Market appraisals So you’re thinking about selling your home? Great.

Let’s be 100 per cent clear here. When a real estate agent prepares a market appraisal, it is intended to provide a comparison of properties which have recently sold and those currently on the market with the subject property and does not purport to be a registered valuation. While all care is taken when conducting a comparative market appraisal (CMA), it does appear that the preparation methods vary greatly. It has been noted that appraisals are being completed without anyone visiting the home, or the agent is turning up to view the property for the first time with an already completed CMA ready to present. Without first turning up to inspect the property, how could the agent know if the $25,000 you’ve recently spent on a new kitchen was a good investment or not?

One the first things you will need to identify in order to know exactly where you stand, is the value of your property. You will need an appraisal.

Do New Zealanders still want the quarter-acre dream? The quarter-acre dream may still be alive and well in areas like Mid Canterbury, but in a day where housing levels reach critical levels in some cities, it’s no longer every Kiwi’s ideal. New Zealanders are moving towards the idea of mixed-use development where housing is within walking and cycling distance of key amenities like work, school or shopping, according to a recent survey carried out by the New Zealand Centre for Sustainable Cities. “Many New Zealanders would still like a large, stand-alone house. But that view changes when people are asked to think about distance from the city/town centre,” says Anna Hamer-Adams, assistant research fellow at the University of Otago, Wellington. The New Zealand Centre for Sustainable Cities released the survey on people’s sentiments about cities. They surveyed 3080 New Zealanders in a Horizon Poll to find out opinions and preferences for urban environments, including the types and locations of housing, transport options and planning regulations. Not all respondents favoured the quarter-acre dream, according to Anna Hamer-Adams and co-author Ed Randal, also from University of Otago, Wellington. More respondents (37 per cent) than not (32 per cent) were in favour of having a quality, compact city vision for their own city, similar

to the Auckland plan. Auckland and Wellington respondents in particular were more comfortable with intensification in their neighbourhoods than other New Zealanders. Those under-25 and over 65 years old were more likely to prefer a smaller house, townhouse or apartment in the city/town centre than other age groups.

August is a good time to... Apply mulch around your perennials before the leaves start to shoot. And remember when they shoot in spring to lay slug and snail bait early, otherwise your lovely leaves will be covered in holes! Plant new brassicas (broccoli, cauliflower, kale, cabbage etc) for harvesting in summer and new season potatoes, yams and kumaras for enjoying at Christmas. Grow lettuce, peas, broad beans, silverbeet, beetroot and new season rhubarb. But before you do, dig over the garden and add some NPK fertiliser and a bit of mulch to give the soil a boost. When the weather starts to warm up – hopefully at the end of the month - you can start to plant carrots and radish. Brighten up your flowerbeds by growing pansy, viola, stock and lobelia seedlings. Or try planting

Stop slugs in their slime Forget about slug bait let me introduce … beer bait! Simply, cut the top off an empty fizzy drink bottle, leaving approximately 10cm of plastic from the lid. Make sure the lid is tightly screwed on. Make a hole next to your lettuces large enough for the whole bottle neck to fit into. The open end of your plastic bottle should sit almost parallel with the soil. Place three sticks approximately 15cm in height around your plastic bottle in the shape of a teepee. Fill your bottle up to the halfway mark with beer (slugs aren’t fussy about the type of beer, but kids

make sure you ask your parents first). To ensure that the beer is protected from rain, take the discarded end of your plastic fizzy drink bottle and cut off a section approximately 5cm from the end. Balance this section on the three sticks you staked earlier. This will create a lid to protect the beer against rain. Now all you have to do is sit back and wait. Overnight the slugs will slide their way into the beer. And don’t just stop with one beer bait bottle, make several and place them around your slug susceptible veges. Believe me you’ll be amazed by the results.

It is a school holiday exhibition that will be filled with vintage games, toys and fun. There is something for all ages,from young children to teens. Entry to the exhibit is free. Follow the puzzling adventure trail. No charge.
