Property investment still a good deal While tougher loan to value ratio requirements might make some potential investors hesitate to buy properties they’ll put into the rental market, Ashburton’s relatively affordable house prices should see the investment market remain relatively buoyant local commentators say. The new rules mean that investors now need a deposit of at least 40 per cent if they’re buying a property as a rental, but with a range of properties on the market in the $300,000 bracket, there is still every reason to buy with future profits in mind. In many parts of New Zealand where house prices are ratcheting up at a phenomenal rate, the new LVR restrictions are seeing investors withdrawing from the market, but locally, industry sources say, there is still good interest in investment properties. The upside of any change in the investment sector however, is that there is less competition for first home buyers trying to get a foot on the property ladder at a lower rung. QV figures show that the returns for Ashburton investors are still good. It puts the median rental across all property categories at $327 creating a median gross yield of 5.21 per cent. This currently shows an annual change of 0.9 per cent. Ashburton’s median bond is $196.
For potential renters, the market is good, with Trade Me showing 54 properties listed as looking for tenants.

You will need to consider how much mortgage repayments, rates, insurance, legal costs for tenancy contracts etc, add up to and then see if you make any profit after receiving a reasonable market rental income.
