Financing rules changed! The haste of last week’s Reserve Bank policy changes for borrowers investing in property was a surprise. Is it a positive or negative change, the fact is, think 40% deposit (or equity) when investing in residential property across New Zealand. First Home Buyers owning their own properties, funding supply is also being trimmed back, meaning low deposit clients (less than 20% deposit) may find it harder to secure funding for a new home with their bank. Shopping around by using a Mortgage Adviser will become even more important now! What could these new deposit rules mean for investors? • A difference will likely exist between individual bank policy, which means you need to obtain independent input into your situation to compare how your bank is treating you relative to others; • For existing property investors

Make the most of your wall space If you are looking for extra storage space around your home, hanging shelves on walls is a great option if you are low on floor space. It is best to drive screws into solid supports such as a wall stud, but that’s not always possible as they are not always where you want them. You need to use the right anchor or toggle to support shelves, mirrors, pictures and other hanging items in hollow walls. Which anchor you use depends on the size and weight of the item you are hanging and the type of wall, so investigate what you need before you hit the hardware shop. When you get there you will find hollow wall anchors, toggle bolts and other assorted fixings. Read the packaging to find what suits your walls – drywall, plaster, masonry – and what you are hanging. They all depend on how much weight they are required to hold, the type of wall and the damage to the wall you will leave if you ever want to take the item down.

Spice up your house this winter Winter can make your house feel a bit colourless and drab, but you can spice it up with some super easy DIY projects. Plant a window herb garden Find some of your favourite herbs and spices (think basil and mint), put them in small plastic or terra cotta pots with some soil and fertiliser and put them along a windowsill that gets a lot of sun. Water them once a day, making sure you don’t over water them and sprinkle some plant food on them once every couple of weeks. Soon enough, your windowsill garden will provide your wintery feeling house and kitchen with some muchneeded flavour and greenery. Make some DIY candles Head down to your local secondhand shop and pick up some teacups. Go online or to a craft shop, pick up some candle wax, wicks and your favourite scents (vanilla and orange blossom are good choices.) You could even add some candle dye to match your scent. You’ll need

something to wrap the wick around while you pour the wax, a pencil or iceblock stick will do the job. While the wax is melting, put your wick in the cup and wind the top round something until you can rest the pencil/iceblock stick on the cup’s rim. To melt the wax, boil some water in a large saucepan and find a bowl which sits comfortably on top (make sure the water doesn’t touch the bowl). Put your candle wax to the bowl, make sure you give it a few stirs so it all melts and once the wax has melted completely, add your scent and colour of choice, take it off the heat (use an ovenmitt or tea towel so you don’t burn yourself) and pour the wax into the teacup. Wait for the wax to set completely, and snip the wick just below the pencil/iceblock stick. Say how you feel… With a mug Grab a white mug and a Sharpie marker, write a message on the inside bottom of a cup (or on the side of it), put it on the oven, and turn the oven on to 175°C (make

sure to put the mug in BEFORE you turn on the oven, otherwise it will smash). “Cook” the mug for about 30 minutes, turn the oven off and open the door. Leave the

mug to cool in the oven (to prevent smashing). Once the mug is cool, pull it out. Make sure to hand-wash it (the Sharpie might come off in the dishwasher.)

Make sure to keep yourself and your family warm this winter. • Drafts can waste up to 30 per cent of your energy use so make sure all the cracks are sealed in your house, even something as simple as putting a towel in the crack between the bottom of your door and the floor

Put some bubble wrap on your windows, bubble side to the window and use some double-sided tape to sick it down. • Make sure to turn down your heat pump when you leave the house. • Stock up on some woollen blankets and hot water bottles. Perfect for taking the winter chill from your bones.

• If your floorboards are exposed, put a rug down. This will make it warmer for your feet and will stop cold air coming up.

• Check the insulation. Your roof insulation should be just above the roof beams and fill in any gaps.

• If you have a ceiling fan there’s usually a reverse mode. This will push all the warmer air down, making the room temperature more comfortable.

• If you have a fire, make sure the chimney is clean, check when it was last cleaned. The smoke will be able to escape easier, leaving more room for the heat. • Insulate your hot water tank and your pipes, this will help prevent your water pipes freezing.

• If you have a fire, make sure you’re burning dry, seasoned wood. Green wood doesn’t burn as well and creates more smoke. Wet wood cools the temperature of the fire down.
