When it comes to buying a car, something I don’t do often, I’m one of these people who like the security of buying through a dealer.

When I started my Real Estate training, I had no idea sales people had to know what they do. And I’m not saying I know everything, I’ve only been doing it for two and a half years and everyday and situation brings up more questions. I’ve got so much to learn - just ask my manager Murray Young as I’m sure I’ve worn out the carpet between mine and his desk. I understand the pros and cons of trying to sell privately but as a buyer, what’s the benefit to you? What warrantees do you have? I have a client at the moment who said he wouldn’t view a private sale purely because they’d always wonder what

Like anything, there are some Real Estate salespeople out there that give the rest of us a bad name. You only need to turn the TV on at the moment and hear about the housing industry, meth and the recent Fair Go program regarding commission. Yes the salesperson was only doing her job and legally entitled to charge the commission, but I was more taken back that the Vendor thought real estate people in general were loud and pushy. Something I’m not.

On my first week of ‘Real Estate School’ my fellow classmates and I all asked ‘why are we doing this?” when it came to learning about deeds and liabilities, fines and prosecutions to real estate salespeople. As a licensed Real Estate person, we have to fill out a Listing Authority which is a legally binding contract, asking questions about leaks and disclosures, EQC

So I guess the thing to point out is while you may think selling your home through a real estate company is expensive, if you’ve got the right person doing the job, they’re already working with potential buyers, they have the negotiation skills to get you the best price and it’s the peace of mind as a vendor and buyer that the job is going to be done right.

Winter fire safety tips can save lives The New Zealand Fire Service’s winter fire safety messages are being driven home after a recent spate of fires.

• At the first sign of wear, have your electric blanket checked by a qualified electrician • Replace your electric blanket every five years with newer heat-protected models which are safer

The word is being spread by Housing New Zealand, following five thought to have been caused by unattended cooking and a clothes dryer in state houses across the country, but it’s a message that goes for everyone.

• Don’t place heavy objects on the bed while the blanket is on Kitchen/cooking • If you must leave the room, turn off the stove

Fitted smoke alarms in the properties do their job by alerting the occupants to the fire early, but the fires can cause significant damage

• Clean your stove grill after each use to prevent the build up of spilled fats and burnt foods • Clean rangehood filters regularly

There are a range of simple steps people can take to safeguard their homes and families. These include:

– always keep furniture, curtains, clothes and children at least one metre away from heaters and fireplaces

Heaters and clothes dryers • After kitchen fires, incidents involving heating and drying are the next most common reason the Fire Service is called out

• Don’t store objects on top of your heating appliance

• Remember the heater-metre rule

• Never cover heating appliances

• Don’t overload clothes dryers and clean the lint filter after each load cycle Electric blankets • Worn and old electric blankets can cause an electric shock, fire and possibly even death

• Curtains, tea towels, oven mitts and any flammable items should be kept well away from the cooking area • Never throw water on to a fry pan that’s on fire • If you do have a fire on your stove, try (if you can) to turn the power or gas off either at the stove or at the mains

Keep your driveway injury-free All too often we read headlines about children being run over in driveways. There’s nothing more heartbreaking than the death of a child, whether you know those involved or not. While the spring and summer months are traditionally the deadliest time for drive way runovers, they can happen at any time of the year, and they can happen in the blink of an eye.

So a few organisations - Safekids Aotearoa, ACC, Starship Foundation, Evan Christian, Housing NZ, Auckland Council and NZ Post have joined forces to bring people five tips that can reduce the risk of a child being run over in your home driveway. • Use safety gates. Particularly in summer when the weather is warmer, doors are often left open, making it easier for children to sneak out unnoticed. So consider using safety gates if you have toddlers and doors that lead to a driveway.

MAKE A COMMITMENT TO PROTECT WHAT MATTERS

• Be vigilant around meal times. Most run overs happen late in the mornings and early evenings when parents are busy preparing meals, arriving home or leaving the property. Ensure a responsible person is assigned to watch over young ones during these times. • Have a fenced play area. Toddlers are more at risk of being involved in a driveway run over because they move much faster than we think. Having a play area separated from a driveway in addition to supervision can help.

• Slow down and always check. Even if you don’t have children, be careful around driveways—children aren’t too bothered about the weather and they can be out and about anywhere, at any time. Mirrors and cameras are useful tools for parking, but do not give you a 360 degree view from the driver’s seat. Passionate about pansies Pansies are the perfect plant for just about any garden. They’re hardy and easy to grow. They’ll survive wind, rain and even frosts. And just as importantly, they’re stunning and striking – with a colour and pattern for just about any style of garden.

Once that’s done, dig a wide, shallow hole for each plant and space the holes 10 to 20cm apart. Make sure the holes are wide enough so the plant’s roots don’t become cramped. Cover the plant roots with garden soil and give them a good watering, then add a layer of mulch to retain moisture, suppress weeds and keep frosts at bay.

If you’re after an alternative planting spot, you can’t look past a hanging basket. In fact, I can’t think

of a flower more perfectly designed for this. Just remember not to over water. If you’re not sure when to water, put your finger in the soil to test. If it’s still moist, don’t add any water.

Once planted you don’t really need to pay any more attention to your pansies. Simply make sure the soil doesn’t get too dry and pick the flowers as they fade to encourage more blooms.

Winter garden to-do list We all want fresh vegetables year round and that can be hard in the middle of winter, but you can make it easier by doing a few easy things around your garden patch. • Protect your plants from the cold with a thick layer of mulch. This will also help to keep the moisture in. • Make sure all your tools are in

good working order – give them a sharpen or an oil if they need it and replace them if needed. • Have a frost cloth or tunnels handy for those cold days and nights. • Start thinking about your spring garden, which crops you want to grow and which flowers you want to see in the warmer months. • July is the perfect time to sprout your potatoes for planting in August or September and if you plant them at the right time, they will be ready just in time for Christmas.

• If you’re worried about a frost catching your plants, put them in a moveable pot so you are able to move them into the midday sun.

• Make sure you’re vigilant with your weed control. Weeds steal valuable nutrients from the ground.

• The shortest day of the year is traditionally garlic planting day, but you can plant through into early spring. Plant you garlic about 5cm deep with the pointy end facing up, ready for harvesting in late summer.

• Most deciduous fruit trees can be pruned except peaches, plums, and nectarines.

• Winter is not just for the vegetables, it is also the season for planting new season deciduous fruit trees.

Just because its winter doesn’t mean your garden should be deprived of colour, so look out for hellebores and protea in your garden store. It’s also time to start thinking about planted snow peas, Iceland poppies and carnation cornflowers.
