There are a number of buyer segmentations that make up our real estate market. • First home and Investors • Families purchasing their second home • Executive homes • New builds • Retirement In this article we will focus on first home buyers. When there are a number of first home buyers active in the market we see competition for the lower end properties up to $350,000 which can result in multi offers and short time frames on the market which in turn can mean higher prices achieved. What does this mean for the rest of the market segments? It encourages families to move into the next level of housing which in turn encourages the existing families to look to executive homes or new builds. When this is happening we have a very buoyant property market. When first home buyers are not active in the market we are more reliant on the investor to purchase the lower end properties to move the chain along. Unfortunately, the investor does

This situation can cause the market to stall all the way through to the new builds. So what does the 2016 financial forecast for first home buyers show us? It is now more affordable to own a property than rent in Ashburton/ Timaru, than in 2014, assuming of course that you have saved the deposit and it is taking a typical (male and female earning medium income) household 2.9 years to save

Mark Caldwell of Loan Market provides an update on local financing conditions; "2016 is shaping up to be another busy year ahead for first home buyers, with a continued low interest rate environment, price competition amongst banks, and where shopping around for suitable bank criteria and pricing is still key in this market. "Major banks remain in support of the first home buyer market at a minimum 10% deposit, under their ‘standard bank criteria’ as well as first home buyers having access to Welcome Home Loans administered by Housing New Zealand. While a suitable deposit is still one of the key barriers to owning a first home, last year’s policy changes means that more home buyers can enter the housing market sooner with greater support via KiwiSaver withdrawals and improved HomeStart grant access. "Borrowers still need to be mindful that on-going restrictions are placed on Banks by the Reserve Bank in this low deposit arena, meaning access to funds can be limited from time to time. First Home Buyers should not take a ‘no’ as the final answer with their bank, as other lenders may still have funding available at the time."

Creating a walk-in pantry Creating a walk-in pantry for an existing kitchen tends to be more challenging than designing one for a new space. Take stock of nearby options and determine if you can dedicate part of another space as a walkin pantry, such as a closet in an adjacent hallway or an area within an adjoining mudroom or laundry room. You may also consider carving out a pantry from an attached garage, as long as it shares a wall with the kitchen and you can cut a doorway to create direct access from the kitchen into the new pantry.
Location, location, location Whether you're building a new kitchen or remodelling an existing one, locating the pantry near where the work happens is crucial to minimise steps and optimise efficiency. The key is to select a location that lets you enter and exit the pantry without interfering with other kitchen activities.

Shelf discovery What shelf depth will work best for you? Evaluate how you live and determine what is reasonable for maintaining an orderly pantry. However, if you tend to stuff items anywhere they fit, then go with a 12inch deep shelf, which doesn't allow much room for things to pile up and get lost. When choosing between wood versus wire shelving, keep in mind that wood and wood-compilation products are more costly but exceptionally sturdy for heavy loads. The laminated MDF, or medium density fibreboard, shelving is a good option because it is moistureresistant. The key is to not use a raw wood surface or you may experience problems with moisture retention, odour build-up, and mould issues. You can find and configure the white laminated or wood-look MDF shelving systems at local home improvement stores for a very reasonable price. There are also amazing custom-

Sweet peas would have to be one of my favourite plants to have in the garden. They are super simple to grow. They smell fantastic – if you plant the scented variety. They look amazing. And they make great cut flowers. In my opinion, you really can’t go wrong by planting sweet peas. This lovely addition to your garden can be grown from seeds. But I prefer to plant seedlings. Getting seeds to flowering stage can be a bit hit and miss. When you purchase seedlings all the hard work of getting the seeds to germinate and grow into established seedlings has already been taken care of. This means they’re pretty much guaranteed to grow, and they’ll develop faster – resulting in earlier flowers. The dwarf mixed variety produces plants that grow to about 3040cm and is perfect for growing in borders, bedding and pots. The fragrant beauty variety has a fantastic fragrance, grows to around 120-180cm and climbs or trails well on walls or trellises. And while all three varieties make great cut flowers, the specific cut flower, mixed variety also grows to a height of around 120-180cm and produces extra good blooms perfect for taking inside and placing in a vase.

And make sure you plant them in some good quality potting mix to really help them along their way. If you’re growing in the garden, all you need is a sunny, well-drained spot next to a wall or some sort of support structure. Simply add some netting, wire or light wooded frame for the flowers to climb up. Plant the seedlings about 20cm apart from each other. And don’t hold back! The more you plant, the more colour you’ll add to your garden and the more flowers you’ll have for brightening up and creating fragrance in your home. You can expect your sweet peas to flower in around 10 to 12 weeks from planting. Remember to water, but avoid over-head watering to prevent them getting powdery mildew. And, because they’re annual plants, pick off the flowers once they’re spent, and remove the whole plant when it’s stopped flowering.
