Pricing your property to sell Pricing your home can be a confusing process, but it doesn’t have to be. The first step is getting an appraisal, or maybe you have chosen to get several appraisals. Once you have seen these appraised prices, you may be puzzled as to how these prices were figured out. Put simply, it’s based on recent sales of properties currently on the market that are a close match to your home. If you are trying to price your home based on a neighbour’s recent high sale price, stop, and consider, is the neighbour’s house even comparable to mine?

Is your property unique and in hot demand?
Once you have considered all your options, sit down with your chosen real estate sales person and ask them the question – what will be the best way to price my home to achieve maximum outcome for me in the shortest time?
Maybe it’s in perfect condition, in a great location, and needs minimal restoration. A property like this could be advertised with no price and a deadline to meet and with a great marketing plan to attract attention and multiple buyers.

What’s sharp? We all have a vendor’s price, market price and a purchaser’s price. Of course, as a vendor you want the most, but are you going to achieve this by pricing above the market?
The biggest disadvantage of a high price is that the price could be putting potential buyers off and missing the mark completely, and you have to reduce it later therefore you are missing the first two

Celery – good things take time Like most ‘winter’ veg, celery takes time to grow and mature. Maybe it’s cheaper and it’s certainly easier to buy from the supermarket.
replacement plant.
But as many of our customers know, growing your own vegetables is about more than that. Namely, knowing what’s gone on to your food before you eat it, and the sense of satisfaction and enjoyment from growing it yourself.
Here’s a tip: slide your thumb down the inside of the fattest stalks and gently twist to pull them off the plant.
To grow great celery, the first thing you need to do is prepare your soil. Celery likes soil that’s well- drained and sweet (and in a full sun position), so make sure you add lime before planting. If you’re equipped to measure PH levels, the reading should be between five and six. Celery also grows best in a garden that’s raised and filled with potting mix – so if you can make this combination happen, you’re off to a great start. Once your soil’s ready, head online or to your local garden shop to get some celery seedlings. When you’re ready to plant, dig a hole approximately 3cm deep. Pop in your seedling and use compost to create a mound around the plant. This blanches the base of the stems and keeps them tender.
Your plants will develop slowly at first, but in about 12 – 14 weeks, your celery should be ready to harvest.

Don’t cut the stalks off as the stumps
left behind will rot and hinder the health of the whole plant. You may notice the home-grown version doesn’t look quite as perfect as the supermarket variety, but it will definitely taste as good – probably even better thanks to the knowledge that you grew it yourself.
plants – just keep your celery watered and that should do the trick. Plant each seedling 20 – 25cm apart and continue this process in rows across your garden. Celery grows best this way, making it a good companion plant for dwarf beans, carrots, spring onions, parsley and bok choy. In fact, if you have any of these in your garden and they’re ready to harvest, celery is the perfect

REAA
Disclosure rules when selling a home Real estate advertisements are designed to make every property look like a dream buy.
property, whether it’s something small like a garage door not working properly, or a bigger deal like an non-consented deck, it’s best to discuss them with the agent you are working with.
That’s why they gloss over the negative aspects and linger on the good points, wanting you to be drawn in by the sundrenched location rather than be put off by lack of garaging.
They can help you decide how to manage the problem, whether that means fixing it, or disclosing it to potential buyers. However, a licensed real estate agent must not disclose any problems with your property to buyers without getting your consent first. If a seller doesn’t agree on a disclosure, the agent is required to stop working for them rather than disclose any defects without consent.
It’s no crime to gloss over a property’s quirks, but lying by omission or design about more serious matters is not allowed. If you do this when selling your property you may be at risk of being sued by the purchaser. When you’re ready to sell your property it’s a good idea to get legal advice about your obligations before you sign an agency agreement. Most of these agreements, which set out the terms and conditions of your contract with the real estate agent, require you to confirm that you are unaware of any undisclosed defects in the property and that you haven’t withheld any information about it. As a seller, you must also confirm that your property has all the necessary consents and code compliance certificates for any building work. Any outstanding consents, including ones that involve any works at a neighbour’s property, should be disclosed to the agent.
This is important for several reasons. Licensed real estate agents have clear obligations when it comes to disclosure. They must not mislead a seller or a potential buyer, or withhold any information. While it’s not up to the agent to uncover any hidden defects in a property, they must tell any prospective buyers what they know. Under the Real Estate Agents Act 2008, if licensed real estate agents suspect that a property may have a defect then they are obliged to ask the seller about it, or advise potential buyers of any risks. For example, if a property is next door to a proposed new development, or if it’s in an area that’s been subject to flooding, the agent must tell prospective buyers
rather than turning a blind eye. If your property may be prone to weather-tightness issues thanks to its age or cladding, then the agent may have to disclose this potential risk to prospective buyers. If it doesn’t have any weather-tightness problems it may be worth getting this confirmed in an expert report by a qualified building inspector who has professional indemnity insurance, understands the strict legal requirements of their role and carries out their work in accordance with the New Zealand Property Inspection Standard. This will help make the sale process as efficient as possible. If you know there are issues with the
These rules offer more protection to buyers than the traditional attitude of ‘caveat emptor’ (buyer beware), which assumed that the seller would always know more than the buyer and any sale was at the buyer’s risk. However, buyers should always do their own research about a property before signing a sale and purchase agreement. Buyers should also ask the agent about anything they are concerned about, no matter how trivial it may seem. It’s far better to get an answer upfront than find out when it’s too late. Make sure you seal your bricks fills the pores and prevents liquid water from penetrating. However, siloxanes are breathable, so water vapour from the interior can still escape from the brick.
Shane Woods
Siloxanes have the added benefit of not colouring or darkening the substrate. They are clear and do not leave a glossy sheen.
INSIDE OUT PROPERTY SERVICES
Since siloxanes penetrate the masonry and are not on the surface, the original texture of the surface is maintained. And the penetration into the masonry substrate actually protects them from the elements.
There is a misconception that bricks are a permanent material and never need attention. However, although brick and mortar structures may look solid and durable enough to withstand exposure to the weather, brick is a porous material and needs sealing every 10 years.
Before you start you will need to thoroughly clean all surfaces by mixing together a few squirts of liquid dish detergent or sugar soap in a bucket of warm water, then scrubbing the wall with a stiff-bristled brush. Remove all grime, efflorescence or moss.
Now is the perfect time to seal your bricks and mortar as winter sets in. Prolonged exposure to the elements causes unsealed exterior brick walls to absorb water, allowing moisture to seep into the home. Mould can begin to grow on and behind the brick, and efflorescence can form on the surface.
Yes, this sounds very time-consuming, so a half-day hire of a waterblaster is a great investment. Gently waterblast the bricks and allow to dry for at least 24 hours.
Efflorescence is the whitish staining on the surface of brick and masonry. It is the accumulation of salts from the brick itself which occurs when moisture evaporates.
Apply the penetrating sealer using a large paintbrush, paint roller or sprayer. Take care to read the manufacturer’s directions. In most cases, sealer should be applied in long, smooth strokes in one direction, then applied in the opposite direction to ensure full and even coverage.
Spalling is when the brick or masonry substrate flakes. This is often caused by water freezing inside the brick and expanding, causing the brick to break and flake. Excessive moisture eventually compromises the integrity of unsealed brick walls. The best way to prevent this damage and avoid extensive repairs is to coat exterior brick walls with a penetrating sealer. However, you need to take care. A surface sealer such as acrylics, silicones
Allow the sealer to dry for a minimum of 30 minutes before applying a second coat. Brick is a porous materials and needs to be sealed every 10 years. or epoxies can actually trap water vapour from the inside of the building from getting out, causing spalling. The best way to waterproof and seal a
brick or other masonry substrate is with a penetrating siloxane based sealer. The siloxane penetrates into the masonry substrate and chemically bonds to it. This

Some sealers only require one coat and they mean it. As you go over already coated areas you can see it repelling the moisture, so make sure you achieve an even coverage first time. Happy sealing.
