Locals investing in their community A new development in Ashburton has brought a range of agri-professionals offering complementary services together in one place. The Tavendale and Partners Centre on the corner of Cass and Burnett streets was a year in construction but already feels just like home to the businesses that moved in earlier this month. A joint venture between leading Mid Canterbury-based family agribusiness Carrfields Investments and Tavendale and Partners, the two-storey 2915 square metre mixed-use office and retail commercial building is a perfect example of two local businesses investing in the local community, while at the same time kick-starting an inner-town rebuild that will cater for the local community’s growth and needs. Carrfields Group managing director Craig Carr said there are great advantages in having a wide variety of agri-services under one roof, adding that Ashburton needs high quality professionals and having them based in the area means local businesses don’t have to go to Christchurch to access a variety of services. The investment by both Carrfields and Tavendale and Partners in the development should also be seen as a huge
vote of confidence in the Mid Canterbury agribusiness sector. Carr said he based that confidence on the region’s unique soils, irrigation, close proximity to two large sea water ports and international airport, dynamic, progressive farmers and a high calibre service industry to support them. from Tavendale and Partners think the new building, designed by local architects Chilton + Mayne Architecture, is a fantastic, high quality development to be proud of. In terms of construction projects, the Tavendale and Partners Centre is a good example of what’s known in the trade as an early contractor involvement job,
that is, where the lead construction contractor, in this case Bradford Building, is involved in the project right from the start. It’s all about the client, engineer, architect and construction company working together as a team to complete a project as efficiently as possible. Another integral part of the project was Carrfields’
and Tavendale and Partners’ desire that wherever possible, Mid Canterbury based subcontractors were used on the build. Construction of the building also ran to schedule, taking about a year, with Bradford Building’s site foreman Hamish George and project manager James Kay playing key roles in that achievement.

Although there has been plenty of interest from businesses wanting to base themselves in the new building, there are still some tenancies available, including a versatile office space upstairs, office/retail space downstairs and an area that has been designed with hospitality in mind. See the floorplans on page 14 for a better idea. Tavendale and Partners has the greatest footprint of the companies based in the building, occupying two-thirds of the top floor. They offer a full range of legal services. Leete said although their reputation is strongest in agribusiness and commercial, the firm is proud to support clients throughout their legal lifecycles, extending from buying their first home to dealing with estates. A staff of 60 works fluidly between the Christchurch and Ashburton offices, with Christchurch-based lawyers regularly working out of the Ashburton office (and vice versa). This gives Ashburton clients a greater depth of specialisation and expertise, which can be very valuable when circumstances dictate. The firm’s point of difference as lawyers is an assurance that the team genuinely understands clients’ needs and what matters to them. “In the agribusiness and commercial space, lawyers are encouraged to build genuine industry knowledge through involvement with industry groups and active participation on current issues.” The Tavendale and Partners’ office layout reflects the firm’s community values through the inclusion of a separate ‘client centre’ that is available for clients and
friends of the firm on an independent basis. The client centre also allows the firm to host groups for training sessions, workshops and updates on the everevolving legal issues that many businesses face. Tavendale and Partners contracted interior designers Buchan Group to complete the fit-out of their offices. “Our brief was to create a modern, high quality, open plan layout that maintained elements of their existing brand while pushing the boundaries of standard office design,” senior interior designer Anna Hill said. “Achieving the client brief of an open plan layout and central meeting space, the design made use of the full length windows with natural light flooding the space. “The client side houses an inviting reception space, with sophisticated meeting rooms, large boardroom and internal court which opens up to create a large function space for internal and external use. “A ‘modern industrial’ feel with a contemporary stripped back approach has been applied to the design, through the use of carefully selected furniture and custom made joinery to achieve the desired style the client requested.” Tavendale and Partners are proud of their association with the Carr family and have valued the opportunity to work with them on the development, Leete said. “With a common focus on agribusiness and a fierce commitment to the Mid Canterbury region, ownership and occupation of the building are well aligned.”

Agri-professionals under one roof The businesses that are based in the Tavendale and Partners Centre all work in the agri-professional field, offering services that complement each other. As well as organisations with a purely local or regional focus, the new development has also attracted some of the major players in their respective industries.
Irrigo Centre Irrigo Centre Limited supports all the irrigation schemes in the district – Acton Irrigation, Ashburton Lyndhurst Irrigation, MHV Water and BCI – through providing administration and environmental services, as well as managing accommodation for scheme personnel. As the wider group was growing it needed more space and more dedicated meeting rooms for interaction with irrigator shareholders and other stakeholders, and the Tavendale and Partners Centre offered an opportunity to develop a purpose-built support centre for its irrigation schemes in a new building, well located in the Ashburton township. “It was important to us that our team had a modern, warm and light environment to work in,” Irrigo Centre chairman John Wright said. One of advantages of being in a building whose occupants have
an agri-professional theme is that it means the Irrigo team is in close proximity to other agri-professionals, providing its shareholders with some convenience, Wright said, while allowing its staff to interact and collaborate more closely with others working in the district. The Irrigo group has a high level of confidence in the agribusiness sector, he said, as the district is blessed with strong family farming businesses, good soils and climate, an abundance of water for irrigation, and an innovative mindset.
Perpetual Guardian Perpetual Guardian sees the Tavendale and Partners Centre as a fantastic opportunity for it to engage with its clients in the Mid Canterbury area, and to provide estate planning solutions in and around Mid Canterbury, southern
regional manager David Boyce said. “Many of those who may wish to make use of the advice we can provide may be involved in the agri sector and therefore we are extremely comfortable in forming relationships with the other building occupants to provide a collaborative approach.”
Lay Associates Leeston-based accountancy business Lay Associates has had a strong relationship with Tavendales over a number of years, and its increasing presence in Mid Canterbury made the decision to co-locate with Tavendales an easy one, Mike Lay says. Lay Associates is a chartered accountancy practice that specialises in rural business, offering services from tax compliance through to business advice, while also specialising in succession planning.
Lay said he saw the co-location of agri-specialist businesses in the Tavendale and Partners Centre as a significant advantage, “not only to us as advisers, but to our clients who can benefit from the synergies we can provide including a wider variety of services they can receive from the same location”. Having provided accounting services in the Selwyn region for well over 20 years, Lay Associates have developed a strong reputation in providing agribusiness services. “In recent years we have noticed a significant increase in exposure within Mid Canterbury. The increase has been such that we felt we could better service clients with an office located in Ashburton to allow us to further grow our business. The Tavendales opportunity came along and it seemed like a perfect fit.”

Colliers International Another company that has had a long association with Tavendale and Partners is Colliers and it saw the opportunity to collaborate further with them in their new, purpose-built agri-hub suited the company’s strategic direction and growth plans, Shane O’Brien, Colliers Rural and Agribusiness director, said. Offering rural real estate services as well as strategic acquisition and divestment advice, O’Brien said Colliers saw the new development as an opportunity to share ideas, market intelligence, client referrals and to collaborate on strategies to assist its clients achieve best possible outcomes. Colliers has a massive amount of confidence in Mid Canterbury, O’Brien said, as it’s at the forefront of rural technology, production and diversification with abundant natural resources. “It can be described as New Zealand’s food bowl and the move to wholesome traceable food internationally will be of great significance to us all,” he said. Colliers originally had an office in Ashburton in late 2014, which O’Brien said was closed for a period early last year knowing this development was pending.
“We have always been committed to Ashburton and have completed several rural sales in recent weeks. I was born and bred in Ashburton and all of our team still have either family or friends in the district.”

sultancy specialist BDO, whose own business in Mid Canterbury has been growing quickly, senior consultant Rod Hansen says. “We had been considering how best we further establish our footprint in Ashburton when this opportunity was presented. It made sense from the outset to have access to modern, appealing premises, and to be well located with and near other key partners in the region.” BDO is a full service accounting
