Mark Lemon The election is now well and truly consigned to history and for most of us it is thank goodness for that. We saw a month hijacked like no other we have experienced before. While this was going on a colleague said “never underestimate the common sense of the man in the street.” Election night was proof of that. Spring has sprung, or nearly. Our mixed bag of weather has produced
a dry calving and production levels by and large ahead of normal. The recent spring showers, with a bit more sun, will help the grass and crops to grow and delay the start of widespread irrigation for a few more days. Although the election brought no changes there are still major issues floating around that cloud the picture on where farm values will go this season. The next phase of Environment Canterbury's Land and Water plan in our area is upon us with submissions now open on the Hinds Plains Plan (Variation 2 of the Land and Water Plan). The knowledge of nutrient loss issues has taken a quantum leap forward in the last year. Overseer modelling is still inexact but the causes of variability are being more understood. This uncertainty can affect prices and can also be quite farm specific. Overseer calculations and baseline data information are requirements all purchasers now expect to be available. In a relatively quiet early spring market a couple of sales have held firm on last seasons price levels but market price of dairy farms has yet to be tested at the lower

forecast payout levels. Variability in farm returns is nothing new to us. Dairying is down, beef on a cyclical high and lamb and crop returns remain steady at this time. Is our market full of strategic purchasers? The strength of the Mid Canterbury market bewilders many outside this district. But here we are blessed with land use change opportunities others can only dream of. Will we soon see a dairy farm, say with older infrastructure, quality soils and in a particular location, now move to another land use? Where we are now is not where we will be in 20 or 30 years time. History tells us dairying is not the end of the game, we will go through further transitions in land use. It is this eye to the future that helps maintain demand for farms in our district. The ability for land use change helps the financial strength of this area. This is why it is important to keep an eye on the Environment Canterbury regulators and that while dealing with today's issues they don’t close options for the future. To limit opportunities for a farm in the future because of how it is now farmed, compared to its neighbour with a different current land use, is nuts.

Smoke alarms electrical balance of the air. The alarm will sound when the change in the electrical balance reaches a certain level. Photoelectric alarms have a sensing chamber which uses a beam of light and a light sensor. Smoke particles entering the chamber change the amount of light that reaches the sensor, and the alarm sounds when the smoke density reaches a preset level.

The recent start of daylight saving serves as an ideal reminder to change the batteries in your smoke alarms and check any you do have are working. Each year the New Zealand Fire Service attends over 3500 house fires and in 80 per cent of the fatal fires they attend smoke alarms are either not installed or not working. A working smoke alarm is the best way to make sure you and your family have the best chance to get out alive.
It is better to install both types of alarms or a combination alarm (ionization and photoelectric) in your home. The New Zealand Fire Service recommends households install photoelectric smoke alarms as they provide more effective allround detection, alarm in all types of fire scenarios and are more likely to alert occupants in time to escape safely.
Ionisation alarms monitor the ions, or electrically charged particles.
Each type of alarm has different advantages. Home fatal fires, day or night, include a large number of smouldering fires and a large number or flaming fires. You can not predict the type of fire you may have in your home or when it will occur. Any smoke alarm technology must perform for both types of fires in order to provide early warning day or night and whether you are asleep or awake.

In my opinion landlords and homeowners should take responsibility for the safety of the home’s occupants the same way a driver of a car does with seatbelts, and as a minimum install smoke alarms in hallways no less the three metres from a bedroom door to alert anybody sleeping. There is a lot of conflicting information as to where it is best to install alarms, but let’s face it, chances are if there is a fire during the day and you are awake you have more chance of noticing a fire than if you are sleeping at night. So install where everyone in the house can be awakened by the sound of a smoke alarm. Ideally install alarms in all bedrooms and outside every sleeping area on every level of the home. Smoke rises so install smoke alarms following the manufacturer’s instructions high on a wall (four to 12 inches) away from the ceiling, or ideally a ceiling
at least four inches away from the wall. If you have ceilings that are

Alarms that are hard-wired should have battery back-ups in case of a power outage, and should be installed by a qualified electrician. If you sleep with bedroom doors closed, have your electrician install interconnected smoke alarms in each room so that when one alarm sounds, they all sound. Have a fire escape plan. Be aware sleeping children don’t always wake when a smoke alarm activates. Every home fire escape plan is different, and every family should know who will – and who won’t – awaken at the sound of the smoke
