middlesex Street Estate. The total Square Meter age of this retail unit is 4.3 square meters. The Existing retail has an accessible WC, dining area and kitchen for prepare food. There is also more places to dine in outside the exiting retail unit. The Lux Level in the retail unit is 77 Lux which indicates that this retail space is quite dark. The recommended LUX levels for a commercial unit is 200.

THE FLAT

Aldgate as also historically been known by a number of names including Old Gate and then was then later called All Gate meaning that the gate was open to all cultures and people from all walk of like. Historically this can be seen the rich history of the area from the Jewish, Huguenots, Irish weavers, Bangladeshi, West African communities and to this day is an area enjoyed by all cultures.

During the Empire Windrush generation, there was an urgent call for people of the Caribbean to travel over to the United Kingdom to help rebuild the country again. Some of these guests did not have adequate suitcases or alternative luggage. Instead big boxes were used including cereal boxes and cardboard boxes, these were all reinforced with tape and string to make them stronger to use and therefore be used as luggage.

My Mother and relatives arrived in the United Kingdom as part of the Windrush generation and were invited into the country to join the NHS and The London Underground. They came in search of finding a better quality of life.

Above are some of the items that my Mum would have brought over with her from Barbados to the United Kingdom for the 1st time back in 1965. There are familiar tens that have more value than money they remind you of a smell , taste, touch and a home healing remedy that is most familiar and effective to the user.

Black Concrete As part of my concept development for the retail unit I have decided to experiment with making black concrete. The rational behind the black concrete was because I would like to design a performance space and an indoor 360degree cinema. I experimented with a mortar pigment that I added into the snowcrete cement.

The light bulb also represents Ideas coming together, the beacon of light that this cultural centre will be to the community and also the lights that are usually displayed around dressing room mirrors.

Existing Residential Unit
Initially I wanted to propose a single extension pertaining to 1 retail unit and to maximise the height and upper width of the space. However after further investigation into my concept, I was inspired to expand further into another 4 adjacent retail units to develop my concept even more. I have explored the possibilities of numerous spatial layout’s for the different floors and to be used in different capacities.

The proposed interior material choices are a reflection of my clients lifestyle and character. In Caribbean households there is a mix match of furniture, textures and colours. In the windrush living rooms nothing went to waste and everything lasted a very long time even if it was not intended to. The flat choices are eclectic, busy and reflect the busy lifestyle of my clients culture and each layer of pattern and furniture represents memories and families and she has migrated from Barbados.
