Advertised price Selling at an advertised price means that a property is marketed with an asking price — the amount the seller wants to be paid for it. This amount is decided by the seller in discussion with the agent, taking into account the seller’s views and the agent’s appraisal of the property’s value.

Agency agreement A legally binding contract between the seller and the agent. It sets out the terms and conditions on which an agent is appointed, what the agent will do and what they will be paid. If you want an agent to sell your property then you have to have an agency agreement as this gives them the right to market your property for sale.

Agent or real estate agent A general term that refers to an agent, branch manager or salesperson (these are different types of real estate licences).

Auction An auction is a sale method in which buyers publicly bid until the highest price is reached.

BBO (Buyer Budget Over) An indicative minimum price that the seller will sell the property for.

Only just under two months until winter is officially here. Which means if you haven’t got your winter vegetables in the ground yet, you need to get moving. Plant them while the soil is still warm and they’ll get the kick start they need. Plant them when the soil is already cool and you might be eating them in spring! Now you need to choose what to grow. I’m a big fan of broccoli during winter, and not just the regular variety. I like to plant your run-of-the-mill romanesco broccoli but also broccoflower and Italian broccoli. Broccoflower is a hybrid between cauliflower and broccoli and has a milder and slightly sweeter taste than cauliflower. It has small cauli-shaped heads and is lime green. Italian precoce broccoli forms highly decorative light green clusters of heads that resemble sea coral. The unusual tip of each spear is conical rather than round but the taste is true broccoli at its very best! You can get all three varieties in one of our mixed veg bundles. The mixed veg bundles are great if you’re feeding a small household or like to stagger your planting. Each bundle has a couple of each variety of plant, rather than lots of the same variety. This will get the soil all ready for next season’s planting.

Check gutters and pipes Clean and clear gutters of debris And although cleaning your spouting is sometimes the last thing on your mind, it could prevent costly repairs later. The roof is your home’s first line of defence against the elements and your gutters do a great support job in directing all of that water away from your foundations.

Chimneys Have chimneys and flues inspected and cleaned if necessary. Whether you decide to clean a chimney yourself or hire a professional, either way you’ll want to make sure a good job is done. Cleaning a chimney is important to prevent chimney fires, and potential house fires. Therefore, the cleaner must be thorough and comprehensive in carrying out the cleaning. You’re not just clearing out the soot and dust, but you need to scrape and remove creosote that has built up on your chimney walls.

Autumn is a good time to do some indoor painting The weather will still be warm enough outside to leave windows open to ventilate during painting. Most of your professional painters are not as busy in autumn as the rest of the year. You may be able to get a good price to have your interior painted. After the painting is done, make sure your leftover paint is stored somewhere like a garage, to prevent it from freezing.

Inspect external doors and garage doors Make sure they close tightly and install weather-stripping and door thresholds if needed.

Clean and store patio furniture, umbrellas, children’s summer toys It is recommended that outdoor furniture be put inside for the winter, if possible. Just remember that if you cover your furniture to allow for airflow so no mould or mildew forms.

Drain and store garden hoses Insulation Make sure you have proper insulation in both your ceiling and underfloor. While checking your insulation, if you see any dark, dirty spots, it may indicate you have leaks coming into your home. You will need to try and locate these leaks and repair them.

Spot prime If you didn’t get to that exterior paint job this summer, spot prime any exposed timber to protect it from the elements.
